- 0:00Tom?
- 0:00Hello.
- 0:02How are you?
- 0:06Well a lot's fucking happened since we've done the last podcast, hasn't it?
- 0:10A lot.
- 0:11And when we when when did we do the first one?
- 0:12I can't remember now.
- 0:14It was only like was it last year or year before?
- 0:15No, it was last year.
- 0:17That's mental, isn't it?
- 0:18Yeah.
- 0:19And then so much has fucking happened since yeah.
- 0:22I'm just always fucking doing stuff.
- 0:25Don't fucking stop me.
- 0:28So what has happened then?
- 0:29Obviously last one we went over Swish.
- 0:32Yeah, so the last hotel was complete.
- 0:35Um that was done, done and dusted.
- 0:38So obviously we're fully operational.
- 0:41So this is this is our first year fully operational.
- 0:45And like I've just said then the uh it's working well.
- 0:48Like from January last year, this January, we doubled the bookings, and then this February, uh compared to last February, but within on the ninth, I think it was 9th of February, we tripled the bookings, which is is unbelievable.
- 1:03Which bearing in mind our best day last year was 31k in bookings and sixty grand in one month in bookings, so it's the it it it's definitely working.
- 1:14Uh and it's like I say we're getting getting loads and loads.
- 1:17Now now we've sort of sort of took hold of BDC, booking.com and everything else.
- 1:23We've sort of now on their algorithms and moving up the rankings, and obviously our our um sort of reviews are so high, um, we're really pushing now.
- 1:34So we're getting uh constant it's constant bookings coming in, uh constant inquiries, we're working well like I say, with like I say, you you're strictly stars and all that, so they come and still like people to stay, all your sort of celebrities and and whatnot.
- 1:50So yeah, we're sort of really picking up traction with social media, we're massive on socials now.
- 1:55Uh and it's just growing, obviously.
- 1:57Month on month, there's always something new coming in.
- 2:00Uh so that's obviously that that's sort of ongoing uh and operating.
- 2:05Uh, and then buying and selling a lot of property, selling property, doing loads of flips, renovations, um bought a load of commercial property, as you know.
- 2:17Um just opened a couple of weeks ago, a big um bathroom, showroom, flow, luxury bathrooms.
- 2:26Obviously, this is the brand here.
- 2:30Uh yeah, so again, that is and that is insane.
- 2:34Like, like that is insane.
- 2:35Like, I put we'll put some pictures up in that, yeah.
- 2:37But that is like and and some people would in the normal world say that's well OTT, but it is completely well that's how we'd yeah, that's why.
- 2:47It's like if you go and follow Swish, go and have a look at what we do with Swish holiday apartments in Blackpool.
- 2:53The standards we're raising the bar, massively raising the bar in everything sort of sort of we do.
- 2:58Uh then obviously I'm spending that much money on developing, like crazy amounts on developing.
- 3:05I thought, well, I might as well start supplying myself.
- 3:07So we've so I found a building, um, structured it in a certain way.
- 3:12That's a big commercial, like it's just uh probably about four and a half thousand square foot.
- 3:18Um so it's now the biggest showroom, actual showroom in the in the in the town, like a luxury bathroom showroom.
- 3:25It's more we've gone, we're just we've been open two weeks, our first day, and I said because obviously I'm from a development world, you sort of bring in clients, it's not just a normal bathroom showroom.
- 3:36We are the only one, we are developers like proper developers where we're doing luxury high-end stuff.
- 3:41Obviously, you've seen all my work, um, and we're sort of working with developers, um, working with trades, sort of like this, like this morning.
- 3:50I've some of our um fitters, one of our fitters, I've just saved them thousands this morning, and I mean thousands of pounds, just from what I know and my contacts, and I'll sit down with them, like say, once the train is in the training, but that's another thing again.
- 4:08Yeah, but yeah, so we've opened flow luxury bathrooms.
- 4:10The first day we were at work, sorry on that weekend, I got an email from one of my uh from one of my developer friends who owns a big development company uh and and procurement and stuff as well, and in and there's three, I think, I think like three million pounds a piece houses, so there's like 18 bathrooms to do on there, so there's six bathrooms in each house, so monster, monster houses, and obviously they've come to us to be sort of start supplying them.
- 4:34We're literally nowhere near, it's like in London.
- 4:37Um, so we're literally doing stuff in the lake districts, um, in and around the local area, we're doing stuff in like Birmingham, you know, places all over, which you wouldn't expect to capture, but we do because of my development background um and obviously all my contacts and stuff in the property world.
- 4:53So we're we're bringing all that in as well.
- 4:56So we sat down on the first Monday at work, the first day at work, we've got a huge pipeline of projects straight away.
- 5:01So we're doing working with interior designers, um, looking at what we can do and facilitate and help developers because obviously, being a developer myself, we I know what they're looking for, and I know sort of their end vision where they want to go with it, with the the standards and everything.
- 5:17So that's what we're sort of trying to do, uh, and we are doing, and um, then we're sort of getting inundated.
- 5:22Like say, we're this this weekend, we've already fully booked out for for appointments for people coming in, and we've only just opened.
- 5:29Yeah, yeah.
- 5:29Do you know what I mean?
- 5:30And you can see, like I put posts with my social media as well, posts on there, and we got like 35, nearly 35,000 views in one day.
- 5:40On a brand new account on on the posts we're doing, so we're we're literally just absolutely smashing it.
- 5:46But it looks great, it looks amazing.
- 5:48The stuff we sell, the sales and stuff we do.
- 5:52That we actually really because we're an independent, we really obviously we care about what people are putting in the in the in the bathrooms and we want it to be right.
- 6:00So for us, we're not just there for sales, it's not like that's not for us.
- 6:05It we want to make sure what what we're putting out there is mint, and that's that, and like that's across the board in anything I do, that's that's that standard thing.
- 6:14Uh so we obviously flow that's up and running.
- 6:16Uh, we should be pretty much finished, we're just waiting on a few sort of bespoke items to come in.
- 6:21So in the next couple of months we'll be fully open, fully operational, and then we're we we'll have an opening, uh, and then we'll have a main opening in summer.
- 6:29Uh do again loads of media and stuff.
- 6:31We're looking at getting uh quite a few people there, a few sort of um a DJ and all that and and whatnot.
- 6:38So yeah, that's that up and running, and then I've I've just bought another uh another two big commercial um properties as well.
- 6:46So So what what is what is that because we never spoke about last time.
- 6:51So you bought a big commercial building in Blackpool.
- 6:55What is that gonna be for?
- 6:56So the next the next one which I've bought um well it's I've actually bought two and it's gonna be one large um property, and that that that's gonna be a business and networking centre.
- 7:10And what I've sort of set out because I've been mentoring for quite a while in the property.
- 7:15I mean I've been in the property game for 19 years now, um, and I've pretty much done pretty much everything in that like with land, new build developments, luxury new builds, apartment block.
- 7:26I've pretty much done everything, hotels, the lot.
- 7:28So I've been mentoring and stuff, but I've always sort of been helping people a lot uh behind the scenes, but with in terms of teaching, I want to be I've said I'll never teach until I own, until I'm stood on a stage or until I'm studying my own massive facility.
- 7:46Um I won't teach.
- 7:48Yeah, and that just qualifies and just proves the point of listen, once you hit that level, that's when you should start sort of teaching.
- 7:54And because there's a lot of bullshit out there, I'm getting on to that in a minute, but um it's sort of you've got to if you say something, you've got to do it, you say what you do, do what you say, and that's my attitude to everything.
- 8:06Stop your bullshit uh and own your shit.
- 8:09And if you're doing it, you're doing it, if you're not, don't fucking do it.
- 8:12It's like it you've there's a lot of bullshit online.
- 8:15Uh I think it's it's not just property, this is everything commerce, media, it's it you can be anything you want.
- 8:21Yeah, do you know what I mean?
- 8:21You can say anything you want, and ultimately it's down to the person who wants to say go and do a course or whatever for them to do the due diligence on someone, so it's it's their I'd say it's their their sort of problem because it's on everything within them industries are unregulated anyway.
- 8:36Um and so I think it's wild in it how many people actually blagging it like it's crazy, and I I I look at everything now with a pinch of salt, but that's where I openly go, right?
- 8:46If anyone because I've had a few people message me, or yeah, it's bullshit this property fucking trainers and gurus and all this.
- 8:53Come to my projects, I'll happily stand there and show you around my houses, my new build sites, all the commercial property I've got, the hotels, the lab.
- 9:03I I'm happily happily show you around like what I've got.
- 9:06I'll go and show you my my projects and what I'm doing because I'm always doing stuff anyway, I'm always doing stuff all the time.
- 9:13You've been to my places anyway, but it's just for me, I wanted to have that facility so I can teach from, and also uh a big thing for me is like with working with veterans, as you know, and like you do, working with veterans and helping them, helping serving members if they're getting out, a lot of community stuff because we do a lot of charity stuff as well.
- 9:35Um, give a lot to charity.
- 9:37Uh, I've been through a lot of lot of shit, so obviously for me giving back's mega important.
- 9:41Yeah, of course.
- 9:42Um, so we're gonna be working with sort of veterans' charities as well, and also I'm gonna be like sort of doing seminars and talks.
- 9:49I go around and do talks and stuff anywhere.
- 9:51I do a lot a lot around the country.
- 9:52I've done quite a bit at Man City and um Villa Park in Leeds.
- 9:58I've been all over doing talks and stuff, do quite a lot.
- 10:01You can again you can see it all on social media stuff I do.
- 10:03Um, so yeah, so I wanted to have my own facility which I can run my group of businesses from as well.
- 10:08So I've got somewhere stationary there.
- 10:10I can also people can run their networking events from there.
- 10:14Uh, we've already got like over a thousand companies who want to be within and do networking from there.
- 10:19So we're gonna be running different events, uh, wealth building events, we're gonna be running business networking events from multiple companies are gonna be running from there.
- 10:28Um you've there's obviously a stage in there, there's gonna be a state-of-the-art music studio, podcasting studio, which is gonna be insane.
- 10:37Yeah, um and my classrooms will be there, there's gonna be coffee sort of places downstairs, uh, classrooms upstairs.
- 10:46Um it's gonna be the best.
- 10:49What I found when I go around doing talks and going to networking events, I've never been anywhere where there's somewhere where it's actually purposely been developed for that purpose.
- 11:00So you get your little networking meetings at like pubs and that in the morning, but like like you say, I've never been to a place that is specifically for that.
- 11:09Yeah, and that's what I wanted to do, that's what I've set out to do.
- 11:11And like I say, I put my money where my mouth is, and obviously I'll be spending an astronomical amount of money on doing it, and like I say, it's it's for a purpose, and like say, for an influencer or for networking, for business, for like any type of boardroom, anything like that, it is literally a perfect place.
- 11:30Like, say, to be able to go in there, do a podcast, talk about your business, talk about how you're the solution to someone's problem.
- 11:39Yeah, um, talk about anything, like say you can run your podcast.
- 11:42I'll I've I've already had people approach me about running their own podcast, don't matter what it is, they run their podcast from there.
- 11:47Yeah, we can do that, and they know the equipment, they're not having to fork out because you talk this is gonna be tens and tens and tens of thousands of pounds just for the studio, just for all equipment, as you know, you've you've you're beggar into all that.
- 11:59Um, but yeah, that's the next venture, and obviously, we're gonna be running events from there and showing people how to do things because end of the day, I've done it, yeah.
- 12:10I'm gonna show you how to do it.
- 12:11So we'll be working, I'll be working a lot with trades as well.
- 12:14So people who want to scale their businesses up and then sort of move the money into tangible assets, yeah.
- 12:22And do you know what I mean?
- 12:23Because it's all right, mate, you can make a lot of money, but if you're not tax efficient and everything else, you're not making yourself up massively.
- 12:28So it's sort of bringing experts in.
- 12:30So we I work with, like I say, specialist tax accountants, work with great solicitors who can do some really good things, um, and obviously be looking at a lot of the stuff is is property as well.
- 12:40So I'll be sort of running seminars, courses as as well from there, um, running mastermind and a mastermind from there.
- 12:49So we'll look at sort of sort of serious business, serious players who want to basically be accountable for what they want to do.
- 12:56And and when you're around that environment, again, I've pre uh preach on about this is environments so big, like I say can make or break you.
- 13:05Do you know what I mean?
- 13:05Show it your friends and I'll show you your future.
- 13:07Yeah, so it's so yeah.
- 13:08So for me, I wanted to build something, develop something.
- 13:11Where all your mates can go.
- 13:12Yeah, we can yeah, yeah, yeah, we can go.
- 13:15Yeah, yeah.
- 13:16So we just wanted to build something amazing where, like say, for the community can use it as well.
- 13:20So I've got uh different things going on in there.
- 13:23Uh, but yeah, it's gonna be insane.
- 13:25So that's my next thing after this.
- 13:27So we then move into there, I think, start the work in the next couple of months, and then it'll just be back to the norm.
- 13:34But I'll be running, buying properties and and the usual stuff anyway, until something else comes along, which I want which I'm sort of looking at doing.
- 13:40But I'll be working with a lot of developers and stuff and mentoring a lot of different people as well through the business, ventures, trades, and and and sort of property developers as well.
- 13:51So there's a lot going on, hell of a lot, and then obviously you're gonna get involved with we're gonna be doing a lot of media stuff as well.
- 13:57That's gonna be which a bit exciting, yeah.
- 13:59And again, it's it's it's ace, in it, and we always talk about this because we always talk, let's face it, every time we ring each other, we fucking talk about how full of shit everyone else is, but it's right though, innit?
- 14:08Because there's so many people out there who say they're doing stuff that they're not doing, and like the you know, there's a few people that you can mention off the end, like Instagram and social media and everything else is so dangerous because you could get locked into somebody who's completely full of shit very, very easily.
- 14:26And the thing about me and about you is everything, every single time you said you're gonna do something, you do it.
- 14:34Every single time I say I'm gonna do something, you do it, and like just that like um characteristic or whatever it is, is like detrimental to anything going well.
- 14:44Do you know what I mean?
- 14:45Like I can say to you, right, can we do this?
- 14:48And I know we're doing it.
- 14:50Do you know what I mean?
- 14:50Yeah, yeah.
- 14:51Whereas there's probably 99.999% of people out there who you could say that to, and I'd think, I don't know whether that's gonna get done.
- 14:59Do you know what I mean?
- 14:59Yeah, yeah.
- 15:00And it's it's it's so fucking rare.
- 15:02Just just that, just that little bit is you don't find it.
- 15:06Oh, it's very hard to find, innit?
- 15:07A lot a lot of it's sales though, isn't it?
- 15:09Yeah, again, it's irrespectable.
- 15:11This is not just property, this is whether it be e-commerce, whether it be NLP courses or whatever it might be, this people are selling something because they need bums on seats, they're trying to sell something there, aren't they?
- 15:23Yeah, that's what the what's the what that's what they're doing.
- 15:25And I I find within my industry, with the property side, like with when people are selling like a property course, for instance, they've even like the successful ones who are doing well, they've not made, they're not millionaires through property.
- 15:41No, they're not they're not millionaires through tangible asset, they're not they're not millionaires through they'll be making more money through the training.
- 15:47It's the courses, so so they've they've found that niche there where where they can make money from selling the course.
- 15:53That that that's where they make the money from.
- 15:54So the the if they're driving round in the Lambos or the driving or they're doing whatever they're doing on holiday in Dubai or whatever, they're making the money from courses they haven't been successful through asset building.
- 16:07So that's where I can I can hold my hand up and go, well hold on a second.
- 16:11I'm doing everything that they're saying they've done.
- 16:13Yeah, I'm literally doing it.
- 16:15You can come to any fucking time, you can come and see what I'm fucking doing.
- 16:20And with it with this hard fast rule of it's quantity and quality, like you quant the quantity is like I say, that that that pen, the bic pen or the parker pen, like equality.
- 16:31Whereas I'm literally through time and effort and being relentless in what I'm doing, I'm consistently doing the barbers.
- 16:38I'm doing yeah, but I'm but I'm doing the quantity and quality, which is sort of very difficult to do in the property.
- 16:44But buying stuff, like I say, it's none of this, like it's just all this bullshit of selling something, selling your course, you do you're making your money through selling the course, bums on seats, yeah.
- 16:56And this is where I'm different in terms of when I do start doing stuff, I will do listen, I will do free teaching on some some stuff, but if someone wants to spend that time going through their particular things and doing a mastermind or some stuff which is really advanced, which end of the day, you're paying for my the knowledge, it's for my for yeah, for my knowledge to get you to point A to point B.
- 17:18Um, but do it properly with no bullshit and be accountable for what you're doing.
- 17:22And I think for me, that's the difference between what I'm doing and what most others are doing in terms of they've not built the money, they're doing it from courses reading on a on a book and reading off a script, and that's their that's their teaching where they're not teaching from actual experience.
- 17:38No, uh, but that's where that's where for me I want to own my buildings, own them, which I do own them outright.
- 17:46Um, and I'm sort of pre practising what I'm preaching, aren't I?
- 17:50Yeah, because I'm actually physically doing it.
- 17:52You've done it.
- 17:52And that's the difference, that's the difference.
- 17:54I'm I'm wealthy and making a lot of money through stuff that you've got to do.
- 17:58Property which I'm physically doing and not selling something.
- 18:00Yeah.
- 18:00And that's that's where for me it it that's values, yeah, is mega.
- 18:04And it's like you look, you look at a lot of a lot of property trainers, trainers and mentors and everything now, and like I sent you on the night, and this person, we won't say the name, but this person speaks most weekends, tells people how fucking amazing they are, and this, that, and the other, brought out books and everything else.
- 18:23You look on companies out, they're going into administration full time, like all four of their businesses are going bump.
- 18:28Do you know what I mean?
- 18:29And it's like, but this is where this is where people are still buying stuff of them.
- 18:33But who's who's the one at this is what I'm saying?
- 18:35It's an un unregulated entity, innit?
- 18:37But who's at fault here?
- 18:38Because end of the day, if someone's willing to go and buy into somebody for 20 grand when you haven't even looked at it, but not even not it's not just companies house, it's going to look at because like I say, you can you can that's that that has some sort of metric, but not not a great deal on company's house.
- 18:55It just it's it's looking at what they're doing, who they are, what they're doing.
- 18:58If they go and see them.
- 18:59This is why I openly invite people, come and have a look at what I do, come and have a look at what I do, and I'm telling you now, you'll be fucking left, you'll leave going, fucking hell, that's like you're actually fucking doing it.
- 19:11So, but doing it on mass but on scale, but super, super high-end stuff I do.
- 19:17Um, like I say, I do a lot of work on the side as well.
- 19:20It's not just the stuff you see on social media, I do a lot of stuff for private clients, super, super, super wealthy private clients who want nice stuff.
- 19:30So I do stuff on the side which I can't video or take pictures of through NDAs of amazing projects, but I can't go and advertise them.
- 19:40Yeah, and this is but I'm still doing other stuff as well, so it's not just the stuff you see on socials, yeah, there is other stuff going on as well, yeah.
- 19:46Um, but yeah, there's so much bullshit out there, mate.
- 19:49And it all boils down, but people should look at what people are doing, and like I say, if you can't read through some of this, like they're telling you, but a lot of them aren't doing it, which is a nut which is that's their values are in the wrong fucking place.
- 20:01Yeah, I mean, and karma's a bitch, and it'll come around one day.
- 20:04Like they are it does come around.
- 20:06I mean, I've seen podcasts with some of these people, and people are asking him questions, and they're like, I'm not saying you need to know everything, but when you what you you're trying to sell a course on development, but you've not developed like you've not built houses, you've not you're selling the course on development, and then everybody that buys your course, you're going to them and you're saying, Oh, do you want to get involved in this project?
- 20:26Yeah, and then they invest in the project as well.
- 20:27So you've double bumped them, yeah, yeah.
- 20:29So there's there's plenty of them about a majority of them are doing it, or there's people going around who've been off successful in the teaching world, then getting people who've done their course to go out and teach, and it's wild, and yeah.
- 20:42So, how can you send someone out who's got no experience?
- 20:45Just because they're read it's like saying, right, there's a book on on science.
- 20:50Just because I'm reading that book out, I'm not a fucking scientist.
- 20:54No, no, yeah, yeah, exactly.
- 20:56But it's just like just because you've given some information on a book, yeah, doesn't give them the right to go and teach.
- 21:00No.
- 21:01Because end of the day, these people and sometimes are very desperate, and they might be on the last bit of money, their life savings, putting that into a property course.
- 21:10And it's funny how they line it all up when you go.
- 21:14But the great salesman, mate, and they're so good, and that's why I I called this bullshit out uh not last year, year before, and then everyone started jumping on the back of it, and they are what I say, they're just good salesmen.
- 21:25Yeah, yeah.
- 21:26That's it, they're just good at sales, good at marketing, and then what I'm finding now is you're getting people like the younger sort of people, like in the 20s, the sh some of them are shit out on social media, they might have got one or two properties, and now because they're so good on social media, selling courses out there, selling courses and and all the rest of it.
- 21:46I'm not saying that they might be great good people, but don't start giving advice to people when you haven't done anything.
- 21:53It's gotta be lived experience.
- 21:54Yeah, it's like going through recessions.
- 21:56Have you been through a recession in hard times where you can't do XY?
- 22:00They haven't.
- 22:01Yeah, yeah.
- 22:02Like I'm everything I do is from pure experience from actually physically doing it.
- 22:06I will never teach anything I have not done.
- 22:08Yeah, yeah.
- 22:08I don't touch HMOs, not interested in HMOs.
- 22:11So you will not find me teaching rent to rent.
- 22:13Yeah.
- 22:13Because I teach asset building and capital growth.
- 22:17Yeah.
- 22:17That's that for me, property is long term.
- 22:20That that for me that's important.
- 22:22Not, yeah, I'll do flips and everything else, but teaching rent to rents and and and whatnot.
- 22:27HMOs are good even they're in the right area and everything else.
- 22:30There is limitations to everything, but I pretty much do everything else and and obviously your land and everything else.
- 22:36But don't don't teach something you haven't done.
- 22:38Do you know what I mean?
- 22:38But there's no way of regulating that.
- 22:40No.
- 22:40It's down to the person choosing to go with somebody.
- 22:43You've just got to be if you see stuff online saying, come to my free one-day seminar, and you'll probably find every fucking half an hour there's an upselling there.
- 22:53Do you know what I mean?
- 22:54I know plenty of people who go, Oh, all it was is trying to sell a new fucking course.
- 22:57It's like for me, my my thing on it is if you're not willing to put all the time and effort in, and if you don't want to be in that relentless environment, I am not the person for you.
- 23:07Yeah, yeah, yeah.
- 23:08Because like I'm I am intense in terms of what I want to do.
- 23:11I don't want to work with I'd sooner work with 10 people than 100 people.
- 23:15Whereas pretty much all of them, all every no, every single other trainer, every single trainer is all about bums on seats.
- 23:23100%.
- 23:24I don't need the money because I can I'm doing what I'm doing anyway.
- 23:27I'm making money regardless.
- 23:28Yeah.
- 23:29I'm through property because I am a developer.
- 23:31Yeah.
- 23:32I can always say that I'm a property developer, business owner, multiple business owner.
- 23:37Um for me, it's not a bums on seats exercise.
- 23:40But don't start teaching stuff and getting other people to teach your courses when they haven't done it.
- 23:45Fuck all.
- 23:46Literally, fuck all.
- 23:48For me, it's that's that's the values thing, and I can't stand it.
- 23:51No, I can't stand it.
- 23:52It's wrong, it's wrong.
- 23:53And like you say, um, like I've been at events, property events and stuff, when they'll line it up.
- 23:58So even though they're selling a course at the end, they'll get a speaker to say, Oh, you know, when I was first got into mentoring, I'd have used the every last credit card I had to pay for it, and and you know what they're doing.
- 24:10Do you know what I mean?
- 24:11They're just lining it up, so you go, Oh, well, I've got a couple of credit cards left.
- 24:14Oh, right, okay, that mentoring course is ten grand, I'll buy that.
- 24:17And it's it's fucking it's so wrong because, like, you know, like you say, you've got people that are desperate who will be on the last bit of money who think, I really want to change my life hundred.
- 24:28I've got this, I've come here to change my life, this is what I've got to do.
- 24:31Within a month, they go, shit.
- 24:34Yeah, bang.
- 24:35But property is long-term, it's not a quick fix.
- 24:39No, and then this is what the sort of people are bamboozled by it, and like they put it, but this is where I say it is all it's sales tactics, it's all sales tactics, and I've turned quite a lot of people away uh through mentoring because one, most of them because they're not listening the go-getter, some of them, but they're not my because I I've got to be there's limitations on what I can do in terms of my time.
- 25:03I don't want to be wasting my time with people who are not gonna give 100% when I am.
- 25:07So for me, I don't really ever want to be around that.
- 25:11It has to be all on all or sort of nothing.
- 25:14Um, which end of the day, it's my my life, and that's how I live by.
- 25:18But um, yeah, I don't want to I want to be around people.
- 25:21I don't I certainly wouldn't take money off someone who is on the last legs, who who is literally putting things on credit cards to that desperate.
- 25:28Yeah.
- 25:28You shouldn't even be able you shouldn't be taking credit card payments off people who are desperate, who are literally desperate.
- 25:35And this is why a lot of these places, these courses, you could just go on them.
- 25:38There's plenty of free courses out there.
- 25:40Yeah, there's plenty.
- 25:41But it's just if you go and look at the mechanisms of it, it's all about right, numbers can we get, how many can we get to this advanced property course here?
- 25:51We can get to the free thing, we can maybe get them on this course, then however many we can get on that, it's all the metrics.
- 25:56If we can get if we can get 20 on there, it means we could probably get four or five capture four or five for a for a more advanced property course, and then we could get maybe some of them onto another.
- 26:04So it's sort of it's just a sales, it's just the sales thing.
- 26:08Yeah, and that's all it is, and it's a sh it's that all boils down to the values.
- 26:14And if people are gullible enough to not look into things, because if I'm the thing is, if I am I'm going to buy a car and I'm spending 20 grand, you're looking at what's the sales history, how many owners it's had, how many miles it's got, has it got full service history, what service history is it?
- 26:28So you do you do your due diligence on buying something, but yet you're gonna go and spend 20 grand on something which isn't tangible, it doesn't have any value because it doesn't, because it's just words.
- 26:39Why would you not do the research on it?
- 26:41It's mad, isn't it?
- 26:42It's crazy.
- 26:43That's that, but because the sales tactics are a funnel system, that's why people get funnelled into the bullshit.
- 26:48Yeah, yeah.
- 26:49And that's once you're there, and then they then you get a bit of peer pressure.
- 26:52Why why because I've heard some stories like crazy, crazy stories.
- 26:56Oh, this course was 50 grand and with this guy down this for this day, you've got to do it this second, and it's like it's only 50 grand, but today I'll do you for a thousand.
- 27:03Yeah, it's just it's just bollocks because and a lot of the people are in it are in a financial position, like you say, to actually push.
- 27:10To actually do it, but then on the flip side of it, there is most of the onus is on you as an individual to be successful.
- 27:20You cannot put your life in somebody else's.
- 27:23It's not like you spend 20 grand and that's you, you're made that you've got to put fucking 20 grand's worth of working.
- 27:29You've got to work your ass off.
- 27:31I've literally done nothing but graft for for for 19 years, and I've I was buying property while I was in the military while I was doing CP.
- 27:38So I it's been that relentless thing.
- 27:40It's only because I got to a certain level where I'm going, do you know what?
- 27:42I'm quitting everything, I'm doing 100% of my life now, my work life is going to be property.
- 27:47Yeah, once you get to that level, that's where you can catapult to where you want to be.
- 27:52Um, and that's why I've done what I've done because I'm I'm willing to put the time and effort in, I'm willing to put the hours in.
- 27:58And I don't get me wrong, I do love stressful environments because I'm I've eat, sleep, and breathe.
- 28:05I thrive in chaos.
- 28:06I do, I do, and that's that's for me, like say serving that much time in the military, being on the ground, being in oper operations, spending years and years in hostile environments, stressful environments.
- 28:19Everything else is easy, yeah.
- 28:21And this is what I say, and it's it's when I've put everything I do now in in my business life and property, I I've took sort of took all the best elements from the military into that, and that's why I think I've been so successful because I left school with no qualifications, yeah, yeah, yeah, yeah.
- 28:39And really, it doesn't matter because the people I employ have the qualifications, I just move the chess pieces around.
- 28:46Yeah, yeah, yeah.
- 28:47And that's it.
- 28:48So you don't people people get so and I find this with profit when you go on these groups, it's always someone trying to be the most knowledgeable.
- 28:55Yeah, yeah.
- 28:55They're missing the trick because you could be an expert in in planning, yeah, but you might be shocking in other areas, so you're not going to be successful.
- 29:02No.
- 29:02So if you if you if you understand the mechanics and the principles of all these different things, how the solicitor works, accountant works, how the planning system works, I sort of study all these areas and I know quite a lot.
- 29:15And then it's all about delegation.
- 29:16But I know how to delegate and go actually, well, if if I do this with the with a solicitor or there's that with an accountant or that with it, that's going to have a detriment detrimental knock-on effects for the for this over there.
- 29:28So I know that system.
- 29:29Once you understand that system, understand how to move the pieces around, that's why I've done what I've done.
- 29:33Because everyone's always like, Oh, the fucking hell are you managing to do all this?
- 29:36Because I work my fucking bollocks off.
- 29:38I've put in, as I call it, sweat equity.
- 29:42I literally am relentless in everything.
- 29:44I eat, sleep, and breathe what I do.
- 29:47And that's why I love property, and that's why I want to get into the sort of formally into the teaching side and work with a closed network, closed group.
- 29:56Yeah, yeah, yeah.
- 29:56And what I'm doing, and that's why I'm sort of as well going to be helping a lot of trades because a lot of trades I've worked with tradesmen all the time.
- 30:03I had a lot of a lot of guys work for me, um, especially when I was doing new build sites, and they struggle.
- 30:08The trade struggle because they struggle, they're trying to get the work, they're then struggling with maybe struggling with quoting, right?
- 30:15I'm doing really well, I've built my business up now, I've got 15, 20 lads, but then I'm getting taxed to death.
- 30:21Yeah.
- 30:21So, yeah, it's just a big knock-on effect.
- 30:24And like I say, I had a good discussion yesterday with with some of my one of my trader who who does a lot of work for me as a trade owner.
- 30:32Like I said, I've saved him thousands this morning with a few phone calls and my knowledge.
- 30:36And not necessarily not yeah, not having saved him money there, he saved thousands every year, year on year, but then it's sort of helping him understand what he's trying to achieve and how to whittle down because you might get 10, you might have to do 10 quotes a week, because it's like say, but you struggle for time to do that, yeah.
- 30:56But how you qualify you've done there for him, right?
- 31:00Could be the differentiator in him doing really well long term.
- 31:06Do you know what I mean?
- 31:07And that's that that that's why with the right people it is money well spent.
- 31:13Because, like you say, you're getting hammered on stuff, that extra bit of knowledge could be the difference in you doing alright or really fucking well and retiring at the age of 50.
- 31:24Do you know what I mean?
- 31:24Well, it's what it's the cost, what's the cost of it?
- 31:26Well, what's the cost of not doing it?
- 31:28Because, like you say, you're always gonna have to put something in to get something out within reason, whether it's your own physical time or it's money.
- 31:34But obviously, when you put money into will use paid ads, for example, you put money into paid ads.
- 31:39What I find with tradesmen they're struggling with, they might put a bit of money into paid ads, they then get inundated with with sort of quotes, or should I say, trying to qualify people you might have 10 quotes in it, but I'm like, in a day, oh shit, what do I do here?
- 31:53I've now just lost all that because I don't know how to quote quickly enough.
- 31:56Yeah, yeah.
- 31:56Right.
- 31:57So, what you're trying to achieve, and this is what I try and establish with people, what are you trying to achieve?
- 32:01What's your goal?
- 32:02So I'm trying to do this, right?
- 32:04So you need to simplify human behaviour is they want a simple, easiest way possible to do something.
- 32:09So if someone's trying to, you're trying to get quotes that how quickly can I do this?
- 32:13Can I automate it?
- 32:14So, this is what I'm looking at with with trades when I'm working with them from a business aspect, is trying to make sure they're efficient so they can make more money, right?
- 32:22So I've so I went through that briefly with someone yesterday, and they were like, This is fucking amazing, like, but for me it's simple because it's just going well actually how can I be as efficient as possible because that's gonna make me the money the most, yeah, and they're the quickest way of making a lot of money.
- 32:36So it's sort of tying everything together, and this is why I'm gonna be I I'm gonna be working with trades and showing trades how to do stuff in a certain way, yeah.
- 32:45Um, but yeah, it's it there's gonna be so much going on in that training centre.
- 32:49Um it's it's gonna be very, very busy, very, very busy, very quickly.
- 32:53And I've always like I say I've already got um there's already companies who specialise in tax, tax specialists, uh lenders and and solicitors and everything who want to come on board in terms of doing podcasting, coming in and doing marketing, so at networking events, me physically talking about because the end of the day, you can talk about your business and how good it is.
- 33:16Yeah, yeah.
- 33:16But until someone qualifies your business and going, actually, I've used this business and it's just made me 50 grand, yeah, you've won half the battle.
- 33:24Yeah, so I I'm gonna they want to actively work with me because I'm using solicitors, I'm using accountants, specialist accounts, I'm using lenders.
- 33:31Um I'm gonna be sort of advertising for them because again, I showed you before my metrics, what I get for it's into technically, it's into millions, millions and millions of views across my social media.
- 33:45If you look at like one post, 35,000 views, yeah, it's crazy, like on one post.
- 33:50So it's obviously working, and this is why this whole sort of ecosystem, what I want to sort of try and create, so then everyone profits from it.
- 34:00Yeah, uh, and that's why people are very businesses are very, very interested in getting on board because you're putting yourself in a different bracket.
- 34:08Yeah, you put yourself in a different bracket, but you're sort of filtering the shit out.
- 34:11So you're getting filtered into people who are actually into property or they need a mortgage or they need a solicitor, you're filtering them people out because you know how difficult is when you start banging 20, 30 grand a month, which which sometimes I've done on a certain business, into trying to brand elevate a brand or trying to get revenue in.
- 34:31You've got to there's gotta be something, it's a bit of a guesswork, but if I can filter that down for people to come into a place where they are specifically interested in property, they're gonna be interested in with property getting a mortgage, yeah, or needing a solicitor, needing a conveyancing solicitor or whatever.
- 34:46So they're gonna need that, they're gonna need an accountant.
- 34:48So this is why these companies are now going, hold on a sec, I won't mind some of that.
- 34:51Me and you went to that event, yeah, that polo event.
- 34:54Fucking hours to that like us up.
- 34:55And I couldn't, and I couldn't and I couldn't believe I didn't realise it was the Royal the Royals owned the event.
- 35:02I just thought it was a normal meeting.
- 35:05With tattoos up your neck and everything, but like I say, it's I didn't realise, but we that was an invite because of how much what we'd done, what my businesses have done for that company, like it was massive.
- 35:17And then you started bidding on fucking old Gallagher's fucking guitar as well, didn't you?
- 35:20Yeah, and it is I never realised how wealthy ever how how when you think you've got money you haven't when you've got but yeah, but like the role from when the royal family turned up, and I didn't realise that was but this is the thing, it's yeah, it's being in them sort of circles, and obviously we've doing bringing all these other companies in these big companies into what I'm doing, it's gonna be a game changer for everybody involved.
- 35:41So, yeah, it's mega exciting what's going on.
- 35:44That was fucking hilarious.
- 35:45Yeah, it was good, and they're going Rolls Royce is in public, yeah.
- 35:49People flying in an helicopter car park and that and stuff, and there's just Tom and Rich and fucking cream blackpools on the Yeah, but you've got to start somewhere, and then fucking so funny story, right?
- 35:59So fucking, I think it I'm sure it was Noel Gallagher's time.
- 36:02Was it Noel Gallagher's guitar or something?
- 36:04Yeah, and they fucking they went, right, starting bid, ten grand or whatever.
- 36:07I said, Tom, what's that on the yarn pit there?
- 36:09And he went, What?
- 36:10Yeah, fucking wanker.
- 36:12Remember.
- 36:18But but nah, it's and it's it's wild, innit?
- 36:22But like you don't.
- 36:24I just it's very weird, innit?
- 36:27Like you you're always sort of, and like many, you know, like previous friends and that of mine, like you're seen as a bit of a weirdo, but you almost have got to be a bit of a weirdo, like, because what is weird because you're not doing the norm, the normal thing that m most of the population do.
- 36:44So you are seen as weird, like, but it's I fucking love it.
- 36:48Like, and it you've almost got to be, and it I heard something from McGregor saying you almost have to be delusional.
- 36:53Yeah, yeah.
- 36:54And I take it one step further, and I you believe you've I've got so much self-belief in everything that's gonna happen, and and it, and it is gonna everything is gonna happen what I want it to happen, but like even mates that have gone, you're fucking that like confidence isn't a fucking problem, is it?
- 37:12And I'm going, and I'm fucking like in the office going, there's fucking nobody in this fucking world like me.
- 37:16There's not, I'm telling you now.
- 37:18Self-belief.
- 37:19And it and it and it that goes such a fucking long way.
- 37:23Like, I don't have bad days.
- 37:24But the thing is, the thing is though, is it's like I've said I've got my my belief system and what I've built up over the years in terms of bringing it into us an actual system, and I teach again, I'll I teach this when I'm with people, but self-belief number one.
- 37:39Yeah, I don't care if you don't believe in yourself, nothing will happen.
- 37:43No, nothing happens because someone can say, Oh, you're amazing, you've done this and that the other, but unless you believe that, then nothing happens.
- 37:50Do you know what I mean?
- 37:51People can talk about discipline, they can talk about being relentless, they can talk about all these different things, consistency, being persistent, they can talk about a lot, but without that self-belief and want, yeah, nothing happens.
- 38:03And that's why my the number one thing for me is self-belief.
- 38:07Yeah, on my belief system is self-belief.
- 38:09It is though, isn't it?
- 38:10And then with environment, and again, it all stems so when you've got that self-belief, and then you're in the right environment with like if I'm sat in a in a room and there's people in there who don't give a shit and not bothered, that is the worst environment I can be in.
- 38:24Yeah, yeah, 100%.
- 38:25And and this is where like I say people are going a downward spiral.
- 38:28But if you're in a if you're in a if you're in like an environment where everybody wants to do well, it doesn't matter.
- 38:35And this is one thing about like, for instance, a mastermind or being around different business owners who are sort of pushing themselves.
- 38:41It doesn't matter.
- 38:42You don't have to be in a relatable sort of because you with me and you are not in a relatable business enterprise.
- 38:49Yeah.
- 38:49So it's the same mindset.
- 38:50It's the mindset what's important.
- 38:52So you could I've literally delved into other people's businesses with them and and and and actually fucking with a fine tooth comb and they've gone fucking hell, didn't it?
- 39:01Because I'm looking at it from a different perspective, and they are in the picture where you should be you should be looking at the picture out of the business.
- 39:09That's why I say the quicker you can get out of being working, operating inside your business, the better.
- 39:14That's where you'll succeed the most.
- 39:16And it's being in that environment with like-minded people, you don't specifically have to be in the same industry.
- 39:22Like, say you go to these property networking events, or you go to you're better off going to other other stuff as well.
- 39:29Because I mean you're that you're in the media world, so it's it's for you.
- 39:32You can pretty much delve into any area you want because they're always gonna need if they're if they're going anywhere, it needs to be done in this day and age, especially with social media, you have to be doing media.
- 39:41Yeah, yeah.
- 39:42If you're in if you've got 10 competitors, but your media is substantially better, you you'll you will fucking make so much more money, and this is what I'm gonna be teaching about personal brand, your branding, and getting your brand out there.
- 39:55Personal brand is everything, like now, because people always go, oh well, it's not, it's your business.
- 40:01And it is, but your personal brand will fill your business more than any ad or anything else that you could physically do.
- 40:09Like, people, we're in a world now where it's all changed from the corporate to more people-like sort of world, and people buy from people.
- 40:16Like, you could uh I always say to people like, you could have the CEO of Coca-Cola, right, in a fucking in a bar, right?
- 40:24Or wherever, right?
- 40:25You could be, you could have a hundred people contacting the CEO of Coca Cola, would and them they might have the best product in the world, right?
- 40:31And they'd be contacting them and it'll just get blanked, blanked, blanked, blanked, blank, blank, blank.
- 40:36But see if you go to a bar and sit down and have a pint, and the CEO of Coca-Cola is sat there by himself having a beer and you go, you're right, mate, how are you?
- 40:44And you don't, and yeah, oh, I'm I'm a CEO of Coca-Cola.
- 40:47Oh, are you?
- 40:48Fucking hell.
- 40:48Well, that's dead funny.
- 40:49I've got this.
- 40:50Total different conversation.
- 40:52But like if, and and that's what I'm saying, if you if you go into somewhere that isn't pressure, people buy from people.
- 41:00100%.
- 41:01And if you can now, then this is why podcasts are a really good way.
- 41:05Like the difference in you message, I don't know, fucking who's like say, I don't want to mention it, can't do that.
- 41:14Like, say someone really super, super, super successful, right?
- 41:17And they have got um a hundred gatekeepers in front of them that manage their emails, phone calls, and everything else, and you can't physically contact that person.
- 41:26This is why I swear by podcasts, because you could have that, that person is gatekeeped to death.
- 41:31We're in a world now where you can message that person on Instagram and go, Aye, alright, I run a podcast to do with successful people, blah blah blah.
- 41:39Would love you to come on there for an hour and geek out about how you did and what you did.
- 41:43They will nine times out of ten go, yeah, all right, it's content for me, I can do that, blah blah blah blah.
- 41:49And but then you've got an hour sit down with them just from a podcast, but then that pushes your personal brand.
- 41:55Oh, they've just done a podcast with them.
- 41:56Fucking hell, have you seen that and then all your mates to and and it just it's such an easy way of getting new business?
- 42:03And people are like, I'm not doing a podcast, I'm not, but actually, when they if they started one and actually did it, they'd see the benefits of very, very good.
- 42:09Your brand, you could have the best brand in the world, the best the best business in the world, but no one, it's like Swish.
- 42:15If no one knew about Swish, it wouldn't do well.
- 42:18No, no, but the fact it's been pushed and pushed and pushed, and that's why I know Flow will do really well.
- 42:21But yeah, if I that podcast, I've had obviously I you as you know, uh channel five and now Netflix, yeah, it's gonna be on Netflix.
- 42:31Um that's come from a podcast, me being on a podcast and the fact they were liking the stuff I've I was saying and talking about as a person, my values, they've approached me out of the blue, channel five, channel four, and then obviously as we know, it's gonna be all over Netflix.
- 42:46And yeah, like one episode would probably be watched by this thing between four and five million people fully watched every month, every single month.
- 42:56Well, you look at I won't say it because I'll give it away, but someone's been on there, haven't they?
- 43:00And it's done wonders for them as well.
- 43:01Yeah, like, yeah, and I think I think like it's that brand getting that brand out.
- 43:06That's why I think anybody who's trying to build a business, you need to look at what you're doing with your brand, you need to treat it as a brand, yeah, uh, and then obviously make it very personable.
- 43:16And like I say, people buy off people, and that's why I think we do so well.
- 43:20Um, with my my business are doing so well, because it's all about the product, it's all about the brand, it's all about the people.
- 43:27Yeah.
- 43:28Because like I say, I'm selling something to you, and I I believe in my product.
- 43:33That's why I say when we're doing, like say, the bathrooms of flow, yeah, I believe we are the best because I know the system back to front in terms of the property, how property is.
- 43:43And I know what's quality and I know what's not.
- 43:45And I've got the experience because I've done it.
- 43:47And this is why I was saying when we're doing the bathrooms or we're doing the hotels or we're doing the service accommodation, or I'm doing it whatever it is we're doing, yeah, it needs to be done in a certain way.
- 43:55Yeah, yeah, yeah.
- 43:55Because at the end of the day, you the people are coming to you, you want value, you want to be known for being.
- 44:00The best at what I do.
- 44:00The best at what you do, yeah.
- 44:01And this is why I know when I start doing the going down the teaching side of property, I want to be the best at what I do.
- 44:08And I want people because they are a reflection of me.
- 44:12They're your business card.
- 44:13Yeah, so they're a reflection.
- 44:14So I want someone, if someone comes to me, I want them to be as successful as they physically can be.
- 44:19But I want to know, this is why I'm very selective, that they have got the time, the finances, they have got the the ability, which most people have got the ability to be able to do it.
- 44:28Besides factor, innit?
- 44:29It's that yeah, to be able to get to where they want, because at the end of the day, they are a byproduct of me, and I want them to do as well as they can.
- 44:37That's why I'll spend time with them mentoring and everything else.
- 44:40That's why I've sort of preferred to go down the mentoring route because I'm more personable.
- 44:45Um, but then I'm formally going to go into the teaching.
- 44:48But it was always based off having that facility to do it from because I want to be able to stand on stage and and and look at people in the eye and go, Well, I've built all this, I've done everything else, but I've built this and this is what's happening.
- 44:59So for me, that was mega important.
- 45:01But I think brand, especially for what you're doing, the stuff you're doing with with the media.
- 45:06Uh, this is why I sort of gravitated towards you because I thought this is literally like watching cinema style quality at like an affordable price.
- 45:16And it's anybody who's trying to build something, you have to look better than everyone else.
- 45:21But yeah, you've got to you've it's gotta look better than everybody else, it's gotta feel better because people are buying something, they're handing over money what they've earned to buy something.
- 45:28I think even if they've got their own business, they've got to put themselves in somebody else's.
- 45:33Why would why would I buy off you?
- 45:35And this is why when I speak to people, when I'm in a room with people, when I'm doing seminars and and the QA's and everything, like I say, why would I buy that off you?
- 45:43What what why are you different?
- 45:45Yeah, it's not about being cheaper, because in business, what I find you're either cheaper or you're better.
- 45:51Yeah, and if you're sat in that middle market, that is not where you want to be.
- 45:55No.
- 45:55So you're either cheaper and efficient and you can do things quickly, or you're a lot better and you're a premium brand and you're in demand.
- 46:01And that's the two differences.
- 46:03What I find, and obviously, you're at the top end of the market.
- 46:06Same with Swish, top end of the market, flow, top.
- 46:08That's where I want to be because that's why when we've designed, when we've designed flow, we wanted it to be purely retail.
- 46:16Yeah, we want it to be heavy retail.
- 46:18So when you come in, it's like going into when you I mean you you'll you've you've not been there for a I mean, you would you did the initial video in, didn't you, when it was completely empty.
- 46:26But now it's it's unbelievable now.
- 46:29That looks insane.
- 46:30Yeah, I mean it looks amazing, but I wanted, I wanted, it's all about how you feel.
- 46:33So you've gone in, you go in there and you're like, holy shit, you would never know this is like this inside.
- 46:38And it was and it's comfortable.
- 46:39You sit down, you can have a nice coffee, you can even have a bottle of wine or a bottle of beer.
- 46:44Yeah, yeah.
- 46:44Like and sit down and we'll talk through your bathroom.
- 46:46Because end of the day, you're spending money.
- 46:48It's an experience, isn't it?
- 46:49That's all an experience.
- 46:50It's like going, I wanted the the way I wanted it was when when I go into a car garage, a nice car garage, that's the feel I wanted.
- 46:57So you're going in there and I'm buying something.
- 47:00Do you know what I mean?
- 47:00Because you have fucking grafted your ass off to be able to afford to go and buy that nice bathroom you want, and you spend a lot of time in that bathroom, it's got to be perfect.
- 47:09Yeah, 100%.
- 47:09And for me, I wanted that whole experience start to finish to be that um, and then know actually, we've bought it from Flow, and then the next person go, yeah, recommend it because the fucking experience is brilliant.
- 47:22That's why I say the the staff we've got in there are the best, and the hands down the best.
- 47:27And for me, that was dead important for people to have super, super superior product knowledge, understand what they're selling, and not just okay, right, sales, why don't we hit these targets?
- 47:37Yeah, no, it's got everybody they know, exactly.
- 47:43Yeah, yeah, yeah.
- 47:43Like, say so that's why now we're getting developers, even on the like already going, right?
- 47:50We've actually got another developer because they've had such a good experience, literally, with some of them haven't even sold like we've not agreed that final sale on some developments.
- 47:59They're really coming back for the going, actually, we like the experience, like the efficiency, we like you how you know everything about the products, yeah.
- 48:06We'll come back to you again, and that's what we want.
- 48:08We want to have reoccurring, reoccurring business because that's what it's about.
- 48:11It's like you go and buy a BMW, you like BMW, but the experience you might get in that particular garage might be amazing, even though it might be more expensive than somewhere else, yeah.
- 48:20You trust in that.
- 48:21Yeah, yeah.
- 48:22I'll give you an example.
- 48:24So that Range Rover ride, I went to Range Rover, Land Rover in Chester, and I had a light on the dash.
- 48:31I had a little um it was a light bulb light that came up, right?
- 48:36There was no, it was just a fault.
- 48:37There was no bulb out on the car.
- 48:39So took it for a service, paid 500 odd quid or whatever it was for a service, mint experience.
- 48:45Like I was there for a couple of hours, fucking drinks upstairs, and it's really nice.
- 48:49Everybody that came past said hello and blah de blah, and all this, that, and the other, right?
- 48:53Fantastic, really, really good experience.
- 48:56So when I pulled up, that blew my head off as well because you had to like drive in through these garage doors and fucking do all the thing, and then they take your keys off you and take you upstairs.
- 49:04Um, and I said to the lady, I said, I've got a light on the dash, like there's no fault.
- 49:08I've checked all the bulbs.
- 49:09Could you just plug it in and turn the light off just while it's here?
- 49:12And she went, Yeah, yeah, yeah, that'd be absolutely fine, so don't worry.
- 49:15So I've gone upstairs, had a wicked two hours, like done a load of work upstairs, come back down, jumped in the car, light was still on.
- 49:23Said to the lady, I was like, Well, the light's still on, love.
- 49:27Can you can you what's it called?
- 49:28Oh, well, what it is, you're gonna have to book it back in.
- 49:30I was like, Well, it takes two minutes, like, just plug it in.
- 49:33Oh, well, you'll have to pay for diagnostics and then whatever it is to turn the light off.
- 49:36And I was like, What?
- 49:37Like the car's here now, can you?
- 49:38It literally takes five.
- 49:39I could do it with a plug-in machine.
- 49:41Um, and she went, Well, no, you're gonna have to book it.
- 49:43And I was like, right, okay, how much is diagnostics?
- 49:45Right, it's 350 quid plus the vite.
- 49:47I was like, Okay, but what if I have to turn the light off?
- 49:49Oh, well, it could be another 260 quid or something like that.
- 49:51I was like, wow, and I test drove, so bearing in mind, I just test drove a brand spanking new discovery, thinking I'm gonna leave here, I'm gonna get that serviced, I'm gonna drive home, and next month I'm gonna come back and I'm gonna get I'm gonna trade it in for a disco.
- 50:06I said to the lady, I was like, Can you just turn the light off on here?
- 50:11And she went, No, you'll have to spend another 600 quid.
- 50:14And I was like, Do you know what, love?
- 50:16I've just gone here to pay spend another 80 grand, and you've just fucking done that.
- 50:21It takes five minutes.
- 50:22I was like, I'm just letting you know from a customer service point of view, like and a sales point of view, that is stupid as fuck what you've just done right there.
- 50:30Because I'd have come back next month and spent 80 grand.
- 50:33You've just completely fucking ruined that.
- 50:35It takes five minutes.
- 50:37Like, surely you could just watch it, go, oh well, that's just process that we normally follow.
- 50:40I was like, Well, I'm just telling you.
- 50:43And I've never straight away I was like, fuck it, I'm getting rid of that Range Rover.
- 50:47BMW, and I'll never and and I'll never go to Land Rover.
- 50:50Just because of that, I'll never go to Land Rover ever again.
- 50:54Ever again.
- 50:55And I know it's not like that everywhere, but it's no, it it's some pla some places are not like that.
- 50:59And it and it just puts you off.
- 51:00So straight away when I was like, right, I'm gonna go to BMW, and I was up in an X5.
- 51:04Yeah, and but that for me is a fucking unbelievable car now, and like same literally BMW, like BMW, it's the same.
- 51:11Like, yeah, I get it, you bought a bigger car, you bought you know, expensive car, it costs a lot of money.
- 51:16But I went to that X5 was up for a service, rang rang BMW in crew.
- 51:22I was like, right, I need a service.
- 51:24I know I've not had the car long, like at all, probably in like 7,000 miles, it's flagged up that I need a service.
- 51:29What can you do?
- 51:30But okay, we could do your major service, um, it'll cost you 890 quid plus the fat.
- 51:35And I was like, I've only just pulled the car, like surely you can make it a bit cheaper.
- 51:39And he was like, Oh, well, that is a bit cheaper.
- 51:40And I was like, Wow, okay, mate, no matter, see you later.
- 51:44And it's just it's just silly, innit?
- 51:47Whereas if you and I think, you know, it's like when you go out for food, you go to like a really nice place, you get amazing service, um like we're always talking about now, like, what's next?
- 51:57Euros, 100% Euros, or like anything, something Lambert, or something like that, right?
- 52:02You go into Lamborghini, you don't fucking experience any of them dickhead things.
- 52:06Like, you're getting you're buying a high-end car, but you're getting a high-end service, and I think where people we think people are wrong, maybe it's right, but it's for that Nietzsche person.
- 52:21Do you know what I mean?
- 52:22A lot of people are just like, oh, whatever then, sound.
- 52:24Whereas I'm fucking really bothered when shit like that happens.
- 52:26Do you know what I mean?
- 52:27That's what this is this is what I'm saying.
- 52:29You're you've earned your money, and you when you're spending your money, you expect that sort of service, and that that that like say you expect if someone's spending 20k on a bathroom, 10k on a bathroom, 5k, but at the end of the day, that 5k is different for someone.
- 52:46Do you know what I mean?
- 52:47So someone's perspective perspective of five grand might be a lot of money, whereas someone who's spending 20 grand on something might be wealthy, and five grand doesn't mean a lot, but it's perspective for everybody, it's all individual circumstance.
- 53:00So if someone comes in with five grand to buy a bathroom, they're gonna expect service.
- 53:04So the service won't be any different for someone spending yeah, five grand or twenty grand for me.
- 53:09You've got your service has got to be the same across the board.
- 53:12100% because like people level up as well, like, and it's not adjusted, you know, it's a couple of things.
- 53:16So you don't go you don't buy your first, like say for me, I'm like say for me, I could have bought pretty much any car within reason that I wanted a couple of years ago.
- 53:25Do you know what I mean?
- 53:26But for me, I like doing things in stages, yeah, and that's more for sort of delayed gratification because I go, well, what's next?
- 53:33Yeah, yeah.
- 53:34You know what I mean?
- 53:34Especially with the cars.
- 53:35I love cars, so for me, I've been toying around with loads of different, as you know, we take the piss out of each other.
- 53:42So for me, I'm I'm I'm sort of veering towards a new Urus, I think, because I love the 4v4.
- 53:48Listen, I've been out in the hurricane a couple of weeks ago, but for me it's too small.
- 53:53I do like the 4v4 feel.
- 53:54I've got the urban range over uh sport, I love that comfort, I love the 4v4 thing.
- 54:00So for me, I think I'm pushing towards a bit of a dickhead car, but I do like the Uris, yeah, yeah.
- 54:05Um and then obviously I did look at the Cullinan, but I'm thinking more that for now.
- 54:11Yeah, yeah.
- 54:12Um, and I've say we've got the MSRT coming for the business as well.
- 54:15So for me, you've got to do it in stage.
- 54:18I think doing things in stages because you get to a point like if you if you're worth mil like and I mean hundreds of millions, like for me, I've I've worked with people who are worth hundreds of millions, and what I've found is they are quite deflated because you're like, well, what's nothing left to buy?
- 54:34What's next?
- 54:34What's next?
- 54:35Well, what is next?
- 54:36What's next after a Bugatti?
- 54:37What's next after a a Cullen?
- 54:40Yeah.
- 54:40What is next?
- 54:41Yeah.
- 54:41Literally, what do you do after that?
- 54:43When you look at it, like the bar for unless you're jumping into like a chair on and stuff like that, like the actual bar from something shit to something incredible is not that journey is not as big as you think.
- 54:59Huge.
- 54:59Like it's it's and it's but if you would have told me that ten years ago, I'd have been for like Lamb beginning to 200 pounds.
- 55:05But I know this is where I when I look at people because I've been through ups and downs with business, ups and downs with property, um, been through recessions, being through fucking absolute fucking nightmares with lenders with fucking jumping through hoops.
- 55:22I know when I look at someone and they've got the driving round, I'm not about someone who's just rented it for the week, I'm on about some people who have a Lamborghini iris or have a Ferrari or whatever.
- 55:33I know how fucking difficult it is to go and get that car.
- 55:36Yeah, yeah.
- 55:36Like how financially taxing it is, how much you get taxed, how much you've got to earn to be able to afford that, because you get literally tack.
- 55:45I mean, I I fucking get absolutely hammered on tax.
- 55:48So I know how difficult it is to get that.
- 55:51Yeah, and that's where I know when I've when I get these things as sort of little rewards, I know that's why I'm like fucking grateful as fuck, because I know how much work and time and effort I've put in to go and do that.
- 56:04Yeah, yeah, yeah.
- 56:04But there is always more.
- 56:05So for me, I'm like if I go and do X, Y, and Z, I'm like, well, next pro because I'm like getting flow done and everything else, and I'm like, this is amazing, yeah, it is, but I know what's coming next.
- 56:17Yeah, yeah, yeah, yeah.
- 56:17You know what I mean?
- 56:18I know my vision.
- 56:19Yeah, yeah.
- 56:20It's understanding it, it's understanding it, it's understanding.
- 56:23No, I don't I think it's difficult for people to understand.
- 56:25No one will ever understand your your vision.
- 56:27You look like you're not happy in the set.
- 56:29Like, yeah, I had a mate say to me the other day, Are you not buzzing about that film festival?
- 56:32I'm like, no, because there's another one gonna land soon.
- 56:34Yeah, and that'll be bigger.
- 56:35Did you know what I mean?
- 56:36And like that's old man, it's great.
- 56:37Post what's the next one?
- 56:38And it's like he's looking at us going, You're fucking mental.
- 56:41But look at professional athletes.
- 56:42If you don't look at professional athletes, how much they put their mind through, it's not just about physical ability, it's it's your mindset, and this is why I say with professional athletes, it is what's next.
- 56:53Yeah, yeah.
- 56:53Because at the end of the day, you've just won the premiership, that then two days later, you're training doing more pre-season for the to start the season again to win the next premiership.
- 57:03And it's the same in anything, it's the same in business.
- 57:05If you want to do well at business, you what's next?
- 57:07And that that for me, I like this.
- 57:10Is where I've just find my the way my mind works is that hardship, and that's why I say being in stressful environments, I sort of need because I've been living in stressful environments all the time.
- 57:19Yeah, stressful environments which can get you killed, yeah.
- 57:22Yeah, yeah.
- 57:22Do you know what I mean?
- 57:23Everything else.
- 57:23So now, so now I'm like, it's like this is fucking difficult.
- 57:28So fucking what?
- 57:29Let's what's what's next, and that's but it's not, is it?
- 57:31Good, because so when things do get tough, and this is like I say, trying to instill that in with my son, like you've got to have you've got to have that human, human approach to everything.
- 57:40But for me, it's almost that punishment.
- 57:42So I'm like, well, that was fucking so like I mean, I remember a couple of weeks, two or three weeks ago, I think I did a post about it, and there were so many fucking things at the same time, which and I when I look at it and analyse what's gone on, nine nine times out of ten, the other person would have quit.
- 58:00Yeah, yeah, yeah.
- 58:01They would have fucking quit.
- 58:02I'll tell you now, um with what I went through the past few weeks with what's going on, I'd they would have fucking quit.
- 58:08And people in the property industry would have quit.
- 58:11For me, it's like this is so fucking difficult.
- 58:14Good.
- 58:15Yeah, yeah.
- 58:15I watched what I mean, and that's for me.
- 58:18I uh often I will be like most nights I will get home and I will be dead to the world.
- 58:24Do you know what I mean?
- 58:24Like and it even like you've got to watch what you do, though.
- 58:26I think you've got to watch what you do with both.
- 58:29I like pushing to not to the point of burnout, but like pushing to like I am on the limit before I burn out.
- 58:38That's your heart.
- 58:38Yeah, yeah, yeah.
- 58:39It's like that scale, so you're going up that scale.
- 58:41But once you hit that, you know you're capable of that.
- 58:44Yeah, yeah, yeah.
- 58:44And this is the this is the set the thing.
- 58:46But you've got to you've got to watch that that sort of getting to that point where I know you you understand your body, don't you?
- 58:51Go, do you know what?
- 58:52I'm fucking taking tomorrow off that.
- 58:53100%.
- 58:54And you've got to, because I generally I I do set I've done and I've done it for fucking years, seven day weeks.
- 59:01Yeah.
- 59:01And I will have a break on a Sunday, I'll always make sure that at set time we'll have a try and have a lion on a Sunday and I'll try and have half it, but I'll still do something.
- 59:09Yeah.
- 59:09Um, so I'm generally, and then sometimes I've been doing seven days weeks because my lads might not do seven days a week, but if I'm doing a big project, there'll always be people on doing stuff or some form of work, whether it be the on the hotels or what so they're working, it means I'm working.
- 59:26Yeah, yeah, yeah.
- 59:27But the thing is, if you want to get to somewhere, you've got to put it in, and you've got to put that sweat equity in, and then this is what I can't, this is where it's sort of sweat equity.
- 59:34I yeah, that's where I know how hard it is to run a business, like successful businesses, but multiples of that.
- 59:41It you it's it's it's sort of training yourself to go take things to another level and be relentless, and that's why when I look at other business owners, that's why I know when I'm setting it up, this is gonna be the bollocks because I know what I'm I'm already mentally prepared to go into this next venture with it all going fucking balls deep, and no one is gonna fucking stop me.
- 1:00:03And that's for me, that's why I do so well, that's why people go fucking hell, it's amazing.
- 1:00:07You don't what I'm going, I'm already thinking about what I'm doing on beyond property, business, and networking centre.
- 1:00:14Yeah, because I know this is coming to an end.
- 1:00:16I know I'm mentally prepared, knowing that I'm gonna have to go full till on that whilst running all these other businesses behind the scenes.
- 1:00:24Yes, I've got staffing to start doing to do stuff, but I've still got to operate the businesses, I've still got to manage MD the businesses and run it.
- 1:00:31But I'm mentally prepared because I know what it takes, so I know my limits and what I can and can't do.
- 1:00:36That's why you get the right people into the right jobs.
- 1:00:38But for me, I'm willing to go all out.
- 1:00:41That's why I know when I'm doing things, they're gonna be successful because I one have that self-belief.
- 1:00:46Yeah, yeah, yeah.
- 1:00:46And two, I know I'm prepared to fucking do what it takes, whether it me doing fucking 20 hours in a day to make sure that certain things have got done in that certain time frame, I'm prepared to do that.
- 1:00:56You're in the front of it as well, so you know it's gonna work, yeah, and that's that self-belief.
- 1:01:01But most people aren't prepared to fucking put it in at all.
- 1:01:03I mean, you've rang me, fucking left me voice notes at two in the morning, we're still fucking working, flying over to Belfast and fucking everything else you're doing.
- 1:01:11But that's that that's why I think we click so well because we're both fucking daft as fuck.
- 1:01:16Yeah, and we and and and we're sort of we know sort of like you want to do fucking crazy stuff.
- 1:01:23You're always like I say, you're always trying to do more and more and more, and I think the better and the way I see it is the the better you are, the more you show up, everybody, everybody around you benefits from it, whether it's for your kids, your family, and everything else.
- 1:01:37So if you show up each and every day, and when I mean show up, you're fucking on your A game rig, no matter what, yeah, you put the gang face on.
- 1:01:44Yeah, everyone else fucking benefits from it because the way I like and again, I teach this to sort of my mentees, like even on like I'll use a specific example for being on a say a building site, the way you show up will dictate how they work, yeah, yeah, which will then dictate how well the work gets done.
- 1:02:01If you go onto there with a bad attitude in a mood, everybody else will be in a mood.
- 1:02:05100% and that's that energy.
- 1:02:06But the thing is, when you look at it from that metric of going the way you show up will dictate how they work, which will dictate how the job gets done, which will then dictate how much that property is worth after.
- 1:02:16Yeah.
- 1:02:17If you look at it from that chain of events, it all boils down to you.
- 1:02:21Yeah, you're in control of how you fucking feel.
- 1:02:23No one makes you feel like anything.
- 1:02:25So people say, Oh, you made he made me feel like this.
- 1:02:27No, they're your fucking feelings.
- 1:02:29If you if you choose to listen to some bell end who's who's typed a message saying you're fucking this and that on social media, yeah, yeah, yeah, yeah.
- 1:02:36Don't give a fuck.
- 1:02:37What I I I had sorry, I had fucking someone messaged me the other day basically saying they're struggling with with their anxiety, but struggling with sort of worrying all the time about stuff.
- 1:02:49And I was like, and 99%, and I said to them, 99% of that, what you're telling me here is because you are worried about what other people think.
- 1:02:57Yeah, yeah, yeah, yeah.
- 1:02:58That's it.
- 1:02:59Don't worry about other people fucking think.
- 1:03:00If you're gonna upset someone, that's their problem.
- 1:03:02I know don't be a dick.
- 1:03:03Yeah, yeah.
- 1:03:04There's a difference.
- 1:03:04Don't be done.
- 1:03:05You are not a few, don't be a fucking dick.
- 1:03:06You can't please everybody.
- 1:03:07These people won't fucking like me 100%.
- 1:03:10Yeah, and do I do I lose sleep over it?
- 1:03:12Do I fuck?
- 1:03:13I literally don't be around me.
- 1:03:14Yeah, I'm not interested.
- 1:03:16At the end of the day, I'm doing me.
- 1:03:17As long as people who support me and around me and my family and my friends, I I yes, I do think about what they think, and that's why I'll always say, but anybody, anyone, any one of my fucking mates asks me what you think, and I say, I think you're a complete and utter dickhead for what you've just done.
- 1:03:31Yeah, yeah, yeah.
- 1:03:31They come to me for advice because they know I fucking tell them exactly how it is, and that's how it should be.
- 1:03:38And if you get upset about it, that's your problem.
- 1:03:39Yeah, yeah.
- 1:03:40But don't come and ask me how you what you think, because you know I'll fucking tell you the truth.
- 1:03:43Yeah, yeah.
- 1:03:44And if you don't want to hear the truth, don't fucking fuck it up.
- 1:03:47I think, what do you reckon to that?
- 1:03:48Because that it's nice to have second opinion.
- 1:03:50Nobody will ever do better if you if you you know, and I know if I rang you and said, Oh, I've just done it and you told me I've been a dick, I'd know I'd been a dick.
- 1:03:58Do you know what I mean?
- 1:03:59Yeah, whereas a lot of people would ask the wrong people because they know they're gonna get a different answer.
- 1:04:06Yeah, they want to do they want to feel better about the answer they've just done.
- 1:04:10They don't want the answer, mate.
- 1:04:11They don't want to hear the truth half the time.
- 1:04:13But if you're delaying that truth, you're delaying your you're getting you're getting you know, you're not getting any better, yeah.
- 1:04:18Because you you're being that's why I'm always truthful with with my son, who is again ability is fucking unbelievable.
- 1:04:26So it's it's sort of going, and I'm I'm my own worst critic anyway, but it's sort of developing what others are doing.
- 1:04:32That's why I say if you if you show up and you're fucking you're good at what you do and you're fucking true to yourself, yeah.
- 1:04:39Everybody around you benefits hundred percent everybody benefits from it from it, you just showing up and then being around other people are the same.
- 1:04:47Fuck me.
- 1:04:48That's why I was saying when you're around the right people, you can do anything, literally, you can literally do anything, and I think it's key.
- 1:04:54That is so fucking key.
- 1:04:56It is what time are we on now?
- 1:04:58I don't know, eh?
- 1:05:00Last time was about three hours.
- 1:05:02I know yeah, Jesus Christ.
- 1:05:04Well, listen, we'll fucking we'll leave it there anyway, mate.
- 1:05:07But we've got loads on, we're doing some bits as well this year.
- 1:05:11Networking centre, flow, fucking unreal, mate.
- 1:05:15Well done.
- 1:05:16There's tons of there's loads going on.
- 1:05:18I say you'd be back up filming anyway.
- 1:05:20Just got a load of new hot tubs and all that at Swish, so sick.
- 1:05:23And had all the plants and all that done now.
- 1:05:25So there's that, there's uh busy, busy, uh, it's gonna be a very, very busy.
- 1:05:30And I always and the thing is with me, I always said 2026 is gonna be busy because I planned five years ahead, and this is why I fucking say it all the time about people planning new year, new me bullshit.
- 1:05:39Have you have you seen how much it's done?
- 1:05:41It's died off now.
- 1:05:41If you look on social media, yeah, yeah, that that momentum's gone.
- 1:05:44Yeah, whereas if you're consistent and persistent, that's it.
- 1:05:47There's no secret source to it, and there's no get which quick it get which get which quick.
- 1:05:52It's just do something well for a long period of time and it'll work.
- 1:05:56Be consistent all the time.
- 1:05:58Sweet.
- 1:06:00Cheers.
