- 0:54Speaker 3: Call you when you got in trouble too?
- 0:56Speaker 1: No, get it here, We've got We've got some fun
- 1:01Speaker 1: stuff to talk about this week. Fascinating topic homeowners associations,
- 1:06Speaker 1: which we've never covered, and uh, I've never been part
- 1:10Speaker 1: of one, but I have always been fascinated by him.
- 1:12Speaker 1: I know some people absolutely, it's like they love them.
- 1:16Speaker 1: They like that, and I get why. And then there's
- 1:18Speaker 1: other people saying it's not my thing. And the cool
- 1:20Speaker 1: thing about Homewer's Association is if you want one, they're
- 1:23Speaker 1: out there. If you don't want to be part of one,
- 1:25Speaker 1: find a great agent. They'll find you one without ones.
- 1:27Speaker 3: Yeah, it's a little it's.
- 1:28Speaker 2: A little bit of a polarizing topic.
- 1:29Speaker 1: Yeah, so it should be a good discussion, good conversation.
- 1:32Speaker 1: But before we get to this week's discussion on homeowners associations, Uh,
- 1:37Speaker 1: we've got a really really cool featured listing this week,
- 1:40Speaker 1: and uh the listing agent TJ. Butler, And I don't
- 1:43Speaker 1: know is he Is he a newer guy at Rock Realty.
- 1:45Speaker 3: I don't know.
- 1:45Speaker 1: It's a few years, okay, And it's funny for folks
- 1:49Speaker 1: that don't know when Matt says a few years that
- 1:51Speaker 1: is a newer guy.
- 1:53Speaker 3: People have been there a decade or more.
- 1:56Speaker 1: Yeah, so, uh, this is a really great opportunity right
- 1:59Speaker 1: here in Addison, a very very nice, nice condo. Let's
- 2:04Speaker 1: talk about this house at one forty one Metro Terrace
- 2:07Speaker 1: here in Madison.
- 2:08Speaker 2: Yeah, I think you know. The main important part here's
- 2:11Speaker 2: it's a first floor condo.
- 2:12Speaker 3: Right. A lot of people like that.
- 2:13Speaker 2: The ability to just kind of you know, have that
- 2:15Speaker 2: first floor and not go up to many steps, easy
- 2:17Speaker 2: easy access, you don't have to wait for any sort
- 2:20Speaker 2: of elevator, right, Yeah, but you owns. The second thing
- 2:22Speaker 2: is the price. I mean, you know, it's one of
- 2:24Speaker 2: the more affordable things to get into now. And if
- 2:27Speaker 2: you can get into a condo, and this one's listed
- 2:29Speaker 2: at two hundred and sixty thousand dollars.
- 2:31Speaker 3: Wow, that is amazing.
- 2:32Speaker 1: And it in Madison, in the city at City of Madison,
- 2:35Speaker 1: and it's a it's a beautiful building and the interior
- 2:37Speaker 1: and the exterior grade And I love this. And I
- 2:40Speaker 1: don't know what the term is, but it reminds me
- 2:42Speaker 1: kind of like like the city. Look where you've got
- 2:45Speaker 1: the kind of even though you're on the first floor,
- 2:47Speaker 1: you still have a nice little staircase and we'll walk
- 2:49Speaker 1: up to get into your front door.
- 2:51Speaker 3: It's got a.
- 2:51Speaker 1: Very very cool feel to the to the property. And
- 2:55Speaker 1: this place is definitely great as well. Two bedroom bath
- 3:01Speaker 1: walk in closets. I mean this a newer property as well,
- 3:05Speaker 1: isn't it.
- 3:06Speaker 3: Yeah?
- 3:06Speaker 2: I mean that looks like the association or the condo
- 3:08Speaker 2: units were built in two thousand and six. You know.
- 3:12Speaker 2: Some of the nice features also is that it you know,
- 3:14Speaker 2: it gives you the ability to rent out a clubhouse
- 3:16Speaker 2: and they also have an exercise room in there.
- 3:18Speaker 1: Oh man, who needs a gym membership when you've got
- 3:20Speaker 1: an exercise here.
- 3:21Speaker 2: There's people out there that actually exercise, so that's a
- 3:23Speaker 2: good ideal for those people.
- 3:25Speaker 3: Yeah.
- 3:26Speaker 1: I have a couple of gym memberships and they work
- 3:28Speaker 1: perfect for scraping the frost off my window and not much.
- 3:32Speaker 3: On those cold mornings.
- 3:33Speaker 1: If you're interested in checking out this fantastic condo unit again,
- 3:36Speaker 1: it's right at one forty one Metro Terrace here in Madison.
- 3:39Speaker 1: And I gotta just pick a phone. Give TJ a
- 3:41Speaker 1: call this morning.
- 3:42Speaker 3: TJ.
- 3:42Speaker 1: Butler his telephone number eight one five two nine one
- 3:46Speaker 1: thirty six thirty seven. That's eight one five nine thirty
- 3:49Speaker 1: six thirty seven. We'll talk a little bit more about this,
- 3:52Speaker 1: about this condo a little bit later in the program,
- 3:54Speaker 1: and again if you want to see this place or
- 3:56Speaker 1: other places always had on over to rock Wisconsin dot com.
- 4:00Speaker 1: It's our o c K Wisconsin dot com. So does
- 4:03Speaker 1: that condo was obviously it's got it's got as part
- 4:07Speaker 1: of your as part of your your what's the term dues?
- 4:12Speaker 1: Of course you've got you've got these benefits. Is that
- 4:14Speaker 1: count as a homeowners association? Are we talking about something?
- 4:16Speaker 2: So, yeah, there would be a condo association fee for
- 4:18Speaker 2: that as well, you know, and part of the benefits
- 4:20Speaker 2: of living in a condo is you know, not doing
- 4:23Speaker 2: your lawn and a shovel snow or more importantly, and
- 4:27Speaker 2: you know, it covers that as well as you know,
- 4:28Speaker 2: things like the clubhouse and you know taking you know,
- 4:31Speaker 2: we'll go over the details, but you know, taking care
- 4:33Speaker 2: of other things related to the condo unit.
- 4:35Speaker 3: Oh, that's fantastic. And that's also great.
- 4:37Speaker 1: As we talked about two bedroom to bath perfect, you
- 4:39Speaker 1: think two of folks that are maybe downsizing kiddo's are
- 4:43Speaker 1: off started their own they've launched their we've got families
- 4:46Speaker 1: and other things and just a great space for you.
- 4:48Speaker 3: So check that out.
- 4:49Speaker 1: And so as we talked this morning about homeowner association
- 4:52Speaker 1: what exactly kind of just broadly, what are they?
- 4:55Speaker 2: Yeah, yeah, and I wanted to differentiate between homeowners associate
- 5:00Speaker 2: and covenants and restrictions. Yes, sometimes that's kind of confused, right,
- 5:05Speaker 2: So any sort of subdivision can have covenants and restrictions,
- 5:10Speaker 2: whether that's like a single family homes or condos, and uh,
- 5:14Speaker 2: those are something that's you know, kind of put you know,
- 5:17Speaker 2: on the deed related to the deed at the county.
- 5:21Speaker 2: So you can have covenants restrictions on whether or not
- 5:24Speaker 2: you can have fences, covenant restrictions on whether or not
- 5:27Speaker 2: you have sheds. Homeowners association, however, is you know, a
- 5:33Speaker 2: a group of owners that banned together and uh, you know,
- 5:38Speaker 2: make sure to enforce you know, rules and regulations and
- 5:41Speaker 2: and take care of that community. Whether it's a residential
- 5:45Speaker 2: single family home homeowners association subdivision or it's a.
- 5:49Speaker 1: Condo, kind of like an elected body for the for
- 5:52Speaker 1: the private properties of the of the people in that
- 5:55Speaker 1: in that area.
- 5:56Speaker 3: Right, perfect description.
- 5:57Speaker 1: Interesting, So when when we think of that about about that,
- 6:00Speaker 1: but it is it is especially I think with a
- 6:02Speaker 1: lot of newer developments, maybe a little a little more upscale.
- 6:06Speaker 1: This seems to be a pretty common common factor in those,
- 6:09Speaker 1: isn't it.
- 6:10Speaker 3: Yeah, yeah, I mean.
- 6:13Speaker 2: The whole goal really of a homeowners association is to
- 6:16Speaker 2: maintain a certain level, a certain level of quality, a
- 6:19Speaker 2: certain level of amenities. In some cases, right, there's some
- 6:24Speaker 2: associations that have have pools, right, or water parks even right.
- 6:29Speaker 2: I think we've got that down in Bergamount and such, right, So,
- 6:32Speaker 2: I mean there's there's different associations and depending on the
- 6:35Speaker 2: amenities will affect your monthly price, and it will also
- 6:40Speaker 2: affect you know, what things you can enjoy from that association.
- 6:43Speaker 1: Do we see people looking I mean you mentioned you know,
- 6:45Speaker 1: there's obviously you mentioned Bergamont up the road here, and
- 6:48Speaker 1: you know some of the great great things that come
- 6:50Speaker 1: along with with home ownership there that's got to be
- 6:53Speaker 1: for for for people a really desirable you know, I
- 6:56Speaker 1: think two of you know you've got like Kiddo's, you're
- 6:59Speaker 1: looking for a great communit unity, a great neighborhood, a
- 7:01Speaker 1: place that not only has parks, but also has water parks.
- 7:06Speaker 1: I mean, those type of things got to be a
- 7:07Speaker 1: great selling point. And then the ability to have input
- 7:10Speaker 1: in the decisions being made being part of that, that
- 7:13Speaker 1: association's got to be greatly beneficial as well to the
- 7:16Speaker 1: property owners.
- 7:16Speaker 2: Oh absolutely, and you know it can it can maintain
- 7:19Speaker 2: a certain level of quality and or expectation if you will.
- 7:23Speaker 2: You know, to know that you're never going to have someone,
- 7:27Speaker 2: you know, keeping their RV in the in the driveway.
- 7:30Speaker 2: They're nineteen seventy four rusted.
- 7:32Speaker 3: Out RV, right, I mean, so there's advantages to that.
- 7:36Speaker 2: You know.
- 7:37Speaker 3: The fees are what you.
- 7:38Speaker 2: Know, most people worry about, right, and the home owner's
- 7:41Speaker 2: association fees can really vary. So you know, I've seen
- 7:44Speaker 2: things as simple as like fifty dollars a year, right,
- 7:47Speaker 2: and that's just like, hey, we're going to take care
- 7:50Speaker 2: of this peer for everybody and maintain the different spots
- 7:54Speaker 2: on the pier for your boats, right to fifteen hundred,
- 7:57Speaker 2: two thousand dollars a month, I mean, depending on and
- 8:00Speaker 2: what sort of amenities they have some of these some
- 8:02Speaker 2: of these have indoor water parks that you're paying for, right,
- 8:05Speaker 2: so you know, up in the dells, right. So it
- 8:08Speaker 2: all depends on, you know, what sort of level expectation
- 8:10Speaker 2: when amenities come with it.
- 8:12Speaker 1: With and I think of specifically condos but I know
- 8:14Speaker 1: some developments as well. With homewres associations, they also get
- 8:18Speaker 1: involved with even things like like some of the siding
- 8:21Speaker 1: and some of the other things as well. Am I
- 8:22Speaker 1: am I thinking of that, writer, am I am I
- 8:25Speaker 1: off based on that?
- 8:25Speaker 2: Yeah, So in general, so if we're talking about like
- 8:27Speaker 2: a condo association, you can have your you know, condo
- 8:32Speaker 2: and or apartment insurance and that typically covers drywall in right,
- 8:37Speaker 2: the interior components of the house. You know, if you
- 8:40Speaker 2: have any sort of internal flooding maybe or you've gotten
- 8:45Speaker 2: you know, damage or theft or something inside that that's
- 8:49Speaker 2: covered by that insurance. And then the entire building though,
- 8:53Speaker 2: will have an insurance policy and then that will cover
- 8:56Speaker 2: the exterior typically sometimes or sometimes not, it'll cover the windows,
- 9:00Speaker 2: usually it covers the roof, right, And you know, it's
- 9:03Speaker 2: it's those policies that we've actually seen a lot of
- 9:08Speaker 2: you know, occurrences lately with all the with all the hail.
- 9:10Speaker 2: Oh sure, we're seeing a lot of different special assessments
- 9:14Speaker 2: and stuff, and we can talk about that, but you know,
- 9:17Speaker 2: all of a sudden, these kind of associations are like, well,
- 9:19Speaker 2: now we have to get a new roof yeah, And
- 9:22Speaker 2: a roof on a large condo building is not cheap.
- 9:24Speaker 3: No, they're not. And that's uh.
- 9:26Speaker 1: That's one of those things too, is as you work
- 9:28Speaker 1: with your agent and understand the stuff. The great thing
- 9:31Speaker 1: about working with a great agent they can help you
- 9:33Speaker 1: and guide you and help you make those educated and
- 9:35Speaker 1: informed decisions. Is a homeowners association right for you? Is
- 9:39Speaker 1: that something that they I think too of of folks
- 9:41Speaker 1: with whether they're very active, busy lifestyles or maybe folks
- 9:45Speaker 1: that may be a little older and the prospect of
- 9:48Speaker 1: maybe doing some of these things on their own is
- 9:50Speaker 1: not necessarily in the cards. A homeowners association maybe something
- 9:54Speaker 1: perfect for you. The other area, too is values and
- 9:57Speaker 1: valuations and and homeowers associations do have an impact on
- 10:02Speaker 1: property values quite a bit, don't they.
- 10:05Speaker 2: Yeah, they do, and you know a lot of it
- 10:07Speaker 2: kind of depends on the fees and what's what all
- 10:10Speaker 2: is included, but that does have an impact, you know.
- 10:12Speaker 2: So when you're trying to compare apples to apples, some
- 10:15Speaker 2: people are looking for the lowest kind of condo feed
- 10:18Speaker 2: that they can find. Other others are like, well, I
- 10:21Speaker 2: want a kind of that has an exercise room. I
- 10:23Speaker 2: want to be able to enjoy the clubhouse and rent
- 10:26Speaker 2: that space out for birthday parties and such. So it
- 10:28Speaker 2: all depends on the buyer themselves, but it does affect
- 10:31Speaker 2: the price of the condo depending on how high or
- 10:34Speaker 2: low the fee is.
- 10:34Speaker 1: I jumped over this question, but it's important the Homer association.
- 10:38Speaker 1: Who is the association? Who's it made of? How do
- 10:40Speaker 1: how does that? How does that process work?
- 10:42Speaker 2: Yeah, it's all of the local homeowners, right, and there's
- 10:48Speaker 2: a board involved typically and different levels to that board.
- 10:51Speaker 2: Some people are in charge of the money, some some
- 10:53Speaker 2: people are in charge of the maintenance.
- 10:56Speaker 3: Right.
- 10:56Speaker 2: And you know you can actually get elected to the
- 10:59Speaker 2: board and join join the board and contributor as well.
- 11:03Speaker 1: Oh, very very cool stuff to talked this morning with
- 11:05Speaker 1: that mid Matt Heatman, owner of Rock Realty Online Rock
- 11:08Speaker 1: Wisconsin dot com. That's our Ock Wisconsin dot com. Great
- 11:12Speaker 1: day to check out properties there again, even if you're
- 11:15Speaker 1: not looking to buy your list, it's really good. I
- 11:17Speaker 1: always have fun just checking out things going on at
- 11:19Speaker 1: rock Wisconsin dot com seeing what's out there. One of
- 11:22Speaker 1: the great properties our feature property this week right here
- 11:25Speaker 1: in Madison at one forty one metro Tears You can
- 11:27Speaker 1: learn more again online at rock Wisconsin dot com. There
- 11:31Speaker 1: are obviously some benefits too, as we've touched on some
- 11:35Speaker 1: of those. And you think about marketability of a home
- 11:38Speaker 1: having a homeowners association, I even think for something as
- 11:41Speaker 1: simple as as showings is probably great. But there's also
- 11:44Speaker 1: great for a lot of folks. It's a very desirable
- 11:47Speaker 1: feature to a property.
- 11:49Speaker 3: Isn't it.
- 11:49Speaker 2: Yeah, I mean it depends on each association. Sometimes it
- 11:53Speaker 2: involves like gated entries and some security patrols, right and
- 11:57Speaker 2: guessing the fees on those that are going to be
- 11:58Speaker 2: a little higher, right assumption. But it also you know,
- 12:02Speaker 2: also offers a little certain level of safety in those
- 12:04Speaker 2: those those cases, right, you know, professional management of the
- 12:10Speaker 2: association that kind of reduces the burden for homeowners to
- 12:14Speaker 2: you know, do maintenance administrative tasks. You've got someone else,
- 12:17Speaker 2: you know, making sure that the lawns being taken care of,
- 12:20Speaker 2: making sure that that underground parking garage door gets fixed, right,
- 12:26Speaker 2: and uh, you know, take those headaches off of homeowner.
- 12:29Speaker 1: Can they help with remediating disputes too, obviously, you know
- 12:32Speaker 1: they always wants the old line about fences and great neighbors.
- 12:37Speaker 1: I'll speak for myself, love all my neighbors. But there
- 12:39Speaker 1: are some times you're kind of looking at going what's
- 12:41Speaker 1: going on over there? And I sometimes see him looking
- 12:43Speaker 1: back at me, going on is he doing? Sometimes there
- 12:46Speaker 1: can be discussions or disputes or or just concerns between neighbors.
- 12:50Speaker 1: Can this kind of help, having this this home association
- 12:53Speaker 1: maybe help remedy some of those some of those concerns,
- 12:56Speaker 1: or some of those disagreements or just kind of different
- 13:00Speaker 1: different perspectives.
- 13:01Speaker 2: Yeah, I mean they're going to be the final say
- 13:03Speaker 2: if you will, right, so you can you can throw
- 13:05Speaker 2: it their way and you know, see how they interpret
- 13:07Speaker 2: the rules and whether or not that particular party is
- 13:10Speaker 2: following the rules, and it'll kind of take it out
- 13:12Speaker 2: of your hands. So they can be a bit of
- 13:13Speaker 2: a mitigator.
- 13:15Speaker 1: Can I live in a place that's got a homework
- 13:17Speaker 1: association and opt out? Or is that something that if
- 13:19Speaker 1: you're if you're going to live in a particular neighborhood
- 13:22Speaker 1: or a particular building, this is this is part of
- 13:24Speaker 1: the deal.
- 13:25Speaker 2: Yeah, it's typically part of the deal. You know, it's
- 13:27Speaker 2: it's something that you're made aware of and you are
- 13:31Speaker 2: given time to review the documents, look on all the rules.
- 13:34Speaker 2: You know, you actually have a little bit of time
- 13:36Speaker 2: even after offer acceptance to kind of make a final decision.
- 13:39Speaker 2: So it is that important and it's all part of
- 13:43Speaker 2: the offer documents when you have a homeowners association involved
- 13:45Speaker 2: that you can take a look and make sure that
- 13:48Speaker 2: you comply.
- 13:49Speaker 1: Do you do you hear from folks that may have
- 13:51Speaker 1: like an attorney kind of not that again, not that
- 13:53Speaker 1: we're talking about something that's over litigious, but just curious
- 13:55Speaker 1: to kind of I know sometimes contracts and those type
- 13:58Speaker 1: of things can get a little for a LAFE person
- 14:02Speaker 1: a little thick. Do you ever hear from folks are
- 14:04Speaker 1: like I we just want to have our an attorney
- 14:05Speaker 1: just kind of read through, so we also get a
- 14:07Speaker 1: perspective on how to handle it. ORF that's something your
- 14:09Speaker 1: agent can generally really guide you through.
- 14:11Speaker 2: Well, I mean it's always advised when you're dealing with
- 14:14Speaker 2: legal documents, have an attorney take a peek at it.
- 14:17Speaker 2: You know, we can do our best and you know
- 14:19Speaker 2: what we what we see in there, but we can't
- 14:22Speaker 2: advise legally regardless, Right, I'm not one of our rules. Right.
- 14:26Speaker 2: We can explain what we think each section means, but
- 14:29Speaker 2: you know a legal attorney would have to actually give
- 14:32Speaker 2: you the final say.
- 14:33Speaker 1: Fascinating stuff this morning as we're talking Matt Heyman of
- 14:36Speaker 1: Rock Realty talking this week about homeowners associations, some of
- 14:39Speaker 1: the great benefits, some of the challenges and some of
- 14:41Speaker 1: the areas that they can help overcome, and some of
- 14:43Speaker 1: the reasons why they're so desirable by folks for folks
- 14:47Speaker 1: in their homes. We're talking this morning about those. Don't forget.
- 14:49Speaker 1: We'll get in to our featured listing as well. In
- 14:52Speaker 1: the meantime, you've been to the website, I hope you
- 14:54Speaker 1: get on over there Rock Wisconsin dot com. That's our
- 14:56Speaker 1: o c K Wisconsin dot com. It's where you'll find
- 14:59Speaker 1: a bunch of great lists for Rock Realty. Else get
- 15:01Speaker 1: to know some of the agents as well. Again, that
- 15:04Speaker 1: all available to you at Rockwisconsin dot com. Continue your
- 15:06Speaker 1: conversation with Matt, we'll talk a little bit more about
- 15:08Speaker 1: some homeowners associations, some of the benefits and some of
- 15:11Speaker 1: the things that you need to know about. We will
- 15:13Speaker 1: do that next as ask the experts with Rock Realty

- 15:19Speaker 1: fifty two thirteen ten Wi b A and ask the
- 15:22Speaker 1: experts with Rockrealty hanging out in studio with Matt Heyman
- 15:25Speaker 1: of Rockrealty.
- 15:26Speaker 3: Don't forget. You can learn more on their website Rock
- 15:28Speaker 3: Wisconsin dot com. That's r O.
- 15:30Speaker 1: C K Wisconsin dot com. Great website and resource again
- 15:33Speaker 1: that's rock Wisconsin dot com. Talk about home owners associations,
- 15:37Speaker 1: some of the benefits and some of the things to
- 15:39Speaker 1: know about about being part of one. And you had
- 15:42Speaker 1: mentioned special assessments and I don't know what that is, Matt.
- 15:47Speaker 1: What is a special assessment? How is that important to
- 15:50Speaker 1: this conversation?
- 15:51Speaker 2: Well, I mean it's important to know that you know,
- 15:54Speaker 2: there is the future risk of a special assessment that happen, right.
- 15:58Speaker 2: You know, normally on your on a monthly basis, you've
- 16:00Speaker 2: got a portion or fee going to just your your
- 16:03Speaker 2: long care and the snow removal and some of it
- 16:07Speaker 2: is you know, being set away for potential issues in
- 16:10Speaker 2: the future. But if something arises that wasn't expected that
- 16:15Speaker 2: maybe it was a weather event, let's say hail, right,
- 16:19Speaker 2: then a special assessment could be levied in like an
- 16:22Speaker 2: emergency like that or maybe even frozen pipes. And if
- 16:26Speaker 2: a major project needs to be undertaken that the normal
- 16:29Speaker 2: HOA fees aren't covering. At that point, they're going to
- 16:33Speaker 2: get some some quotes and figure out what it's going
- 16:36Speaker 2: to cost and figure out when that's divided amongst all
- 16:39Speaker 2: these HOA members. What does that mean? Right? So it
- 16:42Speaker 2: can be pretty hefty.
- 16:43Speaker 3: Are there insurance products to help?
- 16:45Speaker 1: Do you know about for for folks that may you know,
- 16:47Speaker 1: let's say a part of an association and you know,
- 16:49Speaker 1: I want to just kind of ensure myself against something
- 16:52Speaker 1: like that.
- 16:52Speaker 3: Is there is there? Is that?
- 16:53Speaker 1: Or is that something that's just kind of part of
- 16:55Speaker 1: the deal.
- 16:56Speaker 3: Yeah, that's a good question.
- 16:57Speaker 2: I think it Maybe it's something that you could add
- 16:59Speaker 2: as a writer on your apartment assurance, but it's definitely
- 17:03Speaker 2: something I have. I don't know that I'd like to
- 17:05Speaker 2: find that.
- 17:05Speaker 1: Out because I think of, like, you know, with just
- 17:08Speaker 1: general homeownership, I know that there's obviously certain products out
- 17:11Speaker 1: there that you could that you could add on to
- 17:13Speaker 1: cover cover certain things that may not you know, I think,
- 17:15Speaker 1: I like flood insurance, are the things that may not
- 17:17Speaker 1: necessarily be covered by your fires?
- 17:20Speaker 2: Yes, I'll find out as.
- 17:23Speaker 1: Charles, Oh, fantastic, Yeah, it's it's and it's such a
- 17:26Speaker 1: cool area. As we talk about homeowners associations and all that,
- 17:30Speaker 1: you know, there's a lot of really really good benefits
- 17:32Speaker 1: of it. And we you know, we started this week's
- 17:34Speaker 1: conversation with this week's featured listing as well about you know,
- 17:37Speaker 1: a condo, and I think two of like some of
- 17:40Speaker 1: the some of the things that sometimes hold people back
- 17:42Speaker 1: from buying is things like maintenance and things like you know,
- 17:47Speaker 1: mowing lawns and snow blowing. And you know, I think
- 17:50Speaker 1: for everybody that first time you you mow the lawn,
- 17:52Speaker 1: it's a whole lot of fun. When it's your house
- 17:54Speaker 1: the three hundred and four hundred thousandth time and it's like,
- 17:58Speaker 1: this is no fun anymore. Some of the great things
- 18:00Speaker 1: about about you know, whether it's condo living or those
- 18:02Speaker 1: type of things, is having those having those amenities covered
- 18:06Speaker 1: and having that stuff take care of. Let's talk about
- 18:08Speaker 1: speaking of having that stuff taking care of this week's
- 18:11Speaker 1: feature listing, of course, TJ. Butler is our is our
- 18:13Speaker 1: listing agent on this and it's a beautiful house. And
- 18:17Speaker 1: again we talk about about the conveniences of being part
- 18:21Speaker 1: of a part of a condo and part of a
- 18:22Speaker 1: condo association. The property as well is great and I
- 18:26Speaker 1: love I saw the underground parking, uh and storage. You
- 18:30Speaker 1: mentioned the word hail, I as somebody who recently had
- 18:33Speaker 1: to have two vehicles repaired after hail damage. Having underground
- 18:37Speaker 1: parking is is something that that you don't want to overlook,
- 18:40Speaker 1: is it?
- 18:40Speaker 3: Yeah? Exactly.
- 18:41Speaker 2: I mean whether it's winter or summer, you could have
- 18:45Speaker 2: some weather events there and having your your car covered
- 18:47Speaker 2: is a great option. Yeah. It's similar to going to
- 18:52Speaker 2: the airport and Dean County. You're hoping you don't have
- 18:54Speaker 2: to be on that top floor just in case. In
- 18:56Speaker 2: this case you're always always covered, so and and no association.
- 19:00Speaker 2: It's going to cover things like any issues with the
- 19:02Speaker 2: garage door, making sure everything's working for that. So having
- 19:05Speaker 2: that underground parking is a big deal. And you know
- 19:09Speaker 2: this particular condo. I mean, another thing that I like
- 19:11Speaker 2: about it is the convenience to being close to the
- 19:14Speaker 2: east Side. Yeah, you've got close to the mall, maybe
- 19:18Speaker 2: close to some prayer if you need to go there,
- 19:21Speaker 2: and quick quick trip anywhere just off I ninety, so.
- 19:25Speaker 3: Literally a quick trip anywhere.
- 19:28Speaker 1: This property again right at one forty one metro terraces
- 19:32Speaker 1: even at one oh five. Of course, as you mentioned,
- 19:34Speaker 1: of course with that one, that means it's it's a
- 19:36Speaker 1: ground level. The other thing too, I really love about
- 19:39Speaker 1: and this place is no exception. You talk about spacious,
- 19:42Speaker 1: open concept, they also it's it's they've gotten so good
- 19:46Speaker 1: with these condos.
- 19:48Speaker 3: Of like they really have like a very high.
- 19:52Speaker 1: End and I don't know if I'm guessing that's what
- 19:55Speaker 1: the market is is demanding really a high end quality features,
- 19:59Speaker 1: high end feel to these to these condos.
- 20:01Speaker 3: And this place is no exception.
- 20:02Speaker 1: Is it's no slouch when it comes to you talk
- 20:04Speaker 1: about some of the great amenities and some of the design.
- 20:07Speaker 1: It is really a fantastic, fantastic space. Do we see
- 20:10Speaker 1: a lot in the condo condo space now? Is is
- 20:14Speaker 1: buyers are expecting it's no longer like lamin at countertops
- 20:18Speaker 1: and that like saying, you know, we want quartz, we
- 20:20Speaker 1: want you know, we want some of the higher end finishes.
- 20:22Speaker 3: Are we seeing that a lot in condos? I'd say so.
- 20:25Speaker 2: I mean with condos, you're dealing with a smaller square
- 20:28Speaker 2: footage or unit, so you can kind of finish those off,
- 20:33Speaker 2: you know, at not a huge additional costs. You know,
- 20:35Speaker 2: you're talking one small island or you know, a couple
- 20:38Speaker 2: of vanities versus like an entire house, and so you know,
- 20:41Speaker 2: as a result, you're getting a lot of you're getting
- 20:43Speaker 2: a lot of luxury vinyl plank, you're getting that quartz,
- 20:47Speaker 2: like you said, the under mount sinks, things like that.
- 20:49Speaker 2: So it's pretty common.
- 20:50Speaker 1: It's very very cool stuff. Great day to give TJ
- 20:53Speaker 1: a call TJ Butler, he is a listing agent on
- 20:55Speaker 1: this property.
- 20:56Speaker 3: Again, it's right at.
- 20:56Speaker 1: One forty one Metro Terrace, Unit one oh five. You
- 20:59Speaker 1: can get the deep tales at Rock Wisconsin dot com.
- 21:01Speaker 1: TJ's telling phone number eight one five two nine one

- 21:15Speaker 1: too about TJ and being a quote unquote newer guy.
- 21:19Speaker 1: He's been there a couple of years. One of the
- 21:20Speaker 1: cool websites you also have is Wisconsin buyeragent dot com.
- 21:25Speaker 1: What a great resource that is for folks looking to
- 21:27Speaker 1: to pair themselves with a really good agent at Rock Realty.
- 21:31Speaker 1: Nice little profiles and bios and then You can, of course, schedule,
- 21:34Speaker 1: which I think is really cool, schedule a conversation with
- 21:37Speaker 1: the agent before you commit.
- 21:38Speaker 3: Yeah.
- 21:39Speaker 2: Yeah, I think it's important to get matched up with
- 21:40Speaker 2: the right agent.
- 21:41Speaker 3: M hm.
- 21:42Speaker 2: So I thought, Hey, we've got thirty five agents to
- 21:44Speaker 2: choose from. Yeah, let's let's let the home buyers shop.
- 21:48Speaker 3: Yeah, let's let them shop.
- 21:50Speaker 2: For an agent they think is a good fit. You
- 21:51Speaker 2: get to learn a little bit more about each agent
- 21:53Speaker 2: and then make the decision to maybe interview a couple
- 21:56Speaker 2: of them and choose one.
- 21:57Speaker 1: It's a really really cool website. Again, that's Wisconsin Buyeragent
