- 0:38place for you. The Academy Presents Real Estate

- 0:44industry experts so that you can save time, avoid
- 0:48costly mistakes, and begin living the life you've
- 0:52dreamed of all through real estate investing.
- 0:56You're already taking the first step. just by
- 1:00joining us here today. So some of the things
- 1:03we've done before, conservation packages by changing
- 1:07out toilets, faucets into the aerators, it's
- 1:10able to have a substantial impact, right? So
- 1:12here's one estimated investment of 27 ,000, estimated
- 1:16annual utility savings is striking 22 ,000. So
- 1:20almost 80 % saved or a little over 80 % saved
- 1:24in year one, estimated property value increase.
- 1:27based on the cap rate for this market could be
- 1:30as high as giving that to the bottom line, an
- 1:34increase in valuation of almost $350 ,000 just
- 1:37by doing things that are now changing the operations
- 1:42of the property, but not having an effect onto
- 1:44the tenants, right? So if you can look at this,
- 1:46this is a great way that you can come in. and
- 1:48actually add value. Now, you know, pro tip here,
- 1:52make sure that you're not going to add on low
- 1:55flow toilets on a very old property that may
- 1:58have a withered sewer lines, because you may
- 2:00do one thing just to create other things that
- 2:03will be a problem for you in the future, right?
- 2:05So if you have a very old building, a sewer lines
- 2:10that are not up to date, you know, could be something
- 2:12to affect that you may find that you're creating
- 2:14a result that you want on the front end, however,
- 2:17is going to have ramifications on the back ends.
- 2:20So again, some of these are things AC tune up.
- 2:24winterizing right, you can go in there and do
- 2:26everything from winterizing could be this of
- 2:29just a lot of your utilities is the tenants are
- 2:32not going to tell you if there's no sweeps on
- 2:34all the doors and so a lot of the heat is going
- 2:36out underneath the door, or the windows are not
- 2:39to the R value and the R value is gone so the
- 2:41heat is going out the window or you don't have
- 2:43the attic insulated so you're having a lot of
- 2:45that energy being lost through the roof right
- 2:47so there's a lot of easy things you can do here
- 2:49to create value that does not have an effect
- 2:52on it. and actually provides them more comfort
- 2:54in the long run by doing small things like this
- 2:57that can also add a ton of value to your property.
- 3:00So here's some things that we did to add to the
- 3:03user experience, right? So we had a pool that
- 3:05had been down for two years, took in this property,
- 3:07put out all new pool furniture, got hit on with
- 3:10a new pool pump. We added out this pergola. It
- 3:12also has a grilling station here to get a lot
- 3:15of tins to bring more community to the property
- 3:17because we basically, of 93 units here, changed
- 3:21over the entire property. We've actually turned
- 3:2392 of 93 units, complete makeover to the entire
- 3:26property. This was a property with weekly rentals.
- 3:29which anybody did not have to have any background
- 3:32check or any of that could come to this property.
- 3:34We've changed this property dramatically. The
- 3:36overall change out in lease rate is now about
- 3:39$525 from where we started to where we are today.
- 3:42So a massive improvement in income, but also
- 3:44a whole different change to the quality of the
- 3:47tenant. And so the dog park, just a lot of things
- 3:49to bring community to this property. So these
- 3:52things, right, although there are costs to us,
- 3:54right, you can't really perceive the value, create
- 3:57the community effect to where we are trying.
- 3:59to go with the nature and feeling of the property.
- 4:03Another one here of value view apartments, right?
- 4:05So we basically changed over onsite management.
- 4:09We were able to raise rent about $100 to $200
- 4:11based on the market comparables. We began to
- 4:14build back tenants. It's $30. It actually is
- 4:16$35 now. Did energy saving programs, right? So
- 4:20it changed out all the light bulbs to LED savings.
- 4:23We are eligible for tax credits because it's
- 4:26an historical neighborhood. We turned month to
- 4:29month leases, two year long leases to give them
- 4:31more predictability. the nature of the building
- 4:33here. And we've made strategic improvements to
- 4:36the exterior property just to bring it up to
- 4:39meet the market conditions. Some of the top expense
- 4:42drivers, management efficiencies. So if you have
- 4:46multiple properties, right? So, so we're just
- 4:48talking two properties she has in her backyard,
- 4:50right? That may be underserved to the market
- 4:53just as one by themselves compared to employees,
- 4:55they now can be combined. So she's getting the
- 4:57nature of the times of scale by having two good
- 5:01-sized properties that are side by side so they
- 5:03can make use of different employee sets to be
- 5:05able to treat both properties. You also look
- 5:07at marketing to drive the both properties. So
- 5:08a lot of things can get driven by creating your
- 5:11own economies of scale, reviewing your contracts
- 5:14to make sure that you're meeting market contract
- 5:17rates, looking at the utility efficiencies we
- 5:19spoke about, and also tenant training. So predictability
- 5:22here, if you get your tenants to understand how
- 5:25payment structures work, is that it's not paying
- 5:28as they may have had a ideal situation with the
- 5:32prior seller, where maybe the seller was allowing
- 5:34them to pay any time throughout the month. So
- 5:36setting up a predictable tenant training pattern
- 5:38could be one. Also calling for the proper maintenance
- 5:41request. They may have had a bad experience with
- 5:43proper. prior ownership or management that when
- 5:46they called nothing got fixed. So installing
- 5:48that you will fix stuff can save you a ton in
- 5:50the future because the tenants may not let you
- 5:52know if there's leaks or other things where you're
- 5:54spending a lot of money down the drain because
- 5:57you're not aware of current conditions on the
- 5:59property here. So next piece, the puzzle here
- 6:04is closing day. We of course walk units at our
- 6:08inspection. We're also gonna re -walk every unit.
- 6:10So you may do an inspection. 30 to 60 days, depending
- 6:13prior to your closing. So a lot can happen. Think
- 6:15of anything in life within those one to two month
- 6:18scenarios here. So we are going to walk every
- 6:20unit. We're going to inspect units for, of course,
- 6:22people not no longer being there or other things
- 6:25that may have changed for the nature of the property.
- 6:27Right. So conditions of carpets, smoke detectors,
- 6:30appliances, we're going to deliver to resident
- 6:32takeover letters, whether it's us or a property
- 6:34management company, depending on how the property
- 6:36is set up and begin our business plan. Right.
- 6:38So the plan that we have set forth, whether it
- 6:40be utility billbacks and new marketing plan,
- 6:43or our day one construction process here, we're
- 6:45going to start putting that in order. Next is
- 6:48have a high order for addressing outstanding
- 6:50maintenance items. It can be a lot for a tenant
- 6:53to have a new management or buyer come on place.
- 6:57We do want to make sure that we're fully in line,
- 6:59that we're creating a transition plan that is
- 7:01going to benefit the tenant base so they understand
- 7:03that new, we'll call it sheriffs are in town
- 7:06and we're going to do things in a different way
- 7:07to improve the property. Lastly, of course, rekey
- 7:10office, rekey common areas just going forward.
- 7:13We have a new, fresh approach on the property.
- 7:16So here was the first deal we closed 2017, 94
- 7:19unit, $2 .3 million, had substantial value at
- 7:23upside. We had an interesting seven, six arm
- 7:27through Fannie Mae. This is a program that's
- 7:30specialized for small balance lending for BNC
- 7:32assets. We raised the capital, right? We raised
- 7:34about 700 ,000, but this property, we were able
- 7:36to do a lot in this property because there was
- 7:39so much value, but the building itself was in
- 7:41great condition. So we transitioned management,
- 7:44we were able to turn about 65. of the units completed
- 7:47all of our six and 12 month lender required repairs
- 7:50in 12 and five months beyond your program. the
- 7:54lender is going to give you a number of items
- 7:56that they are going to want you to do. Six -month
- 7:59repairs are required because they're called urgent,
- 8:02I can get blanking on the word, and the 12 -month
- 8:05repairs are necessary repairs that are not deemed
- 8:08urgent. We created a tenant referral program
- 8:10that allowed great new tenants to, of course,
- 8:13refer their friends, right? So one of our three
- 8:16new leases is coming this way, and put in a move
- 8:18-in fee that replaced deposit, secure deposits,
- 8:22which also directs We went to our bottom line
- 8:24at day one. It sold a water savings program.
- 8:27It was highly just like the one we spoke of earlier,
- 8:30almost a between fixing the leaks and doing this
- 8:34water program, our water bill dramatically decreased
- 8:36by about 30%, creating about 325 ,000 of value
- 8:40to the property. We instituted pet fees and that
- 8:43was another income driver for us. Now, not everything
- 8:46goes right. Just as you take on properties, a
- 8:48hundred people there, not everything is going
- 8:50to go perfect. We had three deaths, all natural
- 8:52causes, right? So new property and when you have
- 8:54people that are just elderly and two actually
- 8:56died in one week, just very interesting scenario,
- 8:59all natural causes, but having the right management
- 9:02partner who understands how to deal with that
- 9:03proactively here is one way that you can make
- 9:06sure you're set up for success because noting
- 9:09this, this was not something I thought of, you
- 9:11know, going into our business plan. What happens
- 9:14if, now we know, right, that's having the right
- 9:16team on board. 15 HVAC replacements beyond our
- 9:20scope of work, right, so unexpected HVAC replacements.
- 9:24drug and gun activity on a neighboring city -owned
- 9:27building, right? So you do not control the neighborhood.
- 9:30You have a property within the neighborhood.
- 9:32Neighborhood does not have a ton of violence.
- 9:34It's a safe neighborhood. And it was one party
- 9:36that was being proper, one property that was
- 9:39being improperly run by the city caused a lot
- 9:42of effect to our buildings. We're able to rectify
- 9:44this. However, in the initial caused a lot of
- 9:47havoc for our tenant base. had a problem with
- 9:49the gas line on a building that evacuated a building
- 9:52for one day. This came back to the utility company.
- 9:54Some of the work they were doing was not in effect
- 9:57of anything we were doing, direct effect of somebody
- 9:59else. However, having the right team in place,
- 10:02again, allowed us to handle this in the most
- 10:04proficient way. OK, so what else went right?
- 10:07That bad building, we were able to get Louisville
- 10:09Metro to come and use one of our units that was
- 10:12being renovated as a stakeout. And they were
- 10:14able to arrest a number of people from the other
- 10:16building and curb that. So it was an interesting
- 10:19way that we could all benefit in the meantime
- 10:21to make this a safer place to live. We put the
- 10:24two laundry rooms back online. We were the only
- 10:27laundry rooms in the area. They were both down.
- 10:29So we got a laundry contract, which added additional
- 10:32income, put them both back online, and opened
- 10:34them up to the neighborhood. There was about
- 10:35300. surrounding units for which there was no
- 10:38laundry. So we opened this up to the neighboring
- 10:40buildings, gave us additional income, increased
- 10:43rent above former rent across the board. And
- 10:45that was just doing the classic turns. And after
- 10:47the one year sold or actually refinance, this
- 10:50property returned 75 % capital. after two years
- 10:53was able to sell this property doubling the investor's
- 10:56money while exceeding our five -year projections.
- 10:59So great one out of the gate, something of a
- 11:02very nice, we'll say, calling card for our first
- 11:05property, but to engage our business plan. And
- 11:07this business plan has been something we've continued
- 11:09to implement for the duration of us going forward.
- 11:13So. We had a quick run here on Asim Anjoui covered
- 11:17a lot of ground, but ideally you are creating
- 11:20a process for which you can implement. And beyond
- 11:23you having the plan, what is most important is
- 11:26that you are having a team around you that one
- 11:29believes in your plan and believes it can be
- 11:31implemented, but are also able to support you
- 11:33and your team with making sure that that plan
- 11:36that you have put together is able to be conducted
- 11:40in an orderly fashion with the property. So I'm
- 11:42Jason Urussi. Find out more about us at EurysiaHoldings
- 11:46.com. My wife, Peely, and myself, we are partners
- 11:49here at Eurysia Holdings. We have another six
- 11:51employees on our team. We'd love to speak to
- 11:53you if you want to learn more about our process
- 11:55investments. Happy to be, and you can find my
- 11:58email right here. That was awesome. So much information.
- 12:05I really like that y 'all opened up laundry facilities
- 12:08to the area. um because like one of one of our
- 12:12properties is i want to say it's like the only
- 12:15bigger apartments in the entire city um which
- 12:19you might be saying what um so we invested it's
- 12:23a tertiary we're a tertiary already and we invested
- 12:25like a suburb of our city um so it's actually
- 12:28in our park which is like 34 3900 people um but
- 12:33for whatever reason they just got a starbucks
- 12:36so starbucks knows something i don't know that's
- 12:39cool Yeah, I'll throw one caveat to that is that
- 12:42so of course, many years ago right so so looking
- 12:46forward right from from an insurance perspective.
- 12:49I would speak with my insurance partner because
- 12:52we could, you know, you think when you have people
- 12:54that aren't living there coming into one of your
- 12:56rooms, how to make sure we're properly insured.
- 12:59So that would be the question going forward to
- 13:00make sure that if something came in, there was
- 13:01an incident, where would it fall since we had
- 13:04opened this up? So that would be one thing I
- 13:05would set up for the future. You know, hindsight
- 13:07is 20 -20, right? However, at that point, it
- 13:10worked for what it was without incident. But
- 13:11if an incident came up from an insurance standpoint,
- 13:14I would have to make sure I was clean on what
- 13:16we were doing there, whether it was, you know,
- 13:17posting a right signage or having some kind of
- 13:19additional insured. But that said, it was another
- 13:21way that we could just add income to the property.
