- 0:33Speaker 1: came up a little drizzle and that's kind of little Jerry.
- 0:35Speaker 1: You avoid the avoid the hail and stuff that came through,
- 0:38Speaker 1: I believe.
- 0:39Speaker 2: So I got to get the car wash to make sure.
- 0:41Speaker 1: Yeah, take a take a peek there. Wow, what a
- 0:44Speaker 1: what an event that was. And uh, we've got a
- 0:46Speaker 1: lot of ground to cover, of course, today is Earth Day.
- 0:49Speaker 1: We are going to talk about some energy efficient tips
- 0:52Speaker 1: when it comes to your home. We're also going to
- 0:54Speaker 1: get to our featured listing, but first I do want
- 0:56Speaker 1: to talk speaking of listings. Your website, Rock Listing dot com.
- 1:01Speaker 1: That's Rocklistings dot Com. The website's got it's obviously got
- 1:07Speaker 1: listenings on it.
- 1:08Speaker 2: Sure.
- 1:08Speaker 1: I also see when you go to the website you
- 1:10Speaker 1: see the the tsd Tso the totally spaced Out trailer
- 1:17Speaker 1: container pod sitting out front of a house. Let's talk
- 1:21Speaker 1: about the why that's there.
- 1:23Speaker 2: Yeah, that's that's a new promotion we're doing this spring,
- 1:26Speaker 2: and we've had a number of people take advantage of
- 1:29Speaker 2: it already. We partner with Totally spaced Out. They're based
- 1:31Speaker 2: out of Edgerton. You know you think of pods where
- 1:35Speaker 2: you know they deliver it to your driveway. Well, this
- 1:37Speaker 2: is a local company. They deliver sixteen foot twenty foot
- 1:42Speaker 2: units to your driveway. You can take your time loading
- 1:44Speaker 2: it up, they can pick it up from there and
- 1:47Speaker 2: bring it to your new home. They can pick it
- 1:49Speaker 2: up stored in Edgerton until you're ready to move. Super convenient.
- 1:53Speaker 2: So what we did was we partnered with them and
- 1:55Speaker 2: we are offering that as kind of this added incentive
- 2:00Speaker 2: for working with Rock Realty, whether you're doing buying or selling.
- 2:03Speaker 1: What a really good incentive. What a really cool little
- 2:05Speaker 1: bonus too. And you can learn all the details online.
- 2:08Speaker 1: Rock Wisconsin dot com. That's rock R O c K Wisconsin.
- 2:11Speaker 1: Excuse to me be rocklistings dot com. You can also
- 2:14Speaker 1: go to rock with I wouldn't fault you if you
- 2:16Speaker 1: go to Rock Wisconsin. But if you go to rock Listings,
- 2:18Speaker 1: that's where you learn all about learn all about that.
- 2:20Speaker 1: And uh does this help too with with like staging
- 2:24Speaker 1: and kind of decluttering as well for folks when it
- 2:26Speaker 1: comes to like when you're showing your home, having some
- 2:28Speaker 1: of that stuff if you've got to got a place
- 2:30Speaker 1: to put it, kind of help with that as well.
- 2:32Speaker 2: Yeah, sure, if you if you're working on the buy side,
- 2:34Speaker 2: obviously it's probably not necessary until right when you're about
- 2:38Speaker 2: to move. On the cell side, a seller is going
- 2:41Speaker 2: to want to declutter, start getting some stuff out of
- 2:43Speaker 2: the home, some of those personal items, and uh so
- 2:46Speaker 2: they we'll have those pods delivered a bit earlier, you know,
- 2:49Speaker 2: maybe even before you know getting it up on the market.
- 2:52Speaker 1: I always, I'm always amazed by by what sometimes holds
- 2:56Speaker 1: people back. And I know sometimes you know, especially you've
- 2:59Speaker 1: been in your house while you're like I dread like
- 3:01Speaker 1: the idea of listing my own because I don't want
- 3:04Speaker 1: to pack and have a big old moving day and
- 3:06Speaker 1: those type of things. And this is a really convenient
- 3:08Speaker 1: thing to really kind of let you at your leisure
- 3:10Speaker 1: get things loaded up. And what a great, great promotion
- 3:13Speaker 1: going on again. You can learn more online the website
- 3:15Speaker 1: rocklistings dot com. That's rock rock listings dot com speaking
- 3:21Speaker 1: of rocklistings and houses in the area that you guys have.
- 3:25Speaker 1: This is a really cool this week's featured listing, really
- 3:28Speaker 1: cool condo. And I looked on the map, what a
- 3:31Speaker 1: fantastic location. This is just off of just off the Isthmiths,
- 3:37Speaker 1: just off University have as well. Let's talk about this
- 3:40Speaker 1: this place on Brody Drive. Yeah, in March as normal,
- 3:43Speaker 1: we have a lot of listings hitting the market. I
- 3:46Speaker 1: wanted to feature this one because it's it's a rarety
- 3:49Speaker 1: to get something affordable in Madison that's conveniently located. So
- 3:54Speaker 1: this is a condo at fifty three to nineteen Brody Drive.
- 3:58Speaker 1: It's unit one three and it's listed for only two
- 4:02Speaker 1: hundred and thirty nine thousand and nine hundred two bedroom,
- 4:06Speaker 1: one and a half bath, and uh you know it's
- 4:09Speaker 1: uh got a pool there as well that you can
- 4:11Speaker 1: partake in. So I thought it was a it was
- 4:13Speaker 1: a nice little listing to feature. And you talk about
- 4:16Speaker 1: convenience as well. The price is amazing, and then you
- 4:20Speaker 1: look at kind of where you are on the map,
- 4:23Speaker 1: like literally, you've got the convenience of just a hop,
- 4:26Speaker 1: skip and a jump from from the downtown area. I
- 4:30Speaker 1: jump in an uber, you're there, and you know, a
- 4:32Speaker 1: couple of bucks, you're you're right downtown and a heart
- 4:35Speaker 1: of everything. Prime spot. In places like this, they don't
- 4:38Speaker 1: come around all that often, do they.
- 4:40Speaker 2: Man, No, they don't. I mean a lot of people, Uh,
- 4:43Speaker 2: you know kind of stick around because it's hard, it's
- 4:45Speaker 2: hard to find affordable yeah, yeah living, Yeah, and especially
- 4:48Speaker 2: runs down that area not the cheapest, but yeah, it's
- 4:51Speaker 2: really close to Hilldale as well. You can just jump
- 4:53Speaker 2: on over to Hilldale Mall and yeah, I mean there's
- 4:55Speaker 2: a some good stuff there.
- 4:56Speaker 1: Could you do you mentioned the rent word? Could you
- 4:58Speaker 1: do an investment property with something like that?
- 5:00Speaker 2: It all depends on the condo association. Typically those are
- 5:03Speaker 2: a little more rare. Most condo docs will specifically state
- 5:09Speaker 2: that it's not allowed to be rented. Some of them
- 5:12Speaker 2: will state that it can be rented, but it has
- 5:14Speaker 2: to be a year term, and you know, there are
- 5:18Speaker 2: the occasional ones that do allow for more short term
- 5:22Speaker 2: or longer term rentals, but that does raise some question
- 5:26Speaker 2: marks with financing, so you have to get a little
- 5:27Speaker 2: more creative with financing on condos like that.
- 5:30Speaker 1: I just see that spine, like, oh my goodness, that
- 5:32Speaker 1: that could be something really what a great place to
- 5:35Speaker 1: live as well. So of course Sadie A you are
- 5:38Speaker 1: is the listing agent on this one. We've had Sadie
- 5:42Speaker 1: a couple of months ago, really really great agent to
- 5:45Speaker 1: work with. By the way, Oh see, yes, yes, absolutely,
- 5:49Speaker 1: and her number nine two zero nine eight eight sixty
- 5:52Speaker 1: seven oh two. That's nine eight eight sixty seven oh two.
- 5:55Speaker 1: That's a nine to zero area code. And Matt, this
- 5:59Speaker 1: morning is today is Earth Day, which means a lot
- 6:03Speaker 1: of us are thinking about the environment and things we
- 6:05Speaker 1: can do when there's kind of there are benefits to
- 6:08Speaker 1: being environmentally conscious. Obviously, it's always a good thing when
- 6:11Speaker 1: you do things better for the planet and of course
- 6:15Speaker 1: help with longevity and to sustainability. There's also savings when
- 6:19Speaker 1: it comes to being energy efficient. Let's talk about some
- 6:22Speaker 1: of the some of the key points when it comes
- 6:23Speaker 1: to being more energy efficient and some of the options
- 6:27Speaker 1: out there homeowners and folks have when it comes to upgrading.
- 6:31Speaker 1: Some of these things are very affordable by the way,
- 6:34Speaker 1: they're overall energy efficiency in their home.
- 6:37Speaker 2: Yeah, and you know, we've got some energy efficient kind
- 6:39Speaker 2: of home tips here that we can kind of go over.
- 6:42Speaker 2: You know, most people are probably familiar with a lot
- 6:44Speaker 2: of them, but you know, it doesn't hurt to kind
- 6:46Speaker 2: of reiterate some of the things, one of those being
- 6:50Speaker 2: LED lighting. Right, going ahead and replacing your bulbs with LED.
- 6:56Speaker 2: It's amazing the difference that incandescent bulb and l D bulb,
- 7:00Speaker 2: the difference in electricity usage. So they've gotten very creative
- 7:05Speaker 2: too with the LED lighting, you know. I mean, it's
- 7:07Speaker 2: pretty pretty hard to find a ball that hasn't had
- 7:10Speaker 2: the conversion to LED. You know, so maybe sometimes those
- 7:12Speaker 2: chandelier balls, maybe maybe those ones are those exotic yeah, weird,
- 7:17Speaker 2: the candle looking ones, but I'm sure they have those two,
- 7:20Speaker 2: you know.
- 7:21Speaker 1: We It's funny when you mentioned to l ed's. I
- 7:23Speaker 1: remember when I was a kid, it was very much
- 7:25Speaker 1: like you turn off your lights, right, that was a
- 7:27Speaker 1: big thing. Incandescent bulbs literally would chew up energy. As
- 7:32Speaker 1: a father, I always thought I was going to be
- 7:34Speaker 1: like that with my son, like make sure you turn
- 7:36Speaker 1: off lights, and I do remind him the turn off lights.
- 7:38Speaker 1: But the reality is it's just habit. LEDs really do
- 7:41Speaker 1: make an impact on energy. It's easier on kids.
- 7:44Speaker 2: Yes, No, I remember back when I worked at sub zero,
- 7:47Speaker 2: one of our big selling pots was this refrigerator uses
- 7:50Speaker 2: less energy than a hundred ball. So wow, it just
- 7:53Speaker 2: goes to show you how much energy I can incandescent
- 7:55Speaker 2: bulb actually uses.
- 7:56Speaker 1: Really it's interesting too as you think about thing about
- 8:01Speaker 1: savings and of all the type of things you think
- 8:02Speaker 1: of too, about heating, cooling, those areas, there are some
- 8:06Speaker 1: really good products out there that when it comes to
- 8:10Speaker 1: controlling the temperature, heat, humidity, uh, coolness of your home. Uh.
- 8:15Speaker 1: Smart thermostats are a good option, aren't they. Yeah? Yeah.
- 8:17Speaker 2: The neat thing about the smart thermostat ish it can
- 8:21Speaker 2: adapt to kind of your lifestyle. Right. Let's say you
- 8:25Speaker 2: like it's cooler in the evening when you're sleeping, or
- 8:27Speaker 2: maybe cooler during the day, or maybe you want to
- 8:30Speaker 2: keep keep the heat low until you're just about to
- 8:34Speaker 2: get off work. You can you can do those things
- 8:36Speaker 2: with a smart thermostats. So having that and especially having
- 8:38Speaker 2: one that's like a you know, tied end with Wi
- 8:41Speaker 2: Fi so that you can control it, you know, on
- 8:44Speaker 2: your phone, is a It's a pretty neat option to
- 8:45Speaker 2: have and it can save some money.
- 8:47Speaker 1: There's other you mentioned to some of the comfort stuff
- 8:49Speaker 1: is our house. We have a two zone heating, so
- 8:52Speaker 1: we can have different but the main part of the
- 8:55Speaker 1: house has has one system and the and we have
- 8:57Speaker 1: the smart system that hasstats, not not thermostats, thermometers in
- 9:02Speaker 1: all the rooms and it's smart enough to know, like
- 9:04Speaker 1: at night, which room we're in, So it's monitoring all
- 9:07Speaker 1: the room temperatures now, but it knows where you are
- 9:10Speaker 1: and it adjusts to that room. So let's say you know,
- 9:13Speaker 1: typically your thermostats in a living room, you say, oh,
- 9:15Speaker 1: it's always gets so hot or get so cold in
- 9:17Speaker 1: the bedroom at night. These things are smart enough to
- 9:19Speaker 1: know where you are and adust the temperature there and
- 9:22Speaker 1: could that could ultimately and does ultimately lead to lower
- 9:25Speaker 1: bills there.
- 9:26Speaker 2: As well as a nice system here.
- 9:27Speaker 1: That's a very nice system. I'll have to I'll have
- 9:29Speaker 1: to show you all about U. We're actually going to
- 9:31Speaker 1: talk about where I learned about it in just a moment.
- 9:35Speaker 1: Drafty windows doors, that is definitely uh. I think they
- 9:40Speaker 1: would call that low hanging fruit to address, isn't it.
- 9:42Speaker 2: Sure? Sure? I mean some people will you kind of
- 9:45Speaker 2: do the easy solution of the the saran wrap over
- 9:48Speaker 2: the window. Sure, yeah, especially over the winter. But you know,
- 9:52Speaker 2: the the ideal thing to do there is to you know,
- 9:54Speaker 2: replace the the small little thrusholds on the doors and
- 10:02Speaker 2: or the weather stirping on the windows, just to make
- 10:05Speaker 2: sure that those drafts aren't coming through. And it's a
- 10:06Speaker 2: pretty you know, cheap fix as far as parts go,
- 10:10Speaker 2: you know, just a little bit of labor, but it's
- 10:12Speaker 2: it's probably gonna have a significant impact on your energy
- 10:14Speaker 2: bills when you're not having a cool or warm draft
- 10:17Speaker 2: coming in.
- 10:18Speaker 1: One of the things I want to ask you about
- 10:19Speaker 1: you mentioned that that, of course you you under you
- 10:21Speaker 1: know a lot about appliances. People may be surprised to
- 10:23Speaker 1: learn that you mentioned that energy savings h newer apply
- 10:28Speaker 1: modern appliances. You kind of illustrated they actually do have
- 10:32Speaker 1: a kind of have a substantial impact on lowering your
- 10:35Speaker 1: overall energy usage. Yeah.
- 10:37Speaker 2: Absolutely, you know, it's it's interesting how they obtain that, right,
- 10:41Speaker 2: energy Star is the big name that everybody's kind of
- 10:43Speaker 2: probably heard of. You if you can choose energy Star products,
- 10:47Speaker 2: you're generally going to be uh using less like electricity. Yeah,
- 10:52Speaker 2: but there's so many different things that go into it.
- 10:54Speaker 2: Like a refrigerator, they'll have compressors, and you know what
- 10:58Speaker 2: they learned. It's sim You know how a car they've
- 11:03Speaker 2: kind of turned to have it sometimes shut off automatically
- 11:05Speaker 2: at the stoplight. Well, what they learned with a lot
- 11:09Speaker 2: of these refrigerators is it it's more cost effective and
- 11:13Speaker 2: uses less energy to have it just continuously run and
- 11:16Speaker 2: just it kind of at lower amounts, right, So there's
- 11:18Speaker 2: not as big as swings in the temperature, and it's
- 11:20Speaker 2: better for the food and such inside too.
- 11:22Speaker 1: Fascinated. I guess I had never heard that. That's very interesting.
- 11:26Speaker 1: We talk a lot about some of the stuff you
- 11:27Speaker 1: do inside outside as well. There are some sustainable ideas
- 11:30Speaker 1: when it comes to landscaping, and these things not only
- 11:33Speaker 1: could make your house look better, but can cut down
- 11:35Speaker 1: on costs as well, can't they.
- 11:36Speaker 2: Yeah. I mean some of the things you can do
- 11:38Speaker 2: is add some native plants that can kind of support
- 11:42Speaker 2: the local ecosystem. Requires a little less maintenance. You know,
- 11:46Speaker 2: it's used to surviving in the Wisconsin environment. You can
- 11:51Speaker 2: do composting, right, taking kitchen scraps and turning that into
- 11:56Speaker 2: you know, fertilizer and such through a composting bin. Other
- 12:01Speaker 2: things would be rainwater harvesting. Just depends on how committed
- 12:05Speaker 2: you want to get getting out there and getting things done.
- 12:08Speaker 1: Yeah, that is for sure. And some of this stuff
- 12:11Speaker 1: too can cain beautify and of course you think about
- 12:14Speaker 1: things like rainwater, and water can get get quite pricey
- 12:18Speaker 1: if you if you're not careful with it. So we're
- 12:20Speaker 1: gonna break down some things I mentioned earlier some of
- 12:23Speaker 1: the areas when we were talking about thermostats and other things.
- 12:27Speaker 1: There's a group called Focus on Energy. We're going to
- 12:29Speaker 1: talk a little bit about them, what they're able to
- 12:31Speaker 1: do for you. We've got some other details. Will also
- 12:33Speaker 1: readdress and talk about this fantastic property. Are featured listing
- 12:38Speaker 1: this week right at thirty fifty three to nineteen Brody
- 12:42Speaker 1: Drive here in Madison. We'll get the details from that
- 12:44Speaker 1: on that. Next as Ask the Experts with Rock Realty
- 12:47Speaker 1: continues here on thirteen ten Wui b A eight fifty
- 12:50Speaker 1: thirteen ten Wui b A and ask the experts with
- 12:53Speaker 1: Rockrealty online Rock Wisconsin dot com. That's r o ck
- 12:57Speaker 1: Wisconsin dot com. Dolph Umber six O eight six seven
- 13:00Speaker 1: three fifty four hundred. That's six seven fifty four hundred.
- 13:03Speaker 1: Speaking of websites too, if you haven't been over to
- 13:05Speaker 1: the website rocklistings dot com. Really good website. As we
- 13:09Speaker 1: talked with Matt earlier about a great promotion they have
- 13:11Speaker 1: going on with totally spaced out and get all of
- 13:14Speaker 1: the details online at rocklistings dot com. That's rockrock listings
- 13:20Speaker 1: dot com. Talking this week, of course, Hit at earth
- 13:23Speaker 1: Day Today is talking about some energy efficient home tips
- 13:25Speaker 1: and there is a group that is I do believe
- 13:28Speaker 1: they work with the power companies I think is where
- 13:31Speaker 1: they're primarily funded. It's a statewide agency focus on energy,
- 13:35Speaker 1: and it's a really good place to kind of get
- 13:38Speaker 1: a start for folks to start the conversation or start
- 13:40Speaker 1: the ideas of what can I do to make my
- 13:42Speaker 1: home more efficient. It's a It's a really good organization,
- 13:45Speaker 1: isn't it. Yeah.
- 13:46Speaker 2: Yeah, there's a few different organizations out there. Focus on
- 13:50Speaker 2: energy is one of the top ones and probably a
- 13:53Speaker 2: perfect first place to go when people are considering, you know,
- 13:56Speaker 2: how can how can they button up their older home
- 13:59Speaker 2: to make a little more energy efficient Let's say, right,
- 14:02Speaker 2: newer builds. Obviously they're a little more air tight. Yes, yeah,
- 14:06Speaker 2: but no, they can help residents analyze their energy costs
- 14:10Speaker 2: just make sure that they can get that home to
- 14:12Speaker 2: be a little more energy efficient with tools and tips.
- 14:16Speaker 1: And they've also gone a little tip for folks if
- 14:18Speaker 1: you haven't been over to focus on energy recently, you
- 14:21Speaker 1: go to their website. You can oftentimes get very steeply
- 14:25Speaker 1: discounted energy, smart thermostats, weather stripping, all that kind of
- 14:29Speaker 1: stuff we've been talking about that's available as well. It's
- 14:32Speaker 1: a really, really really good website as well. Speaking of
- 14:36Speaker 1: ways folks are saving energy and focusing on solars, it
- 14:41Speaker 1: is a thing that a lot of folks consider. There's
- 14:43Speaker 1: a lot to think about. There are incentives and other
- 14:46Speaker 1: things that folks should be aware of when it comes
- 14:48Speaker 1: to thinking about going solar, about exploring there isn't there Yeah, I.
- 14:52Speaker 2: Mean, as far as energy efficiency goes, solar tends to
- 14:56Speaker 2: come first to mind, right, and a lot of incentives
- 15:00Speaker 2: and rebates for going solar, whether or not that's state
- 15:04Speaker 2: or federal and there's even you know, financing programs to
- 15:09Speaker 2: make it pretty affordable. You know, that's that's usually what
- 15:12Speaker 2: the salespeople are telling you about, right, But yeah, there's
- 15:15Speaker 2: a federal solar tax credit, so Wisconsin homeowners can take
- 15:20Speaker 2: advantage of that. You know, I and obviously check to
- 15:23Speaker 2: make sure, but I believe it's a thirty percent credit
- 15:25Speaker 2: on their federal taxes when they switch to solar. So
- 15:27Speaker 2: that's that's one of the bigger, you know, bigger credits
- 15:30Speaker 2: that people are excited for and kind of push them
- 15:33Speaker 2: over the defence to choose solar. But yeah, there's also
- 15:37Speaker 2: Wisconsin solar tax credits. You know, there's a property tax exemption,
- 15:43Speaker 2: so like even though you know you have a large
- 15:45Speaker 2: home improvement like installing solar panels, you know it won't
- 15:49Speaker 2: increase your property taxes. It's a property tax exemption for
- 15:53Speaker 2: solar panels.
- 15:53Speaker 1: Do we see when it comes to folks looking to
- 15:56Speaker 1: buy a home, are these things? I know a lot
- 15:59Speaker 1: of this stuff is definitely added value to the overall
- 16:03Speaker 1: overall home, but do things like solar panels do you
- 16:05Speaker 1: get clients are saying we'd really like to see IM
- 16:08Speaker 1: guessing folks that have maybe had them in the past,
- 16:10Speaker 1: probably once you're in you really want to make sure
- 16:13Speaker 1: you've got them still.
- 16:14Speaker 2: Yeah, I mean, I think it's definitely an added benefit.
- 16:16Speaker 2: It's something that does, you know, help sell the home
- 16:19Speaker 2: maybe over a house that doesn't have solar panels, you know.
- 16:22Speaker 2: I sold one to McFarland, And you know, the two
- 16:25Speaker 2: big questions were, hey, can we see an example of
- 16:29Speaker 2: the utility bill, you know, and it shows just how
- 16:32Speaker 2: small it was or non existent, which is a big
- 16:35Speaker 2: selling point, right, especially considering you know, we don't really
- 16:38Speaker 2: have any control on energy prices, right, so who knows
- 16:41Speaker 2: where it could go? A fixed mortgage is a fixed mortgage,
- 16:45Speaker 2: but who knows where the.
- 16:47Speaker 1: Costs on the monkey basis now? Right?
- 16:49Speaker 2: So, and then the other big question was whether or
- 16:51Speaker 2: not those solar panels are paid off. So it's just
- 16:53Speaker 2: one thing to consider is if you're buying a house,
- 16:56Speaker 2: if the solar panels are paid off, you shouldn't have
- 16:57Speaker 2: an issue. If they aren't paid off, sometimes have to
- 17:00Speaker 2: be paid off at closing, or you'll have to assume
- 17:02Speaker 2: that that amount that's over.
- 17:04Speaker 1: That's I I know that their financed. Oftentimes that way,
- 17:08Speaker 1: I guess i'd never thought about that being part of
- 17:10Speaker 1: a home sale as well. And that's one of the
- 17:13Speaker 1: great things about working with an experienced agent understanding again
- 17:17Speaker 1: great benefit solar panels, amazing to buy a house with
- 17:19Speaker 1: solar panels installed, but making sure that when you're working
- 17:22Speaker 1: with an agent that they understand all of the kind
- 17:25Speaker 1: of the ins and outs and those really interesting and
- 17:27Speaker 1: important nuances when it comes to that, and that's a
- 17:29Speaker 1: great thing working with the folks at Rock Realty. Of course,
