- 1:38postfully. Sean, thank you for joining us
- 1:46on host Planet Bite Size. You've got 5 cleaning tips to
- 1:49share with pet friendly hosts, so take it away with tip #1.
- 1:54Awesome. Thanks, man.
- 1:55Tip number one, I guess we can, these might not be in
- 1:58chronological order, but my tip #1 is odors.
- 2:01We've got to keep those odors out of the properties.
- 2:04So how do we do that? Well, I mean, there's commercial
- 2:08grade, you know, odor elimination type products.
- 2:12Obviously we've got to look at our fabrics, the couches, the
- 2:15rugs, you know, is there pet stains somewhere?
- 2:18We've got to break those down at the source.
- 2:20If it is a pet stain on a carpet or a rug or the upholstery,
- 2:23you're going to have to have a good bacteria based enzyme type
- 2:26product that'll actually digest those organic odors and help,
- 2:30you know, get rid of them. But then freshening the air,
- 2:32changing out your filters and everything like that in your air
- 2:35conditioning systems. And if the temperature's nice,
- 2:38there's nothing wrong with opening up the doors and
- 2:40throwing some fresh air in there.
- 2:41Definitely, yeah. And in terms of like materials
- 2:44and upholstery, which are the ones that you should maybe get
- 2:47in your rental if you are going to be pet friendly?
- 2:51Yeah, I mean, you know, you got your your coatings and things
- 2:54like that now that your protectants that you can put on
- 2:57there. So it basically seals off the
- 2:59fiber so the stains can't penetrate it.
- 3:02So they're easily removed. You know, you don't want to do
- 3:05anything real high dollar or fancy with leather and things
- 3:07like that because a cat or a dog could easily scratch that.
- 3:11So, you know, just keep it to a nice cotton type material or
- 3:14something that looks presentable within.
- 3:16And most, most of the stuff apparently you buy nowadays is
- 3:19already pretreated. So that's a that's a plus as
- 3:21well. OK then, so odors out, what's
- 3:24tip #2? Tip #2 We could go with just
- 3:28general, you know, understanding your cleaning, you know,
- 3:32basically, I guess I have #3 at hair, but I mean, cleaning hair,
- 3:37you know, you're going to need to sweep that up.
- 3:39You're going to need to have a good pet tool.
- 3:42You know, there's a lot of these tools out there that are rubber
- 3:45grippers that you can get that will pull up the hair from the,
- 3:48the upholstery and you know, your couches and things like
- 3:51that, rugs that you might have out there.
- 3:53So keeping those things limited to as far as, you know, carpet
- 3:57or rugs or anything like that, because that's all going to
- 4:00accumulate the hair. But a nice, you know, luxury
- 4:02vinyl plank or wood floor or something like that.
- 4:05You can easily sweep it first get all of that hair and debris
- 4:09up and then come back with a vacuum and try to, you know,
- 4:12vacuum up the rest of that, that hair.
- 4:14But have your good procedures, You know, you're mopping, you
- 4:16know, get, get in the property and, and deal with, you know,
- 4:19your proper, your SOP that we do.
- 4:21But you know you're going to have some extra added steps in
- 4:23there for the for the pet stains and odors.
- 4:26And if you are pet friendly and you're working with a cleaning
- 4:30team, how important is it to train that cleaning team on your
- 4:35standard operating procedures so they know what the benchmark is?
- 4:39Yeah. I mean, that's critical.
- 4:41I mean, that's one thing I do in my business when I do consulting
- 4:43and training is you've got to have those processes in place
- 4:46and you've got to they've got to be documented.
- 4:49And I can tell a story when we're done with this within a
- 4:51property we just recently stayed in, which obviously didn't have
- 4:54an operating procedures because they missed a lot.
- 4:57But you know, you need to have those implemented in there when
- 4:59they come in and, and they do their procedures of walking the
- 5:02wall and you know, the, the, the gunshot or buckshot process that
- 5:07we kind of say you just scatter and check every room and make
- 5:09sure there's nothing of a pet stain or something worse.
- 5:13So, you know, you scatter through that property to make
- 5:15sure you understand your procedures and looking for any
- 5:18odors and hair and or maybe, yeah, you know, a trouble spot
- 5:20that you need to to spend a little more time with.
- 5:23If there is a pet stain, that might need to be dealt with
- 5:25immediately. OK, then that's the top 2 tips
- 5:28you've already trailed #3 which I think is going to be pet hair.
- 5:31And I guess this is going to be a focus for a lot of hosts and
- 5:34property managers out there. How do they deal with pet hair?
- 5:38You better have your arsenal of tools, you know, like I already
- 5:41mentioned, your rubber gripper, you need to have your good
- 5:43enzymatic bacteria type product that will digest these odors, a
- 5:47good air freshener. Again, when you're since though,
- 5:50make sure your fragrance fragrances are very similar.
- 5:53Don't have them competing because then then you, you know,
- 5:56you get cherries or lemons or exotic fruits or whatever you
- 5:59want them all kind of on the same plane at playing field.
- 6:02And if it smells good to you, it might not smell good to somebody
- 6:05else. So, you know, that's always been
- 6:07an issue with the fabulosos out there is that that scent is way
- 6:10too strong where people think it smells good, but to other people
- 6:14it's offensive. So just be careful with your,
- 6:16with your fragrances and things like that.
- 6:18You don't, you know, going into the properties, but you're, you
- 6:22know, you're having your, the sticky tape, you know, having
- 6:24those little lint rollers, those things like that, they're,
- 6:27they're going to help after you've kind of done the
- 6:29sweeping, done the vacuuming and there's going to be some hair
- 6:31probably floating in the air. So have your good lint rollers
- 6:34and sticky tape so you can catch every ounce of bitty pieces of
- 6:39hair you can. Because somebody walks in that
- 6:41property and sees a hair on the a counter or a pillow or
- 6:44wherever. It's just like automatically.
- 6:46What else is wrong? Yeah, they see that Labrador
- 6:49hair and it's you're not going to be getting the five star
- 6:51review. That's that is for sure.
- 6:54OK then, Sean, so tip #4? Tip #4 which we kind of do it
- 6:59whenever was the process is that's what I wrote down is, you
- 7:02know, make sure when you come into that property, you know,
- 7:05obviously we need to scan the whole house and see what's going
- 7:07on. If there's anything that we need
- 7:08to address immediately that like I said, a pet stain or something
- 7:11worse. And then, you know, you're going
- 7:13to have your, your sweeping measures, your fat.
- 7:16Obviously we start from the top to the bottom so everything
- 7:18settles down. Then you get your vacuum and
- 7:21procedures, you know, as you're cleaning the rest of the
- 7:23property. And then those final touch up
- 7:25stage will be spray a little bit of a deodorizer, go with your
- 7:29lint roller and inspect every, every room one more time.
- 7:32You know, have a good microfiber cleaning cloth because those
- 7:35hairs do do attract to that as well.
- 7:37So, you know, just having those right tools and procedures in
- 7:40place will help you eliminate a lot of those issues and
- 7:43concerns. 100% yeah. OK, then tip #5.
- 7:47I mean, having this all the knowledge, the training and
- 7:50implementing all this so that we have the right tools, we have
- 7:52the right chemistry, we have the right, you know, procedures in
- 7:56place. We understand, you know, ways to
- 7:59make extra, you know, ROI. We can, you know, charge a
- 8:02little bit more for the pets. We could, we could, this is 1 I
- 8:05saw that was kind of neat, but we could have an, an upcharge if
- 8:08you would like us to have a pet bed, some food, maybe some
- 8:11treats, and you can have a little bit of an upcharge in
- 8:14that. So that this place is laid out
- 8:16perfect for the pet when they do come in from traveling.
- 8:19But I mean, everybody, you know, we love our pets.
- 8:21We have dogs, we have cats, we have whatever the heck else out
- 8:23there. I've seen some crazy pets that
- 8:25go to the airport. I was like, how's, how's that,
- 8:29you know, an animal that you bring around with you, but
- 8:31everybody brings different kind of animals and pets.
- 8:33So you got to just kind of understand and, and be as as
- 8:36transparent as possible and, you know, make sure that they
- 8:38understand and even your new guests coming in, you know,
- 8:41they, they need to understand that plan that you've
- 8:43implemented to try to help with this too.
- 8:45But there's there's going to be cases where there's going to be
- 8:47a hair or something, you know, floating around and maybe even
- 8:50an odor. But you know, we definitely need
- 8:52to have these procedures and processes, everything
- 8:54implemented to understand how to how to get rid of it.
- 8:58If you are pet friendly, are there some cleaning materials
- 9:01that you'd recommend leaving there and letting your guests
- 9:04know about it in case something bad does happen?
- 9:08They can clean up after it because I know there are some
- 9:11very vigilant pet owners out there who, if something happens
- 9:13that they'd like to put it right themselves if they can.
- 9:16Yeah, and that's an awesome, you know, thought let's have a
- 9:19little and the bacteria based products, at least a lot of the
- 9:21products we manufacture are safe.
- 9:23So they're not going to hurt anybody.
- 9:24They're safe for the pets, they're safe for us, but they
- 9:27are just designed to break down those odors.
- 9:29So if a pet word, I mean I would do it if a pet went to the
- 9:32bathroom on accident or whatever you saw it, I would hit it with
- 9:34that product. And if you got a little stand,
- 9:36you know, something designated for the pets and the odors and
- 9:39let them know a little bit what it is real quick, then yeah,
- 9:42heck yeah. I mean, I would grab it and hit
- 9:44it real quick and wipe it up and just, you know, you don't want
- 9:47to lose your pet deposit, things like that as well.
- 9:49So yeah, I think it's really smart to have a product that is
- 9:52safe and easy to use. Definitely.
- 9:54And you can put all those details in your your digital
- 9:56guide book and all that kind of thing.
- 9:58OK then Sean. So tell us a little bit more
- 10:00about ETI solutions and where people can find out more info.
- 10:03James, it was nice to meet you over in Kansas City at the World
- 10:07Cup training. We did a couple about a month
- 10:09ago now, but ETI solutions educate, train and innovate.
- 10:12That's basically what I do for the vacation rental space.
- 10:15I've been doing this for 20 years.
- 10:17We are started off as a chemical manufacturer.
- 10:19I evolved into consulting and training.
- 10:22I most recently designed a chemical line called the Drop
- 10:25and Go Cleaning products and basically they're a cartridge
- 10:28based system that just lightens the load for your cleaners.
- 10:31It's only three products, so we try to help control the cost of
- 10:35everything. You've got a glass cleaner, a
- 10:36degreaser and then a bathroom cleaner.
- 10:39So we cheap everything nice and simple for you.
- 10:41But these products are tested by vacation and short term rental
- 10:44folks, so we know what we're doing.
- 10:45Commercial grade products, they help you eliminate these issues.
- 10:49Blackfoot, which is a big problem with the people walking
- 10:52barefoot or on socks on the floor and their feet turn black
- 10:55because there's a residue, a build up on the floor.
- 10:57We have remedies and solutions for that.
- 11:00I mean our, our website etisolutions.co will have a list
- 11:04of all of our products on there. And there is the Blackfoot
- 11:07destroyer that I that I manufactured to get rid of that
- 11:11that issue on floors. So there's some great tools and
- 11:13products to, to make their lives a little bit easier.
- 11:15I. Love that.
- 11:16The Black Blackfoot destroyer. Yeah, I remember when I spent a
- 11:19few years living in the Middle East and you're you're in your
- 11:22your bare feet most of the time because it's so hot out there.
- 11:25And yeah, the last thing you want to do is like look down at
- 11:27your feet and see that they're completely black bright.
- 11:30Yeah. So.
- 11:32Dirty, even though they just cleaned it, you know, but
- 11:34they're still just, it's, it's chemistry, it's a build up,
- 11:36which is how we help educate. Absolutely, Sean.
- 11:39It's been a real pleasure. Thank you for sharing those tips
