- 0:34Let's dive in. Welcome to.
- 0:40STR pricing secrets. This episode is titled City
- 0:44Rentals Big Profits Pricing secrets.
- 0:48Revealed and with me to. Share his knowledge on this
- 0:50subject. Is Roman Solianic from beyond?
- 0:53How's it going, Roman? Great.
- 0:54Thanks, James. Pleasure to be here.
- 0:56How are you doing? All good.
- 0:58Thank you. Pleasure to chat again.
- 1:00All right then. So talk to us about the
- 1:02challenges that. Hosts are facing in urban
- 1:05markets when it comes to revenue management.
- 1:08We know, of course, that events like concerts.
- 1:11Football matches, business conferences, They obviously can
- 1:16drive. A lot of demand and extra
- 1:17revenue, but it's difficult, right?
- 1:20To stay on. Top of everything that might be
- 1:22happening, especially if you're based in somewhere like London
- 1:24or Manchester. Yeah, absolutely right.
- 1:28So events always pose a a massive opportunity for
- 1:32additional revenue, right, Because there's always increased
- 1:34demand around these events. But they do also pose challenges
- 1:38because you'll see drop offs in occupancy in the build up and
- 1:42the follow after an event, right.
- 1:45So keeping on top of that and you know, setting the rates
- 1:48correctly to maximise revenue during the events, but get good
- 1:51occupancies before and after is is very difficult and a hard
- 1:55balance to to kind of strike. Also keeping on top of events in
- 1:59in general, right, with multiple stadiums in a single city, for
- 2:03example, multiple types of events like you mentioned,
- 2:06whether it's concerts, you know, exhibitions, football games,
- 2:11etcetera. It is very difficult, especially
- 2:14if you've got a varied portfolio in different areas, right?
- 2:18So having data that can detect these is in demand, right, can
- 2:25ensure that you're getting the best possible rate and occupancy
- 2:28for your business. And that's what we do with
- 2:31Beyond event detection. So we look at data from all the
- 2:35major OTAs looking at the demand in the buildup and during the
- 2:40event to make sure that you don't miss out on the right kind
- 2:45of rate adjustments. And because real time pricing
- 2:49is, is essential, right, manual updates won't keep up with these
- 2:53urban demand shifts. So working with Beyond will
- 2:58essentially help you get the best performance from your
- 3:01properties in these urban markets that are quite
- 3:05challenging to keep on top of otherwise.
- 3:07Yeah, very challenging. I mean, you just, it's
- 3:09impossible really to know about everything that's going on.
- 3:12I mean, even in a rural market where I've got a couple of
- 3:15properties, sometimes there's a demand spike because there's a
- 3:18wedding going on nearby and you're never ever going to know
- 3:21about that unless you're checking like parish notice
- 3:23boards or something. So it really is vital that you
- 3:26use a dynamic pricing tool because it it just is impossible
- 3:30to know everything that's. That's going on, and I guess
- 3:32there's nothing worse than. Getting a booking for a few
- 3:35months in advance at a normal average rate and not realizing
- 3:40that it's because there's a big event going on nearby.
- 3:42Yeah, Yeah, exactly. We actually have within beyond
- 3:46you do also have kind of tools or customizations to help you
- 3:50essentially protect yourself from that kind of situation.
- 3:53So if you are taking bookings far further out, we'll add
- 3:56premiums onto the pricing to protect your revenue as like you
- 4:00mentioned, you never know what's around the corner and they might
- 4:03announce a new event that's happening next year and all of a
- 4:08sudden you've, you know, sold out at a margin of of what you
- 4:12could have actually achieved. Talk to us, then, about.
- 4:16Real time pricing. What are the benefits of this
- 4:20and how often does a tool like Beyond update your rates?
- 4:25Yeah. So real time pricing, right, it
- 4:27is a it's essential these days, right.
- 4:30Manual updates just don't keep up with urban demand shifts.
- 4:34Now what we do is, is like you mentioned is we, we automate
- 4:39pricing adjustments and now the beyond automated pricing, that's
- 4:44David. So every 24 hours.
- 4:47So it helps you stay competitive and maximize the revenue from
- 4:50your listings. But what we do is we look at the
- 4:53say the data from the major OTAs to understand the supply and
- 4:56demand in a particular area, see if that demand is increased or
- 5:00if demand drops off. We'll then automatically adjust
- 5:04your prices every 24 hours based on these changes in in your
- 5:08market. And how does it look, for
- 5:10example, I'm, I'm thinking here like from a football point of
- 5:12view, when two teams, they win the semi final and then they're
- 5:17going to Wembley for, for the FA Cup final, let's say in, in
- 5:20London. I guess when?
- 5:22Suddenly the demand starts peaking because all those fans
- 5:25are looking at, you know, buying tickets and, and getting
- 5:27somewhere to stay. Do you see like the the average
- 5:30daily rate just go up and up and up for those dates when when
- 5:33something like that happens? Yeah.
- 5:35So like using that, if there's a final for example that's
- 5:39announced and they say the date is 18th of May, just picking a
- 5:43random date there. So we will see from the data
- 5:46from the online travel agents that demand is increased, right.
- 5:50More bookings are coming in, less inventory is available,
- 5:53demand is skyrocketing, supply is decreasing, right.
- 5:57So in turn, that will then allow our algorithm to automatically
- 6:01increase your prices based on that increased demand to make
- 6:05sure that you capitalize on that increased demand and get the
- 6:08best possible rate. So we'll automatically adjust
- 6:11your prices for you so that you don't have to keep on top of all
- 6:14these new event dates, right? And in the fear of missing out
- 6:18on potential kind of revenue opportunity?
- 6:21Yeah, that is the point, isn't it?
- 6:23It's done automatically. So if once the final is
- 6:25announced or the teams qualify, you don't have to then suddenly
- 6:28go in and and start changing. Your prices maximize your
- 6:32holiday. Let revenue with Beyond Are you
- 6:34leaving money on the table without dated pricing?

- 7:13I think anyone operating in an urban.
- 7:14Market will know that. They'll get guests.
- 7:17Who are booking? Short term stays, they're
- 7:18probably. Going to get guests booking much
- 7:20longer. Stays as well.
- 7:22So what's your advice when it comes?
- 7:24To minimum stay tactics to make sure that you're taking
- 7:28advantage of the demand for both.
- 7:30Yeah, it's a great point, right? Like you, you, you say it is
- 7:33indeed in, in urban markets you get a mixture of both short term
- 7:36and and kind of long term travellers.
- 7:38So having I guess dynamic minimum stays is, is important
- 7:42as well. And doing that, having access to
- 7:46the data to see how these lengths of stay trends change
- 7:50throughout the year will help you be more effective and
- 7:53ultimately make sure that you're not restricting yourself from
- 7:56picking up the best possible bookings.
- 7:59In terms of also like maximizing the, the inventory or the, the
- 8:04availability in between kind of the longer and shorter stays or
- 8:07you might see happen is for example, there's 2 long stays
- 8:12booked each one side of the other, but there's a gap of
- 8:15three nights in between, for instance, right?
- 8:17But your minimum length of stay is, is 7 nights, right?
- 8:20So we can automate the process of identifying that gap,
- 8:23reducing your length of stay automatically to help you ensure
- 8:27that you pick up a booking in that gap and not sit empty in
- 8:30between two longer term kind of bookings.
- 8:34So you have a range of different kind of customizations and
- 8:36settings to help you optimize occupancy without kind of
- 8:40unnecessary restrictions. And you have access to data to
- 8:43show how the length of state trends change throughout the
- 8:47year to make sure that you're never kind of restricting
- 8:49yourself too much. The example of you might be in a
- 8:53in a rural market, right, where you know that in June, you know,
- 8:57traditionally you've had people stay for seven nights, right?
- 9:01So your minimum length of stay is set to to a week.
- 9:04However, actually the data shows that you know, 80% of people are
- 9:08actually booking between 3:00 to five nights, right?
- 9:11So in turn, having a seven night length of stay restrictions,
- 9:14you're immediately kind of kind of putting a hurdle in front of
- 9:19yourself in picking that booking up.
- 9:20So adjusting your length to stay in line for that will help you
- 9:23pick up more bookings, but having the access to the right
- 9:26data is crucial for that to make sure that you're continuously
- 9:30optimizing. And for bookings.
- 9:33Further out. Say if.
- 9:34You you've got your calendar open for the next 6 months.
- 9:37Is it better for bookings that people may be looking in four,
- 9:405-6 months time to have a higher minimum stay and then bring it
- 9:45down gradually as we get closer to those dates?
- 9:48So that then for example, maybe in six months time you don't
- 9:51want somebody booking a one night or a two night stay.
- 9:54You just want to make sure that if you're getting a booking far
- 9:57out, they are booking a week or at least five nights or
- 9:59something like that. Yeah, absolutely.
- 10:01So it really depends like on your, your own strategy and
- 10:04your, your own approach and it might even vary by owner, right.
- 10:09So the key thing is, is having the ability to be flexible with
- 10:13different strategies and apply these these strategies in terms
- 10:16of how you approach bookings further out.
- 10:18There's different ways of looking at it, right.
- 10:20So you could ask for a longer length to stay, right, so that
- 10:26it doesn't impact your calendar as much as multiple shorter
- 10:29stays. You can add premiums for prices
- 10:32further out, kind of also covers yourself for something that we
- 10:35mentioned earlier, right? If there's a new event that's
- 10:37announced, at least you've sold at a premium around those dates
- 10:41already. So there's a range of different
- 10:43tactics that you can use. And but the great news is you
- 10:47have the ability to customize these tactics within Beyond
- 10:51tools. So you can set these parameters.
- 10:54If anything is being booked further than 180 days out or six
- 10:58months out, the length of stay is, you know, seven nights.
- 11:01When it's within 90 days, the length of stay is 2 nights.
- 11:05For example, if it's within the last three days, well, you'll
- 11:08take a one night just to not sit empty, right?
- 11:12So there's a range of different things that you can utilize to
- 11:16be in line with what strategy you want to to adapt.
- 11:20Yeah, exactly. It's just kind of being aware of
- 11:22the data and the market trends and, and you know your market
- 11:24better than anybody probably and, and, and coming up with
- 11:27something that's going to suit. Just finally then, so you know
- 11:30many out there, many owners out there are obviously.
- 11:32Looking to to. Scale their businesses.
- 11:35They want to get more and more properties, so how can a tool
- 11:37like Beyond support the growth of a property management
- 11:41business? Well, pricing in general, right,
- 11:44is an extremely labour intensive process in general, right.
- 11:49If you want to be kind of proactive, there's a range of
- 11:53different things you've got to look at make kind of daily
- 11:55adjustments. So it's a time consuming
- 11:58process. So if we can save you time and
- 12:01effort on an otherwise laborious process and you can free up that
- 12:05time to focus on, you know, expanding your business, that's
- 12:09of course, one of the key benefits of, of dynamic pricing
- 12:12is saving you time and effort and, and freeing up your time to
- 12:16where it really matters. And you can focus on, on growth.
- 12:19But ultimately what's key to fueling growth is, is revenue
- 12:23and profit, right? And having the, the right
- 12:26pricing to help you maximize occupancy in the offseason,
- 12:29maximize your daily rates in the, in the peak periods and
- 12:32boost your income will also then help with your acquisition
- 12:37efforts. And also whether that's your,
- 12:41you know, freeing up more funds for things like marketing,
- 12:45expanding into new areas and so on.
- 12:47So there's a really a plethora of ways that dynamic pricing can
- 12:52help you grow your business. And also, there's lots of nifty
- 12:57tools within the dashboard that can help you actually identify
- 13:01which properties you want to potentially target to bring in
- 13:05under management. Yeah, there's a very cool
- 13:08property analyzer tool that Beyond has so if you want to
- 13:11check out what an existing listing can earn or should be
- 13:15earning or you're interested in a in a new property, it's a
- 13:18really great way of kind of working out how much income you
- 13:21should be generating that's fantastic then Roman.
- 13:25Yeah. And and bottom line of course is
- 13:26you know you're going to earn more revenue when more revenue
- 13:30will will help you to to grow your business.
