- 0:59Speaker 1: very because it's very like therapeutic and relaxing, and I'm
- 1:02Speaker 1: just paging through and looking to see him. Speaking of
- 1:04Speaker 1: paging through, there's the app MLS dot Rocks backslash app.

- 1:30Speaker 2: I brought Jason to Allen. He's one of our rock
- 1:32Speaker 2: Star realtors.
- 1:33Speaker 3: He's been with us a little over four years, four
- 1:36Speaker 3: and a.
- 1:36Speaker 2: Half years now, and he's in the Madison area, and
- 1:40Speaker 2: I wanted to introduce everybody to Jason.
- 1:42Speaker 1: Jason, great to see you, Welcome to the.
- 1:44Speaker 4: Show, Good morning, Thanks for having me.
- 1:46Speaker 1: You are you are a a fellow fan. I think
- 1:50Speaker 1: the three of us all are fans of beaches in
- 1:52Speaker 1: Mexico we are talking about.
- 1:54Speaker 4: Yeah, we've been there a few times with Matt too.
- 1:57Speaker 1: Yeah. Now do you guys, by the way, Matt, do
- 1:59Speaker 1: you guys take company trips and things?
- 2:01Speaker 4: Yeah?
- 2:02Speaker 2: Yeah, we have an all inclusive incentive trip. So for
- 2:06Speaker 2: the agents that qualify, uh, we bring them usually down
- 2:10Speaker 2: to Mexico one time Puntakana. We may go back there
- 2:13Speaker 2: as well and get to spend some time on the
- 2:16Speaker 2: beach and hanging out with with everybody.
- 2:18Speaker 3: It's a it's it's awesome.
- 2:20Speaker 2: It's a we have a lot of fun with a
- 2:21Speaker 2: lot of bonding, a lot of good stories, including Mexican animals.
- 2:26Speaker 3: And such that we run into.
- 2:28Speaker 1: Uh, but Jason's been on a few trips with us. Yeah,
- 2:31Speaker 1: that is super super cool. Before we get to know
- 2:33Speaker 1: Jason real quick. Of course, every week we do a
- 2:36Speaker 1: featured listing and uh, this week is a property Jason
- 2:39Speaker 1: that you're listening, isn't it.
- 2:41Speaker 5: Yeah, it's actually a really nice lot just south of Marshall,
- 2:44Speaker 5: between Marshall and some prairie.
- 2:45Speaker 1: On Highway tee tea or highway Wait, no, I where
- 2:48Speaker 1: was I? Yeah, it's Highway t always I was gonna
- 2:53Speaker 1: and so it's it's a beautiful lot right on the
- 2:55Speaker 1: roadway ready for development or ready to wait. If you're saying,
- 2:59Speaker 1: you know what, maybe I just want to have a
- 3:01Speaker 1: little piece of land that I just want to hold
- 3:02Speaker 1: on to.
- 3:03Speaker 4: It's a.
- 3:03Speaker 1: It's a nice property, isn't it?
- 3:04Speaker 5: It is nice six acres perk test has already done,
- 3:07Speaker 5: so you can purchase us up and it shouldn't be
- 3:10Speaker 5: a whole lot of things you got to do to
- 3:11Speaker 5: to start building on it.
- 3:12Speaker 1: How does that work, Jason with it with Obviously, I
- 3:15Speaker 1: think for a lot of us, we're thinking about when
- 3:16Speaker 1: we were buying a home, we're doing like home inspections,
- 3:18Speaker 1: and we're you know, we're doing stuff when people are
- 3:21Speaker 1: our prospective buyers for for lots, what are some of
- 3:23Speaker 1: the things that that folks look at when they're when there?
- 3:26Speaker 1: Is it location? Is it? Is it trees? I mean what?
- 3:30Speaker 5: Well, some people want wooded areas, But I think number
- 3:33Speaker 5: one thing is level lot. I hear that a lot
- 3:35Speaker 5: of clients that I've worked with or I've talked to
- 3:37Speaker 5: you about looking for lots. Is is it level?
- 3:40Speaker 1: You know?
- 3:41Speaker 4: Is it real hilly? Or you know, can we build
- 3:43Speaker 4: a house easily?
- 3:44Speaker 1: Yeah, that's always that's always the goal. And this is flat.
- 3:49Speaker 4: So this is flat.
- 3:50Speaker 5: This is actually really nice lot, six acres, plenty of
- 3:53Speaker 5: room to build your house and have a little fun
- 3:55Speaker 5: on it.
- 3:55Speaker 1: Too, so perfect wooded too?
- 3:57Speaker 3: Is it wooded?
- 3:57Speaker 5: A little bit of it's wooded, kind of more of
- 3:59Speaker 5: the out lining of the lot line, as would it.
- 4:01Speaker 1: That's gonna say kind of an again ideal if for
- 4:04Speaker 1: for for those nice trees right along along lot line
- 4:08Speaker 1: and then running across the front by the road. I mean,
- 4:09Speaker 1: you could could put a nice little house there, a
- 4:12Speaker 1: little be secluded, still have a beautiful yard and a
- 4:14Speaker 1: lot of space and a really really nice lot. How
- 4:17Speaker 1: many I two hundred and sixty.
- 4:19Speaker 4: Is that when I'm two sixty is Let's say that's a.
- 4:21Speaker 1: Deal right there. It's a great day. Big a phone.
- 4:24Speaker 1: Give Jason a call, tell phone number six oh eight
- 4:26Speaker 1: five one six seven one five zero, that's five one,
- 4:29Speaker 1: six seventy one to fifty. Give Jason a call, and
- 4:31Speaker 1: uh say, Jason, I'd like to see that that six
- 4:34Speaker 1: acres and he will set something up so you can
- 4:36Speaker 1: take a look at it, and of course you can
- 4:38Speaker 1: start making up plans for what you're going to do
- 4:40Speaker 1: with it. So give Jason call this more than six
- 4:42Speaker 1: so I eight five one six seventy one fifty. That's
- 4:44Speaker 1: five one, six seventy one fifty. As mentioned, of course
- 4:47Speaker 1: in studio this morning with Matt Heiman of Rock Realty
- 4:49Speaker 1: as well as Jason Allen and Jason, great to see
- 4:52Speaker 1: you've been with You've been with Rock Realty a little
- 4:55Speaker 1: over a little over four years. What what do you
- 4:58Speaker 1: do in your spare time? Tell us a little b
- 4:59Speaker 1: about your health.
- 5:00Speaker 4: Yeah.
- 5:01Speaker 5: I'm actually a football coach at Memorial High School here
- 5:04Speaker 5: in Madison, so I do that during the fall, and
- 5:08Speaker 5: I am a w a W I a certified official
- 5:12Speaker 5: for basketball and baseball.
- 5:13Speaker 1: Is that get hard? By the way, I know that
- 5:15Speaker 1: I hear stories, and some of it's I'm because I
- 5:17Speaker 1: work in news media. We hear. We always hear, like
- 5:21Speaker 1: the the horror stories. Is it is it as bad
- 5:22Speaker 1: as some people say it can be or is it
- 5:24Speaker 1: generally pretty decent?
- 5:25Speaker 5: No, it's actually not that bad, to be honest with you.
- 5:28Speaker 5: When I do youth fishing on the weekends, it's a
- 5:30Speaker 5: lot worse than it as a high school.
- 5:31Speaker 1: So yeah, I bet as we talk about kind of
- 5:36Speaker 1: the area that you work in. Pretty if folks can
- 5:38Speaker 1: hear our voices right now, you're there for them, aren't you. Jason?
- 5:41Speaker 4: Oh yeah, yeah, pretty much all of southern Wisconsin. Ill.
- 5:43Speaker 4: I got no problem going to Rock Connie as well.
- 5:45Speaker 1: That's a great, great little area there. And as we
- 5:48Speaker 1: talked this morning with Matt Heyman and Jason Allen of
- 5:50Speaker 1: Rock Realty, when we kind of go through working at
- 5:54Speaker 1: Rock Realty, for you, what's you know? You've been there,
- 5:56Speaker 1: You've been there a little bit of time. Now what's
- 5:57Speaker 1: what's your experience?
- 5:58Speaker 2: Like?
- 5:58Speaker 1: What do you love most about working there?
- 6:00Speaker 4: Uh?
- 6:01Speaker 5: Well, the first of all, the guy said next to
- 6:03Speaker 5: me here, Matt, amazing boss.
- 6:05Speaker 4: Uh.
- 6:06Speaker 5: You know I made the switch from working in food
- 6:09Speaker 5: industry for over twenty years as a district manager to
- 6:12Speaker 5: becoming a realtor and kind of got talked into doing
- 6:14Speaker 5: it full time by Matt when I was in met
- 6:18Speaker 5: ahadle a meeting with him and I was gonna come
- 6:20Speaker 5: on as part time realtor, and uh, you know, it's
- 6:23Speaker 5: just great. It's a great family, great mentors. To be honest,
- 6:27Speaker 5: I wouldn't be as successful as what it was it
- 6:29Speaker 5: wasn't for these guys.
- 6:29Speaker 1: So is therese is we talk about you know, your
- 6:34Speaker 1: your experience working with with kids as a coach and
- 6:37Speaker 1: as a rep. I mean, does that I've got a
- 6:39Speaker 1: guess that having those that ability to to form relationships
- 6:43Speaker 1: and really really help people. You think about coaching. What
- 6:46Speaker 1: a what a great uh, what a great way to
- 6:49Speaker 1: spend time and really help helping mold and shape young people.
- 6:52Speaker 1: I've got to guess some of that's applicable as well
- 6:54Speaker 1: to your to your day job, isn't it.
- 6:56Speaker 5: Oh yeah, I pretty much people person. As matter of fact,
- 7:01Speaker 5: if you talked to my wife, she tells me I
- 7:02Speaker 5: talk too much.
- 7:03Speaker 1: So this is pre familiar.
- 7:07Speaker 5: So this is probably right up what I'm doing right
- 7:09Speaker 5: now is honestly right up my alley.
- 7:10Speaker 1: So is that a common trait man for for real estate?
- 7:14Speaker 4: I think good?
- 7:14Speaker 3: Yeah, realtors, we have a we have a bit of
- 7:16Speaker 3: an issue with that.
- 7:17Speaker 1: You know.
- 7:18Speaker 3: We're very talking people.
- 7:19Speaker 1: So that's why we love having you here. It makes
- 7:21Speaker 1: my job super easy as well.
- 7:23Speaker 4: Uh.
- 7:24Speaker 1: Talking this morning with Jason Allen and of course Matt
- 7:26Speaker 1: Heypman of Rock Realty mentioned the website. I hope you
- 7:28Speaker 1: get a chance to stop on by Rock Wisconsin dot com.
- 7:31Speaker 1: That's Rock R O c K Wisconsin dot com. Real
- 7:34Speaker 1: easy to remember, that's Rock Wisconsin dot com. Tell for
- 7:37Speaker 1: number six O eight six seven three fifty four hundred,
- 7:40Speaker 1: that's six O eight six seven three fifty four hundred.
- 7:43Speaker 1: Mentioned that app as well, MLS dot rocks slash app.
- 7:46Speaker 1: That's MLS dot rocks slash app. Jason. Let's talk about
- 7:50Speaker 1: a little bit about what you've experienced that some of
- 7:52Speaker 1: the opportunities and things that you've experienced working with clients
- 7:56Speaker 1: and working with folks. Are there any any any stories
- 7:59Speaker 1: that really stand out to you through your career working
- 8:02Speaker 1: at Rock Realty.
- 8:04Speaker 5: To be honest, the I had never thought I was
- 8:07Speaker 5: going to be as satisfied as what it was when
- 8:09Speaker 5: I got the When you get that, when you get
- 8:11Speaker 5: to make that phone call let someone know they got
- 8:13Speaker 5: the house. Oh yeah, I think I made a mention
- 8:16Speaker 5: to you that my first ever transaction I think I
- 8:18Speaker 5: had as a realtor, it was a younger couple just
- 8:21Speaker 5: moving to Madison, expecting their first child.
- 8:23Speaker 4: And when I made that phone call, I could.
- 8:25Speaker 5: Just hear the screaming in the background, and uh, you know,
- 8:28Speaker 5: I usually try to say I'm pretty good guy, pretty
- 8:31Speaker 5: tough guy, right, don't cry, and yeah, you know, I
- 8:33Speaker 5: had a few tears come down my face. And I
- 8:35Speaker 5: think when I heard that, that's kind of like I
- 8:37Speaker 5: was like, this is why I think I'm doing what
- 8:39Speaker 5: I'm doing.
- 8:39Speaker 1: So that's a great perspective too is I think sometimes
- 8:43Speaker 1: we forget is obviously for the families that are that
- 8:46Speaker 1: are buying that home, especially if it's the first home,
- 8:49Speaker 1: what a memorable experience is. But we forget that that
- 8:51Speaker 1: the people you've been working with and the team around you,
- 8:54Speaker 1: they've got not just a professional commitment, they've got a
- 8:58Speaker 1: very personal commitment as well. In a bond forms as
- 9:01Speaker 1: you're working with these you know, you talk about your
- 9:04Speaker 1: first that that first couple, and you know you're really
- 9:07Speaker 1: you know, these are people you really want to you
- 9:09Speaker 1: really want to please and really want the best for.
- 9:12Speaker 1: We forget that that there's that relation, like a true
- 9:14Speaker 1: relationship that develops.
- 9:16Speaker 4: Yeah.
- 9:17Speaker 5: I actually I've had customer of clients I've worked with
- 9:19Speaker 5: that I come to find out that their their son
- 9:21Speaker 5: was the offensive coordinare u W Whitewater football team. So
- 9:25Speaker 5: obviously that kicked off some conversations right away. And I
- 9:27Speaker 5: don't think I think we talked more about football than
- 9:29Speaker 5: we did about the house erraitory in that day. So
- 9:32Speaker 5: so yeah, I mean, you tend to form that.
- 9:33Speaker 4: Bond and and uh, it's just it's a great feeling
- 9:36Speaker 4: to have.
- 9:36Speaker 1: So talk of this morning with Jason Allen and Matt
- 9:39Speaker 1: Heypman of Rockrealty Online Rock Wisconsin dot com. That's Rock
- 9:43Speaker 1: r O c K Wisconsin dot com.
- 9:45Speaker 4: Matt, let's talk.
- 9:46Speaker 1: I want to ask you too about as we talk
- 9:47Speaker 1: about different agents with Rock Realty. Obviously there's some common allies,
- 9:51Speaker 1: there's some uniqueness. Is what when it comes to bringing
- 9:53Speaker 1: new agents on. Obviously Jason's got quite a bit of experience,
- 9:57Speaker 1: But for like new folks that are just joining, what's
- 9:59Speaker 1: that what's that process? Like, what are you looking for
- 10:02Speaker 1: when when you're deciding let's let's bring this person on
- 10:05Speaker 1: to be part of the team.
- 10:06Speaker 2: Yeah, that's a tough one to figure out. I mean,
- 10:09Speaker 2: anybody that sits down in an interview is trying to
- 10:11Speaker 2: impress the other party, right, So it's you know, it's
- 10:14Speaker 2: important to make sure that their priorities are in place,
- 10:18Speaker 2: Like we want to make sure that they seem to
- 10:21Speaker 2: be a person that is going to put their client
- 10:23Speaker 2: first over you know, just making a larger.
- 10:26Speaker 1: Payer paycheck, right.
- 10:28Speaker 3: And you know, that's kind of the culture we've created
- 10:30Speaker 3: there is.
- 10:31Speaker 2: We want we want people that are just really concerned
- 10:34Speaker 2: on making sure that the clients are happy and building
- 10:36Speaker 2: those relationships like we were talking about before, and the
- 10:39Speaker 2: other thing is trying to determine whether or not they're
- 10:42Speaker 2: going to put in the effort. Right, So it's it's
- 10:44Speaker 2: it's hard to find hard working people, but we've we've
- 10:47Speaker 2: been lucky thus far.
- 10:48Speaker 1: Sounds like and for folks that are curious, by the way,
- 10:50Speaker 1: we talk about the team at Rock Realty Wisconsin buyeragent
- 10:53Speaker 1: dot com. That's Wisconsin buyer agent dot com. You can
- 10:56Speaker 1: get to know the listing agents. Are the buyers agents?
- 10:59Speaker 1: Excuse me? At Rock Realty it's a very cool Wisconsin
- 11:02Speaker 1: byeragent dot com. Really cool website. You can get to
- 11:04Speaker 1: know the folks. You can set up interviews, phone calls
- 11:07Speaker 1: and other things. Are you guys hiring to by the way, Matt,
- 11:10Speaker 1: I mean always we're looking.
- 11:11Speaker 3: For full time agents right now. We have some spots available.
- 11:14Speaker 1: That's my rockstar job dot com as well. All the
- 11:17Speaker 1: websites do you have?
- 11:19Speaker 3: Probably too many?
- 11:20Speaker 2: That's you can have my rockstar job dot com.
- 11:23Speaker 3: I love that one.
- 11:24Speaker 1: That is it flows my rock star job dot com.
- 11:27Speaker 1: Of course, if you are a an agent or looking
- 11:30Speaker 1: to looking to become a full time agent, and I
- 11:32Speaker 1: think you'd be a good fit with Rockrealty, Matt and
- 11:34Speaker 1: the team would love to talk to you again that
- 11:35Speaker 1: website my rockstar job dot com. That's my rockstar job
- 11:40Speaker 1: dot com. This week talking with Matt Heiman and Jason
- 11:43Speaker 1: Allen of Rock Realty, and we think about the day
- 11:46Speaker 1: to day life and any career and every job. There's
- 11:48Speaker 1: going to be challenges. There's going to be obstacles. They
- 11:51Speaker 1: can be quite frustrating at times, but quite rewarding in
- 11:54Speaker 1: the outcome. And Jason, are there any challenges that that
- 11:58Speaker 1: you face that you that you say, you know what,
- 12:01Speaker 1: this is something that you learned a lot from or
- 12:03Speaker 1: like an experience that that you'd like to share as
- 12:05Speaker 1: far as some of the challenges you faced.
- 12:07Speaker 5: Uh. Yeah, interest rates are probably the biggest challenge at
- 12:12Speaker 5: least right now. Yeah, to be honest with you, having
- 12:15Speaker 5: that conversation with people and trying to, you know, reassure
- 12:19Speaker 5: them that hey is losing out on the house, so
- 12:22Speaker 5: your dream's worth you know, being scared of the interest rates.
- 12:25Speaker 4: You know, I think everyone got so.
- 12:28Speaker 5: Rewarded when back when they were down to two two
- 12:30Speaker 5: and a half percent that and I just have to
- 12:32Speaker 5: reiterate to people that we're never going to see that probably.
- 12:34Speaker 4: Yeah, so that was just a reluctant thing.
- 12:37Speaker 5: So interest rates is probably the hardest thing that makes
- 12:40Speaker 5: my job the most difficult.
- 12:43Speaker 1: Oh sorry, I mean, but what about working with you
- 12:46Speaker 1: talk about working with you know, interest rates and and
- 12:49Speaker 1: kind of overcoming that that obstacle for folks, So that
- 12:52Speaker 1: perceived obstacle for folks working with and having a good
- 12:55Speaker 1: relationship with with with a lender. Working know, obviously as
- 13:00Speaker 1: a as a real estate agent, you've worked with a
- 13:02Speaker 1: number of lenders, you know, the ones that that that
- 13:05Speaker 1: you trust and have that relationship. Let's talk a little
- 13:07Speaker 1: bit about that helping folks kind of develop that relationship
- 13:10Speaker 1: as well.
- 13:11Speaker 5: Yeah, you want to find a lender obviously you can trust.
- 13:14Speaker 5: You've had Wes on here in the past. Wes is
- 13:17Speaker 5: someone that we can send people on to. One situation
- 13:21Speaker 5: that I had was, you know, I was working with
- 13:23Speaker 5: a buyer who was working with the lender who we
- 13:25Speaker 5: won't name, and it's just the lack of communication. The
- 13:31Speaker 5: lender really fallen through on a lot of dates and
- 13:33Speaker 5: things like that. Normally in a normal situation that that
- 13:38Speaker 5: that transaction probably falls through. And one thing that I
- 13:42Speaker 5: was able to do is obviously keep the communication open
- 13:44Speaker 5: with that listening agent and the seller and let them
- 13:46Speaker 5: know that I was doing everything that I can to
- 13:49Speaker 5: to obviously get it going. We did close a week late,
- 13:51Speaker 5: but the fact that we got to that finish line
- 13:53Speaker 5: and we closed, my buyers, we were just he was
- 13:58Speaker 5: his basket case right the whole thing, and I just
- 14:00Speaker 5: kept assure, I'm like, listen, I'm here for you. I'll
- 14:02Speaker 5: keep doing this, I'll reach out to the lender and
- 14:04Speaker 5: I'll take care of it. And we got to that
- 14:06Speaker 5: final spot. Like I said, we closed a week late,
- 14:08Speaker 5: but we closed on it.
- 14:09Speaker 1: So I wonder too, if that's kind of in your
- 14:12Speaker 1: DNA I think of. I was not raised in a
- 14:15Speaker 1: house that was big into sports, but as I've matured,
- 14:18Speaker 1: I've really fallen in love with football and soccer and
- 14:23Speaker 1: some other sports. And one of the things that I've
- 14:25Speaker 1: fallen in love with them is strategy and coaching and
- 14:30Speaker 1: understanding like how plays are developed and designed and really
- 14:34Speaker 1: these puzzles that it's more than just When I was young,
- 14:37Speaker 1: I remember seeing like football and things just people hitting
- 14:41Speaker 1: each other, and then you suddenly realize, oh no, there's
- 14:43Speaker 1: a very very precise strategy. And when you were talking
- 14:46Speaker 1: about working through some obstacles with a lender. I thought
- 14:50Speaker 1: these got to be applicable to one another. Is what
- 14:53Speaker 1: you do with coaching and what you do in real
- 14:57Speaker 1: estate is really you know, putting those pieces together for
- 15:01Speaker 1: that for that successful outcome.
- 15:03Speaker 5: Yeah, and honestly, this last season was my first season
- 15:06Speaker 5: as a high school coach.
- 15:08Speaker 4: I've coached youth.
- 15:09Speaker 5: My youngest is a freshman at Memorial, so I kind
- 15:11Speaker 5: of coached his team and was asked to join the staff.
- 15:14Speaker 4: And I'll tell you what, when I.
- 15:15Speaker 5: Got to the high school level, Yeah, it's a whole
- 15:17Speaker 5: new You want to talk about half a couple of
- 15:18Speaker 5: the game plan? Yeah, you know, even working with on
- 15:21Speaker 5: a freshman team and then helping out with the varsity team.
- 15:24Speaker 5: Even at the freshman level, you have to come up
- 15:25Speaker 5: with a game plan, So a lot of strategy involved,
- 15:28Speaker 5: which is a lot like obviously being on a real letters.
- 15:31Speaker 1: And Matt, I've got to ask too some of your
- 15:32Speaker 1: job almost like being that head coach sometimes too, as
- 15:35Speaker 1: I think of like you know, bringing in new new
- 15:38Speaker 1: agents and coaching them up and getting them ready for
- 15:41Speaker 1: their their role as you know, assistant coaches or well,
- 15:45Speaker 1: some of that.
- 15:46Speaker 2: Half of it's motivating them to keep striving forward. The
- 15:49Speaker 2: other half is making sure they get don't get too
- 15:51Speaker 2: low and they don't do well right, you know.
- 15:54Speaker 3: I mean there's there's both sides.
- 15:56Speaker 2: And it's just real state in general is you're gonna
- 15:58Speaker 2: have your ups and you're gonna have your downs. And oh,
- 16:00Speaker 2: Wisconsin climate in general effects that as well.
- 16:04Speaker 3: So yeah, February March, we're almost through that.
- 16:06Speaker 1: So you know, well, as I look at the forecast
- 16:09Speaker 1: on Friday, high of seventy three, oh, I did like
- 16:12Speaker 1: yesterday for in today's not to not to downplay today
- 16:15Speaker 1: it's high at forty eight, which is beautiful. But days
- 16:17Speaker 1: like yesterday or on Friday, do the phones ring a
- 16:20Speaker 1: little bit more? Matt, Yeah, yeah.
- 16:22Speaker 2: Buyers tend to come out of the woodwork, yeah, and
- 16:24Speaker 2: out of their house now that their winter's almost over right, So.
- 16:28Speaker 1: Who needs a groundhog when you've got you've got buyers

- 17:52Speaker 4: I am a bowler.
- 17:53Speaker 5: Yeah, you know, my little competitive juices come out of
- 17:55Speaker 5: here on Wednesday nights every Now, that's.
- 17:57Speaker 1: A bowler out here, Matt League got a Touchberger temped alley.
- 18:02Speaker 1: Oh that's a nice I'd like that. I fun fact.
- 18:06Speaker 1: I don't know if I've shared this on air before.
- 18:07Speaker 1: I worked in bowling alleys for twenty some years before
- 18:11Speaker 1: getting into radio when I was a kid. First job
- 18:13Speaker 1: ever at a bowling alley. I got paid to eat
- 18:15Speaker 1: French fries and drink coke and fix pin setters.
- 18:18Speaker 3: Man they broke twenty something years it must have been
- 18:20Speaker 3: like five years old.
- 18:21Speaker 1: Oh there's a great more to that. I'll tell you
- 18:23Speaker 1: off the air, Okay, trust me. We're actually at the
- 18:26Speaker 1: bowling alley I used to work at. They've they've now
- 18:28Speaker 1: changed up. They've got string pin bowling now where the
- 18:31Speaker 1: pins are all hanging on strings. And I got o
- 18:33Speaker 1: have you saw either guys? Have I asked you this about?
- 18:35Speaker 1: Have you guys sold the house with a bowling alley
- 18:37Speaker 1: in it yet?
- 18:38Speaker 4: No?
- 18:38Speaker 3: I'm still working on that.
- 18:39Speaker 1: And I ask you that question, Matt, that feels like
- 18:41Speaker 1: it was a golf simulator. Oh, golf simulator, okay, which
- 18:43Speaker 1: I have.
- 18:44Speaker 3: So I got to find the bowling alley you do need?
- 18:47Speaker 1: Well they're building is it shields one of those sporting
- 18:50Speaker 1: goods building places not to and they they sell those
- 18:54Speaker 1: string smaller versions of the small like duck pin. I
- 18:58Speaker 1: don't know what those are, but maybe you could get
- 19:00Speaker 1: one of those for the access a great dave. Speaking
- 19:03Speaker 1: of if you are looking to have a house with
- 19:06Speaker 1: the bowling alley, you probably got to build it specially.
- 19:08Speaker 1: And if you're looking for a lot, I know somebody
- 19:11Speaker 1: with six sacres that's got a fantastic lot that would
- 19:13Speaker 1: have a beautiful house. You could build a house with
- 19:15Speaker 1: a golf stimulator, a bowling alley, a beautiful garage for
- 19:19Speaker 1: all your toys, or or you could you could build
- 19:23Speaker 1: a small house and say, you know what, I'm just
- 19:25Speaker 1: living here, living with nature and kind of doing my
- 19:28Speaker 1: zen thing. Let's talk about this this featured listing this week, Jason.
- 19:31Speaker 1: It's it's right in Marshall. It's really convenient. I was
- 19:34Speaker 1: looking on the map during break and Highway t T.
- 19:37Speaker 1: You can get pretty much anywhere from this lot, which
- 19:40Speaker 1: is kind of the best of both worlds. You've got
- 19:42Speaker 1: space and you've got convenience of Madison or the interstate.
- 19:45Speaker 1: In generally you can go in Madison, Milwaukee, go anywhere
- 19:47Speaker 1: from this place.
- 19:48Speaker 5: Yeah, it's real easy access to the interstate. I think
- 19:50Speaker 5: it's ten to fifteen minutes driving to Madison too. So
- 19:53Speaker 5: you know, if you want to live out in the
- 19:54Speaker 5: country and have less neighbors and less city traffic, but
- 19:58Speaker 5: yet be able to get to get to working about
- 20:00Speaker 5: ten to fifteen minutes and the east side there.
- 20:02Speaker 1: How does we were talking earlier about financing for I
- 20:05Speaker 1: know we've talked on the program in the past about
- 20:07Speaker 1: about building financing for biling. How does financing for is
- 20:11Speaker 1: I'm going to guess that there's probably a little bit
- 20:13Speaker 1: different for lots, the financing is a little different, but
- 20:17Speaker 1: obviously something that can easily be done, but it does
- 20:19Speaker 1: a little slightly different process.
- 20:22Speaker 4: I think so Mack could probably answer this question.
- 20:25Speaker 3: Yeah, I mean, it depends on the lender.
- 20:26Speaker 2: But you know, they usually have construction loans available. Sometimes
- 20:30Speaker 2: builders will offer the financing themselves so that you don't
- 20:34Speaker 2: have to worry about going through the construction process and
- 20:37Speaker 2: dealing with the financing. So yeah, it's called turnkey if
- 20:40Speaker 2: it's the builder that's doing it. Otherwise it's a construction loan.
- 20:42Speaker 1: What about if you don't want what do you want
- 20:44Speaker 1: to buy a lot? I'm guessing that's probably a fairly
- 20:46Speaker 1: simple loan process.
- 20:48Speaker 3: There, portions pretty simple.
- 20:49Speaker 2: Yeah, when you get too much acreage, then you have
- 20:52Speaker 2: to kind of switch to other lenders that kind of
- 20:54Speaker 2: specialize in that. So there are lenders out there that
- 20:57Speaker 2: specialize more in the larger sized lots and then also
- 21:00Speaker 2: at the farmland.
- 21:01Speaker 1: So I've always wondered about how that how that all works,
- 21:04Speaker 1: and now I know, And it's a great opportunity for
- 21:06Speaker 1: you today. Been looking for a beautiful, beautiful parcel again,
- 21:09Speaker 1: we're talking six acres right and Marshall right near the interstate.
- 21:13Speaker 1: Very the price is pretty shocking, all affordable two hundred
- 21:17Speaker 1: and sixty thousand. Again, you can learn more online the
