- 0:00SPEAKER_02: I mean, it it drives me crazy when people try to talk above you to make themselves feel more elevated.
- 0:08SPEAKER_00: Yeah.
- 0:09SPEAKER_02: When it doesn't need to be like that.
- 0:13SPEAKER_00: Hey leaders, I'm Jake, a loan officer obsessed with business growth and finding out what's actually working in our market.
- 0:21SPEAKER_00: If that sounds useful, hit follow.
- 0:23SPEAKER_00: Now, this week's leader.
- 0:31SPEAKER_00: Alright, Destiny, thanks for coming on and recording with me.
- 0:35SPEAKER_02: Thank you for having me.
- 0:37SPEAKER_00: So you're with Bellcross Properties in Morgantown, West Virginia, and we actually connected so well initially because of your background in education, like myself.
- 0:49SPEAKER_00: Yes?
- 0:50SPEAKER_03: Yes.
- 0:50SPEAKER_00: I always have such a soft spot uh for educators, and actually talking to you for a few minutes here is I can't imagine you in the classroom.
- 0:59SPEAKER_00: That must have been an absolute trip.
- 1:01SPEAKER_00: You were either every student's favorite teacher or like maybe the opposite end of the spectrum.
- 1:07SPEAKER_00: I don't know.
- 1:08SPEAKER_00: I don't know if you can comment on that at all, though.
- 1:10SPEAKER_02: All of my children love me, and so did the parents.
- 1:14SPEAKER_00: Yeah, the parents are tough.
- 1:15SPEAKER_00: Yeah, yeah.
- 1:16SPEAKER_00: So I don't know what drove you out of education, but part of it was the parents for me, we're sure.
- 1:23SPEAKER_00: But let's actually start there.
- 1:24SPEAKER_00: So you're crushing it with Bellcross right now.
- 1:27SPEAKER_00: You run a tremendous business.
- 1:30SPEAKER_00: Um, but I'm actually I'm always curious to ask educators what's one thing you took away from working in the classroom that you feel like um gives you an advantage working in the real estate world?
- 1:43SPEAKER_02: I think that the communication of just working with anyone in general, whether they're little tiny people or they're very wealthy people.
- 1:54SPEAKER_03: Yeah.
- 1:55SPEAKER_02: I think just being a very open person to communicate is what is needed.
- 2:01SPEAKER_00: Yeah.
- 2:02SPEAKER_00: And I've been working a lot lately too, you know, like mortgages are so complex.
- 2:07SPEAKER_00: And I think one of the best skills that we can um kind of embody is being able to break something down that is really complex and make it sound really simple.
- 2:18SPEAKER_00: Um you know, so I'm sure on the real estate, on the agent side as well, the simpler that we can explain things, it always feels like the better.
- 2:27SPEAKER_02: I mean, it drives me crazy when people try to talk above you to make themselves feel more elevated.
- 2:36SPEAKER_00: Yeah.
- 2:37SPEAKER_02: When it doesn't need to be like that.
- 2:39SPEAKER_00: Yeah.
- 2:40SPEAKER_00: Yeah.
- 2:40SPEAKER_00: Not not in the real estate world.
- 2:42SPEAKER_00: Nobody would ever do that, right, Destiny.
- 2:45SPEAKER_02: Never.
- 2:46SPEAKER_02: See it happen.
- 2:47SPEAKER_02: Never, never, ever, ever.
- 2:50SPEAKER_00: Social media, too.
- 2:51SPEAKER_00: It feels like people they really try, and I guess I guess I get it.
- 2:55SPEAKER_00: We want to feel elevated, we want to portray, you know, a certain image, but social media right now feels like is just rampant with that.
- 3:05SPEAKER_02: Well, I mean, I think the people that connect the most are the ones that are just real.
- 3:12SPEAKER_02: I mean, if you're just being honest with one another and you're talking to each other like we are, I think it just comes across a lot better than acting like you know something you don't know.
- 3:25SPEAKER_03: Yeah.
- 3:26SPEAKER_00: Let's actually back up even further because your background is so interesting.
- 3:31SPEAKER_00: You grew up on a cattle farm, correct?
- 3:34SPEAKER_02: Yes, sir.
- 3:35SPEAKER_00: And what did that teach you about work ethic?
- 3:38SPEAKER_00: Um, because I couldn't imagine going on a cattle farm and working right now.
- 3:42SPEAKER_00: So, what did those days teach you about work ethic and how it influences your business today?
- 3:48SPEAKER_02: Seeing how hard my parents worked.
- 3:51SPEAKER_02: Um I mean, I didn't work that hard as a kid.
- 3:55SPEAKER_02: I found all the excuses to get out of the hayfield um or the garden, but I mean they worked from the time they woke up until eight o'clock.
- 4:09SPEAKER_02: Yeah, so I think I do get my work ethic from my parents.
- 4:13SPEAKER_00: And I get those vibes from you today that you're putting in long hours and you are in the hustle and still building your business, yeah?
- 4:21SPEAKER_02: Every day.
- 4:22SPEAKER_00: Yeah.
- 4:24SPEAKER_00: Um, and once you got into your real estate career, you mentioned that you had a great mentor um originally on the commercial side.
- 4:33SPEAKER_00: I sure did.
- 4:34SPEAKER_00: So, what's something that you learned working in the commercial side or from that mentor that still influences how you communicate with people today and how you work today?
- 4:45SPEAKER_02: To be as honest as possible, but you gotta be tough.
- 4:49SPEAKER_00: What does that mean, being tough?
- 4:54SPEAKER_02: You have to have an a way about yourself that you can negotiate without being rude.
- 5:05SPEAKER_02: Like, I think that's one thing that drives me crazy is when agents try to push the boundaries a little too far and just or become like so aggressive, and it doesn't need to be that way, but you have to be tough.
- 5:21SPEAKER_02: Um I mean, I am a girl in a guy's world, and um, like I had a very well-known broker who I do have respect for, and we were under contract on something, and he went to shake my hand and said, I can't wait to close with you.
- 5:42SPEAKER_02: And I did not shake his hand and said, We have to wait until closing day.
- 5:48SPEAKER_00: Why is that was it just a lack of trust?
- 5:51SPEAKER_02: Because we're under contract, doesn't mean we're gonna close.
- 5:54SPEAKER_02: I mean, because we still have to go through all of the processes.
- 5:57SPEAKER_03: Right.
- 5:58SPEAKER_02: And if you if we go into contract on something and something comes up with the financing, or you say that something's leased and it's not leased, and we find terms and conditions that aren't being met, we have to terminate, or based off of the inspection.
- 6:16SPEAKER_02: So, I mean, you can ask some of my favorite clients, they know that I'm very super superstitious, and we're not gonna celebrate anything until the day of closing, and it has to be after closing.
- 6:27SPEAKER_00: Yeah, I don't even think that's superstitious, that's just being smart.
- 6:31SPEAKER_00: Um, you know, especially with the market that we're in right now, it feels like more contracts are are falling out than even, you know, maybe just a year ago.
- 6:39SPEAKER_00: Buyers have more options, you know, and they're able to just kind of pull the plug.
- 6:44SPEAKER_02: So I think the buyers are also really um nervous um because I mean, wasn't that long ago our interest rates were so like half of what they are now, right?
- 6:57SPEAKER_02: And I think that there's a misconception out there still that they think that they're gonna get that interest rate back, and those days are probably gone.
- 7:08SPEAKER_00: Can't test that that's not the interest rates right now, yeah.
- 7:11SPEAKER_02: Yeah, nope, it's not gonna happen.
- 7:13SPEAKER_02: And they they want to terminate so quickly on something that they shouldn't be terminating on.
- 7:18SPEAKER_02: And I felt really bad for the lenders out there and the agents because it's hard to get your clients to realize that we're not going back.
- 7:30SPEAKER_00: Yeah.
- 7:31SPEAKER_00: Well, thank you.
- 7:32SPEAKER_00: That's good to hear that somebody's in the in the lender's cores.
- 7:34SPEAKER_00: It's um it's easy to feel like we're just getting like piled on a lot of the times from clients and agents, and you know, um we're all in this together.
- 7:43SPEAKER_00: We're all in this together, a hundred percent.
- 7:46SPEAKER_00: Um and going back to what's kind of influenced your career here, um, you mentioned that um you got married on the younger side, correct?
- 7:58SPEAKER_00: Yes, I did.
- 7:59SPEAKER_00: And then the military took your husband and yourself to Virginia Beach.
- 8:03SPEAKER_01: Yes.
- 8:04SPEAKER_00: So, what did that season kind of teach you about building a life on the move?
- 8:10SPEAKER_00: Um, and how you maybe relate that to clients who are moving from out of Morgantown into Morgantown today?
- 8:17SPEAKER_02: I don't know if it would I don't know if it would actually teach me anything with clients, to be honest with you.
- 8:23SPEAKER_02: I mean, other than you just have to be very self-reliant.
- 8:27SPEAKER_02: Um, I mean, when I got married, I got married so young.
- 8:32SPEAKER_02: I mean, I was five days after my 20th birthday.
- 8:35SPEAKER_01: Wow.
- 8:36SPEAKER_02: And I moved away to college, and he immediately went out to see.
- 8:42SPEAKER_02: So I was alone in a city that I had no idea anything about, and a new school that I knew absolutely nothing about, um, working a full-time job and going to school full-time.
- 8:54SPEAKER_02: So um, I think it just kind of forced me to be very independent and just learn how to figure stuff out on my own, and that's exactly who I still am.
- 9:07SPEAKER_02: Um if I don't know how to do something, I don't fake that I know, I will immediately tell my clients, I don't know, I need to figure this out, and I'll get back with you.
- 9:20SPEAKER_02: I I don't like you know how people say fake it till you make it.
- 9:24SPEAKER_02: Well, maybe I'm too honest and I'll just tell you that I don't know, but I'll figure it out.
- 9:31SPEAKER_00: That's such a skill in itself, and I I mean I can tell you from learning the hard way of trying to fake it till you make it and bullshit your way through conversations.
- 9:40SPEAKER_00: Like you are so much better off just saying, I don't know, give me an hour, I'll get back to you, right?
- 9:44SPEAKER_02: Like you know how many people are out here doing podcasts acting like they know what they're doing, right?
- 9:53SPEAKER_02: We're all just trying to figure it out, so just be honest and say you don't know and figure it out together.
- 9:58SPEAKER_00: Yeah, yeah.
- 10:01SPEAKER_00: And you work with a fair amount of reload clients now, correct?
- 10:06SPEAKER_02: No, I mean, not residential.
- 10:08SPEAKER_00: Oh, not on the residential side.
- 10:10SPEAKER_02: Well, I mean, I'm not out, I'm not a reload specialist by any means.
- 10:15SPEAKER_02: I mean, it's funny that you say that because I just am working with a client now, moving from New Jersey, wanting to see a property that I have listed in Preston County, which is so random because it's you're going from New Jersey to the country.
- 10:31SPEAKER_01: Right.
- 10:32SPEAKER_02: But but they said they needed a change.
- 10:34SPEAKER_01: Yeah, yeah.
- 10:36SPEAKER_02: I do have that.
- 10:38SPEAKER_02: I I've had a lot of that actually.
- 10:40SPEAKER_02: People from the city, New York and New Jersey, that have decided to relocate here.
- 10:48SPEAKER_00: What's the draw to West Virginia from New York and New Jersey?
- 10:53SPEAKER_00: Just kind of out of curiosity.
- 10:55SPEAKER_02: Uh are insanely low compared to theirs.
- 11:00SPEAKER_01: Yeah.
- 11:01SPEAKER_02: I think I had this lovely couple that was looking at a house that I had listed in Preston County, and they were telling me that he's a police officer, but what he does is he does investigation work, but it's online, so he can work from anywhere, but still keep his job in in Jersey.
- 11:19SPEAKER_02: And I just needed to make sure they had really good internet, and he wanted peace so his wife could garden and do her plants and be safe.
- 11:33SPEAKER_02: And he said, How much is the taxes?
- 11:35SPEAKER_02: And the taxes on the house was like twelve hundred dollars for the year, yeah.
- 11:41SPEAKER_02: And he thought I meant the month, yeah, and he thought that was still a good deal.
- 11:48SPEAKER_02: And then when I said it was for the year, he really about fell out.
- 11:54SPEAKER_02: Yeah, and immediately wanted to be here as fast as he could get here.
- 11:59SPEAKER_02: Um, I mean, I just didn't realize that that's how much taxes would be in a different state.
- 12:07SPEAKER_01: Yeah.
- 12:07SPEAKER_02: Uh no, I know my family in Texas, their taxes are wild.
- 12:15SPEAKER_02: Like their house prices are a lot lower.
- 12:18SPEAKER_02: Like a house in Houston that's like$600,000 would be$1.2 here.
- 12:24SPEAKER_02: But their taxes here would be like maybe$4,000, and there it's like$37,000.
- 12:33SPEAKER_01: Ease, okay.
- 12:34SPEAKER_02: So West Virginia is we just we just have a lot, it's just easier for someone to live here.
- 12:42SPEAKER_00: And it sounds like I mean, you're really in tune with your business, and you mentioned that you run a lot of systems within your business as far as educating buyers and walking them through some processes.
- 12:57SPEAKER_00: What's something that you do that you feel like a lot of other Morgantown agents are not doing?
- 13:04SPEAKER_02: With processes or just in general?
- 13:08SPEAKER_00: Um, with processes first, then we'll talk about in general.
- 13:12SPEAKER_02: I don't know if I do anything different process-wise.
- 13:15SPEAKER_00: Okay.
- 13:16SPEAKER_00: What about in general?
- 13:18SPEAKER_02: I I may know different markets.
- 13:22SPEAKER_00: Okay.
- 13:23SPEAKER_02: Where a lot of agents are stick with one sector of real estate, like residential, maybe a little land, where I do property management, residential, commercial, land development, and investment portfolios.
- 13:42SPEAKER_02: So I don't think that there's a process that I do different.
- 13:46SPEAKER_02: I mean, because there's still some amazing agents in my area that I very much respect, but they don't do all of the fields of real estate that I do.
- 13:58unknown: Okay.
- 13:58SPEAKER_02: Does that answer your question?
- 14:00SPEAKER_00: Absolutely.
- 14:00SPEAKER_00: Absolutely.
- 14:01SPEAKER_00: And how does that influence the way you're working with a residential client?
- 14:06SPEAKER_00: Do you just feel you have a better understanding of the industry and you're better able to guide them?
- 14:12SPEAKER_00: Or how specifically is that a benefit for you?
- 14:17SPEAKER_02: Well, I mean, we live in a very transient community where people are coming in and out of Morgantown very quickly because of the university and the hospital.
- 14:28SPEAKER_02: So the timeline of someone moving here might only be three to five years.
- 14:33SPEAKER_02: So if you're coming to buy residential in my market, then I can say, well, if you're going to stay here long term, then this is a house that you can retire in.
- 14:43SPEAKER_02: Or is this a house that you're going to sell in three to five years?
- 14:46SPEAKER_02: Are you going to be able to make a profit?
- 14:48SPEAKER_02: Or are you able to turn it into a rental?
- 14:51SPEAKER_02: This is how much your rental amount would be.
- 14:53SPEAKER_02: This is what you could do with an investment portfolio product.
- 14:57SPEAKER_02: Is this what you want to do?
- 14:59SPEAKER_02: Because a lot of people they move here and they need to have this conversation up front before they buy a house.
- 15:06SPEAKER_00: And just kind of along those lines, I'm curious.
- 15:11SPEAKER_00: You know, we're talking a lot about the market itself, the Morgantown market.
- 15:15SPEAKER_00: What's one of the biggest mistakes you see agents making in the Morgantown market?
- 15:21SPEAKER_02: I think that a mistake an agent can make in general across any market is having someone buy a house just to buy a house.
- 15:36SPEAKER_02: Having someone buy a house because they might be desperate for a commission instead of are you going to like fully know that this person, this client of yours, could come back to you?
- 15:50SPEAKER_02: Like, do you want to make them a repeat client or are you just trying to sell a house to sell a house?
- 15:57SPEAKER_02: Because I want them to want to work with me again.
- 16:00SPEAKER_00: Yeah.
- 16:01SPEAKER_00: Are you doing anything post-closing to stay in touch with clients?
- 16:07SPEAKER_00: Um, if you know having repeat in cli repeat clients um is, you know, a main part of your business, what are you doing to stay in touch and follow up with them?
- 16:17SPEAKER_02: So I do like to send Christmas cards, but I think that it's a relationship you build with someone.
- 16:27SPEAKER_02: So would I love to be able to see all of my clients throughout the year?
- 16:35SPEAKER_02: But it's impossible.
- 16:37SPEAKER_02: I mean, as busy as we all are, but I still have lunches with clients, I still get wedding invites from clients.
- 16:48SPEAKER_02: Um, and I love doing stuff like that because I do consider them more than a client well through the process.
- 16:56SPEAKER_02: Now, don't get me wrong, there are some people they buy a house and I'm good to go.
- 17:01SPEAKER_02: Um, but then there's other ones that I just I can't wait to hear from them.
- 17:05SPEAKER_03: Yeah.
- 17:05SPEAKER_02: Um, and I hope that my Christmas card or my text message is just a way to still keep in touch.
- 17:13SPEAKER_02: But like I like to hear from them.
- 17:15SPEAKER_02: Plus, a lot of people think you know, it's social media.
- 17:18SPEAKER_02: They're on Instagram, they're on Facebook, the like and share and and all that.
- 17:23SPEAKER_02: Like we're such a connected society now, but you have to decide how connected you want to be.
- 17:30SPEAKER_00: And you do such a great job with your social media.
- 17:33SPEAKER_00: That's how we actually originally connected, um, was just through Instagram.
- 17:37SPEAKER_00: And you do such a good job of staying on top of it and making it look really good.
- 17:41SPEAKER_00: Um thank you.
- 17:42SPEAKER_02: So it should be getting better because I just hired a um, I just hired a marketing company.
- 17:47SPEAKER_00: So Oh, beautiful.
- 17:49SPEAKER_02: Let's see, let's see how they elevate me.
- 17:52SPEAKER_02: Yeah.
- 17:53SPEAKER_00: Yeah, I love that.
- 17:54SPEAKER_00: Is there anything specific that you're leaning into with them as far as or or was it just one of those things like I want this off of my plate?
- 18:03SPEAKER_02: No, I'll still be doing everything that I'm still doing.
- 18:06SPEAKER_02: I'm just adding to it.
- 18:09SPEAKER_02: Like, I'm very competitive.
- 18:12SPEAKER_00: Okay.
- 18:13SPEAKER_02: And I want to make sure that I'm staying on top of things just as much as anybody else.
- 18:19SPEAKER_02: And I want people to reach out to me and want to work with me because of I'm not just listing something online and hoping someone buys it.
- 18:30SPEAKER_02: Um, you know, sometimes there's a little bit more to that.
- 18:34SPEAKER_03: Yeah.
- 18:35SPEAKER_02: Like I just had lunch with another agent, two agents, one of my actually one of my best friends, and I was complimenting the one agent that I'm with, letting her know, like, I love her marketing so much.
- 18:48SPEAKER_02: And I think that her and her husband um have such a great like hold on what they're doing.
- 18:56SPEAKER_02: So when I met with my marketing like team, I used them as an example, and I said, I don't want to be like them, but I want to be as good as they are.
- 19:07SPEAKER_02: Um, so there's like there's a guy out of New York, New York City, that I really like his marketing, um, which is so random that I found this agent like an out of the commercial world.
- 19:21SPEAKER_02: Um, and we it's not like we know each other, but I reached out to him and we had a lovely conversation about his marketing.
- 19:30SPEAKER_02: And then, of course, the agency here in town that I really, really like.
- 19:35SPEAKER_02: And then there's some others, and I blended them all together and gave that to my team and said, now you have to create it around me.
- 19:45SPEAKER_02: So we'll see what happens.
- 19:47SPEAKER_00: Yeah, I love that.
- 19:48SPEAKER_00: And when did you start working on the residential side?
- 19:53SPEAKER_00: What year was it?
- 19:55SPEAKER_02: So I got my license in 2019 before the world shut down.
- 19:59SPEAKER_00: Okay.
- 20:00SPEAKER_02: Uh-huh.
- 20:01SPEAKER_00: Yeah, what a time.
- 20:03SPEAKER_02: Yeah.
- 20:04SPEAKER_00: Like, I mean, yeah.
- 20:05SPEAKER_00: I'm sure Morgantown even worse being a college town, and if a lot of the students were gone, I'm sure it was like a ghost town.
- 20:14SPEAKER_02: Well, I mean, honestly.
- 20:18SPEAKER_02: Okay, so West Virginia was deemed a state that could still continue to sell real estate.
- 20:24SPEAKER_01: Okay.
- 20:24SPEAKER_02: So we still had priority.
- 20:27SPEAKER_02: Where like Pennsylvania, they were completely shut down.
- 20:29SPEAKER_02: That's cool.
- 20:30SPEAKER_02: There was no real estate transactions that were allowed to happen of like the state literally next to us.
- 20:36SPEAKER_03: Yeah.
- 20:36SPEAKER_02: Um, and we're only a few minutes from PA.
- 20:39SPEAKER_02: So like Waynesburg, Morgantown's only like 15 minutes, and they were completely shut down.
- 20:46SPEAKER_02: So I like I even sold at that point in time one of the most expensive houses that I had sold at that point when the world shut down.
- 20:57SPEAKER_02: Like, I'm at closing with my little mask, like, took a picture on social media holding my mask, you know what I mean?
- 21:05SPEAKER_02: Like, you know, still going to closings, like we were in the parking lot signing everything.
- 21:11SPEAKER_02: But I mean, it it's just I've literally been thrown into this right before it all happened, just trying to get going.
- 21:25SPEAKER_02: And then we went full steam ahead.
- 21:28SPEAKER_02: So I don't think I actually had a blip on the radar.
- 21:32SPEAKER_02: I got lucky.
- 21:33SPEAKER_00: What did you do early on to get those first few closings and really get the brain rolling?
- 21:39SPEAKER_00: Okay, so that got you in with a lot of the clients that you so I thought that I wanted to work for a specific real estate company, and that's the only company that I wanted to work for, and um, it didn't happen.
- 21:57SPEAKER_02: So I called my now broker.
- 22:00SPEAKER_02: And said, Would you hire me?
- 22:02SPEAKER_02: Not knowing what monster it was gonna be.
- 22:08SPEAKER_02: And then he said, Well, do you want to do property management?
- 22:12SPEAKER_02: And I said, Okay.
- 22:14SPEAKER_02: Like I had no idea what it meant, but let's go.
- 22:18SPEAKER_02: Because that's that's who I am.
- 22:19SPEAKER_02: Okay, let's do this.
- 22:20SPEAKER_01: Yeah.
- 22:20SPEAKER_02: And it just it literally led to so much.
- 22:23SPEAKER_02: Like, I there's a few more agents in town that are starting to like pick up property management as like a side.
- 22:31SPEAKER_02: And I think that it's very beneficial for agents to do that.
- 22:36SPEAKER_02: But it's really hard.
- 22:38SPEAKER_02: It's not easy.
- 22:41SPEAKER_00: What has changed in the way that you either approach your business or approach working with your clients just in the past five years?
- 22:52SPEAKER_00: So you mentioned, you know, starting in that 2019 spot.
- 22:56SPEAKER_00: Um, what has developed for you, or or maybe there's something that you do now that you didn't do back then that has really helped your business?
- 23:07SPEAKER_02: I mean, I don't know if there's anything new that I'm doing.
- 23:13SPEAKER_02: Oh, we just disconnected for a second.
- 23:16SPEAKER_00: That's okay, we're back.
- 23:17SPEAKER_02: Okay.
- 23:18SPEAKER_00: Okay, cool.
- 23:19SPEAKER_02: Um, so I don't know if there's anything new that I'm doing because I'm constantly just trying to keep up with like, there's so many new trends, and I don't want to do all the trends.
- 23:30SPEAKER_02: Like, I don't want to do the TikToks.
- 23:32SPEAKER_02: Don't make me do TikToks.
- 23:34SPEAKER_00: It's exhausting, right?
- 23:35SPEAKER_00: Like all the new stuff all the time.
- 23:37SPEAKER_00: It's just like it's just yeah, let me put some things and focus on them.
- 23:41SPEAKER_02: Yeah, I just want to focus on my clients.
- 23:43SPEAKER_02: I just want to be a really great agent.
- 23:45SPEAKER_02: I want to sell the properties, buy the properties, tell my clients no when they need to be told no, and just do good work.
- 23:57SPEAKER_02: I just want to do good, honest work.
- 24:00SPEAKER_02: I don't want a TikTok.
- 24:04SPEAKER_00: And the the saying no to clients, that's something that I've really kind of focused on lately as well.
- 24:12SPEAKER_00: Because it's really hard, especially as either you're building your career or our market has shifted a little bit and it's a little harder, you know, there's less deals going around, but I still think that's so important.
- 24:25SPEAKER_00: It sounds like it's something that you do really well, sticking to what's you know, hey, this is my process, this is how I run things, this is the advice that I have, you know, and not everybody has to fit into that box, and that's okay.
- 24:42SPEAKER_02: There's certain properties I say no to.
- 24:45SPEAKER_02: There's certain clients I say no to.
- 24:48SPEAKER_01: Yeah.
- 24:49SPEAKER_02: And if a client wants to see something, they might be able to see it with someone else.
- 24:55SPEAKER_02: But I might not be okay with my name being on it.
- 25:00SPEAKER_00: I love that.
