- 1:15Speaker 1: Wisconsin dot com, that's oro Ock Wisconsin dot com. We're
- 1:19Speaker 1: gonna be talking about renting versus buyings. There are pros
- 1:23Speaker 1: and cons to each, and we'll kind of break down
- 1:25Speaker 1: some of those areas that you need to think about
- 1:27Speaker 1: if you're thinking about buying, if you're continuing to rent,
- 1:30Speaker 1: what you need to think about when it comes to
- 1:32Speaker 1: the pluses and minuses on that. But before we get
- 1:34Speaker 1: rolling on that conversation, one of the cool things we
- 1:37Speaker 1: do each week here is a featured listing, And this
- 1:39Speaker 1: week we've got a really really nice, really nice house
- 1:44Speaker 1: in Portage. We're going north to town this week, aren't we, man, Yeah.
- 1:46Speaker 2: A little north. Yeah, that's N seven five seventy nine
- 1:51Speaker 2: Pine Ridge Circle and that's in Portage.
- 1:53Speaker 1: It's listened for four.
- 1:54Speaker 2: Hundred and twenty five thousand dollars and it's a it's
- 1:57Speaker 2: a beautiful setting.
- 1:58Speaker 1: Yeah, beautiful setting.
- 2:00Speaker 2: One point eight one acres and it's got four bedrooms
- 2:04Speaker 2: and over twenty four hundred square feet.
- 2:07Speaker 1: And you mentioned the setting, and folks want to head
- 2:10Speaker 1: on over to rock Wisconsin dot com you can see
- 2:12Speaker 1: this firsthand yourself. Beautiful tall pine trees, a wooded area
- 2:19Speaker 1: right around the lot. It's and you think about that
- 2:22Speaker 1: is you start seeing those big tall pines and big
- 2:25Speaker 1: trees like that, mature trees, I think is what they
- 2:27Speaker 1: call those. Those don't come come around overnight. I mean,
- 2:30Speaker 1: those are those are things that have grown and been
- 2:33Speaker 1: cared for over the years. And uh, what a really
- 2:35Speaker 1: really cool house. Four bedrooms, three three baths Columbia County.
- 2:39Speaker 1: Columbia County has as nice taxes. Yeah, if you're if
- 2:43Speaker 1: you're somebody that's saying, you know what, I want some
- 2:46Speaker 1: cool amenities. I want a great locale and I don't
- 2:48Speaker 1: want to pay a ton. It is a pretty good
- 2:51Speaker 1: place to be for.
- 2:52Speaker 2: That, I think. So it's a fairly quick interstate trip
- 2:56Speaker 2: down as well, so the commute is not too bad
- 2:58Speaker 2: to Madison.
- 2:58Speaker 1: It's one of those split I think a lot of
- 3:01Speaker 1: folks are familiar with that kind of that that split
- 3:03Speaker 1: level home. And I did notice too, like the entry
- 3:07Speaker 1: way has got it's got a really cool when you
- 3:10Speaker 1: pull in the driveway, you kind of there's like a
- 3:12Speaker 1: little the sidewalk is got a little curve to it,
- 3:16Speaker 1: and there's some really really nice shrubbery and some landscaping there,
- 3:20Speaker 1: and it really makes that the home and we're talking
- 3:23Speaker 1: about very welcoming, and it kind of sets the stage
- 3:25Speaker 1: for like a really really comfortable, cozy home. Yeah, I
- 3:30Speaker 1: think so.
- 3:30Speaker 2: And then it also helps to expose the basement so
- 3:33Speaker 2: you get some natural light down there, So it really
- 3:34Speaker 2: helps with that lower level finished square footage when you
- 3:37Speaker 2: have some natural light coming in.
- 3:38Speaker 1: And you mentioned square footage four hundred and seventy square feet,
- 3:41Speaker 1: that's a that's a good size home for sure.
- 3:43Speaker 2: So absolutely, Yeah, three different bathrooms as well.
- 3:47Speaker 1: Maybe talking every show all I gotta do is called
- 3:49Speaker 1: Chad Bower. He is the featured agent on this listing.
- 3:53Speaker 1: Chad Bowers teal Phe number six so eight two seven
- 3:56Speaker 1: nine fifty nine eighty five. That's two seven nine fifty
- 3:59Speaker 1: nine eighty five. Chad, talk a little bit more about
- 4:02Speaker 1: this beautiful listing in Portage in just a moment. But Matt,
- 4:06Speaker 1: we're going to talk this week about renting versus buying,
- 4:10Speaker 1: and there are obviously with any decision in life, there
- 4:13Speaker 1: are some considerations, and you certainly want to want to
- 4:16Speaker 1: make sure that you work through some of this stuff.
- 4:18Speaker 1: And there are of course pros and cons specifically here
- 4:21Speaker 1: in Dane County when we talk about especially the Madison
- 4:23Speaker 1: are yeah, renting there are some unique, unique things to
- 4:27Speaker 1: all the markets, but especially Madison and the renting market.
- 4:30Speaker 1: Let's talk about some of the pros to renting here
- 4:33Speaker 1: in Dane County and some of the things that that
- 4:35Speaker 1: kind of benefit folks. And I guess the first thing
- 4:36Speaker 1: that I noticed on your notes was the flexibility and
- 4:40Speaker 1: the mobility of being a renter. You're not really tied down,
- 4:43Speaker 1: are you. Yeah, it's it.
- 4:44Speaker 2: It's probably one of the number one reasons people decided
- 4:46Speaker 2: to rent versus buy. And it gives you the ability
- 4:49Speaker 2: to only be committed a verse a certain amount of time,
- 4:52Speaker 2: not I have to worry about selling your property per se.
- 4:55Speaker 2: You could rent in one location, move to another location
- 4:58Speaker 2: if the if your job warrants it, and if you
- 5:01Speaker 2: have to get relocated for some reason, and just gives
- 5:04Speaker 2: you a little more flexibility when you're doing that versus
- 5:06Speaker 2: home ownership.
- 5:07Speaker 1: Is there is there something too for a market for
- 5:09Speaker 1: folks that are looking for rentals. I know we've got
- 5:13Speaker 1: like EPIC, and we've of course got a lot of professors.
- 5:16Speaker 1: A friend of mine, her and her husband, both doctors.
- 5:19Speaker 1: They had a beautiful house here in town, and I
- 5:21Speaker 1: learned when they moved that they had actually been renting.
- 5:24Speaker 1: They had rented that house because they didn't know, you know,
- 5:26Speaker 1: what their next what their next step was as we talk,
- 5:30Speaker 1: and I know this is probably kind of turning it
- 5:32Speaker 1: a little bit and we'll get into the benefits of
- 5:34Speaker 1: home ownership, but it's also a good market, not just
- 5:37Speaker 1: to be a renter, but it's also to be a
- 5:40Speaker 1: landlord of property owner with rental property, isn't it? Sure?
- 5:44Speaker 2: Absolutely? And you know, proximity to larger, you know, employers
- 5:49Speaker 2: like you had mentioned like EPIC really does affect not
- 5:52Speaker 2: only you know, the rentals in the area, but it
- 5:54Speaker 2: also ends up affecting house prices as well. How much
- 5:56Speaker 2: Varna has grown since EPIC came into town, and that's
- 6:00Speaker 2: happened with both nice apartments that have been built as
- 6:03Speaker 2: well as a brand new subdivision.
- 6:05Speaker 1: You know, there's a lot of things from I remember
- 6:08Speaker 1: as a renter that I don't miss at all as
- 6:10Speaker 1: a homeowner. One thing that I that I do kind
- 6:13Speaker 1: of miss is this next one, which is that maintenance
- 6:16Speaker 1: free lifestyle and not having there is nothing to worry
- 6:19Speaker 1: about because at the end of the day, as a renter,
- 6:20Speaker 1: that's not my problem. Yeah.
- 6:22Speaker 2: You know, if you have anything that breaks down in
- 6:25Speaker 2: the apartment isn't working properly, whether it's plumbing or electrical,
- 6:29Speaker 2: it is the landlord's responsibility. But that doesn't mean that
- 6:32Speaker 2: you need to have a good landlord because you know
- 6:34Speaker 2: they're out there waiting for a few days to a
- 6:36Speaker 2: week to have things repaired. You know, maybe that's not
- 6:39Speaker 2: as convenient, but for the most part, yeah, you don't
- 6:43Speaker 2: have to worry about having anything fixed because they'll have
- 6:45Speaker 2: their maintenance guys come out and you won't need to
- 6:48Speaker 2: know how to replace that faster.
- 6:49Speaker 1: One of the things I learned too in home ownership
- 6:51Speaker 1: is if if you don't want to worry about it,
- 6:53Speaker 1: there are plenty of people that if you give them
- 6:54Speaker 1: a little bit of money, they will come and take
- 6:56Speaker 1: care of your problems at your home.
- 6:57Speaker 2: There you go, there you go, or back in the
- 6:59Speaker 2: day I work at home Depot. You know, they have
- 7:01Speaker 2: enough little classes and clinics they can actually you can
- 7:03Speaker 2: actually learn how to do it yourself.
- 7:05Speaker 1: So I you know what, and this is just completely
- 7:07Speaker 1: popped into my head. You guys have closing, should should
- 7:09Speaker 1: do like a little thank you Home Depot gift card
- 7:12Speaker 1: to new homeowners, just like.
- 7:14Speaker 2: That's typically actually what I give is though, Oh yeah.
- 7:17Speaker 1: That's such a perfect years many years ago, when we
- 7:20Speaker 1: bought our first home, my friend Dave said, he's like,
- 7:24Speaker 1: he's like, congratulations, and he's like, I'll see you at Minard's. Yeah,
- 7:27Speaker 1: there you go.
- 7:29Speaker 2: When I first first purchased at my first home, one
- 7:31Speaker 2: of the big purchases at the time was to get
- 7:34Speaker 2: an appliance dolly, the one that has the strap or
- 7:36Speaker 2: the appliance in It's been well twenty three years and
- 7:41Speaker 2: I still have that appliance DOLLI and I still have
- 7:42Speaker 2: friends borrowing it all the time.
- 7:44Speaker 1: I can't believe I still have it.
- 7:46Speaker 2: I figured they just keep it in their garage and
- 7:47Speaker 2: I never get it back one of these times.
- 7:49Speaker 1: Yeah, exactly. Yeah, It's one of those things that it's
- 7:52Speaker 1: the fun part too. By the way, when you when
- 7:54Speaker 1: you first buy your home, and we'll talk about some
- 7:56Speaker 1: of the great pros and cons of it. It's some
- 7:58Speaker 1: of the neat little things that you can do. Since
- 8:00Speaker 1: it's your home, your property, you can do pretty much
- 8:03Speaker 1: anything you like. But real quick, before we get to
- 8:06Speaker 1: buying a couple of things. On the renting side, there
- 8:08Speaker 1: are some there are some cons and I'll say, and
- 8:11Speaker 1: this is me speaking here, some pretty significant cons to
- 8:15Speaker 1: renting one and this is the I think the biggest one.
- 8:18Speaker 1: You're not building equity. You're not that money is building
- 8:20Speaker 1: somebody else's equity that's paying off somebody else's mortgage, isn't it.
- 8:24Speaker 2: Yeah, absolutely, I'm you know, in equity building, I guess
- 8:27Speaker 2: in some way it goes two different directions. One is
- 8:31Speaker 2: paying down the principle on your house, having your payments
- 8:34Speaker 2: actually go towards the equity in your home. And the
- 8:38Speaker 2: other is, you know, realizing appreciation and house value. Right,
- 8:42Speaker 2: so as you're sitting in an apartment, if the housing
- 8:45Speaker 2: market continues to go up like it has for so many,
- 8:48Speaker 2: well decades really at this point, that you're not taking
- 8:52Speaker 2: advantage of that to that rise in the prices of
- 8:55Speaker 2: the house.
- 8:56Speaker 1: And the other thing is is we kind of walk
- 8:57Speaker 1: through this week with Matt Heytman of Rock Realty, Renting
- 9:00Speaker 1: versus buying here in Dane County. As we're talking about renting,
- 9:03Speaker 1: talked about some of the pros, touching on a couple
- 9:05Speaker 1: of the cons as well. With renting is Madison is
- 9:09Speaker 1: especially with Dane County and the adjacent counties. Also when
- 9:13Speaker 1: it comes to rental units, there is a shortage, which
- 9:18Speaker 1: means if you're looking to move or you're looking to
- 9:20Speaker 1: move in, it's a lot of work and it can
- 9:23Speaker 1: be very hard to find that right place and it
- 9:26Speaker 1: also can be hard to find one that's that's affordable.
- 9:29Speaker 1: I mean it, it can get very expensive to rent
- 9:31Speaker 1: and it can be a hard a hard competition to
- 9:34Speaker 1: find that right spot. Can'ton.
- 9:35Speaker 2: Yeah, and there's you know, there's been just significant rent
- 9:38Speaker 2: increases as of late. And you know when when you
- 9:42Speaker 2: have a competitive market, the landlords get to be a
- 9:45Speaker 2: little more picky and they can find that person that makes,
- 9:47Speaker 2: you know, three or four times that the amount of
- 9:50Speaker 2: rent and they don't have any debt and stellar credit
- 9:53Speaker 2: rating right So it becomes harder and harder to find
- 9:55Speaker 2: a place. But I think it's I think it's important
- 9:57Speaker 2: with the rent increases that people realize as the cost
- 10:01Speaker 2: of housing regular houses go up, as the interest rates
- 10:04Speaker 2: go up, and such rent is going to stay ahead
- 10:07Speaker 2: of that because as someone that owns the building, you
- 10:10Speaker 2: don't want to be making less than what you have
- 10:12Speaker 2: to pay for that building. So as a mortgage, uh,
- 10:16Speaker 2: you know, costs would go up because of interest rates.
- 10:19Speaker 2: So with the rent and the rent has to stay
- 10:20Speaker 2: ahead of it.
- 10:21Speaker 1: So I always say, whenever people complain about gas prices,
- 10:24Speaker 1: why they go up? I always say, because they can,
- 10:26Speaker 1: And the same it kind of holds true with especially
- 10:28Speaker 1: in a hot market like Madison, Why did my rent
- 10:31Speaker 1: go up? Because it can? Because if you're not willing
- 10:34Speaker 1: to pay that, somebody else, somebody else absolutely is. As
- 10:37Speaker 1: we're talking this week with Matt Heyman, of course, Matt
- 10:39Speaker 1: comes to us from Rockrealty Online Rock Wisconsin dot com.
- 10:43Speaker 1: That's roc K Wisconsin dot com. Also great website. If
- 10:46Speaker 1: you are looking to buy a home you want to
- 10:49Speaker 1: get to know the agents at Rock Realty, just head
- 10:51Speaker 1: on over to Wisconsin Buyeragent dot com. That's Wisconsin Buyeragents
- 10:57Speaker 1: dot com. You can learn more about the agents at
- 11:00Speaker 1: at Rock Realty. You can also not only read their buyos,
- 11:03Speaker 1: but you can also request a phone call and start
- 11:05Speaker 1: a conversation with them as well. Again that website, Wisconsin
- 11:08Speaker 1: buyeragent dot com. Let's talk about some of the pros
- 11:12Speaker 1: of buying here in Dame County. And as we're talking
- 11:16Speaker 1: with the rental side, one of the big one of
- 11:19Speaker 1: the big cons is no equity building. Let's talk about buying.
- 11:23Speaker 1: You're on the other side of that equation, now, aren't you. Yeah, exactly.
- 11:25Speaker 2: And you know, the longer you can be in a home,
- 11:28Speaker 2: the more principle you're going to be able to pay down. Yeah,
- 11:31Speaker 2: every portion of every payment goes towards your principle. If
- 11:35Speaker 2: you round up or even make double payments, you'll be
- 11:38Speaker 2: paying off that debt even quicker. And you know, eventually
- 11:43Speaker 2: that becomes a significant amount, you know, and the spread
- 11:46Speaker 2: between what the house value is in the market versus
- 11:49Speaker 2: what you owe is something that can even be tapped
- 11:52Speaker 2: into as well with the home equity loan, So it's
- 11:55Speaker 2: not like the money disappears into thin air. You can
- 11:58Speaker 2: actually still gain access to that when you need it.
- 12:00Speaker 1: Do you guys help it? And I know the answer
- 12:02Speaker 1: to this question, but I'll put it out there. I
- 12:04Speaker 1: talk to and I know for a lot of folks,
- 12:06Speaker 1: especially trying to buy their first home, they see property values,
- 12:10Speaker 1: home values they've gone up, and they're saying, how can
- 12:13Speaker 1: I get in? There are amazing things out there for folks,
- 12:18Speaker 1: first time home buyers, people looking to get into certain areas.
- 12:22Speaker 1: I know that there's some really advantageous mortgages with some
- 12:25Speaker 1: great rates. If you're maybe not right on the isthmus,
- 12:28Speaker 1: but some of the outlying areas. Your agents work with
- 12:31Speaker 1: folks and that may be saying, well, I don't think
- 12:33Speaker 1: I can, but let's start this conversation, work them and
- 12:37Speaker 1: find a way to get them that write home and
- 12:39Speaker 1: get them into that home.
- 12:40Speaker 2: Well, even even if you don't think you can qualify,
- 12:42Speaker 2: it's good to know to know where you need to
- 12:45Speaker 2: go as well, Hey I need to get this car
- 12:47Speaker 2: paid off before I can afford a much larger purchase value,
- 12:52Speaker 2: right to know, Hey I need to improve my credit
- 12:55Speaker 2: just a bit more and this is how I can
- 12:57Speaker 2: do it. So regardless having them contact you know a lender,
- 13:00Speaker 2: and we have a preferred lender that we love working with,
- 13:03Speaker 2: and you know, getting them in touch early so that
- 13:06Speaker 2: you can have a goal and a guideline of where
- 13:09Speaker 2: you want to be. It's really important.
- 13:11Speaker 1: And speaking of the dollars and cents, when it comes
- 13:15Speaker 1: to home ownership, thing that you suddenly discover is you
- 13:19Speaker 1: pay close attention to some of the tax benefits of
- 13:22Speaker 1: owning home. You've got something that you can start talking
- 13:25Speaker 1: about deductions and other things, don't you. Yeah.
- 13:27Speaker 2: Usually it's when you first purchase a house that you
- 13:30Speaker 2: start itemizing your tax deduction versus just taking kind of
- 13:34Speaker 2: the standard deduction. Right. That's because you can use property
- 13:39Speaker 2: taxes and write those off. You can use the interest
- 13:41Speaker 2: you paid on your mortgage and write that off. So
- 13:44Speaker 2: not only are you building equity, but you're able to
- 13:48Speaker 2: kind of increase your expenses to the tax man.
- 13:51Speaker 1: Yeah. I remember one of the big associations put out
- 13:54Speaker 1: a couple of years ago some of the benefits of homeownership,
- 13:58Speaker 1: and they talk about different things like about children performing
- 14:02Speaker 1: Like you wouldn't think this, but kids who live in
- 14:04Speaker 1: homes that are that are owned as opposed to rent
- 14:07Speaker 1: and do far better in school. You think, well, that's
- 14:10Speaker 1: that is interesting. The other thing that I saw is
- 14:13Speaker 1: the long term financial growth that is a significant impact
- 14:17Speaker 1: for home ownership. Folks that own homes tend to financially,
- 14:22Speaker 1: do quite, They do much better, don't they.
- 14:24Speaker 2: Yeah, I mean over the long term, real estate is
- 14:27Speaker 2: one of the best investments you can you can put
- 14:29Speaker 2: your money in, and long term all of us look
- 14:34Speaker 2: back and say, wow, if I just kept that one house.
- 14:37Speaker 1: Yeah, look how much it's worth.
- 14:39Speaker 2: Now, right, I mean, you know, over the over the
- 14:41Speaker 2: longer term, yes, you'll have some downward dips, but over
- 14:44Speaker 2: the longer term it always increases and tends to, you know,
- 14:48Speaker 2: outpace inflation. So it's a great investment.
- 14:50Speaker 1: It's a fantastic investment. It's a great time to start
- 14:53Speaker 1: that conversation you've been looking to buy a home. Rock Realty.
- 14:56Speaker 1: They've got fantastic agents for you. If you head on
- 14:59Speaker 1: over to the website Wisconsin buyeragent dot com, you can
- 15:03Speaker 1: learn more about the agents at Rock Realty. You can
- 15:05Speaker 1: also request a phone call start a conversation with them.
- 15:08Speaker 1: As we talk about you don't know what you don't know,
- 15:10Speaker 1: and it's a great time you've been thinking about if
- 15:12Speaker 1: you wanted to own a home, start that conversation and
- 15:15Speaker 1: they can they can definitely work with you to see
- 15:17Speaker 1: what options are available to you. As we talked this
- 15:20Speaker 1: week with Matt Heytman of Rockrealty, and there are there
- 15:24Speaker 1: are some things when at the cons of home ownership,
- 15:26Speaker 1: there are things you have to be aware of. This
- 15:28Speaker 1: first one higher upfront costs, and this is I think
- 15:31Speaker 1: for a lot of people that can be that that hurdle,
- 15:34Speaker 1: that that either is legitimately holding them back or at
- 15:37Speaker 1: least perceived there to hold them back.
- 15:40Speaker 2: Yeah, yeah, I mean, you know, the costs are can
- 15:43Speaker 2: be significant. Right, You've got your down payment and that
- 15:47Speaker 2: can range between three percent and twenty percent, you know,
- 15:51Speaker 2: first time home buyers. Sometimes there's a down payment assistance
- 15:54Speaker 2: programs too, which actually you can get you into home
- 15:56Speaker 2: virtually with no down payment, but there are other costs
- 16:00Speaker 2: and things up front. It's important to know that you
- 16:03Speaker 2: can work some of those closing costs and prepaid items
- 16:07Speaker 2: like your homeowner's insurance and such. You can work that
- 16:10Speaker 2: into an offer so that the seller credits you for that.
- 16:13Speaker 1: So there are ways to.
- 16:14Speaker 2: Work around that, and our agent are very aware of
- 16:17Speaker 2: that and you can hopefully get you first time home
- 16:19Speaker 2: buyers in a house at a very low initial cost
- 16:22Speaker 2: compared to what it could be.
- 16:23Speaker 1: I'm hearing from folks that are renting about and looking
- 16:26Speaker 1: for new places, the amount they're paying in security deposits.
- 16:29Speaker 1: At some point, I'm going it's here in front of
- 16:31Speaker 1: down payment.
- 16:32Speaker 2: Are sure, Yeah, first month's rent, last month's rent, security deposit, Yeah,
- 16:35Speaker 2: it's it's It adds up quick.
- 16:37Speaker 1: It can definitely add up quick. As we talked this
- 16:39Speaker 1: week with Matt Heyman. Of course, Matt comes to us
- 16:41Speaker 1: from Rockrealty the website Rockwisconsin dot com. That's oro ock
- 16:45Speaker 1: Wisconsin dot com. When you're over there, make sure you
- 16:47Speaker 1: check out this week's featured listening right at n fifty
- 16:51Speaker 1: seventy five seventy nine Pine Ridge Circle in Portage. We'll
- 16:55Speaker 1: talk a little bit more about that, but you can
- 16:56Speaker 1: see it right at Rockwisconsin dot com. So we're talking
- 17:00Speaker 1: about some of the pros and cons are both renting
- 17:02Speaker 1: and buying and working our way through the buying side
- 17:06Speaker 1: right now, and some of the some of the cons. Obviously,
- 17:08Speaker 1: when you buy a home, there is a there is
- 17:11Speaker 1: a commitment to that home. Is you can't just in
- 17:15Speaker 1: the middle of the night, pack up your stuff and
- 17:17Speaker 1: leave and say this is somebody else's problems. You are
- 17:20Speaker 1: really you are really getting into a commitment aren't you.
- 17:23Speaker 2: Yeah, absolutely, I mean it's it's not an up and move,
- 17:28Speaker 2: you know, every every year or so kind of investment. Right,
- 17:30Speaker 2: you can do that. However, with all the costs of actually,
- 17:33Speaker 2: you know, listing, selling, and closing on a house, you
- 17:37Speaker 2: don't want to be doing it that often. Although it
- 17:39Speaker 2: used to be every seven years, we're seeing a lot
- 17:41Speaker 2: closer to three to four years. People are moving now,
- 17:44Speaker 2: but it is, Yeah, it is a little less flexible
- 17:47Speaker 2: than the rental market.
- 17:49Speaker 1: And i Will says as for folks that that are
- 17:53Speaker 1: maybe apprehensive about getting into the market, one of the
- 17:57Speaker 1: cool things is, and we touched on this earlier with
- 17:59Speaker 1: some of the pro of home ownership is if you
- 18:01Speaker 1: get bored with your house, you can always change things around. Yeah,
- 18:05Speaker 1: there is nothing stopping you from putting new carbon in,
- 18:09Speaker 1: or putting new flooring in, or going down to it
- 18:11Speaker 1: if you're feeling a.
- 18:12Speaker 2: Little closed in over the winter, tear down a wall,
- 18:14Speaker 2: you know, exactly exactly.
- 18:19Speaker 1: And that's that's some of the great stuff of home ownership.
- 18:21Speaker 1: As we talked this week with our friends from Rock Realty,
- 18:24Speaker 1: Matt Heypman and Studio this morning, talking about the pros
- 18:27Speaker 1: and cons of renting versus owning, and again, if you've
- 18:31Speaker 1: been thinking about buying a home, don't ever hesitate to
- 18:34Speaker 1: start that conversation. Maybe maybe you are in a position
- 18:37Speaker 1: where now is not the perfect time, but you don't
- 18:39Speaker 1: know until you start that conversation and start putting a
- 18:42Speaker 1: plan in place to make it the right time to
- 18:44Speaker 1: own a home again. You can learn more online rock
- 18:46Speaker 1: Wisconsin dot com. That's r O c K Wisconsin dot com.
- 18:49Speaker 1: While we're on websites and talking about buying a home.
- 18:52Speaker 1: What a great new website you have, Matt, This Wisconsin
- 18:55Speaker 1: buyer agent dot com. It's a great tool. It's kind
- 18:58Speaker 1: of like a chance to get a get a nice
- 19:02Speaker 1: feel for all different agents and set up an appointment
- 19:04Speaker 1: as well to actually get a get a real conversation
- 19:07Speaker 1: with them. What kind of spurred this? What what was
- 19:09Speaker 1: kind of the thinking behind, Hey, we need this and
- 19:12Speaker 1: why doesn't everybody do this?
- 19:13Speaker 2: Man? Yeah, it just it feels like the buyers were
- 19:17Speaker 2: kind of thrown thrown into the wild, if you will,
- 19:20Speaker 2: when they're online search of homes, they got randomly assigned
- 19:24Speaker 2: to an agent. Just felt like they didn't have any
- 19:26Speaker 2: you know, power in the transaction, especially you know lately
- 19:29Speaker 2: it's all been a listing and selling side market. But
- 19:33Speaker 2: this allows them to go through find a perfect agent
- 19:36Speaker 2: that's a good match for them, and say, hey, I
- 19:38Speaker 2: want you to work you know, for me in this transaction.
- 19:41Speaker 2: I want you to you know, represent me. Make sure
- 19:44Speaker 2: that you know, I don't step any potholes, make sure
- 19:46Speaker 2: that we're getting the.
- 19:47Speaker 1: Best price, the best protection.
- 19:48Speaker 2: And they then request, you know, an interview with the agents,
- 19:52Speaker 2: and the agents then interview with the client and they decide, hey,
- 19:56Speaker 2: this is a good fit that I'm not going to
- 19:58Speaker 2: let you know, one of the major real dot com
- 20:00Speaker 2: just assign me a random agent. I'm going to pick
- 20:03Speaker 2: the agent I want to work with.
- 20:04Speaker 1: It's such an important and it's an important partnership and
- 20:07Speaker 1: you really want to make sure that you get that opportunity.
- 20:10Speaker 1: And I do like when we point out kind of
- 20:12Speaker 1: how traditionally folks may have done it's just a random assignment.
- 20:16Speaker 1: People go to a website and oh, there's the agent.
- 20:18Speaker 1: We're going to work with that person. It doesn't make
- 20:21Speaker 1: a good match and doesn't make it a good process.
- 20:23Speaker 1: And that's really cool thing about heading over to the
- 20:25Speaker 1: website Wisconsin Buyer agent dot com It's a great process,
- 20:28Speaker 1: great opportunity to get to know the agents at Rock Realty.
- 20:32Speaker 1: Also read their bios and schedule that phone call with
- 20:35Speaker 1: them as well. That all at Wisconsin Buyeragent dot com.
- 20:38Speaker 1: That's Wisconsin buyer Agent dot com. Finally, before before we
- 20:43Speaker 1: get back to our featured listing this week, I do
- 20:45Speaker 1: want to talk about some of the factors to consider
- 20:47Speaker 1: here in Dane County and rental market conditions. That is
- 20:51Speaker 1: a that is a big factor, especially in a college
- 20:54Speaker 1: town and a town that's no mobile, isn't it.
- 20:56Speaker 2: Yeah, I mean it's it's remained strong for years and
- 21:01Speaker 2: as you said, it's a you know, there's just not
- 21:04Speaker 2: enough inventory for on the rental market. And you know,
- 21:07Speaker 2: surprisingly enough, you know, as far as the housing market,
- 21:11Speaker 2: we are seeing a little more balance. We are seeing
- 21:12Speaker 2: some houses sit out there for a while. So it
- 21:14Speaker 2: might be the perfect time to to get out of
- 21:16Speaker 2: the really tight rental market, maybe getting getting into your
- 21:19Speaker 2: first house. So I think they could be a you know,
- 21:22Speaker 2: a great time to take advantage of the kind of
- 21:25Speaker 2: balancing out of the interest rates. They're no longer going up.
- 21:27Speaker 2: Maybe they'll tick lower, but it should be pretty consistent this.
- 21:30Speaker 1: Year what about interest rates and that and this is
- 21:33Speaker 1: this is this is the reality of home ownership. And
- 21:36Speaker 1: uh and I know sometimes people go, oh, interest rates,
- 21:39Speaker 1: they're up and they're high. It's like historically they're not.
- 21:42Speaker 1: They're really that high at all. But is that is
- 21:45Speaker 1: that something that said? Does that come up as far
- 21:47Speaker 1: as part of that conversation with folks looking to buy
- 21:49Speaker 1: a home is like I want to buy? What interest rates?
- 21:52Speaker 1: Or is that Is that part of a conversation that
- 21:54Speaker 1: goes on.
- 21:54Speaker 2: Yeah, I would say that the majority of buyers that
- 21:56Speaker 2: we speak with now that's their main factor for not
- 22:01Speaker 2: kind of getting off the fence, if you will, and
- 22:03Speaker 2: making that purchase. As the interest rates and you know,
- 22:06Speaker 2: the perspectus here from everybody is that interest rates aren't
- 22:09Speaker 2: going to fall that much more, right, maybe a quarter two,
- 22:12Speaker 2: maybe a third or third point over the next year,
- 22:16Speaker 2: and by that time maybe other buyers have gotten off
- 22:18Speaker 2: the fence and it's gotten more competitive. So I think
- 22:21Speaker 2: getting out there right now, right before the spring market hits,
- 22:25Speaker 2: would be a perfect time for first time home are.
- 22:28Speaker 1: Really good time to get out and it's we've had
- 22:30Speaker 1: such nice weather too, and I know today's a little chillier,
- 22:32Speaker 1: but it's still you don't have to deal with snow.
- 22:35Speaker 1: You can get a good look at the roof, you
- 22:36Speaker 1: can get a good look at the It's a great
- 22:38Speaker 1: time to be and I think the weekend forecast well perfect,
- 22:41Speaker 1: So it's a good time to get out. And one
- 22:43Speaker 1: of the houses you definitely want to check out if
- 22:45Speaker 1: you had on over to Rock Wisconsin dot com or
- 22:47Speaker 1: simply a call Chad is this house in Portage right
- 22:51Speaker 1: in Columbia County on Heiner Ridge Circle. And we were
- 22:57Speaker 1: talking earlier about the size, four bedroom, three three bath,
- 23:00Speaker 1: as you mentioned, and I know what you mentioned this,
- 23:03Speaker 1: but I think it needs bears repeating. Almost two acres
- 23:06Speaker 1: strung at one point eight acres of land, and you
- 23:10Speaker 1: can't go wrong with with more acreags, can you?
- 23:12Speaker 2: Man? You can't nice flat acreage too.
- 23:15Speaker 1: Oh that that's that's an interesting perspective there too. Is
- 23:18Speaker 1: it's not Yeah, it's not like it it's actually usable. Yeah,
- 23:21Speaker 1: you can do something. Yeah, you know, your kid's right
- 23:23Speaker 1: eyeball in a goat cart right now, riding around then
- 23:27Speaker 1: and your wife is going, you're gonna rip up my
- 23:29Speaker 1: lawn and your and your husband's saying he's gonna rip
- 23:32Speaker 1: off our lawn, so I really really Also the garage,
- 23:35Speaker 1: got a got a really nice attached garage, and and
- 23:38Speaker 1: I'm seeing it's it's got some depth to it, so
- 23:41Speaker 1: you can put a couple of couple few cars and
- 23:43Speaker 1: storage and other things.
- 23:45Speaker 2: It's on the verge of three car.
- 23:46Speaker 1: I would say, yeah, well, and I don't know about you, Matt,
- 23:50Speaker 1: but you got a couple of toys, maybe a motorbike
- 23:53Speaker 1: something like that four wheeler, four wheeler. It is also
- 23:57Speaker 1: wired if you if you want to add h It's
- 23:59Speaker 1: got the amporage in the in the and the outlets
- 24:02Speaker 1: for you're thinking about adding a EV charger or maybe
- 24:05Speaker 1: doing doing hot tub. You've got that there. Really get
