- 0:01Speaker 1: New home consents here at home of top forty thousand
- 0:03Speaker 1: for the first time in three years. That's up nineteen
- 0:05Speaker 1: percent on last year. More than half of those townhouses,
- 0:08Speaker 1: apartments and other multi unit homes. Carl Taylor combined Building
- 0:11Speaker 1: Suppliers Cooperative CEO with me this morning. Carl, Good morning,
- 0:15Speaker 1: good morning. How are you very well? Thank you so
- 0:17Speaker 1: you're seeing this. I mean, the question really is whether
- 0:20Speaker 1: an increase in consents means that things will get built.
- 0:24Speaker 2: It's certainly fantastic to see, you know, forty thousand homes consented,
- 0:29Speaker 2: positive sign. I guess the real measures but the real
- 0:32Speaker 2: measure on list recovery is will we be seeing these
- 0:34Speaker 2: projects turn into work on site? And that's probably the
- 0:38Speaker 2: biggest relish at the moment here.
- 0:39Speaker 1: And what are you thinking given that half of them
- 0:41Speaker 1: are townhouses and you look and a lot of them
- 0:43Speaker 1: in Auckland and Canterbreys up too. But you know, you
- 0:47Speaker 1: look at the townhouses, how many are around for sale?
- 0:49Speaker 1: The supply issue.
- 0:52Speaker 2: Look, I mean I've said two markets. You obviously the
- 0:54Speaker 2: Awkland there's a huge amount of townhouses getting built. Same
- 0:58Speaker 2: in christ is a lot of the builders and developer
- 1:00Speaker 2: as I talk to particularly in christ Church, are telling
- 1:03Speaker 2: me that a lot of the townhouses they are doing,
- 1:05Speaker 2: they're just moving their stock just a cost, just to
- 1:07Speaker 2: keep their boys employed. So it's almost open flated in
- 1:10Speaker 2: that regard. But what I am seeing is quite a
- 1:13Speaker 2: resurgence and just the normal three to four bedroom homes
- 1:16Speaker 2: in the outer suburbs of christ Church, they just get
- 1:19Speaker 2: snapped up really quick. So christ Church is absolutely humming.
- 1:21Speaker 2: It's quite exciting.
- 1:23Speaker 1: What about you? It is exciting. It's good to have
- 1:25Speaker 1: exciting news. It always comes out of christ Church at
- 1:27Speaker 1: the moment, doesn't it.
- 1:28Speaker 2: Yes, it does.
- 1:29Speaker 1: Building supplies wise, resources wise, are the issues easing them?
- 1:35Speaker 2: In terms of building material costs? We are certainly seeing
- 1:39Speaker 2: that starting to Platt. I mean, obviously we've come out
- 1:42Speaker 2: of COVID. The demand isn't quite there, but it's certainly
- 1:45Speaker 2: a lot more controlled, which is what we've needed to
- 1:48Speaker 2: see for a while. Obviously we cast in mind back
- 1:51Speaker 2: to the jib Cristi's not that long ago. We don't
- 1:53Speaker 2: have that anymore. So getting materials is easy. Building costs
- 1:56Speaker 2: are certainly up. I always say today is the best
- 2:00Speaker 2: time to buy a build because tomorrow is always going
- 2:02Speaker 2: to be expensive.
- 2:03Speaker 1: Yeah, cal Thank you. Carl Taylor, Combined Building Supplies Cooperitive CEO.
