Latest / Early Edition with Ryan Bridge / Matt Ball: Property Investors Federation Advocacy Manager on the new meth contamination laws
Transcript
- 0:00Speaker 1: We've got new rules out on when a rental's two
- 0:02Speaker 1: contaminated with meth. Under fifteen micrograms per one hundred square meters,
- 0:06Speaker 1: you're fine. Fifteen to thirty you need a clean. Over
- 0:09Speaker 1: thirty either side canning the lease within a week. Matt
- 0:13Speaker 1: Ball Property Investors Federation is with us this morning, Matt,
- 0:15Speaker 1: Good morning, Walling Ryn. So this is good because it
- 0:19Speaker 1: gives clarity.
- 0:21Speaker 2: Yeah, it does so at the moment, there are two standards.
- 0:24Speaker 2: There's one point five micrograms per one hundred square centimeters,
- 0:28Speaker 2: and then there's the fifteen micrograms, which is the science
- 0:31Speaker 2: advice above or below which sorry, it's unlikely to cause
- 0:35Speaker 2: an adverse effects. So fifteen and below health is fine.
- 0:39Speaker 2: Fifteen and above you need to decontaminate. A must rule clarified.
- 0:44Speaker 2: It's great.
- 0:45Speaker 1: How much what does decontamination cost? Like, if you're in
- 0:48Speaker 1: the fifteen to thirty where you need a clean, what
- 0:50Speaker 1: does that mean like just a bit of spray and wipe.
- 0:54Speaker 2: No, it can be quite extensive depending on the level
- 0:57Speaker 2: of contamination. So just to give you a bit of
- 0:59Speaker 2: an eye there, Caring Aura spends around three to four
- 1:03Speaker 2: million dollars a year decontaminating and they only decontaminate at
- 1:07Speaker 2: levels above that fifteen. That's quite a cost.
- 1:10Speaker 1: Sure, do you see much of it these days?
- 1:14Speaker 2: Yes, our members do see a lot of it, and
- 1:17Speaker 2: because of this conflicting standard, we have members decontaminating at
- 1:21Speaker 2: levels above one point five at the moment. So that's
- 1:24Speaker 2: a considerable cost, which really they shouldn't have to spend,
- 1:27Speaker 2: and that cost will be removed, so that's great. I
- 1:30Speaker 2: did a quick search of tendency tribunal cases before I
- 1:33Speaker 2: came on here, nearly eight hundred cases in the last
- 1:37Speaker 2: three years, and these are the cases that reach the tribunal,
- 1:40Speaker 2: are the ones with high contamination. Generally, that's also quite
- 1:44Speaker 2: a considerable expent, so it's a big problem. This doesn't
- 1:49Speaker 2: solve the meth problem, but it does solve the confusion.
- 1:52Speaker 2: It will reduce the costs, and hopefully it will make
- 1:55Speaker 2: people feel a bit better knowing that the contamination levels
- 1:59Speaker 2: are set at the actual scientific recommended levels when they
- 2:04Speaker 2: actually do start to impact health.
- 2:06Speaker 1: Matt, appreciate your time. Thanks for being with me, Matt
