- 0:00I don't really understand the math behind owning a condo.
- 0:02That's what we're going to talk about today.
- 0:03Because you can afford the mortgage.
- 0:05That really wasn't the question.
- 0:07The question is, is the fee you pay every single month on top of it?
- 0:11That repair bill they can hand you with almost no warning and a savings account you don't control but you're legally on the hook for?
- 0:18That's the real math behind a condo.
- 0:20And almost nobody runs it before they make the offer.
- 0:23That's what I'm going to talk about on today's show.
- 0:26And stick with me to the end because I've got a very special announcement.
- 0:39Hey, friend.
- 0:40Ralph Estep Jr.
- 0:41Here.
- 0:41And this is Financially Confident Christian, where we work every day to break that cycle of financial shame and live with confidence.
- 0:49And today's a question.
- 0:50I look back, I hadn't ever answered this one.
- 0:52And that's the real monthly math behind owning a condo.
- 0:56That beyond the mortgage payment.
- 0:58And if nobody's ever explained this to you, you're not behind.
- 1:01Most buyers find out after closing and that is not a good time to find out.
- 1:06If you've got a question for this show, I would love to answer your question.
- 1:10That's what this show is all about.
- 1:11Go to financiallyconfidentchristian.com/question We'll put a link in the show notes.
- 1:17But again, that's financiallyconfidentchristian.com/question Let's get right to today's question.
- 1:24This is what the listener wrote says, I'm seriously consider buying a condo.
- 1:27And the mortgage payment itself looks like totally doable on my income.
- 1:32But then I started reading about HOA fees, special assessments and reserve funds.
- 1:37And I'm not sure I actually understand what owning a condo really costs each month.
- 1:42What's the real math I should be doing before I make an offer?
- 1:46Great question.
- 1:47And so many people don't understand this.
- 1:51The mortgage is one piece.
- 1:53The real cost is the mortgage plus the hoa, plus the hidden risk sitting in the reserve fund and special assessments.
- 2:01So before you go and buy a condo, you gotta listen to me today.
- 2:04You gotta run the full math before you ever make an offer.
- 2:08Well, how do you do that?
- 2:09Let's get right to it.
- 2:10That HOA fee we talked about, you gotta add that to the real monthly number.
- 2:16That HOA fee isn't optional or occasional.
- 2:19It's mandatory.
- 2:20It's gonna hit you every single month for as long as you own the unit.
- 2:24So, yes, you've got that mortgage payment.
- 2:26The mortgage companies told you this is what it's going to be.
- 2:29You've got to add that HOA directly on top of the mortgage to get the true payment.
- 2:34Not the advertised one, not the one they told you it might be, the actual one.
- 2:40That fee covers water, it covers trash, it covers the insurance of the exterior of the building, it covers landscaping.
- 2:48So if you're going to compare that to buying a house, you got to compare apples and apples by looking at that total cost.
- 2:55And you also got to think about how often it's increased in recent years.
- 2:59This isn't some set it and forget it.
- 3:01HOA fees tend to rise in cost over time.
- 3:04So that doable mortgage can become a stretch once the fee is sitting next to it.
- 3:10The mortgage number is the number they advertise that the HOA fee is the number you actually have to live with.
- 3:18So that's where you got to start.
- 3:19Add that HOA fee to the beginning of that.
- 3:22But then the second part, and this is one a lot of people don't think about.
- 3:25Investigate what's called the reserve fund before you fall in love with the condo.
- 3:31The reserve fund is the association savings account.
- 3:34It's basically where they keep the extra money.
- 3:36They keep that for the big stuff when the roof fails and they've got to get it repaired.
- 3:40If the elevators have issues, if the siding starts to come off, if the parking or the parking structures have issues, that's how the condo association pays for it.
- 3:51And they do that by keeping a reserve fund.
- 3:54A healthy, well funded reserve protects you from surprise bills if you've got a thin one.
- 4:00And you can just look at the recent news, Some of these condo fees have gotten ridiculous and they've had to make these special assessments because you didn't have enough reserves.
- 4:10So one of the things you can do as you're in this negotiation process, ask for the most recent reserve study and ask for the percent of the reserve that's funded, not just if they say to you, hey, our
- 4:22HOA is fine, run the other direction.
- 4:26Ask whether the association is carrying any loans because they can actually borrow money.
- 4:31A condos reserve fund tells you more about the future cost than the listing ever will.
- 4:36So understand their reserve fund.
- 4:38Understand if they're in a good place, understand if they're in a bad place, understand if there's any loans, how often it goes up, that sort of thing.
- 4:45Here's the third thing.
- 4:47Ask about special assessments, both in the past and those that are pending these special assessments.
- 4:53You hear about these all the time.
- 4:54It's a one time charge to Owners where the reserve can't cover a major repair.
- 4:59Let's say, for example, there's a structural issue.
- 5:03They have to replace windows, they have to replace the roof.
- 5:06And that can run into thousands of dollars for every single owner.
- 5:12So as you're doing your what we'll call due diligence, ask what's been charged in the past several years and whether there's anything currently being discussed.
- 5:21Here's a little trade secret.
- 5:22If you notice there's a lot of condos for sale in the building, red alert.
- 5:27Something's going on.
- 5:28There could be an issue with the assessment.
- 5:30There could be an issue with the structure.
- 5:33If you've already got one pending, ask in writing who pays for it.
- 5:36Because you need to know whether you are going to pay for it or if the seller is going to be responsible for that.
- 5:42And make sure your closing attorney understand that.
- 5:45If you've seen repeated assessments or a big one on the horizon, listen to me, that's a real financial risk.
- 5:52And the thing about condos, it's not a rare event.
- 5:55It's a normal part of condo ownership that you need to price in A special assessment isn't rare.
- 6:01Ask what's already been charged and what's coming.
- 6:05Now.
- 6:05Here's something a lot of people don't do and even a lot of realtors don't talk about this.
- 6:09And I think they should, and that is read the HOA financials and the meeting minutes.
- 6:15If I was buying a condo, I would request a current budget.
- 6:19I would request the current financial statements and the last year or so of board meeting minutes.
- 6:24These condo associations have to have board meetings.
- 6:27They have to have minutes.
- 6:29Minutes are basically notes of what happened.
- 6:31Those minutes, when you read them, are going to reveal what the owners actually argue about.
- 6:37You will find this is where there's going to be a lot of juicy stuff in there.
- 6:40It's kind of like reading a gossip column.
- 6:42You're going to hear about deferred repairs.
- 6:44You're going to hear about budget shortfalls, those looming projects.
- 6:48Ask about pending litigation and how many units are owner occupied versus rented.
- 6:53Both of those can affect whether a lender will finance the unit in the first place.
- 6:58Those documents show the real health of the building in a way a showing never will.
- 7:03The realtor is going to show you this place.
- 7:04Oh, it's so beautiful.
- 7:05The paint is fresh, the views are great.
- 7:09And if an association won't share them, that reluctance is the answer.
- 7:13Self run away.
- 7:15These HOA documents are boring, but they're going to tell you everything.
- 7:20The listing won't tell you.
- 7:23And then I want to encourage you to build the full monthly number.
- 7:26We talked about it, the components you got, your mortgage company, your mortgage payment and your hoa.
- 7:31Build that number and then stress test it.
- 7:34Add to it all the mortgage, the HOA fee, property taxes.
- 7:38You got to have your own owner's policy and cushion for rising fees.
- 7:42The association's master policy covers the building.
- 7:45A lot of people don't think about this.
- 7:47It doesn't cover the stuff inside of the unit.
- 7:49So you're going to have your own homeowner's insurance.
- 7:52In addition to the assessment, ask what the master policy deductible is and whether the owners can be billed for it.
- 7:59That's another thing people don't talk about.
- 8:00There could be a deductible.
- 8:02Ask whether the full number still fits comfortably, not just barely on your income.
- 8:08Leave room for the fee to climb.
- 8:10HOA fees go up because stuff costs more.
- 8:13And also have money sitting aside for that special assessment.
- 8:17The real math you're doing isn't the mortgage in isolation.
- 8:20It's the whole picture, stress tested for the years ahead.
- 8:24So add up every number first, then ask if it still fits.
- 8:28That's the real math.
- 8:30But I want to go a little deeper.
- 8:32There's a real excitement in picturing yourself in a place of your own.
- 8:36I get that.
- 8:37And there's this quiet temptation that comes with it to rush past those boring numbers.
- 8:42You're like, Ralph, I'm not going to read all these notes.
- 8:44Because that vision, you see yourself hanging out and chilling in that condo.
- 8:49It feels so good.
- 8:51And that pool is honest.
- 8:53And slowing down to do the unglamorous math doesn't feel like faith, does it?
- 8:59But it is faith.
- 9:00It means being a careful steward of a big decision.
- 9:05Our faith doesn't promise us that the perfect looking condo isn't automatically the wise choice.
- 9:10It doesn't promise that the numbers are going to cooperate with the dream.
- 9:14Proverbs 24, 27 says, Prepare your fields first, then build your house.
- 9:21Doing that HOA math, reading the documents, checking the reserve, that's preparing the field before building.
- 9:28It's you making a decision with clear numbers.
- 9:30And that's honoring God.
- 9:32More than one made on excitement alone.
- 9:35But here's what faith does promise us.
- 9:38It promises us that God honors the patient.
- 9:41He honors the diligent work of counting the cost before committing to it.
- 9:45Preparation isn't the opposite of trust.
- 9:47It's part of it.
- 9:49There is no shame in slowing down to count the cost.
- 9:52That's not doubt.
- 9:53That's wisdom doing its job.
- 9:56And that's why I love your question.
- 9:57Doing the boring math now is exactly what protects this exciting decision.
- 10:01Later you might do the math like Ralph, this works great.
- 10:04That's not overthinking it.
- 10:06You're asking the questions most buyers wish they had once they already own that.
- 10:11And a condo you can truly afford, one that doesn't stress you beats a condo that looked affordable on the outside.
- 10:20So here's your win for today.
- 10:21If you're considering buying a condo before making any offer, request the HOA's current budget, get its reserve study and read the last year of board meeting minutes and and then add that full HOA fee on top of the
- 10:34mortgage estimate to seal the real monthly number.
- 10:38Knowing the truth, knowing the all in cost turns a nervous guess into a confident decision.
- 10:45Let's get right to our Bible verse.
- 10:46We've already mentioned it.
- 10:47It's Proverbs 24:27.
- 10:49It says put your outdoor work in order and get your fields ready.
- 10:54After that, build your house.
- 10:57So if you're buying anything, including a condo, it goes better when the unglamorous math gets done before the excitement of ownership does.
- 11:06And that's why I said before you even get so excited about the condo, understand the true cost and what you're getting into.
- 11:14How about we pray right now?
- 11:16Heavenly Father, I just want to thank you for this listener and the opportunity in front of him to own a home of his own.
- 11:21What a beautiful time.
- 11:23Lord, I just ask that you would give him patience to do the careful math before making a decision.
- 11:29Provide clarity as he reads the HOA documents and ways to true monthly costs.
- 11:34And Lord, protect him from a purchase that looks affordable but quietly stretches him too thin in the stresses that could come from that.
- 11:40Lord, give him peace and give him confidence whether the answer here is yes, not yet, or maybe even no.
- 11:48And Lord, guide his steps toward a home that genuinely fits what he has and what you've provided for him.
- 11:54Lord.
- 11:55And we ask this in Jesus name.
- 11:58Amen friend.
- 12:00The mortgage is only the beginning.
- 12:02The real cost is the mortgage and the HOA fees plus that risk of the reserve.
- 12:06So read the documents, check the reserve and ask about those assessments and you can turn that guess into real math and build that full monthly number and stress test it and then you'll live in confidence.
