- Rick Outzen: Welcome to We Don't Color Own the Dog. This week the governor's office gave PEDC five ⁓ $200,000 for a project at Corey Station. We've got with us Chris Plate, CEO and president of Florida West. tell us about this project. Chris Plate': Yeah, it's an exciting thing. You know, we have the Center for Informational Warfare over at Cory Station. so that that area has really needed some support. You know, they their facilities are a little bit old and tired. And so several years ago, some decided, let's go ahead and try to see if we can help support them and grow the capabilities as well as, you know, kind of modernize their facilities. So this is the third of three grants that we have received. The first two came from the Defense Reinvestment. ⁓ grant group. This one is from the Florida Defense ⁓ Support ⁓ Commission. And so yeah, it's two hundred thousand dollars to help go into the first two phases really were about feasibility and then the second was about the architectural sort of what What do we need in that facility? And then the third one that we're going for now is really looking at financing, potential users, you know, looking at those government contractors that would help fill as well as those folks on base that would fill the space. Rick Outzen: So is it a i is is it already a building there or will a building need to be built? Chris Plate': It'll need to be built. So it's about a two hundred and something thousand, two hundred and sixty thousand square feet, made up in three sections. So there's an auditorium, there's classrooms, and then there's office space. And part of that office space would not be built out. It would be the the they would program sort of the first two levels for what is needed on base and then the third floor would be programmed out based on the con the The contractors that would come in. Rick Outzen: So is there is the intent to go to Triumph for s for some money on this? Chris Plate': ⁓ that I think we'll look at all financing options for sure. but it really I think the the way to make this happen, it could be a full appropriation from the government, federal government. those are harder to get, particularly this is about a 200 plus million dollar project. And so when you're looking at that many square feet and in a SCIF scenario, right? So SCIFs run kind of between 750 to $1,000 per square feet. Rick Outzen: Mm-hmm. Chris Plate': And so we're right about in that $780 a square foot is what we're projecting. so the we would look at that full appropriation, we would look at also what they call an IGSA, so inter intergovernmental contract. And so that's where ⁓ PEDC could own it with a land lease ⁓ from the Navy, and then we can then build it to their specifications and then lease that back to them. and then but yes, Triumph could be a part of that as well, ⁓ as well as other funding sources. Rick Outzen: So d show my ignorance. What's a skiff? Chris Plate': ⁓ I'm sorry. Yeah. So the skiff is yeah, it's a S S C I F and it basically is a secured area where no signal gets out. They can do sort of all of their you know thinking, teaching, doing work in a space where you know, like cell phones aren't permitted. It's very protected space. And so we're fortunate to have I think skiffs ⁓ sprinkled around the cu the the county, but ⁓ what they have there, those skiffs really need to be upgraded. Rick Outzen: ⁓ okay. Cambi. So we're looking part of this ⁓ just to show support for the military and be sure that we keep these these schools, these commands at Corey. Chris Plate': Correct. Yeah, if you look at I'm sure, you know, there are other bases that would love to have that opportunity to bring that command over. so we want to make sure that we keep that and grow that command. Rick Outzen: Mm-hmm. So what kind of w it have y'all, you know, tracked out how many jobs this could create for us? Any any new jobs that we would get? Chris Plate': That would be that's part of this phase now, is really looking at it and trying to determine all of the potential users and then what that would bring from a job count. Rick Outzen: Okay. How how long will it take to do this this use? How quick can you spend this two hundred thousand? And what w what can we see results? Chris Plate': Right. Yeah, we have a year. So we'll have this done probably by May of next year. and so since it's building on the other programs, there's been so much work that has been done to this point. that, you know, we're already probably have a little bit of a head start on that. Rick Outzen: ⁓ we're great. Well Chris, thank you for coming on and explaining this. Yeah, we get these announcements and don't quite be able to get a get wrap our ar arms around it. I think this definitely helps. So thank you for coming on this morning. Chris Plate': Mm-hmm. Absolutely. Thanks for the opportunity. Rick Outzen: All right, take care.
