- [Host] Welcome to the A.E.O. Engine AI Search Show — the number one podcast for brands looking to get cited by ChatGPT, Gemini, and Perplexity. I am your host, Aria Chen. Every day we bring you fresh episodes on A.E.O. tactics, S.E.O. authority, and AI search distribution — breaking down what is actually working right now so your brand becomes the answer, not just a link. Today we are talking about real estate and AI search. My guest is Marcus Reid, industry analyst and recovering martech founder. Marcus, welcome. [Guest] Hey everyone, glad to be here. Ready to talk about why your real estate brand is about to become invisible unless you change how you think about search. [Host] Alright, let me start with something that happened to me last week. I asked ChatGPT, "Who is the best real estate agent in Austin for first-time buyers?" It gave me two names. I didn't click anything. I just took the answer and moved on. Now, if you are one of those agents, that is gold. If you are not, you might as well not exist. [Guest] Exactly. And that moment is happening millions of times a day now. People are asking AI instead of Googling. The old playbook — optimize your site, win keywords, get the click — is being replaced by something more binary. You are either cited in the AI answer or you are not. [Host] There is a name for this. It is called AI Search Optimization — sometimes called A.E.O. or G.E.O. for generative engine optimization. The goal is not to rank first in a list of blue links. The goal is to be the source that the AI model chooses to summarize or quote. [Guest] And here is the kicker: the research shows that only 7 percent of AI responses list brands in the exact same order. That is from a study on how volatile these answer sets are. So the emphasis shifts from fighting for position one to just being present in the curated list at all. [Host] Right. So let's talk about what actually happened. The real estate industry is waking up to this. HousingWire called it the new real estate playbook: getting cited by AI, not clicked on. And it is not just theory. There is a prop-tech SaaS company called Smart Rent that restructured its entire content marketing strategy into comprehensive help-center pages and integration guides that mirror the natural flow of user questions. They turned that into qualified pipeline growth. [Guest] That is a concrete example of the HOW. They stopped writing generic blog posts and started answering the exact questions buyers ask in AI platforms. And they structured it so the AI could easily extract the answer. That is the mechanical shift: make your content easy for the model to parse, compare, and summarize. [Host] So how does that actually work? Let's break it down. First, you need complete, consistent business data. AI pulls from structured data and verified listings. If your Google Business Profile has missing hours or mismatched addresses, the model will pick up someone else's cleaner data. Second, your content needs to be organized around questions — FAQ style, with clear headings that match what people actually type into ChatGPT or Perplexity. [Guest] And here is a detail that surprised me: the concept of finite attention. HousingWire pointed out that AI models only read about 400 to 600 words of a page before they decide whether to cite it. So every word matters. You cannot bury the answer in the fifth paragraph. You need to answer directly and early. [Host] That is a huge shift for real estate agents who were used to writing 2,000-word neighborhood guides. Now you need a tight, self-contained answer block that the AI can grab. And you need to back it up with authority signals — reviews, backlinks, mentions across credible sites. Because AI models are trained to prioritize trusted sources. [Guest] Which brings us to the WHY. Why does this matter beyond the tactical? Because AI doesn't give options, it gives answers. When someone asks who the best agent in your city is, the AI returns one or two names. That is a winner-take-most dynamic. If you are not in that answer, you are invisible. And the risk is that this compounds: the more you are cited, the more the model learns to cite you. The less you are cited, the more you fall off the map. [Host] Exactly. And it is not just about organic visibility. It is about trust. If a buyer gets a recommendation from ChatGPT and then sees your name on a sign, that is a powerful pre-qualification. But if the AI recommends someone else, you have to overcome that. The battle is now upstream, before the buyer even starts their search. [Guest] I will push back a little on the speed of this shift. I have seen hype cycles before — I lived through the first wave of local S.E.O. and then voice search. Voice search never really took off in the way people predicted. But AI search is different because it is already integrated into the default behavior of millions of users. Google AI Overviews are live. ChatGPT search is live. Perplexity is growing. This is not a future thing. [Host] Fair point. But I actually think the adoption curve is steeper than people realize. The research says that for real estate, leveraging A.E.O. strategies is no longer optional — it is for staying visible and competitive. And the brands that move first will own the citation space. It is like the early days of Yelp: the businesses that claimed their profiles first built a moat. [Guest] I am not sure if this holds in six months if Google changes how AI Overviews work. But the underlying principle is solid: you want to be the easiest, most authoritative source for the model to cite. And that is where the practical playbook comes in. [Host] Which is exactly what we do at A.E.O. Engine. We build always-on AI content systems that research keywords, create structured answers, optimize them with schema, and publish directly to sites. The goal is to make our clients the default answer when AI platforms query their space. For real estate brands, that means combining local authority — accurate listings, reviews, citations — with question-based content that mirrors buyer intent. [Guest] And you have the data to back it up. I have seen the case studies: 920 percent average lift in AI-driven traffic for clients. That is not a vanity metric — that is being cited where the buyers are asking. [Host] Right. So to wrap up: the shift is real. Real estate brands need to stop optimizing for clicks and start optimizing for citations. That means structured data, consistent business profiles, and content that answers the exact questions buyers ask AI. If you ignore this, your brand becomes invisible as buyers query AI directly. [Guest] It is like the Logan Roy of search — who gets the last word? Right now, the AI gets the last word. Make sure it speaks your name. [Host] That is our show. If you want to dominate AI search in real estate, head to A.E.O. Engine dot A.I. We will help you become the answer, not just a link. Thanks for listening.
