- Ben: morning and welcome to your short-term rental bulletin. So this is interesting right, Portugal just wiped out 30 % of its short-term rentals. So Portugal had 126,000 registered short-term rentals and now that figure is heading to somewhere below 90,000. So it's around 36,000 properties gone and I don't honestly believe it's slowing down. So in Lisbon alone 40 % of permits have been revoked so over 6,000 properties pulled from the market in a matter of months. The city canceled 6,765,000 registrations in February 2026, mostly for missing insurance, ignoring compliance rules or host simply walking away. And there's a twist that's killing investor returns. If you buy a licensed property in Lisbon's historic center and sell it, a license dies with a sale and the new owner gets nothing. Now that isn't just a Portugal story. It's a preview. Spain, Greece, France, Amsterdam, the same enforcement logic is spreading and with the new EU regulation kicking in on 20th of May, authorities everywhere are about to get data firehose that makes this level of enforcement cheap and fast. The area of passage or torment ownership in Europe is ending. If you're operating in the space, compliance isn't optional, it's your product. Thank you for watching. I'll see you tomorrow.
