- 1:00joining us here today. Hey guys it's Angel and
- 1:05you are here at the Spring REI Rock Summit. Let
- 1:09me get all the words out and we're going to be
- 1:12talking with Kimberly McCall and she has grown
- 1:16exponentially since the last summit and she's
- 1:19learned a lot more. She's been on some deals
- 1:21and so we're going to talk about how you find
- 1:23your role in multifamily. So I will say that
- 1:27you can create a role that is less traditional
- 1:30that's kind of what I did like Jason is underwriter
- 1:34traditional but I do like the relationships and
- 1:37not just like with investors but with vendors
- 1:40you know with different lenders like with people
- 1:44that's what I do I like to talk and I like to
- 1:46you know have friends and so we created a whole
- 1:50new role for me and basically it's a relationships
- 1:53manager and if you go different places to certain
- 1:56companies you'll find relationships managers
- 1:57and I never even knew like it was a real like
- 2:01title I thought we had made something up kind
- 2:02of like our son's name our son is Anson it was
- 2:04Angel and Jason's who was together turned out
- 2:07Anson was a real name we didn't know I love him
- 2:12I love that well thank you thank you I want to
- 2:17say I love that. Like a relationship manager.
- 2:20I don't know what to call it either. So I didn't
- 2:22know like in a real title. I think that's beautiful.
- 2:25It is something that I'm finding my way into
- 2:28that same role. And it's probably why I'm so
- 2:30attracted to you. I'm like, I just want to talk
- 2:32to Angel. She knows everybody and everything.
- 2:36And I just want like, I think it's my most favorite
- 2:39role. And you're right. It's not a it's not a
- 2:42traditional role. A lot of times we we talk about
- 2:45the underwriting the like who's doing market
- 2:48research and who's doing the asset management
- 2:50and all these traditional roles but it is a relationships
- 2:54manager that I like gravitate to so um I didn't
- 3:00even know it was a role like and then it was
- 3:02um so we were at our we were at our bank and
- 3:05we were at chase because we were in the syndication
- 3:07through of the syndication account and the person
- 3:10that we work with is a relationships manager.
- 3:13And then I was at an event and Quest was there
- 3:16presenting. And the guy that's talking is their
- 3:19chief relationships manager. And I was like,
- 3:22what the heck? This is an actual true role in
- 3:25lots of different companies. Wow. Yeah, I think
- 3:31I might need a new name placement tag, Chief
- 3:34Relationship Manager. I love it. Well, I definitely,
- 3:39so I am currently in a position to where I talk
- 3:42with many new investors. And so they come sometimes
- 3:47with real estate experience and sometimes with
- 3:50none. Like, and so we're a lot in between there.
- 3:55And really, the things that we'll talk about
- 3:57is it's like, what do you What are you fond of?
- 4:01What are you attracted to? Do you like talking
- 4:03to people? And I had to express like somebody
- 4:06has to take charge when it comes to these relationships.
- 4:10It's not just investors. It's, yeah, like are
- 4:13you in need of a sponsor and who's going to be
- 4:15the person talking with them? Are you in need
- 4:18of asset management? Say that that's not their
- 4:21cup of expertise, but yet, you know, the sponsor
- 4:24is not going to do that either. So who are you
- 4:26talking to to help? you know, navigate those
- 4:29roles. So from the beginning, you know, you just
- 4:34kind of dive in and talk about the things that
- 4:37you enjoy doing and focusing there. I'm a big
- 4:40advocate of kind of knowing at least the top
- 4:44layer of everything. So you learn to appreciate
- 4:47them more. When I started, I signed up to do
- 4:51asset management. I was like, I want to do asset
- 4:53management. I want to work with people that's
- 4:55already on my team. I tend to get intimidated
- 4:58by talking to people that I don't know. That
- 5:02first initial relationship building is like,
- 5:07I get a little shy. But for someone and you're
- 5:10like, hey, meet so and so, I will talk to so
- 5:12and so all day. But if I seen so -and -so by
- 5:15themselves, I would probably just smile and wave.
- 5:19So, yeah, I just like to, I like to build our
- 5:24after, you know, especially after the first introduction,
- 5:26I like to build on those relationships and teach
- 5:29people how to do that. The asset management I
- 5:32learned was not my role. It took a little, it
- 5:36was a hard, rude awakening in just having to
- 5:40partner with people and and learning so many
- 5:46different aspects of it, I was like, okay, I
- 5:50think I'm going to take my relationship skills
- 5:56and build them and amplify them in different
- 5:59areas of the business because that asset management
- 6:01wasn't as easy as I thought. It's tough. But
- 6:05with that experience, I definitely tell people,
- 6:08don't forget to pay your asset managers because
- 6:10they're a critical part of the team. Well, and
- 6:14there's parts of asset management that you might've
- 6:17been well suited for. Um, so I am, I am not the
- 6:22person that's going to have the tough conversation
- 6:26with somebody. Um, I'm, I can have that conversation,
- 6:30but certainly not at a GP meeting where the,
- 6:34you know, the team, the whole team is there.
- 6:35The property managers are there. The onsite person
- 6:37may be on the call too. I'm not going to have
- 6:40that, that conversation of, you're not doing
- 6:44what we need you to do in front of everybody.
- 6:46I just I can't do it. I didn't like it in the
- 6:48classroom. I don't like it in an adult meeting
- 6:50either because it's like everybody's averting
- 6:53their eyes. They don't know where to look when
- 6:55you're getting onto somebody. And so I'm just
- 6:56not going to do that. I can do it one on one,
- 6:58but not in a group. And so what happened was
- 7:01it was more like I moved out of that part of
- 7:04it. But if something goes, if something is happening
- 7:07on site, I'll drive there. Yeah. and I'll help
- 7:11take care of it. Like when we needed, we were
- 7:13about to lose our liability insurance because
- 7:15rail to rail on the stairway was greater than
- 7:18four inches. Now here was the problem. It grandfathered
- 7:23and was fine in the state. It grandfathered and
- 7:26was fine in the county. The insurance was having
- 7:29an issue with it. So I find out basically the
- 7:33day that we are on our last 24 hours and we're
- 7:35being canceled at midnight and I drive there
- 7:38and Here comes the maintenance guy has a rebar
- 7:40in his hand. I'm like, Mike, come here and he
- 7:43brings the rebar over and I'm like, this is what
- 7:45we're going to use. We're going to go by rebar
- 7:48and we're gonna cut it and weld it in. And so
- 7:51this was like probably about 11 o 'clock in the
- 7:54morning. He went to go by rebar I stayed on site
- 7:58with the floater that we pulled from another
- 8:00property that had a welder and could actually
- 8:02weld it Until he's roughing up and trying to
- 8:05get a place where the weld can grab for the bars
- 8:09to go in place. And I'm there and I'm just standing
- 8:13because there's things I remember. Like when
- 8:16I worked, we had a shave ice stand. And I was
- 8:20the owner's kid, whatever. But I ran the thing
- 8:22from the time I was like 13. I knew how to do
- 8:25shave ice. And I just remembered from way back
- 8:29then, if I sat down, everybody else thought it
- 8:32was break time. And so having those experiences
- 8:36as I was growing up, I knew that the moment I
- 8:39sat down out there, it was break time. So I stood
- 8:43for eight hours on the concrete. I would walk
- 8:46to the jeep and get some of my Coke and then
- 8:48I would come back and stand because it had to
- 8:50be done. We were in the last 24 hours. And I
- 8:54think one stairwell was done by like 4 p .m.
- 8:57and I took pictures and I was sending it to insurance.
- 8:59I was texting it to JT, like I was sending everything
- 9:02everywhere to make sure that they knew, hey,
- 9:04we're doing this. I sent a picture of the receipt.
- 9:05I'm like, look, we've bought the pieces. Here
- 9:07we are. We're taking care of this now. It's going
- 9:09to be getting done. There were 16 stairwells
- 9:12and we only got one done that first day. Yeah.
- 9:16And so, but we were able to keep the insurance
- 9:17and everything was fine. And I can do those kinds
- 9:20of asset management pieces. Yeah. You just need
- 9:23a body there. You need someone to go and make
- 9:25sure that it's getting done. You need someone
- 9:26to oversee how it's being done. I have zero issues
- 9:29with that because I'll crack jokes with people.
- 9:32The guy was Hispanic and so like I would look
- 9:35up how to say something and once I looked it
- 9:37up I knew how to say it but it was like I don't
- 9:39always remember it in my head and he just kept
- 9:41laughing and the next time I saw him on a different
- 9:44property he was like hey speak Spanish. That's
- 9:48my word. I love that. You know, like I can build
- 9:52relationships like that. Yeah. But for the asset,
- 9:56like it's just those, those hard conversations,
- 9:58the tough ones where you're like, you're not
- 10:00doing what you need to be doing. I don't like
- 10:02having those conversations unless they're one
- 10:04-on -one. Yeah. No, that's right on. I, you're
- 10:08right. I do pitch in with, so, and that's the
- 10:12thing like people should, sometimes we don't
- 10:14recognize it as a strength. Right? Like I do
- 10:17a lot of social media and I had no idea that
- 10:21would be a strength. Well, our onsite doesn't
- 10:23do social media. So I have been able to step
- 10:26up and like I'll do the listings and we share
- 10:28a little spreadsheet and I'll send her, you know,
- 10:30some leads. So I do the Facebook listings and
- 10:34I'll pull out, you know, I just say, hey, you
- 10:37know, how, how can they get ahold of you? I'm
- 10:39going to have my onsite reach out to you. They
- 10:40give me their phone number and I pass it on to
- 10:42our onsite. That will follow up. But it was definitely
- 10:44something that I didn't I really didn't consider
- 10:47it a skill. Like it's Facebook. Are you kidding
- 10:49everyone on Facebook? Well, they're not. And
- 10:51so it is something that you can definitely help
- 10:54with the asset management and it's something
- 10:56I enjoy. So the beauty to a multifamily is that
- 11:00it's a team, right? So, and you do get to pitch
- 11:03in, you know, what, what you're like, like we've
- 11:06already said, you pitch in what you're attracted
- 11:08to or what you enjoy doing. And sometimes when
- 11:11we enjoy, enjoy doing it, we don't realize it's
- 11:14a, it's a skill. And so I love going on Facebook
- 11:18and I love everyone's photos, but I shop a ton
- 11:22on marketplace and I've listed a ton on marketplace.
- 11:26So being able to do that for property management
- 11:29has created amazing team dynamics. And we're
- 11:32always like, we get them those apartments filled
- 11:35up and we're like, yeah, teamwork. So that's
- 11:39true. There's things that like I do fit in. on
- 11:43the team side, that is very, very helpful. Yeah.
- 11:47What I would, I mean, see, like if, if the relationships
- 11:50piece is the part you like, I mean, I go to virtual
- 11:52meetups every day and I've been doing it ever
- 11:55since the beginning of COVID. And so how have
- 11:56I met so many people because I go to a lot of
- 11:58stuff and I go to face -to -face stuff too, because
- 12:00Texas opened up pretty early. Um, but I've met
- 12:04a lot of really cool people and it means that
- 12:06I've gotten to learn about things pretty early
- 12:10into adoption, like with CPACE. And so we got
- 12:14to learn about C -PACE and I've met three or
- 12:16four different people that are doing it, but
- 12:18we were able to say when Moshe Orange, when he
- 12:20said, Hey, I'm doing C -PACE. I was able to reach
- 12:23out to him and say, Hey, can you help me? We
- 12:27want to know more about it. And so he was able
- 12:30to, he had a contact at the bank where we got
- 12:33our loan and he was already, he was already talking
- 12:36to them and he, he texted me yesterday and he
- 12:38was like, I didn't forget about you. You know,
- 12:40I'm still waiting to hear back. And I was like,
- 12:42Well, I figured it was going to take a bit. He's
- 12:45like, well, you know, I'm used to working with
- 12:46New Yorkers. They want it now. Yeah. But I told
- 12:52him, I said, well, me harping on you and going
- 12:53to make it magically happen faster. And he's
- 12:55like, tell that to some New Yorkers. I'm like,
- 12:57well, I would, but you know, they are New Yorkers.
- 13:01But it was, I mean, it was those relationships
- 13:04that I wouldn't have. There's other people do
- 13:08and see pace and there were other people I had
- 13:09contact, but I don't know them. And he comes
- 13:13to my marvelous Mondays and we've met and lots
- 13:15of other meetups and stuff. And so I was able
- 13:18to go with someone that I know, that I know isn't
- 13:22gonna lead me astray. And that's what the business
- 13:25is about, right? Like no light trust. I remember
- 13:28like from early, early people have to know like
- 13:32trust you. And so. you know your reputation is
- 13:36all you have in this business and it's a small
- 13:38multi -family world so you know making sure you
- 13:43keep those relationships. Yeah absolutely and
- 13:45that reputation that precedes you whether you
- 13:48realize it or not that's your brand. So whether
- 13:51you think you're branding or you don't think
- 13:53you're branding you are because people learn
- 13:58about who you are they learn your reputation
- 14:00and that is part of your brand. Absolutely. Yeah.
- 14:05There was a quote, man, I wish I remembered it
- 14:07right now. Something about, you know, like your
- 14:10business card and what you say is your, your
- 14:13business card or what you do is your brand or
- 14:16something like that. I'll have to look it up
- 14:17and share. But when you and Jason started, how
- 14:22did you, like, he was always attracted to the
- 14:24numbers or like, how did, like, so I am very,
- 14:29especially with spouse couples. like when it
- 14:34comes to the team. Yeah so Jason is a chemical
- 14:37engineer. Numbers are kind of his thing and he
- 14:39has his doctorate in chemical engineering. He's
- 14:43been doing research in like R &D and heat dynamics
- 14:46and he does CFD which is computational fluid
- 14:49dynamics. So he does modeling and all of these
- 14:53things. So yeah numbers are very much his thing.
- 14:56He also is really he can code and so like he
- 15:01coded our whole spreadsheet. for underwriting
- 15:03it is 100 % his wow that's beautiful yeah so
- 15:09that's numbers are absolutely his thing and he's
- 15:12my 15 year old was like just now realizing the
- 15:14stuff but he and i are actually very much the
- 15:17same but he's an introvert and i'm an extrovert
- 15:21so when he when i'm reading his text i can hear
- 15:24what he's saying And I think it's hilarious.
- 15:28And so then when I read it out to my 15 year
- 15:30old, she's like, why are you laughing? I read
- 15:31out this text. She was like, yeah, that's because
- 15:33you read it in your voice. I'm like, oh no, honey.
- 15:36I read it in your daddy's voice. You just don't
- 15:38realize it's his voice. And she was like, oh,
- 15:42I'm like, oh yeah. Jason and I are like, we are
- 15:46so much the same, but he's not going to say it.
- 15:48And I don't have a filter. So it just comes out.
- 15:53I love that. I do come across a lot of spouse
- 15:57people starting, you know, new investors that
- 16:00are coming into this business and they always,
- 16:02that's the number one question, how does it work?
- 16:05And so a lot, oftentimes I, you know, it's just
- 16:07like finding your role. So what does he enjoy
- 16:10doing? What do you enjoy doing? And do they benefit
- 16:13each other? I know sometimes we, my husband and
- 16:16I are learning, at this point we're leaning towards,
- 16:20we kind of like the same thing. He's way more,
- 16:22extroverted than I am, even though people like
- 16:24I am. But he could talk all day and and just
- 16:29put on this great show. But yeah, we're both
- 16:33more leaning towards the relationships with with
- 16:37investor relations. So we like that. But so it's
- 16:42easy now for us, like we want to do the same
- 16:44thing. But then even though that we want to.
- 16:47do the same role now, you know, the trick is
- 16:51like, okay, now we're going to have to partner
- 16:52with people that fulfill these other roles. And
- 16:55so I get people that are realtors and they want
- 16:59to come into this business. And, you know, so
- 17:01they want to specialize with broker relationships
- 17:03and it's been working. So they, you know, like,
- 17:06Hey, we kind of already speak this language.
- 17:08So they tend to gravitate towards them. I got
- 17:11plenty of engineers that love the underwriting.
- 17:14And I get some people that, that have No, no
- 17:19background and no knowledge. So pulling that
- 17:21out of them is what I've been finding a little
- 17:25bit tricky, almost only because of their own.
- 17:29We're just talking about their own. What's that
- 17:33when it's not a false identity, but they imposter
- 17:37syndrome, imposter syndrome. And sometimes people
- 17:39come with that and they think like, no, I'm not
- 17:42in it. a real estate investor, I'm not, you know,
- 17:45these things, how can I possibly do this work?
- 17:48But it's like, well, that's definitely your limiting
- 17:51belief. And how do we how do we pull that out
- 17:53of you? And what are you doing? Are you being
- 17:55obsessed? Like when I came, I was listening to
- 17:58every podcast and going to so many virtual meetups
- 18:01and just being completely fully emerged. And
- 18:04we only are what what we do, right? Like what
- 18:08we feed ourselves. And and it will click. It
- 18:12will. at some point, but you have to be active,
- 18:15right? You have to be doing it. And a lot of
- 18:17times, I think sometimes our people say, well,
- 18:20I only have so much time in the day. And it's
- 18:24like getting down to the why and not like deep
- 18:27why beyond beyond. I want to be financially free.
- 18:31Why? Like, what's the feeling? What's the emotion?
- 18:34What is that? That the long term beyond yourself
- 18:39and beyond right now, beyond 2023 to that makes
- 18:44you gravitate to to being fully like I'm in it
- 18:48I'm being fully in where I want to eat sleep
- 18:50and drink multifamily and and just diving in
- 18:55and then really focusing on like okay I am this
- 18:58I'm learning about it every single day and then
- 19:01and then that's when you get to like when you
- 19:04hear so many people speak and they share their
- 19:07experiences and realizing, oh, I do like talking
- 19:10to people. That's the role I want to do, whether
- 19:14I'm talking to sponsors or investors or lenders
- 19:16or anyone that like those relationships is critical.
- 19:20And I'm like, oh, that is a need. the relationship
- 19:25with relationship manager. Since it doesn't have
- 19:29a title and it's something that I didn't ever
- 19:32consider like to be a traditional role, I didn't
- 19:36think that was a need. Jason's been calling me
- 19:40the CRO, the Chief Relationships Officer. Oh
- 19:44really, I love it. I love that. He's great. Is
- 19:48better than CRM. Chief Relationship Manager because
- 19:51I don't even use a CRM. So the last thing I need
- 19:55to be called is a CRM. So it was a CRO.
