- 0:00Speaker 1: An illegal alien from Guatemala charged with raping a child
- 0:03Speaker 1: in Massachusetts. An MS thirteen gang member from Al Salvador
- 0:07Speaker 1: accused of murdering a Texas man of Venezuelan charged with
- 0:11Speaker 1: filming and selling child pornography in Michigan. These are just
- 0:15Speaker 1: some of the heinous migrant criminals caught because of President
- 0:19Speaker 1: Donald J. Trump's leadership. I'm Christy nom the United States
- 0:23Speaker 1: Secretary of Homeland Security. Under President Trump, attempted illegal border
- 0:28Speaker 1: crossings are at the lowest levels ever recorded, and over
- 0:31Speaker 1: one hundred thousand illegal aliens have been arrested. If you
- 0:35Speaker 1: are here illegally, your next you will be fined nearly
- 0:39Speaker 1: one thousand dollars a day, imprisoned, and deported. You will
- 0:43Speaker 1: never return. But if you register using our CBP home
- 0:46Speaker 1: app and leave now, you could be allowed to return legally.
- 0:50Speaker 1: Do what's right. Leave now. Under President Trump, America's laws,
- 0:55Speaker 1: border and families will be protected.
- 0:57Speaker 2: Sponsored by the United States Department of Homeland Security.
- 1:00Speaker 3: The next thing I want to talk about is the
- 1:02Speaker 3: escalation cause there's a I don't know. I think Matt
- 1:07Speaker 3: always has strictly for live men, not for freshmen. You know,
- 1:10Speaker 3: an escalation cause basically means that you you go and
- 1:14Speaker 3: you see a property, and you put an offering on it,
- 1:17Speaker 3: and in the event that someone outbids me, bids me
- 1:23Speaker 3: the the the price will incrementally go up. What's the
- 1:28Speaker 3: downside behind this? How do you know the owner is
- 1:30Speaker 3: not just telling you that somebody else put an offer
- 1:34Speaker 3: in just to raise your price? How do you know
- 1:35Speaker 3: that it's not the owner's cousin or somebody else. So
- 1:40Speaker 3: it kind of leaves it kind of leaves you in
- 1:44Speaker 3: a in a vulnerable situation. But this is this is
- 1:48Speaker 3: something that you would do if you just had to
- 1:52Speaker 3: have this property and you're you know, you're willing to go,
- 1:56Speaker 3: You're willing to go a little higher higher than then
- 2:00Speaker 3: and it typically would sell for I've used it in
- 2:04Speaker 3: my twenty plus years.
- 2:05Speaker 4: I've used an escalation clause only one time.
- 2:08Speaker 3: And the reason why I used an excallation clause was
- 2:12Speaker 3: I already owned two buildings that went right next to
- 2:15Speaker 3: each other, and I was trying to acquire a third,
- 2:17Speaker 3: so I did not want a risk not getting that property.
- 2:21Speaker 3: So at that point I put the escalation close up
- 2:25Speaker 3: that I would pay ten thousand dollars more than any
- 2:30Speaker 3: other offer. Actually I ended up paying about forty thousand
- 2:34Speaker 3: dollars more. I ended up paying forty thousand dollars more
- 2:37Speaker 3: for the property because they came back like three times
- 2:40Speaker 3: talking about, oh yeah, we got another offer, and we
- 2:42Speaker 3: got another offer, and YadA, YadA, YadA, Like could they
- 2:46Speaker 3: have been pulling my chain?
- 2:47Speaker 4: Yes, But on a on a million.
- 2:51Speaker 3: Dollar property, forty thousand dollars is really not that big
- 2:54Speaker 3: a big of a deal in your mortgage, and especially
- 2:59Speaker 3: if it means having three properties in a row, which
- 3:01Speaker 3: makes managing much much.
- 3:03Speaker 4: Easier and stuff like that.
- 3:04Speaker 3: So whenever, whenever you put an escalation clause, also keep
- 3:10Speaker 3: in mind that you really need to have a tight,
- 3:13Speaker 3: you know, a tight contract together and make sure that
- 3:18Speaker 3: the offer you're clear on what you're willing to do,
- 3:21Speaker 3: what you're not willing to do, what kind of prove
- 3:22Speaker 3: needs to be be provided, you know, because it's just
- 3:27Speaker 3: like one of the things you have to tell you
- 3:29Speaker 3: have to include in the contract is that that the
- 3:34Speaker 3: offer has to come from an agent and they have
- 3:37Speaker 3: to listen who the agent is, right so so now
- 3:40Speaker 3: so now it's just if somebody wants to play a game,
- 3:43Speaker 3: it's just more lying that they have to do and
- 3:46Speaker 3: more people that they have to get involved. And it
- 3:50Speaker 3: also gives you more opportunity to to smell something funny
- 3:53Speaker 3: if need be.
- 3:54Speaker 4: All right, any questions on this one.
- 3:56Speaker 5: There was a question in the chat, but I think
- 3:58Speaker 5: you kind of answered it. Jay said, are you not
- 4:00Speaker 5: obligated to disclose? Are they not obligated to disclose a
- 4:03Speaker 5: higher bidder when it comes to escalation clause? But I
- 4:05Speaker 5: guess it's something you could put in there, right, Yes.
- 4:07Speaker 3: That's something like depending on how you write it, Like
- 4:11Speaker 3: if you're off, you don't have to let the other
- 4:14Speaker 3: buyers know that you have an escalation clause, but they
- 4:17Speaker 3: have to let you know, depending on how you write.
- 4:19Speaker 5: It, Jasmine and the chat says, so it's adding an
- 4:23Speaker 5: escalation helpful and getting the contract given the risk.
- 4:27Speaker 4: It is helpful.
- 4:28Speaker 3: It makes it It does increase your your likelihood of
- 4:33Speaker 3: getting the deal done because the buyer knows. To me,
- 4:36Speaker 3: the seller knows that you're you're for real and you're
- 4:38Speaker 3: you're definitely going to end up with it. It's just
- 4:40Speaker 3: how much you're going to pay for it, you just
- 4:41Speaker 3: don't know. So again, I would always I would only
- 4:47Speaker 3: go with this strategy in the event that this is
- 4:50Speaker 3: a must have property.
- 4:51Speaker 5: For you, right, because it kind of locks you into
- 4:53Speaker 5: having to pay this higher price.
- 4:54Speaker 4: Right, it locks you in.
- 4:56Speaker 3: And another way that you know you can get you
- 5:01Speaker 3: can get a deal done is by the mentality of
- 5:05Speaker 3: putting a larger down payment it down. So typically typically
- 5:09Speaker 3: people put ten percent down, right, and whether you put
- 5:13Speaker 3: ten percent down, twenty percent down, fifty percent down, or
- 5:15Speaker 3: one hundred percent down, the deal does not close's not
- 5:20Speaker 3: fund until it closes. So with that, With that being said,
- 5:24Speaker 3: it doesn't really matter what how much.
- 5:27Speaker 2: This episode is brought to you by P and C Bank.

- 8:13Speaker 6: Hiring Indeed is all you need.
- 8:16Speaker 4: To put down.
- 8:18Speaker 3: Because you're still at the same You're at the same
- 8:21Speaker 3: risk now to the seller. The more money you put
- 8:25Speaker 3: down it shows your conviction to the deal. It shows
- 8:29Speaker 3: that you are that you have the financial wherewithals to
- 8:34Speaker 3: get the deal done, and that you're super serious. You know,
- 8:38Speaker 3: the downside is that you use access to your money
- 8:41Speaker 3: for no reason. So if the deal, if the deal required,
- 8:47Speaker 3: let's say, if ten percent down on a million dollar deal,
- 8:51Speaker 3: one hundred thousand dollars would have gotten the deal done.
- 8:54Speaker 3: I mean, is the basic that people typically do that
- 8:58Speaker 3: you say I'm going to put you know, twenty five percent,
- 9:01Speaker 3: which is two hundred and fifty thousand dollars.
- 9:03Speaker 4: That's the extra hundred and fifty thousand dollars that you
- 9:05Speaker 4: don't have for sixty days.
- 9:07Speaker 3: While this is all coming to fruition again, all of
- 9:10Speaker 3: these are things that must be taken into consideration, and
- 9:14Speaker 3: you really have to know what you're doing to make
- 9:17Speaker 3: sure this is what you want to do.
- 9:19Speaker 4: All right, Any questions on this one, I.
- 9:21Speaker 5: Don't see any hands.
- 9:22Speaker 4: No, all right, cool.
- 9:24Speaker 3: Next thing you want to do if you want to
- 9:26Speaker 3: get your if you want to get your accept your
- 9:29Speaker 3: offer accepted, make the deal as clean as possible. Minimize
- 9:34Speaker 3: your contingencies, Like you don't want to say stuff like oh,
- 9:39Speaker 3: I'm going to buy this house if I sell my
- 9:41Speaker 3: house and depending on what the bank says, and I
- 9:47Speaker 3: have to get my contractor in here first to see
- 9:49Speaker 3: what he what he has to say about this wall
- 9:52Speaker 3: over here, because I'm you know, so I's not trying
- 9:55Speaker 3: to hear all that. You know, what a seller wants
- 9:57Speaker 3: to hear is, hey, I want to buy this house
- 10:00Speaker 3: hundred fifty thousand, just that the other close the very day,
- 10:02Speaker 3: blah blah blah, as clean as clean as possible, you know.
- 10:06Speaker 3: The one of the one of the things that you
- 10:09Speaker 3: could do is wave more contingencies to make your you know,
- 10:12Speaker 3: to make it more attracted to the seller. You know,
- 10:16Speaker 3: no concessions, No, well, I need you to do this
- 10:19Speaker 3: for me at closing and give me some money back.
- 10:21Speaker 4: And that the more complicated.
- 10:23Speaker 3: And convoluted, the more complicated and convoluted your deal is,
- 10:28Speaker 3: the better it is for me. And when I come
- 10:29Speaker 3: in there and be like, yo, here's my money. Let's
- 10:33Speaker 3: let's get this popped in thirty days.
- 10:34Speaker 4: From now we close.
- 10:36Speaker 3: And another thing eat this is this is something that
- 10:40Speaker 3: you got to keep in the back of your mind
- 10:42Speaker 3: even though you wave, you wave like your like mortgage
- 10:47Speaker 3: contingency or inspection contingency or financing contingencies. Have to keep
- 10:52Speaker 3: in the back of your mind that that makes sure
- 10:55Speaker 3: that this will appraise like like it it's a game
- 10:58Speaker 3: of it. This is a game like that of chess.
- 11:00Speaker 3: Like you say, oh, I'm willing to take this whether
- 11:04Speaker 3: it appraises or not. That's what you say, But you
- 11:07Speaker 3: have to look at the property and know know what
- 11:10Speaker 3: you're talking about and know that I'm only saying that
- 11:13Speaker 3: because I know it's going to a praise. You know,
- 11:16Speaker 3: you have to say that I'm willing to take this
- 11:18Speaker 3: property with no inspection contingency. That must mean that you
- 11:24Speaker 3: have some general knowledge of structural and buildings that you
- 11:30Speaker 3: can walk through the house and see that there's nothing
- 11:34Speaker 3: there's nothing major that you're that might be sneaking up
- 11:38Speaker 3: on you like you like you say you're taking it
- 11:43Speaker 3: with no contingencies, But before you say there are no
- 11:47Speaker 3: there you're taking it with no contingencies, make sure that
- 11:51Speaker 3: you wouldn't have an issue with that in the first place.
- 11:53Speaker 4: Did I say that properly? Do you get what I'm saying?
- 11:55Speaker 6: Yeah?
- 11:55Speaker 5: Makes sense? Like, don't waive it if that's not something
- 11:58Speaker 5: that you know about. If you needed pfessonel in there
- 12:00Speaker 5: to actually inspect the place, and don't say you're cool
- 12:04Speaker 5: without having an inspection, because you don't really know what
- 12:06Speaker 5: you're getting into. Is that's how I understand.
- 12:08Speaker 3: It exactly, And the same thing is like, oh, oh no,
- 12:12Speaker 3: it doesn't matter if the appraises are not. So the
- 12:15Speaker 3: only time you say it doesn't matter if the praises
- 12:17Speaker 3: are not if you know it's worth five hundred and
- 12:22Speaker 3: you're getting it for four hundred, so you know you
- 12:25Speaker 3: don't want to. You make it sound like you're giving
- 12:27Speaker 3: them something, but you're not really giving them anything.
- 12:29Speaker 5: Right, Okay, that makes sense because you know for sure,
- 12:32Speaker 5: based on your homework or whatever, that it's going to
- 12:34Speaker 5: praise higher. So that doesn't need to be a contingency
- 12:37Speaker 5: and an added hurdle that might look like an added
- 12:40Speaker 5: hurdle in the contract.
- 12:41Speaker 4: I guess exactly.
- 12:43Speaker 6: You just realized your business needed to hire someone yesterday.
- 12:47Speaker 6: How can you find amazing candidates fast? Easy? Just use Indeed.
