- 0:04Welcome back to the USA Cabinet Store podcast.
- 0:08The show where we break down what home remodeling
- 0:10really costs here in the DMV. Today we are tackling
- 0:13a big one. How much does a bathroom remodel actually
- 0:17cost in Fairfax County in 2026? And I have to
- 0:21say, the numbers this year come with a twist.
- 0:25Joining me is our design and budgeting expert.
- 0:27Welcome to the show. Thanks. It is great to be
- 0:30here. And you are right. 2026 is a really important
- 0:35year to understand before you start swinging
- 0:37a hammer. There are three big cost pressures
- 0:40hitting at the exact same time, and timing your
- 0:43project around them can honestly save you thousands
- 0:45of dollars. Okay, let us set the stage. If I
- 0:49am a homeowner out in Reston or Vienna, what
- 0:51should I expect to pay this year? So here is
- 0:54the headline. For a solid code -compliant mid
- 0:57-range bathroom remodel in Fairfax County, You're
- 1:00looking at roughly $17 ,000 to $35 ,000. A full
- 1:05master suite runs about $35 ,000 to $65 ,000.
- 1:09And a luxury spa -style retreat that can easily
- 1:12push past $115 ,000. Fairfax sits well above
- 1:17the national average, and that is before the
- 1:202026 factors even kick in. Right, the twist you
- 1:23mentioned. So what are these three pressures?
- 1:26Number one, and this is the big one. Starting
- 1:29January 1st, 2026, the tariff on imported cabinets
- 1:33and vanities jumps from 25 % all the way up to
- 1:3650%. Number two, skilled labor costs are rising
- 1:404 .5 % to 6%. And number three, Fairfax County
- 1:44permit fees went up 12 .5%. All three of those
- 1:48at once. Let us dig into that tariff because
- 1:51the vanity is usually the centerpiece of the
- 1:53bathroom, right? Exactly. And often the single
- 1:56biggest expense in the room, That 50 % tariff
- 1:59translates into roughly a 20 to 28 % jump in
- 2:03vanity prices. So a semi -custom vanity that
- 2:06ran $1 ,200 to $2 ,500 in 2025 could be $1 ,500
- 2:10to $3 ,200 in 2026. My honest advice? If you
- 2:16have a project coming up, buy the vanity now,
- 2:19before January and lock in 2025 pricing. It is
- 2:22one of the easiest ways to save real money this
- 2:25year. That is a great tip. Now you also mentioned
- 2:28labor. Why is labor so expensive specifically
- 2:30here in Northern Virginia? This one really surprises
- 2:33people. It is the data centers. The explosive
- 2:37growth of data center construction in Loudoun
- 2:39County and parts of Fairfax is soaking up the
- 2:42skilled trade workforce, the plumbers and the
- 2:44electricians. So residential remodelers have
- 2:47to compete with these giant commercial projects
- 2:49for the same workers, and that pushes wages up
- 2:52across the board. A licensed plumber here runs
- 2:55$75 to $150 an hour, or even more. Wow, I never
- 3:00would have connected data centers to my bathroom
- 3:02budget. Okay, let us talk tears. If someone is
- 3:06just trying to figure out where they fit, how
- 3:08do you break it down? I think of it in five levels.
- 3:12A cosmetic refresh, so just paint, new fixtures,
- 3:16a new mirror that is $5 ,000 to $12 ,000. A powder
- 3:20room, surprisingly, can be $8 ,000 to $18 ,000
- 3:22because you pack premium materials into a tiny
- 3:25space. A standard full guest bath is $18 ,000
- 3:29to $35 ,000. A master suite is $35 ,000 to $65
- 3:33,000. And a luxury spa retreat with steam showers
- 3:37and structural changes starts around $70 ,000
- 3:39and climbs from there. Okay, let us talk about
- 3:42the scary part, the hidden costs. What is it
- 3:45that actually blows people's budgets? It is almost
- 3:47never the tile costing $2 more per square foot.
- 3:51It is what is hiding behind the walls. The biggest
- 3:54one is relocating the plumbing stack, that main
- 3:57vertical waste pipe. Move that and you are adding
- 4:00$3 ,000 to $9 ,000 because you are opening up
- 4:03floors and ceilings on multiple levels. So my
- 4:06number one money -saving rule is this. Keep your
- 4:09fixtures in their existing locations. That single
- 4:12decision can save you anywhere from $1 ,500 to
- 4:15$9 ,000. And a lot of Fairfax homes are older,
- 4:18so I imagine there are some surprises waiting
- 4:21behind those walls too. Absolutely. About 60
- 4:24% of the housing stock here was built between
- 4:261940 and 1980. So we regularly run into rotted
- 4:31subfloors, old galvanized pipes, ungrounded wiring,
- 4:35and even asbestos in pre -1980 homes. That is
- 4:38exactly why I always tell clients to keep a 15
- 4:41to 20 % contingency fund. Please do not budget
- 4:44right up to the limit of your financing. Leave
- 4:47yourself a cushion. Smart. Now, the question
- 4:50everyone asks, will I actually get my money back
- 4:52when I sell? Here is the key insight. Mid -range
- 4:55remodels return 70 to 80 percent of your investment
- 4:58at resale. But upscale luxury projects only return
- 5:0242 to 55 percent. So if return on investment
- 5:07is your main goal, the mid -range remodel is
- 5:09the sweet spot. Those high -end steam showers
- 5:12and imported stone slabs? Think of those as something
- 5:16you buy for your own enjoyment, not as an investment.
- 5:20Although, in a competitive market like McLean
- 5:22or Vienna, a dated bathroom can absolutely be
- 5:25a deal killer, so there is real value in simply
- 5:27being turnkey. Okay, give me the cheat sheet.
- 5:30Your top ways to save money on a 2026 bathroom
- 5:33remodel. Four quick ones. First, buy your vanity
- 5:36before the January tariff hits. Second, keep
- 5:40your plumbing exactly where it is. Third, Choose
- 5:44stock or semi -custom vanities over fully custom
- 5:46cabinetry. And fourth, use Fairfax County's Fast
- 5:51Track permitting program for simpler projects
- 5:53to cut weeks off your timeline. And always, always
- 5:56hire a contractor with a valid Virginia license.
- 5:59You can verify it yourself on the DPR website
- 6:01in about two minutes. This has been incredibly
- 6:04useful. If folks want expert help with their
