- 0:00SPEAKER_00: One of the most interesting things about my business here in real estate comes about with stories from clients.
- 0:08SPEAKER_00: And I remember a couple of years ago I had a wonderful couple I was representing.
- 0:13SPEAKER_00: We'll call them Don and Julie.
- 0:15SPEAKER_00: And when I was showing them houses, you know, we kinda give 'em the rundown, talk about the neighborhoods, talk about the pros and cons when it potentially is going to come to resale in the future.
- 0:25SPEAKER_00: And then of course I give them the rundown as to what I'm looking for if I'm going to be purchasing the residence.
- 0:30SPEAKER_00: Because whenever I'm representing a buyer or a seller, I look at it as if I'm either selling or I'm either buying.
- 0:36SPEAKER_00: That's that's my thing.
- 0:37SPEAKER_00: I'm doing it myself.
- 0:39SPEAKER_00: And how would I want this to go?
- 0:41SPEAKER_00: The best possible advantage for me on either end of it.
- 0:45SPEAKER_00: And I relay that to my clients so they see the importance of whatever steps that I talk to them about and then we finally execute on.
- 0:53SPEAKER_00: But with this couple, uh Don and Julie, I remember one of the steps that I always talk to my clients about is right after we get an accepted offer on a residence, right at that point where the seller, maybe via a lot of offers, they've received a lot of different offers on these properties, and now at the point they choose us after some negotiation back and forth potentially.
- 1:16SPEAKER_00: But we're the ones selected.
- 1:18SPEAKER_00: I tell my clients, as I told Don and Julian, I said, the first thing you need to do is now go and door knock the homes of everybody that lives around you.
- 1:28SPEAKER_00: And by living around you, what I mean is the properties that have impact with yours.
- 1:32SPEAKER_00: So you definitely want to do the neighbors on either side if you have that.
- 1:36SPEAKER_00: You want to do the house behind you if the back property of that residence backs up against the rear property of your residence or however it's configured.
- 1:45SPEAKER_00: But everybody that has some kind of association with your property, either touching shared fences, shared walls, uh there might be trees overgrown into your yard or from your yard into their yard or whatever it may be, then you also want to door knock the neighbors across the street.
- 2:03SPEAKER_00: So we went with Don and Julie to one of the residences that was across the street.
- 2:09SPEAKER_00: And sometimes I'll go with the client.
- 2:11SPEAKER_00: You know, I'll go with them and, you know, kind of, you know, run interference a little bit.
- 2:15SPEAKER_00: Hey, I'm Connor.
- 2:16SPEAKER_00: I just sold the house to Don and Julie.
- 2:18SPEAKER_00: I wanted to bring them over to introduce you, them, and they're going to be your new neighbors.
- 2:21SPEAKER_00: And, you know, would you guys mind introducing yourself and you know, maybe chit-chatting a little bit?
- 2:26SPEAKER_00: They have some questions about the neighborhood.
- 2:27SPEAKER_00: You know, people are really receptive.
- 2:29SPEAKER_00: So the door opens, and there's a lady there.
- 2:33SPEAKER_00: And instead of the lady being excited that we were there on her porch, she her countenance went from being happy to totally changing.
- 2:45SPEAKER_00: And then I was watching as Don's countenance completely changed, and then Julie was looking at Don as if, oh my God, is he having some kind of a medical issue?
- 2:56SPEAKER_00: And I'm standing there trying to figure out what's going on, and I already gave the spiel.
- 3:02SPEAKER_00: So then Don says we have to go, and then the woman slams the door.
- 3:08SPEAKER_00: So it's very uncomfortable at this point.
- 3:11SPEAKER_00: I'm not sure what's happening, but I'm thinking maybe there's some kind of a connection between Don and this woman.
- 3:18SPEAKER_00: So we go back across the street, and he doesn't even do anything else.
- 3:23SPEAKER_00: He says, I'm gonna go, I'll call you later.
- 3:26SPEAKER_00: And I said, Is there anything I could do right at this point so I can understand more?
- 3:30SPEAKER_00: He said nothing.
- 3:31SPEAKER_00: So I go lock up the house and we leave.
- 3:35SPEAKER_00: So I don't talk to him for probably four or five hours.
- 3:38SPEAKER_00: This was kind of early in the afternoon.
- 3:40SPEAKER_00: So I guess it might have been five o'clock.
- 3:43SPEAKER_00: I get a text message from Don, are you available?
- 3:45SPEAKER_00: I need to talk to you.
- 3:46SPEAKER_00: So I pick up the phone.
- 3:48SPEAKER_00: Come to find out this woman across the street was an ex-wife, and apparently um there had been some kind of a restraining order placed, and I don't recall whether it was on her end or his end, but they couldn't be within 500 feet of one another.
- 4:07SPEAKER_00: Well, this residence that he was purchasing was, of course, just across the street, so you might have, you know, 30 feet and a couple front yards, which might be 10 each, another five for sidewalks.
- 4:17SPEAKER_00: Yeah, you're definitely within that hundred or five hundred feet or whatever the rule was.
- 4:21SPEAKER_00: I think it was five hundred feet.
- 4:23SPEAKER_00: So you're definitely within that on that restraining order.
- 4:25SPEAKER_00: Now, whether it was still in force or not, who knows, but you have history.
- 4:29SPEAKER_00: So I kind of understood at that point that that house was going to be a no-go, even though we went through a lot of heck to get it, a lot of competing with other people, so on and so forth.
- 4:39SPEAKER_00: He just had no idea that his wife of 10, 12 years ago actually lived across the street.
- 4:45SPEAKER_00: Hence the importance of whenever you're buying real estate, make sure you do as a buyer your due diligence and door knock those residences that impact your residence.
- 4:57SPEAKER_00: The same applies to townhomes.
- 4:59SPEAKER_00: You want to get everything that's around you.
- 5:01SPEAKER_00: If it's condominiums, you're gonna want, if it's a condo, condo, the differentiation point between a townhome and a condo townhome is usually multi-story.
- 5:08SPEAKER_00: And they can be sold in separate properties.
- 5:10SPEAKER_00: It just depends on how they're classified.
- 5:12SPEAKER_00: Condominiums are much more like apartments, so you're gonna get that kind of a box structure, singular level.
- 5:18SPEAKER_00: But with a condominium, it's a little bit more dynamic than a single family residence and a townhome.
- 5:23SPEAKER_00: You're gonna have different impact points of neighbors, so some are gonna be above and below, to your rear, to your front, potentially on the sides.
- 5:30SPEAKER_00: There's a lot of different impacts there.
- 5:32SPEAKER_00: So you want to go kind of talk to everybody before you finally start doing things that commit you more to the property you're buying.
- 5:40SPEAKER_00: That's just good advice.
- 5:42SPEAKER_00: So this is something that definitely helped uh Don and Julie save them from a lot of pain.
- 5:47SPEAKER_00: And you know, you can always what if that all day long.
- 5:50SPEAKER_00: What if we they didn't do that?
- 5:52SPEAKER_00: What if the lady didn't answer the door?
- 5:55SPEAKER_00: What if they weren't home?
- 5:56SPEAKER_00: So on and so forth.
- 5:57SPEAKER_00: But it all worked out as it should have worked out because it did work out, and I'm Connor with honor.
- 6:03SPEAKER_00: Thank you so much.
- 6:04SPEAKER_00: I hope you enjoyed this.
- 6:05SPEAKER_00: As far as the number, it's always six six one five one homes.
- 6:09SPEAKER_00: Six six one five one homes, that's all real estate in Santa Clarita Valley, and in the six six one.
- 6:14SPEAKER_00: You be well.
- 6:15SPEAKER_00: It's a pleasure having you listen, and if I can help you in any way, you reach out to me when you're ready.
- 6:20SPEAKER_00: Be well.
- 6:20SPEAKER_00: I'm Connor with honor over and out.
