- 1:59over and kind of just do your thing because it's
- 2:02going to be amazing. Thank you, Angel, for inviting
- 2:06me to the summit. I am really excited to share
- 2:08some of my story. As you see from the title,
- 2:11I'm going to talk today coming from tech. getting
- 2:15to financial independence through real estate.
- 2:18Today, I'm going to share a little bit about
- 2:21me. We're going to go through my actual portfolio
- 2:24allocation, and I'm going to talk a little bit
- 2:26more about financial independence, syndications,
- 2:30and pros and cons, as well as my overall results.
- 2:34So without further ado, let's dive in. First,
- 2:37a little bit about me. I have been working in
- 2:43corporate world for the last 20 plus years. Luckily,
- 2:47last year, I managed to actually finally leave
- 2:49my corporate world and focus specifically on
- 2:52investing. Throughout those 20 plus years, I
- 2:56worked in business intelligence, engineering,
- 2:58and design, and I helped LeapFork, Autodesk,
- 3:02and DocuSign bring their products to life. With
- 3:05that, I also currently have 25 plus alternative
- 3:10asset deals. And in my spare time, I actually
- 3:14enjoy traveling. You can see some of the traveling
- 3:16on the bottom from my most recent travels. I
- 3:20like hanging out with my husband and with my
- 3:22cats. And I promise you there is cat tax at the
- 3:25end, so you will see it. I love real estate.
- 3:29So now also in my spare time, I have founded
- 3:33Weld Cindy, which will be a product for passive
- 3:36real estate investors. But for now, we're going
- 3:40to focus on my path. So before we dive into my
- 3:44path, though, I do want to set a couple of terms.
- 3:48So we are both on the same page and we understand
- 3:52what we're talking about. Oh, and by the way,
- 3:54yes, I usually have red hair. You can recognize
- 3:57me if you see me at any conferences, just say
- 3:59hi. So financial independence or what is called
- 4:05the FIRE movement. I'm not sure how many of you
- 4:07are familiar with, but FIRE, which stands for
- 4:10financial independence, retire early, with retire
- 4:13early in parentheses because retiring early is
- 4:17not for everyone, but financial independence
- 4:19is. So the FIRE movement has been around for
- 4:23a while. I personally started pursuing financial
- 4:26independence before even being familiar with
- 4:29the actual fire movement. So for you, please
- 4:33go and educate a little bit about yourself because
- 4:36you will find what is your right number. From
- 4:39that perspective, fire is all about retiring
- 4:42early. And retiring early means what can you
- 4:46live off? So there are four levels of fire and
- 4:49there's a couple of other variations, but what
- 4:51I'm just going to show you real quick is lean,
- 4:54fire, chubby, and fat. And you can see they range
- 4:57anywhere from living off of $40 ,000 a year all
- 5:02the way to 200 ,000 plus. And underneath that
- 5:06number, you will also see there is a number in
- 5:09millions. approximately how much money you need
- 5:12to have invested in order to sustain your financial
- 5:16independence for at least 30 years in retirement.
- 5:20Now, as you get into it, you will learn about
- 5:22the 4 % rule, which basically means that if you
- 5:27are living off of 4 % of your investments, you
- 5:31are pretty much guaranteed to have good savings
- 5:35or complete retirement for at least 30 years.
- 5:39Couple of calculators, I put it on the bottom,
- 5:41check them out, see what works for you. But what
- 5:46we're going to talk a little bit later about,
- 5:47though, is how this idea of fire can change a
- 5:52little bit based on are you investing in stocks
- 5:55only or are you also investing some in real estate?
- 5:59Now, the other term I want to kind of do a level
- 6:02set on, because I will be using the term a lot,
- 6:05is real estate syndications. If you are part
- 6:08of the summit, you already probably have gotten
- 6:11a bunch of other people defining this. I want
- 6:14to define it a little bit more from passive perspective.
- 6:17Real estate syndication really is the act of
- 6:21a bunch of people getting together in order to
- 6:24invest in a larger asset. If you're investing
- 6:26in a single family home, you're probably investing
- 6:29by yourself. But once you get to like 100, 200
- 6:33larger properties, Really, you need that additional
- 6:38money. And the best way to do it is through syndication.
- 6:42The difference between a syndication and a joint
- 6:43venture would be that in a syndication, you have
- 6:47two sides, limited partners and sponsor or general
- 6:50partners. I like to be on the limited partner
- 6:54side. I like to just give money to people and
- 6:57that. get money back. But there is a lot of great
- 7:00sponsors out there that actually are the ones
- 7:03who find the deals, work the deals, sell the
- 7:06deals, they do all the work. So all the tenants,
- 7:09all the repairs, all of that things I don't want
- 7:13to deal with, they do it. So this is kind of
- 7:17a primer mainly because now when I invest in
- 7:20real estate, I primarily invest through a real
- 7:23estate syndication. So this way we know what
- 7:25we're talking about. Okay, let's dive in a little
- 7:28bit through my journey. And my journey in real
- 7:34estate kind of started in around 2004 when I
- 7:37first bought my primary residence. And I kind
- 7:41of started learning more about real estate. And
- 7:44around 2010 is when I decided to dive in and
- 7:49actually start investing to single family homes.
- 7:52I bought two homes and there were cash flowing.
- 7:57It was great. The tenants were great at that
- 8:00time. So in my mind, I had this like really cool
- 8:05idea in my head. I'm going to go and I'll invest
- 8:09in single family homes. I will need X number
- 8:11of doors with their cash flow so I can live passively
- 8:15on that income and I would not have to work.
- 8:19To be fair, in around 2010, 2011, There is not
- 8:24that much information around any other investing
- 8:28types. Real estate syndication was barely a term
- 8:32that I heard, but there was not as much information
- 8:36like this wonderful summit where you can go and
- 8:39learn about it. It took me a while with a lot
- 8:42of planning about single -family homes and buying
- 8:44more single -family homes until I learned about
- 8:47syndications and I was like, oh my God. who in
- 8:52their right mind will invest in single -family
- 8:55homes instead of going directly to syndications.
- 8:59Now, this is coming from passive perspective,
- 9:01where I did have funds to invest. So for me,
- 9:05it was just a no -brainer. Now, unfortunately,
- 9:09again, the information was not as much available.
- 9:13didn't know early enough that there are other
- 9:16possibilities to invest in syndication outside
- 9:19of being an accredited investor. And I wish that
- 9:22I could spend time going and learning at events
- 9:26like this. So I can know that even if you are
- 9:30not an accredited investor, you can invest in
- 9:32other syndication like 506B. If I knew that,
- 9:36I would have started investing earlier. And frankly,
- 9:39I probably would have been financially independent
- 9:41much earlier than I was. So starting in 2017,
- 9:46I basically focused on investing on syndications.
- 9:50I became accredited and the rest is history.
- 9:54Since then, I've only had one other single -family
- 9:58acquisition and that is my current primary home.
- 10:03Now, during that time, I left Fleet Frog. I was
- 10:07in Autodesk right before I joined DocuSign, which
- 10:10was about three years ago. I kind of already
- 10:14knew that I will be financially independent soon,
- 10:18but the role that was provided for me at DocuSign
- 10:21was such an amazing opportunity and so interesting
- 10:25that I decided to continue for two more years
- 10:27and start planning my exit early on. I planned
- 10:31my exit for a year and a half prior to actually
- 10:34leaving DocuSign. The time after DocuSign, I
- 10:40spent my time basically going to a bunch of real
- 10:44estate events, learning more, just like you guys
- 10:46are learning now, traveling the world and working
- 10:50on a side passion project of mine. Okay, now
- 10:55I know that a lot of you have probably not really
- 10:59seen. what people's portfolios look like. And
- 11:02I decided that as part of this presentation,
- 11:04I really wanted to share this. So hopefully it
- 11:07can spark conversation between passive investors
- 11:09about allocations. So without further ado, this
- 11:15is my high level portfolio allocation. So I am
- 11:21currently in about 58 % alternatives and 42 %
- 11:27stock. For me, That is okay. For you, it might
- 11:32be a different distribution, but I highly, highly
- 11:35encourage you to always think about diversification.
- 11:38I am not a proponent of like, let's go into real
- 11:41estate 100 percent. That is not the best answer
- 11:44for me. I'm going to leave it to you to decide
- 11:47what is the best answer for you. I still believe
- 11:52in having stock, although I would say that from
- 11:55when I started investing to now, I have moved.
- 11:58slowly and slowly into more alternatives than
- 12:01actual stock. And for stock, I tried it. Didn't
- 12:05work for me. If it works for you, great. But
- 12:09I still believe in having kind of more broad
- 12:13market funds, mainly because single stock selection
- 12:18did not work for me. Now, so I have a question
- 12:21on this part. On the stocks, you don't there's
- 12:26no there's no taxation unless you sell something
- 12:30right? That is correct or you get or you get
- 12:36you might be taxed on dividends if you're getting
- 12:39dividends from okay so then can the depreciation
- 12:44from your alternative investments counter the
- 12:48dividends that you're making in stocks? Unfortunately
- 12:53not. but always talk to your CPA if and sound
- 12:59how magic they can figure it out. But in a couple
- 13:02of slides, I'm going to mention a little bit
- 13:04about taxes for real estate.
