- 0:56You're already taking the first step. just by
- 0:59joining us here today. You said you bought a
- 1:0351, right? Holy moly. Yeah, 1951 builds. Yeah,
- 1:07that was not fun. I won't do that again. The
- 1:12oldest one in my portfolio now is 82. We have
- 1:17a 62 and it's, yeah. Not far off from the 51.
- 1:25Asbestos pipes, lead -based paint. But it's,
- 1:34but again, plumbing. If you're not setting aside
- 1:39enough for plumbing, it's, it's one of those
- 1:42things that it's going to happen. It is not an
- 1:45if, it is definitely a when. So budget accordingly.
- 1:49Yeah. Yeah. And be prepared. Yeah. You know,
- 1:54and I think to maybe go to the next topic here,
- 1:57I know you had said that people are interested
- 1:59in like raising capital. You know, good segue,
- 2:01I think is like, if you, You've raised capital,
- 2:05you've given investors specific returns. If you're
- 2:09short and you got to go to a capital call, you
- 2:12just diluted your investors and therefore diluted
- 2:15their returns. And doing stuff like that makes
- 2:20it tougher to raise capital in the future, right?
- 2:24Because if investors aren't getting the returns
- 2:27they expected, because they're trusting you,
- 2:29right? the deal and the location sure have a
- 2:34thing to do about at the end of the day, it's
- 2:36a hundred percent about you and the operator,
- 2:39you know? So you got to make sure that those
- 2:42numbers are right, because if you don't do it
- 2:44right, then you have to do a capital call, you
- 2:49know, like we've heard, I won't mention any names,
- 2:53but like even some of the best and the best in
- 2:56the business that are having to do capital calls.
- 2:58And it's like, what? That guy's doing a capital
- 3:02call? I never thought in a million years. Again,
- 3:04they're human, but stuff comes up. You just got
- 3:08to do your best. You can't foresee the future.
- 3:16You can do your best to plan for it, but you
- 3:20just don't know what's going to happen. I don't
- 3:21think anybody could have foretold the current
- 3:26economic landscape. While I would like to believe
- 3:31that we're starting to turn around, I want to
- 3:34believe that. That would make me very, very happy.
- 3:36It kind of feels like we're starting to turn
- 3:38around. But could it double dip? Absolutely.
- 3:43Could something else come that just bombards?
- 3:47100%. You just never know. And so being overly
- 3:53cautious is probably the smartest thing to do.
- 3:58I think that in the haste of wanting to get the
- 4:02deal, people will put some of the caution to
- 4:05the side and you have to make sure that you still
- 4:10keep that overabundance of caution. It may be
- 4:12that three, 300 deals don't pencil because you're
- 4:16overcautious, but then that 301 does. And it
- 4:20is like, it's your, it's your money bag. Like
- 4:24it's insane. But having that overabundance of
- 4:27caution, I believe, is a very good thing. But
- 4:30you have to be prepared for the famine that's
- 4:32going to be sitting there while you're waiting
- 4:34for that deal to pencil. Yeah. Because you don't
- 4:38want to wind up in a situation where you lose
- 4:40a property or you lose your investor's trust
- 4:42because trust is a very tricky thing to get back.
- 4:47Yep. Yep. And, you know, that's... like one of
- 4:51the biggest things that I've learned as far as
- 4:53like raising capital is like trust goes right
- 4:57along hand in hand with your reputation. Right.
- 5:02So like, I'm in a, I'm a part of a capital raising
- 5:05community right now called fundraise capital.
- 5:08It's with the, his name's Ryan Miller. He's done
- 5:10like, he's got a couple of nine figure funds.
- 5:15And like the, he has like three R's like with
- 5:18capital raising. And it's relationships, reputation,
- 5:23and results, right? Like an investor is going
- 5:26to kind of judge you on all three of those. And
- 5:30so like, especially, you know, trust has a lot
- 5:35to do with your reputation of how you've communicated,
- 5:38how you've dealt with investors in the past,
- 5:40you know, and, you know, most of the time they're
- 5:44not going to invest with you unless you have
- 5:46a good. you know, working, you know, relationship
- 5:48or a referral. Right. So it's, it's best for,
- 5:52you know, I think it's good advice for anybody,
- 5:55whether you're starting or, or, you know, you're
- 5:58seasoned, it's like this business is 1000 % a
- 6:02relationship game. And, you know, you need to
- 6:05start making those relationships today and make
- 6:08sure that they're strong. Even if you got to
- 6:10eat a little crow, you know, even if you got
- 6:13to have. as I call it fierce conversations because
- 6:18like I like that deal in Utah right we had to
- 6:23do a capital call because we didn't account for
- 6:26those million and a half in renovations luckily
- 6:29we had some we got a little extra from you know
- 6:32a bridge loan but like we still had to do like
- 6:35an eight hundred thousand dollar capital call
- 6:37you know and there was what four investors So
- 6:42we each had to bring a large chunk, you know,
- 6:46and I mean, that's a pretty scary conversation
- 6:51to have saying, you know, this is my, and again,
- 6:55like that was kind of my first deal as one of
- 6:59the operators or the GP saying, hey, we were
- 7:03way off, way off, you know, we're a year in.
- 7:07And, yeah, we could lose this property because
- 7:10if we remember, too, like we got hit double because
- 7:13interest rates jumped from 5 % to 10 .5%, right?
- 7:19We didn't have any rate caps. We didn't. It was
- 7:23variable, so it could go up to the moon. So,
- 7:26you know, there's a couple more places there
- 7:29that you can mitigate risk. And then at the end
- 7:32of the day, like things went sideways. we had
- 7:36conversations with our investors and we just
- 7:38had that fierce conversation. And then the result
- 7:42of that was when we sold it, we gave our investors
- 7:45a hundred percent return of capital. We didn't
- 7:48get in that three year period, there wasn't much
- 7:50of a return on capital because we had to do,
- 7:53we had to pause distributions as well. But I
- 7:56built so much trust and a reputation with this
- 8:01one investor, the biggest investor. That, you
- 8:04know, he rolled $800 ,000 from that Utah deal
- 8:06into my Montana deal that we bought four days
- 8:09after selling that Utah one. And, you know, we
- 8:13built so much trust with him that he's now invested,
- 8:17you know, a couple million with us. He's a part
- 8:22of my general, my GP team on the Texas deal we
- 8:24bought. And he's a part of my board of directors.
- 8:26And he's referred us over a million dollars,
- 8:28you know. So it's like you got to be willing
- 8:32to have those fierce conversations and build
- 8:35the reputation early. Just like I was telling
- 8:38you, Angel, one of the other GPs that's on this
- 8:42Texas deal, we brought him in to be a KP or a
- 8:46loan guarantor. I started the relationship with
- 8:49him a decade ago. And it's cool because I raised
- 8:55a $2 million check on our Texas deal. from somebody
- 8:59I started the relationship with eight years ago.
- 9:02And then I brought in a million dollar check
- 9:05for the same deal from a guy that I actually
- 9:07cold called when I got started in the business
- 9:11trying to buy his family's 20 plex. And I just,
- 9:14I'm pleasantly persistent the last, you know,
- 9:18however many years he's just like, Hey, what
- 9:20are you doing? I want to be a part of it. And
- 9:22he invested his family invested. you know, $1
- 9:26.1 million between three siblings after they
- 9:29sold another property. So it's like, I think
- 9:32the big thing here is you got to have vision.
- 9:35You got to see where you're going. Like even
- 9:38times in, you know, cause like those three years
- 9:41on that Utah property, like we were swinging,
- 9:44we were there at the property three to five days
- 9:46a week, swinging the hammer. I had no income
- 9:49coming in anywhere else. I was living off of
- 9:52credit cards. My marriage was in jeopardy and
- 9:56it was the toughest time of my life. But guess
- 10:01what? Like I did it, you know, had that integrity
- 10:06because I didn't want to lose any investor capital.
- 10:08So we showed up. So you got to have that willingness
- 10:10to get your hands dirty and take action yourself.
- 10:17And, you know, people will see that. And it's
- 10:20like, even though I didn't get paid anything
- 10:22on that deal, like it's paying immensely, you
- 10:27know, in the last 12 months. So it's like, you
- 10:30gotta be, it's, you know, if any of you have
- 10:32ever read the book, Chop Wood, Carry Water, it's
- 10:35gotta be for the love of the process and the
- 10:39person you're becoming in the process. Wow, yeah,
- 10:45I know it's, So I got some advice one time from
- 10:50someone that had been through it, had been a
- 10:55part of several properties that had been foreclosed
- 10:57on, had more properties that were starting to
- 11:02have problems and had properties that were still
- 11:04doing great too. Had caught some news. Like it
- 11:10was people knew. And he and I started talking.
- 11:16And he told me, he said, hey, tough love, you're
- 11:19going to do a capital call. And this is what
- 11:21I suggest you do. He's like, start calling your
- 11:24investors now before you're there. Start calling
- 11:28your investors now. One third of them will never
- 11:30invest with you again. One third of them, it's
- 11:33hit or miss. The other third of them are your
- 11:36investors for life. Yeah. And I always think
- 11:40back on that. Because number one, we don't want
- 11:44to have to do a capital call. So we poured our
- 11:46own money into the deal, but we don't have infinite
- 11:50pockets. Right. Eventually, if we can't hold
- 11:54this thing afloat until things turn around, we're
- 11:57going to have to reach out to someone. And that's
- 12:02what this person was telling me was that, you
- 12:03know, start reaching out now. You're not saying
- 12:06it's happening now, but start reaching out now.
- 12:09And those are conversations I haven't had yet.
- 12:12because they're scary and um gotta have that
- 12:15fierce conversation i'm not there yet right you
- 12:20got this but but you know what i'm saying like
- 12:25people look at others and they're like oh you've
- 12:26been doing this forever you must be you know
- 12:28you're so seasoned you can do this you can do
- 12:30that putting it all out there i don't have to
- 12:33make those calls i want to see if we can just
- 12:36float it to the turnaround what if we I can't,
- 12:39then I should have been making those calls, but
- 12:42I have a belief that we're going to be able to
- 12:43float it until it turns around. Maybe I shouldn't
- 12:47have that belief. Maybe I should make those,
- 12:48those hard phone calls and just be ready to be
- 12:51uncomfortable. Like what you were saying before,
- 12:52like, are you ready to be a little uncomfortable
- 12:54now for what's going to be in the future? But
- 12:59like really reality out there, I, I don't like
- 13:03making those calls either. Yeah. Yeah. They're
- 13:06not fun for anybody. But I think they'll pay,
- 13:10you know, leaps and bounds in the future. And,
- 13:13you know, the other thing is like my other partners
- 13:17on this other deal in Utah, like when we did
- 13:23our investor updates, it was largely like, you
- 13:26know, sunshine and rainbows, even though things
- 13:28were going sideways. And when we told the bad
- 13:32news, like I'm grateful that our investors were
- 13:36gracious with us because. in a way we were deceptive
- 13:41and they could have sued us and we could have
- 13:44lost our position in the property we could have
- 13:48lost it to a foreclosure bankruptcy you know
- 13:52but because we kept showing up to make it right
- 13:57at the property and yeah we were infusing our
- 14:00own capital into the deal as well um it the thing
- 14:06that i've learned is that like my standard going
- 14:09forward is with our investors is we will run
- 14:12out the bad news and walk out the good because
- 14:15like our partners our investors have their own
- 14:19experiences and their own knowledge and their
- 14:22own relationships that could save you you know
- 14:26you know and that's really what saved us on this
- 14:29deal is because uh one of our investors he's
- 14:33you know cfo of a bank And so he was really able
- 14:37to help us kind of turn around like the financials
- 14:39and whatnot to move forward. And, you know, that's
- 14:43why he's such a pivotal partner for us now is
- 14:46because he has an experience and an expertise
- 14:48that we don't have. You know, so be willing to
- 14:52have those fierce conversations and you may just
- 14:55find that they have the resources that you need
- 14:58to get out of the mess, you know. What I like
- 15:04to say is like, even though it can be scary,
- 15:07you know, what if, you know, I love saying like
- 15:11that, what if, and imagine for yourself, what
- 15:15if you were to state it in the positive for yourself,
- 15:18right? State it in the positive. So the negative,
- 15:23everybody kind of think like having those conversations
- 15:26is negative, right? Hey, John, just letting you
- 15:30know that. one two three boulevard you know this
- 15:35happened this happened this happened we need
- 15:37you to bring 50k you know the negative thoughts
- 15:41in our minds could be saying oh he's gonna hate
- 15:43me he's going to never invest with me he's gonna
- 15:47drag my name through the mud he's gonna post
- 15:49on social media maybe but what you know how do
- 15:54you flip that to the positive for yourself because
- 15:57like if you go to that into that conversation
- 15:58with the mindset of the positive Maybe John will
- 16:02say, hey, I really appreciate you communicating
- 16:05that with me. You know, that's it's actually
- 16:10a problem that I had to deal with on another
- 16:12property a decade ago. These are the things that
- 16:16we did and actually have this person that you
- 16:19could talk to for, you know, mezz financing or
- 16:22short term financing or whatever to get you through
- 16:25the hump. You know, I'm glad that you came to
- 16:28me when you did because we can resolve it quickly.
- 16:31You know, because I mean, that's a much better
- 16:33situation, right? So in our minds, we can play
- 16:39that scenario of, you know, the positive, the
- 16:42negative may happen, but at least you put it
- 16:46out there, right? And, you know, what if, and
- 16:51imagine if the positive happened for you because
- 16:54you went into that conversation with that state
- 16:56of mind. I really love that. I kind of talk about
- 17:01something similar when I say, you know, yes,
- 17:05people are afraid of failure, but they're afraid
- 17:08of success too, because they're just different
- 17:12sides of the same coin. So I should probably
- 17:16look at it as I can make those phone calls. And
- 17:18there's a few people I would start with that
- 17:20I think would be an easier conversation. Yeah.
- 17:23Those would be the people I would start with.
- 17:25There's three of them. I know who they are. I've
- 17:28thought about these things. Those would be the
- 17:31conversations I would start with. I absolutely
- 17:34know at least one of them would be trying to
- 17:37give me some advice on ideas to fix the issue
- 17:43because this person's probably already given
- 17:45me some advice on how to fix the situation. It
- 17:50is fear. It's the embarrassment because nobody
- 17:56wants to be seen as a failure yeah and when we
- 18:00have messed something up along the way all of
- 18:03a sudden we feel like a failure and we don't
- 18:04want the whole world to know um now i i talk
- 18:08openly about our problem property i've talked
- 18:10about all the things that have gone wrong with
- 18:12like i talk about it anybody that's come to my
- 18:14meetup on monday with marvelous mondays you know
- 18:16i just talk um because i talk when i'm happy
- 18:20i talk when i'm sad when i'm upset i just talk
- 18:22um and so they've heard it all And they've given
- 18:26lots of advice too, but it's this one particular
- 18:28part of getting someone ready for a future capital
- 18:34call that may or may not ever happen. But you
- 18:37just go ahead and have those conversations. I
- 18:38mean, I guess the positive thing is you discover
- 18:41very quickly who your lifetime investors are.
- 18:45Yeah. Figure out who that one third of your investors
- 18:48for life are going to be quickly. Yeah. Especially
- 18:51if it's. not a capital call that you're executing
- 18:54right away it's like a hey just so you know that's
- 18:58a that's a much easier conversation to have than
- 19:01hey i need you to wire 50k tomorrow or else we're
- 19:06losing it you know no i would wow i would hope
- 19:12that that we would all rally around one another
- 19:16and help each other out in a situation like that
- 19:19but that that goes back to the idea of this is
- 19:22a relationship business. Um, and those relationships
- 19:26are going to be able to pull you through. So,
- 19:28you know, I'm going to kind of end on that because
- 19:31I think that that's a really powerful place to
- 19:33end is this idea of maintaining trust and continuing
- 19:39to build a relationship, even in hard times.
- 19:42Um, because this relationships are what are going
- 19:46to sustain us in this business. And thank you
- 19:51for being here. Yeah, of course. Thanks for having
- 19:54me on. Absolutely. This is a great conversation
- 19:57and literally I can talk all day. So I have to
- 20:02find the parts where I'm like, this would be
- 20:03a great place to stop. But it was awesome to
- 20:08have you on today and just to be able to share
- 20:10your knowledge with everybody that's listening
- 20:11and just thank you. Yeah, thank you. And happy
- 20:16to help or have a conversation with anybody who.
- 20:20needs a pump up friend, you know, I'll be your
- 20:23cheerleader in the corner and. Awesome. Hit me
- 20:29up. Yeah, no, absolutely. Do you have a way that's
- 20:33best for them to get ahold of you if they wanted
- 20:35to, or. Yeah. You can email me. Yeah. Joe at
- 20:40cowboy capital .us. LinkedIn, Instagram, not
- 20:45really on Facebook all that much. You can also
- 20:48check out our website at cowboycapital .us, the
- 20:51projects and whatnot we're working on. Cool.
- 20:55Great. Well, again, just thank you for being
- 20:57here. And guys, until next time, have a great
- 21:02day.
