- 0:36Speaker 1: stuff like that. And I look up at the clock
- 0:38Speaker 1: and said, oh my goodness, Matt, we were about to
- 0:40Speaker 1: go on there. Good to see you. We've got got
- 0:42Speaker 1: a cool conversation head. We're gonna be talking about working
- 0:46Speaker 1: in real estate, and I think sometimes people wonder what
- 0:48Speaker 1: that's like, what's the what's the experience of a real
- 0:51Speaker 1: estate agent? Also hiring opportunities as well. We're gonna get
- 0:54Speaker 1: to that stuff in just a moment. But first, this
- 0:58Speaker 1: week's featured listing. We've got a how in Madison this week.
- 1:01Speaker 1: Let's talk about this, uh, this property. It looks pretty.
- 1:04Speaker 1: It looks pretty, as the kids would say, pretty sweet.
- 1:07Speaker 2: Yeah, it's a solid home. For sure.
- 1:09Speaker 3: It's three six one four Manchester Road in Madison on
- 1:14Speaker 3: the west side. It's listed for four hundred and twenty
- 1:17Speaker 3: five thousand dollars. And uh it's three bedroom, two baths,
- 1:21Speaker 3: so you know, the the basic three bedroom, two bath
- 1:25Speaker 3: that most people are looking for, and has one nine
- 1:29Speaker 3: and thirty five square feet, so a decent size as well.
- 1:32Speaker 1: Nice space and looking at looking at some of the
- 1:34Speaker 1: photos and it's it's got kind of a it is
- 1:37Speaker 1: it's a try level, and it's got kind of an
- 1:40Speaker 1: interesting it's the where it's built is kind of a
- 1:43Speaker 1: it's kind of a cool little little contrast with the
- 1:46Speaker 1: with the contours of the of the lot as well,
- 1:48Speaker 1: which is a really really neat feature. And you mentioned,
- 1:51Speaker 1: of course, uh, this right on Manchester Road here in Madison.
- 1:55Speaker 1: We'll talk a little bit more about that house in
- 1:57Speaker 1: the meantime. Tell you what's a great great look at
- 1:59Speaker 1: how great great try level if you're looking at to
- 2:02Speaker 1: start that conversation, maybe you want to get a showing all.
- 2:04Speaker 1: I got to just pick up phone called Patrick Patrick
- 2:06Speaker 1: Collins at six oh eight three three two twenty one
- 2:09Speaker 1: seventy one. That's three three two twenty one seventy one.
- 2:11Speaker 1: We'll talk a little bit more about this week's featured listening.
- 2:14Speaker 1: If you want to see some great pictures, set on
- 2:16Speaker 1: over to Rockwisconsin dot com. That's Rock roc k Wisconsin
- 2:20Speaker 1: dot com. You can also download the app MLS dot
- 2:23Speaker 1: Rocks slash app. That's MLS dot Rocks slash app to
- 2:28Speaker 1: download that applicate app for your phone, whether it's an
- 2:31Speaker 1: Android or an Apple. They've got you covered. And it's
- 2:34Speaker 1: a super cool thing. And you know, real estate is
- 2:38Speaker 1: is one of those markets and those opportunities out there
- 2:42Speaker 1: that for the right person, oh my goodness, it can
- 2:45Speaker 1: be a fantastically not only rewarding feeling good about yourself,
- 2:49Speaker 1: but it could be a very rewarding career as well.
- 2:51Speaker 1: Can't Let's talk about the career in real estate.
- 2:54Speaker 3: Matt, Yeah, yeah, it's I mean there's a lot of rewards,
- 2:57Speaker 3: you know, in working in real estate. I think that
- 3:00Speaker 3: you know, all the different TV shows with realtors and such,
- 3:03Speaker 3: it really gets people excited about the experience. You know.
- 3:06Speaker 3: I've had a number of people that you know, reached
- 3:09Speaker 3: out just recently, even I've had previous clients reach out
- 3:12Speaker 3: about possibly switching careers. Right I had a lot of
- 3:16Speaker 3: friends ask you know, well, do you think do you
- 3:18Speaker 3: think I'd be good as a realtor. I've been thinking
- 3:20Speaker 3: about it, so yeah, I just thought it might be
- 3:22Speaker 3: good just to chat on, you know, what it's like
- 3:25Speaker 3: to be a realtor, some of the struggles you know
- 3:28Speaker 3: that are involved, you know, maybe what sort of type
- 3:31Speaker 3: of person it takes. And then you know what we've
- 3:34Speaker 3: done at Rock Realty to try to make it as
- 3:36Speaker 3: easy as possible and help our agents be as successful
- 3:39Speaker 3: as possible.
- 3:40Speaker 1: Let's talk about kind of that top headline. I think
- 3:42Speaker 1: for a lot of folks in real estate, we understand
- 3:45Speaker 1: markets change. It's it's something that that every single day,
- 3:49Speaker 1: every single week, every single month, is you're probably approaching
- 3:52Speaker 1: things a little bit different. That market volatility definitely is
- 3:54Speaker 1: part of the career, isn't it. Sure?
- 3:56Speaker 2: Sure?
- 3:57Speaker 3: I mean, over the years that I've been in real estate,
- 3:59Speaker 3: there's been ass have changes throughout the market. You know,
- 4:03Speaker 3: bought our first house over twenty years ago now and
- 4:07Speaker 3: got into you know, the real state site of the
- 4:11Speaker 3: business back in like seven, started Rock Realty, you know eight,
- 4:16Speaker 3: So you know, I've seen a lot of different markets
- 4:18Speaker 3: right started the business, right in the Great Recession as
- 4:22Speaker 3: they call it, and you know saw the downs and
- 4:25Speaker 3: the ups. So market volatility is a really a real thing.
- 4:29Speaker 3: I think that we've had a lot of consistent upward
- 4:33Speaker 3: momentum right over the last decade or so, but at
- 4:38Speaker 3: any time, you can have a turn and you have
- 4:40Speaker 3: to be able to adjust to that.
- 4:41Speaker 1: What about like just the overall you know, we obviously
- 4:45Speaker 1: volatility and fluctuation is some of that's a little unpredictable.
- 4:49Speaker 1: Seasonal that is pretty predictable, is sure.
- 4:52Speaker 3: Sure, especially in our area. You know, when you're down
- 4:54Speaker 3: into Florida. I mean, they still have a seasonal swing, right,
- 4:58Speaker 3: but it's a less.
- 5:00Speaker 1: Uh less aggressive stress.
- 5:01Speaker 3: So I would say that, Yeah, the slowest months in
- 5:04Speaker 3: general that we've we've seen over the years, you know, December, January,
- 5:09Speaker 3: February kind of like the the three that that slow
- 5:12Speaker 3: down the most. Most people, you know, get hunkered down
- 5:16Speaker 3: in their house and watch watch a bit more TV
- 5:19Speaker 3: and they're not out shopping for homes, that's for sure.
- 5:21Speaker 1: It's that is the reality of it. As we talked
- 5:24Speaker 1: this morning with Matt Heyman of Rock Realty, learn more
- 5:26Speaker 1: online Rock Wisconsin dot com. That's Rock r O c
- 5:29Speaker 1: k Wisconsin dot com. If you're looking to become an agent,
- 5:32Speaker 1: you can learn more just go to my rockstar job
- 5:35Speaker 1: dot com. That's my rockstar job dot com. Is mentioned
- 5:40Speaker 1: real estate. It can be a very rewarding career for
- 5:43Speaker 1: a number of reasons. And one of the big things
- 5:46Speaker 1: is you're kind of you're on your you know, you're
- 5:49Speaker 1: you're setting your your income is is it's really work
- 5:53Speaker 1: hard make those connections connect well. You can do quite well,
- 5:57Speaker 1: but it can be as we mentioned in the lasting season,
- 6:00Speaker 1: seasonality and of course fluctuations in market. It's not every
- 6:04Speaker 1: every two weeks you get a check and you can
- 6:06Speaker 1: you know exactly what that check is going to be.
- 6:08Speaker 1: Some weeks are going to be better than others, aren't they? Sure?
- 6:11Speaker 3: Yeah, I mean it's a commission based pay, right, It's
- 6:14Speaker 3: something that it rewards hard work, people that keep their
- 6:18Speaker 3: nose to the grindstone. That aren't you know, one week
- 6:22Speaker 3: in and then take a week or two and kind
- 6:24Speaker 3: of lay back a bit, right, you know, when when
- 6:27Speaker 3: when you're in a situation where you can have almost
- 6:29Speaker 3: a feast or famine kind of pay situation, you have
- 6:32Speaker 3: to be good with your money, and then you also
- 6:34Speaker 3: continuously after you're kind of filling your pipeline with with
- 6:37Speaker 3: more clients so that you have that consistent paycheck moving forward.
- 6:40Speaker 1: Is Doctor this Morning with Matt Heytman of Rockrealty, the
- 6:42Speaker 1: website Rock Wisconsin dot com. That's Rock r O c
- 6:45Speaker 1: K Wisconsin dot com. Talking this week about working in
- 6:48Speaker 1: real estate and there's a lot of competition out there
- 6:51Speaker 1: as well, isn't there.
- 6:52Speaker 2: Matt Yeah, yeah, it's a competitive field. I think that
- 6:56Speaker 2: you know it.
- 6:58Speaker 3: There's a lot of part time ade so if you
- 7:00Speaker 3: will right, but to be a successful full time real
- 7:04Speaker 3: estate agent, it takes it takes hard work, takes dedication,
- 7:07Speaker 3: and it takes some time investment over a long period.
- 7:10Speaker 3: You have to be in it for the long haul
- 7:12Speaker 3: because you have to continue to build that client base,
- 7:15Speaker 3: build build those previous you know, raving fans of you
- 7:19Speaker 3: that are going to be referring other people to or
- 7:21Speaker 3: coming back to and they're ready to sell her by again.
- 7:24Speaker 3: So it's it's competitive, and it takes the right kind
- 7:29Speaker 3: of person that's willing to have hard work as well
- 7:32Speaker 3: as persevere through that and and just be committed to
- 7:37Speaker 3: the fact that they want to be in real estate
- 7:38Speaker 3: as a full time agent.
- 7:39Speaker 1: And not only are you competing against other agents, you're
- 7:41Speaker 1: also competing against other platforms, the internets out there. Now
- 7:45Speaker 1: is it used to be probably back in the day,
- 7:47Speaker 1: is if somebody called that you know, called your number
- 7:50Speaker 1: on that sign, you got it your set. Now there
- 7:53Speaker 1: are so many other venues you really got to work
- 7:55Speaker 1: hard to make those connections you mentioned. I'm going to
- 7:57Speaker 1: guess word of mouth is probably huge.
- 8:00Speaker 3: Word of mouth is definitely huge. I think that those
- 8:03Speaker 3: online platforms do tend to kind of take away clients
- 8:08Speaker 3: sometimes because people don't realize that if they're just requesting
- 8:12Speaker 3: a showing, they might you know, end up being committed
- 8:15Speaker 3: to a different agent and you know, they're on the
- 8:16Speaker 3: showing and they say, yeah, but my brother is a
- 8:18Speaker 3: realtor and I want to use him, you know, And
- 8:21Speaker 3: so it can it can be a little complex sometimes,
- 8:23Speaker 3: but yeah, it's uh, you know, the competition is not
- 8:26Speaker 3: only from you know, other agents in the field, but
- 8:28Speaker 3: through the online platforms like you mentioned.
- 8:30Speaker 1: And I know, and I think for the certain a
- 8:32Speaker 1: certain type of person competition actually is very you know,
- 8:35Speaker 1: that's a that's a motivator for a lot of people
- 8:38Speaker 1: to say, you know what is not only do I
- 8:40Speaker 1: want to be financially successful, but personally I like success.
- 8:44Speaker 1: I like seeing people benefit from from my services and competition.
- 8:49Speaker 1: It's always, to me, seems to be always a really good,
- 8:51Speaker 1: really healthy thing. What about we talk about education to
- 8:54Speaker 1: become a real estate agent, get to get a license
- 8:58Speaker 1: is one thing, but then also understanding current market conditions,
- 9:04Speaker 1: those type of things. But also there's more to it.
- 9:06Speaker 1: There's there's legal requirements and other things, aren't there, man?
- 9:09Speaker 3: Yeah, I mean, just like pretty much any field, there's
- 9:12Speaker 3: more and more paperwork over the years, right. I think
- 9:14Speaker 3: the offer to purchase, you know, fifteen twenty years ago
- 9:17Speaker 3: was two pages. You know, we're up to eleven or fourteen,
- 9:21Speaker 3: depending on which offer you're writing. It's a good thing because,
- 9:25Speaker 3: you know, the more situations that come up where we
- 9:29Speaker 3: need some clarification, we need some extra protection, maybe some
- 9:32Speaker 3: extra contingencies, they're throwing that into the offer. I would
- 9:35Speaker 3: say that Wisconsin's ahead of most states and just being
- 9:39Speaker 3: very forward thinking in their contracts, you know, but it
- 9:44Speaker 3: is something that requires more education, continuing education, and as
- 9:50Speaker 3: a realtor or as a real estate agent in Wisconsin,
- 9:53Speaker 3: you do have to go to continuing education and go
- 9:56Speaker 3: through classes every two years. But you know at Rock
- 9:59Speaker 3: real do we do of weekly you know, trainings and
- 10:03Speaker 3: we try to stay on top of everything like that.
- 10:05Speaker 1: Dog this morning with Matt Heyman. Of course, Matt comes
- 10:07Speaker 1: to us from Rockrealty. The website Rock Wisconsin dot com.

- 10:31Speaker 1: this week about working in real estate, and this is
- 10:34Speaker 1: the part that, like all these other things, I absolutely
- 10:37Speaker 1: love hearing about this to me was the one that
- 10:39Speaker 1: I go, oh, I don't know how you accept that?
- 10:41Speaker 1: Which is part of part of real estate, part of
- 10:44Speaker 1: life is there are times where people are gonna say no,
- 10:46Speaker 1: or there's going to be rejection, isn't there.
- 10:48Speaker 2: Yeah, there's going to be offers that fall through.
- 10:51Speaker 3: There's gonna be situations where you have a buyer that's
- 10:55Speaker 3: completely you know, in love with a property and they
- 10:58Speaker 3: get beat out by someone that's doing cash and no
- 11:01Speaker 3: contingencies right and dealing with the ups and the downs
- 11:05Speaker 3: of real estate. It's really a huge factor, probably.
- 11:07Speaker 2: One of the bigger factors, you know. I would say
- 11:10Speaker 2: that one of.
- 11:11Speaker 3: Our main roles is kind of an emotional mediator right
- 11:15Speaker 3: between parties and making sure that the deal stays together,
- 11:18Speaker 3: make sure that the ups aren't too high and the
- 11:21Speaker 3: lows aren't too low so you can get through the
- 11:23Speaker 3: process and get people into that home.
- 11:25Speaker 1: Talking this morning with Matt Heypmen of Rock Realty, so
- 11:27Speaker 1: we've talked about kind of what goes into working in

- 13:06Speaker 1: of the some of the challenges, and some of the
- 13:09Speaker 1: solutions to those problems. And if you are a problem
- 13:11Speaker 1: solver or somebody who likes challenges, somebody who likes an
- 13:14Speaker 1: exciting job where you never know each day what's what's

- 13:21Speaker 1: there's some great opportunities out out there for you. Head
- 13:24Speaker 1: on over to my Rockstar job dot com. That's my
- 13:27Speaker 1: Rockstar job dot com. Learn about opportunities at Rock Realty
- 13:32Speaker 1: and Matt There are some great benefits to working at
- 13:35Speaker 1: Rock Realty and you help agents every single day when
- 13:39Speaker 1: it comes to those type of challenges that we talk about.
- 13:41Speaker 1: You guys really give folks the tools to overcome anything
- 13:46Speaker 1: that comes their way.
- 13:46Speaker 2: Yeah, we definitely try to.
- 13:49Speaker 3: When we originally set up the firm, we wanted to
- 13:51Speaker 3: concentrate on a certain number of things just to make
- 13:54Speaker 3: sure every agent has a chance for success, and we
- 13:58Speaker 3: concentrated on training, opportunity, and support. And when looking around
- 14:04Speaker 3: at other firms, you know, there were many firms that
- 14:06Speaker 3: did two out of the free very good, but we
- 14:08Speaker 3: wanted to see if we could build a firm that
- 14:11Speaker 3: had all three right. So, I guess, you know, starting
- 14:14Speaker 3: with training.
- 14:15Speaker 2: You know, as we.
- 14:16Speaker 3: Discussed earlier, you know, the industry is always changing, The
- 14:20Speaker 3: contracts are changing, the situation is changing, legal court cases
- 14:24Speaker 3: change things, and and we wanted to make sure that
- 14:27Speaker 3: our agents stayed up to date.
- 14:29Speaker 2: So with with.
- 14:30Speaker 3: Training, what we do is obviously we've got monthly education topics,
- 14:34Speaker 3: but we also have weekly meetings to discuss the latest
- 14:37Speaker 3: things that are working in the market. We've got individual
- 14:41Speaker 3: what we call Rock Pods. They're a little small groups.
- 14:43Speaker 2: That work together.
- 14:45Speaker 3: They can kind of you know, learn together, you know,
- 14:49Speaker 3: share their experiences together, and kind of a closer knit
- 14:52Speaker 3: group for staying up to date. And then we also
- 14:56Speaker 3: have online web based training modules and such for onboarding
- 15:00Speaker 3: and continuing education and such.
- 15:02Speaker 1: Let's talk about those opportunities some of the initiatives as well.
- 15:04Speaker 1: But I with Rock Realty is getting the word out
- 15:09Speaker 1: also is huge. And that's one of the nice things
- 15:12Speaker 1: with Rock Realty is you suddenly when you're when you're
- 15:14Speaker 1: an agent with Rock Realty, the world opens up a
- 15:17Speaker 1: lot of different different access points. Really open up to you,
- 15:20Speaker 1: don't they.
- 15:21Speaker 2: Yeah, absolutely.
- 15:22Speaker 3: You know, we recently started radio ads to actually help
- 15:25Speaker 3: advertise our listings on the radio, which is something I
- 15:28Speaker 3: haven't heard other firms do. So we're excited about that.
- 15:30Speaker 3: We're excited about the exposure that could possibly get, you know,
- 15:34Speaker 3: getting a hold of people that didn't necessarily know they
- 15:36Speaker 3: were even in the market until they heard about a listing.
- 15:39Speaker 3: So but you know, some of the other things is,
- 15:42Speaker 3: you know, being a realtor, there's only so many friends
- 15:44Speaker 3: and family, you know, and you know, the last thing
- 15:46Speaker 3: you want to do is always be bugging your friends
- 15:48Speaker 3: and family. So from the get go when we when
- 15:51Speaker 3: we started the firm and O eight, we concentrated on
- 15:53Speaker 3: bringing in leads for our agent, right bringing in buyers
- 15:58Speaker 3: and seller leads. And you know, we've expanded that network
- 16:01Speaker 3: pretty large.
- 16:01Speaker 2: At this point.
- 16:03Speaker 3: You know, we're one of the exclusive partners with realtor
- 16:07Speaker 3: to come for Sure for instance, and you know a number,
- 16:12Speaker 3: you know, hundreds per month of live leads come through
- 16:17Speaker 3: and go right to our agents, so the buyers and
- 16:19Speaker 3: sellers can be connected immediately with Rock Realty agents and
- 16:22Speaker 3: that's really helped help them, you know, have a lot
- 16:26Speaker 3: more success, help them find buyers for their listings, and
- 16:31Speaker 3: in general, we've probably got you know, five hundred, six
- 16:34Speaker 3: hundred new leads coming in every month. Wow, some months
- 16:38Speaker 3: are closer to a thousand. And Yeah, that's really helped
- 16:41Speaker 3: us and selling our listings, and it's helped us and
- 16:44Speaker 3: filling our agent's plates so they can find success in
- 16:46Speaker 3: real estate.
- 16:47Speaker 1: Does that help you to, by the way, be a
- 16:48Speaker 1: little more discriminating when it comes to putting that team together.
- 16:52Speaker 3: Yeah, yeah, definitely. You know, what we're learning is, you know,
- 16:56Speaker 3: the agents that find the most success are those that
- 16:58Speaker 3: you're either full time in it or they're looking to
- 17:01Speaker 3: be full time and so they're putting in the effort
- 17:03Speaker 3: to do that. So in general, we're trying to look for,
- 17:07Speaker 3: you know, full time agents or agents that are looking
- 17:10Speaker 3: to go to the next level and be able to
- 17:12Speaker 3: be full time.
- 17:13Speaker 1: And having met both obviously talk with you every week
- 17:16Speaker 1: and for folks that haven't had a chance to meet
- 17:18Speaker 1: Mike before, you guys are really you know, very much
- 17:22Speaker 1: accountable with your team and offer a lot of support,
- 17:25Speaker 1: don't you.
- 17:25Speaker 3: Yeah, And a lot of the larger firms you don't
- 17:28Speaker 3: actually get to speak with the owners right on a
- 17:31Speaker 3: regular basis.
- 17:32Speaker 2: We try to stay.
- 17:32Speaker 3: Involved, always available, always responding to texts, answering phone calls,
- 17:36Speaker 3: answering questions when you know, it's whenever a call comes through,
- 17:39Speaker 3: so late night on a Sunday, you know, Matt's answer
- 17:42Speaker 3: on his phone.
- 17:42Speaker 1: Yeah, that's you know, that type of thing you talk about.
- 17:48Speaker 1: You know, we were talking a little bit earlier about
- 17:49Speaker 1: some of the stresses and other things and having a
- 17:51Speaker 1: team around you that in people that are there for
- 17:54Speaker 1: you when you have questions. It's a really really great environment.
- 17:57Speaker 1: As we talk about working in real estate and specifically
- 18:01Speaker 1: working at Rock Realty, if you have interest, maybe you
- 18:03Speaker 1: are an agent, I'm looking to explore some of your options.

- 18:23Speaker 1: And when it comes to that support, there are obviously
- 18:27Speaker 1: there are other benefits when it comes to working with
- 18:31Speaker 1: the team around you, things like marketing, materials and those
- 18:34Speaker 1: kinds of things. Rock Realty, you guys, and I see
- 18:36Speaker 1: your signs all over the place. Sure, I know this firsthand.
- 18:39Speaker 1: You guys are very active when it comes to you
- 18:42Speaker 1: mentioned earlier radio ads and other things. You guys are
- 18:44Speaker 1: really active when it comes to getting the word out
- 18:46Speaker 1: for opportunities, aren't you.
- 18:47Speaker 2: Yeah.
- 18:48Speaker 3: We really try to have a large social media presence
- 18:52Speaker 3: and on all the platforms, whether it be LinkedIn Instagram,

- 18:59Speaker 3: to it in front of some people and get our
- 19:02Speaker 3: listings and our information out there. It's always been a
- 19:05Speaker 3: big focus for us.
- 19:06Speaker 1: This sounds like an industry term, so I'm gonna ask
- 19:08Speaker 1: you what it is. What is a desk fee? Ah?
- 19:10Speaker 3: So a lot of a lot of firms will charge
- 19:12Speaker 3: fees for licensing for desks, for technology for their insurance.
- 19:18Speaker 3: And we've structured ours to be a no fee brokerage
- 19:21Speaker 3: so we don't charge any extra fees.
- 19:23Speaker 2: And I think that makes us a bit unique.
- 19:25Speaker 1: Yeah, that sounds very very cool. I got You can

- 19:49Speaker 1: living space. It's it's a newer and I look at
- 19:52Speaker 1: the year that it was built. To me, it seems
- 19:53Speaker 1: like only yesterday. I know it's a couple of years
- 19:56Speaker 1: ninety six, but it is you talk about it. It's
- 19:59Speaker 1: got modern amenity, got a decent size lot, and a
- 20:02Speaker 1: call to sack. I mean, these are these are really
- 20:05Speaker 1: really great features for for somebody looking for a really

- 20:12Speaker 3: for four hundred twenty five thousand dollars and three bedroom,

- 20:19Speaker 3: the really nice features here is the the deck off
- 20:22Speaker 3: the back as well as full exposure, so you've got
- 20:25Speaker 3: a walkout basement, which always makes a house feel much
- 20:28Speaker 3: larger when you have a walkout basement.
- 20:30Speaker 2: Does it?
- 20:30Speaker 1: Sure doesn't. I also noticed talking about looking down to
- 20:33Speaker 1: you know, the exposed basement and also looking up vaulted ceilings.
