- 0:13SPEAKER_01: Hey, I'm Maddie, and this is Moses.
- 0:15SPEAKER_01: And we are the co-founders of pixelmob.com and propmedia.com.
- 0:19SPEAKER_01: And this is the Prop Media Podcast where we talk about everything around property media.
- 0:23SPEAKER_02: Today we're going to be talking about um, we're just going to have a conversation about upselling, and particularly we're going to focus in on um a tool we've built into Pixel Mob that allows you to do a lot of post-production effects to your photos right in line within Pixel Mob's system to make it really easy to do a lot of yeah, a lot of upselling to realtors.
- 0:45SPEAKER_02: Like a lot of them are designed around that function.
- 0:48SPEAKER_02: It's like you have the shoot, you made$300 on the chute, but other effects that can be sold above and beyond that to the realtor, that if you can get the realtor addicted to other effects, then you're just raising your your bottom line, hopefully without a whole lot more work if you're using a tool.
- 1:05SPEAKER_02: It's so easy.
- 1:06SPEAKER_01: I say so easy.
- 1:07SPEAKER_01: You have to, it's sales, but the thing is you show up at the location, and there's so much potential beyond just the original photos.
- 1:19SPEAKER_01: And so we're in a world now in the age of AI where you can take your photos, you can create video clips with them, and then go mix and match whole new sets of photo videos from those original photos.
- 1:34SPEAKER_01: Obviously, you can visu do different kinds of visualizations with those photos.
- 1:38SPEAKER_01: Virtual staging has been around for decades.
- 1:40SPEAKER_02: It's not anything new there, but it's not new, but the ease of getting it done is new.
- 1:47SPEAKER_01: Yeah, and the costs you know are potentially low enough where you can do that maybe even on spec and show them and try to sell them.
- 1:56SPEAKER_01: It it depends on what your what your what your business models are.
- 1:59SPEAKER_01: But yeah, I think there is so much potential um with the original images to go further.
- 2:05SPEAKER_01: And it's really a matter of even just educating, first of all, yourself, starting with like you need to know what you could what the possibilities are of what you could do with photos.
- 2:15SPEAKER_02: Well, let's pause there for just a second.
- 2:16SPEAKER_02: So what are some common upsells?
- 2:19SPEAKER_02: Like, so we train the shooters inside North Seventh.
- 2:24SPEAKER_02: The mo the easiest one is just like we sell them by a set number of images, and then sometimes the realtor will order less than they should.
- 2:33SPEAKER_02: So the easiest, like whether you charge by square footage or charge by photo, if you're on site and what they've ordered isn't going to actually give them the value they want, that's probably worth a phone call of like in our case, it might be a change from common in our market would be 25 photos, might be common for a listing, but we also sell a 35 and a 50 photo pack, and that's how we do our pricing rather than like a square footage slider.
- 3:01SPEAKER_02: But that's a common thing that we train our shooters to look out for is if it's a huge house and they order 25 photos, or or the other way around as well, if it's a tiny house and they ordered 50 photos, like call and make sure the product matches.
- 3:15SPEAKER_02: So that's an easy no-brainer.
- 3:17SPEAKER_02: But what will get in the way for a lot of photographers is you don't want to pick up the 100-pound phone and make the call.
- 3:24SPEAKER_00: Yeah.
- 3:25SPEAKER_02: But if you will and you'll try to make that value connection, you you invest in that client relationship in a way that breeds a lot of longevity.
- 3:34SPEAKER_02: Right.
- 3:35SPEAKER_02: So there's easy ones, they're just like product fit, making sure it fits what the realtor actually wants.
- 3:41SPEAKER_02: But beyond that, what are some other what are other some upsells that either we do at North Seventh, put some up offers, or we see people doing around the country?
- 3:50SPEAKER_01: Well, I would say that there might be a new category to think about.
- 3:54SPEAKER_01: Um, so this is I'm gonna branch off a little bit of what you're asking.
- 3:58SPEAKER_02: Oh, I asked you a question.
- 3:59SPEAKER_01: I don't remember what it is anymore.
- 4:01SPEAKER_01: Um, but I do think the there's a new category where you show up at the location as a photographer, you do the shoot, you know what the house is now.
- 4:13SPEAKER_01: You obviously didn't know until you got there, but you saw that the grass was dried out, and you saw that the kitchen had a lot of junk out on the kitchen table, like things you wouldn't know until you go there and it's the day of.
- 4:29SPEAKER_01: Now you have an opportunity once the shoot is complete, not just before when you're planning the shoot with the realtor, which a lot of people are just doing obviously online.
- 4:39SPEAKER_01: North Seventh does it that way.
- 4:40SPEAKER_01: People book, but being able to follow up with the realtor and say, Hey, there's some things that I wanted to throw your way that we think we can improve, and just want to see if you'd be interested.
- 4:51SPEAKER_01: Yeah.
- 4:52SPEAKER_01: Um, and it could also be uh a formula, like it that could be an email.
- 4:56SPEAKER_02: There's a lot of ways potentially to handle that, but highly recommend phone call, but yeah, it can be anything, and also it it really can be a question and a and an offer and a freebie the first go of like, hey, I noticed X.
- 5:10SPEAKER_02: You've never actually ordered grass screening before, but I'm gonna go ahead and do it for you on a couple photos.
- 5:15SPEAKER_02: I'll send you both photos if you if you like it.
- 5:17SPEAKER_02: This is something we can do to spruce up images, make your listings stand apart on any listing that you want.
- 5:23SPEAKER_02: I just want you to see what we can do.
- 5:24SPEAKER_02: And investing that four, five, ten bucks, 30 minutes of what whatever you're gonna do, like that might get you where that realtor is not buying a$300 shoot, they're buying a$350 shoot every time.
- 5:37SPEAKER_00: Right.
- 5:38SPEAKER_02: So it's it's like investing into your business to getting them into these different uh channels of how they want to set apart their photos.
- 5:45SPEAKER_02: Yeah.
- 5:45SPEAKER_02: So so what I was trying to get to was a list of things, like other things.
- 5:50SPEAKER_02: So the right, uh, the right thing.
- 5:53SPEAKER_02: Now we've mentioned grass screening, and what you're what you're talking about is super real in the sense of like you show up at the house, and I think a lot of photographers they want to whine at the realtor of like, man, this looks so bad.
- 6:07SPEAKER_02: Like the curb, the curb appeal is really bad.
- 6:09SPEAKER_02: Stuff's left out on the counter.
- 6:11SPEAKER_02: It's not necessarily like the realtor can't constantly be going out the house, they might have taken that listing or gotten that agreement two months ago.
- 6:17SPEAKER_02: The season could have changed, like all kinds of things might have changed.
- 6:21SPEAKER_02: It's not always that the realtor just didn't think about it, but it could be that too.
- 6:26SPEAKER_02: So either the realtor doesn't know about options for cleaning up the post-production, it could be that there's a delay in the listing and they don't know that things have changed.
- 6:34SPEAKER_02: And there's you can approach this with a lot of charity of like collaboratively, we can make this listing better.
- 6:42SPEAKER_00: Right.
- 6:43SPEAKER_02: Uh, that I don't think a lot of uh photographers really latch on to.
- 6:48SPEAKER_02: Like they think, well, upsell bad, I get annoyed when people do that.
- 6:51SPEAKER_02: But if you're thinking about it as like, how do we make this an awesome listing presentation as a partner with your realtor and you're presenting it that way, I think you're gonna you're gonna actually earn business.
- 7:01SPEAKER_02: You're not gonna be detracting from anything because for a realtor to drop 50 bucks extra on a shoot, if they're a successful realtor, an extra hundred bucks, 150 bucks is nothing if they're earning a 25,000,$30,000 commission on the property and they've got a good relationship with you.
- 7:18SPEAKER_02: Yeah.
- 7:19SPEAKER_02: So now the list.
- 7:20SPEAKER_02: What are the things?
- 7:22SPEAKER_02: What can they do?
- 7:23SPEAKER_01: All right, Moses wants a freaking list.
- 7:25SPEAKER_01: We're gonna give him a freaking list of the things they can do.
- 7:28SPEAKER_01: Here we go.
- 7:29SPEAKER_01: Um, so I mean, the off the top, the obvious ones, you've got an empty room virtually stage.
- 7:36SPEAKER_01: We know this.
- 7:37SPEAKER_01: Virtual Twilight.
- 7:39SPEAKER_01: This is uh twilights are a great upsell if you can shoot them.
- 7:43SPEAKER_01: That isn't always easy.
- 7:45SPEAKER_01: Um, and then particularly these summer months are rough for shooting twilights.
- 7:50SPEAKER_01: You're out there till 9:30 before you're getting into like twilight.
- 7:55SPEAKER_02: Yeah, right when real estate goes up, it's like the hardest time to get all the virtual twilights.
- 8:00SPEAKER_01: And it doesn't scale twilights, real twilights, not virtual twilights.
- 8:03SPEAKER_02: Yeah, sorry.
- 8:03SPEAKER_02: The real twilight doesn't scale.
- 8:05SPEAKER_02: You can only legitimately you can only do one a day.
- 8:08SPEAKER_02: Also, right, you could maybe do two if you did a sunrise.
- 8:11SPEAKER_02: Yeah, and it might mean that you're driving out to a property twice in a day and that's you are definitionally working from sunup to sundown if you're if you're trying to scale that kind of thing.
- 8:21SPEAKER_02: So most I don't think most people even try to do that anymore.
- 8:24SPEAKER_02: Yeah, they're really cool shots.
- 8:26SPEAKER_02: I mean, natural twilights are gorgeous, and honestly, I don't think virtual twilights even compare.
- 8:31SPEAKER_00: Yeah.
- 8:31SPEAKER_02: But at the same time, the realtor also probably doesn't care in the sense that they want a photo that's going to pop and look a little different in the MLS.
- 8:42SPEAKER_02: Uh they want it to look good, they don't want it to look chintzy or bad, or like you threw it into Chat GPT and it popped out, and you're like, hey, look at this.
- 8:50SPEAKER_02: Like they want it to look like a professional product, but they also don't um don't necessarily need it to be the nth degree of perfection.
- 9:01SPEAKER_02: Which I think that stops some photographers on that particular product as well, is you you get the you get the result back and you see nine ways it could be better.
- 9:12SPEAKER_02: Maybe you want to stop and do those nine things and make it perfect, and that's part of your brand.
- 9:15SPEAKER_02: Maybe you don't, maybe that's enough for your realtor.
- 9:17SPEAKER_02: It's a it's a good conversation to have with them.
- 9:19SPEAKER_01: Yeah, yeah.
- 9:20SPEAKER_01: But I think uh giving them those options, one of the ones that uh it sounds super obvious if you are in Canada up north through the winter, you have uh snow on the ground, so changing the seasons is an obvious one for cases like that.
- 9:39SPEAKER_01: But it might also be like uh you know, late fall in other parts of the country where the trees are just gross, you know, like these spindly, gross looking trees where show it, you know, in both fall and winter or fall and spring or uh summer where people can visualize what it looked like grass greening, um cleaning up pools, like pool water, um cleaning up aerial shots, I think is an easy one.
- 10:09SPEAKER_01: Oftentimes, uh like I know when I was shooting aerial photos, that was almost always something I was doing as an extra thing.
- 10:17SPEAKER_01: Um not so much as an upsell, but like I would always see myself in the photo.
- 10:25SPEAKER_01: You're getting up, you know, uh a hundred feet in the air.
- 10:28SPEAKER_01: You as the pilot.
- 10:28SPEAKER_01: Yeah, and I can see myself in my car like next door.
- 10:32SPEAKER_02: You didn't have like your camo blanket over your head or right, you're getting it.
- 10:36SPEAKER_02: But even my car parked up in the room.
- 10:38SPEAKER_01: So, like uh being able to clean up aerials, I think is a really nice one.
- 10:43SPEAKER_01: Um, just so you remove distractions.
- 10:46SPEAKER_02: Well, let's pop back to uh winter real quick.
- 10:49SPEAKER_02: I think it's another good example of how you actually upsell this stuff because definitionally, if you're selling a season change, you might be doing that because it's the dead of winter and it looks ugly, and you're like, hey, I want to look make it look normal.
- 11:01SPEAKER_02: But the other problem that comes up with uh real estate is that when a listing is on the market for a while, it starts to look old and like nobody wants it, and people are more likely to whittle down the price.
- 11:15SPEAKER_02: And one of the obvious indicators of that, particularly up in a northern climate, is if you have snowy pictures and it's now spring, well, even in the back of your mind, you know it's three, four months old.
- 11:25SPEAKER_02: So it's a great example of an upsell where like you did the shoot, you made a few hundred bucks in January, but you can actually uh conscientiously call that realtor if you see that like you could easily I don't know about easily, you'd have to intentionally look you'd have to intentionally look through the listings you shot, maybe once a month.
- 11:48SPEAKER_02: See the ones that are still on the market.
- 11:51SPEAKER_02: And then call the ones that are still on the market if the season is changed and ask if they want them refreshed.
- 11:56SPEAKER_02: You could you could sell that whatever you sell that for.
- 11:59SPEAKER_02: Like it's so different by markets, but let's say in our market, sell a refresh for 100-150 bucks to change the exterior photos to a new season.
- 12:09SPEAKER_02: Yeah, like and that it shows care for the listing.
- 12:13SPEAKER_02: Like, if that listing hasn't sold from the realtor's perspective for three or four months, there were hopes and dreams and a car payment built into that listing, which might make the which might make the upsell harder on the one hand, but the fact that you care that they actually sell the house if you do it right, is relationship building.
- 12:32SPEAKER_01: I think it's a great idea.
- 12:33SPEAKER_01: I mean, yeah, I think about what that could do for your business if they bought nothing, just the fact that you were calling them and you're following up on following up on a listing and like hey, we shot this with you two months ago.
- 12:48SPEAKER_01: I saw it was still live on Zillow, and we we love to track our our listings, even taking some personal ownership in the this listing with them.
- 13:00SPEAKER_02: I wish there were an easy way to do that because I really want to know like if like North Seventh listings, like do North Sevenths listings sell like 10 days faster than average and stuff like that.
- 13:13SPEAKER_01: But I mean, that realtor now has a sense of oh man, they are they they're not just uh a vendor and just show up and it's transactional.
- 13:26SPEAKER_01: There's someone that I can actually partner with.
- 13:28SPEAKER_01: Um, and then giving them the offer of is there something can we drive by and grab some new shots for you?
- 13:35SPEAKER_01: And maybe that's a paid offer or it's not, or here's some affordable things that maybe we could do if that's helpful.
- 13:42SPEAKER_01: And it doesn't have to be an upsell call, just is there anything that's you know not working?
- 13:47SPEAKER_01: Is this something that you think our photos are doing?
- 13:49SPEAKER_01: Like you'll get some feedback even on you know, I think it's a great thought, regardless of the upsell.
- 13:55SPEAKER_01: But I think more often than not, it likely leads to a new it's it's a possible upsell.
- 14:02SPEAKER_02: Yeah, it's a good possibility, but if nothing well else, it's a good excuse to call and not make a really high pressure thing.
- 14:09SPEAKER_02: Just check in with your client.
- 14:11SPEAKER_00: Yep.
- 14:11SPEAKER_02: If you want to sell more stuff, talk to your clients.
- 14:14SPEAKER_02: It's like the oldest trick in every sales book that everyone avoids and tries everything else except for that.
- 14:21SPEAKER_02: And then when you actually will do that, you'll you'll always sell more.
- 14:25SPEAKER_02: Like every time you'll learn more about what your clients need, they'll refer you to other people because they have a relationship.
- 14:31SPEAKER_02: Talk to your customers, all right.
- 14:33SPEAKER_02: So virtual staging is obvious, grass screening, season changing pool.
- 14:38SPEAKER_02: Did you mention like pools can look gross?
- 14:43SPEAKER_02: So gross.
- 14:44SPEAKER_01: You've got like a floating bat like in there.
- 14:48SPEAKER_01: Yeah.
- 14:49SPEAKER_01: Uh, I mean, but it'll it's not always just like filled with scum, but it could just be empty silt and you know, stuff at the bottom of the pool.
- 14:59SPEAKER_01: Make it look great, you know.
- 15:00SPEAKER_02: Um, or or maybe it's actually really nicely done and it's like you know, they've tarped it down and it looks nice, but that's not what anyone's buying.
- 15:09SPEAKER_02: They want to see the pool with water in it like they would be envisioning themselves swimming in in the summer.
- 15:15SPEAKER_01: Definitely need to disclose that if you're gonna do that kind of uh edit, but I do think that those are pretty cool.
- 15:20SPEAKER_02: Yeah, absolutely.
- 15:21SPEAKER_02: And and a hundred percent.
- 15:23SPEAKER_02: Like we are we are team disclose everything.
- 15:27SPEAKER_02: So like you should a hundred percent, it's not up to you as the photographer, but you can offer resources.
- 15:33SPEAKER_02: Like Prop Media has a resource where you can or free put the original image and then do a QR stamp of a disclosure of the original image so it can go anywhere on a flyer or anywhere the realtor's gonna put it.
- 15:47SPEAKER_02: They always stay out of hot water because they're disclosing to the public that there's an edit that's stored, and it's just a professional system to get that done.
- 15:57SPEAKER_02: So on any of this stuff, please disclose, please help your realtors disclose.
- 16:01SPEAKER_02: Don't get people sued.
- 16:03SPEAKER_01: Yeah.
- 16:04SPEAKER_01: Um, I think there's a big one, uh, which is I think the one we want to sit on for a second, which is uh doing like some lot line overlays.
- 16:14SPEAKER_01: This is, I think, uh a category that's pretty um widely overlooked, in part because it's a difficult one to do.
- 16:23SPEAKER_01: It's not super difficult, it's just annoying.
- 16:26SPEAKER_01: Like because it's annoying, it's difficult.
- 16:28SPEAKER_01: It's very I will say the difficult part is knowing what the lot lines, this is the experience that I had early on.
- 16:36SPEAKER_01: Yeah, was here is a drawing of what the shape of this property is supposed to be.
- 16:43SPEAKER_01: I have no sense of what the scale of this shape is on top of my aerial photo.
- 16:50SPEAKER_02: And then if you're trying to get a good aerial or like an image from like a realtor CRS system, then you're waiting on the realtor to send you the thing.
- 17:00SPEAKER_02: I remember like that's still a yeah.
- 17:02SPEAKER_01: Well, you had to get stuff from them and ask them to do things.
- 17:05SPEAKER_01: That's always uh never gonna happen.
- 17:07SPEAKER_02: Yeah, them to send you the plot map, and that's like that's actually been a game changer even the last few weeks for North Seventh of launching some of these new features where you can pull up that plot map right inside of our lotline tool has made that painless.
- 17:23SPEAKER_02: Yeah, for Simi to get those added instead of the rigor role of having to either have an MLS subscription or get it out of tax records or all that stuff where you have the reference.
- 17:34SPEAKER_02: We just hand you the reference so then you can do the drawing.
- 17:39SPEAKER_01: Yeah, I I think the seeing the satellite view, seeing the lot lines um already prepared for you, and giving you the tools to actually do it, make it look great.
- 17:50SPEAKER_01: Um I think that's what putting it all together is kind of been the missing ingredient.
- 17:57SPEAKER_01: And um so we've like Moses has said, we've made a tool to do this.
- 18:02SPEAKER_01: Um and I believe that this is actually something that a lot of people would would do if and would want if they knew they could do it, and it was easy to get their hands on, and it's an easy upsell, like the it's it adds more production value to your media company, and and definitely for someone selling the home and marketing the home, uh the land is a big part of it, right?
- 18:26SPEAKER_02: So like speaking as a realtor, the one of the most common questions that I could basically never answer out at a property is like if it's has any amount of land, it's where is where is the border of the land?
- 18:39SPEAKER_02: Like, how far does it go?
- 18:41SPEAKER_02: And I'm always like, Well, we can check an aerial when we get back to the office, or or might have it with me.
- 18:46SPEAKER_02: But even if you have it with you, it's like what you're saying, even with the with the customer, it's like, well, I think it's here because there's a telephone pole and and the ability of the listing agent and the photographer with the listing agent to get that where it's really nailed down, and it's just it's good marketing.
- 19:05SPEAKER_02: People buy things more when they have some measure of surety of what they're buying when there's questions and ambiguity, then it's like I don't know.
- 19:15SPEAKER_02: Yeah, if you can nail it down, it just removes one more hurdle from them wanting to buy a property.
- 19:22SPEAKER_01: I've also I mean, as a photographer, I've definitely flown my drone up and it's hundreds of feet in the air, and I'm pointing it at the house, but I can also see so many other things.
- 19:35SPEAKER_01: Yeah.
- 19:36SPEAKER_01: So, like, even providing that photo, I like that it gives a context of oh, you can see that there's this is next to a major highway or it's a shopping center nearby or a school or whatever, but it isn't always easy or obvious which one was the house when you're looking at that scale.
- 19:54SPEAKER_01: Right.
- 19:54SPEAKER_01: And so being able to see not only the house but the property in context of a neighborhood, I think it's a really powerful image.
- 20:01SPEAKER_01: Um, yeah.
- 20:02SPEAKER_01: So I I think it's definitely something worth considering.
- 20:05SPEAKER_02: Yeah, and I'll say, like, as a realtor, I would order these sometimes for where where the land was a lot of the value.
- 20:12SPEAKER_02: But at that time, getting lot lines was relatively expensive, might have been$50 an image to get somebody to do it uh do a good overlay.
- 20:20SPEAKER_02: This is back in the Stone Ages.
- 20:22SPEAKER_02: Um, but nowadays, like particularly with this tool, like this uh costs four four bucks to bake this into the image, use the little thing to create your so you could definitely do an easy upsell on that for 20, 30, 50, whatever, whatever your market's gonna bear.
- 20:40SPEAKER_02: Yeah, or just start baking it into a bundle of like this is something I do that helps my realtors that sets me apart from the other photographers on one image, yeah.
- 20:51SPEAKER_02: And it's just part of your brand.
- 20:53SPEAKER_02: And and don't hear us being too like, we're not saying like everyone has to do it this way or that way.
- 20:59SPEAKER_02: Like it's a it's a tool.
- 21:01SPEAKER_02: Use it how you want.
- 21:01SPEAKER_02: You could use it as a loss leader, you could use it as a profit center.
- 21:04SPEAKER_02: It's it's kind of up to you, but having the resource gives you more options to win more business.
- 21:09SPEAKER_01: I think there's a few other tools we should talk about that are not necessarily like the upsale tools, but are the kind of like quick edits that something just kind of goes wrong and really adds polish to a set of photos.
- 21:22SPEAKER_01: So some real easy ones, um, fires in fireplaces, sky swaps, um object.
- 21:29SPEAKER_02: Well, uh, there's the ever perennial trash can was left out, right?
- 21:33SPEAKER_01: That's yeah.
- 21:34SPEAKER_01: Yeah, and sometimes those things are less obvious when you're at the shoot and then you're getting the photos back and you realize oh, there's a dog bolt that you just didn't see it, you know.
- 21:46SPEAKER_01: But it it's distracting when you actually see it in the context and you're seeing it now on your large 27 inch monitor, but when you're looking on your you know, three inch screen display, you're moving quickly through the house, you miss that kind of stuff.
- 22:00SPEAKER_01: Sometimes.
- 22:00SPEAKER_01: Um, or even just like a cereal box on top of the refrigerator.
- 22:04SPEAKER_01: Those kind of things are easy things uh to overlook, but are might be a click or two away um with this a new fix tool.
- 22:12SPEAKER_02: Sometimes uh there's things you can't fix either, like you're doing aerials and there's cars all up and down the street, and you can't really see what you want to see as well as you need to.
- 22:21SPEAKER_02: There's easy deletion.
- 22:24SPEAKER_02: Yep.
- 22:24SPEAKER_02: Um, or things in the house that um maybe the realtor doesn't want in the house, like um things that identify like race and origin and religion and things like that.
- 22:35SPEAKER_02: That particular uh some MLSs have rules that you can't display certain things, and then for the most part, all across the United States, things that identify protected classes, most listing agents are gonna want to pull those out of the listing.
- 22:49SPEAKER_02: Um, so you don't want to broadcast those things.
- 22:52SPEAKER_02: So you you you as a photographer probably don't want to take down their whole photo wall or disturb their shrine or something like that, but the realtor may want that removed to protect their client.
- 23:04SPEAKER_02: So this gives you an easy tool for for even things like that and protecting different types of home sellers from being discriminated against, which is a pretty cool use, I think.
- 23:13SPEAKER_01: Yeah, there are cases where removing objects may be less obvious, like you're saying, it's not always purely about just the marketing potential of the image, it could be things that are around privacy or security too.
- 23:28SPEAKER_01: So yeah, uh, you know, there might be documents on the countertop that have information that you don't want visible, or the client sees that and is like, I those I shouldn't have left those out, but then you as the photographer, you still have to fix it somehow.
- 23:43SPEAKER_02: So you think you go reshoot that room.
- 23:45SPEAKER_01: I mean, I've been it's in it's maybe the realtors in there.
- 23:48SPEAKER_01: I mean, I've definitely shot houses in your in the master bedroom, and they've got you know, stacks of envelopes and their mail out on their dresser, you know, like stuff is out, pill bottles, sometimes it's you know, guns and gun racks.
- 24:05SPEAKER_01: There's different things that like maybe they the customers don't want to be out there, or there might be things that uh the realtor may choose, but even things that may be less obvious, like uh security alarm panels and stuff like that, too.
- 24:19SPEAKER_01: Um, there are some cases where people may not want that known that that's where those access points are.
- 24:26SPEAKER_02: Yeah, absolutely.
- 24:27SPEAKER_02: There's all kinds of privacy applications for this as well.
- 24:29SPEAKER_02: Though uh I don't think that one's quite been solved in the legislation yet, because if if it's a privacy concern, you still actually have to disclose the original image.
- 24:38SPEAKER_01: True.
- 24:38SPEAKER_02: Well, yeah, I think at least it's not front and center on Zillow, I guess.
- 24:42SPEAKER_02: Yeah.
- 24:42SPEAKER_01: There are things too where you even just to be able to blur out certain things potentially uh work in those cases.
- 24:49SPEAKER_01: Yeah, I think there's uh a lot of easy things uh that can go a long way.
- 24:55SPEAKER_01: Object removal is a really powerful tool because um it's just the little tweaks that your photo needs.
- 25:03SPEAKER_01: Removing reflections is one of the ones that every photographer knows.
- 25:07SPEAKER_01: You're like uh you you get back there and and you're going through your photos and you're looking through your final edits from your editor, and you realize you can see yourself in the reflection of the stove, and just you weren't posing, you look like a a doofus now, like from this angle.
- 25:24SPEAKER_01: And so uh, and it's distracting to see another see a human shape in a thing.
- 25:28SPEAKER_01: So those are quick edits too.
- 25:30SPEAKER_02: I used to marvel at that one in my pre-photography.
- 25:33SPEAKER_02: Like, I never asked my photographers when I was a realtor only that like, how do you how do you remove yourself from a mirror?
- 25:41SPEAKER_02: I just I just wondered.
- 25:42SPEAKER_02: I was like, that's cool.
- 25:43SPEAKER_02: There must be a cool way to do that.
- 25:45SPEAKER_02: I but now there's a super cool way to do that.
- 25:47SPEAKER_01: Yeah, I mean, I definitely I think everyone has had an experience uh in particular like small like half baths.
- 25:59SPEAKER_01: You open the door and there's a yeah, there's a sink in the mirror right here, and you're like, Well, how am I gonna do this?
- 26:06SPEAKER_01: It's like there's no way to not be in this mirror.
- 26:09SPEAKER_02: Um that that was literally the image that I first marveled at.
- 26:12SPEAKER_02: Was like, how was this taken?
- 26:15SPEAKER_02: Because the fo the camera would have to be aimed at this mirror to take this photo.
- 26:20SPEAKER_01: And I mean, I've I definitely have to know how now, but still definitely have pictures where I'm like behind the wall, like pushing the shutter, and you just see the camera on a tripod in a hand.
- 26:30SPEAKER_01: Yeah.
- 26:31SPEAKER_01: So I think I think everyone's kind of gone through had some version of that, but even just like it's those are the obvious ones.
- 26:38SPEAKER_01: It's usually getting back and realizing you're like being reflected in a hutch or like in a window somewhere.
- 26:44SPEAKER_02: Some reflective surface you weren't thinking about, like the mirror.
- 26:46SPEAKER_02: Everyone's cautious about the mirror, it's other places that it's probably gonna sneak in.
- 26:52SPEAKER_02: Cool.
- 26:53SPEAKER_02: Um, let's see.
- 26:54SPEAKER_02: We didn't really actually talk a whole lot about uh virtual staging itself, which I think is the really obvious upsell of that, particularly in an empty house.
- 27:04SPEAKER_02: I think a lot of realtors assume that this is super expensive still.
- 27:12SPEAKER_02: Yeah.
- 27:13SPEAKER_02: Um, and like not giving pricing advice, but you don't have to charge a ton for this anymore.
- 27:20SPEAKER_02: There's tons of tools that will give this to you for a few bucks.
- 27:23SPEAKER_02: Um, and I think a lot of realtors you they don't need a ton of images, so you can market up a good bit, only sell four, five, six, seven of these, but it's proven.
- 27:35SPEAKER_02: Like, look it up online.
- 27:36SPEAKER_02: Like, if if you have an empty house, it is not going to sell as fast or as well as a staged house.
- 27:42SPEAKER_02: Like, this is old realtor, everyone knows this, but at the same time, the realtor is running their own budget and their own um their own calculus of like, well, can I afford three of these images?
- 27:56SPEAKER_02: Can I afford five of these images to do it?
- 27:57SPEAKER_02: Can I afford none of these images?
- 27:58SPEAKER_02: Because it's a tiny one tiny house.
- 28:01SPEAKER_01: The math they're doing in their head is that it's going to be$30,$50 a photo.
- 28:05SPEAKER_02: Yeah, and they're fronting it, right?
- 28:06SPEAKER_02: So they're fronting this money and they might get paid for it months from now.
- 28:10SPEAKER_02: So this is like the realtor brain is it's a scary place in here.
- 28:15SPEAKER_02: But um, you as you're engaging, like I think I don't think there's any reason nowadays that an empty house shouldn't be virtually staged, or a house that's sparsely furnished shouldn't be beautifully furnished, and at least an example photo of each room.
- 28:31SPEAKER_02: Like it's cheap enough now that that's very easy to accomplish in a matter of minutes, and it's an easy sale as to why it matters because people's ability to visualize themselves in a space is is very limited from from showcasing hundreds of homes to clients.
- 28:50SPEAKER_02: Most people don't do that very easily where they see an empty room and they're like, Oh, this is how my furniture would fit in here.
- 28:56SPEAKER_02: There's a subset of people that's really easy and fun for them.
- 29:00SPEAKER_02: But for most people, it's really hard.
- 29:01SPEAKER_02: So they look at the empty room and they're like, I don't, I don't know.
- 29:04SPEAKER_02: And then they get that uncertainty vibe, and then they're they're not buying that house, they're buying the one where they see that furniture, even though they're not gonna get that furniture, but they see how it works.
- 29:14SPEAKER_01: Well, and if nothing else, it adds value.
- 29:17SPEAKER_01: Yeah, you're putting the space as though it were lived in, you know.
- 29:21SPEAKER_01: This is why IKEA works.
- 29:22SPEAKER_02: Yeah, people buy that emotion, the feel of like, I I want to sit in that space.
- 29:27SPEAKER_02: I want to sit by that fireplace.
- 29:29SPEAKER_01: I mean, if you walk in a house that's empty, it feels less good.
- 29:31SPEAKER_01: It does.
- 29:32SPEAKER_01: And I want to buy a good house, you know.
- 29:34SPEAKER_01: So, like, make the house feel good.
- 29:36SPEAKER_01: And I think that that is a real thing that is uh hard to put your finger on.
- 29:43SPEAKER_01: Um, but at this point, it's kind of one of those things as a photographer, why aren't you offering that?
- 29:48SPEAKER_01: There's so many uh opportunities as an upsell, there's so many ways to go accomplish that um and provide that to your customers.
- 29:56SPEAKER_01: Yep.
- 29:56SPEAKER_01: Um, and they do want it.
- 29:58SPEAKER_01: So yeah.
- 29:58SPEAKER_02: Um and and just a reminder on that one, like a lot of realtors, like they're processing a lot of things bringing a listing to market.
- 30:07SPEAKER_02: Photography is just one of them.
- 30:09SPEAKER_02: Sometimes I think we I mean, not to go all biblical, but you have not because you ask not, like maybe don't ask a miss either.
- 30:17SPEAKER_02: But if you're asking, like, ask, they may not even remember.
- 30:21SPEAKER_02: They may they like they they might be bringing four different listings to market that month, and they completely forgot that this one was vacant.
- 30:27SPEAKER_02: And just a simple collaborative call of, hey, I noticed this house was vacant, I could virtually stage each room for a hundred bucks or or whatever, and just do one angle of each room, like all it doesn't have to like convince anybody that the house has beautiful furniture in it.
- 30:44SPEAKER_02: Yeah, it has to show them what it can be like, and if since you can do that for 20 bucks, 30 bucks nowadays, like why not?
- 30:53SPEAKER_02: Like it's it's an obvious collaboration that you can do to make better listings.
- 30:57SPEAKER_01: I do think it's a really cool idea to potentially sell uh as bundles or part of a package, so maybe even considering a vacant home package in your services.
- 31:09SPEAKER_01: That's a good idea.
- 31:10SPEAKER_02: Um, that includes write that down for North Seventh.
- 31:13SPEAKER_01: Yeah.
- 31:15SPEAKER_01: But I mean, think about it.
- 31:17SPEAKER_01: People we think about our bundles and the things that we offer in the context of what we can do or what it's worth to us or how we make money.
- 31:25SPEAKER_01: Um hopefully we can think a little bit more transcendentally about like how people want to buy it.
- 31:32SPEAKER_01: Like, what are the things the problems they are solving?
- 31:35SPEAKER_01: And so if we are thinking like, I have just a big plot of land out in the country, um, what are the things they want to buy in order to make that look good?
- 31:44SPEAKER_01: Or a vacant home, or this is an apartment, you know.
- 31:47SPEAKER_01: So there are some things worth considering.
- 31:49SPEAKER_01: And now that we can build out these packages that have a lot of cool post-production effects, that might be a way to start packaging and selling.
- 31:57SPEAKER_01: It isn't based around purely just square footage, assuming that all houses are the same.
- 32:03SPEAKER_01: Um, a lot of people have tried to do that by doing square footage or the number of photos, but uh this is the thing with pricing that's hard is that like it can be a thousand square foot house on a hundred acres of land, you know.
- 32:16SPEAKER_01: Like in it can also be a 10,000 square foot house on a quarter acre, you know, and like you'll spend you know, three times as much time in it.
- 32:26SPEAKER_01: And so the square footage isn't always a perfect fit, and the number of photos you might need may not be based on square footage.
- 32:32SPEAKER_01: So there's it's there's a weird thing to calculate for.
- 32:36SPEAKER_02: Pricing is an interesting art in each market, I think.
- 32:39SPEAKER_01: Yeah.
- 32:39SPEAKER_01: But if you can produce more value in like that's key marketing packages, what are they trying to market and how do they want to market it?
- 32:47SPEAKER_01: How do you market?
- 32:48SPEAKER_01: This is where I think people can start standing out with their media companies, is more around the service packages that you offer, more so than we have some secret sauce in our photo style.
- 33:01SPEAKER_01: Just these are the things we offer and we we collect and put together as an offering.
- 33:06SPEAKER_02: And that's the key to any kind of long-term relationship client sale is that you're adding value to them.
- 33:13SPEAKER_02: Like it's not a magical formula of I charge my photos and I charge my square footage and who's right, and that person will sell more.
- 33:20SPEAKER_02: That's not that's not true.
- 33:23SPEAKER_02: The person who will sell more is the person who has the better relationships with the clients who have added more value, and that client wants that value, whatever, whatever it looks like.
- 33:32SPEAKER_02: So in the real estate production businesses, it's how do you make your realtor's job easier?
- 33:37SPEAKER_02: And it's how do you make the realtor look good?
- 33:40SPEAKER_02: How do you make them, how do you help them solve problems with the media and the property, like some of the products we're talking about today.
- 33:46SPEAKER_02: If you're that person that's not just the photographer, you're the problem solver for difficult properties, that realtor's never going anywhere else.
- 33:55SPEAKER_02: Like because you're you're decommoditizing a commodity, and you're making it not about just 25 photos, 30 photos.
- 34:04SPEAKER_02: You're making it about I am your fixer, I'm your solution for how to get it all the way to the to the MLS, to the market.
- 34:13SPEAKER_02: And that's a different value proposition that is a lot more resistant to some newbie photographer coming in and offering free shoots.
- 34:21SPEAKER_01: It's that partnership kind of mentality that I think realtors would want to believe that their media partners understand what they're trying to accomplish.
- 34:32SPEAKER_01: Yeah.
- 34:32SPEAKER_01: Not just be someone with a camera and know where to put that camera.
- 34:36SPEAKER_02: And I think that that's a big thing that is often missed is that like we're this whole thing is framed under upselling, right?
- 34:44SPEAKER_02: So I like when I hear the word upselling, I'm like, I don't like upselling.
- 34:48SPEAKER_02: I don't like to being asked, do you want anything else with that?
- 34:50SPEAKER_02: You want fries with that?
- 34:52SPEAKER_02: But if you're don't don't do it that way, and you won't get that response.
- 34:56SPEAKER_02: Upselling is partnership and collaboration to get the right media to market to help sell that house.
- 35:03SPEAKER_02: And if you're approaching it from that mindset and that space of client service, um, you're you're gonna use the right words with the right tone, you're gonna be engaging with the realtor as a fellow human of how to help them do their job.
- 35:18SPEAKER_02: Um, and they're not gonna feel like upsells, but you could add 25, 30% to your bottom line at the same time.
- 35:26SPEAKER_02: So, I mean, yeah, they go hand in hand.
- 35:30SPEAKER_02: If you're sleazy about it, they're gonna feel it.
- 35:32SPEAKER_02: But if you're really wanting to help them solve problems, they're gonna feel that.
- 35:37SPEAKER_01: Right.
- 35:37SPEAKER_01: Well, if you're upselling things that people don't want or shouldn't want and wouldn't need, that is sleazy.
- 35:42SPEAKER_01: I think really the another framing is that like, are you underselling?
- 35:47SPEAKER_01: Like, are you not actually selling them what they actually do want?
- 35:50SPEAKER_02: Yeah, the person's afraid to do it because it's too few photos, right?
- 35:54SPEAKER_01: It they they bought the wrong thing or they don't realize there's a better thing that and the reality is, I mean, we were recently looking at laptops on uh the Apple website.
- 36:06SPEAKER_01: The thing is the it's people aren't necessarily trying to get to the bottom dollar.
- 36:12SPEAKER_01: They could upgrade their hard drive, they probably would.
- 36:15SPEAKER_01: If they could upgre upgrade, get the bigger screen, whatever, you know, like whatever those things are, those uh you're not doing a medicine.
- 36:23SPEAKER_02: It was the nanotexture that was really grabbing me.
- 36:25SPEAKER_02: That was the upsell.
- 36:28SPEAKER_01: This is how we ended up with the maxed out MacBook Pro.
- 36:31SPEAKER_02: How did Pixel mob go out of business?
- 36:33SPEAKER_02: You let Moses buy a laptop.
- 36:37SPEAKER_01: But I think the um I think this is the principle is the same, though.
- 36:43SPEAKER_01: Like, just by the offer of it being there, immediately realtors, the psychology is no different than any other consumer.
- 36:52SPEAKER_01: Like, I want to buy the best thing for my customer, yeah.
- 36:55SPEAKER_01: Um, and so I do think some of it is can you optimize on the front end that sale?
- 37:01SPEAKER_01: Like, and packages, I think, is a really interesting way to possibly do that.
- 37:04SPEAKER_01: Understanding the actual uh cases why you would want to have a um a vacant home package um or a you know pause on that.
- 37:15SPEAKER_02: And the reason you would do that and why I was saying I want to write that down is because that frames it as the problem to be solved for the realtor.
- 37:23SPEAKER_02: Yeah, it's not about selling them virtual staging.
- 37:25SPEAKER_02: They don't want virtual staging.
- 37:26SPEAKER_01: That's right, yeah.
- 37:27SPEAKER_02: They want a fix for the fact that their vacant houses take longer to sell.
- 37:31SPEAKER_00: Yeah.
- 37:32SPEAKER_02: So if this is a I don't know, blitz sell your vacant houses package, I mean, that's not gonna work either.
- 37:38SPEAKER_02: But figure out a way to frame it where it's solving the problem for the realtor and you're gonna sell it better.
- 37:43SPEAKER_01: And it potentially means that you can go in and uh not oversell things that are going to take a lot of time for houses that don't need it, you know, like get more into your schedule.
- 37:56SPEAKER_01: Um availability is always uh this feels a little bit off topic, but like availability is one of the biggest commodities, I think, in building a real estate, any service company, really making sure you can be booked in the time frame your client needs, yes.
- 38:11SPEAKER_02: Yes, as the easiest way to lose a client.
- 38:13SPEAKER_01: Yep.
- 38:14SPEAKER_01: Yep.
- 38:14SPEAKER_01: And so this is a way for you to maximize when you're there on location.
- 38:19SPEAKER_01: In and get maximum return long term uh from the media you've already shot.
- 38:24SPEAKER_01: Um build relationships have better things that they can do after the fact.
- 38:30SPEAKER_01: We didn't really talk about AI clips very much, but I'm gonna go ahead and throw that into the mix here too.
- 38:35SPEAKER_01: So um we're in this cool spot now where uh anything that you could edit in a photo, you can now edit in a video clip.
- 38:44SPEAKER_01: Um so part of the way that you can do that is editing the photo and then turning it into a video clip.
- 38:51SPEAKER_01: Real reflections, dynamic movement.
- 38:54SPEAKER_01: Um and it works really well with architectural photos, right?
- 38:58SPEAKER_01: So I'm I'm what I mean is photos of spaces.
- 39:02SPEAKER_01: We are all seeing in the age of AI like uh new AI video um stuff that makes uh anything happen.
- 39:12SPEAKER_01: You can have people fighting through the scene and Godzilla crashes through the wall, all kinds of stuff.
- 39:17SPEAKER_02: I want to see some real estate videos like that.
- 39:19SPEAKER_02: Oh, I yeah, they're out there.
- 39:20SPEAKER_02: Actually, I've seen a few.
- 39:21SPEAKER_01: Yeah.
- 39:22SPEAKER_01: Um but it's obviously we have these static rooms, it's like the best case for doing image to video in a very convincing real way.
- 39:30SPEAKER_01: But the the part of it that I think is some of the coolest thing things you can do is taking a vacant room, virtually staging it, and then going through and then animating a camera.
- 39:41SPEAKER_01: Um, because that would be nearly impossible.
- 39:44SPEAKER_02: That would be hundreds or thousands of dollars versus worth of whatever your rendering and your 3D modeling inside of a video, then now you can do with one HTR and then a buck or two to convert it into a video.
- 39:58SPEAKER_02: Yep.
- 39:59SPEAKER_02: And my favorite applications of this are some of the things like when we were first developing that product, I wasn't thinking about the specific applications, but like a lot of times you think AI video and you still kind of think a little like gimmicky or lower lower quality.
- 40:11SPEAKER_02: Yeah, but as I've done like onboarding calls, I've had several videographers on the call.
- 40:15SPEAKER_02: I like a lot of times people are excited about it.
- 40:17SPEAKER_02: I was like, okay, this is cool.
- 40:18SPEAKER_02: So I could take this and I have my my photos and I'll just turn them into video clips, send them to a Pixel Mob editor, and now I have video, and I'm not even a videographer.
- 40:26SPEAKER_02: That's cool.
- 40:27SPEAKER_02: You couldn't do that a year half ago either.
- 40:29SPEAKER_02: But I've had high-end videographers on the call too, and be like, this is really cool because of essentially the special effects that you can now do for a really affordable price.
- 40:39SPEAKER_02: And the I think the most interesting one to several of them has been the least glamorous, which is just with a uh with videography in a real estate space, you're either under or overexposed almost always if you're doing doing windows.
- 40:54SPEAKER_02: Like it's either gonna be dim inside and you see through the windows, or you're or the opposite, and it's gonna be like, and you you can't get both, but you can with an HDR.
- 41:05SPEAKER_02: So you take an HDR, get the image blended, have your beautiful window pool, and then convert that where you can really showcase a window view and a beautiful sitting area that overlooks a mountain vista in a way that real estate videos traditionally cannot do justice to.
- 41:23SPEAKER_02: They just have a physics limitation as to what they can show.
- 41:29SPEAKER_02: But if you will splice in in those key elements where you really want to showcase both and get that high dynamic range in a video, like you can do that and have a really artful application.
- 41:40SPEAKER_02: It's not gimmicky, it's actually advancing what's possible in that videography.
- 41:46SPEAKER_02: And that's really fun.
- 41:46SPEAKER_02: You can do the same with virtual twilight, you can do the same with virtual staging.
- 41:50SPEAKER_02: Yeah, is another one that I think is really fun.
- 41:52SPEAKER_02: Where the virtual staging you're talking about would have been super expensive.
- 41:56SPEAKER_02: Now you can do that for a few bucks and animate it and splice in a few clips into high-end videography, or just build a whole thing of clips and sell it as a video.
- 42:07SPEAKER_02: Like these are things we we would fantasize about three years ago, and then two years ago, we're like, hey, that would be cool when that's possible.
- 42:15SPEAKER_02: This is totally possible where you spend the exact same amount of time on site that you've always spent and add a video to it just in post-production, or exact same time on site, and you're doing high-end videography, you're doing all that, and now you have new effects and things that you can offer cheaply and easily that have never been possible before.
- 42:36SPEAKER_01: And particularly what's interesting is the fact that you can do this all after the shoot.
- 42:42SPEAKER_01: Yeah.
- 42:42SPEAKER_01: And so you already have the raw material to go sell a video.
- 42:47SPEAKER_01: And I think this opens up the door, first of all, for people who don't shoot video and don't know how to shoot video, don't have the equipment, don't have the skill or talent, uh, or even the interest.
- 42:58SPEAKER_01: So this is a unlock for you.
- 43:01SPEAKER_02: Yeah.
- 43:01SPEAKER_02: Um, that's the other person who's excited in an onboarding call, is like, uh, I've been thinking about getting a video, but I don't know how to edit it.
- 43:07SPEAKER_02: And I don't know, I don't really know how to do it.
- 43:09SPEAKER_02: So I'll go get a gimbal and I'll get on YouTube and I'll learn.
- 43:11SPEAKER_02: And then I'm like, or or it sounds really expensive to go do this stuff.
- 43:15SPEAKER_02: Sure, do that, but also you could do it on your next shoot tomorrow.
- 43:19SPEAKER_02: And here's how convert them into clips and send them to an editor.
- 43:22SPEAKER_00: Yep.
- 43:23SPEAKER_02: Like, and you're done.
- 43:24SPEAKER_02: You actually don't have to know how to do any of it.
- 43:26SPEAKER_02: Yeah, you can just have the relationship and fix the problem.
- 43:30SPEAKER_02: A lot of the technical limitations don't exist anymore.
- 43:32SPEAKER_01: I would say also that a lot of times they look better.
- 43:37SPEAKER_01: I think the professional photos needs a certain caliber of camera, I believe, that sure where it starts to look good.
- 43:46SPEAKER_01: And the latitude is a big part of it when it comes to real estate photography or real estate videography.
- 43:51SPEAKER_01: I think that is a limitation that often is a a problem for realtors at times.
- 43:57SPEAKER_01: I know that there was a case where we're shooting this.
- 44:00SPEAKER_01: And it's up in the mountains, and they've got these huge ten-foot wheat windows with a beautiful like mountain vista.
- 44:07SPEAKER_01: And um they're the only and it's in the middle of the day, you know, it's one o'clock in the afternoon, and either you're stopping down and so you can get the uh get the outside view, and it looks like it's just pitch black inside, um, or you're exposing for the interior and the windows are completely blown out, and the agent was furious with both options.
- 44:33SPEAKER_01: Yeah, neither is good, right?
- 44:34SPEAKER_01: Or you're at the beach and you got you know this great ocean view or a lake view or whatever, like you can't get it um without essentially using a technique like this.
- 44:44SPEAKER_01: Um you're either getting the view or you're getting the inside, you can't get both, yeah.
- 44:48SPEAKER_02: Um, unless you're bringing in a lot of light, or you're opening the window, but then you can't see the perspective of like from inside to outside, that's where it kills you.
- 44:57SPEAKER_02: Yep, yeah, and that's what the realtor wants.
- 44:59SPEAKER_02: Yeah, they want to put you in the space.
- 45:01SPEAKER_02: The context of the view.
- 45:02SPEAKER_02: You this is your living room, and this is what you see, and that is why you buy this house for$500,000 more than you should.
- 45:09SPEAKER_02: Yeah, right.
- 45:10SPEAKER_02: That's what they need.
- 45:12SPEAKER_02: Um, and then now there's easy ways to get it.
- 45:14SPEAKER_01: I think there's a uh a case to be made that you will have a higher profit margin on an AI generated video than if you were to shoot it yourself.
- 45:25SPEAKER_01: The time on location, the storage of the media, transferring all that, the time it takes to transfer the footage is going to take longer.
- 45:34SPEAKER_01: That's true.
- 45:35SPEAKER_01: Then the equipment that you have to manage going through the house a second time is an extra pain in the neck.
- 45:40SPEAKER_01: Um being able to just shoot it once and then having these high dynamic range photos, being able to go in and tweak it, remove things as needed, add things as needed.
- 45:51SPEAKER_01: The invisible edits are really uh effects are really powerful, I think, like you talked about uh already.
- 45:57SPEAKER_01: Um but like doing the object removal stuff um is a big deal in video that you just wouldn't be able to do otherwise.
- 46:03SPEAKER_02: Yeah, we forgot aerials there too, of just removing things from neighbors and streets and stuff that you you have no ability to control, but you you can in post.
- 46:14SPEAKER_02: So I think we forgot one of the actually the the most boring and perhaps one of the most useful tools.
- 46:20SPEAKER_02: So like I was working on my my parents' house uh last night of repairing that.
- 46:24SPEAKER_02: North Seventh shot it and I was doing some of the post-production and the tool that I used the most, because they this is a partially lived-in house, it was a second home, and they they moved a lot of stuff out of it and stuff like that.
- 46:36SPEAKER_02: So it wasn't it wasn't gonna present.
- 46:38SPEAKER_02: There was no world in which this was gonna present very well.
- 46:40SPEAKER_02: But the tool that I used the most, just clear the room.
- 46:44SPEAKER_02: So we built in a really cheap function where you can just hit one button and it'll delete all of the furniture and all the furnishings and everything out of the room, which gives you a blank canvas.
- 46:55SPEAKER_02: So then, like you mentioned earlier, like it's perfect for a vacant house.
- 47:00SPEAKER_02: You take a vacant house and stage it and animate it.
- 47:02SPEAKER_02: It's also perfect for a hoarder house or a lightly staged, half-moved out-of-house, or house, super dated house people live in, or sometimes.
- 47:14SPEAKER_02: I mean, you laugh, but that's actually was a significant challenge.
- 47:17SPEAKER_02: Is like I I would take a listing and then I'm talking with a single mom with four kids, and I'm looking around, thinking, I'm not sure this house is possible to ever be ready to take photos.
- 47:27SPEAKER_02: And then they would do an awesome job, uh, inevitably, but it would take weeks.
- 47:32SPEAKER_02: They would have loved to have had their house listed that week.
- 47:35SPEAKER_02: Yeah, but they would ask, like, I need another couple of weeks uh to get everything ready and fix this last thing.
- 47:41SPEAKER_02: Well, what if you can just give an option of like, well, don't worry about it?
- 47:46SPEAKER_02: Yep, and maybe charge more for that, and it's the don't worry about it package, and it's you delete all the toys from all the rooms and you restage it with Victorian elegance or whatever you want to do.
- 47:58SPEAKER_02: It it's a problem solver if you let it be.
- 48:01SPEAKER_01: Lawn improvements is the same kind of category where you have overgrown grass in.
- 48:06SPEAKER_01: I mean, this has happened so many times.
- 48:08SPEAKER_01: Delays the listing.
- 48:09SPEAKER_01: Exactly.
- 48:10SPEAKER_01: I I've I've well, we've all been in shoots where they've they're doing last minute stuff, and it's usually just like eating into the photography, they're literally cutting the grass as you pull up, just starting the lawnmower.
- 48:21SPEAKER_01: You're like, just don't, you know, um, or they're gonna wipe down the windows or whatever, you know, like uh that kind of stuff.
- 48:29SPEAKER_01: I think you're exactly right.
- 48:30SPEAKER_01: If there are ways that we can help um get a listing to market faster, that is a value that is hard to put on and is not what uh is obvious when you're hiring a real estate photographer.
- 48:41SPEAKER_01: Yeah.
- 48:41SPEAKER_01: But if you can show your realtor customers you understand their business, what they're trying to do, uh, that's how you win those customers and retain them long term.
- 48:50SPEAKER_02: Yeah, if you're the photographer that solves that problem that lets a listing agent go from it's normally a five, six, seven-week pipeline to get something on the market that shrinks that to two or three weeks, that is money in their pocket.
- 49:04SPEAKER_02: That's like if you think about that, like I don't know, it's several more listings that they can push into a year if you just help them make that onboarding process a little bit easier.
- 49:14SPEAKER_02: So, anyway, we're really hopeful that these tools are things like we're the the another annoyance that we didn't even talk about is like part of why we don't want to do this sometimes is you've you get your finished edits back and then you got to download them, and then you got to stick them in Photoshop, and then you got to do the stuff and then re-download them and then stick them back where they needed to go.
- 49:34SPEAKER_02: And part of what's beautiful about what we've built is that if you're editing through Pixel Mob, then it's right there for you, right in line.
- 49:42SPEAKER_02: There's no moving the files around, editing and uploading.
- 49:45SPEAKER_02: It's built right into the system.
- 49:47SPEAKER_02: So you end up with all your finished photos right there inside the system, and then you're off to the races to put them wherever you're going to deliver them to your client.
- 49:56SPEAKER_02: So we're hopeful that's really helpful to the industry.
- 49:59SPEAKER_02: We've got a lot of good feedback so far.
- 50:01SPEAKER_02: Um, and we hope it's helpful to you growing your business, raising your profit margin, helping realtors more, helping listings get to market faster, helping single moms not have to clean things to the nth degree or any normal person.
- 50:14SPEAKER_02: That's the worst part about selling your house, is just cleaning it all and keeping it that way for all of the showings.
- 50:20SPEAKER_02: So be a problem solver and help people, and you'll grow your business.
