- 2:25Speaker 4: We'll talk to making a cut lip about that, plus
- 2:27Speaker 4: your calls and text before we get to our first
- 2:31Speaker 4: guest this morning. Though this just in within the last
- 2:34Speaker 4: fifteen to twenty minutes. Trick or Treating in Kanawa County
- 2:37Speaker 4: was originally set for this Thursday night. It's being moved
- 2:41Speaker 4: now to Friday night because of expected rain in the area.
- 2:47Speaker 4: Because it's going to rain, we're moving trick or treating
- 2:50Speaker 4: from Halloween nights, I'm sorry, from Thursday night to Friday night.
- 2:53Speaker 4: So more of that coming up a little bit later on.
- 2:54Speaker 4: There's a statement expected to come out from the Canawa
- 2:57Speaker 4: County Commission about that a little bit later on. Of course,
- 3:00Speaker 4: that will impact trick or treating within the city limits too,
- 3:03Speaker 4: So just in trick or treating in Kanawa County and
- 3:08Speaker 4: the city of Charleston and all the other cities that
- 3:10Speaker 4: was scheduled for Thursday night has now been moved to
- 3:13Speaker 4: Friday night because of expected rain. More than that coming
- 3:17Speaker 4: up a little bit later on. Also, we've been talking
- 3:20Speaker 4: about trick or beats going on tonight over at Gomart Ballpark.
- 3:22Speaker 4: All tickets are gone, So if you didn't get your tickets,
- 3:25Speaker 4: you are out of luck because they are all gone.
- 3:28Speaker 4: Eye along with my coworkers. At about thirty five hundred
- 3:30Speaker 4: kids will be there Tonight's go Mart Ballpark, but all
- 3:33Speaker 4: the tickets for that are gone. So got you caught
- 3:37Speaker 4: up on the news, Bigley Biggly Wiggly Hotline three zero
- 3:39Speaker 4: four three four five fifty eight to fifty eight Tony
- 3:42Speaker 4: the Taylor text three zero four nine three five five
- 3:44Speaker 4: zero zero, Welcome and now are good to friend and
- 3:47Speaker 4: Buddy Rich, the realtor for mex Realty. Hey doing my friend?
- 3:50Speaker 4: Hey good? Are you I am doing? Five? Did you
- 3:52Speaker 4: make it to the end of the World Series last night?
- 3:54Speaker 6: Uh?
- 3:54Speaker 4: No, definitely not. Two thirty this morning is when it ended.
- 3:58Speaker 4: Dodgers coming out on top with a Freddie Freeman walk
- 4:02Speaker 4: off at exactly two twenty seven a m. This morning,
- 4:05Speaker 4: the eighteenth, anning. The Dodgers lead that series two games
- 4:09Speaker 4: to one. I did not make it. I can't imagine.
- 4:12Speaker 1: I guess there would be a handful of people though
- 4:14Speaker 1: still that are diehard fans that would stay up for
- 4:16Speaker 1: that well.
- 4:17Speaker 4: As Chris Lawrence said this morning, I was driving in
- 4:19Speaker 4: on the morning news. He said one of the handful
- 4:21Speaker 4: of times he can remember going to bed listening to
- 4:23Speaker 4: the game on the radio and then waking up and
- 4:25Speaker 4: the game was still on when he came into work
- 4:27Speaker 4: this morning while eighteen and so let's know with you.
- 4:31Speaker 1: My friend, oh, you know, just trying to just moving
- 4:34Speaker 1: and shake him. Have a couple of new listings out
- 4:36Speaker 1: there they'd like to talk about a little bit today.
- 4:38Speaker 1: And also, if you don't mind, like to just kind
- 4:40Speaker 1: of mention that the Ronald McDonald House. I had an
- 4:42Speaker 1: opportunity to volunteer there this last week with our call
- 4:46Speaker 1: that out were realtor colleagues, and they just do such
- 4:49Speaker 1: good work over there, and they're housing families when their
- 4:52Speaker 1: children are sicking in the hospital, and some of those
- 4:54Speaker 1: families don't have any other options, and they treat them
- 4:57Speaker 1: so well. It took us on a tour of the facility.
- 5:00Speaker 1: Well we actually the realtors and I from the board, uh,
- 5:04Speaker 1: cooked them some chicken soup and had some bagettes and
- 5:07Speaker 1: that kind of thing, which is so nice to do that.
- 5:09Speaker 1: But I just encourage everybody to consider donating to the
- 5:12Speaker 1: Ronald McDonald House, especially it's coming holiday season. They need
- 5:15Speaker 1: the donations. Their pantries are a little bit thin, so
- 5:19Speaker 1: it's just such a good cost to consider they do.
- 5:22Speaker 1: They just do such good work there.
- 5:23Speaker 2: It is.
- 5:23Speaker 4: It is and something you know, people and of course
- 5:26Speaker 4: monetary donations are always always appreciated. But one of the things, uh,
- 5:30Speaker 4: that that you can also do for the Ronald McDonald
- 5:32Speaker 4: housees things, but that is donate.
- 5:34Speaker 1: Some toys, you know, for for that have to be
- 5:36Speaker 1: new so to find this out, they have to be new,
- 5:39Speaker 1: so they get careful about the germs and those kind
- 5:42Speaker 1: of things.
- 5:43Speaker 4: As they should.
- 5:44Speaker 2: Yeah.
- 5:44Speaker 1: So, uh, the other thing, they are still collecting the
- 5:47Speaker 1: you know, the the lids or the little pop tops
- 5:49Speaker 1: from the soda cans that pull off there those little
- 5:54Speaker 1: I don't know what you call those aluminum pull things
- 5:56Speaker 1: that used to pull pull tabs or whatever those are.
- 5:58Speaker 1: They're still collecting those. And they of course said, you
- 6:01Speaker 1: know power big numbers, they collect a lot of those.
- 6:03Speaker 1: And they took a huge donation and I think they
- 6:05Speaker 1: had like eighteen hundred bucks worth of it when they
- 6:07Speaker 1: got it donated. So it's easy to drop off if
- 6:10Speaker 1: you're not saving those, it's an easy way to contribute
- 6:13Speaker 1: to their costs.
- 6:14Speaker 4: And so lots of things you can do.
- 6:16Speaker 1: If you're a business, you could do you can host
- 6:17Speaker 1: a toy drive, those kind of things to help you sports.
- 6:21Speaker 4: Ronald McDonald house. It's good charity.
- 6:23Speaker 7: It is.
- 6:23Speaker 4: Indeed, again we're talking to Rich the realtor. All right,
- 6:25Speaker 4: you've got a couple of listenings you want to do. Yeah,
- 6:27Speaker 4: so I have a new one in Windfield. It's in
- 6:30Speaker 4: Mariner's Landing. It's it's one thirty four Waterside Circle. It's
- 6:34Speaker 4: actually in my neighborhood. And strike one, strike one. Yeah.
- 6:37Speaker 1: So although we give out the good candy, so okay, hallo,
- 6:41Speaker 1: there is that. Yeah so the uh so this house
- 6:44Speaker 1: is four bedroom and two and a half bath. It's
- 6:46Speaker 1: beautiful brick home. It's a Leslie built home. Like though
- 6:48Speaker 1: those houses are around there. It is a flat level
- 6:52Speaker 1: lot subdivision is just it's primo for all the school
- 6:56Speaker 1: systems there, and you know it's it's an ideal place
- 6:59Speaker 1: in my pan to live. Of course I love it there.
- 7:02Speaker 1: But this house is listed A five nineteen nine. It
- 7:04Speaker 1: is also including a home warranty that comes with that.
- 7:06Speaker 1: So loving that, loving that listening. That just went on
- 7:09Speaker 1: the market yesterday. It's one thirty four nine. And then
- 7:13Speaker 1: there's another one by colleague, Oh sorry, one thirty four
- 7:17Speaker 1: Waterside Circuit.
- 7:19Speaker 4: Sorry. Yeah, and it's five nineteen nine. Yeah, okay. And
- 7:22Speaker 4: then my.
- 7:22Speaker 1: Colleague at Meek Trioty Group Kingsley Moody has one also
- 7:26Speaker 1: in Winfield.
- 7:27Speaker 4: You could almost throw a rock at it. Cross the
- 7:29Speaker 4: don't blackwater, don't do that.
- 7:31Speaker 1: But it's it's one zero four or five four Winfield Road,
- 7:35Speaker 1: So it is on Winfield Road. But it is a
- 7:37Speaker 1: river lot, and so it's got a beautiful back porch
- 7:39Speaker 1: that's covered and just and enjoy the view there from
- 7:43Speaker 1: the Kall River.
- 7:44Speaker 4: It is four seventy nine nine.
- 7:46Speaker 1: It's three bedroom, two bath, could be four bedrooms as
- 7:49Speaker 1: a finished basement, has some space downstairs that is finished,
- 7:53Speaker 1: no window or anything in there, so probably want a
- 7:55Speaker 1: praise as a four bedroom, but you certainly have the
- 7:57Speaker 1: option to do that.
- 7:58Speaker 4: We're where's the best place for people to go to
- 8:01Speaker 4: look and we'll hit this before we let you go.
- 8:03Speaker 4: But if they want to go see the pictures.
- 8:05Speaker 1: Yeah, So for me, I text your agent directly, you
- 8:09Speaker 1: have them set it straight up. And if you don't
- 8:11Speaker 1: have an agent, I'm happy to help you and just
- 8:13Speaker 1: text me directly and we'll give them my contact info
- 8:16Speaker 1: certainly at the end of the segment. But what the
- 8:19Speaker 1: realtors will do is set you up on search within
- 8:21Speaker 1: our multiple listing service. The secondary sites buy those pictures
- 8:28Speaker 1: and all of that information from our email less So
- 8:31Speaker 1: if you're set up on the email less, you don't
- 8:33Speaker 1: have to do all of that legwork yourself, so you
- 8:35Speaker 1: don't have to go to those sites that rhyme with
- 8:39Speaker 1: Willow and.
- 8:39Speaker 4: Things like that.
- 8:40Speaker 1: So that'll just directly email you all the listings that
- 8:44Speaker 1: match your criteria, or also email you anything new that
- 8:47Speaker 1: gets listed, so you'll wake up to an email or
- 8:50Speaker 1: you'll get three or four emails throughout the day. If
- 8:51Speaker 1: there's a list of day, it just emails it directly
- 8:53Speaker 1: to you and you don't have to do the legworks.
- 8:56Speaker 4: So how about commercial properties anything you want to a
- 8:58Speaker 4: little bit.
- 8:59Speaker 1: And we got a couple of investment things that we're
- 9:01Speaker 1: doing currently and working on a ten to thirty one
- 9:04Speaker 1: exchange through through Meeks and and looking at an apartment
- 9:08Speaker 1: complex to exchange that with. So there's some commercial activity
- 9:11Speaker 1: going and another one. I just need one more domino
- 9:14Speaker 1: to fall that's in the valley.
- 9:16Speaker 4: It's kind of a big one.
- 9:17Speaker 1: So we're hoping that we can get that other domino
- 9:19Speaker 1: to fall shortly.
- 9:20Speaker 4: So talking to Rich the realtor client of Meek's Realty,
- 9:23Speaker 4: how is the market overall?
- 9:25Speaker 1: It's a little slower. I mean, that's the truth of it.
- 9:28Speaker 1: The buyers have backed off a little. I think that
- 9:31Speaker 1: This is my opinion. Of course, all of this is
- 9:33Speaker 1: just my opinion. Sure, but the you know, the the
- 9:37Speaker 1: help look of the economy and coming into the holiday
- 9:40Speaker 1: season traditionally it goes down a little bit where people
- 9:42Speaker 1: are going to spend a little cash on Christmas and
- 9:45Speaker 1: holidays and that kind of thing. But the uncertainty of
- 9:47Speaker 1: what's going to happen in twenty twenty six, and then
- 9:49Speaker 1: it's tough to look at a thirty year mortgage and
- 9:52Speaker 1: not know exactly where you're going to be. If you
- 9:54Speaker 1: have a job issue going on, there's layoffs or whatever
- 9:56Speaker 1: that kind of stuff is, it does create some uncertainty
- 9:58Speaker 1: and then a slow down in the market. The market
- 10:00Speaker 1: hasn't really slowed down, but the days on market for
- 10:03Speaker 1: listings have increased some.
- 10:05Speaker 4: And we do want to remind people that even though
- 10:07Speaker 4: that you know your office is based in tays Valley,
- 10:09Speaker 4: you're all over, you're not just for sure, and I'm
- 10:11Speaker 4: not just tays Valley and Off Valley hunting.
- 10:14Speaker 1: Charleston and on the outskirts of both of those inside
- 10:17Speaker 1: the state of West Virginia.
- 10:19Speaker 4: Yeah, for sure. One question I've asked you in the past,
- 10:21Speaker 4: but in case people didn't didn't hear when you've been
- 10:24Speaker 4: on before, is I got a house. Let's say I
- 10:27Speaker 4: have a house and it's it just needs a few
- 10:30Speaker 4: repairs here or there. Now, every situation is different. I
- 10:32Speaker 4: completely get there, and I'd like to give umbrella advice,
- 10:34Speaker 4: but just a few little things here and there. Do
- 10:37Speaker 4: you find that most buyers like to fix it up
- 10:39Speaker 4: and then sell it or sell it as is?
- 10:41Speaker 1: It's way better to fix it up and then sell it.
- 10:43Speaker 1: So I did a visit last night.
- 10:45Speaker 4: Excuse me.
- 10:47Speaker 1: Kind of how we start is the visit into the house,
- 10:49Speaker 1: Let's look at what the conditions are and then start
- 10:52Speaker 1: making recommendations on touch up paint or you know there
- 10:55Speaker 1: was in this case that's last night, it's going to
- 10:57Speaker 1: be in South Charleston, that they had some damn around
- 11:00Speaker 1: their flashing of their chimney, their roof was replaced, that
- 11:03Speaker 1: that damage on the ceiling.
- 11:04Speaker 4: Needs to be repaired.
- 11:07Speaker 1: Excuse me, And then those are you know what happens
- 11:09Speaker 1: when buyers will walk into the house is they're looking
- 11:11Speaker 1: at deterrence and every time they see another deterrent, it
- 11:14Speaker 1: just piles on and piles on, and by the end
- 11:16Speaker 1: of their uh, their viewing, then if they've got enough deterrence,
- 11:20Speaker 1: that'll they'll just walk away, you know. So I would
- 11:22Speaker 1: always encourage people to take care of those if you can,
- 11:25Speaker 1: If it's reasonable, you should take care of it. You're
- 11:27Speaker 1: gonna get your money back on most of it.
- 11:29Speaker 4: Talking to Rich the realtor, Climb to Dave Allan show
- 11:31Speaker 4: and five eighty Lives brought to you, part by your
- 11:33Speaker 4: hometown Baseball Chief, the Charleston Dirty Birds, the Slango Law
- 11:36Speaker 4: Light the Night returning to go Mark Ballpark of over
- 11:38Speaker 4: twenty first through July or through January. First, get your
- 11:41Speaker 4: tickets in advance by visiting dB light the night dot
- 11:43Speaker 4: com got about a minute or so left anything else
- 11:46Speaker 4: on your mind? Now, I'll just say that.
- 11:47Speaker 1: You know, if you're all realtors aren't the same. And
- 11:50Speaker 1: you know, one of the things that I like about
- 11:53Speaker 1: my job and that I take satisfaction is to be
- 11:56Speaker 1: the source of all your referrals. So if I'm on,
- 12:01Speaker 1: if I'm representing you as a buyer and we get
- 12:03Speaker 1: into contract and we get that closed, it's so rewarding
- 12:06Speaker 1: to do that. But then you've really become friends with
- 12:09Speaker 1: your clients at that point and you become their source
- 12:11Speaker 1: of referrals. Are going to need a plumber down the road,
- 12:13Speaker 1: or an electrician or a gardener or whatever that is.
- 12:17Speaker 1: I'm just a source of all that stuff. I mean,
- 12:19Speaker 1: if you need it, rich the realtor has it. So
- 12:22Speaker 1: if you're thinking about that, I wonder who I could
- 12:24Speaker 1: use for whatever project that is, I'm likely to know
- 12:27Speaker 1: two or three people who can do that for you.
- 12:29Speaker 1: And I find that rewarding also keeps me connected to
- 12:32Speaker 1: the clients. You know, and builds that relationship with them.
- 12:34Speaker 1: It's one of the things I really enjoy.
- 12:36Speaker 4: Well, it's the best way to reach you. My direct
- 12:39Speaker 4: number if I could stop choking.

- 16:21Speaker 4: I'll joined us a little bit later on as well.
- 16:23Speaker 4: And again the news that we've brought you at the
- 16:25Speaker 4: top of the hour. Due to expected rain, the trick
- 16:30Speaker 4: or treating in Kanawa County has been moved from Thursday
- 16:33Speaker 4: to Friday nights, so it'll be on the traditional Halloween night.
- 16:37Speaker 4: Just so you know, it will not be on Thursday
- 16:41Speaker 4: night as originally planned. That announcement coming out really within
- 16:43Speaker 4: the last thirty minutes or so, so trick or treating
- 16:48Speaker 4: will not be on Thursday night in Kanawha County. It
- 16:50Speaker 4: will now be on Friday nights. Want to welcome in now,
- 16:56Speaker 4: good friend, Delegate to Tristan Levin Hewy, You doing, man?
- 16:58Speaker 12: Great?
- 16:58Speaker 4: How are you? You had a few kids, don't you?
- 17:00Speaker 8: I do.
- 17:00Speaker 12: I'm going to mis trick retreating now I'm flying out
- 17:02Speaker 12: to Israel Friday night.
- 17:04Speaker 10: So I'm really sad about this.
- 17:05Speaker 4: Israel.
- 17:06Speaker 10: Yeah, for ten days.
- 17:07Speaker 4: What are you doing in Israel? I mean you don't mind?
- 17:08Speaker 12: I just yeah, looking around, well, going with a group
- 17:12Speaker 12: of other elected officials and yeah, just going to you know,
- 17:16Speaker 12: try and try and better understand where things stand right now.
- 17:19Speaker 4: Okay, it'll be really interesting. So there was a meeting
- 17:23Speaker 4: held last night and had to do with some economic
- 17:25Speaker 4: developments in the Bell area.
- 17:27Speaker 12: Is that right to talk about that? At the Bell
- 17:28Speaker 12: town Hall? So this first came up. Some people might
- 17:32Speaker 12: be aware that about a week and a half ago,
- 17:34Speaker 12: Apple Latch and Outlaw Trails had their groundbreaking and they
- 17:37Speaker 12: are at that site across from Riverside and the Walmart
- 17:41Speaker 12: down there in past Bell and it was a great event.
- 17:46Speaker 12: But that is an area that is really going to
- 17:49Speaker 12: see some growth because of this Apple Latch out Lot
- 17:51Speaker 12: Trails is anchoring it. A lot of a lot of
- 17:53Speaker 12: other small businesses have kind of been on and off
- 17:55Speaker 12: around there, but one of the things we wanted to
- 17:57Speaker 12: do was find a way to help some of them
- 17:59Speaker 12: coordinate more so that with each stage they can know
- 18:02Speaker 12: what growth to expect, how other businesses can capitalize on that,
- 18:06Speaker 12: and how those thinking about starting businesses can can be
- 18:09Speaker 12: a part of things. And so we had a meeting
- 18:11Speaker 12: last night at the Bell Town Hall and it was
- 18:13Speaker 12: really great. We had folks from Workforce West Virginia, the
- 18:16Speaker 12: Regional Inner Governmental Council, the Upper Kannaw Valley Economic Development Corporation,
- 18:20Speaker 12: which runs a Cana Upper Canav Valley Chamber Commerce and
- 18:23Speaker 12: Cannav Valley Tourism, as well as other small business owners
- 18:26Speaker 12: people think about starting businesses, and so it was a
- 18:28Speaker 12: really good opportunity for people to discuss the developments there
- 18:32Speaker 12: and try and figure out how we can make.
- 18:33Speaker 10: The most of those.
- 18:35Speaker 12: Some great takeaways and I think some real opportunities that
- 18:38Speaker 12: came out of it as people shared what their needs
- 18:40Speaker 12: were and then what they could offer to each other.
- 18:42Speaker 4: And you know, we've had on numerous times on the
- 18:44Speaker 4: Local show and also on the Metro News Midday. We've
- 18:46Speaker 4: had Eric and the folks with the Trail system on
- 18:49Speaker 4: the show Man that that is going to be something.
- 18:52Speaker 12: It'll be great and like I say, it's really going
- 18:54Speaker 12: to anchor other other great development. So you've got app
- 18:56Speaker 12: Latch and Outlass side by Sides that has started up
- 18:59Speaker 12: just to be a to still provide services there. And
- 19:02Speaker 12: you've got other things, you know, restaurants. Danny Bowles who
- 19:05Speaker 12: runs Bulls Boys Barbecue is going to start a new
- 19:07Speaker 12: bar and grill up there in Campbell's Creek just because
- 19:09Speaker 12: of the growth we'll see from this, and it's it's
- 19:12Speaker 12: really exciting events that the Tompkins is a great venue
- 19:14Speaker 12: there at that historic Tompkins House in Cedar Grove. And
- 19:18Speaker 12: again all these all these businesses are able to expand
- 19:20Speaker 12: because of the growth that is going to come from
- 19:23Speaker 12: this and that they are already seeing. So that's exciting. Again,
- 19:26Speaker 12: we want to capitalize on it. And not too many
- 19:28Speaker 12: people are aware of the Upper canalv Valley Chamber of Commerce.
- 19:30Speaker 12: It only got restarted the last couple of years, so
- 19:32Speaker 12: right now they've been kind of primarily Montgomery Smithers, but
- 19:36Speaker 12: they they are, you know, their goal, their mission is
- 19:38Speaker 12: to serve the entire Upper Canal Valley, and so a
- 19:40Speaker 12: lot of these other businesses that I talk to, we
- 19:43Speaker 12: want to get them involved that again they can they
- 19:45Speaker 12: can know what's coming down the pike and know how
- 19:47Speaker 12: they can best use it to help them succeed.
- 19:49Speaker 4: What's one of the biggest misconceptions that you hear about
- 19:51Speaker 4: the Upper Canal Valley.
- 19:54Speaker 12: It's a really good question. I think it probably is
- 19:57Speaker 12: just that there's there's kind of a there, there's an
- 20:00Speaker 12: irony that on the one hand, there are these really
- 20:02Speaker 12: exciting things that are happening. On the other hand, most
- 20:05Speaker 12: people that you talk to feel like nobody cares about us.
- 20:07Speaker 12: Most people that live up there say we've been totally forgotten.
- 20:09Speaker 12: You say, well, it's actually quite a bit going on,
- 20:12Speaker 12: but a lot of people don't hear the updates, and
- 20:14Speaker 12: so I think recognizing that there is some real need
- 20:17Speaker 12: in the area. But there are these exciting developments and
- 20:19Speaker 12: people should, people should get involved. A lot of people
- 20:22Speaker 12: feel like things are never going to change, and I
- 20:24Speaker 12: understand that, and so being able to see, you know,
- 20:27Speaker 12: tangible progress and things open up and stay open rather
- 20:30Speaker 12: than just a cycle of opening and closing and someone
- 20:32Speaker 12: else comes to that space. I think that's important for
- 20:35Speaker 12: people to see real progress because a lot of it depends
- 20:38Speaker 12: on people. People being hopeful, the willingness to start doing business,
- 20:41Speaker 12: depends on the belief that you can make a work.
- 20:44Speaker 4: I mean, look, if the locals don't buy into it,
- 20:46Speaker 4: you got nothing. And as somebody who was around in
- 20:49Speaker 4: southern West Virginia when the ha Fil McCoy trail system
- 20:51Speaker 4: really got going about twenty hard to believe it's been
- 20:53Speaker 4: twenty twenty odd years, but had there not been the
- 20:57Speaker 4: buy in down there from the people in the Gilbert area,
- 21:01Speaker 4: the Mingo County, Logan area, Logan County, it would have
- 21:04Speaker 4: never happened. You got to have the local buy in.
- 21:07Speaker 12: From people, yes, and again to do that, we need
- 21:09Speaker 12: people to be informed. So we want to keep talking
- 21:11Speaker 12: about this at every opportunity, every way we can to
- 21:13Speaker 12: say good things are happening number one, Number two, Come
- 21:16Speaker 12: get involved, be a part of them.
- 21:17Speaker 4: What is it that you I mean, obviously you're going
- 21:20Speaker 4: to see a lot of growth there over the next
- 21:22Speaker 4: couple of years. That's the plant. But on your wish list,
- 21:25Speaker 4: what what would you what are you in need of?
- 21:28Speaker 4: I mean, I know a little bit of everything, but
- 21:30Speaker 4: first one or two things you say, hey, we really
- 21:33Speaker 4: need this. What would it be this or that?
- 21:36Speaker 12: I think there are a lot of there are a
- 21:37Speaker 12: lot of resources that are available, but there's still some
- 21:40Speaker 12: specific grants. For instance, Eric and Chris, Eric Lark, Chris Ingram,
- 21:47Speaker 12: they are seeking after particular grants to make sure they
- 21:49Speaker 12: can get sewer and water up there at the top
- 21:50Speaker 12: of that site. That is a cost prohibitive development, and
- 21:53Speaker 12: sure they need, you know, grants from things like the
- 21:55Speaker 12: Avalachian Regional Commission. That's a key thing is grants in
- 21:58Speaker 12: that area, focused focus there particularly. I think the second
- 22:01Speaker 12: thing is again just people willing to invest invest in
- 22:05Speaker 12: new businesses to support what's going on there. Again, you
- 22:08Speaker 12: have these these these new businesses there, and and you
- 22:13Speaker 12: have aside from the tourism side or the recreation side,
- 22:16Speaker 12: you've got things like clean Seas in bell Their their
- 22:21Speaker 12: developer was there meeting last night. Eminate is a group
- 22:25Speaker 12: that is looking to put in solar facility or solar
- 22:28Speaker 12: panels over where the Mammoth Cole site was, and so
- 22:31Speaker 12: we also need other growth around them. So it's not
- 22:34Speaker 12: it's not a there's not a single silver bullet, but
- 22:36Speaker 12: just there's got to be grants there. There does need
- 22:39Speaker 12: to be some some help to get some of these
- 22:41Speaker 12: things off the ground. But beyond that, just people paying
- 22:44Speaker 12: attention to the area saying this is a place where
- 22:46Speaker 12: I could come. I could build a facility right here
- 22:48Speaker 12: that's going to benefit from being next to clean seas
- 22:50Speaker 12: that's doing the plastic burning, and this this is somewhere
- 22:54Speaker 12: where there would be some positive You know, we together
- 22:57Speaker 12: we can accomplish more than just if we were doing
- 22:58Speaker 12: this alone.
- 22:59Speaker 4: Talking Togin and with Delegate to Trystan Levitt, The Dave
- 23:01Speaker 4: Island Show on five eighty Live is brought to you
- 23:03Speaker 4: bar By Bridge Valley Community Technical College insurance agents are
- 23:06Speaker 4: in demand of the state and across the country. Bridge Valley.
- 23:08Speaker 4: Can you take that first step? Their insurance pre sales
- 23:12Speaker 4: license or course will prepare you to set up for
- 23:13Speaker 4: the state required Property and Casualty Insurance Licensing exam. To
- 23:16Speaker 4: start your career in this ever growing field, check out
- 23:18Speaker 4: Bridge Valley dot eu for details Bridge Valley Community and
- 23:21Speaker 4: Technical College. Your career starts here. And again, I think
- 23:24Speaker 4: sometimes we fail, all of us, fail to take a
- 23:27Speaker 4: couple things into account when you talk about things like this,
- 23:29Speaker 4: when you're talking about these trail systems. And again I
- 23:32Speaker 4: got a little background in this from the hat film
- 23:33Speaker 4: McCoy trail is that it's not just about the trail system.
- 23:37Speaker 4: I mean you think about if you if you and
- 23:38Speaker 4: your family go to the beach, you know, there's only
- 23:41Speaker 4: so much time you're going to spend on the beach.
- 23:43Speaker 4: You're going to hit up the restaurants, You're going to
- 23:45Speaker 4: hit up the gift shops and you and this is
- 23:47Speaker 4: what's going to be needed with this trails, This this
- 23:50Speaker 4: whole trail thing up there is you're going to need
- 23:53Speaker 4: all the other stuff to go with it because you
- 23:54Speaker 4: can only spend so much time actually out there doing that.
- 23:58Speaker 4: You're going to come off of it evnch and you're
- 24:00Speaker 4: going to want to go grab dinner, you know, grab
- 24:03Speaker 4: a cup of coffee, grab a beer, you know, hit
- 24:05Speaker 4: up a gift shop things of that nature.
- 24:07Speaker 12: Yes, Canan Valley Tourism last night highlighted that they are
- 24:10Speaker 12: creating a database just of every attraction, including restaurants and hotels,
- 24:14Speaker 12: but all kinds of other things because again, people are
- 24:16Speaker 12: gonna come here. How blatch you out law trails will
- 24:18Speaker 12: be able to host national tournaments. Tournament is the wrong national.
- 24:22Speaker 4: Competitions alleans competition competitions.
- 24:25Speaker 12: Yeah, so it will be the largest outdoor trail system
- 24:28Speaker 12: in the country eventually, and so this will be a
- 24:30Speaker 12: prime location for these competitions. And again, people coming for
- 24:33Speaker 12: the first time, maybe they're only time, so you know,
- 24:36Speaker 12: to Charleston, West Virginia, they want to see what there
- 24:38Speaker 12: is to do and so.
- 24:39Speaker 4: And generally speaking it's with a with a large radius.
- 24:42Speaker 4: They just not just going to be two miles down
- 24:44Speaker 4: the road. I mean they're going to come into downtown Charleston.
- 24:46Speaker 4: They're going to want to you know, head the opposite
- 24:48Speaker 4: direction as well to see what the area has to offer.
- 24:50Speaker 12: Absolutely, so you know, groups like the Charleston Area Allians
- 24:52Speaker 12: have done a great job. Meant there are a lot
- 24:54Speaker 12: of things focused here in Charleston. But again, that eastern
- 24:56Speaker 12: end of Kennaugh County that they need to fall a suit, right,
- 25:00Speaker 12: We need to get things ready for when these people
- 25:01Speaker 12: come and visit.
- 25:02Speaker 4: And we talk about the need for lodging and hotels
- 25:06Speaker 4: and things of that nature, and it's huge. It's huge
- 25:10Speaker 4: with a lot of these things that are going on,
- 25:11Speaker 4: and this is going to be I mean, so look,
- 25:13Speaker 4: if you're an entrepreneur and you're looking for a way
- 25:16Speaker 4: to get in on this thing early, they're gonna want cabins. Now.
- 25:20Speaker 4: They stay in hotels, you know, your Hamptons, and I
- 25:23Speaker 4: mean they'll do that, but primarily the people that do
- 25:25Speaker 4: this kind of thing, they like the whole rustic cabin feel.
- 25:28Speaker 4: So look, if I got some extra money and I'm
- 25:30Speaker 4: looking and I'm in that part of the world, I'm
- 25:32Speaker 4: starting to look at some property right now and seeing,
- 25:34Speaker 4: you know, how can I do a cabin you know,
- 25:36Speaker 4: with a big front porch and everything on it.
- 25:38Speaker 10: I love that And I think you're absolutely right.
- 25:40Speaker 12: And again the Tompkins, you've got a kind of bed
- 25:43Speaker 12: and breakfast right there. One of the people that attended
- 25:45Speaker 12: last night said he's looking Starrings the camper rental business,
- 25:48Speaker 12: because sure he realizes the opportunities there. So I think
- 25:50Speaker 12: there's major opportunities right now. You know, we just want
- 25:53Speaker 12: to make sure people are making the most of them.
- 25:55Speaker 12: Where's the best place?
- 25:56Speaker 4: I mean, you're always welcome on this show, you and
- 25:57Speaker 4: others to talk about this, but is there sure like
- 25:59Speaker 4: a source like a website or social media where you
- 26:01Speaker 4: can learn about all of that? I know there's probably several,
- 26:03Speaker 4: but is there a couple of things?
- 26:05Speaker 12: It's that was one of the discussion items last night
- 26:07Speaker 12: was that there hasn't really been a single place to go,
- 26:09Speaker 12: and so that's one of the things I'm looking at,
- 26:11Speaker 12: is how to coordinate. You've got stuff from all the
- 26:12Speaker 12: way up at very high level development and water, you know, management,
- 26:16Speaker 12: all the way down to again the Chamber of commerce,
- 26:18Speaker 12: and then how do you inform the public? I am
- 26:21Speaker 12: if people want to email me Tristan tr I S
- 26:23Speaker 12: T A and dot L E A v I T
- 26:25Speaker 12: T at WV House dot gov. I'm putting together a
- 26:27Speaker 12: list and again primarily focused on the fifty third district,
- 26:30Speaker 12: but just from there we're going to come up with
- 26:32Speaker 12: some more public facing way people that want to get involved,
- 26:36Speaker 12: that have a business, the uk V E d C
- 26:39Speaker 12: dot org, I believe, or google it or google it
- 26:44Speaker 12: up Burgnot Valley Economic Development Corporation. They have a lot
- 26:46Speaker 12: of resources on there. Again that's more focused on businesses.
- 26:50Speaker 12: But between those, we're going to try and come up
- 26:51Speaker 12: with more ways to make sure we can get this
- 26:53Speaker 12: out to the public.
- 26:53Speaker 4: Do you have any more public meetings planned on the
- 26:56Speaker 4: schedule now?
- 26:57Speaker 12: I think I think the next stage is for us
- 26:59Speaker 12: to kind of assess again with all these groups and
- 27:01Speaker 12: all the kind of people that met with them yesterday,
- 27:03Speaker 12: what needs come out of that. So we'll take stock
- 27:06Speaker 12: and we'll see if we have another one, will announce it,
- 27:08Speaker 12: We'll get people involved and let people know what the
- 27:11Speaker 12: next steps are.
- 27:11Speaker 4: All right, we'll have you back on the show when
- 27:13Speaker 4: you got some news. Force you always welcome here, Republican
- 27:17Speaker 4: Delegate to Tristan Levitt from the fifty third. I appreciate
- 27:20Speaker 4: you being here, man, Exciting stuff going on the Upper
- 27:21Speaker 4: Canal Valley. Appreciate you telling us about it.
- 27:23Speaker 12: Yeah, thank you so much for having me, And it's
- 27:25Speaker 12: exciting for sure.

- 30:39Speaker 4: That's when it will be. So please make your plans accordingly.
- 30:47Speaker 4: Talking about some macaroni and cheese. Capital Market, it's place
- 30:50Speaker 4: to be. Kevin up Saturday making cut up is say
- 30:52Speaker 4: how you doing make it? Welcome to the show, Thank you.
- 30:54Speaker 14: Thank you for having me. We're very excited. Hopefully the
- 30:56Speaker 14: weather will work out.
- 30:57Speaker 4: Now. You're the executive director of the Lawrence Jones, the
- 31:01Speaker 4: Third Childhood Language Center. This is who we're benefiting over there.
- 31:04Speaker 4: Let's start from the top and talk about mac and cheese.
- 31:07Speaker 4: It's one of those things that everybody likes.
- 31:09Speaker 14: Yeah, So we have twenty seven cooks coming out on Saturday,
- 31:14Speaker 14: November first at the Capital Market from eleven to two pm.
- 31:18Speaker 14: And just to put it in perspective, each cook prepares
- 31:21Speaker 14: twelve pounds of dry pasta, so times that by twenty seven.
- 31:24Speaker 14: Which I'm not a mathematician, that's a lot of macatis.
- 31:26Speaker 4: It's a lot of mac and cheese. That's the official
- 31:28Speaker 4: scientifical term. It's a lot. It's just a lot.
- 31:31Speaker 14: It equals a lot. So we're super excited. It's our
- 31:35Speaker 14: eleventh annual mac and Cheese cookof and right now it's
- 31:38Speaker 14: our biggest with the biggest amount of cooks, and we
- 31:42Speaker 14: are set to raise forty five thousand dollars. That was
- 31:45Speaker 14: our goal and we're hoping we'll even go a little
- 31:46Speaker 14: bit over that. So that puts us as helping about
- 31:50Speaker 14: eighteen kids for an entire year. That's providing them free
- 31:54Speaker 14: speech therapy for an entire year.
- 31:56Speaker 4: And that's what I want to talk about because again,
- 31:58Speaker 4: you're the executive director of the laws with the Third
- 32:00Speaker 4: Childhood Language Center, and this is why we're they're raising money.
- 32:03Speaker 4: Talk about the work of the center.
- 32:05Speaker 14: Sure, So, we are a free speech therapy clinic here
- 32:07Speaker 14: in Charleston. We're located at thirteen thirteen Courrier Street, and
- 32:11Speaker 14: we provide free speech therapy for about one hundred and
- 32:15Speaker 14: ten kids each week. We employee two full time one
- 32:18Speaker 14: part time therapist, and we do not take a dime
- 32:22Speaker 14: from any family. It doesn't matter your income requirements or
- 32:26Speaker 14: your income that comes in. And we do not build
- 32:29Speaker 14: insurance because that a lot of times does just the
- 32:32Speaker 14: insurance does not pay for speech therapy. So it's free
- 32:35Speaker 14: no matter what. There's no gimmicks, there's no nothing. We're
- 32:38Speaker 14: just here to help the kids.
- 32:39Speaker 4: And talk about and I know every every kid is different,
- 32:43Speaker 4: but talk about some of the things that you do
- 32:44Speaker 4: as part of the therapy. Ian's what's the current trends.
- 32:48Speaker 14: The current trends. You know, the autism is a big
- 32:51Speaker 14: factor with speech therapy. We have Down syndrome, we have
- 32:56Speaker 14: kids that have apraxia, there's kids that use devices, and
- 32:59Speaker 14: then we have other are children who are just delayed,
- 33:01Speaker 14: they just need help with there are sounds or their
- 33:04Speaker 14: thh sounds just very just articulation of the of the sounds.
- 33:09Speaker 14: So it's it's a really mixed bag. But I would
- 33:11Speaker 14: say the majority of our our kids, kiddos are our
- 33:14Speaker 14: clients are autistic.
- 33:15Speaker 4: Okay, And again you offer these services free of charge.
- 33:19Speaker 14: No matter what, no matter what. And we see kids
- 33:22Speaker 14: in sixteen counties of West in West Virginia. You know,
- 33:25Speaker 14: if you want to travel to us, you are welcome
- 33:28Speaker 14: to travel to us. We do a lot of telehealth too.
- 33:32Speaker 14: If you're we have kids coming from like Greenbrier County
- 33:35Speaker 14: and it's easier for the parents to sign their kids
- 33:38Speaker 14: on and do it via zoom. So we try to
- 33:41Speaker 14: work with everyone. We want to help as many kids
- 33:43Speaker 14: as we can.
- 33:43Speaker 4: That's what the whole idea is. Again, we're talking to
- 33:45Speaker 4: making cutlp is the executive director at Laurence Stones, the
- 33:47Speaker 4: third Childhood Language Center, about the mac and Cheese cook off.
- 33:50Speaker 4: How does the ticketing work? If if I'm not entering,
- 33:53Speaker 4: I just want to come and eat some macaroni and
- 33:55Speaker 4: cheese on Saturday or at Capital Market, Explain how the
- 33:57Speaker 4: ticketing works.
- 33:58Speaker 14: Sure, So for adults it's twenty dollars all you can
- 34:01Speaker 14: eat and you think only twenty seven samples? I promise
- 34:06Speaker 14: you and Dave, I know you can test to this.
- 34:08Speaker 14: That's a lot of macarini and hit it is.
- 34:11Speaker 4: And what are the numbers compared to last year?
- 34:12Speaker 14: Reminding me of well, last year we had twenty four.
- 34:15Speaker 4: Okay, can you still sign up or is it yes?
- 34:17Speaker 14: Yeah, if you still want to sign up, we would
- 34:19Speaker 14: love to have you.
- 34:19Speaker 4: So you're primary to looking for individuals, you're looking for restaurants. Yeah,
- 34:24Speaker 4: we have research groups, whatever, Yeah.
- 34:26Speaker 14: We have restaurants, individuals, church groups, Charleston Dirty Birds go
- 34:32Speaker 14: title is doing it, Rainbow Pride, West Virginia's doing it.
- 34:35Speaker 14: Edward Summit. I mean, there is just a mixed bag
- 34:37Speaker 14: of people. Twenty dollars for adults, ten dollars for kids
- 34:41Speaker 14: that's fourteen and under, and then we have a family
- 34:44Speaker 14: four pack which is fifty dollars. So really you can
- 34:47Speaker 14: feed your whole family of four for fifty dollars. You
- 34:49Speaker 14: can't do that much anymore. And it's all you can eat.
- 34:52Speaker 4: And it's all you can eat. And again, it's just
- 34:55Speaker 4: a great time over there. I know, I was over
- 34:56Speaker 4: there last year and just packed over there for and
- 35:01Speaker 4: you know, again, I grew up from a I come
- 35:03Speaker 4: from a family that does a lot of cooking and
- 35:06Speaker 4: married someone who does a lot of cooking. I do
- 35:07Speaker 4: a lot of eating. That's that's generally speaking, the way
- 35:09Speaker 4: it works. But mac and cheese to me growing up,
- 35:12Speaker 4: and my mother was an excellent cook, don't get me wrong,
- 35:15Speaker 4: but mac and cheese to me came from a box.
- 35:18Speaker 4: It was craft. It was a classic Kraft macaroni cheese,
- 35:20Speaker 4: and I still love it today. But there are so
- 35:22Speaker 4: many different types of macaroni cheese and so many different
- 35:25Speaker 4: give us over the years, give us a couple of
- 35:27Speaker 4: highlights of the more exotic types of macaroni and cheese.
- 35:31Speaker 14: There is one guy and he has done it. I
- 35:33Speaker 14: have been doing the mac and Cheese cookoff for eight years,
- 35:36Speaker 14: so this is my eighth. This is the eleventh annual,
- 35:39Speaker 14: so I've done the majority of the mac and cheese cookoffs.
- 35:42Speaker 14: Steven Fernandez has done all eight and he comes up
- 35:46Speaker 14: with the craziest concoctions and last year he won. And Steven,
- 35:50Speaker 14: if you're listening, forgive me because I can't remember your recipe.
- 35:52Speaker 14: But this year is black garlic and miso mac and cheese.
- 35:58Speaker 4: I'm in you had me sound delicious? You had me
- 36:01Speaker 4: at garlic. I'll tell you right there. I know, I know.
- 36:03Speaker 4: But there are traditional mac and cheeses. Yeah, I mean
- 36:06Speaker 4: we have the majority of it.
- 36:07Speaker 14: Okay, Yeah, we have Chick fil A that is doing
- 36:10Speaker 14: their traditional Bogies does traditional They're in it. I'm trying
- 36:14Speaker 14: to think. I think Charleston Tennis Club's doing it. And
- 36:16Speaker 14: there's this more traditional I think it's seven cheese but
- 36:20Speaker 14: it's cheesy, but it's more traditional. And then we have
- 36:22Speaker 14: some that put meats on it. I think the Golden
- 36:25Speaker 14: Graders is doing just a traditional mac and cheese.
- 36:27Speaker 4: The Golden Graders. That's got to be one of the best,
- 36:30Speaker 4: one of the best names.
- 36:32Speaker 14: Yes, Golden Girls theme.
- 36:33Speaker 4: Golden Girls theme, and Golden Golden Graders. Yes, I love it.
- 36:37Speaker 4: I love it. Now do you separate the different categories
- 36:40Speaker 4: as far as like, so you don't have individuals competing
- 36:42Speaker 4: against restaurants or how does that work?
- 36:45Speaker 14: No, So our categories are judge's choice, So we have
- 36:47Speaker 14: our judges that go around and taste each one and
- 36:51Speaker 14: pick their top three. We have people's choice, so everyone
- 36:54Speaker 14: who comes gets a token and they can drop their
- 36:57Speaker 14: token into their favorite. So that's how we do the
- 36:59Speaker 14: people's choice, and then we have kids choice. Over the years,
- 37:02Speaker 14: has just gotten too hard to separate all the category,
- 37:06Speaker 14: so it's judges, people's and kids' choices.
- 37:08Speaker 4: Okay, and do you have first, second, third or do you.
- 37:10Speaker 14: Have a first, second third? And our first place gets
- 37:14Speaker 14: of course bragging rights is what we say. But then
- 37:16Speaker 14: we have a cool trophy that looks like a bowl
- 37:18Speaker 14: of mac and jo.
- 37:19Speaker 4: Nice and you can display that in your home or
- 37:20Speaker 4: in your business or restaurant you go to.
- 37:22Speaker 14: Some of these businesses, Bogie's has one out right now.
- 37:25Speaker 14: He won last year and so that's out. But if
- 37:27Speaker 14: you look around, you'll if you go to the right restaurant,
- 37:30Speaker 14: you'll find those trophies.
- 37:31Speaker 4: And again it's all happening this Saturday. Now, where do
- 37:34Speaker 4: people need to get tickets ahead of time? What's the
- 37:37Speaker 4: best for you for you guys?
- 37:39Speaker 14: Either or you can get tickets on event bright and
- 37:42Speaker 14: we have a Facebook event page. Well, you can go
- 37:44Speaker 14: to the Childhood Language Center, Lawrence Jones Childhood Language Center,
- 37:48Speaker 14: and we have an event page on there and you
- 37:50Speaker 14: can just click there to get your tickets. That's on
- 37:52Speaker 14: event right. Or you can show up and buy tickets.
- 37:55Speaker 14: And again it's twenty dollars for adult, ten dollars a
- 37:58Speaker 14: child and fifty dollars kid pack.
- 38:00Speaker 4: And again the from what I understand, we're going to
- 38:02Speaker 4: have some you know, heavy rains like maybe Wednesday and Thursday,
- 38:05Speaker 4: but it's supposed to clear out by a Saturday. So
- 38:07Speaker 4: it's going to be and you want a little chilling,
- 38:09Speaker 4: so you.
- 38:09Speaker 14: Want to warm up with mac and cheese.
- 38:11Speaker 4: It's fall, all right, and uh and I will mention
- 38:13Speaker 4: this because the following week is the Sausage and Gravy
- 38:17Speaker 4: cook Off at Capitol Market and I'm going to be
- 38:20Speaker 4: there for that.
- 38:20Speaker 14: Too, judging that too.
- 38:21Speaker 4: I am judging that too. Yeah, all right, and so
- 38:24Speaker 4: the Mac and Cheese cook off, So I'm judging this year.
- 38:26Speaker 4: You're telling me I'm judging.
- 38:28Speaker 14: Yes, you are judging.
- 38:29Speaker 4: Okay, it's Tony the Taylor going to be there too.
- 38:31Speaker 14: I think he's the one that signed you up.
- 38:32Speaker 1: Oh good.
- 38:33Speaker 14: And you know what, I do need to give a
- 38:34Speaker 14: shout out to Tony the Taylor. He is just so
- 38:38Speaker 14: he is a big supporter of us, and he's a sponsor,
- 38:42Speaker 14: and you know he always goes above and beyond to
- 38:44Speaker 14: make sure this event is also successful. So shout out
- 38:47Speaker 14: to Tony.
- 38:48Speaker 4: Absolutely, absolutely, And I will say, because you know, we
- 38:51Speaker 4: get asked to judge these things from time to time.
- 38:53Speaker 4: You know I'll be there, and I think a lot
- 38:55Speaker 4: of folks from the radio station are going to be there.
- 38:57Speaker 4: When you judge these things, we don't know who we're judging.
- 39:00Speaker 4: That's generally speaking, the way it works. And so don't
- 39:03Speaker 4: want people to think that we as judges show favoritism
- 39:06Speaker 4: towards anybody. Generally speaking, the way any of these competitions go,
- 39:08Speaker 4: you get a number and that's the way. And so
- 39:10Speaker 4: we're judging number two. We said that number three is
- 39:13Speaker 4: the best, and we don't know a lot of times
- 39:16Speaker 4: who won until the end, right until until we hear
- 39:19Speaker 4: it announced, and then we had to say, okay, number
- 39:21Speaker 4: three was the winner. Okay, who's number three? Because there
- 39:23Speaker 4: we don't know.
- 39:24Speaker 14: There's usually a post judges meeting where you guys are like,
- 39:26Speaker 14: really you liked that one, oh that one won. So
- 39:30Speaker 14: it's just really fun.
- 39:31Speaker 4: It's fun. It's fun, and you can still sign up
- 39:33Speaker 4: if you want to be a participant.
- 39:34Speaker 14: Yes, yeah, we will never turn anyone away.
- 39:36Speaker 4: Okay, even what if you showed up that morning.
- 39:39Speaker 14: We'll at a table.
- 39:39Speaker 4: No, don't care. What time does it start, It.
- 39:42Speaker 14: Starts at eleven o'clock. Get there early. We have overflow
- 39:45Speaker 14: parking at the Charleston Area Alliance. I know people have
- 39:47Speaker 14: said there's just not enough parking, so we'll have overflow parking.
- 39:50Speaker 14: We're trying to think of everything to make this the
- 39:53Speaker 14: best of it yet, So come on out, support a
- 39:56Speaker 14: great cause and it's just a lot of fun.
- 39:58Speaker 4: All right, Megan, appreciate you being here. Looking forward to

- 43:53Speaker 4: governor as a press event scheduled for one point thirty
- 43:56Speaker 4: this afternoon. We'll try to dip into that place. Honey
- 43:58Speaker 4: to Mayor Patrick Ferrell will be stopping by and of
- 44:00Speaker 4: course open line West Virginia Metro News Midday powered by
- 44:03Speaker 4: Selango Law with thirteen News in tonight live anchor Amanda
- 44:05Speaker 4: Bearon and me coming up at noon today on this show. Tomorrow,
- 44:08Speaker 4: knock a Hat commissioned President of ben Selango will be stopping
- 44:11Speaker 4: Bye all right, Charleston City Council and Emmitt Pepper's here.
- 44:13Speaker 4: Good morning, sir, welcome to the show.
- 44:15Speaker 16: Good morning, thanks for having me on. You know mac
- 44:17Speaker 16: and Cheese guy, I mean, who doesn't leave me? I
- 44:20Speaker 16: don't trust you, but he doesn't.
- 44:22Speaker 4: Your godless communist if you don't like macaroni chief.
- 44:25Speaker 8: All right.
- 44:26Speaker 4: Meeting schedule for three point thirty today at the City's
- 44:28Speaker 4: Service Center, nine to fifteen Courrier Street in Charleston, from
- 44:32Speaker 4: the Charleston Land Reuse Agency. It's a roundtable designed to
- 44:36Speaker 4: share some updates and the sprucing up and doing something
- 44:39Speaker 4: about the vacant, abandoned, and elaborated properties around the city.
- 44:41Speaker 4: Get into it.
- 44:42Speaker 16: Talk about this, yeah, yeah, so this is a This
- 44:44Speaker 16: is for helping developers how to best invest in our community.
- 44:50Speaker 16: And so you know, the Lander re Eace agencies on board,
- 44:53Speaker 16: I serve on and it's something I'm really proud of.
- 44:57Speaker 16: So we have you know, over the past seven years
- 45:00Speaker 16: average about one hundred demolitions a year UH in our city,
- 45:04Speaker 16: which was which was much needed and improve safety, makes
- 45:07Speaker 16: our neighborhoods really feel better, protects people's investments in our communities.
- 45:13Speaker 16: But you know, we can't demolish our way to success.
- 45:15Speaker 16: You know, we have to rebuild. We have to and
- 45:17Speaker 16: we've already started to. So in Charleston on average, we
- 45:21Speaker 16: were we were in the single digits of new constructions
- 45:24Speaker 16: every year, not like in Putnam County, you know, for
- 45:26Speaker 16: the past, you.
- 45:27Speaker 10: Know, a long time.
- 45:28Speaker 16: And but we did a new construction program that launched
- 45:32Speaker 16: last April. Applications were in last April, and in the
- 45:36Speaker 16: in the last eighteen months, there have been thirty five
- 45:39Speaker 16: new constructions in the in the in the city.
- 45:41Speaker 10: Twenty four of them are part of the program.
- 45:43Speaker 16: So that means that we've also been kind of just
- 45:45Speaker 16: inspiring and helped to grow grow that three point eight
- 45:48Speaker 16: million dollars of private investment was leveraged through this UH
- 45:52Speaker 16: through this program. So we're now you know that that
- 45:55Speaker 16: first kind of round is over, and we are you know,
- 45:59Speaker 16: seek input from folks who do development, who who work
- 46:03Speaker 16: on new buildings, who rehab old buildings. How do we
- 46:06Speaker 16: what's the best way forward on this, what's needed, and
- 46:09Speaker 16: that this isn't This is probably one of the top
- 46:11Speaker 16: issues I hear from from constituents on is you know,
- 46:14Speaker 16: there's that one house in their neighborhood that's a problem
- 46:17Speaker 16: or things happen there, and so we we want to
- 46:20Speaker 16: make sure we're we have been, you know, addressing that
- 46:22Speaker 16: issue and want to.
- 46:23Speaker 10: Now shift to the rebuilding phase.
- 46:26Speaker 4: And again, no matter where you are, it's an issue.
- 46:29Speaker 4: And I think sometimes there's a misconception, well this is
- 46:32Speaker 4: on X Street in Charleston. This send the city and
- 46:35Speaker 4: to tear it down it. It doesn't work that way
- 46:38Speaker 4: by a long shot.
- 46:40Speaker 16: Yeah, I mean, because you know, if you think about it,
- 46:41Speaker 16: it is kind of a final solution for that house,
- 46:43Speaker 16: you know, And and so you know, you can just
- 46:46Speaker 16: a long process on demolished and house that's right, that's right.
- 46:48Speaker 16: You have to go through the process and make sure
- 46:50Speaker 16: there's you know, that people get noticed and all that,
- 46:53Speaker 16: and you know the problem is that you know a
- 46:54Speaker 16: lot of times there's uh, it's complicated because there's you know,
- 46:58Speaker 16: somebody passes away and who who owns that after that?
- 47:01Speaker 4: And you know anytimes, I mean somebody will find out
- 47:04Speaker 4: living in Florida that they suddenly own a house in
- 47:07Speaker 4: Charleston that they had no idea about. Yeah, and they
- 47:09Speaker 4: have no interest in or exactly, and so you know,
- 47:12Speaker 4: they're not helping our community. And so we you know
- 47:14Speaker 4: want and if so, what we've been doing, we've actually
- 47:16Speaker 4: been able to leverage and bought. We've already secured right
- 47:19Speaker 4: now one hundred and seventy lots. You know, through that
- 47:21Speaker 4: kind of tax sell process. People are not paying taxes,
- 47:24Speaker 4: we get a hold of them, and there's one hundred
- 47:25Speaker 4: more in the pipeline, and so those are going towards
- 47:28Speaker 4: towards redevelopment, towards people who live next door who want
- 47:32Speaker 4: to have a little bit of a bigger lot. That's
- 47:34Speaker 4: our side loot program. And also expanding some of the
- 47:38Speaker 4: parkland we have. We've been able to expand Cato Park
- 47:41Speaker 4: and other parks just to have a little bit more.
- 47:43Speaker 4: And then also there's suck some properties that really the
- 47:46Speaker 4: city needs to have control off. So this meeting is
- 47:48Speaker 4: going to be held at the City Service Center, which
- 47:50Speaker 4: is nine to fifteen cor Yer Street. Starts a three
- 47:52Speaker 4: thirty this Samterdoon and should wrap up around five. Who
- 47:54Speaker 4: are you anticipating coming to this meeting? Who would you
- 47:57Speaker 4: like to see there?
- 47:57Speaker 16: We would love to We had one of these before,
- 48:00Speaker 16: I think it was maybe two years ago, and.
- 48:03Speaker 10: That you know.
- 48:04Speaker 16: So it's a developer So people who have construction do construction,
- 48:09Speaker 16: people who are subcontractors, people who are interested in redevelopment
- 48:14Speaker 16: just in general, and also anybody who's interested in these
- 48:17Speaker 16: issues for their neighborhoods should come by. But we're really
- 48:20Speaker 16: focusing this on the people who can actually do the
- 48:24Speaker 16: redevelopment to help kind of figure out what is what
- 48:27Speaker 16: they need, how can we facilitate them rebuilding in our communities.
- 48:31Speaker 16: We're being proactive about this, not just waiting to let
- 48:33Speaker 16: things happen.
- 48:34Speaker 4: And you've got some partners that are going to be there.
- 48:36Speaker 4: I understand the folks from the visions of economic development
- 48:39Speaker 4: are going to be there.
- 48:39Speaker 10: In some others, that's right.
- 48:41Speaker 16: Yes, there's a tax incentive program through called build West
- 48:44Speaker 16: Virginia and that there'll be some discussion about about that
- 48:47Speaker 16: and explaining how that works to make sure everybody, you know,
- 48:50Speaker 16: who's in this area we're doing this kind of work
- 48:52Speaker 16: and is aware of that as well.
- 48:54Speaker 4: I mean, it's an exciting time here in Charleston. I mean,
- 48:57Speaker 4: it really is. And you know, and I understand that
- 49:00Speaker 4: the giant buildings that you see going up on Virginia
- 49:03Speaker 4: Street aren't indicative of the entire city. But I've always
- 49:06Speaker 4: said that when you come into a city and you
- 49:09Speaker 4: pull in and you drive down any of the streets
- 49:11Speaker 4: and you see construction of some type, that's a good
- 49:15Speaker 4: advertisement for your city.
- 49:16Speaker 10: Absolutely.
- 49:17Speaker 16: Yeah, it's it is exciting to see those two new
- 49:19Speaker 16: big buildings going there, and I hope there will be
- 49:21Speaker 16: some more.
- 49:22Speaker 4: And again, but we want to take this not just
- 49:24Speaker 4: Virginia Street.
- 49:25Speaker 16: We want it all over Charles, That's right, and we
- 49:27Speaker 16: want and we want our neighborhoods to feel to have
- 49:30Speaker 16: a better feel too than we want to get more,
- 49:32Speaker 16: you know, frankly on the tax rolls, more residential housing
- 49:37Speaker 16: in the area.
- 49:37Speaker 10: We need it. We need more.
- 49:38Speaker 16: Housing that we know that that's coming, that there's more
- 49:41Speaker 16: and more housing pressures, and so this is one way
- 49:44Speaker 16: we're addressing that advantage.
- 49:46Speaker 4: Valley you know, just came out with that survey, so
- 49:47Speaker 4: I guess probably like six months or so ago, and
- 49:50Speaker 4: what it found is that this area Charleston onto Saint
- 49:54Speaker 4: Albans Tates Valley, we are in a debt. We got
- 49:56Speaker 4: a housing shortage going on, and we despinitately need housing.
- 49:58Speaker 16: Talking about that, yeah, and I don't have those statistics
- 50:01Speaker 16: in front of you, but I know, I know that
- 50:02Speaker 16: a lot of that is being driven by the new
- 50:04Speaker 16: developments in Mason County. But we get that too because
- 50:07Speaker 16: it's not that far away. People can commute there, and
- 50:09Speaker 16: there's going to be ancillary services, and so you know,
- 50:12Speaker 16: we really need to have There's there's housing shortages in
- 50:14Speaker 16: every level of housing, so high end housing there's then
- 50:18Speaker 16: we need more of that. We need middle income housing,
- 50:20Speaker 16: especially especially downtown, and we also need you know, that
- 50:25Speaker 16: kind of working class housing as well. And so we've seen,
- 50:28Speaker 16: like I said, in the past year and a half,
- 50:30Speaker 16: thirty five new buildings go homes be built in the
- 50:34Speaker 16: city of Charleston, which isn't is unprecedented in recent times.
- 50:38Speaker 16: And so you know, we've lost a lot of population
- 50:41Speaker 16: over the you know, over our lifetimes and so we
- 50:45Speaker 16: you know, now we need to be able to facilitate
- 50:48Speaker 16: more people moving back.
- 50:49Speaker 4: We had a question here, and I don't know whether
- 50:50Speaker 4: you can answer this or not, but I'm gonna go
- 50:52Speaker 4: ahead and throw it out there.
- 50:52Speaker 10: I'm just gonna answer, even if I can't make it
- 50:55Speaker 10: sound good.
- 50:55Speaker 4: You're an attorney by trade, right, that's right?
- 50:57Speaker 8: Right?
- 50:58Speaker 4: What's happening with the building to get ask companies leaving
- 51:00Speaker 4: in Kana City? Says the text re you have any idea?
- 51:03Speaker 10: I don't know. Actually, yeah, I wish, I wish I did.
- 51:06Speaker 16: I think they have a tenant, is what I've heard,
- 51:08Speaker 16: but I don't know when that's going to happen.
- 51:10Speaker 10: And that's sort of thing. But I do think I
- 51:12Speaker 10: have heard that there was a tenant.
- 51:13Speaker 4: All right. Another text, unrelated to what you're saying, Halloween's
- 51:15Speaker 4: on the thirty first trick or treating happens on Halloween.
- 51:18Speaker 4: I'm happy Kenon County rectified their mistake, like Mayor Goodman
- 51:21Speaker 4: told me a long time ago, counselman, and she's absolutely right.
- 51:24Speaker 4: The two things that you can talk about abandoned houses,
- 51:27Speaker 4: you can talk about potholes, you can talk about snow removal.
- 51:29Speaker 4: The things that get people more fired up are trick
- 51:31Speaker 4: or treating and Christmas parades. That's what everybody gets all
- 51:34Speaker 4: jacked about.
- 51:35Speaker 10: Count and get ready for it. Leaf collection. That's what's
- 51:38Speaker 10: coming on.
