- 0:29Speaker 1: I'm gonna be talking about Denaro. We're gonna be talking
- 0:31Speaker 1: about money this U this week, and of course earnest
- 0:34Speaker 1: money and scrow and how all that stuff works. It's
- 0:37Speaker 1: a fascinating world as far as again going back to
- 0:41Speaker 1: a lot of times in real estate, it's and I
- 0:44Speaker 1: know I've said this before, but I'll repeat myself on it.
- 0:47Speaker 1: Most people, you excluded, I don't go through buying and
- 0:50Speaker 1: selling homes every single day. It's generally a number of
- 0:53Speaker 1: years between purchases and sales, and so we tend to
- 0:56Speaker 1: either forget this stuff or things change. And this is
- 0:59Speaker 1: always a fan fascinating part of real estate when it
- 1:01Speaker 1: comes to earnest money, esqu girl, what that is, how
- 1:05Speaker 1: that works?
- 1:05Speaker 2: And we'll get an update from.
- 1:06Speaker 1: Matt on that in just a moment should be a
- 1:08Speaker 1: fantastic show as always, before we get rolling on this
- 1:11Speaker 1: week's topic.
- 1:11Speaker 2: Though.
- 1:13Speaker 1: Featured listing this week is it's a beaut I think
- 1:17Speaker 1: would be the best way to describe it. Fitchburg location,
- 1:19Speaker 1: which is as somebody who is in Fitchburg mostly every
- 1:23Speaker 1: single day, what a great community. Yet's talk about this.
- 1:26Speaker 1: Let's talk about this property.
- 1:28Speaker 3: Yeah, the address for it is a ten prairie edgeway
- 1:31Speaker 3: in Fitchburg. It's a condo. It's in the Seminole area,
- 1:36Speaker 3: has two bedrooms, three and a half bathrooms, two three
- 1:41Speaker 3: and eighty six square feet and currently listed it four
- 1:45Speaker 3: hundred and forty nine, nine hundred.
- 1:48Speaker 1: Nice, and it's a it's a really it looks very new.
- 1:52Speaker 1: I guess ninety seven, so it's it's it's new, but
- 1:55Speaker 1: it looks much newer than I like my assumption when
- 1:58Speaker 1: I saw that. Started looking at the picture, I thought,
- 2:00Speaker 1: this thing is brand spanking new. But it's a it's
- 2:02Speaker 1: it's a little I got a couple of years with
- 2:04Speaker 1: ninety seven, but it's it's a beautiful, beautiful homeless. Uh,
- 2:08Speaker 1: do you guys have an open house?
- 2:09Speaker 3: On this well, yeah, it feel it feels like the
- 2:11Speaker 3: condo's a little head of its time.
- 2:13Speaker 2: Yeah, you know, obviously.
- 2:16Speaker 3: Built in the late nineties, but it's looking a lot
- 2:17Speaker 3: more modern, So I.
- 2:18Speaker 2: Agree with you there.
- 2:19Speaker 3: But uh yeah, there will be an open house on it.
- 2:21Speaker 3: It's listed by Nicole Fisher and uh Nicole, let me
- 2:26Speaker 3: get you her number because if if anybody has any questions,
- 2:30Speaker 3: they can reach out to Nicole directly. Her number here
- 2:33Speaker 3: is six oh eight two eight nine five one four five.
- 2:38Speaker 3: There's a brand new listing. So if you have any
- 2:40Speaker 3: interest at all before the open house, I would I
- 2:43Speaker 3: would suggest you go out and reach reach out to
- 2:45Speaker 3: her and.
- 2:46Speaker 2: You know, give her a call and see if see
- 2:47Speaker 2: if you can get in.
- 2:48Speaker 1: That number six oh eight two eight nine fifty one
- 2:51Speaker 1: forty five. That's two eight nine fifty one forty five.
- 2:53Speaker 1: And Matt, you mentioned getting in before the open house.
- 2:57Speaker 1: Obviously with the the housing market the way it is,
- 3:00Speaker 1: and you know, you look at beautiful homes like this
- 3:02Speaker 1: and a great great condo opportunity there. The sooner you
- 3:06Speaker 1: can start that conversation, the better, the better off you're
- 3:09Speaker 1: going to be, isn't it.
- 3:10Speaker 3: Yeah, absolutely, yeah, especially especially on newer listings. You never
- 3:13Speaker 3: know just how much interest is out there, So you know,
- 3:16Speaker 3: the more information you get ahead of time, and make
- 3:18Speaker 3: sure that the listing.
- 3:19Speaker 2: Agent is aware that you know you have interest. It's
- 3:21Speaker 2: always a good thing.
- 3:22Speaker 1: Two bedrooms, two and a half baths, twenty three hundred
- 3:26Speaker 1: square feet, which is quite sorry see numbers like there,
- 3:30Speaker 1: you're going. This is not only is it a very
- 3:32Speaker 1: very modern, very very cool looking, it's got it's got
- 3:35Speaker 1: all the everything you're gonna need when it comes to
- 3:37Speaker 1: looking for a great property in Fitchburg right near Madison
- 3:41Speaker 1: Good School District. All of that great sure, So check
- 3:44Speaker 1: that out online rock Wisconsin dot com. That's r O
- 3:47Speaker 1: c K Wisconsin dot com. Or calling the cold this
- 3:50Speaker 1: morning telephone number six. So eight two eight nine fifty
- 3:54Speaker 1: one forty five. That's two eight nine five one four five.
- 3:59Speaker 1: Got your earnest money ready? Maybe you do?
- 4:01Speaker 3: Maybe an exciting topic, yeah, but no, Yeah, it's an
- 4:04Speaker 3: important one because as you mentioned, like between purchases, there
- 4:09Speaker 3: is a lot of time that goes by and people forget, say,
- 4:11Speaker 3: the differences between earnest money and the difference between that
- 4:14Speaker 3: and escrow.
- 4:15Speaker 2: Yeah, and maybe down payment as well, and how.
- 4:17Speaker 1: Those differ they are and they are all very unique things.
- 4:21Speaker 1: And speaking of the earnest money specifically, what does that mean, like,
- 4:24Speaker 1: like what is what exactly is earnest money and how
- 4:28Speaker 1: does it apply to purchasing a home.
- 4:30Speaker 3: Yeah, so earnest money is something that's defined kind of
- 4:32Speaker 3: in the beginning of the offer there that is a
- 4:35Speaker 3: bit of a promise in a way. So it's it's
- 4:38Speaker 3: money that you can you can put down. It's it's
- 4:41Speaker 3: held by a third party. Usually that's either the title
- 4:44Speaker 3: company or maybe one of the real estate firms. But
- 4:47Speaker 3: it's held in a trust account that you know, government
- 4:51Speaker 3: regulated and comes with rules as far as how that's going.
- 4:55Speaker 2: To be dispersed.
- 4:56Speaker 3: And what it is is it's a it's a buyer
- 4:58Speaker 3: letting seller know that they're serious. Right, I'm willing to
- 5:03Speaker 3: put down let's say, one percent of the purchase price
- 5:06Speaker 3: in cash after you accept let's say, after you accept
- 5:09Speaker 3: my offer. That's held by a trust account, and it's
- 5:14Speaker 3: distributed depending on what happens during the offer process.
- 5:18Speaker 1: So if let's say everything and we'll talk about some
- 5:20Speaker 1: of the reasons why it may not go through to fruation.
- 5:23Speaker 1: But let's say everything just follows the perfect path the
- 5:27Speaker 1: house you're going to close in the house, does that
- 5:28Speaker 1: money then get applied towards your down payment? Or how
- 5:32Speaker 1: does that is that extra money? Where does that Where
- 5:33Speaker 1: does that money go at the end of the process.
- 5:35Speaker 2: Exactly?
- 5:36Speaker 3: Yeah, if it goes directly to closing, and let's say
- 5:40Speaker 3: you put down five thousand dollars and you need to
- 5:43Speaker 3: bring in twenty thousand dollars for your down payment, you
- 5:45Speaker 3: would only have to bring in an additional fifteen thousand
- 5:47Speaker 3: because I earnest money will be a credit on your
- 5:50Speaker 3: side of the ledger on the closing statement.
- 5:52Speaker 2: Perfect.
- 5:52Speaker 1: Talking this morning with Matt Hytman, of course, he comes
- 5:54Speaker 1: to us from Rockrealty Online Rockwisconsin dot com. That's Rock
- 6:00Speaker 1: Wisconsin dot com. The telephone number six O eight six
- 6:02Speaker 1: seven three fifty four hundred, that's six seven three fifty
- 6:05Speaker 1: four hundred, mentioned that website, Rock Wisconsin dot com, roc
- 6:10Speaker 1: k Wisconsin dot com. We talked then about you know
- 6:13Speaker 1: where that goes if everything comes through. Obviously things through
- 6:17Speaker 1: the process, negotiations, other things, inspections, something sometimes change. What
- 6:21Speaker 1: are the other conditions where a potential buyer we get
- 6:25Speaker 1: their earnest money back and kind of walk away or
- 6:27Speaker 1: is that stay with the homeowner or how does that?
- 6:29Speaker 1: How does that break down?
- 6:30Speaker 2: Matt?
- 6:30Speaker 3: Yeah, Well, where we can have issues is a buyer
- 6:34Speaker 3: thinks that they found a better house that just came
- 6:38Speaker 3: listed and then decided they just don't want to be
- 6:39Speaker 3: part of the offer. That is probably not a case
- 6:42Speaker 3: where you'll get your earnest money back, or at least
- 6:44Speaker 3: all of your earness money back. And that's the point
- 6:46Speaker 3: of earnest money is, Hey, I have I'm committed to
- 6:49Speaker 3: this house. I'm not going to jump ship unless there's
- 6:51Speaker 3: a reason, right, So what are the reasons that the
- 6:54Speaker 3: buyer would be allowed to jump ship on the offer? Yeah,
- 6:57Speaker 3: and get out of it and uh maybe potentially get
- 6:59Speaker 3: all of theirness money back. So one of those, like
- 7:02Speaker 3: you mentioned, was the home inspection. There's a number of
- 7:04Speaker 3: contingencies that you can put in an offer. I'll give
- 7:07Speaker 3: the most common here, and one of those is if
- 7:10Speaker 3: the home inspection ends up making the deal fall apart.
- 7:13Speaker 3: So at that point, there would be an agreement that's
- 7:18Speaker 3: signed that says the earnest money is due back to
- 7:21Speaker 3: the buyer.
- 7:22Speaker 2: Right.
- 7:23Speaker 3: A second would be an appraisal, right, and if the
- 7:25Speaker 3: appraisal let's say comes in short and you can't come
- 7:29Speaker 3: to terms between the two parties, the earnest money can
- 7:31Speaker 3: be returned. Two others that come to mind would be,
- 7:36Speaker 3: let's say you have a home sale contingency, meaning you
- 7:39Speaker 3: need to sell your house in order to buy, and
- 7:42Speaker 3: you're not able to sell your house in the time
- 7:44Speaker 3: that's kind of been given or allotted to you, you
- 7:46Speaker 3: can get your earnest money back. And then the last
- 7:48Speaker 3: one would be loan financing. So for some reason the
- 7:51Speaker 3: loan financing doesn't come through, that would mean that if
- 7:55Speaker 3: you have a financing contingency that you've placed on the offer,
- 7:59Speaker 3: you should get yourness back as well.
- 8:00Speaker 1: You know, Matt, when we talk about this stuff, it
- 8:03Speaker 1: reminds me and I think I think should highlight to
- 8:05Speaker 1: a lot of folks the importance of working with an
- 8:07Speaker 1: agent is working with somebody that you have a good
- 8:09Speaker 1: relationship with because these type of things, you know, when
- 8:12Speaker 1: you're talking about one percent down on a four hundred
- 8:16Speaker 1: thousand dollars five hundred thousand dollars purchase, you want to
- 8:19Speaker 1: make sure that you've got somebody that you trust that's
- 8:21Speaker 1: going to help you. Kind of put this stuff together
- 8:24Speaker 1: because we're not talking about pennies here. We're talking about
- 8:26Speaker 1: really important things. So you know, we as we're kind
- 8:29Speaker 1: of educating folks about and you're educating us about earnest money,
- 8:32Speaker 1: and we'll get into escro as well. Having a good
- 8:34Speaker 1: agent is an invaluable tool right here for stuff like this.
- 8:40Speaker 1: I think sometimes we think about like the agent being, oh,
- 8:42Speaker 1: we'll show you the homes, you know, kind of the
- 8:45Speaker 1: fun stuff. There is the business side that an agent
- 8:48Speaker 1: can help you quite.
- 8:49Speaker 2: A bit with.
- 8:50Speaker 3: And it's the business side that can cause many issues
- 8:53Speaker 3: if you've done something incorrectly on the offer, which is
- 8:57Speaker 3: you know, a legal contract, right. Yeah, we go into
- 9:00Speaker 3: that blind or maybe not as educated as they could be.
- 9:03Speaker 3: They can come across some major issues and major lawsuits too.
- 9:06Speaker 1: You know what we should talk about one of these days.
- 9:08Speaker 1: Title companies, Title because now there's some excitement. I think
- 9:12Speaker 1: they I think they keep the pen industry in business,
- 9:15Speaker 1: go hand and have.
- 9:16Speaker 2: Some of the best fens. I use them all the time. Yes,
- 9:18Speaker 2: they do.
- 9:19Speaker 1: Talking this morning with Matt Heyman, of course. Matt comes
- 9:21Speaker 1: to us from Rock Realty Online Rock Wisconsin dot com.
- 9:25Speaker 1: That's r O c K Wisconsin dot com. Great website.
- 9:28Speaker 1: Don't forget about this week's featured listing. It's right here
- 9:31Speaker 1: in Fitchburg as we're sitting in the Fitchburg Studios thirteen
- 9:34Speaker 1: ten wib A run on Prairie Edge Way. You can
- 9:36Speaker 1: get details, of course online Rock Wisconsin dot com. You
- 9:40Speaker 1: can also call Nicole at six oh eight two eight
- 9:43Speaker 1: nine fifty one forty five. That's two eight nine fifty
- 9:46Speaker 1: one forty five. Let's talk escrow. Uh, it's a funny word.
- 9:51Speaker 1: It seems like it should be. It's an abbreviation for something,
- 9:55Speaker 1: do we know? I hear I'm asking you.
- 9:57Speaker 2: Yeah, you know. I don't think it's an abbrevious.
- 9:58Speaker 1: Okay, it's like like stand for but escrow. It's a weird,
- 10:03Speaker 1: strange word, but it's it's an important part of buying
- 10:08Speaker 1: a home. And I think once you own a home,
- 10:10Speaker 1: you get pretty escrow accounts become a common thing that
- 10:14Speaker 1: you suddenly learn about.
- 10:16Speaker 2: Yeah.
- 10:16Speaker 3: Sure, there's there's different types of escrow, right, and you know,
- 10:20Speaker 3: the major one that we'll talk about today would be
- 10:23Speaker 3: the title.
- 10:24Speaker 2: Company and how they escrow.
- 10:26Speaker 3: You know, I'll mention a bit about the mortgage escrow,
- 10:29Speaker 3: but for now we'll talk title.
- 10:31Speaker 2: Yeah, yeah, Yeah.
- 10:33Speaker 3: In general, people kind of refer to it as opening
- 10:35Speaker 3: escrow when you get an initial accepted offer.
- 10:38Speaker 2: Right.
- 10:38Speaker 3: And let's say the title companies holding the earnest money,
- 10:41Speaker 3: that means they're opening escrow. They're starting to collect funds
- 10:45Speaker 3: with the goal, the end goal of distributing.
- 10:47Speaker 2: That to the proper parties. Right.
- 10:49Speaker 3: So that can include earnest money, include uh wired funds
- 10:55Speaker 3: that are sent in, you know, the day before day
- 10:57Speaker 3: of closing. It's you know, it can include how much
- 11:03Speaker 3: is going to be distributed out to pay off the
- 11:05Speaker 3: home loan, how much is needed to pay off the existing.
- 11:10Speaker 2: Utility bills, tax leans.
- 11:13Speaker 3: It's a it's a big list that comes on the
- 11:15Speaker 3: closing statement and it's handled in our state by the
- 11:18Speaker 3: title companies where they will they'll give you a closing
- 11:21Speaker 3: disclosure that has, you know, different sides of the ledger
- 11:24Speaker 3: and how they're going to distribute the funds that have
- 11:27Speaker 3: been placed in that escrow.
- 11:28Speaker 1: Talking this morning with Matt Heytman of Rock Realty Online
- 11:31Speaker 1: Rock Wisconsin dot com. That's r O c K Wisconsin
- 11:34Speaker 1: dot com. As title companies have come up a couple
- 11:36Speaker 1: of times this morning, do you are there certain like
- 11:40Speaker 1: when you work with an agent, are there certain times
- 11:42Speaker 1: where you may recommend or is that is that something
- 11:45Speaker 1: we say we generally do business with a particular title
- 11:47Speaker 1: company or are there is that up to the homeowner?
- 11:50Speaker 1: How does that or the potential buyer? How does that
- 11:52Speaker 1: process work selecting a title company.
- 11:54Speaker 3: Yeah, We've worked with a number of title companies obviously
- 11:56Speaker 3: over the years, and they all do great work. I'm
- 11:59Speaker 3: always impressed by the detail that they do. And you know,
- 12:02Speaker 3: I think, you know, both the realtors and both parties
- 12:06Speaker 3: in a transaction would be lost without the title company
- 12:08Speaker 3: keeping it all together. To be honest, right, they're they're
- 12:10Speaker 3: the one, they're the accountants in this transaction.
- 12:14Speaker 2: So I would say that.
- 12:15Speaker 3: You know, over the years, we've we've we've honed it
- 12:17Speaker 3: down to to you know, a few that we use,
- 12:20Speaker 3: but in general, we have one preferred title company that
- 12:22Speaker 3: we do recommend. Some sellers will say, you know, I'd
- 12:24Speaker 3: prefer to work with who I did last time, and
- 12:26Speaker 3: you know, typically that's fine.
- 12:28Speaker 1: Build that relationship, really really important stuff being of building
- 12:31Speaker 1: a relationship, it's a great day to start that conversation.
- 12:33Speaker 1: But looking to buy and looking to sell, maybe you're
- 12:35Speaker 1: looking to maybe get a vacation home or maybe looking
- 12:39Speaker 1: at rental property. We talked the other week about investment
- 12:42Speaker 1: opportunities as well investment properties. Of course, you can learn
- 12:44Speaker 1: more online with Rock Realty on their website Rock Wisconsin
- 12:47Speaker 1: dot com. That's our O c K Wisconsin dot com.
- 12:50Speaker 1: They're TEP number six so eight six seven three fifty
- 12:52Speaker 1: four hundred. That's six seven three fifty four hundred. We'll
- 12:56Speaker 1: talk more more with Matt a little bit about how
- 12:58Speaker 1: that process works, from opening the account all the way
- 13:01Speaker 1: through title transferring everything in between. We'll get the details
- 13:03Speaker 1: from Matt next as ask the Experts with Rockrealty continues
- 13:07Speaker 1: right here on thirteen ten wuib I eight fifty thirteen
- 13:23Speaker 1: ten WI b A and ask the experts. Hanging out
- 13:26Speaker 1: this morning with Matt Hewman. Of course, Matt comes to
- 13:28Speaker 1: us from Rockrealty online, Rock Wisconsin dot com. That's r
- 13:32Speaker 1: O c K Wisconsin dot com. Tell forh number six
- 13:36Speaker 1: O eight six seven three fifty four hundred. That's six
- 13:39Speaker 1: seven three fifty four hundred. Don't forget to when you're
- 13:42Speaker 1: at the website Rock Wisconsin dot com. It's always a
- 13:44Speaker 1: fun place to peruse, even if you're not necessarily looking
- 13:47Speaker 1: to buy. I just want to see what's out there.
- 13:49Speaker 1: You can never know what you're going to come across. Also,
- 13:50Speaker 1: while you're there, check out the featured listing Random Prairies
- 13:54Speaker 1: Prairie Edgeway in Fitchburg. Talk a little bit more about
- 13:57Speaker 1: that property a little bit later on in this segment,
- 13:59Speaker 1: talking though this week about escrow, and we talked about
- 14:02Speaker 1: kind of what it is, how it works. Uh, what
- 14:05Speaker 1: are these accounts? We got it, We got mortgage escrow accounts.
- 14:07Speaker 1: What's what's that area? What do we need to know
- 14:09Speaker 1: in that in that part there, Matt, Yeah.
- 14:10Speaker 3: So you can opt to have escrows taken out from
- 14:15Speaker 3: your mortgage payment. So some some loans will allow you
- 14:20Speaker 3: to just pay the interests and the principle and then
- 14:22Speaker 3: worry about some of the other items on your own
- 14:25Speaker 3: as a homeowner, but they will give you the option
- 14:28Speaker 3: of doing an escrow. And so what the mortgage escrow
- 14:31Speaker 3: is is it's a similar kind of third party account
- 14:35Speaker 3: that's set aside and a portion of your monthly payments
- 14:38Speaker 3: go in and those are set aside to cover your
- 14:41Speaker 3: property taxes and your insurance.
- 14:43Speaker 1: Does that stay with folks and throughout the process I
- 14:45Speaker 1: mean once people open one of those, they generally kind
- 14:47Speaker 1: of stick with one throughout the life of their of
- 14:49Speaker 1: their mortgage or that's something that that you know, it's
- 14:52Speaker 1: there for a couple of years and then kinda figure
- 14:54Speaker 1: that out on your owner, what's the what's the.
- 14:56Speaker 3: Generally those you know stay in place because mean you're
- 14:58Speaker 3: always going to have property taxes.
- 15:00Speaker 2: Fortunately unfortunately those have it disappeared.
- 15:03Speaker 3: And then homeowners insurance too, So the lender is going
- 15:05Speaker 3: to want to make sure that the property is insured
- 15:07Speaker 3: because they've loaned a lot of money on it, right
- 15:09Speaker 3: and so there's if there's a loss, they want to
- 15:11Speaker 3: make sure that the insurance is in place.
- 15:13Speaker 1: How much time that do you spend with folks kind
- 15:15Speaker 1: of in the education process? I think of it, and
- 15:18Speaker 1: for good reason. You know, when it comes to buying
- 15:20Speaker 1: a home, buying that condo, buying that you know that
- 15:22Speaker 1: that just that perfect piece we're all kind of looking
- 15:25Speaker 1: for that we get very exciting and it is very exciting,
- 15:27Speaker 1: and it's it's it's it's you know, stuff that dreams
- 15:30Speaker 1: are made of. But there is you know, we're talking
- 15:32Speaker 1: about a substantial investment and there are things that you
- 15:35Speaker 1: want to make sure that you understand how much time
- 15:38Speaker 1: as in real estate as a real estate agent are
- 15:40Speaker 1: you spending with with clients with that education part of
- 15:44Speaker 1: saying these you know, we'll get that house, we're going
- 15:46Speaker 1: to get that that beautiful property, We're going to get
- 15:48Speaker 1: that beautiful condo. We're going to get you what you want.
- 15:50Speaker 1: But these are some of the areas to make sure
- 15:52Speaker 1: that we understand that that this is this is kind
- 15:54Speaker 1: of how that process work. I've got to guess you
- 15:56Speaker 1: spend a lot of time with that education.
- 15:58Speaker 3: Yeah, and I would say it's you know, throughout the
- 15:59Speaker 3: process us right from pre showing to showing, to inspection,
- 16:03Speaker 3: to going through the mortgage approval, final approval process to closing.
- 16:09Speaker 3: You know, first time home buyers obviously require the most education. However,
- 16:12Speaker 3: like you had mentioned, when people are you know, five
- 16:15Speaker 3: to seven years, which it's probably dropped I think a
- 16:17Speaker 3: bit since then to a shorter amount maybe more like three.
- 16:19Speaker 2: To five years.
- 16:20Speaker 3: People look at vernue house, you know, you forget things right,
- 16:23Speaker 3: So things that a real estate agent's dealing with on
- 16:25Speaker 3: a daily basis a homeowner hasn't touched or remembered, you know,
- 16:29Speaker 3: four or five years.
- 16:31Speaker 1: Yeah, and the markets are always changing too. That's the
- 16:33Speaker 1: fascinating thing too about real estate is you know, you
- 16:36Speaker 1: think about about, you know, five ten years ago, the
- 16:39Speaker 1: last time a lot of folks bought it, just kind
- 16:41Speaker 1: of where the markets were, and then compare them where
- 16:44Speaker 1: they are today. Having that agent that you can that
- 16:47Speaker 1: you can can kind of help you understand where we
- 16:50Speaker 1: are and really, what's I think Sometimes people get shot, well,
- 16:54Speaker 1: I bought my house in nineteen eighty eighty six and
- 16:56Speaker 1: I paid I paid thirty thousand for and now it's like, well,
- 17:00Speaker 1: but I get oh, I look at the thing and
- 17:02Speaker 1: I get get two hundred three hundred thousand dollars for it.
- 17:05Speaker 2: That's amazing.
- 17:06Speaker 1: But there's another side to that, which is other Your
- 17:08Speaker 1: house has got gained a lot of equity and a
- 17:10Speaker 1: lot of value, but there's other houses out.
- 17:12Speaker 2: There that done the same. Yeah.
- 17:14Speaker 3: Typically, you know, the sellers think it's worth more than
- 17:17Speaker 3: it is and buyers think it work it's worth less
- 17:19Speaker 3: than it is. Yeah, And it's that negotiation that finds
- 17:21Speaker 3: the middle ground. And you know, with the changing market,
- 17:24Speaker 3: you know you have to know is this a time
- 17:26Speaker 3: period where I can offer five to ten percent below
- 17:30Speaker 3: a list price and not offend the seller and never
- 17:32Speaker 3: get another chance at it. Yeah, right, So you have
- 17:34Speaker 3: to you have to know where you sit in, which
- 17:35Speaker 3: market we're in.
