Latest / Connor with Honor: AI, Real Estate and Real Life / Is the San Fernando Valley Selling Faster Than Santa Clarita?
Transcript
- 0:00SPEAKER_00: Here's a number that's going to surprise most homeowners watching this.
- 0:03SPEAKER_00: So right now in Santa Clarita, the North San Fernando Valley combined, we have less than 1.2 months of housing inventory on the market.
- 0:10SPEAKER_00: Less than 1.2 months.
- 0:12SPEAKER_00: A healthy, balanced housing market is between four and six months of inventory.
- 0:16SPEAKER_00: We're about one-fifth of that.
- 0:18SPEAKER_00: So if you own a home in Valencia, Stevenson Ranch, Porter Ranch, Granada Hills, Saugus Canyon Country, or any of the neighborhoods I cover, you're sitting on one of the tightest sellers market we've seen in years.
- 0:28SPEAKER_00: And most homeowners don't have any idea.
- 0:30SPEAKER_00: I'm Connor McGyver, 27 years licensed in California Real Estate DRE number 01238257.
- 0:36SPEAKER_00: I'm a founder of Sellers Only Agent Flat Fee Listing Model, built specifically from homeowners homers who want their houses, that's easier for you to say, sold at a flat, fair, fixed fee.
- 0:47SPEAKER_00: Now, starting this Friday, 8 a.m.
- 0:49SPEAKER_00: Pacific, I'm going to go live every single morning on YouTube.
- 0:54SPEAKER_00: And I want to tell you exactly what you're going to get out of it and why this show didn't exist anywhere until now.
- 1:01SPEAKER_00: Now let me give you a real picture of what's happening right now, if I can get this thing moving.
- 1:05SPEAKER_00: In the last seven days alone, between Santa Clarita Valley and the seven cities I cover in the north, San Fernando Valley, 304 properties moved.
- 1:14SPEAKER_00: So that means they listed, sold, went into contract, or got pulled off the market.
- 1:19SPEAKER_00: 82 of those properties closed.
- 1:21SPEAKER_00: Real homeowners, real money, real exits, and a lot of them are leaving.
- 1:26SPEAKER_00: 53 of those closed homes were in the Santa Clarita Valley.
- 1:30SPEAKER_00: Median sold price was$812,500.
- 1:33SPEAKER_00: Median days on market was$22,000.
- 1:36SPEAKER_00: So$29 closed in the San Fernando Valley, median sold at$990,000, median days on market$13.
- 1:42SPEAKER_00: So that's a nine-day difference between two markets.
- 1:45SPEAKER_00: Same buyers, same lenders, same interest rates, but the San Fernando Valley market is moving about twice as fast as the Santa Clarita Valley right now.
- 1:54SPEAKER_00: Why?
- 1:55SPEAKER_00: Well, that's exactly the kind of question I'm going to be answering on the show every morning because the why matters more than the number.
- 2:02SPEAKER_00: The number tells you what happened, but the why tells you what to do.
- 2:06SPEAKER_00: So here's the other side of the data, which most agents, of course, don't want to talk about.
- 2:12SPEAKER_00: 38 listings failed in those same seven days.
- 2:15SPEAKER_00: They canceled, expired, withdrawn, put on hold.
- 2:18SPEAKER_00: Real sellers who put their house on the market and didn't get to the finish line.
- 2:22SPEAKER_00: And the failure rate is not the same in both markets.
- 2:25SPEAKER_00: SCV failed at 15%.
- 2:28SPEAKER_00: San Fernando Valley failed at 20%.
- 2:31SPEAKER_00: So a San Fernando Valley seller right now has a one in five chance of their listing going dark in the first 90 days.
- 2:37SPEAKER_00: That's the number that should scare you if you're thinking about listing your house.
- 2:40SPEAKER_00: And that's the number nobody's telling you because most agents are pitching you.
- 2:44SPEAKER_00: They want the listing.
- 2:46SPEAKER_00: They're not going to walk into your kitchen and say, you know, there's a one in five chance I'm not going to be able to sell the house for you, at least at the price you want.
- 2:54SPEAKER_00: I'm going to say it on the show every morning because, well, you deserve to know.
- 2:59SPEAKER_00: Here's what the show is.
- 3:00SPEAKER_00: Every morning, 8 a.m.
- 3:02SPEAKER_00: Pacific Standard Time, I go live on YouTube.
- 3:04SPEAKER_00: The handle is at sellers only agent.
- 3:08SPEAKER_00: I pull the CRMLS data.
- 3:10SPEAKER_00: I show you what listed in the last 24 hours, what sold in the last seven days, what failed in the last seven days, broken down by city, and beyond city by neighborhood.
- 3:20SPEAKER_00: So we have Five Knolls, Plum Canyon, Skyline Ranch, Tesoro de Valle, Boket Canyon, the specific community you live in.
- 3:28SPEAKER_00: Then I tell you what that data means.
- 3:30SPEAKER_00: Not just the market is hot or the market's slow or open and airy and all that horseshit, but specifically what it means if you're thinking about selling in the next 12 months.
- 3:40SPEAKER_00: Then I tell you what to do.
- 3:41SPEAKER_00: Small things, big things, the things that separate the sellers who close in 22 days from the sellers whose listings die after 90.
- 3:50SPEAKER_00: Then we go into the live QA.
- 3:52SPEAKER_00: You drop your question in chat.
- 3:53SPEAKER_00: I answer it on the air.
- 3:54SPEAKER_00: Real time, no script, 27 years of experience answering you live.
- 3:59SPEAKER_00: Three things this show is not.
- 4:02SPEAKER_00: It's not a listing tour show.
- 4:04SPEAKER_00: I'm not parading homes past you.
- 4:06SPEAKER_00: I'm not showing you my latest sellers listing, although it's probably spectacular.
- 4:11SPEAKER_00: It's not an agent self-promotional tour.
- 4:14SPEAKER_00: I don't read my closings off a list, and it's not for buyers.
- 4:17SPEAKER_00: I'll repeat this.
- 4:18SPEAKER_00: This show is for sellers.
- 4:19SPEAKER_00: If you're a buyer, I run a referral network.
- 4:21SPEAKER_00: I love to connect with you and the right agent, all that other happy stuff, but I work with sellers only, period.
- 4:27SPEAKER_00: But this is a live show built for homeowners thinking about selling.
- 4:31SPEAKER_00: If you own a home in Santa Clarita Valley or the North San Fernando Valley, and you have even thought about listing in 2026, hit subscribe right now, hit the bell, set the notification.
- 4:43SPEAKER_00: Friday morning, 8 a.m.
- 4:45SPEAKER_00: specific is day one.
- 4:47SPEAKER_00: That's the 29th of May, 2026.
- 4:51SPEAKER_00: I'll see you there live.
- 4:52SPEAKER_00: Thanks for watching and stay safe.
