- 0:00SPEAKER_00: The point is your IDX enabled website, the one where you have people searching for real estate, it can definitely be leveled up.
- 0:07SPEAKER_00: I just wanted to introduce myself.
- 0:08SPEAKER_00: I'm Connor McIver.
- 0:10SPEAKER_00: I've been selling real estate since 1998.
- 0:12SPEAKER_00: And back in the day when we first got started in real estate, if you were back around that time, there was AOL real estate.
- 0:18SPEAKER_00: Even prior to that was 1998.
- 0:21SPEAKER_00: But once the AOLs and the Yahoos of the world started picking up real estate feeds, of course there were big arguments, oh my God, you know, they shouldn't have access to this.
- 0:29SPEAKER_00: And then at some point in the in the further future, Zillow, of course, came out and they took and then everybody kind of signed on.
- 0:38SPEAKER_00: Now Zillow agents say, well, we can't outcompete Zillow, so why would we even try?
- 0:43SPEAKER_00: On a local level, I believe you can.
- 0:45SPEAKER_00: But using the templated type IDX platforms out there, I think that's probably not the best way to do it.
- 0:52SPEAKER_00: Yes, it's cheap,$100,$99, or whatever, but the thing is is you can't curtail it exactly to your niche market to use specifically.
- 1:01SPEAKER_00: Now, when these feeds come in from the CR MLS, if you happen to be in Southern California, you happen to be a member of that board that feeds from that, and it you just insert the name of whichever MLS is feeding the Internet Data Exchange feed.
- 1:12SPEAKER_00: There's a lot of components to it.
- 1:14SPEAKER_00: There's a lot of different layers, and a lot of those aren't even used because it's a templated system.
- 1:18SPEAKER_00: They they have the one same thing they offer to everybody, and that's great, and maybe that works.
- 1:24SPEAKER_00: But can you imagine if you just go to Santa ClaritaOpenhouses.com.
- 1:28SPEAKER_00: So I built that system.
- 1:30SPEAKER_00: I I coded it up from the ground up, and I can do this for any other real estate agent, even in my neck of the woods.
- 1:36SPEAKER_00: I have no problem with it because your niche is going to be different than my niche.
- 1:40SPEAKER_00: But really, this is my this is my main business.
- 1:43SPEAKER_00: This is something that I do for people, whether it's in my market or not.
- 1:47SPEAKER_00: When you look at this, you're able to see that I have the entire website built.
- 1:51SPEAKER_00: It's from scratch.
- 1:52SPEAKER_00: There is no other website that looks similar.
- 1:54SPEAKER_00: It uses the best patterns and practices to get more conversions on the site.
- 2:00SPEAKER_00: It isn't evasive, so it's not making people register to do anything, but it is creating trust.
- 2:05SPEAKER_00: And with each one of the listings that's put on there, you can see the way that they're formatted.
- 2:10SPEAKER_00: And they're done that way on purpose.
- 2:11SPEAKER_00: Now, I happen to be with Sync Brokerage currently, and on there it has their branding and their colors at the bottom with that green on the site in particular places as well.
- 2:20SPEAKER_00: It is, of course, totally compliant, which isn't difficult to do, but the secret's the feed.
- 2:24SPEAKER_00: The secret is the way that the feed comes into the site.
- 2:27SPEAKER_00: In addition to that, what I'm able to do is I'm able to take sold data and build out specific pages for just this market.
- 2:34SPEAKER_00: You'll notice on there that there's nothing outside of the Santa Clarita Valley.
- 2:38SPEAKER_00: There is no Silmar, there is no North Hills, there is no Devonshire, there is no these particular areas of the San Fernando Valley or Antelope Valley or anything else.
- 2:46SPEAKER_00: It's just Santa Clarita specific.
- 2:49SPEAKER_00: So that's signaling these search engines out there and the AI engines that this is that local resource.
- 2:54SPEAKER_00: Now, of course, domain name authority used to be a lot bigger not too long ago, but with AI and other things, the actually having Santa Clarita open houses isn't as much of a gain as it used to be.
- 3:06SPEAKER_00: It used to be back in the day, you could just own that top-level domain name that was matching a keyword search, and you were able to use that, and it was just remarkable.
- 3:16SPEAKER_00: Even with crappy content.
- 3:17SPEAKER_00: Now, of course, the systems are a lot more smart.
- 3:20SPEAKER_00: Those systems, right now, you want to have your particular website ranking in them.
- 3:24SPEAKER_00: So with this type of an IDX built site, then we also have the content that reflects that IDX feed within each of the blog posts, the content, the neighborhood, the neighborhood uh platforms that we put together talking about those listings.
- 3:40SPEAKER_00: Now, some of the IDX systems, they have this baked in, but it doesn't include your information, doesn't include your name specifically with regard to each listing and each page.
- 3:50SPEAKER_00: That's where you start to really level up.
- 3:52SPEAKER_00: So after a while, when people are typing in particular searches, your site, your own site, not the Zillow feed, not any of these other systems, your site is raking above theirs.
- 4:03SPEAKER_00: And it takes a little bit of time, but ultimately that's how these sites are built out.
- 4:07SPEAKER_00: Now, that's just the forward-facing site.
- 4:09SPEAKER_00: That's just the beginning of this complex narrative that I'm about to frame for you.
- 4:15SPEAKER_00: The secret, the much bigger secret is having a system placed behind it.
- 4:19SPEAKER_00: So when somebody's information comes in, somebody registers, somebody texts messages, somebody calls you for information, then how is that call handled?
- 4:28SPEAKER_00: What if you're not available?
- 4:29SPEAKER_00: What if you're tied up?
- 4:30SPEAKER_00: Well, the system I'm talking about is based on my honor elevate architecture.
- 4:34SPEAKER_00: It's an entire CRM.
- 4:36SPEAKER_00: It has everything that you need all across the board, beginning to end.
- 4:39SPEAKER_00: And that's that was my reason I did it in the first place.
- 4:42SPEAKER_00: I wanted to have somewhere that an agent could go call and have the entire thing built end to end so they never miss anything.
- 4:49SPEAKER_00: And the system itself continues to update with the newest advancements in artificial intelligence technology, not the BS sales pitches that everybody's giving you, because there are ways to do it.
- 5:00SPEAKER_00: You can scale Meta, you can scale OpenAI leads.
- 5:04SPEAKER_00: There's ways to do that, and I can do that as well.
- 5:06SPEAKER_00: But once you get those leads, what happens to them?
- 5:08SPEAKER_00: If you're paying$60 or$70 each for somebody to give up their name and information, and you do your best follow-up at the beginning, then where does it go?
- 5:18SPEAKER_00: Does it go into a nurturing campaign?
- 5:20SPEAKER_00: So whenever they are ready, it takes care of them.
- 5:23SPEAKER_00: It basically, you know, pings you and says, okay, Connor, this is this person is now ready to move forward.
- 5:29SPEAKER_00: This person responded to this particular campaign that nurtures them.
- 5:34SPEAKER_00: Now they become active and they've asked another question.
- 5:36SPEAKER_00: So boom, you need to jump on it.
- 5:38SPEAKER_00: So does it do that or does it just let them go?
- 5:41SPEAKER_00: So taking care of all those.
- 5:42SPEAKER_00: If you have a current database, some other part of this particular system, if you have a current database, and maybe you're brand new and there's there's a whole that that skill set being brand new, not having a database, that's fine.
- 5:54SPEAKER_00: We we just build on what we have now and then we build on everything in the future.
- 5:58SPEAKER_00: But let's say you have a list.
- 5:59SPEAKER_00: Let's say if you have a list of friends and family, even new people should have that as well.
- 6:03SPEAKER_00: How is it going to take care of them?
- 6:05SPEAKER_00: What kind of monitoring is it gonna do of their social media channels, their interactions?
- 6:11SPEAKER_00: And these systems are very much capable of doing that.
- 6:14SPEAKER_00: And then it'll be able to curtail and send out information.
- 6:17SPEAKER_00: If you have people that already own real estate, you have those in your sphere, it will actually send them specific reports about their house located at 1234 Anywhere Street.
- 6:26SPEAKER_00: Your current market update, what's happening in your neighborhood, a house listed two blocks away, there was a notice of default filing three blocks away, there's you know this and that.
- 6:35SPEAKER_00: Um you you just have it labeled because you have that feed coming from the MLS.
- 6:41SPEAKER_00: I can take that using AI technology and have it exactly dialed in for each individual person you have on your list.
- 6:48SPEAKER_00: If you have a thousand people, two or five thousand people, that's magic sauce, folks.
- 6:53SPEAKER_00: These people are now, you're you're becoming more aware to them.
- 6:56SPEAKER_00: You're becoming, you're floating basically up to the top of the milk.
- 6:59SPEAKER_00: You are that layer of cream, and they're not going to forget it.
- 7:03SPEAKER_00: There's there's just basic, right?
- 7:06SPEAKER_00: Now, reputation management, the the reviews online.
- 7:09SPEAKER_00: Now, of course, everybody seems to go to Zillow.
- 7:12SPEAKER_00: I don't know if those are trusted as much as they have been with the the events that have happened in the past with the lawsuits and so on.
- 7:18SPEAKER_00: I could probably say the same thing about real estate because, you know, of course, those lawsuits.
- 7:22SPEAKER_00: But reputation management, how how do you take care of that?
- 7:25SPEAKER_00: Now, if you look and you'll see some agents have some massive review streams, and that's great.
- 7:30SPEAKER_00: You can have the same thing if you have a database or even any current client.
- 7:35SPEAKER_00: That client, once it shifts from being somebody that's active in the process to eventually closed, then the system itself can start to generate reminders to be able to take care of reviews with this particular client.
- 7:48SPEAKER_00: So when they are ready to write the review, you're there front and center, and you get the review.
- 7:53SPEAKER_00: If the review happens to be harsh or not, as you would expect, then it also takes care of that.
- 7:58SPEAKER_00: It will go back and give you an opportunity to either respond to the review or to maybe have them level it up a little bit.
- 8:05SPEAKER_00: Maybe it was a misunderstanding of sorts, and that gives you an opportunity.
- 8:10SPEAKER_00: But that reputation management that's also hands-off.
- 8:13SPEAKER_00: So now that's taken off your plate.
- 8:14SPEAKER_00: So taking care of the leads, that's taken off your plate because it does that until they're ready to buy or sell or whatever it may be.
- 8:21SPEAKER_00: Taking care of the reputation management, boom, that's off your plate.
- 8:24SPEAKER_00: Now the next thing we need to talk about is content.
- 8:27SPEAKER_00: What do you post?
- 8:28SPEAKER_00: When do you post?
- 8:29SPEAKER_00: How do you post?
- 8:30SPEAKER_00: How many social networks should you have?
- 8:32SPEAKER_00: What platform should you be a member of, and what the hell do you put out there anyway?
- 8:36SPEAKER_00: Well, we also get that problem solved as well.
- 8:39SPEAKER_00: So your campaign is completely automated.
- 8:41SPEAKER_00: And AI is good at this.
- 8:43SPEAKER_00: It can go scrape the forums, the Reddits of the world, these different websites, it can gather all that information, put together an actual real estate update.
- 8:52SPEAKER_00: It can fire off either a blog post that you're going to share every day, it can fire off links and teasers on Instagram and Facebook and TikTok and LinkedIn and depending on where you want.
- 9:02SPEAKER_00: If you want to try to hit up businesses for rental space, maybe you're in the industrial or commercial real estate space, again, it can go and seek that low-hanging fruit.
- 9:12SPEAKER_00: It can monitor all of these channels.
- 9:14SPEAKER_00: We can get this set up so when people in your neck of the woods, as long as they're part of your flow, they're part of your follow strategy on Instagram or these other systems.
- 9:23SPEAKER_00: Now the system itself is going to pick those up and it'll start talking to those people.
- 9:28SPEAKER_00: Now, of course, you don't have time to be sitting on Instagram, and maybe you already do, so you need to break that habit, but you don't have time to be sitting there monitoring these channels every single day all day long.
- 9:38SPEAKER_00: Well, the system does that.
- 9:40SPEAKER_00: And then it brings that back to you.
- 9:41SPEAKER_00: You can have a Monday report, you can have a daily report, you can have a twice-daily report that we put together that basically has the system generate, you know, what the activity was in your particular stream.
- 9:53SPEAKER_00: It watches your social media, it responds to people the way it should, the way that we want it to for you, or the way that you want it to for yourself.
- 10:01SPEAKER_00: That's that's how this works.
- 10:02SPEAKER_00: That's this is the new generation of agents, and then that allows you to stay front of mind and allows you to do what you do best.
- 10:11SPEAKER_00: That's actually engaging and talking to them face to face or over some media channel, but not AI, but you.
- 10:20SPEAKER_00: So I get the question: hey, can you use this just to dial people out there in the world?
- 10:24SPEAKER_00: Cold call people?
- 10:26SPEAKER_00: There's a lot of rules and regulations to that, just like SMS campaigns, you know, sending SMS messages to people unsolicited or not being on an approved list.
- 10:35SPEAKER_00: So you need to be careful for that.
- 10:36SPEAKER_00: As far as I'm concerned, I'm not gonna break the rules for anybody getting you into trouble.
- 10:40SPEAKER_00: Maybe I'm Pollyanni or whatever they call that.
- 10:43SPEAKER_00: Maybe you need to find somebody else to do that.
- 10:45SPEAKER_00: That's not my way.
- 10:47SPEAKER_00: But we can take it as far as legally possible.
- 10:50SPEAKER_00: But ultimately, people are gonna want to talk to you.
- 10:52SPEAKER_00: They don't want to talk to your AI.
- 10:54SPEAKER_00: They'll talk to your AI to book an appointment, but they're sure as heck not gonna talk to your AI to walk them through the purchase or sales process for their real estate.
- 11:03SPEAKER_00: The system itself is also able to have you at it, you get an online login, of course, online.
- 11:08SPEAKER_00: You see your dashboard, you see the background.
- 11:10SPEAKER_00: It's a complete system.
- 11:11SPEAKER_00: You have a workflow and funnel, whatever those opportunities happen to be, the incoming leads, you move them around to different sections in the workflow.
- 11:18SPEAKER_00: If we do set up an open AI or a meta campaign or any other type of pay-per-click campaign for your real estate business or whatever business it happens to be, then as long as we're moving people properly in that channel, and this will be up to you to do because I'm not seeing the leads you're getting.
- 11:33SPEAKER_00: I'm not seeing anything with regard to them.
- 11:35SPEAKER_00: You have to move them around from that incoming lead comes in, that's where I'll put it, and then after that, you're gonna take that and move it to a different section in the organizational pipeline.
- 11:44SPEAKER_00: And finally, the ultimate goal is getting them into closed.
- 11:47SPEAKER_00: If we're running a meta campaign, running another campaign, we're gonna either use, I'm gonna install a pixel or a CAPI protocol that's gonna show exactly what's happening in the time frame, and then it's gonna, after they get to closed, it's gonna give information back to whichever system that we're subscribing to and paying for leads.
- 12:05SPEAKER_00: It'll go back to that system and say, whatever it was about this person, this person, this is the one we want more of.
- 12:14SPEAKER_00: So the system is gonna update itself.
- 12:16SPEAKER_00: The longer you go into this, the less expensive the leads get, and then you're basically it scales and you open, you own your own share of the market.
- 12:24SPEAKER_00: So that's something else.
- 12:26SPEAKER_00: AI really is very helpful.
- 12:28SPEAKER_00: AI does a lot of good.
- 12:29SPEAKER_00: AI, the the systems that are right now in place is able to automate this entire workflow.
- 12:35SPEAKER_00: So you look at your calendar, and this is the phone call you make.
- 12:38SPEAKER_00: It does all the heavy lifting, does all the posting, does everything.
- 12:41SPEAKER_00: And that's not smoke and mirrors, that's true.
- 12:43SPEAKER_00: That's based on systems built out by me and able to be applied to your particular business.
- 12:50SPEAKER_00: That's it.
- 12:50SPEAKER_00: You want to take some time, you want to walk through your workflow, figure out the best way to start with this, feel free.
- 12:56SPEAKER_00: Bookwithhonor.com.
- 12:58SPEAKER_00: BookwithHonor.com.
- 13:00SPEAKER_00: I'll be there.
- 13:00SPEAKER_00: I'm Connor, I'm local here in Santa Clarita Valley.
- 13:03SPEAKER_00: I also have an open houses strategy, OCopenhouses.com, laopenhouses.com.
- 13:10SPEAKER_00: These are different types of IDX enabled uh websites and businesses where basically it has an entire frame built around the open house architecture.
- 13:20SPEAKER_00: And the reason why uh I find that being being able to be very, very strong is because buyers are typically not so much in agreement to get that buyer broker contract signed.
- 13:31SPEAKER_00: You probably have run into certain pushback on that.
- 13:34SPEAKER_00: So manipulating and having that open house strategy in place and then owning that share of the market with the signage and the mailings and the site itself, the IDX enabled, and then also that branding being carried out to your people with like OC open houses or LA open houses or Encino open houses, whatever that particular market happens to be, depending on my availability, because I have a lot of these systems already.
- 13:58SPEAKER_00: I'll just build it out, it'll be applied to your business, you have that, and then you're able to level up.
- 14:03SPEAKER_00: So that's another strategy as well.
- 14:05SPEAKER_00: And depending on your neck of the woods, maybe you're in Georgia and you want to get GeorgiaOpenhouses.com or whatever that city happens to be in Georgia, grab that domain, we'll talk about it, and I'll give you an explanation and a strategy on how we're gonna build it out end to end, starting with just basically getting how you want to brand yourself and then taking it.
- 14:26SPEAKER_00: That next step.
- 14:27SPEAKER_00: How many people?
- 14:28SPEAKER_00: Yeah, probably no more than 15.
- 14:31SPEAKER_00: I have a few now.
- 14:32SPEAKER_00: I can probably handle about 15 more, and then that's it, tapped out.
- 14:35SPEAKER_00: No more time because to build out these things and to keep up with them every month.
- 14:40SPEAKER_00: At some point it might get easier, but right now there's quite a bit of heavy lifting because I'm constantly monitoring all the channels and making sure that what I say is what you're getting, and I don't overpromise and under deliver, which, if you know lenders, some of them and some real estate agents do that, and it just sucks.
- 14:58SPEAKER_00: All right, I'm Connor with Honor, BookwithHonor.com.
- 15:02SPEAKER_00: Thanks for watching this long-winded video of me and my blue shirt.
- 15:06SPEAKER_00: All right, we'll talk to you soon.
- 15:08SPEAKER_00: Thanks for watching, and uh reach out when you're ready.
- 15:10SPEAKER_00: I'll be here.
- 15:11SPEAKER_00: Always.
- 15:11SPEAKER_00: Take care.
