Latest / Real Estate Investing with RealDealCrew / AI for Real Estate Investors: How to Train ChatGPT to Work Like You w/ Lauren Lucas
Transcript
- 0:00In my personal opinion, and I've said this before, it's kind of contrarian
- 0:05thinking, but I personally believe that anybody in the real estate
- 0:07industry, especially the agents, if you don't have AI somewhere in your
- 0:11business by the end of 2027, you're gonna be equivalent to an agent today
- 0:15who doesn't have a cell phone.
- 0:17I mean, that is how fast this is moving.
- 0:18That is how fast the divide is going to get.
- 0:21That divide is gonna be so great that in my opinion, the people who aren't
- 0:25implementing right now are never going to be cat be able to catch up.
- 0:28Most agents and investors still use AI like an upgraded Google.
- 0:32Then wonder why everything it writes sounds like everyone else.
- 0:36Lauren Lucas flipped that.
- 0:38She went from a burnt-out agent to teaching AI for real estate at over
- 0:43150 live events across the United States and two other countries.
- 0:48In this episode you'll learn how to train your AI in 15 to 30 minutes, the
- 0:53one ManyChat automation that booked over 200 consultations in a year, and
- 0:58three quick wins you can set up this weekend.
- 1:02If this helps, hit subscribe.
- 1:04Let's get started.
- 1:08Lauren Lucas joins me here today, and I'm going to direct you over to her
- 1:13Skool community. So look for
- 1:15AIRE Elite Mastermind.
- 1:19And we'll probably dive into that a little bit to so you know what you can
- 1:23find there. But really appreciate your time, Lauren, as we talk about
- 1:28AI. And in fact, I was saying that before we hit record, it's kind of going
- 1:33to be fun because I don't get to nerd out to the level that we probably
- 1:36will here today. I love it.
- 1:39Yes, absolutely. Thank you for having me.
- 1:40It's an honor to be here, and I can't wait to add more value to your
- 1:43community. Well, we're gonna have to back up a few years because it sounds
- 1:48like this spark was ignited for you through Gary Vaynerchuk.
- 1:52Like let's talk a little bit about that and where it's led you here today.
- 1:57Absolutely. So I've been a licensed real estate agent since 2017.
- 2:01I join I joined forces with one of my competitors in 2019, and we always
- 2:05were just working a very traditional.
- 2:07Traditional real estate team as far as, you know, buy, sellers, investors.
- 2:11And in that, most of the real estate industry has always been told, you
- 2:15know, door knock, cold call, hold open houses, you know, you got to be the
- 2:18first one in, last one out.
- 2:20And it got to a point after several years where I'm just like, this is this
- 2:24is crazy. You know, I'm getting burnt-out.
- 2:26And in 2023, I was in a room with Gary V, and there was about a thousand
- 2:30real estate professionals in the room.
- 2:32And he asked us, he polled us and said, how many of you are still using
- 2:36Google? And so I shot my hand up and I'm looking around like, what else are
- 2:40they using? Like AOL, Bing, Yahoo.
- 2:42And he said, how many of you are using AI?
- 2:45And this was in 2023 and the other half of the room rose their hand.
- 2:49And that was my kind of aha moment of, yeah, I've been on ChatGPT making a
- 2:54better email or writing a better listing description.
- 2:56But half of this room and the man who makes a heck of a lot more money than
- 3:00I do are all saying that AI is where all this is going.
- 3:03And so that's when I really started to dive in.
- 3:06But I didn't know anything about API keys or even what AI, you know, what
- 3:10it meant what it was doing.
- 3:11And so I spent 18 months just watching YouTube videos and learning and
- 3:15trying and failing a lot.
- 3:18And eventually after those 18 months, real estate kind of caught up.
- 3:22And I've now traveled all over the world, done over 150 in person events in
- 3:27all over the US and two other countries as well.
- 3:30And now I just teach and speak on, you know, how to use AI to make your
- 3:34life easier while making more money in the real estate industry.
- 3:37Well, let's talk about that.
- 3:38I mean, YouTube university is like one of the most powerful things that I
- 3:43think
- 3:44outside of AI has happened in our lifetime.
- 3:47I mean, it's crazy.
- 3:49And I would say that's actually where the majority of what I've learned has
- 3:53come from is it's like between AI and
- 3:59YouTube university, it's probably the biggest leveling of the playing field
- 4:03that we have like in front of us right now.
- 4:05100%. I mean, there's so much information you can get off Google for sure,
- 4:10but the opportunity to watch another human being on video
- 4:16explaining, most of the time they have some sort of, you know, infographics
- 4:19or a whiteboard, or they're walking you through how to set up a workflow.
- 4:24It's just so much easier for me personally to visually watch someone
- 4:30and learn as I go.
- 4:31And I think too, the fact that it is free.
- 4:32I mean, some people play for YouTube Premium, sure.
- 4:35The fact that you can get any sort of information you want from any of the
- 4:38biggest creators in the world, I mean, Gary V's on there, Alex Armozy's on
- 4:41there, a lot of the people that I followed anyway.
- 4:43And the algorithm of YouTube is wildly accurate because every time I open
- 4:48up YouTube.com, I mean, the playlists and the videos and things
- 4:54that I have pop up all pique my interest.
- 4:56And so it's easy to get stuck in the I just spent four hours on YouTube,
- 5:01but Again, free university, right?
- 5:03I mean, it has so much information that we can get at our fingertips in a
- 5:07matter of minutes.
- 5:07Well, you know, this landscape has been changing so fast.
- 5:11And I think some people are going to start by asking, like, where do they
- 5:16start? How do they learn this?
- 5:18So could you break down like your learning system?
- 5:21How do you ingest all of this information today and actually be able to
- 5:26apply it? Absolutely.
- 5:28I personally for me, if you are feeling like you're just getting started
- 5:32using AI today and you feel like you're already behind, I'm actually a
- 5:37little bit envious of you because there's a lot of things that I had to
- 5:39learn over the last two or three years that have become irrelevant now
- 5:43because AI has come such a far away.
- 5:45And what I mean by that is now if I'm just getting started, I don't have to
- 5:49go watch hundreds of hours of YouTube.
- 5:51I can take the transcripts, put it in the AI, and get the same questions
- 5:54answered in minutes.
- 5:56So if I'm just getting started, I would use free tools to figure out what
- 6:01information I need to know.
- 6:02So One free tool that I would use is it used to be called NotebookLM.
- 6:06It is now called Gemini Notebook.
- 6:09This is where you can put hundreds of YouTube videos into a notebook and
- 6:13just ask the AI to go analyze those transcripts and find
- 6:16Sorry, the answers to your questions.
- 6:18So for example, I could take a hundred YouTube videos, put them into a
- 6:21notebook, and I could say, I have no idea where to start, go analyze all
- 6:25these transcripts and give me the top five things that I need to know.
- 6:28That's kind of where I would start to just where what information do I even
- 6:32need to know? Now on the flip of that, a lot of people struggle with
- 6:36utilizing AI, and most people are probably still using, you know, ChatGPT,
- 6:40Claude, Gemini, maybe Perplexity, the big large language models.
- 6:45And the problem I see a lot of people making is they haven't taken the time
- 6:49to really train their AI on who they are, what they do, who they
- 6:55service, where they service those types of people.
- 6:57And so They get frustrated because the outputs that AI is giving them are
- 7:01very bland, very big basic information.
- 7:04And they're like, Oh, it doesn't sound like me, or I can't have it rewrite
- 7:08this because I it's because you didn't take the time to train it.
- 7:11So if you are someone who's already on these large language models, I
- 7:15highly recommend take 15 to 30 minutes.
- 7:18Have it interview you, have it ask you questions about your life and your
- 7:21business. Give it screenshots or uploads of ema you've written, blogs
- 7:26you've written, Facebook messages, whatever it is that you do in your
- 7:30business, so it can understand the context of what you do, but also the
- 7:34tonality of how you speak and talk and write.
- 7:37That's the easiest, fastest way, in my opinion, to get it kind of up to
- 7:41speed, if you will, to become more of an extension of you and not just a
- 7:46chat bot that you're talking back and forth with.
- 7:48You're kind of ringing the right bell for me here is the fact that I
- 7:53it's funny how we've so quickly these tools.
- 7:58And there's this level of expectation that is just kind of completely out
- 8:03of whack when it comes to setting things up and getting things
- 8:08right. It's almost like I've even made the analogy of would you hire
- 8:14somebody fresh out of college and hope and just throw them in a roll and
- 8:18hope that they can just do it without any training.
- 8:21But that's almost the situation there with these AI tools and what people
- 8:25just magically think is gonna happen.
- 8:29Absolutely. You are absolutely right.
- 8:31And I think that magic is the perfect word.
- 8:33AI isn't necessarily magic.
- 8:35If it doesn't have context, if it doesn't have constraints, if you don't
- 8:39ask it the right questions and have it ask you more clarifying questions,
- 8:43it is. It's gonna be very basic and very vague.
- 8:46And I think too, with that being said, as a real estate agent, I always
- 8:50tell the real estate people that I talk to, agents, mortgage, et cetera.
- 8:54If I were to bring in a marketing assistant, I'm not gonna look at that
- 8:59marketing assistant and I'm not gonna say, go market.
- 9:02I'm gonna tell them we take listings, then we do this, then we do that, and
- 9:07here's where the template is for open houses and the template is for
- 9:10farming postcards.
- 9:11And you have to give it direction.
- 9:13You have to give it an understanding before it's gonna get it right.
- 9:16And even then it's still gonna take a few tries for it to truly understand.
- 9:21And by allowing it to ask you questions when it doesn't have that clarity,
- 9:25it's gonna learn a lot faster because it's not gonna just predict what it
- 9:29is that you're looking for it to accomplish.
- 9:31It's gonna ask you.
- 9:35What are some of those common questions that you keep getting?
- 9:38I'm gonna say most people are probably still using ChatGPT and AI like it's
- 9:44an upgraded Google.
- 9:45Like what are you what are you seeing as people are adopt this
- 9:50quicker and quicker?
- 9:51In fact, you your community is all based around this on how to leverage
- 9:55these, grow your business.
- 9:57And I think that's a great call out again.
- 10:00Just make sure you head over to the Skool community, AIRE Elite Mastermind.
- 10:06That's gonna be a clickable link in the show notes, but where are you
- 10:09seeing people see that initial low-hanging fruit?
- 10:13Yeah, I think the low hanging fruit are things like having it go through
- 10:18your email and find open loops that you never closed, missing leads that
- 10:22are there, having it go through your text messages to do the same.
- 10:24A lot of us get busy in our day to day and maybe we didn't actually reply.
- 10:29Maybe it's stuck in our drafts, or maybe we got a question that we didn't
- 10:32have time to actually give thoughtful answer to that got buried in our
- 10:35emails. There's a lot of things that you can do to kind of basically be a
- 10:39reactivation of business that's already there for you.
- 10:42From there, I would say a lot of us are spending a lot of time trying to
- 10:46utilize social media for lead generation.
- 10:49And what I've seen in that is most real estate agents, most mortgage
- 10:54lenders on social media are trying to talk to everybody.
- 10:58And in turn, they're really not talking to anybody.
- 11:01They're talking about rates are up, rates are down, just listed, just sold.
- 11:05The consumer who's scrolling doesn't care.
- 11:08They don't see themselves in that post.
- 11:11So what I would use AI for is have it go search the internet for what are
- 11:16the people in my niche actually asking?
- 11:19If you're working with first time home buyers, those questions are going to
- 11:22be a lot different than an agent who works with luxury buyers or an agent
- 11:27who works with investors.
- 11:28But understanding the questions that your consumer is already asking, and
- 11:33then using those questions to deliver the answer, showing you as the
- 11:37authority, you as the expert of who they should trust is going to 10x the
- 11:41amount of engagement that you get.
- 11:43And you can use AI to scrape.
- 11:45Things like, you know, Reddit threads where people are asking questions.
- 11:48There's a platform out there called
- 11:49Answer the public, where you can get three free searches a day.
- 11:53Just say Columbus Ohio Real Estate and see what your consumer is asking.
- 11:57That right there, combined with an actual call to action, and we can talk
- 12:01about that, how you can automate this lead generation, is going to allow
- 12:05you to lead generate 247, actually solving problems of your ideal
- 12:11client and getting them to raise their hand and become warm leads all
- 12:14within, you know,
- 12:16hour or half of your day, one time.
- 12:18And then when you set them up, when you set these automations up, of
- 12:21course, tweak it, change it, see what works a little bit better or not.
- 12:24But you don't have to keep reinventing the wheel.
- 12:27You don't have to keep smiling and dialing if that's not something that you
- 12:31enjoy doing. So it's basically flipping that script of I'm chasing my next
- 12:36clients to now I'm attracting my ideal client directly to me.
- 12:41And they've already raised their hand letting me know what it is that I can
- 12:45help them with. Yeah, th this is where, you know, I have a lot of focus is,
- 12:49you know, you mentioned the reactivation of opt opportunities.
- 12:53I'm seeing some of what you're saying, too.
- 12:56A lot of people are spending times, whether it's in networking events,
- 13:00Google ads, Facebook ads, you know, but they're not plugging the holes
- 13:05in their bucket associated with the leads that they're sitting on.
- 13:09And optimizing that is like gold mine in a lot of people's
- 13:14world, because once you get a system in place that kind of helps them
- 13:18resurface some of these things and make sure things don't fall through the
- 13:22cracks, it's really a game changer for a lot of people.
- 13:26100%. And I think too, I mean, it's a numbers game, right?
- 13:31If I have one hundred people in my database who already know, like, and
- 13:35trust me, why am I over here chasing thousands and millions of people on
- 13:39the internet who don't already know like and trust me, right?
- 13:42So you can use AI to You know, do things like scrape for who's engaging the
- 13:46most, who's opening your emails, who's clicking the links, who's watching
- 13:50the videos. You can also have it analyze, you know, what types of posts are
- 13:54getting the most shares and saves.
- 13:56If you're a blog writer or a newsletter writer, have it look at conversion
- 14:00on open rates and things like that.
- 14:02You can have AI do all of the pattern recognition, no matter what it is
- 14:06that you're doing in your business currently, and then utilize that to
- 14:09double down on what's working because I see a lot of people kind of just
- 14:13throw spaghetti again a wall and see what sticks.
- 14:16But we as the humans, we're like in the weeds 247.
- 14:20We are busy going from meeting to meeting, call to call, appointment to
- 14:24appointment. AI can run in the background for you and take a look at what
- 14:29you've already documented along the way and just say, hey, Lauren, instead
- 14:32of doing a hundred open houses this year, you actually had better
- 14:35conversion off of a hundred Instagram videos.
- 14:38Why don't you go do that instead?
- 14:39Or, hey, Lauren, you actually are at 50 or what I'm making up numbers, but
- 14:4450% referral base over the last seven years.
- 14:47Why don't you just go create a VIP list instead of trying to go find more
- 14:52new business. Put on a client event for them instead of trying to get more
- 14:56people to know they can trust you.
- 14:57So there's a lot of different ways that you can utilize it, depending on
- 15:00how you build your business, how you build your brand.
- 15:02But even that, if you don't know, if you haven't done anything quite yet,
- 15:06or haven't documented anything quite yet, it can go do that foundational
- 15:10building for you as well.
- 15:11It can put together the spreadsheet.
- 15:12It can, you know, extract information from wherever it is that you keep it,
- 15:16and it can help you get from step to step.
- 15:19But the main thing, the main point I want to drive home on that is until
- 15:24you have a strong foundation, I wouldn't automate much because automating
- 15:29chaos is just gonna cause more chaos.
- 15:31Well, now we're gonna start preaching here.
- 15:33This is this is this is exactly it.
- 15:36This is exactly the situation.
- 15:38I can't agree with you more on that.
- 15:41Like it this is a baby step process.
- 15:43And people have a Well we're seeing large corporations do this now.
- 15:48We're seeing AI jammed into anything and everything.
- 15:52In hopes that something's going to stick.
- 15:55And it sometimes doesn't even feel like it's deliberately planned at this
- 15:59point, and it actually can cause more chaos.
- 16:03I've yeah, I've told people I can amplify
- 16:08either direction. I can amplify what's great about you, but we can also
- 16:13amplify what is shitty about you.
- 16:15So let's get some things in the ducks in a row first.
- 16:18So 100%
- 16:20before we dive in and go into some more conversation here, I want to remind
- 16:25everybody one more time, head over to Skool.com, look for
- 16:29AIRE Elite Mastermind.
- 16:33I'm gonna have that as a clickable link in the show notes so it's easy for
- 16:35everybody to find you.
- 16:37If you found some value in what we're chatting about so far, share this
- 16:41episode with one of your friends.
- 16:42I guarantee you they're gonna pick some insights here that are going to
- 16:46move the needle. And if you found us on YouTube, give us a like and
- 16:50subscribe.
- 16:51So, Lauren, let's talk about social media here for a second, because this
- 16:56is gonna this is one of those annoyances for me.
- 16:59If you have seen, and you probably like maybe I'm hoping you'll agree with
- 17:03me. We see a kind of a wave of certain graphics and a
- 17:08certain it seems like it changes with every AI release, to be honest with
- 17:12you. Right now, there's kind of a poster image with the marker scribbling
- 17:17going on right now.
- 17:18Everybody's images look the same when there's a new AI.
- 17:23This but you were said take a moment, have it interview you.
- 17:28This is one of those things, too, that I've been pushing the concept of
- 17:32taking a moment, establish your brand guidelines, interview it and do some
- 17:38things that would be you would have typically have to hire a marketing team
- 17:42to help you define some of this stuff.
- 17:44But we're seeing that leveling in the blaying field, and you can establish
- 17:48some of these things with little to no cost now.
- 17:52And make some of your some of this content look a little more unique than
- 17:57the same type stuff we see time and time again.
- 18:01Can you talk a little bit about that piece of it?
- 18:04Yeah, absolutely. So what you're referring to, and I just found out that
- 18:08this was actually the word of the year last year, is AI Slop.
- 18:12Nobody's prompting it correctly, and so it comes out all looking the same,
- 18:16right? That is definitely something that, at least in the real estate
- 18:21industry, seem to be hurting consumer trust.
- 18:24When they see that, they're completely turned off and they're moving on,
- 18:27right? So is ChatGPT image getting better?
- 18:31Yes. Is Nanobanana image pretty good?
- 18:34Yes. Is Higgsfield a place where you can go make a cinematic video and have
- 18:38it be pretty decent?
- 18:40Absolutely. But if you're just jumping on and prompting it to make an event
- 18:43flyer or prompting it to make you look like the 80s that was the big one
- 18:47that was just going viral.
- 18:49It all looks the same.
- 18:51And that's where we're losing the consumer trust on that.
- 18:53Now, on the flip side of that, you could use AI, like I said, to go scrape
- 18:58questions that your consumer is asking and have it then write responses,
- 19:02what we, what I like to call text overlay.
- 19:05Okay. So you're literally just having it write text in your brand voice,
- 19:08and then you can put what's called B roll video behind it.
- 19:12So if you look on my Instagram, which is just Lauren Lucas underscore R E,
- 19:16I have video of me doing things, talking on stage, traveling in the
- 19:21air. And I put very relatable text over top of it with a
- 19:27caption that has a little bit more context behind it.
- 19:30Those then become shareable, savable.
- 19:33So for example, if you're a real estate investor who maybe you focus on
- 19:36probate, okay, you could find the questions that people who are going
- 19:41through the probate process are asking.
- 19:43You could have your AI in your brand voice make it like a one to two
- 19:47sentence answer or something with a hook.
- 19:50That's going to draw your consumer in.
- 19:52And then you can utilize that with that's your workflow with AI, instead of
- 19:57having it do the event flyer type feel, which is what you are likely
- 20:02referring to. Other things that you can do then is then you can automate a
- 20:05call to action. And so for social media specifically for me, if you look at
- 20:09most of my posts, it is something that I've done throughout my day.
- 20:14I put a text overlay, which is a sentence or two on top of it, add a
- 20:18caption, that converts at a much higher level than anything I've seen.
- 20:22And when you do that in a way of, you know, rates just went back up over
- 20:25seven, but probably a great time to answer that question of what does that
- 20:29mean for me as the buyer?
- 20:31What does that mean for me as the seller of my property sitting on the
- 20:34market, right? Those types of things are where I would use AI to grow your
- 20:38social media context.
- 20:40That answer your question?
- 20:42Yeah, that exactly answers my question.
- 20:44And in fact,
- 20:46you just brought up the second part of my question that it is regarding
- 20:51you're not speaking to your customer.
- 20:53And you just brought up ways in which to do this again.
- 20:57I really appreciate you giving the tip associated with that, because I do
- 21:01think I'm gonna say I'm gonna pick on investors because I'm not a realtor,
- 21:05but investors do have a tendency of producing content for other
- 21:10investors, like we're trying to do some sort of s selling the other
- 21:15investors on our lifestyle or something, instead of talking to the
- 21:20clients, the distressed homeowners, the probate people, the pre-foreclosure
- 21:25people, the actual people that we need to close opportunities with.
- 21:30Absolutely. And I think, too, it can be as simple as have AI analyzed the
- 21:35last 20 deals that you've done.
- 21:37What was the story behind it?
- 21:38Where why was the property distressed?
- 21:40Why were they going through probate?
- 21:42And then use AI to figure out the questions that Your consumer would be
- 21:46asking about that process.
- 21:47So, for example, I just had a conversation with one of the women in my
- 21:50community who's actually crushing probate right now out in Massachusetts.
- 21:54And she takes the questions that those people are asking and actually just
- 21:58puts stairs. It's a video of stairs, that's it.
- 22:01And puts the answers.
- 22:02And now that's become sharable.
- 22:04And she has now converted and closed deals with people all over the country
- 22:08who aren't in Massachusetts, but they inherited a property in
- 22:12Massachusetts, or they're going through the probate process in
- 22:15Massachusetts. So having that be shareable and savable is where the
- 22:19algorithm is really going to push you to people who probably need your
- 22:23services. So the more specific you can get, if you've been on social media
- 22:27lately, you've probably seen posts that say, you know, I'm looking for the
- 22:31algorithm to connect me with this type of person.
- 22:34That's because they're trying to get the algorithm to drive them to that
- 22:37type of person. You've also probably seen some that, you know.
- 22:41I'm a girl, so I'll say this.
- 22:43Hey, girlies, let's talk about XYZ, right?
- 22:46That's calling out your ideal client.
- 22:48You can do the exact same thing on the investment side.
- 22:50You can call out the probate, you can call out the divorce, the distress,
- 22:54the pre-foreclosure, the and have a little empathy with them.
- 22:58Hey, I realize that you about to lose your house can be very scary, but
- 23:02here are the ways that I can help you is a really great way to actually get
- 23:06them to trust you faster.
- 23:08Now, when it comes to actually converting these types of people, here's
- 23:13exactly what I do in my business.
- 23:16I have a solution to a specific person's problem, right?
- 23:20Now I need to make something valuable enough for them to give me their
- 23:24name, their phone number, their email address, whatever information you
- 23:27want. Those are called lead magnets.
- 23:30And in the marketing world, a lead magnet is just something we're giving
- 23:33away for free in return for that person's information.
- 23:36In my experiences, I've been doing this for, you know, a couple of years
- 23:40now. That could be let's host a Zoom call explaining how this process
- 23:44works. Let's host a community event explaining how this process works and
- 23:49networking with people.
- 23:50It could even be something that's like, you know, five mistakes to avoid
- 23:54before and then enter their problem, right?
- 23:57Something valuable enough for them to give their name, phone number, email.
- 24:00Now, I use a platform then called ManyChat.
- 24:03So I create this document or I have this Zoom link, whatever it is I'm
- 24:06doing. And I use a platform called ManyChat, where then I can create an
- 24:10automation that says comment the word, whatever word I choose to get
- 24:15whatever it is I'm giving.
- 24:16So comment the word webinar to join my webinar.
- 24:18Comment the word community to join this community event.
- 24:21Comment the word guide to get whatever, right?
- 24:24It's up to you what you want to do.
- 24:26But the automation of ManyChat then will comment back to those people and
- 24:30say, Hey, I just sent you a DM.
- 24:32While also DMing them on Instagram whatever it is you're sending them.
- 24:36And so what happens now is I'm giving them something of value.
- 24:39I'm getting their name, phone number, email in return.
- 24:41So I'm increasing my database, one.
- 24:44Two, in the case that it is a shareable, savable type document, they're
- 24:48sharing it out with their clientele, their family, their friends, whatever.
- 24:52So I'm getting more reach to more people that I might be able to help.
- 24:56But three, my automation, AI is responding to every single comment.
- 25:00So I'm now doubling my engagement on my post.
- 25:03So the algorithm's gonna push me at to more people naturally anyways.
- 25:06So that right there with a ManyChat automation is how I'm able to get my
- 25:11value into the hands of my ideal client very quickly without me
- 25:16having to do anything more than use AI to figure out what is the pain
- 25:19point, make something valuable, set up the automation.
- 25:23From there then, what I personally do is at the bottom of that value, I
- 25:27have their next call to action.
- 25:29So the first call to action was comment this word if you want this thing.
- 25:32Now I've given them value.
- 25:34Second call to action is book a consultation with me.
- 25:36And I give my calendar where they can go self assess what day and time
- 25:39works best for them, completely cutting out all of the friction of the back
- 25:43and forth and scheduling, right?
- 25:46Then I personally added on a please fill this out before we meet, much like
- 25:50I did with you, right?
- 25:51What are we talking about?
- 25:52Who are you? How can I help you type thing?
- 25:55And then that form that they're filling out automatically goes into my
- 25:58database, and now my database does all the nurturing, all the following up,
- 26:02right? So from the time someone sees me on the internet, has no idea who I
- 26:05am, I've just walked them through an automatic automated buyer journey that
- 26:09has now gotten them valuable information on my calendar in my CRM, and now
- 26:13all I have to do as the human being is show up.
- 26:18So we're now there's three things I'm gonna want to try to touch on here in
- 26:23the last few minutes of our of our time together.
- 26:26One of them is that what you're
- 26:29if this sounds really overwhelming to people, this is the power of the
- 26:33world we're living in right now.
- 26:35Some of the stuff that Lauren has been talking about has up until now been
- 26:39reserved for the big players.
- 26:41Whether it's the data consumption, leveraging that information, and then
- 26:46deploying these AI agents and automations, but you'd have to be, you know,
- 26:51an Amazon or what have you to do some of this.
- 26:54It's not the case anymore.
- 26:56This stuff is at anybody's fingertips, and we can deploy this in an
- 27:01afternoon in some of these in some of these things.
- 27:04It is crazy the level of playing field we're dealing with right now.
- 27:09And this is just people's opportunity.
- 27:13Yeah, for like forty, fifty bucks a month.
- 27:15Like it's really inexpensive to do so.
- 27:19Really inexpensive to do so.
- 27:22Yeah, I've made the argument that
- 27:24You know, people have asked me which $2 subscription should they be
- 27:29subscribing to, Claude or ChatGPT.
- 27:32And I typically answer both.
- 27:34Like you should be like it's the cheapest thing you could possibly be doing
- 27:39right now. But
- 27:42two things. One of them is that every step along the way that you've been
- 27:46laying out these things, there is been a value element associated with
- 27:52this. And we have to keep that in mind.
- 27:54People aren't going to just sign up for your newsletter for the sake of it.
- 27:57There's got to be there's a trade that's going on there.
- 28:01So you every touch you're making, there is some value associated with it,
- 28:06some value lever that you're pulling.
- 28:08Is that fair to say?
- 28:10100%. And if we spoke about Gary V in the beginning.
- 28:14If you've not read his book, Jab Right Hook.
- 28:18Yeah, jab right hook, read it.
- 28:20Because that's exactly it.
- 28:21You give, then you take.
- 28:23Give, then you take, right?
- 28:25And that's how you're gonna build that no like trust in those types of
- 28:28things. And I'll be honest, that ManyChat automation, I was looking at my
- 28:30numbers the other day, over 200 consultations booked off that one
- 28:35automation in the last twelve months, and 187 of those people actually
- 28:39showed up because they had chosen to be there.
- 28:42They already knew what they were getting into.
- 28:43They weren't being cold called or cold soul on anything.
- 28:47And then the last element is what you are how you're suggesting
- 28:52implementing these things, and this is where we're kind of preaching to the
- 28:55same choir is you're automating things that would be very time
- 29:00consuming that you wouldn't typically maybe even have you would force
- 29:04yourself to maybe do it to free yourself up in order to make those human
- 29:09connections, that human content, that human like it's to amplify
- 29:15the human aspect of this whole thing and automating what
- 29:20wasn't achievable, or maybe even the boring stuff.
- 29:24Is that is that it's not.
- 29:25And I think
- 29:27a hundred percent.
- 29:28And I think it's a lot of
- 29:30whether you are automating the tedious and the mundane things you don't
- 29:34want to do or procrastinate on, or you're at least getting yourself out of
- 29:39the burnout stage and freeing up that time.
- 29:41It either one, it allows you to become a better human being.
- 29:44You show up better when you meet them, you're able to show up more to be
- 29:48face to face. So it's not that you're replacing yourself.
- 29:51You're replacing the things that you no longer need to do because tech has
- 29:54caught up. And so one of the things that I really like to drive home here,
- 29:57too, is you do not need to be techie to know how to do this.
- 30:01You just have to be curious enough to ask AI, what can you do for me?
- 30:06And I think that's where a lot of people, you know, they think that they're
- 30:09not techie enough.
- 30:10They think that they're too late to the party, and that's just not the
- 30:12case. If you open up ChatGPT, even on the free version or Claude on the
- 30:16free version right now and say, I have no idea how to use you.
- 30:20Here's what I do. How can you help me?
- 30:23It'll give you an action plan of all the things that it could do for you.
- 30:26And so that curiosity of I wonder if AI could help me do this, the answer
- 30:30is likely yes. It's just a matter of how, right?
- 30:33And I think that a lot of people too think that they need to sit down this
- 30:37weekend or whatever, and then and build all these automations to get it
- 30:41right. No. Everything I just explained to you, I did the lead magnet first.
- 30:45And then I realized that nothing was happening.
- 30:47And I was like, I should probably add in a calendar link.
- 30:50So my I solved the first problem, which then created the second problem.
- 30:54That's exactly how it works when you're building with AI.
- 30:57It's all in phases.
- 30:58It's all okay, I got to this point.
- 31:00Now what's next? And I'm not going to know what's next until I start to
- 31:04look at the data of I've got 50 lead magnets going out and zero
- 31:08conversions. Well, it's probably because they have no idea where they're
- 31:11supposed to click or what they're supposed to do.
- 31:13Let's add that in.
- 31:14And then I added in the calendar, and all of a sudden it was like I'm
- 31:16meeting with these people, but I have no idea what they want.
- 31:19Let's add in a form that they fill out real quick.
- 31:21And then it was now I know they want, but I'm still the data clerk at the
- 31:25end of the day putting this information in my CRM.
- 31:27Okay, well, let's automate that, right?
- 31:29So every problem that you're solving with AI should create another problem,
- 31:34which is your next task of what to solve with AI.
- 31:37So you're building in phases, and that's when you're really starting to
- 31:39stack these automations together to free up majority of your time.
- 31:44And these are these building blocks that Lauren is talking about here.
- 31:47Don't expect it to you're dropping in an AI and hoping that it can run your
- 31:53whole back end
- 31:54auto-magically.
- 31:57And thankfully it's not the way it works because you it can go off the
- 32:02rails pretty quick.
- 32:04Lauren, this has just been fantastic.
- 32:07Let's dive just briefly into where you things see things heading right now.
- 32:12We've seen we got Fable on Clanthropic
- 32:17side. We got Astra now on
- 32:20open AI side.
- 32:23Where are you using some of these tools?
- 32:25How do you how do you sparse this out?
- 32:28And where do you where what's on the horizon in your in your eyes?
- 32:32Absolutely. I think I'm in a unique position because I speak and teach on
- 32:36it, that I typically try all of the new things in the same ways.
- 32:40So for example, a prompt that I would have given Fable, I would give the
- 32:43same prompt to Astra to kind of see who does what better, right?
- 32:47But in my personal opinion, and I've said this before, it's kind of
- 32:51contrarian thinking, but I personally believe that anybody in the real
- 32:54estate industry, especially the agents, if you don't have AI somewhere in
- 32:58your business by the end of 2027, you're gonna be equivalent to an agent
- 33:02today who doesn't have a cell phone.
- 33:04I mean, that is how fast this is moving.
- 33:06That is how fast the divide is going to get.
- 33:08I pretty sure what's gonna happen is in the next couple of years, the buzz
- 33:13of AI is gonna go down, but the divide is gonna be so great because those
- 33:17who never jumped in, those who never implement it are gonna be like, see,
- 33:21told you it was just a shiny object.
- 33:24But those who actually are implementing are no longer talking about it like
- 33:28we are now because we've already implemented.
- 33:30There's nothing left that we need to talk about, right?
- 33:32The systems and the processes and everything have already been built.
- 33:34That divide is gonna be so great that in my opinion, the people who aren't
- 33:38implementing right now are never going to be cat be able to catch up.
- 33:42Let's we're gonna dive into the rapid fire and start closing out this
- 33:45episode here soon.
- 33:46But is
- 33:47you know, do you have like two or three quick tips that
- 33:52people are listening to right now that they could take away, they got their
- 33:57weekend ahead of them, something that they could implement today that could
- 34:01actually move the needle, whether it's personal life or business?
- 34:06100%. And you had spoken about investors earlier today, so I'll hit that in
- 34:10first. If you are an investor, I am too.
- 34:13If you are an investor and you have a big spreadsheet all this different
- 34:18information about purchase price, scope of work, and holding costs, and you
- 34:23know, you're doing all these calculations.
- 34:25You don't need to do that anymore.
- 34:26Take your spreadsheet, upload it into AI, and say, This is how I analyze a
- 34:30deal. Now you can just type in one two three main street, purchase price
- 34:33250, ARV 475, scope of work 80,000.
- 34:37It will automatically be like yes or no.
- 34:39Because what I used to be do is sit on that spreadsheet, and we all know
- 34:43that call it eight out of 10 deals that you're analyzing are not going to
- 34:47work the way that they are currently priced and structured, right?
- 34:50That would be the first thing I would do because you can analyze more deals
- 34:53in a lot less time and you can do it much more efficiently.
- 34:56The other thing that I would do, like we were talking about with the
- 34:59database reactivation, if you feel like you've kind of been, you know,
- 35:03grabbing these leads or you've got a ton of stuff in your email or text
- 35:06messages, go start there, have it analyze and pull out the top five, 10,
- 35:1125, however many you want.
- 35:12Have it pull out the names and the numbers of those people and go reach out
- 35:16to them this weekend.
- 35:17Aside from that, I would say take all your time and build the foundation
- 35:21right. Don't worry about going out and getting the next shiny, fancy,
- 35:25expensive thing until it knows who you are, you have it connected.
- 35:30To every platform that you want, including Gmail, Calendar, Canva, if you
- 35:34use that, your CRM.
- 35:36Because that's how your Claude or your chat can become your assistant.
- 35:39I could open up my chat right now, and I could say, hey, go email Jack and
- 35:44see if he's available for coffee on Friday at two o'clock.
- 35:46And if he is, add it to my calendar and send him a confirmation, and it
- 35:49would. Heck, I could even say, have it go book this coffee at this place on
- 35:54this street, and it could go in to open table or whatever and actually do
- 35:58that. Like until you have all of that done, don't worry about the next
- 36:02shiny object. But again, on the on the forefront of that, if money is what
- 36:06you need right now, automate your systems from your spreadsheets, automate
- 36:10your reach out for the people who have already been in your inbox.
- 36:13Well, Lauren, if you are ready, we're gonna dive into the rapid fire and
- 36:16close out this episode.
- 36:18Head over to the Skool community at AIRE Elite Mastermind, but
- 36:23we'll dive in and this should be a fun one.
- 36:25What lie do real estate investors often tell themselves?
- 36:29Oh what lie do real estate investors I can't afford it?
- 36:34A lot of a lot of new investors, especially think that they can't jump in
- 36:37not realizing that there's things like burrs and TSCRs and things like that
- 36:41they can get. If you could go back in time and give your younger self a
- 36:43piece of advice, what would it be?
- 36:46Don't ever sell any property, ever.
- 36:49I need you to look back as you were scaling your business, whether it's the
- 36:53current one or your real estate one, whatever, what was the first position
- 36:58you hired for? And would you hire that same position again?
- 37:03First position I hired for was for a buyer's agent, because as an agent, I
- 37:07got super busy. All that did for me was create more admin work.
- 37:11So don't do that. Hire an admin first until you have leveraged them to
- 37:17basically leverage yourself again to the point that you can no longer take
- 37:20anything on. Then
- 37:22Think about bringing on other agents, but don't start if you're gonna build
- 37:25a team or anything like that, don't start with salespeople at all until
- 37:29your admin is maxed out to the extent that they can't take any more.
- 37:34What single tool or process have you implemented that has had the biggest
- 37:38time saving impact?
- 37:39Time saving impact.
- 37:40Honestly, I would say in the beginning, utilizing AI in general, whether
- 37:43it's ChatGPT or Claude, to take a look at you what you're currently doing.
- 37:47Have it look at your systems, your processes, have it streamline everything
- 37:51you've already because starting again, starting from chaos is just gonna
- 37:55build more chaos. I need it to help me get as lean as possible before I
- 37:59move forward. Well, Lauren, this was just fantastic.
- 38:02I really appreciate you giving us so much time here today.
- 38:05One more time, you can find more information and join her Skool community
- 38:09at AIRE Elite Mastermind.
- 38:12That's gonna be a clickable link in the show notes.
- 38:14If you wanted to call out your Instagram again, Lauren, this would be the
- 38:18time, but I really appreciate your time again.
- 38:21Instagram is Lauren Lucas underscore RE.
- 38:25Thanks for having me.
