- 0:00everybody let's go ahead and get started we're gonna get into the real estate update here we are at October 11th 2,024 and I'm Connor MacIvor a local agent here in Santa Clarita Valley some of the little differences because of my background as a first responder now real estate agent before I get into the daily thing when I show houses I've been doing this since 1998 I always have a little talk with my clients because you really don't know what we're gonna expect well we have an idea what we may expect to find but all that stuff goes out the window when something changes from the norm and whenever I deal with my clients and we're talking before you get to the first residence I kind of explain you know the residents so when I get inside it's kind of need to know where the back door is pretty quickly instead of just meandering just kind where it is just in case you got to get out quickly so that's good to know maybe other exits the other thing that I like to do is when I come in I explain to my clients I'm gonna be locking the door behind us because I just don't want anybody else walking in and surprising us that kind of something that's not so much a trend in real estate because what I've noticed is most agents don't really care so they leave the door wide open and other agents and clients they'll all be in the house as well so in some cases with some listings that are very popular new on the market there could be five or six different groups of people looking at the same residence then it comes down to an accountability question who's responsible now for what happens and is that really good judgment on the agents behalf I understand we wanna get the house sold but now is the seller and some jeopardy because as far as who are they going to keep track accountability wise how are they gonna keep control and of course they should have all their valuables put away in these sorts of things I understand that but this just isn't a perfect world and I would rather have appointments made as we do most times but in some cases if a listings very popular again some agent might leave that door unlocked I don't do that I actually shut that door and if somebody comes up when we just got there they have to wait until I'm finished showing my clients the residence and then we leave alright so that's just a little bit of a difference where you know sorry let's get into this so last seven days in Santa Cruta Valley and I do this update every single day we have nine coming soon listings that's trending lower 73 new listings have hit the market in the past seven days 55 properties about their prices changed 24 have gone back on the market falling out of escrow 39 properties have gone active under contract 44 pending 64 closed that means sold so 64 properties that that's that replenish rate and sales rate is equal here we're not really gaining anything we're not really losing anything so that trends moving pretty quickly and those closings about 60 to 70 to 80 a week that's really typical six have expired 14 cancel 12 been put on hold two have been withdrawn now one of the things with regard to real estate here in Santa Clarita Valley those first impressions are critical if you're considering selling something it's important to get the outside dialed in real nice because when they roll up and they get to the front of your residence we're gonna start judging right away and even before that it's gonna be the street so maybe if you have a neighbor that has their trash cans out and they have a problem they don't put them back in I don't know if that's gonna take away from anything but it probably wouldn't help I don't know if anybody looking at houses and real estates gonna say wow so glad I saw those trash cans got I had no idea that trash service was in this area probably said no one ever more than likely that trash cans aren't going to help so maybe you can ask the neighbor hey put them away but those first impressions are incredibly important on the buyers end of it when they're rolling up to to residential real estate when they start that judging of your residence they're looking for things that might pose issues for them so let's say they're looking at your property and let's say they have a savvy real estate agent and let's say your neighbor has a tree that's overgrown your yard quite a bit I'm not talking a few leaves I'm talking a bunch probably you know hanging over your property that buyer if they have a savvy agent the savvy agent might mention especially if it's a tree that doesn't look great or maybe it could potentially fall and and harm this particular buyer's house if y happen to like house and wanna buy it these are things that are good to point out so then the buyer can make a decision but more importantly then we can have that discussion so when the offers made that can be actually talked about and discussed so we don't get into it get through Escor having the buyer have spent money on different inspections and appraisals only to get to the point where now we're requesting hey this tree you know and practically could potentially need to be destroyed and then there's a whole other legal ramification especially if it's a protected type of tree but at least that established is the ability for the discussion to have to take place in some way shape or form it versus waiting until later and then saying well sorry uh that's what or we're just gonna go back on the market oh you know what real quick I'm not gonna overnout you this is uh Feta openhouses.com I usually come here and do this every day so yesterday when I was looking we had 99 open houses posted currently for this coming weekend now we're up to 128 open houses that have been posted as being held open in all of the Santa Cruta Valley cities so these are gonna be Saturday a lot of the times are gonna vary 1 to 4 1 to 3 uh one 11 to two here's one here 11 to 3
- 6:1811: 00am to three PM on Balsam Court in there in Valencia so this is so if you wanted to click on these listings and have an idea you'll get an irritation pop up there but this is actually um is what you'll see you'll have all the information about the property you'll see of course the photographs if there's virtual tours that they have put in here you'll see those as well so you can then look at move through the residents then the other thing that a little show you it'll show you everything about the house the price the bedroom bathroom count the square footage of the residents and then it's gonna be more of a breakdown so it's gonna show you an open house that's gonna be the information posted but if it's not held open you'll still see the same listing so here it's gonna cover how many full baths how many half baths lot sizes whether it's for sale or not of course ever we're looking at for sale stuff why you would go to a real estate website except maybe you're looking for sold stuff to try to do a valuation comparison to see what your market value is and that's cool it's gonna also show you this is good here this is gonna give you an idea what your estimated monthly payment is so if you were to purchase this residence if you were to buy a 949,000 dollar house in Valencia California this one that has this much homeowners association dues I believe it's 59 dollars a month there are no melaru so your property tax rate is $561 home insurance of potentially break down at 2 76 a month principle and interest in in payment with a 20% down and $949,000 20% down is gonna be 100 eighty nine thousand eight hundred you have a 30 year fixed loan interest rate it's going to very much depend on your ability your credit rating employment all of those things that's what's gonna give you that interest rate but whatever that would be if let's say we're six and a half or in this case 6.62 that 30 year fixed your payments gonna be 50 $754 per month now the down payment of 20% about $200,000 that's a steep chunk of change in some cases there are other loan programs that don't require as much down so instead of 20% down you might be able to come in with 3 or three and a/2 percent but then you carry the potentiality of having to have property mortgage insurance in addition to your payment but then the thought process would come in what does that figure look like and what can I do with this hundred and you know 30 and forty thousand dollars that I thereby wouldn't have if I were to put it into the mortgage and then you do those calculations and it might make sense the way that markets trending these other things it might make sense to hold on to that money and go in with as little as possible you can always do a refinance I know there's costs associated with those but in addition the interest rates from the last Fed cut they have it they weren't exciting they they they lower the uh the rate rate the Fed rate but the mortgage rate didn't really change too much maybe it will as we get closer to the election odd things happen as we make our way to an election well it's going to be historical no doubt about it I'm Connor with honor thank you for watching be well and we'll talk to you soon take care and in this case this election is probably going to
