- 0:00Hello and welcome to another edition of Five Things Friday
- 0:03with my fabulous host. Hello Simone, How are you doing?
- 0:18I'm good happy it's Friday. Happy, happy Friday.
- 0:25Anyway, it's been it's been a fabulous week.
- 0:26I'm in the South of France since I'm in a hotel room still at the
- 0:30beautiful, beautiful little town of Cairns, where I'll talk a
- 0:35little bit more about some of the stuff I learned.
- 0:38So for those who don't know me, my name's Alex.
- 0:41I'm an NRF retail voice of 2026. Love it.
- 0:49I help people who sell to retailers maintain their
- 0:52relevance and I'm joined by my wonderful Co host Simone Ollivan
- 0:56from Need It for Tonight and Dave.
- 0:58Simone what what's Needed for Tonight and Dave all about.
- 1:01Need it for tonight also as NIFT is I always say easiest way to
- 1:04describe is it's kind of like delivery but for quality
- 1:06fashion. So we work with lots of
- 1:08different stores and brands, mainly in London to do 90
- 1:12minutes and survey a delivery. We also have a lovely plug in
- 1:16called Dave which isn't quite as sexy as NIFT, but we also plug
- 1:22into retailers checkouts to give them rapid and localised
- 1:26delivery as well. Fantastic.
- 1:28So listen, why don't we start with you and get straight into
- 1:31it? What?
- 1:32What's top of mind for you this week?
- 1:34You know what's top of mind? And I have to say it made me
- 1:37cry. Is everybody's talking about it.
- 1:41You know what I'm going to say, It's the John Lewis Christmas
- 1:44advert. Honestly, I teared off and I was
- 1:47like, am I OK? It's a global heart adventure.
- 1:52For anyone that hasn't seen it. The ad follows a father and son
- 1:56who've clearly may be grown apart a bit until the Sun's gift
- 1:59to his dad, which was a vinyl record.
- 2:02And it kind of shows like the connection and shared memory.
- 2:06It does a flashback. There's no like, dramatic speech
- 2:09or anything. But then it ends with if you
- 2:11can't find the words, find the gift, which I thought, yeah, I.
- 2:15Don't know, no. It's so good, but we have all
- 2:18those times at those moments like sometimes, like, I don't
- 2:21know, it's just thoughtful, meaningful gifts are great, but
- 2:25I just thought John Lewis, they know what they're doing.
- 2:28You know, this isn't just about selling products.
- 2:30It's really about selling the sentiment.
- 2:33And it's funny as I, we've been doing a lot of yapping and
- 2:36debating over the past week with various retailers, particularly
- 2:40on the topic of relevance in retail.
- 2:42And a lot of the time it's about what tech, you know, what are we
- 2:45doing? It's an AI like, what are we
- 2:47doing to stay relevant? And actually, this is a lovely
- 2:50reminder that sometimes the most powerful thing a brand can do is
- 2:54just really make the customer feel something, which isn't
- 2:57super easy to do. But John Lewis reminded everyone
- 2:59of that. And it's not the first time that
- 3:02the adverts have made me cry. So kudos to John I.
- 3:05Don't mind, I don't mind saying I I cried to them as well.
- 3:08And Limerick, I think Alison Limerick's the the song that
- 3:13they play, they managed to play the original, which people like
- 3:16myself can relate to. Then they had a newer version
- 3:19with just the. So I think the music was
- 3:22phenomenal. And then on LinkedIn, a bunch of
- 3:25men were like, Oh my God, it's about time we were represented
- 3:28on, you know, because it's normally we don't get
- 3:30represented. Yeah.
- 3:32So that was really interesting. And then one of the guys
- 3:34actually when I was reading the comments, he said, you know, my
- 3:36relationship with my son is exactly the same.
- 3:39I'm, I'm willing up as I talk because Jesus Christ, because
- 3:44his son always has his headphones on.
- 3:46And so I don't know why I'm willing up.
- 3:49But yeah, anyway, he was just relating to the fact that he had
- 3:52this sort of fractured relationship with teenage boys
- 3:56because they sort of withdraw. And that's what that advert did
- 3:59really well. It's, you know, a little boy,
- 4:01sorry, a teenage boy. And then how you you father see
- 4:05their parents in general, they see their as as you know, as in
- 4:10the advert with the baby and stuff.
- 4:11So phenomenal, phenomenal, phenomenal.
- 4:13Maybe one for Christmas, Alison Limerick, who knows, right.
- 4:17I don't know what other songs are out there, but it's genius.
- 4:21And I think just just sort of today the five things is going
- 4:24to be a little bit because I want to talk about what's been
- 4:27here. But the three I will put out a
- 4:30report on, you know, after doing over 100 interviews, travel to
- 4:3413 conferences, being around the world, in my mind, there are
- 4:38three transformation elements that are impacting retailers.
- 4:43That's transformation. Retail at the speed of culture,
- 4:46retail at the speed of intelligence and retail at the
- 4:50speed of experience. All three elements have their
- 4:53own little buckets of things underneath.
- 4:55And as you rightly said, Simone, it's not just technology and AI
- 5:00that's just been a distraction. And what this brings me to is a
- 5:05fabulous. So the conference that I'm at is
- 5:07basically for the people that build, build shopping centres,
- 5:11build shopping malls around the world, right?
- 5:13So we're talking about people with assets in the billions and
- 5:17they've had a really, really tough time over the last, umm,
- 5:22four or five years. Assets have been declining, high
- 5:25streets have been shrinking property commercial development
- 5:28has not been where people are investing their billions and
- 5:31it's back baby retail property is back.
- 5:34And this was from Wakeman and Cushman and a big commercial
- 5:38property agent in the UK and research from this is a CBRE and
- 5:44Chris Gardner, it was his words. He said retail's back.
- 5:47We're more relevant again than ever.
- 5:49And from a financial perspective, if you follow the
- 5:52money, the capital is flowing back into physical.
- 5:56And so the investors are returning.
- 5:58And what I'm going to do is just do a quick headline.
- 6:00I've got about 8 little bullets. I'm just going to give you the
- 6:02headlines. If you want more, I'll probably
- 6:04do a LinkedIn post, come back and watch this podcast again or
- 6:07subscribe or something. But investors are coming back.
- 6:10Obviously, there's a massive, depending on the geography, but
- 6:14#1 they're coming back. The Middle East is just
- 6:16exploding. And that's because places like
- 6:19Saudi Arabia, something like don't quote on the numbers, 60%
- 6:23of the population are under 30. Their population is around 36
- 6:27million because you know, why are people investing in in
- 6:31Saudi, that population is ain't probably going to grow by
- 6:34another 10 million over the next 15 years.
- 6:37So shopping malls and retail brands, what a fantastic
- 6:41opportunity for expansion on expansion, Simone, I think
- 6:44you're when you talk about your thing, we'll talk about how 1
- 6:47brand is, you know, doing it so well.
- 6:50They were also here telling all of these developers to, you
- 6:53know, have them come into to their things prime cities across
- 6:58Europe, Madrid, London, Berlin, all hotspots.
- 7:02Now when you look at London and where capital is flowing, it's
- 7:07and you see an Oxford St, it's micro property expansion.
- 7:12So it's not necessarily the whole of Oxford Street, but
- 7:15there's areas and throughout the whole of London there'll be that
- 7:18one part of the street that people like to go in that has
- 7:21that community that has that engagement that developers are
- 7:24now developing for specifically retail and FMB.
- 7:28FMB within retail. So food and beverage, we're
- 7:32learning from the Asia where FMB tends to be a bigger part of
- 7:37retail. So you're more likely to go and
- 7:39eat and have a customer meeting in a shopping centre than you
- 7:42would do in the UK. You're not really going to go to
- 7:44a shopping centre to have a business meeting.
- 7:46But in some of these regions they are.
- 7:47But what they're mixing these mixed-use developments like
- 7:50Battersea as an example, which you know, has has that sort of
- 7:54mixed-use. We're going to just continue to
- 7:56see more of that. And I think given so, so much
- 7:59negative negativity that there is today, the fact that the
- 8:02capital, the money, when you follow the money is coming back
- 8:06into retail commercial. I I think that's really good.
- 8:09Some some like other variances, vacancy rates are tight.
- 8:13So bidding wars are beginning stuff because we've seen so many
- 8:16empty. And if you're watching this in a
- 8:19small town somewhere in the UK and you're getting here, but my
- 8:21High Street isn't like that. You're absolutely right.
- 8:24I'm that that's, I'm not saying that that's going to change.
- 8:27What I'm saying is cosmopolitan metropolitan areas are going to
- 8:31continue to to grow. Retail parks are quietly winning
- 8:36where they've sort of found their footwear for a while, you
- 8:39know, people didn't want to go to a retail park.
- 8:41But again, because of the value conversation, rental growth for
- 8:46retail parks is have been up 14% since 2018.
- 8:50So again, when you think about, you know, where do retailers
- 8:55want to be? You are you do have these retail
- 8:58parks, but you do have these sort of, you know, smaller
- 9:01format stores or flagship stores or locations where they're more
- 9:05experiential culture, cultural. I don't know what they think for
- 9:09cultural proof, but anyway, that's it.
- 9:11And then the final one, a premier in luxury streets.
- 9:14They have climbed 4% in the past year, beating most other asset
- 9:18classes. So although luxury brands are
- 9:21having a tough time expanding in their traditional markets as
- 9:25Asia and the US, they're still doing well.
- 9:28And, and here's the other, you know, forgetting your politics,
- 9:31US brands coming into Europe is the driving growth.
- 9:35Expect to see more. We've spoken about on this show
- 9:38about how Chinese brands are coming in, but expect to see
- 9:41more US brands coming in because it's becoming quite a hot
- 9:44environment for them to grow within the US.
- 9:47And so you've got brands like Skins who will, you know,
- 9:51continue to grow. And I've got, again, I'm not
- 9:53going to, for the, for the purposes of this, I'm not going
- 9:55to get into it. But yeah, so they're the major
- 9:57key takeaways. I don't know if anything stood
- 9:59out for you, Simone, as I was with.
- 10:03No, it's really interesting, really is.
- 10:05And yeah, I think as you said, we'll continue to really see the
- 10:08the rise of those brands coming into the into the UK What did
- 10:12surprise me is about the retail parks.
- 10:14It's something that I've just never really thought of really
- 10:17interesting. Yeah.
- 10:19Yeah, I, I, I felt that they've sort of lost their purpose for a
- 10:21while because are they value, are they convenience?
- 10:25Where do they live? And I think what's been proven
- 10:28is the fact that, yes, there's been vacancies in some of the
- 10:31retail parks, but they're fact, you know, people are driving to
- 10:35them because they, they prefer to go in their cars.
- 10:37Yeah. Our final one, What what what's,
- 10:39what are you going to close us with?
- 10:41Yes. Big retail news this week.
- 10:44Minnesota is opening a new store on Once is again as we speak
- 10:51about you know, I love to speak about bricks and martyrs, but
- 10:54this is meant to be a full blown experience.
- 10:58I will say I'm not the mini sore customer what I'm but I think
- 11:05you know it flushed toys and Disney.
- 11:08Pokémon maybe people love it. They do.
- 11:12I don't know the. Expo, they were here and there
- 11:15was a queue for the freebies that they were giving out,
- 11:18right? And I'm thinking.
- 11:19I don't get it really lead into pop culture and that kind of
- 11:23collectibility and it's, I guess quite affordable design as well.
- 11:28It's not like the cheap stuff, but but it's pretty affordable.
- 11:31I think I was, I, I guess one thing that I kind of questioned
- 11:35is them popping up on Bond Street, you know, which is
- 11:38obviously a. Fairly.
- 11:40Absolutely. Location and and will that align
- 11:44with Minnesota's guess quite full of value price ethos.
- 11:49Yeah, you know, you're gonna go into, I don't know, Louis
- 11:52Vuitton or Gucci and then go into Minnesota, but maybe that's
- 11:56that speaks to the power of their brand.
- 11:58Yeah. I think big.
- 11:59Collectibles is is one thing that is gonna grow in 26 as is
- 12:03fanatics, another US brand that's got retail expansion.
- 12:07So they're coming over and they're they are all that
- 12:10they're all about collectibles, right?
- 12:12You know, trading things so. I guess I'm also just intrigued
- 12:16to see who their customers going to be.
- 12:18Is it going to be the tourists you know?
- 12:19Will the store be able to drive repeat customers?
- 12:22I don't know. It'll be interesting to see how
- 12:24it rolls out. Yeah, yeah.
- 12:26I think in, especially in Bond Street and Oxford St, there is
- 12:29that like, you know, who is it the is it an anchor tenant?
- 12:32Are people going to make their way to Bond Street just to get
- 12:36their get their Libooboo plushy toy?
- 12:38But then say again. I think they will, sadly.
- 12:43Yeah, yeah, yeah. How much growth?
- 12:46Another interesting one, the you and I have spoken about the
- 12:48biggest growth area over the last year has been athleisure
- 12:52and and fashion, right. So I know we've spoken about JD
- 12:56Sports, but that whole athleisure area is still
- 12:59continuing to grow. And I and I, you know, I took
- 13:01some picture of the slides, but it's really interesting.
- 13:03OK, listen, obviously I, I spoke for a lot because we're at time,
- 13:06I don't know, I must have really been speaking a lot.
- 13:10Yeah, those room got really fast.
- 13:12OK, Simone, until next week, next.
- 13:15Week I'll. See you then.
