Transcript
- 0:00SPEAKER_00: Welcome to the 26th of February 2025.
- 0:02SPEAKER_00: We're going to talk about the real estate update for Santa Clarita.
- 0:05SPEAKER_00: Currently, we're about 526 total active listings on the market across all types of residences.
- 0:11SPEAKER_00: We have condominiums, townhomes, single family residences.
- 0:14SPEAKER_00: A big thing that's going on right now are buyers are seemingly holding off a little bit until they see what happens with the market.
- 0:22SPEAKER_00: Now I say see what happens because there's some different news channels reporting that we're in in store for recession.
- 0:28SPEAKER_00: But usually then when that happens, interest rates go the other way.
- 0:32SPEAKER_00: So interest rates have been reducing and they're currently at a three-month low pertaining to where they were, at least corresponding to where they were back in the end of uh in November 2024.
- 0:43SPEAKER_00: So if you are a buyer out there considering purchasing real estate, make sure you talk with your lender and find out exactly where those rates happen to be for you because rates are very dependent on all of your financial wherewithals.
- 0:58SPEAKER_00: So they're going to be dependent on your FICO score, your employment, your track record, debt-to-income ratio, these sorts of things.
- 1:06SPEAKER_00: So reach out to them and see if they have any more information, can shed some light on maybe where you were if you were approved last year, where that interest rate happens to be now.
- 1:15SPEAKER_00: Furthermore, as far as sellers out there in the world, we do see properties that are gathering more days on market time frames.
- 1:22SPEAKER_00: Those strategic price reductions with those properties really do benefit sellers because it basically takes that particular home for sale and puts it back up to the top so other people start to see it because there was some kind of a change.
- 1:35SPEAKER_00: Those modifications also work when descriptions are changed or something else within the listing happens to be changed that the real estate syndication websites pick up on.
- 1:45SPEAKER_00: A lot of them are just monitoring that particular status and for sale price, but it might be good information to know.
- 1:51SPEAKER_00: You might tell your agent, hey, Connor was saying they'll love that.
- 1:55SPEAKER_00: Connor was saying, do that.
- 1:56SPEAKER_00: Anyway, they can check it out.
- 1:57SPEAKER_00: So, so enjoy that.
- 1:59SPEAKER_00: If you're looking for real estate, there are the syndication websites.
- 2:03SPEAKER_00: Typically, those are built around also the valuations, those both of those systems, if you go to those places and search for what your home's worth, or you're searching for real estate, usually for buyers and sellers, they're going to be trapping you or trying to find out your personal information.
- 2:20SPEAKER_00: If you put in your address, again, you're going to see your mailbox and other things that you have start to fill up, even if you didn't identify yourself, because they're going to have uh social media potentially generated the account access or different places and email addresses, phone numbers, and these sorts of things that have been coming from and been using that residence, maybe as a shipping address or something else.
- 2:45SPEAKER_00: Just be wary with that.
- 2:46SPEAKER_00: I would go on a local system.
- 2:48SPEAKER_00: I have Santa ClaritaOpenhouses.com.
- 2:51SPEAKER_00: It's unlocked.
- 2:52SPEAKER_00: You can find every listing there for sale and get your home's value at least preliminary.
- 2:57SPEAKER_00: Connor with honor, over and out.
