- 1:02SPEAKER_05: But you'll notice today we are at the County Courthouse with our fabulous connect partner, First Choice Realty Pro, Lydia Emmett.
- 1:13SPEAKER_05: Hello.
- 1:14SPEAKER_05: And we want to choose the courthouse today, you guys, because it's like the mechanic of our county.
- 1:20SPEAKER_07: So it's the county seat.
- 1:22SPEAKER_05: It's the county seat.
- 1:23SPEAKER_05: It's a million-dollar courthouse.
- 1:24SPEAKER_05: Guys, if you don't know about that, look it up.
- 1:26SPEAKER_05: Have you been living under a rug?
- 1:28SPEAKER_05: It's a great story.
- 1:28SPEAKER_05: It's very like true crimesh, don't you think?
- 1:30SPEAKER_07: Oh yeah.
- 1:31SPEAKER_07: Oh yeah.
- 1:31SPEAKER_05: So, Lisa, Lydia, is small town living right for you?
- 1:34SPEAKER_05: That's what they want to discuss.
- 1:36SPEAKER_05: If you're moving from a city and you want to come to a small town, here's some questions that you need to ask yourself.
- 1:41SPEAKER_07: Well, do I want to live in a small town?
- 1:44SPEAKER_07: If you want strong community where you can walk around and not be afraid, you know, this town, I mean, people walk all over the town, you know, just for exercise and for fun.
- 1:56SPEAKER_07: They walk their dogs, all of the things.
- 1:58SPEAKER_07: And and people are waving all the time.
- 2:00SPEAKER_07: Right.
- 2:01SPEAKER_07: You know, you go down the street and it's like, I feel like you can't not wave.
- 2:05SPEAKER_05: Every car you pass, you gotta wave at them.
- 2:06SPEAKER_07: Yeah.
- 2:07SPEAKER_05: It's just a thing.
- 2:08SPEAKER_05: So what are you hearing from buyers?
- 2:10SPEAKER_07: Do they want to most of our buyers a lot of time are coming back to Carlinville.
- 2:16SPEAKER_07: People move out of Carlinville for a while, but it seems like they always come back.
- 2:21SPEAKER_07: There's something about this town that brings people back.
- 2:26SPEAKER_07: Most of the time it's family, but it's it's the community.
- 2:29SPEAKER_05: I think it is.
- 2:30SPEAKER_05: Yeah.
- 2:30SPEAKER_05: I really do.
- 2:31SPEAKER_05: And and I I had never left, but maybe for like a year.
- 2:34SPEAKER_05: And had you well, you're not even from here, Lydia.
- 2:36SPEAKER_05: No, I'm from Greenfield.
- 2:38SPEAKER_05: But small town living, right?
- 2:39SPEAKER_05: Yeah.
- 2:40SPEAKER_05: Why do you think that you you wanted to choose here?
- 2:42SPEAKER_05: Well, I didn't choose.
- 2:44SPEAKER_05: I love Carlonville, but my husband's from here.
- 2:46SPEAKER_05: So that is why I so tell me a little bit more, Lydia.
- 2:49SPEAKER_05: Like what moving from small town to small town.
- 2:52SPEAKER_05: And have you dealt with buyers that are coming from a city to a small town?
- 2:56SPEAKER_05: Is it different from going from a small town to a small town as opposed from a city to a small town, if that makes sense?
- 3:02SPEAKER_05: Yes and no.
- 3:03SPEAKER_05: Definitely from city to small town.
- 3:05SPEAKER_05: And I do think I have more buyers that want to move to the smaller community and just be closer, I guess.
- 3:11SPEAKER_05: I think the biggest thing is most of the time the biggest con I would say is traveling.
- 3:16SPEAKER_05: But for work.
- 3:18SPEAKER_05: Carlinville is yes, for work mainly, because Carlinville's we have Walmart, we have multiple gas stations, we have restaurants, we we have a lot of boutiques, we have so much to offer here that a lot of people don't have to travel to Springfield or Edwardsville to do a lot of things.
- 3:34SPEAKER_05: But they could within an hour and because Carlinville is perfect because we are right in the middle of everything.
- 3:41SPEAKER_05: In Illinois.
- 3:43SPEAKER_05: And I do think that that's a misconception.
- 3:45SPEAKER_05: Like you guys said, that if you move to a small town, like you're just stuck and you don't have to do it.
- 3:49SPEAKER_05: And that's not true.
- 3:51SPEAKER_05: And Cornwall has something to do all of the time.
- 3:53SPEAKER_05: We always have something going on.
- 3:54SPEAKER_07: Oh yeah.
- 3:55SPEAKER_07: There's always concerts on the square.
- 3:57SPEAKER_07: They have brave days.
- 3:58SPEAKER_07: They have market days.
- 4:00SPEAKER_07: Yeah, market days every what is it?
- 4:02SPEAKER_07: First Saturday of every month.
- 4:03SPEAKER_07: Christmas market.
- 4:04SPEAKER_07: Christmas market.
- 4:05SPEAKER_07: Now we're getting ready to do 62626 Jubilee.
- 4:08SPEAKER_07: Right.
- 4:08SPEAKER_05: And so we always have something to do.
- 4:10SPEAKER_07: Yes, there's there's lots of fun things.
- 4:13SPEAKER_07: Now, somebody might work in a bigger town and commute back and forth, but when they come home, they're away from the hellbub.
- 4:22SPEAKER_07: You know, it's just, it's quiet.
- 4:24SPEAKER_05: They can come home and relax and say, and not have that traffic and well, but I also feel like a big thing about living here that I do hear a lot about is the drive to work.
- 4:34SPEAKER_05: You go to the city, you're driving 45 minutes through rush hour traffic in the morning or after work or on your lunch break trying to go somewhere to eat.
- 4:41SPEAKER_05: You're honestly true.
- 4:47SPEAKER_05: And traffic is far worse, in my opinion, than an actual like.
- 4:50SPEAKER_05: I would just I'd rather drive.
- 4:52SPEAKER_05: I'd rather drive.
- 4:53SPEAKER_05: And some people like that.
- 4:54SPEAKER_05: Yeah.
- 4:55SPEAKER_05: That's how they you know.
- 4:56SPEAKER_07: Decompress they have a I need that that hour to decompress before I get home or before I get to work so that I can be calm.
- 5:04SPEAKER_07: You know, yeah.
- 5:05SPEAKER_05: Another thing with small town living as far as like commuting for us to work, like it's so nice.
- 5:10SPEAKER_05: Like get kids up, like you you got about a five to ten minute drive to school, Walmart, wherever you go.
- 5:17SPEAKER_07: Where you know, raise the when does traffic happen in Carlinville, lunchtime?
- 5:23SPEAKER_07: And taking your kids to school.
- 5:25SPEAKER_07: Right.
- 5:25SPEAKER_07: You might think you're in New York for just a moment, you know.
- 5:29SPEAKER_07: I grabbed two.
- 5:30SPEAKER_05: So I usually don't travel that early in the morning across the tracks that way, and I did it one day, and I'm like, never again, because I did not realize that the line goes from the light to the square half the time.
- 5:43SPEAKER_05: Yeah.
- 5:44SPEAKER_07: Oh yeah.
- 5:44SPEAKER_07: Yeah.
- 5:45SPEAKER_07: Yeah.
- 5:46SPEAKER_05: The top benefits, Lisa, you've kind of already highlighted them.
- 5:48SPEAKER_05: You're really close to everything here.
- 5:50SPEAKER_05: We have things.
- 5:51SPEAKER_05: But tell me more about like neighbors and the safety.
- 5:54SPEAKER_05: What do you tell your clients about that?
- 5:57SPEAKER_05: A big thing to me that I've heard a lot of my clients say is they like that whenever they leave to go on vacation or anything like that.
- 6:04SPEAKER_05: They don't worry about their house because their neighbors are watching their house.
- 6:07SPEAKER_05: To make sure everything is going okay, or watching to see who showed up, or hey, I've got packages being dropped off.
- 6:13SPEAKER_05: The neighbors go and grab it and brings it to their house until they get home from vacation.
- 6:17SPEAKER_05: That's a big thing that I've always heard, and something we do.
- 6:19SPEAKER_05: Like we always have neighbors that are like, hey, we'll watch your house while you're gone.
- 6:23SPEAKER_05: Blah blah blah.
- 6:23SPEAKER_05: Oh yeah.
- 6:24SPEAKER_05: Yes.
- 6:24SPEAKER_07: Oh yeah.
- 6:25SPEAKER_07: Yes.
- 6:25SPEAKER_07: Yeah.
- 6:26SPEAKER_07: I think when there's a tragedy that happens, somebody's house burns down, or you know, any any kind of I've I've watched different trucks be in the parking lot at Dollar General, you know, loading up stuff to take to different areas.
- 6:42SPEAKER_07: People are willing to give when there's needs that that are out there.
- 6:45SPEAKER_07: And then locally, a fire, they're giving clothes, they're helping the children.
- 6:50SPEAKER_07: I know of a family that took in children because there was a tragedy.
- 6:54SPEAKER_07: They come together and they worry.
- 6:56SPEAKER_07: You know, we worry about each other, you know.
- 6:59SPEAKER_07: We're not just turning our heads saying, oh, that's not my life.
- 7:02SPEAKER_07: No, this is our life.
- 7:03SPEAKER_07: It's Carlinville, it's a community, and we love each other.
- 7:06SPEAKER_05: That is so true, Lisa, because you could always feel like you can call somebody for help with whoever it is.
- 7:11SPEAKER_05: Like you in the city, like you couldn't just like pick up, like you'd have to pay for it.
- 7:16unknown: Yeah.
- 7:16SPEAKER_05: Yeah.
- 7:17SPEAKER_05: You know?
- 7:17SPEAKER_05: Yeah.
- 7:17SPEAKER_05: Like here, I could be like, hey, like today, can you pick up those chairs?
- 7:21SPEAKER_05: Yeah.
- 7:22unknown: Yeah.
- 7:22SPEAKER_05: You know, it's just it's so the bill will be in the mail.
- 7:26SPEAKER_05: So we're sitting here talking about all this like great stuff.
- 7:29SPEAKER_05: I can't even can we think of anything, a drawback, con or buyers.
- 7:34SPEAKER_07: I mean, if you just like the big city life, you're not gonna have that because things are just slower here, you know.
- 7:41SPEAKER_07: Peaceful.
- 7:42SPEAKER_07: You don't have the hubbub and the honkin' and the all of that, you know.
- 7:45SPEAKER_07: But the pollution.
- 7:46SPEAKER_07: The pollution, you don't have that.
- 7:48SPEAKER_05: But you can drive to the big city here.
- 7:50SPEAKER_05: You can drive to the big city right there if you need it.
- 7:52SPEAKER_07: But you can let your kids run around.
- 7:55SPEAKER_07: There's so many parks, there's so many things for the kids to do.
- 7:58SPEAKER_05: There's swimming lessons, there's basically country club that has golfing.
- 8:04SPEAKER_05: We have a golf course here.
- 8:05SPEAKER_05: City pools are real too.
- 8:07SPEAKER_05: Yeah.
- 8:07SPEAKER_05: For the kids, and I really feel like with me having all my kids, like I don't feel unsafe, like even out at the fair, the older ones to go off on their own.
- 8:17SPEAKER_05: I have because I just feel like this area.
- 8:20SPEAKER_07: People are watching.
- 8:22SPEAKER_07: People are watching, and if they see something that they don't like, they're gonna say hey, you know.
- 8:26SPEAKER_07: And they have, yeah.
- 8:27SPEAKER_05: I mean, just a good example at the pool the other day, like Rosie's little top light came off and I didn't I couldn't tell.
- 8:33SPEAKER_05: And the mom's like, I need to put your shirt back out.
- 8:35SPEAKER_05: You know, like it's just helpful.
- 8:36SPEAKER_05: Like that's you know, yeah.
- 8:38SPEAKER_05: And another thing, like Kyle got upset on the ride.
- 8:41SPEAKER_05: I went to the chiropractor the other day, and Emily, who works at the front desk, she takes Rowan every time I come in.
- 8:47SPEAKER_05: Because that way I can just relax and Dr.
- 8:49SPEAKER_05: Fenton can pop my back.
- 8:50SPEAKER_05: She takes the kids and watches them.
- 8:52SPEAKER_05: She took Tate outside and shot the rocket last time I was there.
- 8:54SPEAKER_05: And see who also who's gonna do that in a big city in the city.
- 8:57SPEAKER_07: No, no, and we do that as realtors.
- 8:59SPEAKER_07: We yes, we will take the kids and say, Hey, let's go over here and we'll play.
- 9:03SPEAKER_07: Yeah, and and so that the parents can look around at the house.
- 9:06SPEAKER_07: Yeah, otherwise they're like trying to keep them out of stuff, and we're like, hey, you go look, let us watch the kids and do the thing.
- 9:13SPEAKER_07: Yeah, right.
- 9:14SPEAKER_05: And and I it is it's nice, it's it's all very nice.
- 9:16SPEAKER_05: Now, maybe one drawback is because everybody knows you, everybody knows all about you.
- 9:22SPEAKER_07: Right.
- 9:22SPEAKER_05: Now, some people like to be more reclusive.
- 9:24SPEAKER_05: Right.
- 9:24SPEAKER_05: Now we're sitting here on a podcast telling everybody about our lives, so we don't care.
- 9:29SPEAKER_07: No.
- 9:29SPEAKER_05: You might, but that's just something to think about.
- 9:31SPEAKER_05: I would consider that a con.
- 9:33SPEAKER_07: I don't either.
- 9:34SPEAKER_07: I don't either.
- 9:35SPEAKER_07: There's so much for every age group.
- 9:37SPEAKER_07: Yeah.
- 9:37SPEAKER_07: If you're getting into the retirement, you know, and you want to be, you want to just that low key, this is the aren't we in the top 100 sit little towns or whatever, you know.
- 9:50SPEAKER_07: Yes.
- 9:50SPEAKER_07: We have a great hospital.
- 9:52SPEAKER_05: I was just gonna say that speaking of like maybe the elderly who are wanting to come here, like you want to we have that rehabilitation center out there.
- 9:59SPEAKER_05: Yes.
- 10:00SPEAKER_05: There's all that system here is yeah, yeah.
- 10:03SPEAKER_07: It just keeps getting better and better, and they keep striving at getting better.
- 10:07SPEAKER_07: We have the McCupin County Fair that we just got done with, and they work so hard out there.
- 10:13SPEAKER_07: Everybody do somebody said to me, I haven't been for a long time because it just seemed to get run down.
- 10:20SPEAKER_07: And I said, Well, you need to come back because it is totally they have upgraded so many things out there.
- 10:29SPEAKER_07: Oh, yeah.
- 10:29SPEAKER_07: Oh, yeah.
- 10:30SPEAKER_07: I really do.
- 10:31SPEAKER_05: And you know, we're bringing up McCupin County, all this stuff.
- 10:33SPEAKER_05: I have to give a shout out to our wonderful sheriff.
- 10:36SPEAKER_05: And I feel like that's another reason why I feel safe because of all of our law enforcement in our town, yeah, and the county.
- 10:44SPEAKER_05: Yeah, yeah.
- 10:45SPEAKER_07: So I mean and the mayor stays connected.
- 10:48SPEAKER_07: See him on Facebook.
- 10:51SPEAKER_07: Yeah, he has answered more questions, just things that you would never have heard before.
- 10:57SPEAKER_07: And he is all over it.
- 10:59SPEAKER_07: So that's that is a big plus.
- 11:01SPEAKER_07: When you've got people, Sheriff, you've got, yes, and they care about the city or the little town.
- 11:08SPEAKER_07: Yeah, that's great.
- 11:10SPEAKER_05: And I like to, and one more thing I want to talk about our town.
- 11:12SPEAKER_05: I know we're sitting here bragging about it, but this is a great place to move to.
- 11:15SPEAKER_05: We want to bring good families to our town.
- 11:17SPEAKER_05: Yeah, what we want to talk about is how well maintained Carl Mill is like you don't drive down these streets and feel like you're in.
- 11:26SPEAKER_05: I I don't want to say this like meanly.
- 11:28SPEAKER_05: Like everything is looks very nice.
- 11:30SPEAKER_07: Yes, yeah.
- 11:30SPEAKER_07: Mr.
- 11:31SPEAKER_07: Thomas, is it Mr.
- 11:32SPEAKER_07: Thomas?
- 11:32SPEAKER_07: I think that's his last name.
- 11:33SPEAKER_07: I don't know.
- 11:34SPEAKER_07: Citizen of the year.
- 11:35SPEAKER_07: Yes, citizen of the year.
- 11:36SPEAKER_07: He rides his bicycle around, he makes sure that all the trash is off of the street because he cares about this town.
- 11:42SPEAKER_07: And I don't, I mean, you don't see that his basket is really full all the time.
- 11:47SPEAKER_07: So I think people also care.
- 11:48SPEAKER_07: So they're not just throwing junk around.
- 11:51SPEAKER_07: Right.
- 11:51SPEAKER_07: Um, so you've we've got that.
- 11:53SPEAKER_07: We've got the Amtrak, beautiful Amtrak.
- 11:56SPEAKER_07: Dropping people off, picking people up twice a day twice a day, I believe.
- 12:00SPEAKER_05: And so we have public uh the transportation too.
- 12:04SPEAKER_07: Public transportation, yes.
- 12:06SPEAKER_07: Yes.
- 12:06SPEAKER_07: If you don't have a car or you need to get to Walmart, they'll take you there.
- 12:09SPEAKER_05: We're on DoorDash now.
- 12:11SPEAKER_05: We are on Doordah.
- 12:12SPEAKER_05: Door Dash, all that matters.
- 12:14SPEAKER_07: Yes, that's really it.
- 12:15SPEAKER_07: I'm hungry and I want something delivered to me, bam, here it comes.
- 12:19SPEAKER_05: Yeah, so really we've got it all here.
- 12:21SPEAKER_05: And and again, like houses maintained, the yards.
- 12:24SPEAKER_05: We've got so many volunteers that go around through multiple areas of Cramble that plant those butterfly and bee bushes, yeah.
- 12:32SPEAKER_05: I mean, it's just yeah, wonderful.
- 12:34SPEAKER_07: Yeah.
- 12:35SPEAKER_07: People are really taking care of the environment here.
- 12:39SPEAKER_05: So and I think that we're proud of it.
- 12:41SPEAKER_07: I think so too.
- 12:42SPEAKER_07: Yeah.
- 12:44SPEAKER_07: Courthouse.
- 12:45SPEAKER_07: Yeah, we have the the jail that people go in.
- 12:48SPEAKER_07: I know the cannonball jail.
- 12:50SPEAKER_07: I mean, we have a lot of unique.
- 12:52SPEAKER_07: We have the historical society, the mansion.
- 12:56SPEAKER_07: Yeah, we've got the public library that has stuff for kids every week.
- 13:01SPEAKER_07: There is so much.
- 13:03SPEAKER_07: So if you're looking for a place to land, this is we have a great school program.
- 13:08SPEAKER_05: Oh, we do bringing all that up, the Carlimbo Park District.
- 13:11SPEAKER_05: I mean, we talked about the pool, but I know a lot of parents they they don't want to come because the sports that we've got it all, man.
- 13:19SPEAKER_07: Soccer fields, baseball fields.
- 13:21SPEAKER_07: We have two.
- 13:22SPEAKER_05: I mean, at the high school.
- 13:23SPEAKER_07: Right.
- 13:24SPEAKER_07: So and we have Blackburn College.
- 13:28SPEAKER_05: We do.
- 13:28SPEAKER_05: We do have our precious Blackburn.
- 13:31SPEAKER_07: Blackburn college.
- 13:32SPEAKER_07: Yeah.
- 13:32SPEAKER_07: My son went to Blackburn.
- 13:34SPEAKER_07: Yeah.
- 13:35SPEAKER_07: Yeah.
- 13:35SPEAKER_05: So really there's nothing you guys I mean, we we tried to come up with drawbacks.
- 13:39SPEAKER_07: Yeah.
- 13:40SPEAKER_07: I can't think of any.
- 13:41SPEAKER_07: No, no.
- 13:42SPEAKER_05: So closing off, how do you manage your expectations from buyers if they're moving from the city to here?
- 13:49SPEAKER_07: We try to find out what they prefer, what what yeah, what their likes, what their dislikes are.
- 13:55SPEAKER_07: And then we will tell them exactly what we've told the audience today.
- 13:59SPEAKER_07: You know, what all the great things about living in Carlinville.
- 14:04SPEAKER_07: Yeah.
- 14:04SPEAKER_05: So if if if somebody is coming from far away or whatever, our city, you take them to see the house, then will you take them to tour?
- 14:11SPEAKER_07: I always drive the long way home.
- 14:13SPEAKER_07: I always drive them around so that they can see the lake, so they can see different things that they may not have even thought about.
- 14:21SPEAKER_07: You know, just going from A to B through this town.
- 14:24SPEAKER_07: No, I'm gonna go the back way and I'm gonna show them all the different things.
- 14:30SPEAKER_07: And then when we get to the next house, they're like, hey, I didn't know.
- 14:33SPEAKER_07: And then we have something to talk about.
- 14:34SPEAKER_05: And well, just you saying that, we have Carlinville Lake, we have Lake Williamson, we have so many different programs around as well.
- 14:40SPEAKER_05: I feel like in the churches, yeah, everybody.
- 14:43SPEAKER_07: Oh yeah, every denomination is here.
- 14:46SPEAKER_05: So you guys, so you heard it.
- 14:49SPEAKER_05: Carlinville, Illinois, the only one of its existence.
- 14:52SPEAKER_06: That's right.
- 14:53SPEAKER_05: You've got two first choice reality pros right here to guide you in all on everything small town living.
- 15:00SPEAKER_05: Lisa Miller, Lydia Emmons.
- 15:02SPEAKER_05: Thanks for joining us today at our special edition of Designing and Building Mid Illinois, the Realtory Segment.
- 15:08SPEAKER_05: Bye.
- 15:10SPEAKER_01: In the military, there's no such thing as good enough.
- 15:12SPEAKER_01: You either do the job the right way or you don't do it at all.
- 15:16SPEAKER_01: I'm Blake Middleton of Elite Roofing Professionals and Exteriors.
