- 0:00SPEAKER_00: Getting a visa in Dubai just got easier.
- 0:03SPEAKER_00: Around two years ago, the government in Dubai allowed people to put only 24% down on a property worth 2 million Durham and qualify for a 10-year golden visa.
- 0:12SPEAKER_00: And since then, they have made it even easier to qualify for an investor visa for a two-year residency permit.
- 0:18SPEAKER_00: And they have done this by reducing the threshold required for the investment.
- 0:22SPEAKER_00: Now, before we get into the video, if you don't know me already, my name is Kevin, one of the co-founders here at Gen Zone.
- 0:27SPEAKER_00: We help people buy real estate, get residency visas, set up companies and bank accounts in Dubai.
- 0:32SPEAKER_00: If you need the service, book a call using the link down below, or scan this QR code right here to get in touch with us.
- 0:38SPEAKER_00: We'll help you find the property, qualify for the visa, apply for the visa, do your medical biometrics, and help you with the entire process from start to finish.
- 0:45SPEAKER_00: Now, this is a huge benefit for people who already own properties here as well, because maybe you didn't invest into this property in a way that would have made you qualify before, but now you do qualify.
- 0:54SPEAKER_00: And even if you're an investor who's looking to invest into the market, this has made everything even better.
- 0:58SPEAKER_00: So previously, the biggest issue for many people was that they would own a property, but the property value wasn't high enough, or they were a shareholder or not shareholder, but an owner in a property, and that value was not enough for them to qualify for any type of visa.
- 1:11SPEAKER_00: Now, here's where it becomes really interesting.
- 1:13SPEAKER_00: According to the latest announcement, if you are the sole owner of a property in Dubai, there is now no minimum property value required for the two-year residency permit.
- 1:24SPEAKER_00: Now, of course, in the UE, properties in Dubai will vary around 300,000, 400,000, 500,000 durums on the lowest end.
- 1:31SPEAKER_00: So now if you own this, you're good.
- 1:33SPEAKER_00: You don't have to have a property value that's 750,000 like you would have had to have previously.
- 1:39SPEAKER_00: Now, of course, if you're an owner in a property, you can also now qualify for the two-year permit, and all you have to do is own at least 400,000 durums worth of shares in that property.
- 1:50SPEAKER_00: So, as an example, let's say the property value was 800,000, you owned 50, your friend owned 50.
- 1:56SPEAKER_00: Well, great, you guys own 400,000 each, you can both qualify for the two-year permit.
- 2:01SPEAKER_00: However, if the property value was let's say 700,000 and one of you owned 600,000 and the other owned 100,000, well, only one person can qualify.
- 2:11SPEAKER_00: Why?
- 2:11SPEAKER_00: Because the person who owns 100,000 is far below the threshold of 400,000.
- 2:17SPEAKER_00: So you need it to have at least 400k.
- 2:19SPEAKER_00: So if you're gonna own a property with someone with the goal to have this residency, just make sure that you own at least 400,000 in your name.
- 2:26SPEAKER_00: Now, how do you actually get the residency visa?
- 2:28SPEAKER_00: How is the process actually looking like?
- 2:31SPEAKER_00: So it's pretty straightforward.
- 2:32SPEAKER_00: First, of course, you buy the property, you select the one you like, optimize for cash flow, rental yield, property appreciation, whatever your goal is by that property.
- 2:40SPEAKER_00: Next step is you will have a title deed.
- 2:42SPEAKER_00: Of course, by the way, all this is for ready properties only, not off plan.
- 2:46SPEAKER_00: So once you get this title deed, you now are able to qualify for the residency permit, granted that you have enough shares.
- 2:52SPEAKER_00: So we will type the application for you directly with the government in the Emirate where you purchased this property.
- 2:58SPEAKER_00: So, for example, let's say you purchase the property in Dubai, we will type the application in Dubai, get the initial pre-approval.
- 3:04SPEAKER_00: Sometimes it takes around one day, two, three days, four days.
- 3:07SPEAKER_00: Once we get this pre-approval, then we'll do your medical, we'll do your biometrics.
- 3:10SPEAKER_00: If you're already a resident in Dubai, we don't need to do the biometrics typically, just the medical.
- 3:14SPEAKER_00: Then after that, we will get your residency approved and receive your emirates ID in our office.
- 3:20SPEAKER_00: Typically, all this process shouldn't take more than a week, week and a half.
- 3:23SPEAKER_00: Once we have your Emirates ID, then you can go ahead and update it in all of your banks, etc., and you're pretty much all good to go.
- 3:29SPEAKER_00: Now, just keep in mind if you do plan on selling this property in the future, you need to keep in mind that your property is directly linked to your visa.
- 3:36SPEAKER_00: So, if you want to sell the property, you will have to either cancel the visa and just leave it at that, sell the property, or you'll have to replace the value with another property.
- 3:46SPEAKER_00: So if you sell one property, have another one to replace it so that they can say, Hey, you still qualify, you're good.
- 3:51SPEAKER_00: So if you want expert assistance with this, our team here at Gen Zone can help you with the process from start to finish.
- 3:56SPEAKER_00: We're experts, we know the process front and back, and we can help you do this.
- 3:59SPEAKER_00: You can book a call using the link down below for more assistance.
- 4:02SPEAKER_00: Now, one thing to keep in mind your visa is renewed every two years, you're gonna have to pay the costs every two years.
- 4:07SPEAKER_00: The golden visa is more cost effective on an administrative pricing basis when you're looking at the actual government costs.
- 4:13SPEAKER_00: The golden visa is a 10-year permit and it's around the same price.
- 4:16SPEAKER_00: So you actually save a lot more money instead of renewing every two years, you're doing it every 10 years.
- 4:20SPEAKER_00: Yes, you do have to buy a property that's worth more, but in some cases, it's a lot better.
- 4:23SPEAKER_00: Usually, properties that are valued at 2 million or more, at least around 1.5 or more, are the best ones on the market.
- 4:29SPEAKER_00: But that's for you to decide and for you to see.
- 4:31SPEAKER_00: There are still a lot of great options under 1 million Durham's.
- 4:34SPEAKER_00: The truth is the best properties are typically more than a million, at least around 1.3, 1.4, 1.5.
- 4:40SPEAKER_00: That's when you start getting into the best properties.
- 4:42SPEAKER_00: Now, of course, you'll see that if you get on a call with us, you can book, and we will see you there.
- 4:46SPEAKER_00: Take care, guys.
