- 0:00SPEAKER_00: So, do you think 50 is too old to begin a real estate career?
- 0:04SPEAKER_00: Ladies and gentlemen, if you're out there and you're not happy with your job and you're looking for something that's new and exciting, real estate may be the answer for you.
- 0:14SPEAKER_00: But the big question here is: are you ready for real estate?
- 0:18SPEAKER_00: Is real estate ready for you?
- 0:20SPEAKER_00: And today I want to just have a conversation with you about my experiences of starting over from nothing at 56 and reinventing my life in real estate.
- 0:32SPEAKER_00: And I think this is hugely important and very inspirational if any of you are going through any type of challenges in your life.
- 0:39SPEAKER_00: It could be death, divorce, loss of a job, moving to a new community, um, filing for bankruptcy.
- 0:50SPEAKER_00: Yeah.
- 0:51SPEAKER_00: And how real estate can really take over and transform your life into something you probably never even expected.
- 0:59SPEAKER_00: My name is Robin Cavallar.
- 1:00SPEAKER_00: I'm an active realtor and got my license in 2020 in COVID.
- 1:05SPEAKER_00: And I'll tell you a little bit about my story in a moment.
- 1:08SPEAKER_00: But um at 56, I had to decide what to do because I was in a shambles and uh I chose real estate.
- 1:17SPEAKER_00: And to date, I've closed over 320 deals, and I'm a solo agent.
- 1:25SPEAKER_00: Now I do have two people that work for the brokerage in my area, and I'll feed them leads that I can't get to.
- 1:32SPEAKER_00: So some of those, I'm gonna say probably less than 20 are something that I've been working on, or I gave another person to work on, but they're still leads that I generated.
- 1:44SPEAKER_00: Um, but just it's it's amazing um what real estate can do for you.
- 1:50SPEAKER_00: And you just have to persevere, and it does take hard work.
- 1:54SPEAKER_00: So we're gonna talk about what it takes to become a realtor over 50 years old.
- 2:01SPEAKER_00: Um, all right, so let's get into it.
- 2:04SPEAKER_00: First, I'll tell you a little bit, just real brief about my story.
- 2:08SPEAKER_00: I had a restaurant and it was doing really well.
- 2:12SPEAKER_00: And my children were living in Florida.
- 2:14SPEAKER_00: I had the bright idea, I was gonna open up a coffee shop.
- 2:17SPEAKER_00: And uh to make a long story short, I had to file chapter 13 bankruptcy in six months.
- 2:25SPEAKER_00: And I was 56.
- 2:28SPEAKER_00: And what do I do?
- 2:30SPEAKER_00: You know, I was almost paralyzed, but I had to keep moving because, you know, I couldn't stop.
- 2:36SPEAKER_00: My children lived in Florida and I'd always wanted to be near them.
- 2:41SPEAKER_00: So that was my opportunity.
- 2:43SPEAKER_00: Um, I moved to Florida and I started over, but I started actually in the food business again.
- 2:49SPEAKER_00: And during COVID, when everything was uncertain, I'd been an entrepreneur my whole life.
- 2:54SPEAKER_00: Um I've I'd done stints in corporate America, but I didn't um I didn't have a college degree.
- 3:00SPEAKER_00: So I thought, all right, I need a plan B before this industry gives me my own plan B, and I'm not prepared for it.
- 3:08SPEAKER_00: So I got my real estate license and I passed the Florida State exam on the first try in the summer of 2020.
- 3:17SPEAKER_00: And it took me a couple of years.
- 3:19SPEAKER_00: I would say it took a good four or five years to start to really build some traction.
- 3:23SPEAKER_00: Well, I was making money, paying my bills.
- 3:26SPEAKER_00: I was able to save a little bit, not a lot, because again, I had to pay back a chapter 13 bankruptcy.
- 3:32SPEAKER_00: I don't want to get into all the details of that, but you know, it's it's devastating when you're at 56 years old and you have$10,000.
- 3:42SPEAKER_00: And I'm thinking, oh my gosh, I'm gonna be a Walmart greeter the rest of my life.
- 3:46SPEAKER_00: And uh you can't let it stop you.
- 3:51SPEAKER_00: And again, I just spoke earlier.
- 3:53SPEAKER_00: Um, it doesn't matter what that change is, it could be devastating.
- 3:56SPEAKER_00: It doesn't have to be bankruptcy, it could be, you know, loss of a spouse, loss of a child, loss of a job, um, change of scenery.
- 4:06SPEAKER_00: You moved, you downsized, you know, it there's um so many different things that can happen in your life that you have to start over again.
- 4:16SPEAKER_00: So I don't want you to be afraid.
- 4:17SPEAKER_00: And real estate can be that for you because it allows you the opportunity to be your own boss.
- 4:24SPEAKER_00: And you have to think of this as a business.
- 4:28SPEAKER_00: And most of you who are starting over again have been in business, worked for companies, so you have a general idea about how to run your own business and how to delegate your time and how to um become effective in your life by by uh without guidance.
- 4:46SPEAKER_00: So, what I mean by that is that you don't have a boss telling you what to do every day.
- 4:50SPEAKER_00: Because this is real a freewheeling business.
- 4:53SPEAKER_00: You work as much or as little as you like, and becoming as successful as I have, I don't think I could have done it as quickly if I was younger, just because I had children.
- 5:07SPEAKER_00: I had a boy and a girl.
- 5:09SPEAKER_00: They were involved in sports and band and and baton twirling and plays and you know, all of those things that you had to take time for.
- 5:19SPEAKER_00: Homework, making lunches in the morning, getting them to school, picking them up from school, trading them off with your spouse, your ex-spouse.
- 5:26SPEAKER_00: So there are so many things that affect your life.
- 5:30SPEAKER_00: And you don't necessarily have the time and energy like I have now, like you have now, because you might be an empty nester.
- 5:39SPEAKER_00: That means, yeah, no spouse or no more children, no more children and pets.
- 5:44SPEAKER_00: So, you know, you now have a lot of time to devote to this, and this business needs a lot of time, and I'm not trying to scare you, but I want you to know that you can be incredibly successful, but you do have to be uh diligent and persevere.
- 6:00SPEAKER_00: Now, I am gonna tell you it is what time is it?
- 6:05SPEAKER_00: It is um 9:40 a.m.
- 6:09SPEAKER_00: I'm like a newscaster.
- 6:10SPEAKER_00: I have a shirt on, uh, but I'm in my pajama bottoms because I did a live video this morning and it's morning coffee with Robin.
- 6:17SPEAKER_00: You want to make sure you hit like and subscribe too so you get the next video that's coming out.
- 6:23SPEAKER_00: Um, but it allows me to get up whenever I want.
- 6:27SPEAKER_00: I get up at 5:30, 6 o'clock anyway, and I'm on the computer figuring out a way to grow my business.
- 6:33SPEAKER_00: Even though my business is doing really well, you always have to keep one step ahead.
- 6:38SPEAKER_00: And I think as we're older, it's easier for us to do that because we're a little bit more focused and we can pull everything from our life into this business.
- 6:51SPEAKER_00: All the experiences that we have, and I talk about that.
- 6:54SPEAKER_00: I have a keynote that I talk about how you use the next uh all of your chapters of your life, you bring it forward to creating a new life for yourself.
- 7:04SPEAKER_00: Now that's in summary, but how to take the life lessons that you've learned and put it into your new life, especially if it's in real estate, and that's where my focus always is about real estate.
- 7:16SPEAKER_00: But I do talk about reinvention for women over 50 because I have done that.
- 7:22SPEAKER_00: Um but you have those life experiences, so you're not starting over from zero, you're starting over, experienced.
- 7:32SPEAKER_00: You are saying I am woman, man.
- 7:47SPEAKER_00: Hear me roar, you know.
- 7:49SPEAKER_00: So just um don't ever give up, just think of everything as a new daily challenge, one day at a time, one bucket at a time, focus on one thing at a time.
- 8:02SPEAKER_00: And I do have notes here, so I I because I tend to start not ramble, but I go off topic a little bit, and I want to make sure that I give you all the information, the good stuff that I have for you.
- 8:12SPEAKER_00: And really, my videos are not flash, there's not a lot of going on here.
- 8:18SPEAKER_00: This is you and I having a conversation.
- 8:20SPEAKER_00: I'm talking with you about how to better your life.
- 8:23SPEAKER_00: Sometimes, like I said, even with me, you know, I was like, holy cow, what do I do now?
- 8:30SPEAKER_00: I have to buy health insurance, I have to, uh, I'm paying rent.
- 8:34SPEAKER_00: And what happens if this falls apart and I don't, and the real estate doesn't go well, and you know, so there's a lot going on there.
- 8:43SPEAKER_00: And but you have to remember, you have to keep a positive attitude and remember, you got this.
- 8:49SPEAKER_00: You've done it before without maybe realizing it, you've probably reinvented your life at least four or five times.
- 8:57SPEAKER_00: Would you agree?
- 8:58SPEAKER_00: Yes, I want some notes in the comments below.
- 9:00SPEAKER_00: Any challenges that you've had that you've overcome, and maybe how you overcome them if you want to share a little bit more.
- 9:07SPEAKER_00: And I'm always in the um questions answering there because this is, you know, it's a huge topic.
- 9:13SPEAKER_00: We're competing with younger people who are more tech savvy than we are.
- 9:19SPEAKER_00: And I mean, look, I'm I'm gonna be 63 at the end of the week, and I'm not slowing down.
- 9:25SPEAKER_00: To me, it's like, wow, I'm really, I wish I had done this years ago.
- 9:31SPEAKER_00: Um, but you know what?
- 9:33SPEAKER_00: I didn't.
- 9:34SPEAKER_00: And I'm here now, and I'm here to show you that life isn't over.
- 9:38SPEAKER_00: If you're having challenges over 50 years old, you really can pull up the bootstraps and reinvent yourself.
- 9:44SPEAKER_00: Um, one thing about real estate, you have to be diligent.
- 9:50SPEAKER_00: You have to stay with it, and you have to be social.
- 9:55SPEAKER_00: And I don't mean going around saying hi to people or drinking at the bar trying to get business.
- 9:59SPEAKER_00: I'm talking about being social on social media, interest media, showing who you are.
- 10:06SPEAKER_00: You have to be authentic and be yourself and talk just like I am, talking with you.
- 10:12SPEAKER_00: Because that's what resonates with buyers and sellers, that you are personable, you are um authentic, you are original, and they feel like they can relate with you.
- 10:23SPEAKER_00: Uh I got my email up and it's going a little nutty here.
- 10:27SPEAKER_00: So, um, what are the advantages of over 50 that you bring to the table that a young person doesn't have?
- 10:33SPEAKER_00: A, we just talk about experience.
- 10:36SPEAKER_00: What kind of experience?
- 10:37SPEAKER_00: Negotiating experience.
- 10:38SPEAKER_00: And I'm not talking you don't need real estate negotiating experience to learn how to negotiate.
- 10:44SPEAKER_00: You've been negotiating your whole life.
- 10:46SPEAKER_00: You've been negotiating for more money at your current job.
- 10:49SPEAKER_00: You've been negotiating with your kids to eat their vegetables.
- 10:53SPEAKER_00: Uh, you're negotiating your granddaughter when she says, Mimi, I want to go to the park.
- 10:57SPEAKER_00: And I say, No, Clara, honey, we're gonna go over here.
- 11:00SPEAKER_00: And she said to me for the first time, this is she was two and a half.
- 11:04SPEAKER_00: How about?
- 11:06SPEAKER_00: And I looked at her.
- 11:07SPEAKER_00: I'm like, Are you negotiating with me?
- 11:09SPEAKER_00: You're two and a half.
- 11:11SPEAKER_00: Yeah.
- 11:12SPEAKER_00: So she's already learning negotiating skills, but you have them.
- 11:16SPEAKER_00: You've been negotiating your whole life.
- 11:19SPEAKER_00: Channel all of the things that you've done your whole life and bring it forward.
- 11:23SPEAKER_00: You're an expert negotiator, don't forget it.
- 11:27SPEAKER_00: Um buying and selling experience.
- 11:30SPEAKER_00: And again, it's just not homes.
- 11:32SPEAKER_00: You've bought and sold a lot of things.
- 11:35SPEAKER_00: And what I find um with real estate, when you get into it and you're older, you've probably bought and sold a few homes.
- 11:44SPEAKER_00: You've gone through a few transactions.
- 11:47SPEAKER_00: You may not have bought many homes, but you may have renovated your own.
- 11:53SPEAKER_00: And you know what a pain it was.
- 11:56SPEAKER_00: All the trials and tribulations, tribulations that you've had, you bring that experience.
- 12:01SPEAKER_00: You can think, oh, when somebody says, Well, I don't want to buy that house, I got to renovate it.
- 12:05SPEAKER_00: Well, you know, I renovated my house.
- 12:08SPEAKER_00: Doesn't matter if it was 20 years ago or yesterday.
- 12:11SPEAKER_00: You're bringing that knowledge and that experience, and your friends have and renovated their home.
- 12:16SPEAKER_00: So you know that process.
- 12:18SPEAKER_00: So there you bring some more value to the table you didn't even know you had.
- 12:23SPEAKER_00: Financial maturity.
- 12:26SPEAKER_00: That's huge.
- 12:28SPEAKER_00: And this is why.
- 12:29SPEAKER_00: Because when you are a realtor, you get paid big chunks of money all at once, and you need to make sure you budget your money for taxes, insurance, um, you know, fees that you have to pay as a realtor, marketing materials, uh, website design, website, content creation.
- 12:49SPEAKER_00: You know, there's so many things that go into um being a realtor and the money that you need to spend, you have a better understanding of how to budget your money.
- 12:59SPEAKER_00: Now, because I had none when I started, I learned real quick, I do nothing that I have to pay for.
- 13:06SPEAKER_00: Everything I started with was free.
- 13:10SPEAKER_00: I recorded video on my phone.
- 13:13SPEAKER_00: I edited on my phone.
- 13:15SPEAKER_00: I did pay for Canva, which is a graphic software program, but it's like 110 bucks a year.
- 13:21SPEAKER_00: I didn't pay for music, I didn't pay for anything, any of my editing software, nothing.
- 13:26SPEAKER_00: I had to start from nothing, so everything had to be free.
- 13:30SPEAKER_00: And as time went on and I became more successful, okay.
- 13:36SPEAKER_00: I have a little bit of money.
- 13:37SPEAKER_00: What is the first thing I want to invest in?
- 13:39SPEAKER_00: I want a better camera.
- 13:41SPEAKER_00: Number two, I need better editing software.
- 13:44SPEAKER_00: I need to upgrade that.
- 13:46SPEAKER_00: So those things, one step at a time.
- 13:48SPEAKER_00: I didn't spend a lot of money.
- 13:50SPEAKER_00: Now I spend a lot of money.
- 13:51SPEAKER_00: I have this computer setup.
- 13:53SPEAKER_00: I built a brand new office workstation in my home.
- 13:57SPEAKER_00: And I have a bedroom that's just devoted to content creation.
- 14:01SPEAKER_00: There's cameras in there.
- 14:02SPEAKER_00: There's I'll show you that.
- 14:04SPEAKER_00: I did a video about it, but I'm going to update it because I've changed the room around.
- 14:09SPEAKER_00: But then as time goes on, um, that's what I did.
- 14:12SPEAKER_00: But you understand, hey, I just can't say I'm gonna buy a$1,500 camera tomorrow because I have to pay for my health insurance.
- 14:20SPEAKER_00: And young kids don't think about those types of things.
- 14:22SPEAKER_00: They want to put it in their car and they want to put it on their back and their handbag.
- 14:27SPEAKER_00: I remember uh recently I saw it a meme where the girl shows up in her escalade with her, you know,$400 handbag and all dude it up and her beautiful designer clothing.
- 14:40SPEAKER_00: And it says, you know, realtor sold one deal in the past six months, her grandmother's house.
- 14:46SPEAKER_00: And then they show a woman showing up in her gym clothes from the gym in Crocs, drinking an iced coffee on her phone.
- 14:53SPEAKER_00: I'm like, that's me.
- 14:55SPEAKER_00: That is totally me.
- 14:59SPEAKER_00: And uh says, Oh, she sold 20 homes this past month.
- 15:04SPEAKER_00: And so it doesn't matter what you look like.
- 15:06SPEAKER_00: That's another thing.
- 15:07SPEAKER_00: You you uh can learn how to present yourself clean, efficient, professional without spending a lot of money.
- 15:16SPEAKER_00: So that's where market um financial maturity comes into play.
- 15:20SPEAKER_00: Patience, perspective, and understanding.
- 15:24SPEAKER_00: Now, some of these are learned behaviors.
- 15:26SPEAKER_00: We don't have them all.
- 15:27SPEAKER_00: I don't always have them all every time I'm talking with somebody.
- 15:30SPEAKER_00: There are times where, you know, I get a talker on the phone, it's like, God, I don't feel like talking.
- 15:34SPEAKER_00: Can you please just shut up?
- 15:36SPEAKER_00: But I can't say that because every phone call is$10,000, in my opinion.
- 15:41SPEAKER_00: So um having that tenacity and the patience to sit back and listen, listen and understand what people are asking for, those things you bring to the table as you get older that you might not have had when you're a little bit on the younger side.
- 15:58SPEAKER_00: Um, you understand now.
- 16:01SPEAKER_00: This market, if you're 55 and over, you are probably looking at over 55 communities.
- 16:08SPEAKER_00: And that's my niche.
- 16:10SPEAKER_00: Um, that's my market.
- 16:11SPEAKER_00: I am in the villages, Florida.
- 16:14SPEAKER_00: And I have that experience.
- 16:16SPEAKER_00: I have that in common with all my buyers and sellers.
- 16:20SPEAKER_00: And here um the developer has new construction and they sell pre-owned homes as well.
- 16:26SPEAKER_00: They have their own inventory, not getting into all that.
- 16:29SPEAKER_00: But I've had a couple of buyers in my car that'll say, you know, I was working with a sales associate from the builder, I won't say who it is, but um, they're like 25 years old and I have nothing in common with them.
- 16:42SPEAKER_00: I'm getting ready to retire.
- 16:44SPEAKER_00: And that's huge.
- 16:45SPEAKER_00: Having a commonality or be able to um communicate that commonality with people.
- 16:51SPEAKER_00: Now, um, maybe you're over 55, but you want to target first-time homebuyers.
- 16:58SPEAKER_00: Well, you still can do that because you have that experience.
- 17:01SPEAKER_00: Now you're bringing, hey, I know what it was like when I was younger, but now that I'm older, these are the experiences that I can help you with so you don't make some of the same mistakes I did.
- 17:11SPEAKER_00: So you see how much value you can bring to the table as you become a little older.
- 17:20SPEAKER_00: And I don't, I think a lot of us forget that we do have value to bring to the table to younger people and to our own peers.
- 17:32SPEAKER_00: Um, here is a reality check, though, if you are thinking about getting into real estate, is that for me, this is a 24-7 job.
- 17:42SPEAKER_00: I answer the phone at six in the morning.
- 17:45SPEAKER_00: If somebody calls, I'm awake.
- 17:47SPEAKER_00: Um, I've taken phone calls at 10 o'clock at night.
- 17:50SPEAKER_00: Um, people local, but my market, they're searching from all over the world.
- 17:56SPEAKER_00: And there are times where I've actually got a text message at two o'clock in the morning because someone was out in Honolulu and they're not thinking that the time of the time difference, which I always have to do a reality check on that, in the morning.
- 18:10SPEAKER_00: I'm ready to go text people.
- 18:12SPEAKER_00: I'm like, oh gosh, it's 6 a.m.
- 18:15SPEAKER_00: And it's hard because the phone number, you can't always tell where they're.
- 18:19SPEAKER_00: You you may have a New York phone number, but they could be out in California when you're going to call them because they live in California now, whatever, but you get what I'm saying.
- 18:29SPEAKER_00: So um, yeah, nights, weekends.
- 18:33SPEAKER_00: My market is all day, every day.
- 18:35SPEAKER_00: We really don't work at night because at night all these people are going out to dinner, they're going out to enjoy things, they're looking during the day to buy homes, but not every market is like that.
- 18:45SPEAKER_00: So you have to be flexible with your market.
- 18:47SPEAKER_00: Flexibility is huge.
- 18:49SPEAKER_00: Um, when you're trying to get into real estate, clients go away, deals die, your commission only, which we talked about, can be a little difficult.
- 19:03SPEAKER_00: And and um, but that's where the financial maturity will come into play.
- 19:08SPEAKER_00: You have that ability to rebound from that because you've been through so many things in your life.
- 19:16SPEAKER_00: You just let that roll off your back.
- 19:19SPEAKER_00: Um, it's really hard to become incredibly successful at real estate as a side hustle.
- 19:26SPEAKER_00: You can start out doing it on the side.
- 19:30SPEAKER_00: You'll get your friends and family.
- 19:32SPEAKER_00: But if you really want to make it a career, at some point, you will have to make a decision to move forward and do it full time.
- 19:39SPEAKER_00: I'm not telling you to quit your job.
- 19:41SPEAKER_00: Anytime you have any questions about anything, you always consult your friends and family, people who are closer to you or close to you, financial planners, attorneys, uh life coach if you have one.
- 19:56SPEAKER_00: Always go through the process to make sure you're making the best buying decision, or my God, listen to me, the best decision possible for your particular situation.
- 20:05SPEAKER_00: And you are the only one that knows what's best for you.
- 20:09SPEAKER_00: And you know, when um I decided to get into real estate, I didn't look at 56 as being over.
- 20:16SPEAKER_00: I looked at 56 as just starting out.
- 20:19SPEAKER_00: And now I'm 62, gonna be 63, and I'm enjoying my best life.
- 20:25SPEAKER_00: Um with my community, with the activities I get to do, with the business that I've built for myself.
- 20:32SPEAKER_00: And, you know, I've taken this business and built facets from it.
- 20:36SPEAKER_00: So in addition to selling real estate, I have a training course.
- 20:40SPEAKER_00: Um, I have books, and you might want to check this out if you are um getting into real estate.
- 20:46SPEAKER_00: Real estate as your next chapter.
- 20:49SPEAKER_00: I have this on Amazon, it's in print, uh, or also you can uh Kindle and Audible.
- 20:55SPEAKER_00: So you can get that.
- 20:56SPEAKER_00: I'll put a link in the description box there for you to check that out.
- 20:59SPEAKER_00: I've written books on Amazon KDP, I've created digital downloads that people can purchase.
- 21:05SPEAKER_00: I have a training coaching program that um you pay for, and also I do some complimentary coaching sessions with or speaking engagements for my local board to help realtors uh so they can understand how to grow their business.
- 21:22SPEAKER_00: But I also do trainings for brokerages online on Zoom, Google Meets, and in person.
- 21:30SPEAKER_00: Um my video content creation, those channels, I make additional income.
- 21:35SPEAKER_00: So there I have a rental property.
- 21:37SPEAKER_00: So there's so many different ways for you to get into the business and make money and provide value for your customers.
- 21:43SPEAKER_00: So, for example, and I'm gonna end with this, I bought a real estate a rental property not far from my home.
- 21:50SPEAKER_00: And I've created content about how to buy a rental, how to stock a rental.
- 21:56SPEAKER_00: I went through and I'm an Amazon influencer.
- 21:59SPEAKER_00: So I have videos about products that I purchased and use in the rental.
- 22:03SPEAKER_00: I have a list that I send to people when they're looking to buy a rental property.
- 22:08SPEAKER_00: Hey, if you're looking to stock it with everything you need, everything is right here, tried and true.
- 22:14SPEAKER_00: I've used it.
- 22:14SPEAKER_00: It is affiliate link.
- 22:16SPEAKER_00: I make a couple of dollars off of that.
- 22:19SPEAKER_00: So that provides value.
- 22:21SPEAKER_00: Um, I had someone uh say renovate my garage.
- 22:25SPEAKER_00: They put uh they did the product sodic flooring, they painted it and they put shelving out there, and I did a video, they sponsor my channel, and I make a little bit of money off of every sale.
- 22:37SPEAKER_00: And it's something that I needed.
- 22:39SPEAKER_00: I needed the content, I needed the work done, and I gave them marketing in return.
- 22:46SPEAKER_00: And it's been a successful partnership so far.
- 22:49SPEAKER_00: So those are different ways that you can then grow your business and you have that understanding as you are a fine wine, how to get things done.
- 23:00SPEAKER_00: And that is the name of the game.
