- 0:02Speaker 1: Thirteen ten WIBA and ask the experts. Hanging out this
- 0:05Speaker 1: morning with Matt Hepeman. Matt, of course, comes to us
- 0:07Speaker 1: from Rockrealty online, Rock Wisconsin dot com. That's Rock RCK
- 0:13Speaker 1: Wisconsin dot com. Dell phone number six oh eight six
- 0:15Speaker 1: seven three fifty four hundred, that's six seven three fifty
- 0:19Speaker 1: four hundred for Rockrealty. Matt, How you doing this morning?
- 0:22Speaker 2: Doing great? How about you, Sean?
- 0:24Speaker 1: Doing really well. It's great to talk with you, and
- 0:25Speaker 1: thanks for joining us, and we've got got a great conversation,
- 0:28Speaker 1: very timely. It's always saying, you know, for folks that
- 0:30Speaker 1: don't know this, you can set your watch to the
- 0:33Speaker 1: timeliness of this program. We're actually going to talk about
- 0:35Speaker 1: getting your house ready to sell in the fall months
- 0:38Speaker 1: and fall maintenance. But before we get to that, Matt,
- 0:41Speaker 1: A great feature of the program also is the weekly
- 0:43Speaker 1: featured listing. And I don't know, I'm guessing that the
- 0:46Speaker 1: entire portfolio at Rock Realty is just spectacular because every
- 0:51Speaker 1: week when you bring in a featured home, I am
- 0:53Speaker 1: always amazed by the property. And this week you've got
- 0:57Speaker 1: one here in the city of Madison in a fantastic
- 0:59Speaker 1: nameborhood on Gladstone Drive. Tell us about this week's featured listing.
- 1:03Speaker 2: Matt, Yeah, this is a west side property located kind
- 1:08Speaker 2: of off a merefield north of PD McKey Road there,
- 1:11Speaker 2: and it's a seven three zero five Gladstone Drive that's
- 1:17Speaker 2: in the five three seven nine area code zip code,
- 1:21Speaker 2: and it's listed for four hundred and seventy nine nine hundred.
- 1:26Speaker 2: This one's got four bedrooms, which is a you know,
- 1:29Speaker 2: a desirable amount of bedrooms, and everybody's looking for at
- 1:32Speaker 2: least like three bedrooms in office and this one, this
- 1:35Speaker 2: one's a large property, so it's got four bedrooms and
- 1:38Speaker 2: then the potential of a bedroom in the basement too
- 1:41Speaker 2: if you just add a negress.
- 1:42Speaker 1: So so sounds nice, Matt. The other I years and
- 1:47Speaker 1: years and years ago I had I'd rented a duplex
- 1:50Speaker 1: there when I was a much younger person, And I
- 1:52Speaker 1: will tell you this, it's a that's a fantastic neighborhood,
- 1:55Speaker 1: great area. A turning friend of mine has lived over
- 1:58Speaker 1: there for many years as well. It's a really really
- 2:00Speaker 1: good neighborhood. And you talk about that price point, Madison
- 2:04Speaker 1: is such a such a desirable community obviously to get
- 2:07Speaker 1: into the city proper and having something at that price point.
- 2:11Speaker 1: We talked about four bedrooms, three baths, a half bath
- 2:14Speaker 1: as well. You're talking about a really, really good opportunity
- 2:18Speaker 1: for you think about for a family, being great schools,
- 2:21Speaker 1: being a great neighborhood. There's all sorts of amenities nearby,
- 2:24Speaker 1: and that price is pretty phenomenal. So I have a
- 2:27Speaker 1: feeling a lot of folks are going to be calling about
- 2:29Speaker 1: this one.
- 2:29Speaker 2: Yeah, I think so. And you know, it's you know,
- 2:30Speaker 2: it's built in the nineties, nineteen ninety three, it's not
- 2:32Speaker 2: a quarter acre. The one thing I really like about
- 2:36Speaker 2: is just the amount of space two different living areas
- 2:39Speaker 2: on that first floor, even with four bedrooms. That upstairs
- 2:43Speaker 2: primary bedroom is like seventeen foot long, so it's huge.
- 2:47Speaker 2: It has its own, you know, on suite as well,
- 2:50Speaker 2: So there's a lot to like about the property. I
- 2:53Speaker 2: think it's a it's a perfect for you know, any
- 2:56Speaker 2: size family, and I think it should go pretty quick.
- 3:00Speaker 1: I bet it will. And of course, if you're interested,
- 3:02Speaker 1: now it's time to pick up phone. Give Matt a
- 3:03Speaker 1: call six oh eight, six seven three fifty four hundred.
- 3:06Speaker 1: That's six seven three fifty four hundred. Asked to see
- 3:09Speaker 1: the house on Gladstone Drive. Speaking of seeing homes, if
- 3:13Speaker 1: you head on over to Rock Wisconsin dot com, it's
- 3:16Speaker 1: always great. Not only do you see our featured listing there,
- 3:18Speaker 1: but you can also peruse other houses in the area
- 3:21Speaker 1: for sale, and it's always a lot of fun.
- 3:23Speaker 2: I Matt.
- 3:24Speaker 1: One of the things I always tell people is like,
- 3:26Speaker 1: if you're looking for something to do, I know a
- 3:28Speaker 1: lot of us, you know, we automatically pick up our
- 3:30Speaker 1: phone bookmark Rock Wisconsin check it out. I don't know
- 3:33Speaker 1: what it is, and maybe you know what it is,
- 3:36Speaker 1: but there is something just even if you're not looking
- 3:38Speaker 1: to buy, there's something really cool about just scrolling through
- 3:40Speaker 1: and looking at homes for sale.
- 3:43Speaker 2: Well absolutely, I mean, especially over like the last few years,
- 3:45Speaker 2: just seeing what things go for now. You know, either
- 3:48Speaker 2: either you're looking to buy your first home or you're
- 3:51Speaker 2: wondering how much your home is worth. So it kind
- 3:53Speaker 2: of satisfies both.
- 3:54Speaker 1: Yes it does, Yes, it does. You can check those
- 3:56Speaker 1: out at Rock Wisconsin dot com. That's Rock r c
- 4:00Speaker 1: K Wisconsin dot com. Let's talk about tis the season
- 4:04Speaker 1: and there's never a bad time to be listing a home.
- 4:07Speaker 1: And one of the important things though, is making sure
- 4:09Speaker 1: that whether you're looking to sell or you're just simply
- 4:12Speaker 1: looking for maintenance, you want to make sure you're taking
- 4:14Speaker 1: care of your home. And there are certain areas, i know,
- 4:17Speaker 1: hotspots if you will, around the house that really do
- 4:20Speaker 1: make a difference as far as overall longevity of your home,
- 4:24Speaker 1: a peal of your home, safety of your home as well.
- 4:26Speaker 1: Let's talk about some of the things you can be
- 4:28Speaker 1: doing right now, Matt when it comes to fall home
- 4:31Speaker 1: maintenance and kind of putting together a bit of a
- 4:33Speaker 1: checklist for folks.
- 4:34Speaker 2: Yeah. Yeah, we put together a good checklist of things
- 4:36Speaker 2: to kind of keep in mind and you know, maybe
- 4:39Speaker 2: take a look at in your house. I know, with
- 4:41Speaker 2: the eighty degree weather, it's hard to believe this is
- 4:43Speaker 2: getting near fall, but yeah, it won't be long. Just
- 4:46Speaker 2: around the corner of those temperatures a drop. We do
- 4:48Speaker 2: live in Wisconsin, so yeah, the first thing we have
- 4:52Speaker 2: on the list is cleaning the dry events. That's something
- 4:55Speaker 2: that's missed pretty often and it's a good idea to
- 4:58Speaker 2: take a look at that while it's a still somewhat
- 5:00Speaker 2: warm weather out and that can really have a dramatic
- 5:05Speaker 2: increase in the risk of fire. You know, if if
- 5:07Speaker 2: you've got clogged dryer vents. I know that. You know,
- 5:11Speaker 2: one of my agents actually had this just recently, and yeah,
- 5:13Speaker 2: it's she found out that they've been clogged, and she
- 5:18Speaker 2: actually even had a little bit of a smoke happening.
- 5:20Speaker 2: So we don't you don't want it to get that far.
- 5:22Speaker 2: I get.
- 5:23Speaker 1: You know, one of the things that folks may not
- 5:24Speaker 1: realize either about like dryer lint and other things that
- 5:28Speaker 1: like if you talk to like woodsmen outdoors people that
- 5:30Speaker 1: are like you know, these naturalists or naturalists or whatever
- 5:33Speaker 1: they call those people that like to just go out
- 5:35Speaker 1: in the middle of the boondogs and like survive off
- 5:37Speaker 1: of nature. One of the things that they used to
- 5:39Speaker 1: start fires is they will take pocket lint and lint
- 5:43Speaker 1: from their clothes or they'll have a little tin full
- 5:45Speaker 1: of pockelynt. That stuff is crazy flammable. And you mentioned
- 5:49Speaker 1: about the importance of cleaning those dryer events. You've got
- 5:52Speaker 1: you've got heat, you've got you know, air flowing through there.
- 5:55Speaker 1: You certainly don't want to do that with that with
- 5:57Speaker 1: that process. I know, I don't think this is the
- 6:00Speaker 1: most effective, but I know one of the things that
- 6:03Speaker 1: we'd like to do at the prevole household a couple
- 6:04Speaker 1: of times a year is unhook the the the little
- 6:08Speaker 1: vent on the back and take the leaf blower.
- 6:11Speaker 2: Just there you put it through there.
- 6:12Speaker 1: I don't know, it's probably just another justification for the
- 6:15Speaker 1: leaf blower, but it's something that that that you can
- 6:18Speaker 1: do yourself, or there's companies out there that'll actually do
- 6:21Speaker 1: a job and do a job well, aren't there.
- 6:24Speaker 2: Yeah, I mean some of the first indicators are if
- 6:27Speaker 2: your your clothes aren't trying as quickly. But yeah, I
- 6:30Speaker 2: mean you can double check make sure there's no kinks
- 6:32Speaker 2: in that hose that's leading up to the vent. But
- 6:35Speaker 2: in generally it's probably going to cost you know, one
- 6:38Speaker 2: dollars if you had a professional out there to clean
- 6:41Speaker 2: those events, get it done properly, or as Seohn said,
- 6:45Speaker 2: you can use a yeah, a little blower, so you
- 6:48Speaker 2: know that that that may work as well.
- 6:50Speaker 1: May I think there's also some kits and other things
- 6:53Speaker 1: out there that that you can do as well. As
- 6:55Speaker 1: we're talking this one with Matt Hetmen of Rock Realty
- 6:58Speaker 1: Online Rock Wisconsin dot com. That's r O C K
- 7:01Speaker 1: Wisconsin dot com, DELF number six so eight six seven
- 7:04Speaker 1: three fifty four hundred. That's six seven three fifty four hundred.
- 7:07Speaker 1: You talk to about some of the indicators. I think
- 7:09Speaker 1: for a lot of folks who are like, oh, my
- 7:10Speaker 1: dryer isn't working well, and they blame the dryer. In reality, again,
- 7:13Speaker 1: it is those it is those vents. What about as
- 7:15Speaker 1: we as we look around the outside of your house
- 7:18Speaker 1: really making sure, especially we get into those winter months,
- 7:21Speaker 1: things are sealed up nicely. That's an important step as well.
- 7:24Speaker 1: And fall, isn't it.
- 7:25Speaker 2: Yeah, yeah, I mean the winter's pretty harsh on all services,
- 7:28Speaker 2: but especially services that can show where more often so
- 7:31Speaker 2: the exterior surfaces. If you can, you know, apply a
- 7:34Speaker 2: stain or a seilant or even a paint, that's that's
- 7:38Speaker 2: definitely helpful. I know that especially that trimwork like around
- 7:42Speaker 2: the bottom of your doors and your garage doors tends
- 7:45Speaker 2: to really see a lot of weather from from rain
- 7:47Speaker 2: and such, and that'd be that'd be definitely a good
- 7:49Speaker 2: one to seal our paint as well.
- 7:51Speaker 1: Do we see By the way Matt and we talk
- 7:53Speaker 1: about talking about some of those areas that that tend
- 7:55Speaker 1: to tend to bear the brunt of it, is that
- 7:57Speaker 1: one of those things that when people are looking especially
- 8:00Speaker 1: so with maybe a little bit of experience, maybe they
- 8:02Speaker 1: they've bought a couple of homes over their life, or
- 8:03Speaker 1: they're working with a good agent, are looking at just
- 8:05Speaker 1: kind of like as we kind of think maybe for
- 8:07Speaker 1: a lot of these things kind of signs was this
- 8:10Speaker 1: house well maintained or is it one where they just
- 8:12Speaker 1: kind of quickly cleaned up to put it on the market.
- 8:14Speaker 1: I've got a guess when you start to look at
- 8:16Speaker 1: like some of those you mentioned, things like that the
- 8:18Speaker 1: window frame and the casing around there, taking a look
- 8:21Speaker 1: at that, if it's in good shape, it's probably a
- 8:23Speaker 1: good indicator that the homeowner has been maintaining the house
- 8:27Speaker 1: as a whole quite well for a number of years.
- 8:30Speaker 2: Yeah, it's interesting, like how often that stands out, especially
- 8:33Speaker 2: near the bottoms of the door trim and such, Especially
- 8:37Speaker 2: if a house has actually been maintained pretty well everything else,
- 8:40Speaker 2: it sticks out a little bit more because there's not
- 8:41Speaker 2: much else to look at, and it's something that is
- 8:44Speaker 2: missed by a lot of homeowners, is just touching up
- 8:46Speaker 2: the trim on the exterior just to kind of show
- 8:49Speaker 2: that it has been taken air care of.
- 8:50Speaker 1: You to your point talking this morning, with Matt Heytman
- 8:53Speaker 1: of Rock Realty. The website Rock Wisconsin dot com. That's
- 8:56Speaker 1: roc K Wisconsin dot com. It's a great day to
- 8:59Speaker 1: be checking out the website. Bookmark the website as well,
- 9:02Speaker 1: because obviously they're always updating new homes. The latest homes
- 9:05Speaker 1: all up at Rock Wisconsin dot com. That's r O
- 9:08Speaker 1: c K Wisconsin dot com. Tel for number six So
- 9:10Speaker 1: eight six seven three fifty four hundred. That's six seven
- 9:13Speaker 1: fifty four hundred and Matt, I've seen what happens when
- 9:17Speaker 1: this next one is ignored. You don't want to forget
- 9:20Speaker 1: about your garden hose, do you.
- 9:23Speaker 2: Yeah, Yeah, that's a that's a big deal that gets
- 9:25Speaker 2: missed quite often, right, and when we hit you know,
- 9:29Speaker 2: sub zero temperatures, you know, it can really have an issue.
- 9:33Speaker 2: That's stewing your hose and taking care of your spigots, right,
- 9:38Speaker 2: stewing the hose, detatch it from the house. You know.
- 9:42Speaker 2: One of kind of a clever hack that you can
- 9:44Speaker 2: do to make sure you get all the water out
- 9:46Speaker 2: is you can lay out the hose on a decline
- 9:49Speaker 2: and then kind of roll it up from from the
- 9:51Speaker 2: top of the hill, right so that the water just
- 9:53Speaker 2: exites out the bottom. If you have, you know, some
- 9:57Speaker 2: water in that hose, it can expand crack the hose
- 10:01Speaker 2: actually push all the way back to the spigott as well.
- 10:03Speaker 2: So it's definitely something you want to take care of.
- 10:06Speaker 2: And then the external faucets on your house there. Yeah,
- 10:11Speaker 2: sometimes it's hard to find that turn off valve, but
- 10:14Speaker 2: it's really important to turn that off. You know, open
- 10:16Speaker 2: up the valve to make sure any waters drained out,
- 10:19Speaker 2: and you know, you can close it back up at
- 10:20Speaker 2: that point. But it's always a good idea for that.
- 10:23Speaker 2: I mean, I know they do have some ones that
- 10:26Speaker 2: are kind of protected from frost, but I still do it.
- 10:29Speaker 1: Yeah, I'm with you as well. Yeah, we've got the
- 10:32Speaker 1: we've got the faucet that when you turn the outside
- 10:36Speaker 1: spigot that when you turn the outside the actual valve
- 10:38Speaker 1: and everything is on the inside of your house. We've
- 10:41Speaker 1: also we've got those, folks, if you haven't checked, definitely
- 10:44Speaker 1: want to check that out. We've also got I think
- 10:46Speaker 1: a lot of homes have that due like a secondary
- 10:48Speaker 1: that's even further down the line that you can turn off.
- 10:51Speaker 1: Because you don't realize this, but if one of those
- 10:54Speaker 1: were to burst and start flooding the inside of your home.
- 10:58Speaker 1: It literally will flood the indie your home.
- 11:00Speaker 2: It's pretty Oh yeah, pretty drunk. I had I had
- 11:02Speaker 2: a similar issue. It turned out as actually a defective
- 11:05Speaker 2: valve on this wigot So it happened actually during the summer.
- 11:10Speaker 2: But yeah, the whole basement was getting water. Uh luckily
- 11:13Speaker 2: I'd just gone down there otherwise, who knows how many
- 11:15Speaker 2: days it way.
- 11:17Speaker 1: That's pretty pretty dramatic stuff. Great tips. As always, we're
- 11:20Speaker 1: talking this morning with Matt Heiman. Of course, Matt comes

- 11:52Speaker 1: that next as ask the experts with Rockreealty continues right

- 12:32Speaker 1: eight six seven three fifty four hundred. That's six seven
- 12:34Speaker 1: three fifty four hundred. As we're talking this week with
- 12:37Speaker 1: Matt about fall home maintenance and a checklist touched on cleaning,
- 12:41Speaker 1: dryer events, sealing some of those outdoor services, also surfaces,
- 12:45Speaker 1: also stowing your hose. We'll get to some more in
- 12:47Speaker 1: just a moment, but real quick, Matt, before we get
- 12:49Speaker 1: back to our conversation, we've got a big The FED
- 12:53Speaker 1: meets UH later this week, and there's a lot of
- 12:57Speaker 1: anticipation when it comes to do what they're going to
- 13:01Speaker 1: do with rates. And this may be something for folks
- 13:04Speaker 1: contemplating buying or if you've got an adjustable rate mortgage,
- 13:07Speaker 1: something you may want to q in in, isn't it.
- 13:10Speaker 2: Yeah? Yeah, I mean obviously when the Fed started raising
- 13:13Speaker 2: rates aggressively had a big effect on mortgage rates and
- 13:19Speaker 2: buyers being able to afford a certain amount of house.
- 13:21Speaker 2: So everybody's got eyes on whether or not at this point,
- 13:24Speaker 2: the big question is whether or not they will cut
- 13:27Speaker 2: a quarter point this month or if they're going to
- 13:29Speaker 2: cut a full half point.
- 13:30Speaker 1: Interesting, do we still by the way, I got to ask,
- 13:32Speaker 1: do we see folks with adjustable rate mortgages? I know
- 13:36Speaker 1: they were wildly popular it kind of ebbs and flows.
- 13:39Speaker 1: Are we still seeing a lot of those out there?
- 13:42Speaker 2: Yeah? So the thing about adjustable rate mortgagees is typically
- 13:44Speaker 2: they're kind of a portfolio alone is what it's called,
- 13:47Speaker 2: which means that whatever bank it is or credit union
- 13:50Speaker 2: is offering it kind of on their books versus your
- 13:53Speaker 2: standard conventional The advantage there is they can sometimes do
- 13:57Speaker 2: it at'll typically do it at a lower rate for
- 14:00Speaker 2: those first few years that it's locked in, and so
- 14:02Speaker 2: we are. We did see kind of an uptick of
- 14:05Speaker 2: those as the rates got pretty high there because people
- 14:08Speaker 2: realize those rates are going to eventually come down and
- 14:11Speaker 2: they can refinance at a later date.
- 14:13Speaker 1: Is that something you mean when you talk with your
- 14:15Speaker 1: mortgage persons like some of those options, because you mentioned,
- 14:18Speaker 1: you know, having a plan, having a strategy and understanding
- 14:21Speaker 1: you know these these there's so many great tools and
- 14:23Speaker 1: I know we talked the other week a little bit
- 14:25Speaker 1: more about some of the options out there when it
- 14:27Speaker 1: came to lending. You think about just the different options,
- 14:31Speaker 1: using the right basically using the right the right type
- 14:34Speaker 1: of mortgage as a tool to to you know, to
- 14:37Speaker 1: save you the greatest amount of money. Is that something
- 14:39Speaker 1: you oftentimes folks should be having conversations with their with
- 14:42Speaker 1: their mortgage lender and broker.
- 14:44Speaker 2: It's a it's a huge deal. I mean when you're
- 14:46Speaker 2: when you're borrowing that much money and then you know,
- 14:49Speaker 2: for a house, it's important to get the right product. So, yeah,
- 14:52Speaker 2: we plan to have a lender on here this month,
- 14:54Speaker 2: so we can definitely get much more details into that.
- 14:56Speaker 1: That'll be exciting, that'll be really really exciting. By the way,
- 14:59Speaker 1: just one more thing before us with you know me, Matt,
- 15:02Speaker 1: everything bobs. I can't let it go for commercial purchases
- 15:06Speaker 1: and those type of things. You guys work with folks
- 15:08Speaker 1: who are who do do commercial buys and sells often,
- 15:11Speaker 1: don't you.
- 15:12Speaker 2: Yeah, yeah, we still do. We do commercial as well
- 15:14Speaker 2: and mixed use, so you know, if you have apartments
- 15:17Speaker 2: above a commercial space, we do that as well.
- 15:19Speaker 1: That's fantastic. More information online Rock Wisconsin dot com. That's

- 15:32Speaker 1: fall maintenance, some things that should be taking care of.
- 15:34Speaker 1: I don't know what it is, Matt, And maybe it's
- 15:36Speaker 1: because I don't have to shovel it and I don't
- 15:37Speaker 1: have to mow it. I do tend to appreciate fall
- 15:40Speaker 1: maintenance more leaf clean up. I know it can be
- 15:43Speaker 1: a bit of a pain in the hinder sometimes, but
- 15:46Speaker 1: there's something kind of joyful about it. It's like, I know,
- 15:50Speaker 1: once you get the leaves taken care of, you won't
- 15:52Speaker 1: have to deal with with them on the grasscan. And
- 15:54Speaker 1: we're gonna actually talk about one of the areas that
- 15:56Speaker 1: they can become a nuisance a little bit later on
- 15:58Speaker 1: this segment, But yard furniture this time of year, obviously
- 16:03Speaker 1: this week you're gonna get a lot of use out
- 16:04Speaker 1: of it, but you want to get ready for putting
- 16:06Speaker 1: that stuff away and getting it taken care of, don't you.
- 16:09Speaker 2: Yeah, that's something that I kind of learned the hard
- 16:11Speaker 2: way myself, always getting fading cushions, you know, and the
- 16:15Speaker 2: umbrella just really not lasting long when you have a
- 16:18Speaker 2: yard furniture out there. So you know, if you have
- 16:20Speaker 2: an indoor space, a shed, a garage, anything at all,
- 16:23Speaker 2: that you can take those chairs and take the cushions
- 16:26Speaker 2: and store them away. It definitely makes a big difference.
- 16:29Speaker 2: It makes it lasts a lot longer.
- 16:31Speaker 1: One of the real nice features too, you mentioned making
- 16:33Speaker 1: it last longer and kind of stowing that stuff away
- 16:36Speaker 1: is there's also I mentioned some of the some of
- 16:38Speaker 1: the joy of you know, home maintenance this time of year.
- 16:42Speaker 1: It's also a lot of fun when you get to
- 16:43Speaker 1: bring that stuff back out again and just kind of
- 16:46Speaker 1: like it's like opening a Christmas present.
- 16:48Speaker 2: So yeah, exactly.
- 16:49Speaker 1: So kind of an overall kind of catch all is
- 16:53Speaker 1: things like fall cleaning both outside and inside. It's a
- 16:57Speaker 1: good time of the year to be thinking about those
- 16:59Speaker 1: type of things too, isn't it.
- 17:01Speaker 2: Yeah, I mean take advantage of the waning warm weather,
- 17:04Speaker 2: you know, and get outside, get those windows cleaned, open
- 17:08Speaker 2: up the whole house aired out a bit. That's always
- 17:10Speaker 2: a nice feeling. Yeah, and inside too, I mean get
- 17:14Speaker 2: up there and take care of all that linth crews
- 17:17Speaker 2: on the ceiling fan and the spider webs in the corners. Right,
- 17:20Speaker 2: it's a good time to do that. And you know,
- 17:22Speaker 2: home cleaners, you can even have one of those out.
- 17:24Speaker 2: They tend to run around two hundred dollars if you
- 17:26Speaker 2: wanted to have a home cleaning. This time, I actually
- 17:29Speaker 2: had someone come out and clean the exter of my windows,
- 17:31Speaker 2: and that's not bad bad price either. And yeah, if
- 17:34Speaker 2: they bring the right tools, it's a lot quicker.
- 17:36Speaker 1: Yeah, yeah, it is, Yes, it is. And it's always
- 17:39Speaker 1: you think about talking about investments. It's always a good
- 17:42Speaker 1: investment when it comes to just saving your time. And yeah,
- 17:44Speaker 1: they've got the right tools for its kind of things.
- 17:47Speaker 1: I don't know what it is, and and it's it's
- 17:49Speaker 1: just probably the way that they're used. But ceiling fans, oh,
- 17:52Speaker 1: my goodness. Yeah, they get they get kind of filthy
- 17:56Speaker 1: pretty quick. So that's definitely something to do. Is that
- 17:58Speaker 1: by the ways we talk about it, we've we've talked
- 18:00Speaker 1: about staging and some other things. Is that part of
- 18:03Speaker 1: that conversation with homeowners as well as like some of
- 18:05Speaker 1: those areas that again I think that the ceiling fans
- 18:09Speaker 1: one that catches a lot of dust and lint and
- 18:11Speaker 1: you don't always necessarily pay us close of attention. Are
- 18:13Speaker 1: these type of types of conversations some of the things
- 18:16Speaker 1: you may have with homeowners saying, hey, maybe you just
- 18:18Speaker 1: want to make sure you know these things that you
- 18:20Speaker 1: probably overlook but can make a big difference visually to
- 18:23Speaker 1: a potential buyer.
- 18:25Speaker 2: Yeah, and you know, sure, it's definitely when we bring
- 18:28Speaker 2: up you know, it's one of those small things that
- 18:31Speaker 2: could get noticed that would have been an easy solve
- 18:33Speaker 2: if you just front run it.
- 18:34Speaker 1: You know, good point there. As we talk with Matt
- 18:37Speaker 1: Heypman of Rock Realty Online Rock Wisconsin dot com. That's
- 18:40Speaker 1: Rock Wisconsin dot com, r O c K Wisconsin dot com.
- 18:43Speaker 1: Tell for number six eight six seven three fifty four hundred.
- 18:46Speaker 1: That's six seven three fifty four hundred. Feed your lawn.
- 18:50Speaker 1: Your note says it's a good time a year to
- 18:52Speaker 1: do that, isn't it.
- 18:53Speaker 2: Yeah, yeah, I mean if you want to get a
- 18:55Speaker 2: jumpstart and have that alawn looking great, you know once
- 18:58Speaker 2: the grass turns green again, and uh yeah, get feed
- 19:02Speaker 2: that long. I mean, there's a lot of different mixes
- 19:04Speaker 2: that are weed and feed that are actually geared towards
- 19:08Speaker 2: adding in fall, right, something that's kind of a longer
- 19:11Speaker 2: term to help help your grass over the winter and
- 19:14Speaker 2: then help it have a head start, you know, once
- 19:16Speaker 2: spring comes again. You know, we.
- 19:17Speaker 1: Started this conversation this this half hour, this this part
- 19:20Speaker 1: of the segment. I had mentioned leaves. I like raking leaves,
- 19:23Speaker 1: I think mostly because it's it's again once a year
- 19:26Speaker 1: kind of thing. There is one area, though, of the
- 19:28Speaker 1: of the property that I hate seeing leaves, and that's gutters.
- 19:31Speaker 1: And you really want to keep up on gouter gutters
- 19:34Speaker 1: and downspouts, don't you.
- 19:35Speaker 2: Yeah, it's a big deal, you know, and obviously it's
- 19:38Speaker 2: it's gone too far when you have things growing out
- 19:40Speaker 2: of them, but h but staying on top of that
- 19:43Speaker 2: is a big deal because you know, anytime that you
- 19:45Speaker 2: have a clog gutter and it's the rain isn't able to,
- 19:49Speaker 2: you know, be pushed away from the home, then you
- 19:52Speaker 2: can cause other issues to happen. Right when it's leaking
- 19:55Speaker 2: over the top of the gutters and ending up next
- 19:58Speaker 2: to your foundation, then I'll of a sudden, you've got
- 20:00Speaker 2: some seepage through the windows of your little window down
- 20:06Speaker 2: there with the window well, and it's coming over the top. Yeah,
- 20:09Speaker 2: you don't wear anything like that.
- 20:10Speaker 1: Certainly something that's worth worth looking into and inspecting. As
- 20:13Speaker 1: we kind of go over that fall home maintenance checklist.
- 20:16Speaker 1: You've missed any part of the show, don't forget you
