- Ben: Good morning and welcome your short time mental bulletin on the twenty-third of September. So in 2025, Vienna approved 132 conversions. From January, it is closing that door. So since July 2024, short letting a flat in Vienna beyond 90 days a year has needed an exemption, and that exemption lasts at most five years. It needs to be written consent of every owner in the building, and it is not available at all if the flat sits in a residential zone. So owners found it found a better route after 2024, a limit came in that new business models emerged, in its own words, particularly among commercial owners, applied to convert the flat into a commercial guest accommodation outside a residential zone. That conversion is, in the city's own words, unlimited under current law. It is also permanent where exemption runs out after five years. So in 2025, the authority took 305 applications connected to guest accommodation and had approved 132 by the end of December. From the turn of the year, it has at least 80% of the floor area has to stay residential. That figure is not new. And it is a test that already applies inside the residential zone, now pushed outwards across the city. It reaches backwards and the new rules apply to the application received, quoting that since the summer, anything filed before that keeps the old rules. Now, nobody has published a cutoff date, so an operator with a pending Vienna application cannot tell which side of a line they are on. And that is the date to chase. The register is the smaller half of this. Vienna wants its short-term rental register act through the state parliament in November. Intended to take effect on the first of January 2027. Existing hosts get until the end of March, and new hosts are only caught from day one. And the platforms would then only carry listings showing a registration number. There is still no draft text. All of this is just a press relief. So Vienna is not restricting short term lets again. It's closing the lawful route 132 owners took out in the last restriction.
