- 0:42SPEAKER_03: I'm good.
- 0:43SPEAKER_03: Is this your first podcast?
- 0:44SPEAKER_03: First podcast.
- 0:45SPEAKER_03: All right.
- 0:45SPEAKER_03: Well, you have the virgin.
- 0:47SPEAKER_03: This is exciting.
- 0:48SPEAKER_03: Are you nervous?
- 0:49SPEAKER_03: I'm so nervous.
- 0:50SPEAKER_03: Right?
- 0:50SPEAKER_03: Yeah.
- 0:50SPEAKER_03: Don't be at all.
- 0:52SPEAKER_03: It's just me and this guy.
- 0:54SPEAKER_03: Okay.
- 0:55SPEAKER_03: So you're a local legend, that means you're an official local legend here in Arizona.
- 1:00SPEAKER_03: And I want to tell our guests how we know each other and and what it is you do.
- 1:05SPEAKER_03: How do we know each other?
- 1:06SPEAKER_03: Do you want to tell the story how we met?
- 1:10SPEAKER_03: I tell the story really well, right?
- 1:12SPEAKER_03: I glaze you for sure.
- 1:12SPEAKER_03: Sure.
- 1:13SPEAKER_03: Do you I don't think you know how it was?
- 1:15SPEAKER_03: No, let me hear you tell the story.
- 1:16SPEAKER_03: Okay.
- 1:16SPEAKER_03: So I remember being in Sophia's room taking this call.
- 1:21SPEAKER_03: And was it from you at first?
- 1:24SPEAKER_00: I think so.
- 1:25SPEAKER_00: Because I don't know if my clients had called you too.
- 1:27SPEAKER_03: No, you had called me.
- 1:28SPEAKER_00: I called you to Okay.
- 1:31SPEAKER_03: Yes.
- 1:31SPEAKER_03: Okay.
- 1:32SPEAKER_03: Let me let me back up.
- 1:33SPEAKER_03: So Deborah's a real estate agent.
- 1:37SPEAKER_03: I'm obviously a lender.
- 1:39SPEAKER_03: Uh, I'm the mortgage matchmaker.
- 1:42SPEAKER_03: And yes.
- 1:44SPEAKER_03: And uh I had a client that was referred to me that was pre-qualified.
- 1:51SPEAKER_03: Her aunt was her agent.
- 1:53SPEAKER_03: And she was looking for homes, yada yada.
- 1:56SPEAKER_03: Hadn't talked to her for a little bit.
- 1:57SPEAKER_03: And I get a phone call and I answer it in Sophia's room, and it's Deborah.
- 2:00SPEAKER_03: Deborah's like, hey, this is Deborah.
- 2:03SPEAKER_03: And I'm with Omni.
- 2:05SPEAKER_03: And I got, was it a Zilla lead?
- 2:07SPEAKER_03: It was a Zilla.
- 2:08SPEAKER_03: Okay, so I got a Zilla lead, and I I believe she's your client and she wants to look at a house.
- 2:13SPEAKER_03: And I just wanted to make sure if she's gonna put an offer that you have the pre-call, all this stuff.
- 2:17SPEAKER_03: So I was like, wait, what's her name again?
- 2:20SPEAKER_03: And she said it.
- 2:21SPEAKER_03: Now, mind you, the client aunt is her agent.
- 2:26SPEAKER_03: So I'm like, oh shit.
- 2:28SPEAKER_03: And here's the situation a lot of people don't understand.
- 2:30SPEAKER_03: But, you know, when you're working with an agent, that's your agent.
- 2:34SPEAKER_03: If you want to see a house, you should be going with that agent that you work with.
- 2:37SPEAKER_03: And a lot of people, and we know this from Justin, will be searching for homes and click the agent.
- 2:44SPEAKER_00: Contact and contact agent.
- 2:46SPEAKER_03: Schedule a showing.
- 2:46SPEAKER_03: Yeah, yeah.
- 2:47SPEAKER_03: Maybe that maybe she didn't want to bother her aunt.
- 2:50SPEAKER_03: Went to Deborah and I was like, shit.
- 2:54SPEAKER_03: So I told Deborah the story.
- 2:55SPEAKER_03: I'm like, your client has an agent who's her aunt.
- 3:00SPEAKER_03: And Deborah's like, oh gosh.
- 3:01SPEAKER_03: Okay, this is getting a little sticky.
- 3:03SPEAKER_03: So and I had shown them a few houses.
- 3:05SPEAKER_03: Oh, you already, that's right.
- 3:06SPEAKER_03: And I didn't even know them.
- 3:08SPEAKER_03: Yeah, that's right.
- 3:10SPEAKER_03: Spending time with her looking at houses.
- 3:13SPEAKER_03: Yeah.
- 3:13SPEAKER_03: And I'm like, oh shoot.
- 3:14SPEAKER_03: So I was like, um, I don't know.
- 3:16SPEAKER_03: I think I think he said, or do you want me to talk to them?
- 3:19SPEAKER_03: I think you were like, let me.
- 3:21SPEAKER_03: Okay, yeah.
- 3:22SPEAKER_03: But you were having the conversation.
- 3:24SPEAKER_03: Yeah.
- 3:25SPEAKER_03: Um, and then I feel like I did call her because I remember her telling me this, and this is what I'm gonna say, and this is why I'm gonna glaze her.
- 3:34SPEAKER_03: I did call her and I said, Hey, so I'm sure you talked to Deborah, but your aunt is your agent.
- 3:40SPEAKER_03: And she goes, but I rather work with Deborah.
- 3:43SPEAKER_03: So I was like, oh my God, okay.
- 3:45SPEAKER_03: I'm like, I'm here for it.
- 3:46SPEAKER_03: Yeah, okay.
- 3:47SPEAKER_04: Did she fight her aunt?
- 3:49SPEAKER_00: Yeah, yeah.
- 3:49SPEAKER_00: And I I kind of helped that conversation and I had to call and talk to the aunt.
- 3:55SPEAKER_04: How'd that conversation go?
- 3:56SPEAKER_04: Yeah, how did that go?
- 3:58SPEAKER_00: It's been a while.
- 3:59SPEAKER_00: I think it went smoothly though.
- 4:00SPEAKER_00: I don't think she was understanding.
- 4:02SPEAKER_00: Yeah, she was.
- 4:02SPEAKER_00: She was.
- 4:03SPEAKER_04: She probably didn't want to work for her anyway.
- 4:05SPEAKER_04: Probably.
- 4:06SPEAKER_04: Sometimes it's hard to work with family.
- 4:08SPEAKER_00: Right.
- 4:08SPEAKER_00: Yeah.
- 4:09SPEAKER_00: I mean, first time I are super sweet.
- 4:11SPEAKER_00: Yeah.
- 4:11SPEAKER_00: Yeah.
- 4:12SPEAKER_04: I mean, so that's that's unheard of.
- 4:15SPEAKER_03: So kudos to you.
- 4:16SPEAKER_03: Kudos.
- 4:16SPEAKER_03: So I was like, wow.
- 4:17SPEAKER_03: And but I know why.
- 4:19SPEAKER_03: I mean, the second I got on the phone with her, just you could feel Deborah's warmth.
- 4:23SPEAKER_03: She has this, you could tell already.
- 4:25SPEAKER_03: She's just a good you're just a good person.
- 4:27SPEAKER_03: You're a local fucking legend.
- 4:29SPEAKER_03: So get maybe a week or two after we talked.
- 4:34SPEAKER_03: I don't think that obviously that house didn't work out, or was a condo, wasn't FHA approved, maybe something like that.
- 4:40SPEAKER_03: But I go to my mailbox and there's a handwritten letter.
- 4:44SPEAKER_03: And I open it up, and it's from Deborah.
- 4:46SPEAKER_03: And I'm like, oh God, I need to like obviously as lenders, we always want agent partners because that's, you know, that's that's where we get fed from, right?
- 4:55SPEAKER_03: Like I don't buy leads, they don't come to me first, unfortunately.
- 4:58SPEAKER_03: I'm like, oh my gosh, like I I don't even care if you don't give me any deals.
- 5:03SPEAKER_03: I just want to be in your presence because you are just a good person.
- 5:06SPEAKER_03: You're just a good who writes letters.
- 5:08SPEAKER_03: So I was so impressed by you.
- 5:10SPEAKER_00: Important to me, the handwritten letters.
- 5:11SPEAKER_00: And I love that you sent me that with your character because we both care.
- 5:14SPEAKER_00: Yeah, that's right.
- 5:15SPEAKER_00: That's something after those books.
- 5:17SPEAKER_00: Yeah.
- 5:18SPEAKER_03: I used to remember those fun books that we did.
- 5:20SPEAKER_04: So as an outsider looking in, it's it's funny because in our side of things doing lending, when you get when you do it for a long time, you have to at some point start firing people as far as agents and maybe lenders, you go through them, right?
- 5:34SPEAKER_04: Right.
- 5:35SPEAKER_04: Until you want to work with the people you want to work with.
- 5:38SPEAKER_04: Right.
- 5:38SPEAKER_04: And it's nice when you find somebody like that truly cares about your clients, like she does.
- 5:44SPEAKER_04: And it's nice that when you call, she's happy.
- 5:47SPEAKER_04: You know what I mean?
- 5:48SPEAKER_04: Because there was a couple times on like this math, I'm like, I can't stand this person.
- 5:53SPEAKER_04: Oh, the age, if an age you call it.
- 5:54SPEAKER_04: Yeah, and it's just like you want to work with people that you like.
- 5:57SPEAKER_04: And that's why that's probably why I don't have business.
- 6:02SPEAKER_04: But that's something I need to work on.
- 6:04SPEAKER_04: Maybe I'll go to church with Johnny, but uh, I must digress.
- 6:07SPEAKER_04: But it's nice to see that like two people like, and that's what's tough for her and our business is that if somebody goes with somebody else, she has to understand it's not because they didn't like her, because she pours so much in.
- 6:19SPEAKER_04: It's they chose a better rate or something that just I still take it personal.
- 6:22SPEAKER_04: It's hard not to.
- 6:23SPEAKER_04: You can't wear that on your shoulders.
- 6:25SPEAKER_04: Like you gotta like let it fall off your shoulder.
- 6:28SPEAKER_04: Right, yeah.
- 6:28SPEAKER_04: Because this business is hard, but you're gonna continue to work and you'll start noticing that the people she'll start bringing are gonna be cool people because they are gonna work.
- 6:36SPEAKER_03: No, they are like her.
- 6:37SPEAKER_03: Well, and that you notice that because again, I come from it's not like like my business is you know, maybe 10 solid agents that do business.
- 6:49SPEAKER_03: Every one of their clients are like they have clients that fit their personality, which are like wild you attract your people, yeah, a million percent.
- 6:59SPEAKER_00: Okay, if you're not my person.
- 7:00SPEAKER_00: Yeah, it's okay with somebody else, right?
- 7:03SPEAKER_00: That's I like my warmth, yes, yeah, warm and fuzzy people.
- 7:06SPEAKER_03: And Deborah's like a mama bear.
- 7:07SPEAKER_03: I no, I could tell.
- 7:08SPEAKER_00: Yeah, I don't have kids of my own, but you but your clients are a baby that I love to pieces, but yeah, my clients now my business is my baby because yeah, that's it gets all my time and I I love it.
- 7:20SPEAKER_03: I know you do.
- 7:21SPEAKER_03: And your videos are awesome.
- 7:22SPEAKER_03: Your social media presence is fire.
- 7:24SPEAKER_00: Thank you.
- 7:24SPEAKER_03: I'm trying, and you're doing great.
- 7:26SPEAKER_00: I'm trying.
- 7:27SPEAKER_04: Um let me let me jump in here, right?
- 7:29SPEAKER_04: Let me ask you two questions that if I'm green and I'm buying my first home, okay.
- 7:35SPEAKER_04: It seems to me that you that works even better.
- 7:37SPEAKER_04: First-time home buyers.
- 7:38SPEAKER_04: What is something that I probably should know that most people don't?
- 7:43SPEAKER_04: And I'll start with you.
- 7:46SPEAKER_00: Um goodness, I feel like there's a couple things that come to mind.
- 7:51SPEAKER_00: First of all, that Zillow button.
- 7:53SPEAKER_01: Yeah.
- 7:54SPEAKER_00: That Zillow button.
- 7:55SPEAKER_00: Don't touch it! Don't touch the Zillow button.
- 7:57SPEAKER_00: Yeah, like you can go browse on Zillow, but really try to find your realtor before you start putt pressing buttons on there because you don't necessarily get connected to who you want to get connected to.
- 8:06SPEAKER_00: That's true.
- 8:07SPEAKER_00: Not connected to the listing agent at all.
- 8:10SPEAKER_00: You're connected to another buyer's agent.
- 8:13SPEAKER_00: So that that's one thing.
- 8:15SPEAKER_00: And then um make sure you find someone, like, I would probably suggest talking to a couple realtors to find your fit.
- 8:20SPEAKER_00: Don't just go with the first one that you press that button and you get right, but like talk talk to realtors and find someone that's really going to advocate for you.
- 8:29SPEAKER_00: And like mama bear here, take care of you.
- 8:34SPEAKER_00: Like from beginning to end, even like five or ten years from now, I want my clients like I'm gonna be checking in on them.
- 8:39SPEAKER_00: I want to do life with my people.
- 8:41SPEAKER_00: Yeah.
- 8:41SPEAKER_04: So when you make those follow-up phone calls six months down the road, you're doing that because you truly care, not because you have to.
- 8:46SPEAKER_04: And then realize this, people, that Zillow is not there to connect you with the perfect real estate agent.
- 8:54SPEAKER_04: They're not attached to that, it's a lead generation company.
- 8:57SPEAKER_04: Yep, right.
- 8:57SPEAKER_04: They pay.
- 8:58SPEAKER_04: What you probably want to do is speak to somebody that you care about and ask them for referral.
- 9:03SPEAKER_04: Yes.
- 9:06SPEAKER_04: Because that's the most important.
- 9:07SPEAKER_04: Anything you think uh first.
- 9:09SPEAKER_03: Yeah, well, and the thing is too, I mean, social media is so huge now, and that's why I think I pour in so much to social media, because it's really it's it's you, it's your resume, essentially, right?
- 9:22SPEAKER_03: How you show up social media hopefully is authentically you.
- 9:25SPEAKER_03: That's what you're supposed to be doing on social media, and people could see through it, but right there, go on social media.
- 9:31SPEAKER_03: If if you don't know anyone, someone moves to Arizona and they're renting, they're like, shit, I want to buy a home.
- 9:35SPEAKER_03: I have no clue how to find an agent.
- 9:38SPEAKER_03: Go on social media and look through, right?
- 9:41SPEAKER_03: I mean, that's a good way of seeing personality-wise.
- 9:44SPEAKER_03: Yeah, right.
- 9:44SPEAKER_00: Definitely.
- 9:45SPEAKER_03: Um, okay, what's another good question?
- 9:47SPEAKER_04: I think also letting people know that not only do you buy homes, right?
- 9:52SPEAKER_04: You could do land, you could do rentals, right?
- 9:55SPEAKER_04: You could refer out different realtors in different states.
- 9:58SPEAKER_04: Definitely.
- 9:58SPEAKER_04: So you should be like a one-stop shop for all that.
- 10:00SPEAKER_04: A lot of just like a lot of people don't know that if you do a purchase, we also can do your refinance.
- 10:06SPEAKER_04: As simple as that is, people don't really so many people don't.
- 10:09SPEAKER_03: That's what I want to say in the lending part.
- 10:11SPEAKER_03: So what happens typically when someone closes on a loan?
- 10:16SPEAKER_03: I mean, not always, but my company in particular services are on loans.
- 10:21SPEAKER_03: So every month my customers get a movement mortgage uh statement with my picture on it.
- 10:28SPEAKER_03: It's so cute.
- 10:29SPEAKER_03: Like I love that.
- 10:30SPEAKER_03: I love how they do that.
- 10:31SPEAKER_03: Yeah.
- 10:32SPEAKER_03: But there's times, and I don't know the percentage of times, but there's times government loans get sold off to different um servicers.
- 10:40SPEAKER_03: And I'll get that email.
- 10:42SPEAKER_03: It's you know, changing servicers, and I make a point now.
- 10:45SPEAKER_03: Cause, and the reason why I'm saying this and making a point is because when that happens, they get notified, but they just automatically think, okay, well, if I ever want to refi again, I'm just gonna go with who has my mortgage now.
- 10:58SPEAKER_03: And people don't know that.
- 10:59SPEAKER_03: And I talked to someone the other day, I was like, I just want to reiterate, I'm still your go-to person.
- 11:05SPEAKER_03: So when rates go down, you are still in my system.
- 11:08SPEAKER_03: I will still do your loan.
- 11:09SPEAKER_03: You have, you know, come to me.
- 11:11SPEAKER_03: I'm your person, no matter who is collecting.
- 11:15SPEAKER_03: They did already, they're not supposed to.
- 11:17SPEAKER_03: We have an agreement with people.
- 11:19SPEAKER_03: They're and they're they're yeah, they're shisty.
- 11:21SPEAKER_03: And they're just a lot of these servicing companies, that's all they do.
- 11:24SPEAKER_03: It's not like they do loans like like us.
- 11:27SPEAKER_03: Um, what's another one?
- 11:29SPEAKER_03: You said land.
- 11:31SPEAKER_04: Rentals.
- 11:32SPEAKER_03: What about rentals?
- 11:33SPEAKER_03: Oh, yeah.
- 11:33SPEAKER_03: What if someone rent to buy?
- 11:36SPEAKER_04: I mean, you they everything.
- 11:38SPEAKER_03: No.
- 11:39SPEAKER_04: You can also, too, for past clients, you could run a annual valuation of the home, right?
- 11:46SPEAKER_00: Definitely.
- 11:46SPEAKER_00: Yeah, I offer that annually to my client.
- 11:49SPEAKER_03: Yeah, that's important.
- 11:50SPEAKER_03: Do you have are you on my home IQ with me?
- 11:52SPEAKER_03: Or do you have home bot?
- 11:54SPEAKER_03: I have home bot.
- 11:54SPEAKER_03: Okay.
- 11:54SPEAKER_00: Yeah, I don't think I have my home IQ.
- 11:56SPEAKER_00: I have to check.
- 11:57SPEAKER_03: Yeah, it's the same, it's the same thing.
- 11:58SPEAKER_03: So if you're doing home bot, stick with that.
- 12:01SPEAKER_03: You don't want your clients get it's the same, same kind of thing.
- 12:04SPEAKER_03: Yeah.
- 12:05SPEAKER_00: But that's uh already all bombarded with information.
- 12:08SPEAKER_03: Now, do you use that as a tool to go in and like see?
- 12:12SPEAKER_00: I do.
- 12:12SPEAKER_00: Okay.
- 12:13SPEAKER_00: I'd like to see the activity of my clients.
- 12:15SPEAKER_00: I watch it.
- 12:15SPEAKER_03: And it's a good way to to an excuse to call and be like, oh my gosh, your value just it it went up.
- 12:21SPEAKER_00: Yeah.
- 12:21SPEAKER_03: It's exciting.
- 12:22SPEAKER_03: This business is exciting.
- 12:24SPEAKER_04: Yeah, you just gotta keep a positive mindset.
- 12:27SPEAKER_04: You have to keep positive mindset.
- 12:28SPEAKER_04: Well, I'm speaking it into existence.
- 12:31SPEAKER_03: You're manifesting talk.
- 12:33SPEAKER_04: All right, back to you.
- 12:33SPEAKER_04: You just went, I could do that, can I?
- 12:36SPEAKER_02: You didn't even do that.
- 12:37SPEAKER_04: I did.
- 12:38SPEAKER_03: You don't need to get it.
- 12:39SPEAKER_04: Mentally, I did.
- 12:39SPEAKER_04: I'm just a little bit different than you.
- 12:41SPEAKER_03: Deborah, when did you start real estate?
- 12:43SPEAKER_03: Let's let's interview you as an agent.
- 12:45SPEAKER_00: I became licensed in during COVID 2020.
- 12:49SPEAKER_00: Me too.
- 12:50SPEAKER_00: October 2020.
- 12:51SPEAKER_00: Yeah.
- 12:51SPEAKER_03: Oh my gosh.
- 12:52SPEAKER_03: I think I was July, right?
- 12:54SPEAKER_03: I don't remember.
- 12:55SPEAKER_03: So what made you do it?
- 12:56SPEAKER_00: Like what kind of I loved real estate since I was young.
- 12:59SPEAKER_00: Like I was that little girl that drew the floor plans.
- 13:02SPEAKER_03: Yeah.
- 13:02SPEAKER_00: And I would walk through the model homes walking home from school because I live I grew up in North Phoenix, okay.
- 13:07SPEAKER_00: Glendale area.
- 13:08SPEAKER_00: Yeah.
- 13:08SPEAKER_00: So it was booming when I was growing up.
- 13:10SPEAKER_00: And walking home from high school, I would always go through the model home.
- 13:13SPEAKER_00: Really?
- 13:13SPEAKER_03: I used to do that too.
- 13:14SPEAKER_03: Awesome.
- 13:15SPEAKER_03: Love model homes.
- 13:16SPEAKER_03: Oh, the smell, the decor.
- 13:19SPEAKER_03: I still love model homes.
- 13:20SPEAKER_03: Right?
- 13:22SPEAKER_00: I'm never tired of it.
- 13:22SPEAKER_00: I'm like, you want to go see it?
- 13:23SPEAKER_04: But I'm trying to scar up your model homes now.
- 13:25SPEAKER_04: Why?
- 13:26SPEAKER_04: Because I like after you see some of the ones like from 8 million, like when you go up top and you see that it's like it's hard to see that.
- 13:32SPEAKER_04: Yeah.
- 13:32SPEAKER_04: I'm not being like, I'm just saying you just saw something so amazing.
- 13:35SPEAKER_04: It's kind of hard to like look at the ones.
- 13:37SPEAKER_03: But it's still pretty to see new.
- 13:39SPEAKER_04: Like new developments.
- 13:40SPEAKER_03: And new well, new decor, and you know, no one's lived in it.
- 13:44SPEAKER_04: My first soulmate at Bill was cool.
- 13:46SPEAKER_03: Not about you.
- 13:47SPEAKER_04: No, this is a local legend.
- 13:48SPEAKER_04: I'm thinking about that process.
- 13:50SPEAKER_04: It's here's another thing that people don't realize, right?
- 13:52SPEAKER_04: That that this is on a high level.
- 13:54SPEAKER_04: If you want to look at a new build, yeah, talk about your agent, right?
- 13:59SPEAKER_04: You don't have to use their agent.
- 14:01SPEAKER_04: Right.
- 14:01SPEAKER_04: Or don't use their agent.
- 14:03SPEAKER_04: I do not use sorry new builds.
- 14:06SPEAKER_04: And then you they need to sign the book.
- 14:07SPEAKER_04: But go ahead and explain that.
- 14:09SPEAKER_00: So it's best when you're going to look at new homes, contact your realtor.
- 14:13SPEAKER_00: If you have one, don't go without them.
- 14:14SPEAKER_00: Yeah.
- 14:15SPEAKER_00: Because the builders don't care.
- 14:17SPEAKER_03: They care about the builder.
- 14:18SPEAKER_03: Yes.
- 14:19SPEAKER_03: That's it.
- 14:20SPEAKER_00: You walk in there without your realtor and you're cut out of the realtor's cut it cut out of the picture.
- 14:26SPEAKER_00: Yeah.
- 14:26SPEAKER_00: And you really want someone advocating for you there because that sales consultant in the office, they're great.
- 14:31SPEAKER_00: They're nice.
- 14:32SPEAKER_00: They're friendly.
- 14:33SPEAKER_00: But really their best interest is the builders.
- 14:35SPEAKER_00: Yeah.
- 14:35SPEAKER_00: Absolutely.
- 14:36SPEAKER_00: You want someone advocating for you.
- 14:37SPEAKER_00: Um, as a realtor going in, we can uh negotiate sometimes lower interest rates.
- 14:42SPEAKER_03: Yeah.
- 14:42SPEAKER_00: We can negotiate price, appliances, blinds, yeah, lots upgrades, all that fun stuff, right?
- 14:48SPEAKER_04: Yeah, they just want to get those homes off their books.
- 14:50SPEAKER_03: Totally.
- 14:50SPEAKER_03: And they're gonna do anything.
- 14:53SPEAKER_03: Special thank you to Justin Liszt from State Farm.
- 14:57SPEAKER_03: Justin is our sponsor here at Local Legends with Jess and Jay.
- 15:00SPEAKER_03: His mission is simple.
- 15:02SPEAKER_03: He treats customers like family, provides real solutions, ensures every client feels confident, supported, and genuinely cared for.
- 15:09SPEAKER_03: That level of intention and service is exactly why he's considered one of our favorite local legends here in Arizona.
- 15:16SPEAKER_03: We're grateful for the support and proud to highlight Justin and his team for truly making a difference in our community.
- 15:24SPEAKER_03: A lot of people think, and I think this is, I have to do more stuff on this as well.
- 15:30SPEAKER_03: Completely green, rented their whole life, have no clue, never talked to anyone about purchasing, do a does a buyer need to pay you as an agent to show them homes or to buy a home.
- 15:45SPEAKER_00: Right.
- 15:45SPEAKER_00: Not not necessarily.
- 15:47SPEAKER_00: So there have been changes over the last couple years where um you do sign an agreement that if the seller agent or the sellers or the builder doesn't compensate me as the buyer's agent, then you would compensate me as the buyer's agent.
- 16:02SPEAKER_03: Okay.
- 16:03SPEAKER_00: But so far, 100% of my transactions since that law change I've still been paid by the sellers.
- 16:09SPEAKER_00: Okay.
- 16:10SPEAKER_00: My buyers aren't paying me out of pocket at all.
- 16:12SPEAKER_03: Right.
- 16:13SPEAKER_03: Okay.
- 16:14SPEAKER_03: So really when you go to sell a home as a seller, that's when you're paying the agents.
- 16:21SPEAKER_00: You're typically you're still paying.
- 16:24SPEAKER_04: Yeah, the thumb is six percent, right?
- 16:26SPEAKER_00: Um yeah.
- 16:26SPEAKER_00: On both sides.
- 16:28SPEAKER_02: Yeah, three three.
- 16:29SPEAKER_00: That's the ideal.
- 16:31SPEAKER_00: Yeah.
- 16:31SPEAKER_00: Right.
- 16:32SPEAKER_02: Okay.
- 16:32SPEAKER_02: What other questions do we have?
- 16:34SPEAKER_02: Or what it just be a just be a green buyer.
- 16:39SPEAKER_04: A green buyer, huh?
- 16:44SPEAKER_04: Well, I mean, the biggest one is that people think they need 20% down to buy a home.
- 16:49SPEAKER_04: Right.
- 16:49SPEAKER_04: There's so many programs out there that can get you with no money, out of pocket, they can give you the down payment.
- 16:56SPEAKER_04: There's speak to the professionals here and then let them tell you what you do qualify for so that you can meet this young lady right here and go look at homes and know exactly what it is and take that fear and anticipation away, right?
- 17:09SPEAKER_03: Yeah, there's programs where, like I was talking to someone today, and she's really set on her boyfriend getting the down payment or first-time homebuyer, you know, incentive or credit or and I said, Really, there's there's a program where you don't have to put anything down as down payment.
- 17:30SPEAKER_03: It just has to be your primary.
- 17:31SPEAKER_03: You don't even have to be a first-time homebuyer.
- 17:34SPEAKER_03: So even though there are programs that give you the down payment, it come nothing is ever for free in life.
- 17:41SPEAKER_03: Yeah.
- 17:41SPEAKER_03: They will give you a forgivable or non-forgivable loan.
- 17:45SPEAKER_03: But then a lot of the times, and you saw this a couple of years ago, people get into homes and have a, you know, forgivable loan of their down payment.
- 17:56SPEAKER_03: So say, you know, 10,000 was their down payment that did, they didn't come out of pocket.
- 18:02SPEAKER_03: That is a loan that gets forgiven in seven years.
- 18:05SPEAKER_03: What if you want to refinance to lower your rate?
- 18:07SPEAKER_03: That 10,000 that you got, you now have to roll into your loan.
- 18:11SPEAKER_03: That that's you.
- 18:12SPEAKER_03: So you're kind, I don't want to say you get stuck because I hate to say that, but I don't really as much as I just gotta understand it.
- 18:19SPEAKER_03: As much as I love down payment assistance and I always led with you could go 100.
- 18:23SPEAKER_03: Um I I'm I'm kind of backing up from that because that puts a buyer in in a in a stuck stuck, you know.
- 18:32SPEAKER_04: Because here's the way you just really have to explain it to where they understand it and let them make that decision.
- 18:36SPEAKER_04: Don't you think it's hard?
- 18:37SPEAKER_04: No.
- 18:38SPEAKER_00: That's what I was going to say.
- 18:39SPEAKER_00: You really need to make sure you have people educating you and explaining like the full picture.
- 18:43SPEAKER_00: Because some people will uh kind of hide things or not be completely transparent.
- 18:49SPEAKER_00: You need you need release up on that takes good care of you.
- 18:53SPEAKER_04: Back in my day, and it's not about me, but for example, we had option arms.
- 18:57SPEAKER_04: And option arms were where people could choose what option they were paying.
- 19:02SPEAKER_04: 30-year fix, 15-year fix.
- 19:04SPEAKER_04: Well, obviously, no one ever picked those.
- 19:06SPEAKER_04: Right.
- 19:06SPEAKER_04: Interest only were 1% loan.
- 19:09SPEAKER_04: So when they paid the 1% loan, what people were doing were buying homes for like$800,000 and their payment was$2,700.
- 19:16SPEAKER_04: No one really told them what that was, that they would go negative.
- 19:20SPEAKER_04: And I would explain it, but it's just like that.
- 19:22SPEAKER_04: You have to explain it and you have to under make sure that they understand, and then then it makes sense, right?
- 19:29SPEAKER_04: But these option arms, no one knew how they work for the most part.
- 19:33SPEAKER_04: Just like you guys need to just explain that and then tell them exactly what it is, and then they can take advantage of it.
- 19:38SPEAKER_04: Because if you can get into a house in an appreciating environment, right, then then you're gonna say, Hey, look, you didn't come out of uh money out of pocket when you bought this.
- 19:48SPEAKER_04: The second is going to drop off after 84 months.
- 19:53SPEAKER_04: Right.
- 19:53SPEAKER_04: But every time you make a payment, a percentage comes off.
- 19:56SPEAKER_04: Right.
- 19:56SPEAKER_04: So if you keep it for five years, then you're gonna owe them X.
- 20:00SPEAKER_04: And this was taking off.
- 20:01SPEAKER_04: So they let them repeat it, and then once they explain it, say what makes the most sense for you.
- 20:06SPEAKER_04: Yeah.
- 20:07SPEAKER_04: Here's the benefit of this, and here's the benefit of that.
- 20:09SPEAKER_04: What makes the most sense?
- 20:10SPEAKER_04: And you give them options, but not too many, because you'll confuse them.
- 20:13SPEAKER_02: I know.
- 20:13SPEAKER_02: But there's a lot of stuff out there.
- 20:15SPEAKER_04: There is.
- 20:15SPEAKER_04: There's a lot of bad loan officers, a lot of bad real estate agents.
- 20:18SPEAKER_04: Yeah.
- 20:18SPEAKER_04: You guys, it's good to know that you guys are there to do the right thing.
- 20:22SPEAKER_03: Yeah.
- 20:23SPEAKER_03: Yeah.
- 20:23SPEAKER_03: Agreed.
- 20:24SPEAKER_03: And then um, okay, so you started in 2020.
- 20:28SPEAKER_03: How was that?
- 20:30SPEAKER_00: Exciting.
- 20:31SPEAKER_03: Yeah.
- 20:31SPEAKER_00: It was a great time.
- 20:32SPEAKER_00: It was go, go, go, right.
- 20:33SPEAKER_00: It was go, go, go.
- 20:34SPEAKER_00: Yeah.
- 20:34SPEAKER_00: Yeah, like I hit the ground running.
- 20:35SPEAKER_00: Okay.
- 20:36SPEAKER_00: I think um my first closings happened in January, and I had three in January.
- 20:40SPEAKER_00: Like, yeah.
- 20:41SPEAKER_03: It was signings in garages?
- 20:43SPEAKER_03: Yeah, where were the signs?
- 20:44SPEAKER_03: Was it weird, like masks on with the signings and not not really, because it was the end of 2020.
- 20:50SPEAKER_00: Okay, like oh, okay.
- 20:51SPEAKER_00: You know, we were relaxed here in Arizona with that.
- 20:55SPEAKER_00: So yeah.
- 20:56SPEAKER_00: It was no masks.
- 20:58SPEAKER_00: Okay.
- 20:58SPEAKER_00: Yeah, unless a client needed it or a sign or something, like the realtor, the resting agent said something.
- 21:04SPEAKER_00: But most of the time we weren't wearing.
- 21:06SPEAKER_04: That's good.
- 21:06SPEAKER_04: Yeah, and you weren't blessed.
- 21:08SPEAKER_00: Yeah.
- 21:08SPEAKER_03: I know, no kidding.
- 21:10SPEAKER_00: Yeah.
- 21:10SPEAKER_03: Okay.
- 21:11SPEAKER_03: So 2020, you get your real estate.
- 21:13SPEAKER_03: Now, where'd you come from?
- 21:14SPEAKER_03: What did you do before?
- 21:15SPEAKER_00: Yeah.
- 21:16SPEAKER_00: Um, so I'm I'm a native Phoenician.
- 21:18SPEAKER_00: Yes.
- 21:18SPEAKER_00: But I was living in Chicago.
- 21:19SPEAKER_00: I was out there for eight years.
- 21:20SPEAKER_04: Okay.
- 21:21SPEAKER_00: Um, I was a flight attendant for United Airlines.
- 21:23SPEAKER_04: So that makes sense.
- 21:24SPEAKER_04: Yeah.
- 21:24SPEAKER_04: Yeah.
- 21:25SPEAKER_00: Yeah.
- 21:26SPEAKER_00: I think so.
- 21:26SPEAKER_00: I think it's helped me a lot with my like just relationship.
- 21:30SPEAKER_04: Yeah.
- 21:31SPEAKER_00: As a flight attendant, we're like nurturing.
- 21:33SPEAKER_00: We're very yeah, we have to be nurturing, right?
- 21:35SPEAKER_00: Yeah.
- 21:35SPEAKER_00: Yeah.
- 21:35SPEAKER_00: And be able to brush things off really easily.
- 21:37SPEAKER_00: So you that our nurse, then you chose I got I chose the one that I guess I got to travel the one.
- 21:42SPEAKER_00: Yeah.
- 21:43SPEAKER_00: Yeah.
- 21:43SPEAKER_00: So many perks, I'm sure.
- 21:45SPEAKER_00: Definitely.
- 21:45SPEAKER_00: Like I I I really enjoyed it.
- 21:47SPEAKER_00: But I also was like, I need something more.
- 21:49SPEAKER_03: Yeah.
- 21:50SPEAKER_00: Because this this I get to help people.
- 21:52SPEAKER_00: Right.
- 21:53SPEAKER_00: I mean, it's like unless I know the stories of who I was flying, I'm just transporting 200 people.
- 21:59SPEAKER_00: Yeah.
- 21:59SPEAKER_00: Right.
- 22:00SPEAKER_00: So this this I feel more impacting.
- 22:03SPEAKER_04: I know.
- 22:03SPEAKER_04: That's exciting.
- 22:04SPEAKER_04: That you want to know those stories, right?
- 22:05SPEAKER_04: Because that's important.
- 22:06SPEAKER_04: You do too.
- 22:07SPEAKER_00: Yeah.
- 22:08SPEAKER_04: Yeah.
- 22:08SPEAKER_04: She's on the phone for like hours.
- 22:10SPEAKER_04: I'm like, couldn't you just bullet point all these and put it?
- 22:12SPEAKER_03: He'll walk by me.
- 22:13SPEAKER_03: And he's like, I'm like, I don't know.
- 22:17SPEAKER_03: I care.
- 22:18SPEAKER_03: I was gonna say we do.
- 22:20SPEAKER_03: Yeah.
- 22:21SPEAKER_03: We went to dinner.
- 22:22SPEAKER_03: We closed alone and we went to dinner with our client and her sister.
- 22:25SPEAKER_03: And she moved from Mexico here and they drove from Nexus House in person.
- 22:30SPEAKER_03: Yeah.
- 22:31SPEAKER_00: I showed her one house on WhatsApp video.
- 22:33SPEAKER_03: Yeah.
- 22:34SPEAKER_03: And she bought it.
- 22:35SPEAKER_03: Oh, yeah.
- 22:35SPEAKER_03: We did everything through WhatsApp.
- 22:37SPEAKER_03: I had no idea.
- 22:37SPEAKER_03: I'm like, what do we do?
- 22:38SPEAKER_03: And then we had another client at the same time away, and they were talking to, I'm like, what we are like WhatsApp Queens right now.
- 22:46SPEAKER_03: Yeah.
- 22:46SPEAKER_03: Right?
- 22:47SPEAKER_00: International real.
- 22:48SPEAKER_03: And how about this?
- 22:49SPEAKER_03: I get a call yesterday, and I've been getting spammed out of my mind.
- 22:55SPEAKER_03: Like every call says spam.
- 22:57SPEAKER_03: And if it doesn't, I'm like, is this spam?
- 22:59SPEAKER_03: You probably did.
- 23:00SPEAKER_03: You did.
- 23:01SPEAKER_03: Oh, I did.
- 23:02SPEAKER_03: You probably did.
- 23:02SPEAKER_03: It was after dinner.
- 23:04SPEAKER_03: Yeah.
- 23:08SPEAKER_03: So I get a call yesterday.
- 23:10SPEAKER_03: I pick it up.
- 23:11SPEAKER_03: Hello.
- 23:11SPEAKER_03: And I'm kind of in an attitude because I'm thinking it's spam, but it doesn't say it.
- 23:16SPEAKER_05: Were you?
- 23:16SPEAKER_05: Yes.
- 23:17SPEAKER_03: And the guy's like, hi, I was referred to you by.
- 23:20SPEAKER_03: I'm like, oh, hi.
- 23:21SPEAKER_03: So my tone changed.
- 23:22SPEAKER_03: That's the worst.
- 23:23SPEAKER_03: And I know.
- 23:24SPEAKER_03: I'm like, sorry that I have to like explain.
- 23:26SPEAKER_03: I thought you were a spam call.
- 23:27SPEAKER_03: I didn't yesterday, but I did the other day.
- 23:30SPEAKER_03: So he's like, um, hey, so I got referred to you by Kendra.
- 23:33SPEAKER_03: And I'm like, I've never met a Kendra in my life.
- 23:36SPEAKER_03: And then actually, I'm like, oh, I know a girl from high school.
- 23:38SPEAKER_03: Anyway, he's saying, I'm like, who?
- 23:40SPEAKER_03: And he's like, you're your preferred lender.
- 23:43SPEAKER_03: And I'm like, what the?
- 23:44SPEAKER_03: So I'm in my phone, like Kendra, Donna Thomas' agent.
- 23:50SPEAKER_00: Donna Thomas' agent?
- 23:52SPEAKER_00: Yes.
- 23:52SPEAKER_00: Wasn't that Kendra?
- 23:54SPEAKER_00: Maybe escrow officer.
- 23:56SPEAKER_00: No.
- 23:56SPEAKER_00: Oh shit.
- 23:58SPEAKER_03: I thanked her for the referral.
- 24:00SPEAKER_03: Wait a second.
- 24:01SPEAKER_00: Because no, Donna, Donna had a male realtor in Mexico.
- 24:06SPEAKER_03: No, here.
- 24:07SPEAKER_03: Here.
- 24:07SPEAKER_03: Who was the listing agent?
- 24:08SPEAKER_01: Oh.
- 24:10SPEAKER_01: It wasn't it wasn't Kendra.
- 24:11SPEAKER_03: I didn't think it was Kendra either.
- 24:13SPEAKER_01: It wasn't Kendra.
- 24:14SPEAKER_03: Did you look the person up?
- 24:16SPEAKER_03: Well, I put in Kendra and it said Thomas, listing agent.
- 24:20SPEAKER_00: Yeah.
- 24:21SPEAKER_00: For sure it wasn't Kendra.
- 24:23SPEAKER_00: Uh-oh.
- 24:24SPEAKER_03: Well, I texted her and I said another Thomas.
- 24:27SPEAKER_03: Yeah, I gotta look up, probably.
- 24:28SPEAKER_04: It's a comedy.
- 24:29SPEAKER_04: Put that phone number in uh Google and see what pops up.
- 24:32SPEAKER_03: Yeah.
- 24:32SPEAKER_03: Yeah.
- 24:33SPEAKER_03: Oh, damn it.
- 24:33SPEAKER_03: Well, that was exciting because whoever Kendra is referred me.
- 24:37SPEAKER_03: So now I have an application.
- 24:38SPEAKER_03: She was nice.
- 24:39SPEAKER_03: Oh, I thought it was Donna, so I got all excited.
- 24:42SPEAKER_03: Oh well.
- 24:42SPEAKER_03: I didn't think her name was Kendra actually.
- 24:44SPEAKER_03: What is her name?
- 24:45SPEAKER_00: I feel like it's Julie.
- 24:46SPEAKER_00: Is it Julie?
- 24:47SPEAKER_00: Anne?
- 24:48SPEAKER_03: I think so.
- 24:50SPEAKER_03: Goes by Kendra.
- 24:51SPEAKER_03: This is the worst.
- 24:52SPEAKER_03: Well, I do have a Kendra.
- 24:54SPEAKER_03: I gotta figure that out.
- 24:55SPEAKER_03: Anyway, I remember you saying when you get calls from people you don't know, that's when you've made it.
- 25:00SPEAKER_04: But no, I really don't know this person.
- 25:03SPEAKER_04: I never said that.
- 25:04SPEAKER_04: You said it'd be nice for me to get calls right in there with where they came from.
- 25:07SPEAKER_03: You said once you get calls, but that doesn't happen very often.
- 25:12SPEAKER_03: Yeah.
- 25:12SPEAKER_00: It it will though.
- 25:13SPEAKER_00: It's we're manifest.
- 25:15SPEAKER_00: It's coming.
- 25:15SPEAKER_00: It's coming.
- 25:16SPEAKER_00: Yeah.
- 25:17SPEAKER_03: Who is your favorite?
- 25:18SPEAKER_03: Or what is your f this is what I've heard recently.
- 25:22SPEAKER_03: If you had to design your avatar of who you want to work with, what does that avatar look like?
- 25:31SPEAKER_00: I think women in their forties.
- 25:34SPEAKER_00: Yes.
- 25:34SPEAKER_00: Yeah.
- 25:35SPEAKER_00: Okay.
- 25:35SPEAKER_00: Women in their forties, either like buying buying their home, building their little real estate empire, or really, I think I think every female, not even in their forties, every female should have one property.
- 25:50SPEAKER_03: Yes.
- 25:50SPEAKER_03: I think so.
- 25:51SPEAKER_00: In their own name.
- 25:52SPEAKER_03: I so agree.
- 25:53SPEAKER_03: And we could do that.
- 25:55SPEAKER_00: Yeah.
- 25:55SPEAKER_00: Yeah.
- 25:56SPEAKER_00: I think even if you're married.
- 25:58SPEAKER_00: That's our protection because you never know what can happen in life.
- 26:01SPEAKER_00: And I just think everyone, every female, and I mean male too, but yeah, I'm girl powered.
- 26:06SPEAKER_03: No, I get it.
- 26:06SPEAKER_04: I so agree.
- 26:07SPEAKER_04: Your first con you were so excited.
- 26:10SPEAKER_03: It was such an accomplishment.
- 26:12SPEAKER_04: Yeah.
- 26:12SPEAKER_04: And everybody should experience that.
- 26:14SPEAKER_04: Yeah.
- 26:15SPEAKER_04: Yeah.
- 26:15SPEAKER_03: Yeah.
- 26:15SPEAKER_03: And they can.
- 26:17SPEAKER_03: They absolutely can.
- 26:18SPEAKER_03: Yeah.
- 26:20SPEAKER_03: I love that.
- 26:21SPEAKER_03: Okay.
- 26:21SPEAKER_03: We are calling.
- 26:23SPEAKER_03: I should do a seminar.
- 26:24SPEAKER_00: We should.
- 26:25SPEAKER_03: We should.
- 26:26SPEAKER_00: Yeah.
- 26:27SPEAKER_03: And only women.
- 26:29SPEAKER_03: We just had on Johnny, who is so male, all male.
- 26:33SPEAKER_03: And now we have like such a girl.
- 26:35SPEAKER_03: Now I know how you felt on the conversation.
- 26:37SPEAKER_03: I mean, right?
- 26:40SPEAKER_03: Get on here.
- 26:42SPEAKER_03: Never, ever, ever, ever.
- 26:44SPEAKER_03: She won't even say anything.
