- 0:05Speaker 1: Good morning, Good morning, good morning, and walk the welcome Welcome.
- 0:08Speaker 1: It is time for one on one with the pro.
- 0:11Speaker 1: I'm Tom Davis and with us here we've got a
- 0:14Speaker 1: we've got a new friend. Shelley Coster is with is.
- 0:16Speaker 1: How are you doing, young lady?
- 0:17Speaker 2: I am doing fabulous. How about you? Tom?
- 0:20Speaker 1: The sun is shining, it's a beautiful day today. You
- 0:23Speaker 1: have a little bit of a title here and it's
- 0:27Speaker 1: called s R E. S. I don't want to sound
- 0:31Speaker 1: like a silly but what does that stand for?
- 0:33Speaker 2: Well?
- 0:33Speaker 3: So I am Shelley Coster with the Coster Team and
- 0:38Speaker 3: also the broker owner of Keller Williams Realty here in Bartlesville,
- 0:41Speaker 3: Great and Grand Lake and Ponca City. But at s
- 0:44Speaker 3: R S is actually a senior real estate specialist, so
- 0:47Speaker 3: I specialize in helping seniors fifty and over, which oh
- 0:53Speaker 3: I hate to say that because I am definitely over
- 0:55Speaker 3: that one of them.
- 0:58Speaker 1: You're just like a fractional the line. I'm well into
- 1:01Speaker 1: it here. But that's really neat because that's a little
- 1:05Speaker 1: different from the traditional what's what's the non traditional, what's
- 1:10Speaker 1: the what's.
- 1:10Speaker 3: The well, just there's realter you're residential, we have commercial realtors,
- 1:14Speaker 3: Land realtors. But what I do is I actually have
- 1:18Speaker 3: the SRIS as a National Association of Realtors designation. So
- 1:21Speaker 3: they're special training that we go through to get educated
- 1:27Speaker 3: to make sure we provide the best customer service possible.
- 1:29Speaker 1: Really, and what are seniors looking for.
- 1:31Speaker 3: Most, Well, it depends, so really we target anybody, like
- 1:35Speaker 3: I said, from fifty up, those are going to be
- 1:37Speaker 3: your empty nesters, the ones that are downsizing. And then
- 1:41Speaker 3: but we also that's also when you're senior and you're
- 1:44Speaker 3: getting ready to go into maybe assisted living, you need
- 1:48Speaker 3: a little bit more healthcare. And in Bartlesville we are
- 1:51Speaker 3: so blessed to have so many organizations and in places
- 1:54Speaker 3: for that that have the senior living that go on
- 1:57Speaker 3: into the that require healthcare and so on.
- 2:00Speaker 1: So my goodness, safety. You know, when you talk about
- 2:03Speaker 1: the empty nesters, it seems like everybody I know these
- 2:06Speaker 1: days my age are empty nesters. We're fun now all
- 2:09Speaker 1: of a sudden, I know. So you get to really
- 2:12Speaker 1: get to meet up with some folks who really are
- 2:14Speaker 1: going through an interesting change in their life. So why
- 2:17Speaker 1: are these housing decisions later in life so different than
- 2:20Speaker 1: buying let's say your first maybe even your second home.
- 2:25Speaker 3: Well, so what makes it a little bit different is
- 2:27Speaker 3: we're just in a different transition and when we're looking
- 2:30Speaker 3: for first time home buyers, we're helping them find that
- 2:32Speaker 3: first home knowing that the average time they're going to
- 2:34Speaker 3: spend in there is five to seven years. Right when
- 2:37Speaker 3: we're when we're dealing with people that are transitioning and
- 2:39Speaker 3: maybe looking, they may be wanting a garden home because
- 2:42Speaker 3: they're going to travel more. They may be want of
- 2:45Speaker 3: seniors living sent you know, area that other seniors are there,
- 2:49Speaker 3: They may want assisted living.
- 2:51Speaker 2: It just depends on.
- 2:52Speaker 3: Where they're at in they're in their life. But we
- 2:54Speaker 3: really help them make that transition.
- 2:56Speaker 1: So you're the go to gal when it comes to this.
- 2:59Speaker 3: Yes, and my team, I have an amazing team that
- 3:02Speaker 3: helps with that as well.
- 3:04Speaker 1: Oh man, Yeah, some of these some of our seniors,
- 3:08Speaker 1: they do have some challenges when considering a move, and
- 3:11Speaker 1: you pointed that out. You know, there are a lot
- 3:13Speaker 1: of different things that I haven't even thought of. Yeah, yeah,
- 3:16Speaker 1: it's like, first of all, how much space do I need?
- 3:20Speaker 1: Not a whole lot these days, thank you very much.
- 3:22Speaker 1: But what are some of the common mistakes that families
- 3:26Speaker 1: might make during this time of transition.
- 3:30Speaker 2: The first advice that I would give, and.
- 3:34Speaker 3: I think I'm really passionate about this a lot more
- 3:36Speaker 3: now after losing my mom on January second of this year,
- 3:41Speaker 3: and it made me even more passionate. I've always been
- 3:43Speaker 3: passionate about kids and then elderly, but one of the
- 3:49Speaker 3: biggest challenges is really helping them determine when is that
- 3:52Speaker 3: right time to do that, When is it the right
- 3:54Speaker 3: time to make that change, because it can be overwhelmed
- 3:59Speaker 3: with they may overwhelm with what to do with their belongings.
- 4:03Speaker 3: It could be we go in and help service that.
- 4:06Speaker 3: We help them determine what is the right time frame,
- 4:09Speaker 3: So a little bit different. To go back to your
- 4:10Speaker 3: other question, what makes it different versus just a normal
- 4:13Speaker 3: real estate I might meet with somebody and have that
- 4:15Speaker 3: first consultation and they may not be ready to do.
- 4:19Speaker 2: That for a year or two down the road. Right.
- 4:22Speaker 3: I also meet with them if it's parents, so we
- 4:25Speaker 3: also help identify who needs to be a part of
- 4:27Speaker 3: this transition.
- 4:28Speaker 2: We're so much more than just real estate.
- 4:30Speaker 3: Also, we help them determine where are they at financially,
- 4:34Speaker 3: where they are they if they're elderly, where's their next
- 4:37Speaker 3: step going to be and what's going to help them
- 4:38Speaker 3: with that transition? And then we work with a family,
- 4:42Speaker 3: we create that plan for them with the first thing
- 4:45Speaker 3: I always advise and I did this with my mom
- 4:47Speaker 3: thankfully about six or seven years ago. I connected her
- 4:52Speaker 3: with Nathan at Perspective Financial, that's my financial adviers with
- 4:56Speaker 3: many great financial organizations here in town and help them
- 5:00Speaker 3: set up because what I didn't want to do, I
- 5:02Speaker 3: didn't want to get and I see this unfortunately a
- 5:05Speaker 3: lot with families that the parents didn't designate who went.
- 5:11Speaker 2: To what and what.
- 5:11Speaker 3: So now they've gone on, they can't make those decisions
- 5:15Speaker 3: and then it's left to siblings to do.
- 5:17Speaker 2: That's what we don't want them to do.
- 5:19Speaker 3: We want them to get with their financial advisor and
- 5:21Speaker 3: really create that plan for what does life look like
- 5:24Speaker 3: when I do crossover that line right so it's easier
- 5:27Speaker 3: and then a lot of it is now we're seeing that,
- 5:30Speaker 3: especially in elders, they've had things and items that today's
- 5:34Speaker 3: generation don't really want to deal with, and so we
- 5:37Speaker 3: help address that and see if that's going to be
- 5:39Speaker 3: something We meet with the family, what items do you want?
- 5:42Speaker 3: What do you not want, and then what are we
- 5:44Speaker 3: going to do? Do we bring into state sales? How
- 5:47Speaker 3: do we help them declutter that it's just a full service.
- 5:51Speaker 3: We want it to be as less stressful as possible.
- 5:53Speaker 3: We want it to be less stressful for the elderly parents,
- 5:57Speaker 3: and we want it to be less stressful for the
- 5:59Speaker 3: the children that are dealing with that. We want them
- 6:02Speaker 3: to focus on their loved ones and not deal with
- 6:04Speaker 3: the real estate transaction of it.
- 6:06Speaker 2: We want to carry that stress for them.
- 6:08Speaker 1: I can see that passion coming through right now. I mean,
- 6:11Speaker 1: this is something that kind of powers you. Hear this
- 6:13Speaker 1: is this is really something new and something I really
- 6:18Speaker 1: wasn't aware of until you walked in the door today. See,
- 6:20Speaker 1: you learn new.
- 6:21Speaker 2: Things everything you're telling you.
- 6:26Speaker 1: One of the things I when when you talk about
- 6:30Speaker 1: things making a difference and and everything is the downsizing.
- 6:34Speaker 1: We touched on that sometimes folks can get a little clingy.
- 6:37Speaker 3: Yeah, well they're emotionally attached. And so that's what we
- 6:41Speaker 3: help them do. Because the children, especially if they don't
- 6:44Speaker 3: live in town, they may not have still had that
- 6:47Speaker 3: emotional attachment. And so we really we all know logic
- 6:50Speaker 3: makes us think, emotion makes us act. So We're there
- 6:53Speaker 3: to help them make that logical decision and be as
- 6:57Speaker 3: patient and as caring for them as poassible because we
- 7:00Speaker 3: realize that it's this is difficult, it's a difficult stage.
- 7:04Speaker 1: And talking about difficult, what does down in sizing actually
- 7:07Speaker 1: really look like? Start to finish? You got to get
- 7:08Speaker 1: everybody on board.
- 7:10Speaker 2: We got to get everybody on board.
- 7:11Speaker 3: So that is what we first do in my initial
- 7:14Speaker 3: consultation has just kind of help them walk them through
- 7:16Speaker 3: what to do. I identify who are those critical decision
- 7:19Speaker 3: makers going to be, what family members?
- 7:22Speaker 2: Who am I going to talk to? How many siblings?
- 7:24Speaker 3: And we identify that, and then we also make sure
- 7:27Speaker 3: that we keep the elderly parents or parent in the
- 7:33Speaker 3: process because we never want to make them feel like
- 7:35Speaker 3: they're being left out and plans are being made without them.
- 7:38Speaker 3: So I'm really cautious about that. And it's even where
- 7:41Speaker 3: do I take them for what healthcare facility do I
- 7:43Speaker 3: go to? What hospice do I go to? We help
- 7:46Speaker 3: them interview those what medical facilities are out there, and
- 7:51Speaker 3: maybe they're just at that life where they need Elder
- 7:53Speaker 3: Cares a great, amazing organization that you know you and
- 7:58Speaker 3: they're full of helping.
- 7:59Speaker 2: Also, you ate that, so it's just so much more.
- 8:02Speaker 3: Again, it's really about helping them with their life, and
- 8:05Speaker 3: what does that plan look like?
- 8:07Speaker 2: Because the worst thing people can do is wait too late.
- 8:10Speaker 1: Shelly, this is amazing because when I think of buying
- 8:14Speaker 1: and selling homes, I think of it it's a transaction. Yes, well,
- 8:17Speaker 1: this is emotional, this is psychological, this is passion, this
- 8:22Speaker 1: is real life. And believe it or not, some people
- 8:26Speaker 1: don't want to deal real life.
- 8:27Speaker 3: They don't and really that's true Tom, and any real
- 8:31Speaker 3: estate transactions, it can always be regardless of what stage
- 8:34Speaker 3: where it's your first time home or you're just buying up,
- 8:37Speaker 3: or you're buying an investment property. We want to keep
- 8:40Speaker 3: you out of emotion. We want you to make it logical.
- 8:43Speaker 3: My goal, regardless of what client I'm working for, is
- 8:46Speaker 3: I want to make sure that I can get you
- 8:49Speaker 3: out of that home. I've made a lot of money
- 8:51Speaker 3: on people saying this is going to be my last house.
- 8:54Speaker 3: I'm like, okay, I love that. But my goal is
- 8:57Speaker 3: life happens, and we don't always know what's going to happen.
- 9:00Speaker 3: So my job is to make sure they're making a
- 9:02Speaker 3: good investment.
- 9:03Speaker 1: Now speaking of things happening, someone needs to move quickly,
- 9:06Speaker 1: like say, and in all probability it's a health change.
- 9:11Speaker 1: Tell us a little bit about this.
- 9:13Speaker 3: So that's when we just kick it into gear again.
- 9:15Speaker 3: We go in and we work with with the with
- 9:18Speaker 3: the client that has the home, and we also work
- 9:21Speaker 3: with those family members and then again we get them,
- 9:24Speaker 3: we give them. We have great relationships with all the
- 9:27Speaker 3: health care facilities in town and all of the different
- 9:31Speaker 3: opportunities for them, and so we make sure that we
- 9:33Speaker 3: interview those, we help set those up, create that Again,
- 9:38Speaker 3: we try to get them into that plan and get
- 9:40Speaker 3: it going. If it's we need an estate sale, we
- 9:42Speaker 3: take care of that. We'll go in, we work with
- 9:46Speaker 3: we have many estate sell people that we work with.
- 9:48Speaker 2: We'll work with them.
- 9:49Speaker 3: On that, pricing it, we take care of all that
- 9:52Speaker 3: form Sometimes it's boxing up and just decluttering for them.
- 9:56Speaker 3: We again, we can do it as quickly or as
- 9:59Speaker 3: we can be as patient as it needs. I have
- 10:01Speaker 3: a client right now that her father is in a
- 10:05Speaker 3: medical facility and more than likely not going.
- 10:09Speaker 2: To get out of it right.
- 10:10Speaker 3: So we've been we go buy and check on our
- 10:12Speaker 3: house at least once a week, especially in the winter,
- 10:14Speaker 3: we go buy and make sure because she's not in
- 10:16Speaker 3: the states.
- 10:17Speaker 1: Wow. You know, well when we talk about kids not
- 10:20Speaker 1: being in town, that's a whole another cannon.
- 10:25Speaker 3: Yeah, And we identify what is it, what's the home
- 10:27Speaker 3: going to need, what repairs are going to be needed,
- 10:30Speaker 3: what's going to happen because we want them? Again, is
- 10:32Speaker 3: it timing? Do we want to get out of it
- 10:34Speaker 3: and sell it because we need the funds right away?
- 10:36Speaker 3: Then what what can we do? Maybe it's we sell
- 10:39Speaker 3: it as is, but we price it accordingly. Do we
- 10:41Speaker 3: want need the most out of it? Because we don't
- 10:43Speaker 3: know how long they're going to be in this medical facility?
- 10:45Speaker 3: So what can what can we do? And we get
- 10:47Speaker 3: you estimates and again we kind of manage and take
- 10:50Speaker 3: care of all that.
- 10:50Speaker 1: You know something, this is an amazing thing that you do.
- 10:53Speaker 2: Thank you.
- 10:55Speaker 1: How do you train for something like this?
- 10:57Speaker 3: Well, I've been in real estate since two thousand and two,
- 10:59Speaker 3: so I've been doing this a very long time.
- 11:02Speaker 2: And I just love helping.
- 11:03Speaker 3: I just love helping people, and I want to be
- 11:05Speaker 3: that resource because I know how hard it can be
- 11:08Speaker 3: and a lot You're not the only one. Most people
- 11:10Speaker 3: don't think about it until it's too late. So that's important,
- 11:14Speaker 3: and that's why I want to do these segments, is
- 11:16Speaker 3: to really get it out there and stress that well,
- 11:19Speaker 3: even at sixty.
- 11:20Speaker 2: I need to be thinking what's my long term plan? Right?
- 11:23Speaker 2: I don't want my kids to have to do that.
- 11:25Speaker 1: Well, you know, you, you come in here with the
- 11:28Speaker 1: wealth of knowledge and a lot of passion, and you
- 11:32Speaker 1: have this calming quality about you here. How do we
- 11:37Speaker 1: work through the stress for the family so they can
- 11:39Speaker 1: kind of bring it down to your level of calm
- 11:42Speaker 1: during this time.
- 11:43Speaker 2: And that's it.
- 11:43Speaker 3: Thank you for recognizing that, Tom and acknowledging that that
- 11:46Speaker 3: really is my goal. I think I've been doing it
- 11:49Speaker 3: so long that again I get to deal with the
- 11:51Speaker 3: logical part of it. I'm emotionally connected to my client,
- 11:54Speaker 3: but I'm not emotionally connected to the property. So my
- 11:57Speaker 3: goal is to really help them make that edge. It's
- 12:00Speaker 3: my job to give them the information to make that
- 12:02Speaker 3: educated decision, and it really is to calm them down
- 12:06Speaker 3: and make it not stressful. Real estate is stressful, and
- 12:10Speaker 3: it's why I've been doing it so long that there's
- 12:13Speaker 3: not a lot of surprises for me anymore that I
- 12:15Speaker 3: can't there's not an obstacle that I probably haven't already
- 12:17Speaker 3: overcome in my in my career.
- 12:20Speaker 1: Now, what should listeners look for when choosing an agent
- 12:24Speaker 1: when we get to this later in life?
- 12:25Speaker 2: Move right?
- 12:26Speaker 3: I think I think you now that when you said
- 12:29Speaker 3: just knowledge again, it's not just I'm not an agent
- 12:32Speaker 3: that's going to go in and I'm not all about
- 12:34Speaker 3: just selling your house. I'm all about creating an experience
- 12:37Speaker 3: for you. I'm all about helping you make those decisions again,
- 12:42Speaker 3: whether it's financial, whether it's healthcare, whatever, to make that
- 12:46Speaker 3: best transition for you, and just to make it again
- 12:50Speaker 3: a smoothest transition as possible.
- 12:52Speaker 1: If someone is now listening to this and they're starting
- 12:55Speaker 1: to think about, you know, a housing transition, maybe if
- 12:59Speaker 1: you years out, what's the first step?
- 13:01Speaker 3: The first step is we schedule a consultation, and then
- 13:05Speaker 3: we identify what are their goals, what are their long
- 13:08Speaker 3: term plans? And then I help create a roadmap to
- 13:12Speaker 3: get you there.
- 13:13Speaker 1: Wow.
- 13:14Speaker 2: Yeah, wow, And.
- 13:15Speaker 3: Again it doesn't matter to me. It's non committal. It's
- 13:18Speaker 3: just a let's let's where do we start? Where do
- 13:21Speaker 3: we start?
- 13:22Speaker 1: And the rest will take care.
- 13:23Speaker 2: Of it, and the rest will take care of itself.
- 13:25Speaker 1: Now, how do we get a hold of you to
- 13:27Speaker 1: get the ball wrong?
- 13:28Speaker 2: Well, so I'm with Keller Williams.
- 13:31Speaker 3: My telephone numbers nine eight nine one four three four
- 13:35Speaker 3: four four. Find me on you can Google me, chat me.

- 13:48Speaker 3: to find.
- 13:49Speaker 1: No, I was going to say, you're No, You're You're
- 13:51Speaker 1: pretty accessible. I want to thank you for being with
- 13:54Speaker 1: us today and this has been a very informative fifteen
- 13:57Speaker 1: minute segment. Hope we can get back together and do
- 14:00Speaker 1: this again.
- 14:00Speaker 2: Yes, a couple of weeks. We're going to do it
- 14:02Speaker 2: every every other Wednesday, I believe.
- 14:05Speaker 1: Well, that's wonderful. I'm making the appointment right now, all right.
- 14:08Speaker 2: I can't wait.
- 14:09Speaker 3: And I would also I would also love if any
- 14:12Speaker 3: of your listeners if there's any topics they would like
- 14:14Speaker 3: for me to bring, because I am going to breathe
- 14:16Speaker 3: other organizations in and share the knowledge that they provide
- 14:20Speaker 3: and the and the services they provide.
- 14:22Speaker 2: So I would love if they want to call you
- 14:24Speaker 2: or call me I.
- 14:25Speaker 3: Would love to have that feedback as well, so I
- 14:27Speaker 3: could provide that for them.
- 14:28Speaker 1: Wonderful. We're going to have ourselves a good time. We are.
- 14:33Speaker 2: You're very welcome, Tom.
- 14:34Speaker 1: Folks you have been watching and listening to are one
- 14:37Speaker 1: on one with a pro
