- 1:35to be talking to Jason Martins, and he's going
- 1:37to step up, step us through pretty much what
- 1:39he did to create a property management company.
- 1:41So for those of us that have been thinking Hey,
- 1:44I think being my property manager would be really
- 1:47cool too. Number one, spend at least a week on
- 1:50the property before you make that decision. It
- 1:53made me know that I don't ever do property management,
- 1:56but having a property management company would
- 1:58be a little different, hopefully, fingers crossed.
- 2:02Oh no, I saw the look. But I'm going to let Jason
- 2:05introduce himself, give us a little bit about
- 2:07his background, and then we'll get going. Does
- 2:09that sound good? Sounds good to me. Awesome.
- 2:13So yeah, my name is Jason Martins. I'm a certified
- 2:17property manager. I was born and raised in Rhode
- 2:22Island and I now live in Florida, but my business
- 2:25primarily is still based in Rhode Island. And
- 2:28so I started, I always knew I wanted to be involved
- 2:33in real estate and I knew that real estate was
- 2:35gonna be my long -term game plan, retirement
- 2:38plan, the whole thing. So when we got married,
- 2:41my wife and I got a duplex. And that was like
- 2:44our first taste of it. Right. And I also joined
- 2:47the local we a group in Rhode Island. So at the
- 2:53time before once we got that, I was actually
- 2:56working part time, well, mostly full time at
- 2:59a radio station in Providence. And that just
- 3:02wasn't paying the bills. I got married. Wanted
- 3:04to have a family. So I said, oh, you know what?
- 3:05I want to get a full time job, a real job and
- 3:08something in. real estate. So I opened up the
- 3:11newspaper, which we used at that time. And there
- 3:13was an ad for property management position. So
- 3:16I applied and they hired me. And so now I'm in
- 3:20the game. Now I'm in real estate. And so I got
- 3:25all my accreditations and all that. And again,
- 3:27I was a member of the local RIA. And so over
- 3:30a period of time, other members of the RIA knew
- 3:32that I was a property manager and asked if I
- 3:34would manage their property. So I started doing
- 3:36that on the side. And once that started getting
- 3:40big enough, I eventually let the radio business,
- 3:46the radio side, go because the property managers
- 3:49had taken up too much of my time. And then it
- 3:51got to the point a few years ago where I had
- 3:55grown my property management business large enough
- 3:58that it was going to be taking up most of my
- 4:00time. So that's when I jumped in full time with
- 4:03the property management company. And here I am
- 4:06now. Awesome. So most of the people that I know
- 4:12that have been in the space a little bit are
- 4:14looking at creating the property management companies.
- 4:18A lot of the really big players have all that
- 4:20stuff in house. They have their property management
- 4:23company. They've got their investing arm part
- 4:26of the company that's like overseeing the asset.
- 4:28Some of them hire outside asset managers. So
- 4:31now they have an asset management team that's
- 4:33specifically looking at the different properties.
- 4:34And then a lot of them have construction companies
- 4:36too. So they've got like three arms that are
- 4:39taking care of all of their business. But I mean,
- 4:42we're not there yet. We've only got a couple
- 4:45of properties, but we have discussed potentially
- 4:49starting our own property management company.
- 4:51If someone was looking at that, what would be
- 4:53their first steps? Well, I think it's a great
- 4:58idea. And I recommend that to most people who
- 5:03are trying to really build up their multifamily
- 5:06portfolio is to just do it in house. You can
- 5:09really save a lot of money and you have a little
- 5:13more control over it. So the first steps, now
- 5:16remember I was doing a third party management,
- 5:18right? So I was managing for other people. I
- 5:21manage my own property as well, but I also managing
- 5:23for other people. So if you're talking about
- 5:27someone who wants to start a management company
- 5:29to manage their own portfolio, Well, believe
- 5:33me, it's a full -time job. And I've had people
- 5:36mention to me that they want to start a management
- 5:40company because they want passive income and
- 5:42whatnot. It's really not like that. It is a full
- 5:47-time job. It's a 24 -hour day job. So you really
- 5:50need to be dedicated to it. But you just have
- 5:53to have someone on your team who who has a background
- 5:57in property management. And I would also say
- 5:59is that I would get involved in the different
- 6:02property management organizations involved. So
- 6:05you can stay educated in it because believe me,
- 6:08it's not something that you should take lightly.
- 6:11It's a serious thing. You're really the lifeblood,
- 6:14the backbone of your business if you're doing
- 6:16property management. There are plenty of organizations
- 6:20out there that are related to property management.
- 6:23One I belong to is called IRM. It's the Institute
- 6:25of Real Estate Management. A little plug for
- 6:28them there. And I'm glad I did. There's so much
- 6:32education there. But that's a key part of it.
- 6:34You have to get familiar with different real
- 6:37professional upper level property management
- 6:40software programs. Familiarize yourself with
- 6:42those. Those are critical. And there's a lot
- 6:45of steps. You have to have a lot of vendors in
- 6:47your markets. uh maybe some leasing agents in
- 6:49those markets there's there's really multiple
- 6:53it's multi -layered uh part of the business you
- 6:56know bookkeepers things like that so uh it sounds
- 7:00simple like yeah i can manage it but there's
- 7:02really a lot to it well and i just think about
- 7:05um this past summer i call it the burning i spent
- 7:09a solid week and a half two weeks on property
- 7:14there were moments where I thought I might die,
- 7:16not actually, but it was really hard. Because
- 7:20you really, you come face to face with a lot
- 7:23of things that you wouldn't think about. There
- 7:26was a resident who had moved out that had been
- 7:30a hoarder. And I was arranging for the clean
- 7:35out on that. And I just remember how, I mean,
- 7:38it hurt my heart because it was like staring
- 7:41that issue that because I mean, it's a condition
- 7:45staring that condition in the face and seeing
- 7:47it in real life. And I was like, I will never
- 7:49say I live in a hoarder paradise because I've
- 7:51always joked around. We've got a lot of stuff
- 7:53in our house. There's six of us in this house.
- 7:55We've got a lot of stuff and I'll joke and say
- 7:57it's a hoarders paradise. I will never again
- 7:59say that after having seen that unit because
- 8:02I mean, it was like heartbreaking. I called Frank.
- 8:04I was like, oh my God, I'm losing it. And he's
- 8:09talking me off the ledge. He's like, how many
- 8:11years you've been in real estate like we've been
- 8:12in real estate 20 years he's like and you've
- 8:14never seen that i'm like no we encounter that
- 8:18a lot actually i shouldn't say a lot but we do
- 8:20encounter that quite a bit and it's but you know
- 8:23it's it's really not for everybody i'll be honest
- 8:25i tell that to a lot of people like property
- 8:27management isn't for everybody uh because you
- 8:30do see some things uh that will disturb you at
- 8:33times and it's hard to deal with people and you
- 8:35gotta remember some some of these people you're
- 8:38dealing with their lives. And you have to, you
- 8:42know, there's sometimes there's a balance that
- 8:43you have to be able to manage and maneuver to,
- 8:48because you're trying to help people, but you're
- 8:49also running a business. And you see a lot of
- 8:52things and do a lot of people have different
- 8:54issues. You're really sort of a psychologist.
- 8:56You have to sort of have to have that mentality.
- 9:00And I tell people all the time, it's not for
- 9:01everybody. But for those of us, you know, who
- 9:03do handle it well, I mean, it's really a a huge
- 9:07benefit to a multifamily team. Absolutely, if
- 9:11you can keep it in house, but it's certainly
- 9:13not for everybody. Well, and that was that particular
- 9:16unit was just one of the myriad of things that
- 9:19happened during that two week period. It was
- 9:20insane. But I also learned that when you have
- 9:26third party management, don't ever get involved
- 9:31in it. Don't find yourself breaking the chain
- 9:35of command. Because once you do that, you have
- 9:38opened yourself up to old. Cause you said it
- 9:43was a 24 hour job. Yeah, it is. Yeah. You know,
- 9:47I deal with that to call me. I was like, why
- 9:51is my phone blowing up? Yeah. Yeah. You know,
- 9:54it's interesting. I deal with that actually quite
- 9:56a bit with, especially when we inherit a building
- 9:59and the tenants are used to talking to the property
- 10:03owner. And sometimes they, they don't. go to
- 10:07us they go right to the property owner and then
- 10:08the property owner gets frustrated because well
- 10:10why did I hire a management company these people
- 10:12keep calling me so it takes time to get them
- 10:16out of that mindset of calling the property owner
- 10:19for everything so uh it's um you know so on the
- 10:24third party side yeah that that happens quite
- 10:26a bit actually we deal with it on a regular basis
- 10:28yeah we've actually been really fortunate um
- 10:31in our residential properties I don't believe
- 10:35we've ever not had third party management. And
- 10:39part of that comes from me and Jason grew up
- 10:41in families that had residential real estate.
- 10:44And I can remember being a very little girl,
- 10:47three years old, four years old. My grandma put
- 10:49us both in these little pigtails. They were like
- 10:50this long. Your grandma had short hair too. And
- 10:53I remember driving to the properties and my grandpa
- 10:55working in those properties. And it wasn't just
- 10:58one time. I mean, that's my most vivid memory
- 11:00is the pigtails, but we did it all the time.
- 11:03And my grandparents self -managed, and my grandfather
- 11:06was a, he was a fireman, but then he also knew
- 11:08how to do drywall. And so he did some repairs
- 11:11on his own, but he was, he was very, very skilled
- 11:14at drywall. And so he could do some of the work
- 11:16on his own. And then I remember the plumbers
- 11:18coming in and like, I remember all the work that
- 11:21they put into it and they would, I mean, they
- 11:23would go door to door the first of the month
- 11:25and collect rent. And I was like, I never, ever,
- 11:29ever going to do that. And after my grandmother
- 11:32passed away, my grandfather was still shuffling
- 11:34door to door at the first of the month. And I
- 11:36was like, grandpa, what the heck? We need to
- 11:38get you a property manager. And of course, the
- 11:40first property major company sucked. So we had
- 11:42to find a second one. But so he was like, I can't
- 11:45believe you got me a property manager. I'm like,
- 11:47grandpa, they're not all like this. And so we
- 11:49were able to find him someone that was really
- 11:51skilled at the job. But I just I can't imagine.
- 11:56And so in my mind, I've got this block of having
- 12:00a property management company is going to be
- 12:02like what my grandparents used to do. And it
- 12:04doesn't have to be that way. I really don't like
- 12:07that anymore. And again, I'm going to give you
- 12:10the point of reference. I'm 1 ,500 miles away
- 12:12from most of our property, and I manage our property
- 12:15management company from here. So it's really
- 12:18not like that. Most tenants now can pay online.
- 12:22They write work orders online. We can contact
- 12:27our vendors and our maintenance people right
- 12:30online, everything's done online. So it's actually
- 12:33a lot easier. And, you know, in a lot of ways,
- 12:39it's, it's so much more improved the tenant experience
- 12:44as well, right, because the tenant now knows
- 12:47if they jump on to their port, they can communicate
- 12:51with us right away and get a response and get
- 12:53action taken. Whereas back in the old days, you
- 12:56have to call the landlord if they didn't answer,
- 12:57what are you going to do, and things like that.
- 13:00So it's really the technology, which is the key
- 13:03to it nowadays, has really improved everything,
- 13:05like with the communication with everybody, owners,
- 13:09and the management team, and us with the tenants.
- 13:14So it's really different. And believe me, I used
- 13:17to go door -to -door, too. We don't do that anymore.
- 13:20And even with people who pay cash, we're like,
- 13:22nope. print with barcode on it. And we tell them,
- 13:26take this to CVS and give them the cash and they'll
- 13:29charge it right to your account. So it's so much
- 13:31better and so much easier, more efficient nowadays.
- 13:35Rents get collected on time more, everything.
- 13:38It's really so different than it used to be.
- 13:41That's why I tell people is you really can be
- 13:45doing this in -house. You really should consider
- 13:48it. Even for people who are still self -managing,
- 13:55like we have a program with our company to help
- 13:57people who still want to self -manage. It's just
- 14:00a more affordable way to operate your business,
- 14:03but still have a professional look and feel to
- 14:05it. So that's a program that we have in our company.
- 14:09But for people who are growing the multifamily
- 14:10business, it's so easy nowadays and that's why
- 14:15I recommend it to everybody.
