- 0:52Welcome to the House Planet Mortgage podcast.
- 0:54Today we're going to outline the key differences between buy to
- 0:57let and holiday let mortgages. And with me to discuss this
- 1:00topic is Beth Taylor from House and Holiday Home Mortgages.
- 1:03How's it going, Beth? Hi, James.
- 1:05Very well. Thank you.
- 1:06How are you? I'm very good, thank you.
- 1:08I'm excited about this. So key differences between
- 1:12Bitele and holiday let products. So take it away with key
- 1:16difference #1. Yeah, absolutely.
- 1:18So as with just the whole mortgage industry, there's so
- 1:22much nuance and there's so many different variables.
- 1:24So of course, all of this comes with the caveat that it's worth
- 1:28taking advice because you know, even kind of of of the sort of
- 1:31the top five tips that I've got here, there's, there's going to
- 1:34be sort of more, more variables, more details to go into.
- 1:39But yeah, starting with the with the first one, it's that
- 1:43there's, you know, when you're looking at comparing holiday let
- 1:46mortgages to by to let mortgages, you do get a greater
- 1:50number of lenders available who just do your sort of your
- 1:53standard by to let. There are a smaller pool of
- 1:56lenders who would do a holiday LED product, but there are
- 2:00definitely plenty out there. So it's just about sort of
- 2:03identifying who's going to be able to lend in that particular
- 2:07area and you know, things like that.
- 2:09So yeah, it's, it's more kind of a, a concentrated market to, to
- 2:13start from essentially. Yeah, good point.
- 2:16I mean, yeah, Bitelet obviously is a lot more popular.
- 2:18Why is it that there are just a smaller number of holiday let
- 2:22lenders? What's what's the reason for
- 2:24that? Yeah, I guess where Bitelet has
- 2:27been just a massive market over the past, you know, few decades,
- 2:31whereas holiday let's have been more kind of few and far
- 2:34between. So now that they are becoming
- 2:36more popular and, you know, there's an argument to be made
- 2:41as to that, that they could be more profitable potentially
- 2:44we'll see more lenders actually go into that as and, you know,
- 2:48flood to the market a little bit more, which which would be good
- 2:50because, you know, if there's more availability, more supply
- 2:54than demand, then you know, hopefully that'll bring rates
- 2:56down. But but of course, yeah, just
- 2:59traditionally people have sort of identified by to let that's
- 3:03where I'll go and invest my money rather than going down the
- 3:05holiday elect route is my opinion.
- 3:08We're all for bringing rates down, so if we get more, more
- 3:11players in the sector, that sounds like good news.
- 3:14OK then. So key difference #2.
- 3:16Yeah, key difference number 2. So with Bitelet properties, you,
- 3:23I mean, I don't think I've come across a Bitelet mortgage
- 3:25product that allows the owner to go and stay in the property at
- 3:29any point. Whereas with holiday let's you
- 3:33do have sort of a certain amount of personal usage, which is
- 3:36really good, particularly if you are an expat and you want to
- 3:40kind of come back into the UK, visit family, things like that.
- 3:44And you want to kind of be able to get a bit of personal use out
- 3:46of the property as as well. Whereas yeah, you're not going
- 3:49to get that with a bachelor property.
- 3:52And that's exactly why I bought a holiday let, because I was
- 3:55living out in Qatar for 10 years and I knew with a bite to let
- 3:58products that I can't kick the tenants out three or four times
- 4:02a year. But with a holiday let, I can
- 4:03block out exactly when I need to come back and use the property.
- 4:07So yeah, you have that flexibility that you definitely
- 4:09don't get with with other property investment.
- 4:12Yeah, absolutely. And even if you're not an expat,
- 4:14if you've got a lovely property down in Cornwall, up in the Lake
- 4:17District or somewhere really beautiful, you're going to want
- 4:19to use it yourself, aren't you, from time to time.
- 4:21So yeah, that that's a definite benefit there.
- 4:24Exactly. OK then, so key difference #3.
- 4:27Yeah, I'm sure. So #3 so.
- 4:30Oh, no. We touched briefly upon interest
- 4:32rates and that's not kind of you know that that every breaker
- 4:36will tell you that's not the be all and end all when it comes to
- 4:38securing a mortgage product. But with holiday let products,
- 4:41they do tend to carry a slightly higher interest rate.
- 4:45Having said that, you might find that the lower interest rates
- 4:50come with a bigger, a bigger product product fee or
- 4:54arrangement fee. So it's not always all that
- 4:57one's 3% versus that one's 5%. You know, you've got to think
- 5:01about what other costs are involved.
- 5:03And again, that's where an advisor will come in really
- 5:05handy because they'll be able to make those comparisons and and
- 5:09advise you accordingly. Yeah, the yeah, the holiday let
- 5:11products unfortunately tend to be a little bit more expensive
- 5:15than than buy to let products. But I, I guess this comes down
- 5:18to holiday let being seen as a little bit more niche and I
- 5:22guess from the lender's point of view, a slightly riskier
- 5:26investment in inverted commerce. Because with buy to let you have
- 5:28the tenants in, you know, you'd expect them to be in all the
- 5:31time and paying the rent all the time.
- 5:32Whereas holiday let's is a bit more variable.
- 5:35Yeah, absolutely. You've got things like, you
- 5:37know, maybe a greater risk of sort of void periods if you
- 5:42know, if, if that's kind of a concern for the lender or there
- 5:46might be sort of, you know, damage to the property, things
- 5:48like that. So, so yeah, it does definitely
- 5:50carry a greater risk. But as we said earlier, the the
- 5:54potential uplift in income, you know, that that's, that's bound
- 5:57to kind of be the case, isn't it?
- 5:58If it's usually a higher risk, higher reward, it tends to be
- 6:02the the case, doesn't it? Good way of looking at it.
- 6:05OK then, so key difference #4. Yeah, sure.
- 6:08So I think you might have touched upon this briefly in a
- 6:12previous podcast with my colleague Joe, but it's around
- 6:15the income assessment. So I know that, you know, with a
- 6:19buy to let's mortgage income assessment that tends to be
- 6:22looking at, you know, the monthly rent and kind of what
- 6:26what sort of what income cover ratio the lender will be looking
- 6:29at in respect of that virus. With a holiday let's
- 6:34affordability assessment, 9 times out of 10, it will be an
- 6:38average of the weekly income over the course of a low, medium
- 6:45and high season income. Now there are some lenders who
- 6:49would use a buy to let affordability assessment, you
- 6:52know, for a holiday let's still. And so you have got a bit of a
- 6:55bit of variation there if it benefits you to use that.
- 6:58But yeah, and I turned out of 10 as I say, the the holiday let
- 7:02income tends to be sort of the higher out of the two options
- 7:05anyway. Yeah, definitely.
- 7:07And usually when you're applying for a holiday let mortgage, the
- 7:10lender wants you to provide something from an agency.
- 7:13It might be like Sykes holiday because it's just for example
- 7:16giving you a projection of what you're likely to earn.
- 7:19And if they do base it on the buy to let revenue, that's
- 7:23potentially not great because usually like you were saying
- 7:25before the holiday, let income tends to be a lot higher than
- 7:28what the the buy to let income. Yeah, absolutely.
- 7:31And you know what you said there about kind of using a holiday
- 7:34let agent such as Sykes to give you that estimation, That's
- 7:39actually a really good thing. If you're looking to buy a
- 7:41property, you know, as to use as a holiday let, you're going to
- 7:44want to know for your own, you know, for your own purposes that
- 7:47it's going to be worthwhile as an investment.
- 7:49So yeah, that's a really good point.
- 7:51It satisfies the lender's requirements, but also it's
- 7:54going to be really good for you to have that information as
- 7:56well. Yeah, definitely you you want to
- 7:58make sure you're making a profit ideally in in this game.
- 8:02OK then, Beth, So 5th and final key difference between buy to
- 8:07let and holiday let products. Yeah, sure.
- 8:09So #5 I mean, not really specific to to mortgage
- 8:14applications, but I mean, it does definitely just definitely,
- 8:19you know, it is something that that they will assess is all
- 8:22about location. So obviously there are people
- 8:26renting in almost every corner of the UK.
- 8:31So you're going to, you know, you might not always have the
- 8:35demand that gets you the highest rent, but you will quite often
- 8:39have tenants looking in whatever area you're looking to have a
- 8:42standard vital let's in with holiday let's you know, they're
- 8:47not always going to be available for lending in every area of the
- 8:51UK. So again, we spoke earlier about
- 8:54sort of, you know, the the lovely parts of the UK like
- 8:58Cornwall, the Lake District, the Cotswolds, things like that,
- 9:02where you know that there's going to always be a really high
- 9:05demand for tourism. And then you've got some of the
- 9:08cities as well. So for instance, Bath, which is,
- 9:10is near where I'm sort of faced, you know, you've got, there's
- 9:15always different events on festivals, things like that.
- 9:18It's a, it's a very romantic place to visit as well.
- 9:21So you're always going to find that if you've got a holiday,
- 9:23let them. The demand is usually going to
- 9:25be quite high. Whereas I'm not going to kind of
- 9:28name and shame any, any sort of less desirable places to visit,
- 9:33of course. But you know that you might find
- 9:35that there's less of a demand in other parts of the UK.
- 9:38So that is going to really restrict you when it comes to
- 9:41finding and buying the property, but it's also going to restrict
- 9:45you on the lending on that property as well.
- 9:47So the lender will want to see, you know, is this going to be
- 9:51fireballs, a holiday lap? Is there an attraction nearby?
- 9:53Is it a lovely city or lovely part of the countryside or coast
- 9:57that that people will actually want to visit?
- 9:59And therefore, is it going to make a sound investment there?
- 10:04Yeah, the lenders looking to make sure that you're gonna make
- 10:07some money from it and the the podcast about the 10 places
- 10:10where you definitely shouldn't invest in the UK.
- 10:12We'll save that one for a later date.
- 10:14Well, we'll leave that one for now.
- 10:16I don't know. OK.
- 10:19Then Beth, so those great five key differences there.
- 10:22So obviously there are more buy to let products out there than
- 10:26holiday let products. You've got the advantage that
- 10:29you can use the holiday let yourself.
- 10:32You are going to pay a little bit of a higher rate usually
- 10:36with a holiday let product than a buy to let.
- 10:38The income assessment is a little bit different as we were
- 10:41saying, because usually lenders will look at the low, medium and
- 10:44high season and location is very important.
- 10:48Finally, then Beth, so how's the market looking right now and
- 10:52what are the best products available approximately for
- 10:54holiday let mortgages right now? Yeah.
- 10:56So it's been a bit of an interesting year this year.
- 10:59Obviously, we've seen the base rate come down quite a bit.
- 11:02We've seen swap rates kind of both go down and go up.
- 11:05There was a a period sort of earlier on in the year where for
- 11:08a number of consecutive weeks we did see fixed rates coming down
- 11:13quite consistently. Whereas over the past month or
- 11:15so they have sort of taken a turn in the opposite direction.
- 11:19So I never like to kind of, you know, state interest rates just
- 11:24because as I say, there's there's such, such a lot of
- 11:27variables for the different kind of loan to value brackets and
- 11:31the types of property and the different lenders available.
- 11:34But yeah, always going to be as you'd expect to hear from an
- 11:38advisor, take advice and that's how you're going to get the most
- 11:42accurate sort of recommendations there.
- 11:44Makes a lot of sense and if people want to get in touch with
- 11:47you and the team at House and Holiday Home Mortgages, where do
- 11:51they go? Yeah, I'm sure.
- 11:52So yeah, just pop into Google House and holiday home mortgages
- 11:57or Triple H mortgages. We're on Instagram and Facebook
- 12:02as well. And then a few of us brokers
- 12:04have got their own kind of individual social media pages as
- 12:07well. So I'm on Instagram as at your
- 12:10broker Beth, so you can find me on there.

- 12:16and and you know, try and kind of help my help my followers
- 12:19along better. But yeah, we're we're on we've
- 12:22come out quite highly on on Google when you pop our name in
- 12:26there or or search for holiday let mortgage is there.
