- 2:09background, and then we're going to get started.
- 2:11So, Joe, it's over to you. Hi, Joe. Hi, everyone.
- 2:14Thank you for having me on your show. My professional
- 2:18background is actually in the traditional investment
- 2:21management business, having spent over a decade
- 2:24in the industry. I worked at a hedge fund in
- 2:28New York City for five years. and then follow
- 2:31that up with seven years with a large institutional
- 2:34fund manager in Los Angeles. Today, I consider
- 2:39myself a full -time real estate investor wearing
- 2:42three different but related hats. So my wife
- 2:45and I have, we directly own and manage a number
- 2:48of single family, multi -family and short -term
- 2:51rentals that we started accumulating in 2003.
- 2:55Started out more as a hobby alongside with our
- 2:59W2 jobs and other business ventures, but it eventually
- 3:02became a full -time. We are also passive investors
- 3:07in over 50 commercial real estate syndications
- 3:10that started in 2017 and that spread out amongst
- 3:14several operators in different asset types and
- 3:18geographic locations. The investments range from
- 3:21multifamily to self -storage mobile home parks,
- 3:24retail, distressed debt, hard money, venture
- 3:28capital, including crypto, AI, and Bitcoin mining.
- 3:36We got a lot to talk about, Angel. Absolutely.
- 3:42I also recently started working on the active
- 3:45side of the multifamily syndication business
- 3:47as a Director of Investor Relations. with an
- 3:50operator who is a really good friend of mine
- 3:52and I've invested with him in many of his deals
- 3:55that produce great results. I love being in this
- 3:59role. I think of it as my dream job. I love connecting
- 4:03and having the opportunity to connect and meet
- 4:06with all types of people and just learning and
- 4:09sharing from each other and helping each other
- 4:12building that long -term wealth. That's awesome.
- 4:16I'm super excited. So I guess Man, where do we
- 4:20even start? So we also started out in residential
- 4:23and we have a residential portfolio that we're
- 4:26not getting rid of anytime soon. I know there
- 4:29are people out there that are like, oh my God,
- 4:31dump your residential. You need to go all multifamily
- 4:34and I'm never going to be that person because
- 4:36I think residential is actually kind of a great
- 4:39place to be because you make all the decisions.
- 4:42So it is an amazing store of value. And if you
- 4:46want to make any moves, you just move it around.
- 4:49I mean, it's your equity. You can do a cash out
- 4:52refi. You can do a B lock where you have like
- 4:53a business line of credit. There are things you
- 4:55can do. And so that's why I love my residential
- 4:58portfolio. Never going to get rid of it probably.
- 5:02It's got six single families in it, a quad, a
- 5:04couple of duplexes. It's just, it's ours and
- 5:07we don't have to ask people questions. If we
- 5:09want to make a move, we make a move with it.
- 5:12We get some equity out and we've got a good chunk
- 5:14of change and we can invest in something else
- 5:16if we want, but we don't have to give up that
- 5:19cash flow. So that's why I like residential.
- 5:22We did get into multifamily about five years
- 5:24ago and we've also got some oil and gas. So that's
- 5:28kind of a little bit different than some people
- 5:30were JV into a couple of oil wells. So that's
- 5:33kind of a neat aside a way that we diversified
- 5:35also. So we got residential, we've got some commercial
- 5:38multifamily and then some oil and gas and I actually
- 5:41think we just got into maybe some industrial
- 5:43flex. I don't actually know that part because
- 5:46Jason once he got control of his 401k he kind
- 5:49of just started investing it and I know some
- 5:51of the stuff he's doing with it and some of the
- 5:53stuff I don't know what he's doing with it so
- 5:56yeah there's certainly lots of opportunities
- 5:59out there and you know every type every asset
- 6:03type has its pros and cons so I can certainly
- 6:06share that sentiment yeah no absolutely so you
- 6:10got into your residential what was really I mean,
- 6:14so if you're like a financial person and you
- 6:17saw the hedge funds, you saw all that going on,
- 6:20what made you do real estate? I love that question.
- 6:24So when I started out my investment career, I
- 6:33knew that I had a, I just felt like I needed
- 6:35to be on New York City and you want to be surrounded
- 6:37by people who are doing the things that you want
- 6:39to be doing. And in fact, I kind of accidentally
- 6:43caught the investment bug during college. I was
- 6:47actually going to college to major in the life
- 6:52sciences, like biology or maybe considering going
- 6:58to medicine or research or genetics. Molecular
- 7:03biology was such a hot topic back then. And it's
- 7:06one of my favorite subjects, including organic
- 7:08chemistry. But my junior year, I think I was
- 7:13coming back from chem lab. And this was at a
- 7:19time where my my dad actually allowed me to start
- 7:23trading it in his brokerage account. And I think
- 7:26the first stock that I bought was like Hewlett
- 7:28Packard or something. And I just remember buying
- 7:31it that morning and then coming back and calling
- 7:34up the broker and finding out that it was up
- 7:37$100. And I was so excited. Just walking back,
- 7:40I didn't even do anything and just maybe picking
- 7:44the right stock and... and it was like the easiest
- 7:47hundred dollars we ever made. So I caught the
- 7:50investing bug and just wanted to get out there
- 7:57and work in the financial services industry.
- 8:02While I was there, I started to notice over time
- 8:08that there was so much building, right? I mean,
- 8:13look at New York City, it's building after building,
- 8:15it's endless building. And at some point I realized,
- 8:18oh my gosh, you know, who owns all this stuff?
- 8:21And there's so much wealth in these buildings.
- 8:24And here I am, you know, working at a W -2 job
- 8:28and I'm, you know, I'm looking at equities and
- 8:32fixed income and there's all this just wealth
- 8:35right in front of me. And so, I didn't really
- 8:40know anything about Kiyosaki at the time or other
- 8:44types of real estate investing. I think it was
- 8:48just through intuition that somehow you want
- 8:52real estate as part of your total portfolio.
- 8:56Eventually, when I returned back to my hometown
- 8:58and continued to work in the investment management
- 9:02business, I wanted to have real estate. I think
- 9:07it also helped that you know real estate in New
- 9:09York was so expensive going back to California
- 9:12I was like oh this is like half the price this
- 9:14is like a third of the price and so um you know
- 9:17it was just um sort of like oh it just it just
- 9:19felt like it's something that you needed to have
- 9:22that's insane to me going from a hard science
- 9:26to to like financial financial stuff is so because
- 9:32I went from I tried so many different things
- 9:34and landed in business So I have a BBA and then
- 9:38a MS in eco and like my husband's an engineer
- 9:42and he actually has his, he has his PhD in chemical
- 9:44engineering. So he went from like engineering
- 9:48to now he's our underwriter. So there wasn't
- 9:50like this huge spread from one thing to the next.
- 9:53And then I think about what I've done and I'm
- 9:54like, I have my degrees in economics, but I taught
- 9:58K through 12 and then I teach college and now
- 10:01I do this. And like, I've always known I was
- 10:04a talker. Even when I was younger, I always got
- 10:06the needs improvement and I got the talks too
- 10:09much on the report card. So I should have known
- 10:12that this was like my calling. But you don't
- 10:16always know those things when you're in school.
- 10:18And so to hear you say, you know, you're in chem
- 10:20lab and I'm like chemistry and then you're like,
- 10:24I think I'm going to invest in real estate because
- 10:27you were doing stocks and you made some easy
- 10:30money there. And I mean, it's paper. It's just
- 10:32paper. But to see that to see it growing when
- 10:35you've done very little to do anything and so
- 10:39that's pretty cool and I can see that in real
- 10:41estate too because there's not well especially
- 10:44if you're in a high appreciation market you know
- 10:46if you're in a high appreciation market you're
- 10:48doing virtually nothing and your properties you're
- 10:51increasing in value and you're going to be able
- 10:52to realize that maybe not necessarily um while
- 10:56you're owning it but when you sell it you're
- 11:00going to realize some substantial gains So that
- 11:03part's really nice. Our residential stuff isn't
- 11:08necessarily in these markets that are appreciating
- 11:11like crazy, but they're steady. And we really
- 11:15enjoy that steadiness because we can increase
- 11:18rents and it's not insane. Now, our biggest problem
- 11:22is actually remembering to make sure we're putting
- 11:24pressure on the property management company to
- 11:26increase the rents because to us, unless the
- 11:30mortgage is changing, there's not a bunch of
- 11:32need for us to change the rent. So you really
- 11:35have to stay on top of that if you're going to
- 11:37be in residential. So guys, if you're out there
- 11:40and you're in residential and you're using a
- 11:41property manager, stay on top of your property
- 11:44manager and make sure you're getting increases
- 11:46to your rent every year, because that's something
- 11:48you can do. It's something you should be doing.
- 11:50And every time you have a turn on that unit,
- 11:52you should be increasing rent again, because
- 11:54if you don't, it's just lost revenue. And I am
- 11:58preaching to myself as much as I am preaching
- 12:01to you because I'm really bad at it too. So you,
- 12:05me, everybody that's listening, make sure you're
- 12:07staying on top of your property managers so that
- 12:09you're keeping your rents current with where
- 12:11they need to be. So that's on the residential
- 12:14side. On your multifamily, on your commercial
- 12:16side, you've usually got a property management
- 12:19company that is really in tune with that. And
- 12:22they're going to be, in my mind, much more proactive
- 12:25about keeping those rents up because they know
- 12:27that they need to be working on those to get
- 12:28the revenues up and keep the expenses in check.
- 12:31So I think it's a little more owner proactive
- 12:36on the residential side as far as keeping those
- 12:38rents current more so than it is in the commercial
- 12:41space. But that's just what I've seen so far.
- 12:43And I haven't been here forever. I've only been
- 12:45here for a few years. So if you know something
- 12:48different, by all means, let me know. because
- 12:51I would love to hear everybody's opinions. So
- 12:54you go from residential, you've got the bug,
- 12:59and what was your first commercial property?
- 13:03Yeah, good question. So we actually started out
- 13:08buying a small multi -family nine -unit property
- 13:13just about a mile outside of UCLA in West Los
- 13:18Angeles. And I think at the time I was starting
- 13:23to think that, hey, you know, instead of having
- 13:26one unit, I think we had a decision between,
- 13:31we had an option between either buying for the
- 13:34same amount of equity or down payment, we could
- 13:37either buy, you know, one property in our suburb
- 13:42hometown. or we could have the down payment to
- 13:45buy this nine unit property, commercial property
- 13:49by the campus. And it just, again, it's one of
- 13:58those, like, I didn't have a science or understanding
- 14:02of economies of scale and the return nature of
- 14:09just being able to multiply. But it just, again,
- 14:13it felt like if you can get nine units, nine
- 14:16doors instead of one, it just felt like it seems
- 14:20like a better deal. And so we started with that.
- 14:28And then over time, we started getting into the
- 14:32single family stuff. And the interesting story
- 14:35there for us is... So, you know, I was telling
- 14:40you that I work at this large fund manager in
- 14:43downtown Los Angeles, right? And I was living,
- 14:45when I had just moved back from New York City,
- 14:47I was living with my parents in a suburb, maybe
- 14:53an hour away. But with the traffic, it's about
- 14:56an hour and a half going to work every morning.
- 15:00And, you know, at first it was okay, but it took
- 15:05a toll. And I remember driving into downtown
- 15:09Los Angeles, and this was about early 2000 -ish,
- 15:13just to let people, maybe they might know what
- 15:15the market was like for downtown Los Angeles,
- 15:18but they had just opened the Staples Center,
- 15:20you know, where the Lakers play and not much
- 15:23development around there. In fact, downtown LA
- 15:26was one of those places where, you know, people
- 15:29came to work. and then they hurried home because
- 15:32it was kind of sketchy at night. So driving to
- 15:39work every day and just being in that traffic
- 15:41for an hour and a half each way. I want to give
- 15:45a plug to my lovely wife real quick. She's in
- 15:49the restaurant business and folks are a little
- 15:53bit different than mine. I actually had to kindly
- 15:58ask her to carpool with me just so I can save
- 16:03you know half the time and she gladly did it
- 16:05for six months and so you know and then she would
- 16:08come and pick me up and just so we can save a
- 16:10little bit of time and you know just you know
- 16:13anyway I'm very grateful for that and the sacrifices
- 16:17that she made but one day driving to work off
- 16:22the side of the freeway it was this big sign
- 16:25that said you could live here Yeah, okay. You
- 16:30know, that sounds kind of interesting. And at
- 16:32the time, it was this industrial building. I
- 16:35think it was like a former UPS warehouse. It
- 16:39was a loft. And so it was a loft building. And
- 16:44I remember living in New York City and got invited
- 16:48to some loft parties in SoHo. And, you know,
- 16:54in case people don't know what these things are,
- 16:56they're basically converted old they're converted
- 16:59warehouses where we have these ginormous uh uh
- 17:03height you know and and just all this open space
- 17:06and artists really love them because you can
- 17:08you can be very creative with the space and i
- 17:11remember just stepping into one of those soho
- 17:13you know lofts in new york city and i was just
- 17:15like oh this is so amazing like how do i get
- 17:18one of these and then i find out the price tag
- 17:20was like five million dollars you know And then,
- 17:23you know, that's, you know, and that's what I
- 17:24was saying like, you know, New York City, New
- 17:26York City real estate was so expensive that like,
- 17:29you know, I just saw the wealth and then and
- 17:33then the deal, you know, or the relative bargain
- 17:35compared to Los Angeles. But anyway, so looking
- 17:37at this loft and I was like, wow, you know, what
- 17:40if, what if this this will be just as cool as
- 17:44as the Soho lofts that I had experienced. So
- 17:47we ended up in going and buying one of those.
- 17:50and then learn all the developments that were
- 17:54coming in. We were in the path of progress. And
- 17:59as we researched the area, we saw that downtown
- 18:04LA was gentrifying. And anyway, make a long story
- 18:08short, two years later, the property increased,
- 18:12it had doubled its value. And so talk about filling,
- 18:18That's more than a hundred dollars. Right. So
- 18:21talk about, you know, kind of having that intuition
- 18:24that there's something special about real estate.
- 18:26And that was like our our first score. And it
- 18:30was just like, I can't believe it. Once again,
- 18:32we bought this place, we lived here, got to enjoy.
- 18:34All I wanted to do was cut the commute time.
- 18:36I was able to walk to work. It was only a mile
- 18:38away. And it was great just having that utility.
- 18:42Right. And then the fact that, you know, we sold
- 18:44it for double the price two years later. I mean,
- 18:49that was when we really got into investing in
- 18:52real estate, and that's when we started adding
- 18:54more single family. We started buying up all
- 18:56the lofts in the different areas of the downtown
- 18:59LA neighborhoods.
