- 0:49Speaker 2: Tell us about that.
- 0:50Speaker 3: Yeah, Yeah, we have a listing that's fresh to the
- 0:53Speaker 3: market here. It's in Milton, Wisconsin, right just off the
- 0:57Speaker 3: interstate there. Quick drive to Madison and it's four to six,
- 1:01Speaker 3: one to three Pendleton Court, So on a court, nice
- 1:04Speaker 3: feature already listed for four hundred and sixty thousand dollars,
- 1:09Speaker 3: and yeah, it's a it's a great listing with brick exterior,
- 1:14Speaker 3: amazing curb appeal, a lot of square footage, three bedroom,
- 1:18Speaker 3: three bathroom, just under a quarter acre. And yeah, some
- 1:23Speaker 3: of the features in there are pretty nice too, like
- 1:25Speaker 3: a split bedroom design. I know a lot of people
- 1:27Speaker 3: are looking for that, so the kiddos aren't right next
- 1:30Speaker 3: to your bedroom, Granite counters, tile floors, fireplace, So yeah,
- 1:34Speaker 3: nice listing.
- 1:35Speaker 1: It's a newer home as well, so it's a it's
- 1:37Speaker 1: a great thing in Middleton, Middleton, Milton, Wisconsin. It's I
- 1:41Speaker 1: would call that kind of the wine country of Rock County.
- 1:43Speaker 2: There are a lot of like that description, a lot
- 1:46Speaker 2: of really nice stuff. I'm joining us as well.
- 1:48Speaker 1: By the way, Cassie Bono is the listing agent on
- 1:50Speaker 1: that one her telephone number, and take note of the
- 1:52Speaker 1: area code six zero five four three one thirty six
- 1:56Speaker 1: ninety four. That's six zero five four three one thirty
- 2:00Speaker 1: six ninety four. Learn more online Rock Wisconsin dot com.
- 2:03Speaker 1: That's r O c K Wisconsin dot com. And joining
- 2:06Speaker 1: us as well in studio this week. Their agent with
- 2:09Speaker 1: Rock Realty Patrick Collins, Patrick, how you doing this morning?
- 2:12Speaker 4: Good morning? Good here.
- 2:14Speaker 1: I've got Middleton in my head because you're a Middleton resident,
- 2:16Speaker 1: aren't you.
- 2:17Speaker 4: Yeah.
- 2:17Speaker 5: I grew up in Jamesville, but I currently live in
- 2:19Speaker 5: Middleton now for the last thirty one years or so.
- 2:22Speaker 1: So you work, you you've worked as both an agent
- 2:25Speaker 1: and as a broker. What are the Let's talk real
- 2:27Speaker 1: quick about what those two roles are and what do
- 2:31Speaker 1: you like better? Sure?
- 2:32Speaker 5: Yeah, Well, when you start out, Matt and I both
- 2:35Speaker 5: got our license together, and in real estate you have
- 2:37Speaker 5: to hang your license with a broker, so you got
- 2:39Speaker 5: there's a.
- 2:39Speaker 4: Learning period, there really is.
- 2:41Speaker 5: And then after a while, when you learn the industry,
- 2:44Speaker 5: then I became a broker. And the nice thing about
- 2:45Speaker 5: being a broker is you know the industry better, and
- 2:48Speaker 5: then you can get a team underneath you that you
- 2:50Speaker 5: can kind of teach and show the ropes too.
- 2:53Speaker 2: Oh that's fantastic.
- 2:54Speaker 1: So you do you enjoy getting that time with other
- 2:57Speaker 1: agents and kind of teaching them about the Instagram.
- 2:59Speaker 2: And you've been you've been doing it's what a decade now, right?
- 3:01Speaker 4: Yeah? Ten years?
- 3:02Speaker 5: You know twenty fourteen had licensed March twenty fourteen. Yeah,
- 3:05Speaker 5: I really do. And we have weekly meetings, either online
- 3:08Speaker 5: or in person. I try to impart all my knowledge
- 3:10Speaker 5: that I know from the last ten years to these
- 3:12Speaker 5: ages because Mac can can attest to this that in
- 3:15Speaker 5: class you learn so much. You learn a bit, but
- 3:18Speaker 5: most of what you learn is in the field, and
- 3:21Speaker 5: you're gonna make mistakes, you really are. And I've done
- 3:23Speaker 5: my I've had my mistakes, but you learn from them.
- 3:26Speaker 2: That's just a too.
- 3:26Speaker 1: And I'll bring you in Matt too on this part
- 3:28Speaker 1: of this conversation as well.
- 3:30Speaker 2: Is you know, I've I've had buddies over there.
- 3:32Speaker 1: I'm going to become a real estate agent and they,
- 3:35Speaker 1: you know, they take the test and I don't know,
- 3:36Speaker 1: get licensed and that type of thing, and they're just
- 3:39Speaker 1: they're just not good. It does take a special person
- 3:43Speaker 1: to do real to be a good realtor. And we
- 3:47Speaker 1: talk about as as Patrick brought up, there's a big
- 3:50Speaker 1: difference between the education side of things and then real world.
- 3:54Speaker 1: We're talking about completely organic events that that you know,
- 3:57Speaker 1: every home is unique, every buyers unique, every seller is unique,
- 4:00Speaker 1: every municipality is unique, Every situation is so unique that
- 4:03Speaker 1: experience is huge, isn't it.
- 4:04Speaker 3: Yeah, it is and you know, when you first start out,
- 4:06Speaker 3: I think one of the big biggest limitations for newer
- 4:10Speaker 3: agents is they're afraid to take action right they don't
- 4:13Speaker 3: know what they don't know. And you know, unless you're
- 4:16Speaker 3: willing to go in there, willing to make mistakes and
- 4:18Speaker 3: learn from them, you don't get a lot of traction.
- 4:21Speaker 2: You don't move forward. And Pat was just always so
- 4:24Speaker 2: good at.
- 4:25Speaker 3: Just putting in the work, making that for taking that
- 4:27Speaker 3: step that he found success pretty quickly.
- 4:30Speaker 1: And we talked to Patrick about some of the things
- 4:31Speaker 1: that you're passionate about. I see here golf and you
- 4:34Speaker 1: love music. You also are passionate about homes for Heroes.
- 4:38Speaker 1: Let's talk a little bit about that program and how
- 4:41Speaker 1: you help heroes get in get into homes.
- 4:43Speaker 5: Yeah, well, thanks to the opportunity. It is a great program.
- 4:46Speaker 5: I have two brothers and six sisters, and my brothers
- 4:49Speaker 5: are all in real estate and lending, and sisters are
- 4:50Speaker 5: all in this in these industries. It helps out veterans,
- 4:54Speaker 5: both active and retired, and then I extended police and fire,
- 5:01Speaker 5: healthcare workers and educators, and my father is a veteran.
- 5:05Speaker 5: So the foundation really does mean a lot to me.
- 5:07Speaker 5: Matt came to me early on, probably eight years ago
- 5:10Speaker 5: now and told me about the program and we jumped
- 5:12Speaker 5: at it. So what it does is it gives back
- 5:14Speaker 5: to both buyers and sellers of both homes, condos, land
- 5:19Speaker 5: anything in real estate you're that you're dealing with. It's
- 5:21Speaker 5: just a way to give back to our local community heroes.
- 5:24Speaker 5: So they get a portion of my commission as a
- 5:26Speaker 5: way to say thank you, both on the buying and
- 5:27Speaker 5: the selling side. So we got in pretty early in
- 5:31Speaker 5: this in this uh Wisconsin here, and we're number four
- 5:35Speaker 5: in the state right now. We're slowly climbing up by
- 5:37Speaker 5: I had some health issues the last couple of years,
- 5:39Speaker 5: but I've kind of focused on this again and climbing
- 5:43Speaker 5: the ranks there. So yeah, Heroes in Wisconsin dot Com
- 5:46Speaker 5: is our u r O. Pretty easy to remember Heroes
- 5:48Speaker 5: in Wisconsin dot com And you just go there, you
- 5:51Speaker 5: sign up for your whatever industry you're in and the
- 5:54Speaker 5: area looking and I definitely take care of you them.
- 5:56Speaker 2: Oh that is fantastic. It's great to hear.
- 5:58Speaker 1: And you mentioned the website Heroes in Wisconson dot Com.
- 6:01Speaker 1: If I had to pick of you know, who would
- 6:03Speaker 1: you want for a neighbor. First thing would be nobody.
- 6:05Speaker 1: I'd like to just own so much land. I went
- 6:06Speaker 1: after sage. If I had to have a neighbor, police, fire, military,
- 6:11Speaker 1: you talk about you talk about.
- 6:12Speaker 2: BMS, I mean the ms.
- 6:14Speaker 1: Yeah, perfect people for your neighborhood, because because yet obviously
- 6:17Speaker 1: did some amazing and do some amazing things for a
- 6:19Speaker 1: community as well. So you can learn more online at
- 6:22Speaker 1: heroes in Wisconsin dot com. That's Heroes in Wisconsin dot
- 6:26Speaker 1: com speak of going online. Rock Wisconsin dot com is
- 6:29Speaker 1: the website r O c K Rock Wisconsin dot com
- 6:32Speaker 1: for Rock Realty. And there you will find another featured
- 6:35Speaker 1: listing in McFarland. And let's talk Patrick about about this
- 6:40Speaker 1: this home. It looks it looks absolutely gorgeous. This is
- 6:44Speaker 1: also a very new new home as well. And I
- 6:48Speaker 1: see the word delayed. What is that first? Before we
- 6:49Speaker 1: get to the breakdown of this listing, the word delayed
- 6:53Speaker 1: is there? What is delayed status?
- 6:54Speaker 4: Yeah? Great catch.
- 6:56Speaker 5: So in real estate, when you have these listings, one
- 7:00Speaker 5: option we provide for our clients. And this is the
- 7:02Speaker 5: listening I have for And this is a hero that
- 7:04Speaker 5: I'm working with right now. We're bouncing around looking for
- 7:07Speaker 5: existing homes, we couldn't find it, so we're gonna we're
- 7:11Speaker 5: building new Well, the problem is it's not gonna be
- 7:13Speaker 5: done for a while. But I wanted to get her
- 7:15Speaker 5: condo listed because when it's listed, even in delayed status.
- 7:19Speaker 5: So we start in delayed status meaning no showings. We
- 7:22Speaker 5: start in delayed status and we get we get the
- 7:25Speaker 5: MLS page and we can start making calls and advertising.
- 7:27Speaker 5: So it's an advantage that even though nobody can enter
- 7:29Speaker 5: their place yet and do showings, I can make calls
- 7:32Speaker 5: and set up set up appointments for the future and
- 7:35Speaker 5: let other agents know when we may go live. So
- 7:37Speaker 5: when you go from delayed into active which means you
- 7:40Speaker 5: start showings, you can't go back to delayed. So it
- 7:43Speaker 5: is an option to get your home advertised and on
- 7:47Speaker 5: the market so people can actually see it. And I've
- 7:48Speaker 5: taken calls on this one in particular. Yeah, agents asking
- 7:52Speaker 5: about I mean really good agents know about delayed status
- 7:54Speaker 5: and we'll check for their buyers.
- 7:56Speaker 2: Oh that's a really and a cool feature for sellers.
- 7:58Speaker 1: And obviously if you're a buyer looking to buy and
- 8:00Speaker 1: having that opportunity to learn more about the home that's
- 8:04Speaker 1: for sale beforehand, it's really good.
- 8:06Speaker 2: And I'm looking at some of the features of this house.
- 8:07Speaker 1: I mention it's in McFarland breakfast bar an Island islands
- 8:11Speaker 1: I know are wildly popular in kitchens. It's a pretty
- 8:14Speaker 1: impressive home, isn't it It is.
- 8:16Speaker 5: Yeah, And what's funny is Matt had a listing in
- 8:19Speaker 5: the same association right next to me.
- 8:21Speaker 3: Almost right next to her.
- 8:22Speaker 5: Yeah, right, we had back to back signs. There was
- 8:24Speaker 5: pretty impressive. Yeah, it's a great area. McFarland's a great area.
- 8:27Speaker 5: And this is on the south side of McFarland where
- 8:29Speaker 5: the new development's going on. Yeah, it's new one owner.
- 8:32Speaker 5: It's only one owner because you're gonna imagine that's a
- 8:35Speaker 5: young couple, their families growing and they just need more space.
- 8:38Speaker 5: So that's why there's nothing wrong with the place. Is
- 8:39Speaker 5: actually gorgeous. It's got everything that you need, heated, underground
- 8:43Speaker 5: parking and unit law and open concept.
- 8:46Speaker 1: Fantastic And that's at fifty five oh five Prairie Place
- 8:49Speaker 1: Drive in McFarland. To get more information online rock Wisconsin
- 8:52Speaker 1: dot com. That's rockrock Wisconsin dot com. Really desirable area.
- 8:57Speaker 1: McFarland is absolutely a fantastic community. This is a really
- 9:01Speaker 1: really nice, nice condo.
- 9:02Speaker 2: Again.
- 9:02Speaker 1: You can get more information at Rockwisconsin dot com. That's
- 9:05Speaker 1: our Ock Wisconsin dot com. Check out that listing. Talking
- 9:08Speaker 1: this morning with Matt Heyman and Patrick Collins of Rock Realty,
- 9:12Speaker 1: you mentioned family in Patrick family that works in real estate,
- 9:16Speaker 1: and I'm noticing you share a name with somebody else
- 9:19Speaker 1: at Rockrealty.
- 9:21Speaker 2: Is there a relationship there?
- 9:23Speaker 5: Yeah, so Michael is our managing broker. I'm just what
- 9:26Speaker 5: was called an associate broker. Michael my brother. Yeah, he's
- 9:30Speaker 5: been in real estate going to maybe fifteen or sixteen years.
- 9:33Speaker 5: Oh wow, longer than I. Him and Matt got into it.
- 9:37Speaker 5: Really built something special here at Rock. Yeah. I was
- 9:40Speaker 5: unemployed at the time. Mike had just approached me and
- 9:43Speaker 5: asked me if if I want to get into it.
- 9:44Speaker 5: Didn't think much of it, didn't think it would really
- 9:46Speaker 5: take off. But like I said, I found the two
- 9:48Speaker 5: things in real estate is if you have passion and
- 9:51Speaker 5: get educated because the public is looking at you to
- 9:53Speaker 5: be the expert. So get educated and be passionate about
- 9:56Speaker 5: what you do and you'll be successful.
- 9:57Speaker 1: Interesting when you mentioned that the importance of education kind
- 10:00Speaker 1: of reflects when when Matt earlier had mentioned, you know, action,
- 10:04Speaker 1: Taking action is having an agent that you're working with
- 10:07Speaker 1: that is that is ready, that isn't like you know,
- 10:09Speaker 1: there's not that dither, that the hemin and aweing. It's
- 10:13Speaker 1: this is the this is the you want this house,
- 10:15Speaker 1: let's make this happen. And having that that understanding. Uh, Matt,
- 10:18Speaker 1: I've got to ask if you had to separate the
- 10:20Speaker 1: two the brothers from.
- 10:23Speaker 2: Now they tend to get along.
- 10:24Speaker 4: Dur Well, Man, I don't believe.
- 10:25Speaker 2: I have to say it was.
- 10:26Speaker 3: It was for years Mike was saying, we got to
- 10:29Speaker 3: get Patrick in real estate. He'd just be amazing. I'm
- 10:32Speaker 3: telling you, he'd be amazing. And that's exactly what happened.
- 10:34Speaker 3: Pat was our our leading agent for just a number
- 10:36Speaker 3: of years. It felt like a full decade. But yeah,
- 10:39Speaker 3: so it was a great match.
- 10:40Speaker 1: All that is absolutely fantastic. You can learn more of

- 11:24Speaker 1: Teleph number six O eight six seven three fifty four hundred,

- 11:29Speaker 1: couple of featured listings this week. You can learn more
- 11:32Speaker 1: at the website. Of course, that one in Milton, right
- 11:35Speaker 1: right in the Pendleton area, give him accall Cassie's telephone
- 11:38Speaker 1: number six zero five that's six zero five four three
- 11:42Speaker 1: one thirty six ninety four. And of course we talked
- 11:45Speaker 1: this morning with Patrick. Patrick's got a fantastic house listed
- 11:49Speaker 1: in McFarland right on Prairie Place Drive at fifty five
- 11:52Speaker 1: oh five Prairie Place Drive. You can learn more about
- 11:55Speaker 1: all those homes and many more. If you haven't been
- 11:57Speaker 1: to the website yet, it's always fun to check out
- 11:59Speaker 1: Rock Realties website Rock Wisconsin dot com. That's Rock r
- 12:03Speaker 1: c K Wisconsin dot com. We were talking about homes
- 12:06Speaker 1: for heroes before the break and one of those areas
- 12:10Speaker 1: that is important to talk about with that is you
- 12:13Speaker 1: mentioned Patrick about your history with Homes for Heroes. It
- 12:18Speaker 1: is something that is becoming more well known, but where
- 12:22Speaker 1: it still needs to get out of it, doesn't it.
- 12:24Speaker 4: It does.
- 12:25Speaker 5: Yeah, they do some advertising, most of it's it's on
- 12:30Speaker 5: the agents just to get the word out. I mean,
- 12:33Speaker 5: it's you're going to be in the foundation, a member
- 12:35Speaker 5: of the foundation if it means something to you, and
- 12:37Speaker 5: it does for us, and so we put the work
- 12:39Speaker 5: in and I don't mind it all doing our own advertising,
- 12:42Speaker 5: but yeah, it does need to get out.
- 12:45Speaker 4: When I talked to.
- 12:45Speaker 5: These buyers and sellers, a lot of them don't know
- 12:47Speaker 5: about the program. So it's just it's up to me
- 12:49Speaker 5: to spread the word about the program because it is
- 12:51Speaker 5: a really amazing program that every hero should take advantage of.
- 12:56Speaker 1: And of course Patrick's telephone number is six eight eight
- 12:59Speaker 1: three one forty twenty five. That's eight three one forty
- 13:02Speaker 1: twenty five talking about this listing?
- 13:04Speaker 2: Did I get it right? A cell phone? Give you that? One?
- 13:07Speaker 2: Six year, eight three two twos?
- 13:09Speaker 3: Oh man six eight three three two two one seven one.
- 13:12Speaker 1: You're taking my job there, that's yeah, three three two
- 13:15Speaker 1: two one, Yeah, pretend I didn't say that earlier?
- 13:18Speaker 2: Enough is that this morning.
- 13:22Speaker 1: With this so with this program to uh Patrick, as
- 13:26Speaker 1: we kind of talk about homes for heroes. Obviously we're
- 13:29Speaker 1: coming up on the anniversary tomorrow, September eleventh, anniversary twenty third,
- 13:35Speaker 1: would that be.
- 13:36Speaker 4: The Math twenty three years?
- 13:37Speaker 1: Yeah, Math check out and this this was established not
- 13:39Speaker 1: too long after that. So for folks that are are
- 13:43Speaker 1: looking to work with you, how does that conversation start?
- 13:46Speaker 1: Obviously a phone call is probably the best way.
- 13:48Speaker 5: Yeah, a phone call or even just sign up at
- 13:50Speaker 5: Heroes in Wisconsin dot com. It's a great website, pulled
- 13:54Speaker 5: down menus. You choose your industry that you work in
- 13:57Speaker 5: and the area you're looking to work, and I get
- 14:00Speaker 5: contacted and I'll give you a call and we'll just
- 14:02Speaker 5: we'll meet and find out what you're looking for.
- 14:04Speaker 2: Well, that is absolutely fantastic.
- 14:05Speaker 1: And before we wrap up this week, as I'm kind
- 14:08Speaker 1: of looking at the clock, it's always always coming at
- 14:10Speaker 1: us and and Matt, one of the things we've got
- 14:12Speaker 1: to talk about is rock Realty, and we talk about
- 14:15Speaker 1: you know, Patrick and being is Patrick number one?
- 14:18Speaker 2: As far as home sales.
- 14:19Speaker 1: Always up there, always up there, slip a little bit.
- 14:24Speaker 1: Let's talk a little bit about the team around there.
- 14:26Speaker 1: I know we had Eric on a couple of weeks ago.
- 14:28Speaker 1: You know, you talk about working with an agent and
- 14:31Speaker 1: working with that that person whether you're listening or looking
- 14:34Speaker 1: to buy, or a combination of the two. At Rock Realty,
- 14:37Speaker 1: you guys really have somebody for everybody, don't you.
- 14:40Speaker 3: Yeah, yeah, I think it's important that people are matched
- 14:43Speaker 3: up with someone they enjoy working with as someone that
- 14:46Speaker 3: has a skill set they're looking for. And you know,
- 14:48Speaker 3: with forty agents, you know in our firm, you know,
- 14:51Speaker 3: it makes it easier for people to find that right agent.
- 14:54Speaker 3: And maybe it's Patrick up in Middleton, you know, maybe
- 14:57Speaker 3: it's one of the many grade agents we have down
- 14:59Speaker 3: in Rock County.
- 15:01Speaker 2: Is with that too?
- 15:01Speaker 1: Patrick mentioned you know you were born in Janesville, live
- 15:05Speaker 1: live in Middleton. You've got good You've got a good
- 15:07Speaker 1: understanding of you know, having seen these communities develop and grow.
- 15:10Speaker 1: You and I were talking before we came on the
- 15:12Speaker 1: air this morning, just like commenting on Janesville is just
- 15:16Speaker 1: like that they're farmers market things like, Wow, that place
- 15:18Speaker 1: has really come to life. Having that experience and that
- 15:21Speaker 1: personal experience with those communities when it comes to this
- 15:24Speaker 1: kind of Dane Rock County line area, having that stuff's
- 15:27Speaker 1: got to be invaluable to your clients.
- 15:28Speaker 4: Yeah, it really is kind of funny.
- 15:32Speaker 5: Back when I went to Janesville, Craig geography was one
- 15:35Speaker 5: of my favorite subjects. So yeah, I love studying maps
- 15:38Speaker 5: whatnot and learning about these areas. And our website's great
- 15:41Speaker 5: for each area and in both Dane and Rock County and
- 15:43Speaker 5: South central Wisconsin in general. We have detailed information with
- 15:48Speaker 5: all these communities. So yeah, were spread all throughout south
- 15:52Speaker 5: central Wisconsin and know the market very well.
- 15:54Speaker 2: Let's talk I want to ask you about too.
- 15:56Speaker 1: As we talk about obviously how rewarding working with homes
- 15:58Speaker 1: for heroes and heroes and Wisconsin dot Com is, let's
- 16:01Speaker 1: talk about when you're working with I know one of
- 16:03Speaker 1: the things you're passionate about, too is and I think
- 16:05Speaker 1: sometimes people hear things in the media about about prices
- 16:11Speaker 1: of homes or lower inventory, and it's so horrible to
- 16:15Speaker 1: hear that stuff because I think sometimes it deters people
- 16:18Speaker 1: from making that first step. I know one of the
- 16:19Speaker 1: things you love is talking to those people that may
- 16:22Speaker 1: think that's out of reach, starting that conversation and letting
- 16:25Speaker 1: them know it can happen.
- 16:26Speaker 2: It is doable, isn't it.
- 16:28Speaker 4: It really is.
- 16:29Speaker 5: There's so many options that us as realtors and brokers
- 16:32Speaker 5: and agents know about the industry and we can navigate.
- 16:35Speaker 4: Yeah.
- 16:35Speaker 5: I had one buyer that never thought they would they
- 16:38Speaker 5: would purchase two things. They thought that their favorite baseball
- 16:41Speaker 5: team would never win a World Series and they would
- 16:43Speaker 5: never be a homeowner. Both happened in twenty sixteen.
- 16:46Speaker 4: Clubs and Obs.
- 16:47Speaker 2: Yeah, so it can happen.
- 16:50Speaker 5: It really can. There's loan options we can provide. The
- 16:54Speaker 5: Heroes program is of financial incentives. Agents spread out throughout
- 16:58Speaker 5: central Wisconsin really have the resources to help out everybody.
- 17:02Speaker 2: Is that one of those pieces of information to you?
- 17:03Speaker 1: Wish that more people as we as we talk about
- 17:05Speaker 1: kind of spreading the word about homes for heroes and
- 17:07Speaker 1: other things, and you know, people don't always don't always
- 17:10Speaker 1: know what they don't know. I feel like the reinforcements
- 17:13Speaker 1: sometimes for media is actually deterring people from taking that
- 17:17Speaker 1: first step. That's got to be a little frustrating from
- 17:19Speaker 1: time to time. Then that people are sometimes going to
- 17:21Speaker 1: be deterred from doing what's best for themselves.
- 17:23Speaker 5: Yeah, possibly real estate is a great investment. It's always
- 17:27Speaker 5: gonna be a great investment. I know you heard when
- 17:30Speaker 5: the rates started going from three up up to seven,
- 17:32Speaker 5: people got out saying they're gonna wait, We'll wait for
- 17:36Speaker 5: what when it comes back down, You're going to be
- 17:38Speaker 5: in competition. So I'm under real state when you can
- 17:42Speaker 5: and start building that equity.
- 17:43Speaker 3: You can always refinance, you can come down.
- 17:45Speaker 2: So this is yeah, get.
- 17:47Speaker 3: Into the market now before all of the other buyers
- 17:49Speaker 3: get in the market.
- 17:50Speaker 4: And like I said, there's loan options out there. Talk
- 17:52Speaker 4: to us.
- 17:52Speaker 5: We can we can get you buy down, we can
- 17:54Speaker 5: get you incentives, credits.
- 17:56Speaker 1: Well, that's that's and that's the big thing about starting
- 17:58Speaker 1: that conversation is is you don't know until you've started
- 18:01Speaker 1: that talk. Maybe it's something you're not looking you're not
- 18:03Speaker 1: looking to buy this year, maybe in a year or two.
- 18:05Speaker 1: Start the conversation now. You may be amazed. And if
- 18:08Speaker 1: you've been thinking maybe maybe now's not the time, or
- 18:11Speaker 1: maybe you're thinking, you know what, it's a great time
- 18:13Speaker 1: to sell my current home.
- 18:14Speaker 2: But what am I going to do for my next step?
- 18:16Speaker 1: Working with a with an experience agent that can that
- 18:19Speaker 1: can help put that that cycle in place of selling
- 18:22Speaker 1: your current home, maybe buying a beautiful condo. I know
- 18:24Speaker 1: somebody's got a fantastic listening for one in McFarland, just
- 18:28Speaker 1: just saying some great stuff. So you got to pick
- 18:31Speaker 1: up the phone and start that conversation.
