- 0:10Speaker 1: with Rock Realty online Rock Wisconsin dot com. That's Rock
- 0:14Speaker 1: Rock Wisconsin dot com. Tellph number six O eight six
- 0:19Speaker 1: seven three fifty four hundred. That's six seven three fifty
- 0:22Speaker 1: four hundred. Joined in studio this morning, we've got a guest.
- 0:24Speaker 1: We'll get to our guest and studio in just a moment,
- 0:26Speaker 1: but first of course, we've got mister Matt Hetman with
- 0:29Speaker 1: Rock real Team.
- 0:29Speaker 2: Matt, how you doing this morning? Doing great? Good morning,
- 0:32Speaker 2: Good to see it. Who do we have in studio
- 0:33Speaker 2: with us today? We have Billy Shippler.
- 0:35Speaker 3: He's an agent that's been with us for about five
- 0:38Speaker 3: years now and looking forward to everybody getting to know him.
- 0:40Speaker 2: Billy, great to see you, Welcome to the show.
- 0:42Speaker 4: Thank you, appreciate it.
- 0:43Speaker 2: It's good to have you along.
- 0:44Speaker 1: And we'll talk a little bit about your experience at
- 0:47Speaker 1: Rock Realty and a little bit about a little bit
- 0:49Speaker 1: about you. But before we get to that conversation, something
- 0:52Speaker 1: that's been very, very popular is the weekly featured listing,
- 0:56Speaker 1: and Matt, you always bring fantastic properties to talk of
- 1:00Speaker 1: out this week is no exception of house in McFarland
- 1:02Speaker 1: this week.
- 1:03Speaker 2: Yeah, our age.
- 1:04Speaker 3: It has been putting out a lot, a lot of
- 1:06Speaker 3: listings and getting a lot of them accepted offers on them,
- 1:09Speaker 3: and so this.
- 1:10Speaker 2: One, this one's a McFarland.
- 1:12Speaker 3: Hard to find anything under three hundred thousand dollars in McFarland.
- 1:15Speaker 3: So I thought listeners might like this forty seven zero
- 1:19Speaker 3: seven Burma Road in McFarland, and it's listed for two
- 1:23Speaker 3: eighty nine nine hundred. It's a condo, it's two bedrooms,
- 1:27Speaker 3: one and a half bath, it's got an attached single
- 1:31Speaker 3: car garage and even has some finished space in the basement.
- 1:36Speaker 2: Really Yeah.
- 1:38Speaker 3: The other thing nice about it is it's got some
- 1:41Speaker 3: lower level storage that's kind of an exclusive, not some
- 1:45Speaker 3: sort of a condo locker that you have to share
- 1:47Speaker 3: with other people, but it's kind of part of the
- 1:49Speaker 3: unit there. So, great location McFarland, obviously easy to get
- 1:54Speaker 3: to Madison, and a great price.
- 1:57Speaker 1: And it's pretty a pretty darn good price there, of course.
- 1:59Speaker 1: And you call Ashley this morning you want to set
- 2:02Speaker 1: up a viewing, all I got to do is call
- 2:03Speaker 1: Ashley nine two zero fifty. Let me start all over
- 2:06Speaker 1: with that nine two zero five five nine thirteen thirty four.
- 2:10Speaker 1: That's five to five nine thirteen thirty four in the
- 2:13Speaker 1: nine two zero area code. And I called it right
- 2:16Speaker 1: away when I, and I think probably a lot of
- 2:18Speaker 1: folks do this is right away you're looking at the
- 2:20Speaker 1: pictures and checking out what you can see.
- 2:23Speaker 2: And with that as we as.
- 2:26Speaker 1: I'm looking at this, at this condo, it's the from
- 2:29Speaker 1: the outside even, I mean, just beautiful, kind of like
- 2:32Speaker 1: guard I think that might actually describe in part of
- 2:35Speaker 1: about this home, kind of like a garden you kind
- 2:37Speaker 1: of feel as you walk into the entry where it's
- 2:39Speaker 1: it's very well tied in with its natural surroundings.
- 2:43Speaker 3: I think might be the Yeah, I would say so,
- 2:44Speaker 3: I mean, you can call it a garden style, but
- 2:46Speaker 3: it's kind of set alone in almost a ranch style layout,
- 2:50Speaker 3: surrounded by a lot of trees. Just does gives it
- 2:53Speaker 3: a very home home we feel, not necessarily a condo feel.
- 2:56Speaker 2: Are are like these townhouses condos? Those?
- 3:00Speaker 1: Are they more popular in Dane County in this area
- 3:03Speaker 1: than maybe other parts of the country because it seems
- 3:05Speaker 1: like we have a lot of really really nice developments
- 3:08Speaker 1: in that area.
- 3:08Speaker 3: Yeah, I would say in general, Dane County tends to
- 3:10Speaker 3: have more condos. I think you see more condos as
- 3:14Speaker 3: you get to more dense population where people are just
- 3:17Speaker 3: looking for affordable housing. You know, when you're out in
- 3:20Speaker 3: the suburbs, you're not going to see as many, you know,
- 3:22Speaker 3: when you're out Oregon and McFarland and such like that. McFarland,
- 3:26Speaker 3: you know, they've started to build some new ones right
- 3:28Speaker 3: off a whole shore road and such in the past
- 3:30Speaker 3: few years. So I think the suburbs of Madison are
- 3:33Speaker 3: starting to catch up a bit and get some more
- 3:35Speaker 3: condo projects in there because there's just a high demand
- 3:37Speaker 3: for trying to get some affordable living with you know,
- 3:39Speaker 3: the interest rates and the house prices where they are.
- 3:41Speaker 1: It's a real comfortable neighborhood too, kind of tucked away,
- 3:44Speaker 1: kind a little bit of a secret area as well,
- 3:46Speaker 1: So definitely want to check that out. It's mentioned we've
- 3:48Speaker 1: got a special guest in studio this morning from Rock Realty,
- 3:51Speaker 1: Billy Shippler. Billy, welcome to the program. Great to have
- 3:54Speaker 1: you along this morning. Let's talk a little bit about
- 3:57Speaker 1: your background. Have you always been in real estate or
- 4:00Speaker 1: or how did you kind of get into the get
- 4:02Speaker 1: into the business world.
- 4:04Speaker 4: No, actually I've got twenty two plus years of manufacturing
- 4:07Speaker 4: behind me.
- 4:08Speaker 1: Really yeah, what type I've got to ask?
- 4:12Speaker 4: I did majority of the years at a place called Gardeners,
- 4:16Speaker 4: disc Gardeners and Embrasos. We created or we made commercial
- 4:21Speaker 4: sized grinding wheels.
- 4:22Speaker 2: Oh wow, So what a change.
- 4:25Speaker 4: Yeah it was so I basically just you know, got
- 4:28Speaker 4: tired of the factory work and decided to pursue a
- 4:30Speaker 4: different career.
- 4:31Speaker 1: That's and that's it's great to have you and great
- 4:33Speaker 1: to hear that story. It's funny because I when I
- 4:35Speaker 1: was out of high school, I worked at a at
- 4:37Speaker 1: a warehouse and I got like, I cannot work indoors
- 4:41Speaker 1: like this, I can't be in it. And that's that's
- 4:43Speaker 1: really cool. So what a cool opportunity to be with
- 4:46Speaker 1: Rock Realty. What are what are some of the things
- 4:48Speaker 1: that before we get into kind of the day to
- 4:50Speaker 1: day life of a real estate agent personally, what hobbies?
- 4:53Speaker 2: What are some of the things you love doing?
- 4:55Speaker 4: Oh? I like I like going camping, cooking out, hanging
- 4:59Speaker 4: out with friends and family, things like that.
- 5:01Speaker 2: So, oh, that is really really cool.
- 5:03Speaker 1: As we as we talked this morning, let's talk then
- 5:06Speaker 1: about your career at Rock Realty And how long have
- 5:09Speaker 1: you been working with Matt. Let's talk a little bit
- 5:10Speaker 1: about your background there.
- 5:11Speaker 4: I've been with Rock and Royalty for about four going
- 5:14Speaker 4: on five years. Actually Mike Collins approached me. We had
- 5:20Speaker 4: it closing together and he kind of started filling in
- 5:23Speaker 4: with Rockyalty, and I wasn't exactly happy with where I
- 5:25Speaker 4: was at.
- 5:26Speaker 2: Before, so.
- 5:29Speaker 4: I made the move in June of I believe twenty nineteen,
- 5:33Speaker 4: excellent came over to Rock Realty.
- 5:34Speaker 2: What do you love most like?
- 5:35Speaker 1: When I know there's probably got to be a billion
- 5:38Speaker 1: different aspects to what it is that you get to
- 5:40Speaker 1: do each and every day, But what's kind of that
- 5:42Speaker 1: one thing that you know when you get up in
- 5:44Speaker 1: the morning. What do you look forward to most about
- 5:46Speaker 1: working with Rock Realty?
- 5:48Speaker 4: I do like that the broker just growing, and that
- 5:51Speaker 4: all the agents are more than willing to help you
- 5:53Speaker 4: out if you need the help. They're all very knowledgeable
- 5:56Speaker 4: and friendly, you know so, and then obviously Rock Realty
- 6:02Speaker 4: provides a bunch of different opportunities to succeed, whether you're
- 6:08Speaker 4: experienced or a new.
- 6:09Speaker 1: Agent's that's interesting too, Matt is to bring you in
- 6:12Speaker 1: as we're talking with Billy Shipler with Rock Realty as well.
- 6:16Speaker 1: That team approach is I know that people would I
- 6:19Speaker 1: would encourage people to head on over to Rock Wisconsin
- 6:22Speaker 1: dot com not only to check out the listings, but
- 6:25Speaker 1: what a team of folks you have put together at
- 6:28Speaker 1: Rock Really how many agents do you guys have at
- 6:30Speaker 1: Rock Realty.
- 6:31Speaker 3: Yeah, I think we're sitting around thirty seven or thirty
- 6:33Speaker 3: eight at the moment.
- 6:34Speaker 2: Yeah, I think that.
- 6:36Speaker 3: You know, we had decided to set up the brokers
- 6:40Speaker 3: so that the agents had training, opportunity and support. You know,
- 6:44Speaker 3: there's a lot of firms that you can get one
- 6:46Speaker 3: or two, but it's very rare.
- 6:47Speaker 1: That you get all three.
- 6:49Speaker 3: And we try to make sure that our agents are
- 6:51Speaker 3: not only trained and have the support by you know,
- 6:53Speaker 3: being able to ask questions and getting answers immediately, but
- 6:56Speaker 3: also have opportunities. So, you know, we have a lot
- 6:59Speaker 3: of a lot of buyer leads seller leads going out
- 7:01Speaker 3: to our agents to help make them successful. As long
- 7:04Speaker 3: as they're working hard, they can they can find success
- 7:06Speaker 3: in the business.
- 7:07Speaker 1: Do you see a lot of a lot of the
- 7:08Speaker 1: agents kind of working together as far as not just
- 7:11Speaker 1: a buyer seller, but maybe listing agents saying Hey, here's
- 7:14Speaker 1: something that I've that I've observed, Like you think about
- 7:17Speaker 1: kind of that institutional knowledge of of you know, all
- 7:20Speaker 1: of us have our own experiences, even those and you
- 7:22Speaker 1: know we all have let's say, all work in the
- 7:24Speaker 1: same career, all work in real estate. There are certain
- 7:27Speaker 1: things that that people possess that others may not. Having
- 7:30Speaker 1: that that opportunity not just to gain the knowledge, but
- 7:33Speaker 1: having a team around you to share the knowledge with
- 7:35Speaker 1: and also receive some of the knowledge. It's got to
- 7:38Speaker 1: be a huge benefit for your agents and of course
- 7:40Speaker 1: ultimately for your sellers and buyers that having that institutional
- 7:45Speaker 1: knowledge around them.
- 7:45Speaker 2: Oh absolutely.
- 7:46Speaker 3: And you know, as a new agent, the biggest thing
- 7:48Speaker 3: is just to have the confidence that you're proceeding in
- 7:51Speaker 3: the right manner, right, but not to be afraid to
- 7:53Speaker 3: take that step right. So if you have a group
- 7:55Speaker 3: of people there where you can bounce questions off of,
- 7:57Speaker 3: you can say, hey, you know, here's what I always
- 7:59Speaker 3: thinking for a list price, what are your guys' opinion? Hey,
- 8:02Speaker 3: I'm in a situation where a home inspection, what are
- 8:04Speaker 3: your what are your guys' thoughts?
- 8:05Speaker 2: It's great.
- 8:06Speaker 3: And then on top of that to have the backing
- 8:08Speaker 3: of people that would you know, show up and take
- 8:11Speaker 3: care of a showing for you if you have a
- 8:12Speaker 3: last minute emergency. It's a it's a big deal. You know.
- 8:15Speaker 1: We were going to talk with with Billy this morning
- 8:17Speaker 1: as well about about a recent listing and you already
- 8:20Speaker 1: got an offer.
- 8:20Speaker 2: That one's that one's that one's going to thing.
- 8:23Speaker 1: And I've got to ask you, as we talked this
- 8:25Speaker 1: morning with Billy Shippler with with Rock Realty, Billy, I've
- 8:27Speaker 1: got to ask you, that's got to be a big
- 8:30Speaker 1: deal for you. It's getting the chance to help people
- 8:33Speaker 1: sell homes buy homes, and like especially I think of
- 8:36Speaker 1: like like younger couples, people just starting a family, like
- 8:39Speaker 1: really getting into their you know, getting into starting their lives.
- 8:43Speaker 1: Having that opportunity to work with them and know that
- 8:45Speaker 1: you've really had such a profound impact on their life
- 8:49Speaker 1: going forward by your hard work.
- 8:52Speaker 4: Yeah. I definitely like helping first time home buyers, especially
- 8:57Speaker 4: like going through the process ed you kate in them
- 9:00Speaker 4: about the process, helping them through some of the I
- 9:04Speaker 4: like calling speed bumps that might arise through a real
- 9:06Speaker 4: estate transaction and then obviously making it to the closing
- 9:10Speaker 4: table and seeing their excitement and smiles with me hand
- 9:13Speaker 4: them the keys over, you know, after signing one hundred
- 9:16Speaker 4: and fifty pages of documents.
- 9:19Speaker 2: But I always I.
- 9:21Speaker 1: Remember when we bought our house and they and at
- 9:23Speaker 1: the at the title company, they come out, they bring
- 9:27Speaker 1: you like this whole thing of pens, and you're like,
- 9:30Speaker 1: why do I need multiple pens? And you quickly realize
- 9:33Speaker 1: you may go through a couple.
- 9:35Speaker 3: I tell everybody to you know, obviously there's a lot
- 9:38Speaker 3: more pages involved when you're you're a mortgage lenders involved, right, Yeah,
- 9:41Speaker 3: well yeah, I tell everybody to hydrate and stretch out
- 9:43Speaker 3: their fingers. You know, you don't want to cramp up
- 9:45Speaker 3: during this process.
- 9:46Speaker 1: So talking this morning with Matt Hyman and Billy Shippler
- 9:49Speaker 1: of Rock Realty Online Rock Wisconsin dot com that's r
- 9:53Speaker 1: O c K Wisconsin dot com. Tell forh number six
- 9:56Speaker 1: to eight six seven three fifty four hundred. That's six
- 9:59Speaker 1: seven three four hundred Billy. It was we talked about,
- 10:02Speaker 1: you know, some of the great experiences helping folks get
- 10:04Speaker 1: into get into homes. There are obviously challenges along the
- 10:07Speaker 1: way as well. Anything that you've that you're like, oh
- 10:09Speaker 1: my goodness, like a challenge you've run into that that
- 10:12Speaker 1: you're like, I I obviously learned a lot, but while
- 10:15Speaker 1: it was an amazing, amazing process to kind of get
- 10:18Speaker 1: through that.
- 10:19Speaker 4: Yeah, I think one of the biggest challenges is a
- 10:22Speaker 4: home inspection. You know, you've got good home inspectors and
- 10:28Speaker 4: sadly they say there's some bad home inspectors, you know,
- 10:31Speaker 4: but one of the biggest challenges is the minute the
- 10:33Speaker 4: home inspector mentions like foundation issues, you know, are a
- 10:37Speaker 4: bad roof, you know, and then you gotta get specialists
- 10:40Speaker 4: in that field to come in and let them know,
- 10:42Speaker 4: you know, really it's not that big of a deal,
- 10:45Speaker 4: or or yeah, we're gonna you might have issues coming
- 10:47Speaker 4: down the road.
- 10:48Speaker 1: Do you know working with like, for example, home inspectors,
- 10:51Speaker 1: is that something as let's say I'm a perspective buyer.
- 10:55Speaker 1: Would I choose them or would the seller or who
- 10:57Speaker 1: kind of picks that that is that the mortgage company
- 11:00Speaker 1: saying hey, we want we want this company to do it,
- 11:03Speaker 1: or how does that typically work?
- 11:04Speaker 4: Yeah, So a lot of times my buyers I ask,
- 11:06Speaker 4: you know, do you know any home inspectors? So I
- 11:08Speaker 4: do have a list of preferred home inspectors that that
- 11:11Speaker 4: I give my buyers, but obviously I also tell them
- 11:15Speaker 4: to do their due diligence. You don't look at the
- 11:17Speaker 4: reviews online. If you don't really like any of them
- 11:20Speaker 4: that I'm given you, then feel free to look on
- 11:22Speaker 4: the internet and pick one of your own.
- 11:24Speaker 1: There are some amazing tools online as we speak this
- 11:26Speaker 1: morning with Billy and Matt. Of course, they come to
- 11:29Speaker 1: us from Rockrealty. Speaking of being online and great tools,
- 11:31Speaker 1: Rock Wisconsin dot com. If you haven't checked that out,
- 11:34Speaker 1: Rock Wisconsin dot com. Some of the tools on there,
- 11:36Speaker 1: you can narrow it down your search what you're looking for,
- 11:39Speaker 1: by area, price, all that great stuff is a fantastic website.
- 11:42Speaker 1: I've mentioned in the past about just having fun. Is
- 11:45Speaker 1: get done with the show in the morning, I need
- 11:47Speaker 1: a little mental break. I'll kind of just start scrolling
- 11:49Speaker 1: through some of the homes. Definitely do that today Rock
- 11:51Speaker 1: Wisconsin dot Com. Delph whatever six soh eight six seven
- 11:54Speaker 1: three fifty four hundred. That's six seven three fifty four hundred.
- 11:57Speaker 1: Well contindue our conversation with Matt Billy we will do
- 11:59Speaker 1: that next has asked the experts with Rockrealty. Continues right
- 12:03Speaker 1: here on thirteen ten wuiby right A forty nine thirteen
- 12:16Speaker 1: ten WIBA and ask the experts with Rockrealty hanging out
- 12:20Speaker 1: in studio this morning with Matt Heyman and Billy Shipler
- 12:23Speaker 1: of Rockreilty the website Rockwisconsin dot com. That's RCK Wisconsin
- 12:28Speaker 1: dot com. They're tell for number six O eight six
- 12:30Speaker 1: seven three fifty four hundred. That's sixty seven three.
- 12:33Speaker 2: Fifty four hundred.
- 12:34Speaker 1: We'll talk a little bit about our featured listening more
- 12:35Speaker 1: details on that in just a moment, and continue our
- 12:37Speaker 1: conversation as well with Billy.
- 12:38Speaker 2: But first talk before the break about things being on
- 12:42Speaker 2: the computers.
- 12:42Speaker 1: And this makes me sound old because for most young people,
- 12:46Speaker 1: they're saying, I know what a computer is, but I
- 12:49Speaker 1: use a different kind of computer my phone, and apps
- 12:51Speaker 1: are where it's at.
- 12:53Speaker 2: I did not know this. Matt, you have an app?
- 12:55Speaker 2: Yes for that, we do.
- 12:56Speaker 3: Yeah. So as you know, some of the major sites
- 13:00Speaker 3: like a Zillo and reeltor have an app that you
- 13:02Speaker 3: can download on your phone. Well, we developed one too,
- 13:04Speaker 3: had one developed that most people are saying is easier
- 13:07Speaker 3: to search and easier to use than both those main sites.
- 13:10Speaker 3: So we're pretty excited about it. It allows you to
- 13:13Speaker 3: set up your own custom home searches allows you to
- 13:17Speaker 3: you know, kind of circle a map area and you know,
- 13:20Speaker 3: find all the listings that are in there. And the
- 13:21Speaker 3: most important thing is immediately when a new listing comes
- 13:25Speaker 3: on the market, you get a push notification. Really, so
- 13:27Speaker 3: if you got your save search set up just right,
- 13:30Speaker 3: you'll be maybe one of the first people through the door.
- 13:33Speaker 1: Oh that's fantastic. And just MLS dot rocks, slash app.
- 13:37Speaker 3: Yep, MLS dot r o c k S slash app.
- 13:42Speaker 1: So got to give me a little hard time because
- 13:45Speaker 1: again back to old man, I'm typing and typing and
- 13:50Speaker 1: so it's MLS dot Rocks slash app and apps are powerful.
- 13:55Speaker 1: Apps are convenient at the end of the day though,
- 13:57Speaker 1: I think for a lot of folks it's a great,
- 13:58Speaker 1: a phenomenal tool to find things. When it comes to
- 14:02Speaker 1: some of the paperwork kind of things, you really want
- 14:03Speaker 1: to be working with a human on that. And that's
- 14:05Speaker 1: one of these areas where we talk with Billy. So
- 14:07Speaker 1: they people get a chance to to you know, they've
- 14:10Speaker 1: got these great tools and say, hey, Billy, I love
- 14:12Speaker 1: this house I just saw on the app A little
- 14:13Speaker 1: got a little alert. Can you show me can you do?
- 14:16Speaker 1: This type of thing is having that bridge between the
- 14:20Speaker 1: very powerful, fantastic tools of the apps and the website
- 14:23Speaker 1: and actually then having that bridge to a person that
- 14:25Speaker 1: can actually help navigate for a lot of folks, I've
- 14:28Speaker 1: got to guess that that is a really really good
- 14:30Speaker 1: experience and to have both the power and the professional
- 14:34Speaker 1: to kind of walk and work through those kind of
- 14:36Speaker 1: things for you. When you when you're meeting with people,
- 14:38Speaker 1: are they often coming to you initially saying I saw
- 14:40Speaker 1: this online, I saw this on the app. Or is
- 14:42Speaker 1: it people calling up and saying, hey, I drove by
- 14:44Speaker 1: a house or where are you kind of finding people
- 14:47Speaker 1: or where are people kind of making that initial connection.
- 14:49Speaker 4: Yeah, a lot of the initial connection does come from
- 14:52Speaker 4: you know, online apps, whether it's through realtor dot Com, zillow.
- 14:56Speaker 4: And then you know, once we get connected with them,
- 14:59Speaker 4: we try to find id out what's important to them
- 15:01Speaker 4: in a home, you know, and we set up a
- 15:04Speaker 4: search for them. A lot of times, you know, I'll
- 15:06Speaker 4: try to get them into the house that they initially
- 15:09Speaker 4: contacted us through and then have a further and deeper
- 15:12Speaker 4: discussion with them at that property and what they're looking for.
- 15:15Speaker 1: Does that does it help having like a property in mind,
- 15:18Speaker 1: or let's just say, somebody, I think I just as
- 15:20Speaker 1: you were mentioning that, like, let's just say, I'm like,
- 15:22Speaker 1: I haven't found a specific house yet, but here's kind
- 15:25Speaker 1: of what I'm looking for.
- 15:27Speaker 2: Does that is that helpful as well? Or does having
- 15:29Speaker 2: like a.
- 15:30Speaker 1: House that's out there saying this is the one that
- 15:32Speaker 1: we really like and or does either way kind of
- 15:34Speaker 1: work for you as far as kind of starting that
- 15:36Speaker 1: putting together those those houses you want to show them.
- 15:40Speaker 4: Yeah, either way it really works. I've found that one
- 15:43Speaker 4: of the most important things is when an individual's looking
- 15:47Speaker 4: for a home is just get them into the homes.
- 15:49Speaker 4: You know, as they're walking through more and more homes,
- 15:52Speaker 4: they kind of realize, you know, what they're actually looking
- 15:54Speaker 4: for and what or I should say, what's important to
- 15:57Speaker 4: them and what's not really that important to them, So
- 15:59Speaker 4: their needs and once, you know, can change. Once we'd
- 16:02Speaker 4: start going through these homes.
- 16:03Speaker 1: You have people that are that originally coming to say
- 16:05Speaker 1: we're looking for a ranch and ended up getting like
- 16:07Speaker 1: a two story Yeah.
- 16:09Speaker 4: Quite often actually, Yeah, I mean I've had a lot
- 16:12Speaker 4: of buyers, you know, we end up closing on a
- 16:14Speaker 4: home that it does not even fit their original parameters.
- 16:17Speaker 4: So it happens quite often.
- 16:19Speaker 1: And how much is that from you knowing kind of
- 16:22Speaker 1: as you're talking with these people, knowing, Okay, this this
- 16:25Speaker 1: may be something actually, and maybe I'm watching too many
- 16:28Speaker 1: shows on TV where they're like they're they're like, this
- 16:31Speaker 1: may not be exactly what you're looking for, but I
- 16:34Speaker 1: think you really want to see this home. How much
- 16:36Speaker 1: of that that comes from your experience of saying even
- 16:38Speaker 1: though they're saying I'm looking for a ranch, you knowing that, hey,
- 16:42Speaker 1: you know what, we've got a great, great multi level here,
- 16:44Speaker 1: that that may actually be something that fits this family better.
- 16:47Speaker 4: Yeah, for sure. You know you kind of try to
- 16:50Speaker 4: figure out, you know, the family aspects. You know, you
- 16:52Speaker 4: know how many kids they have, even pets could kind
- 16:56Speaker 4: of get involved with the decision making, you know, on
- 16:58Speaker 4: the size of the yard, you know, layouts of the
- 17:01Speaker 4: homes and stuff like that. So yeah, you know, you
- 17:03Speaker 4: try to use your knowledge and get them into the
- 17:05Speaker 4: homes that you feel fit their needs, you know, as
- 17:08Speaker 4: good as you can get.
- 17:09Speaker 1: Basically, I know, when I was looking at a looking
- 17:12Speaker 1: for buying a house, something that was low on my
- 17:15Speaker 1: priority was a garage. I just needed a place to
- 17:18Speaker 1: park a car. And now that I have that house,
- 17:21Speaker 1: I'm going I should have looked for more.
- 17:23Speaker 2: Never there's never a big enough app. Never take note
- 17:28Speaker 2: on that as well.
- 17:29Speaker 1: Yeah, those things talk this morning with Matt Heyman and

- 18:26Speaker 1: that off, but it's a really really cool area. And
- 18:29Speaker 1: this is a really really nice, nice condo for the

- 19:04Speaker 1: this week and just kind of looking towards seasonally, I know,
- 19:08Speaker 1: the pictures for the house in McFarland beautiful, kind of
- 19:11Speaker 1: a fall like picture. Folks that are that are looking
- 19:15Speaker 1: to I think, I don't want to say it's just buyers,
- 19:18Speaker 1: but if you are looking to buy, it's a really
- 19:20Speaker 1: good time right now. I know a lot of times
- 19:22Speaker 1: people think spraying or beating the school year fall into
- 19:25Speaker 1: winter can be there's some great advantages to looking to
- 19:28Speaker 1: buy a home right now.
- 19:29Speaker 3: I totally agree. I think right now. I think the
- 19:31Speaker 3: last stats I was looking at was that there's about
- 19:34Speaker 3: twenty five percent less buyers this year than this time
- 19:38Speaker 3: of year than in the summer. And you're getting some
- 19:41Speaker 3: price drops on listing, so you can have less competition.
- 19:44Speaker 3: You can get in here before the winter. Nobody wants
- 19:47Speaker 3: to move in the winter, so no.
- 19:49Speaker 2: It's a great time.

- 19:53Speaker 3: good idea to get a nice some nice professional xterior
- 19:55Speaker 3: photos now before the snowfalls, and if you list in
- 19:59Speaker 3: the winter, then you can show them what it's going
- 20:00Speaker 3: to look like with green grass.
- 20:01Speaker 1: Do you get folks that are saying, we're not you know,
- 20:03Speaker 1: our plan is to sell springtime, but we want to
- 20:05Speaker 1: maybe get things ready or maybe early in the new
- 20:08Speaker 1: year when there may be snow.
- 20:09Speaker 2: And things are kind of brown and dime.
- 20:13Speaker 1: Do you get people that are saying, we want to
- 20:14Speaker 1: we're looking early next year the list can you guys,
- 20:16Speaker 1: get out here today to earth this week to well.

- 20:21Speaker 3: want to listen in spring, we're gonna be working on
- 20:23Speaker 3: the house. And you know, we can sometimes suggest, hey,
- 20:25Speaker 3: why don't we take some extra your photos now so
- 20:28Speaker 3: that they can see what it looks like. And then
- 20:30Speaker 3: once you're once you're ready in the spring, just in
- 20:31Speaker 3: case it's brown grass still, yes, it'll.
