- 0:27Speaker 2: Doing good about you?
- 0:28Speaker 1: I'm doing great. It's good to see you. How is
- 0:30Speaker 1: it out there? Looked very lovely, looks like a great day. Man,
- 0:33Speaker 1: Are going to golf today?
- 0:35Speaker 2: No?
- 0:35Speaker 1: Not today, at least that's what you're saying publicly. Let's
- 0:39Speaker 1: see what happens on the MIC's turn off. Well, it's
- 0:41Speaker 1: great to see you and uh, you know, talking about
- 0:43Speaker 1: looking great. This week's featured listening, We've got a great
- 0:46Speaker 1: conversation head by the way, we're going to talk about
- 0:48Speaker 1: about Dane County and some of the really cool uh
- 0:51Speaker 1: lifestyle waterfront living in Dane County, which somewhat ties in
- 0:55Speaker 1: with our featured listing. Now this this the house we're
- 0:58Speaker 1: talking about this week. Great views. This is in Portage,
- 1:02Speaker 1: that's been Columbia County, but it does as I look
- 1:05Speaker 1: at the address thirty three twenty four West Edgewater Street,
- 1:11Speaker 1: leads me to believe that there might be some water nearby.
- 1:14Speaker 1: What is this What is this house all about? You
- 1:16Speaker 1: would be correct, Yes, yes, Portage not.
- 1:20Speaker 2: Very far from Addison. Really we all highway there. You're
- 1:23Speaker 2: looking at a house that has awesome character, that's right
- 1:28Speaker 2: across the street from the Wisconsin River, so you know
- 1:31Speaker 2: you've got the river views out the front and then
- 1:35Speaker 2: a beautiful, beautiful, nice backyard and awesome character. There's a
- 1:40Speaker 2: little bungalow style look to it.
- 1:42Speaker 1: I don't know that, and I because I'm biased, we
- 1:44Speaker 1: talk about Rock and Dane County quite a bit. Columbia County,
- 1:48Speaker 1: I feel like sometimes and this is on me, and
- 1:50Speaker 1: I apologize to all folks in Columbia County because it
- 1:54Speaker 1: is gorgeous. It is a great area, and as you
- 1:56Speaker 1: mentioned too, it's especially Portage itself, really convenient. If you
- 2:01Speaker 1: work in Madison and you want to have that kind
- 2:04Speaker 1: of that double life where you know, work in the city,
- 2:06Speaker 1: maybe you're going to get lunch or dinner in this
- 2:07Speaker 1: in the big city, and you want to get away
- 2:10Speaker 1: to where there's trees in beautiful wildlife, nature and in
- 2:13Speaker 1: this case, fantastic views of a fantastic river. You're just
- 2:17Speaker 1: you know, that's how you spend your afternoons and weekends.
- 2:19Speaker 1: How great is that? The best of both worlds? Yeah?
- 2:21Speaker 2: No, I think it's a place that often gets overlooked.
- 2:27Speaker 2: You just head up like you're going to the Dells
- 2:29Speaker 2: and take a rate.
- 2:29Speaker 1: Yeah, exactly, exactly, And you're closer to the Dells as
- 2:33Speaker 1: well if you're looking, ye looking to do some weekend
- 2:36Speaker 1: water parking or doing some speaking of golf and or
- 2:38Speaker 1: there's some great courses up in that area as well.
- 2:40Speaker 1: So with this house in Portage, right at three twenty
- 2:43Speaker 1: four West Edgewater Street, I see the word new a lot.
- 2:47Speaker 1: There's a lot of new stuff in this house.
- 2:49Speaker 2: Yeah, there's definitely a lot of updates. I mean beyond that,
- 2:54Speaker 2: I mean it's a great price. Three hundred and ten
- 2:57Speaker 2: thousand dollars for three bedroom, two and a half yeah,
- 3:00Speaker 2: and over twenty three hundred square feet for three hundred
- 3:03Speaker 2: and ten thousand. So you know, if if the Dan
- 3:06Speaker 2: County prices seem to be a bit highly me. Just
- 3:09Speaker 2: just head.
- 3:10Speaker 1: Up and that reinforces something I know we brought up
- 3:12Speaker 1: a couple of times on the program, but it's worth
- 3:14Speaker 1: mentioning for folks that that may be thinking, you know,
- 3:18Speaker 1: I want I want, maybe first time home buyers or
- 3:20Speaker 1: people looking for that that move up property, sometimes just
- 3:23Speaker 1: looking a little outside of the city. There is something
- 3:25Speaker 1: available for everyone out there and every every price range,
- 3:29Speaker 1: every style, every location. Sometimes you just got to you know,
- 3:32Speaker 1: you got to find that right agent, work with the
- 3:33Speaker 1: right people, and they can bring you beautiful houses like this,
- 3:36Speaker 1: can't they Yeah, kind.
- 3:37Speaker 2: Of get you out of your comfort zone and say
- 3:39Speaker 2: what do you think about this?
- 3:40Speaker 1: Yes? Yes, since and Taylor would love to love to
- 3:43Speaker 1: talk to Taylor Dickert with Rock Realty. Of course, you
- 3:46Speaker 1: can give him a call this morning, say hey, I
- 3:48Speaker 1: want to see this beautiful house in Portage right on
- 3:50Speaker 1: Edgewater Street. His telephon number six oh eight five one
- 3:53Speaker 1: three seventy nine sixty. That's six oh eight five one
- 3:56Speaker 1: three seventy nine sixty. You can view this house as
- 3:58Speaker 1: well right at Rock Wisconsin dot com. That's r O
- 4:02Speaker 1: c K Wisconsin dot com. Tell Taylor this morning, we
- 4:05Speaker 1: say hello and very nice listening here. We'll talk a
- 4:08Speaker 1: little bit more about this beautiful house a little bit
- 4:10Speaker 1: later on the program, but as mentioned, we're talking about
- 4:12Speaker 1: waterfront living specifically here in Dane County. And there is
- 4:16Speaker 1: no shortage of shoreline in this in this area, is there,
- 4:19Speaker 1: mat Yeah.
- 4:20Speaker 2: Dane County is kind of known for its four major lakes.
- 4:23Speaker 2: You've got Mendona, Minona, Albisa, and Kaganza, and there's some
- 4:28Speaker 2: smaller other ones.
- 4:29Speaker 1: Yes, there are. You ever look at the map, there's
- 4:31Speaker 1: like that Hook Lake. It's just kind of south of here,
- 4:34Speaker 1: and I always look at it because it looks like
- 4:36Speaker 1: it's basically a giant island with a little lake around it.
- 4:40Speaker 1: And I don't know, And if folks know, email me
- 4:42Speaker 1: Sean at WIBA dot com. I've never been back there.
- 4:45Speaker 1: I'd be curious about it. But with this, one of
- 4:47Speaker 1: the great things about about Dane County's waterfronts is there's
- 4:51Speaker 1: really something for everybody, isn't there. We kind of break
- 4:54Speaker 1: down the different lakes. They all have their different their
- 4:57Speaker 1: different highlights, don't they. Yeah, they do.
- 5:00Speaker 2: You know, the largest lakes Lake Mendota, and as most
- 5:04Speaker 2: everybody knows that got places like Maple Bluff and Short
- 5:07Speaker 2: Hills on it. Uh, you know, awesome capital views. There's
- 5:11Speaker 2: also Lake Mindona and that's also got the scenic capital
- 5:15Speaker 2: views just from a different side.
- 5:16Speaker 1: Yeah, and it's and I do love I do love
- 5:20Speaker 1: them both. I've I've had friends over the years that
- 5:22Speaker 1: have lived on each of them, and just I've always
- 5:24Speaker 1: been very very jealous. And now it's really really great.
- 5:27Speaker 1: And for folks I want to get a little bit
- 5:29Speaker 1: of get a little bit away. Maybe you're into a
- 5:31Speaker 1: little bit more recreation as far as fishing and other things.
- 5:34Speaker 1: What Bisa is a phenomenal lake, as is Kaganza. Yeah.
- 5:37Speaker 2: I'd say Webisa is a little more relaxed vibe, and
- 5:42Speaker 2: as you mentioned, it's a it's great for fishing.
- 5:44Speaker 1: From what I hear.
- 5:45Speaker 2: I'm not in fishing myself, but you know a lot
- 5:47Speaker 2: of people are. Yeah. It's in McFarland. It's got you know,
- 5:52Speaker 2: Abisa Beach. There's also some kind of brand new condos
- 5:55Speaker 2: over there that were that were built a number a
- 5:58Speaker 2: few years ago. Here it's called w Visa Shores. And
- 6:01Speaker 2: then Lake Kagan's a little further south in Stoughton, a
- 6:05Speaker 2: little quieter, more rural and uh kind of mostly residential
- 6:09Speaker 2: around that lake.
- 6:10Speaker 1: I'm always shocked. So I drive home, Like my route home,
- 6:14Speaker 1: I always go through Stoughton. I love Stote and I
- 6:16Speaker 1: love everything about and one of the things I really
- 6:18Speaker 1: enjoy is over here by the station. I don't even
- 6:21Speaker 1: think of what highway that is. Is you're coming down
- 6:23Speaker 1: towards Highway fifty one, you forget how big Lake Kaganze
- 6:26Speaker 1: is and you see that and you're like, that is
- 6:28Speaker 1: a massive body of water with some beautiful properties.
- 6:32Speaker 2: So it's coming in on Highway B.
- 6:34Speaker 1: Highway B is that what that? Yeah? Because and for
- 6:37Speaker 1: folks that don't know, there always seems to be construction
- 6:38Speaker 1: on Highway fifty one. So whether you like it or
- 6:40Speaker 1: not exactly. So, as we talked this morning with Matt
- 6:44Speaker 1: Heytman of Rock Realty the website Rock Wisconsin dot com,
- 6:47Speaker 1: let's talk about about obviously if you're if you are
- 6:51Speaker 1: especially right on the lake, there is a premium that
- 6:53Speaker 1: comes with that, and that there's there's you know, you've
- 6:56Speaker 1: got unfettered access to amazing bodies of water. But it's
- 7:00Speaker 1: something that that for folks that that's you know, their
- 7:03Speaker 1: lifestyle definitely worth that that that extra premium for the
- 7:06Speaker 1: for the pricing, isn't it. Yeah, I'd say so.
- 7:08Speaker 2: I mean we all wish we had maybe considered those
- 7:11Speaker 2: places back in Oedo.
- 7:13Speaker 1: Now. Yes, but at this point, if you're looking.
- 7:16Speaker 2: To be on Lake Mindota or Lake Mindona, you're probably
- 7:18Speaker 2: looking between a million dollars to over over three million
- 7:22Speaker 2: for the for the high end homes there. And as
- 7:25Speaker 2: as you mentioned, as you move a little further away
- 7:27Speaker 2: from Madison, you can, you know, the prices do drop
- 7:30Speaker 2: a little bit, but not not all that much, you know,
- 7:32Speaker 2: as you get to Wabisa and get down to Kakonza, I.
- 7:35Speaker 1: Know, kash Kana, but we'll talk about that some other days.
- 7:39Speaker 1: There's some steals and deals there, but we're focusing right
- 7:41Speaker 1: now on on specifically Dane County. Who are the folks
- 7:44Speaker 1: here in Dane County that we're looking at. Who's who's
- 7:46Speaker 1: who are buying these homes?
- 7:48Speaker 2: You know, I would say obviously boomers downstairing to uh
- 7:53Speaker 2: kind of lifestyle properties is a big deal. However, some
- 7:56Speaker 2: of them are also selling those right that have already
- 7:58Speaker 2: been there for a number of years. You can have
- 8:00Speaker 2: remote tech workers, you know, maybe they're working in downtown
- 8:05Speaker 2: Madison or just actually working out of San Francisco but
- 8:08Speaker 2: just happened to be in Madison.
- 8:10Speaker 1: How great that is.
- 8:11Speaker 2: And out of state buyers. We get a lot of
- 8:14Speaker 2: buyers coming up from Illinois, some from Minnesota, even California.
- 8:19Speaker 1: It's funny when we when we locally compare prices, we
- 8:23Speaker 1: look at pricing on the lake and say, you know,
- 8:25Speaker 1: higher costs, and for good reason, you talk to somebody
- 8:28Speaker 1: from Chicago, Land, or you talk to somebody from some
- 8:30Speaker 1: of these other areas, they're like, that's still a fantastic deal.
- 8:33Speaker 1: That's still an amazing price for all the benefits of
- 8:35Speaker 1: living on the water. So let's talk obviously, as much
- 8:39Speaker 1: as we look at the map and you see a
- 8:41Speaker 1: lot of water there, there is an endless inventory. Obviously,
- 8:44Speaker 1: we're talking about a finite thing there. And there's maybe
- 8:47Speaker 1: some competition as well when it comes to purchasing, isn't there. Yeah?
- 8:49Speaker 2: I would say, so, you know, people that live there
- 8:53Speaker 2: want to be there, right and it's not too often
- 8:55Speaker 2: that they move. It's usually kind of a big life changes,
- 8:58Speaker 2: whether downsizing or having to get relocated. So I mean, yeah,
- 9:03Speaker 2: it depends on the lake but usually like five to
- 9:05Speaker 2: ten listings you know, maybe available at one time. You know,
- 9:08Speaker 2: I would say it the most. It's usually just a handfill,
- 9:12Speaker 2: and so when they do come on the market, there's
- 9:14Speaker 2: always interest, and it's just a matter of whether or
- 9:16Speaker 2: not that style of house, the age of house, the
- 9:20Speaker 2: condition of the house is and maybe the lot layout
- 9:23Speaker 2: is what people are looking for. But you will almost
- 9:26Speaker 2: always have some sort of showings on a lake front
- 9:29Speaker 2: home because it's always going to be on the lake
- 9:31Speaker 2: and it's something you just can't find randomly. You have
- 9:35Speaker 2: to you have to buy one that someone's already.
- 9:38Speaker 1: What about with working with an agent, I mean we
- 9:41Speaker 1: talk about, you know, how competitive that can be and
- 9:43Speaker 1: how limited that inventory is. That's you know, we always
- 9:47Speaker 1: stress the importance of working with a good agent, whether
- 9:49Speaker 1: you're listing or if you're looking for a buyer's agent,
- 9:51Speaker 1: especially in something like this where you're looking for a
- 9:53Speaker 1: very specific type of property. You want to find that
- 9:56Speaker 1: perfect agent, don't you. Yeah, I think so.
- 9:58Speaker 2: I think you know, with the different criteria that you
- 10:02Speaker 2: can we can put in there versus maybe one of
- 10:04Speaker 2: the online sites, you know, we can specifically call out
- 10:07Speaker 2: lake WABISA right, any homes that come with a front
- 10:10Speaker 2: ennge on Lake Wabisa, that have over you know, a
- 10:14Speaker 2: point one five acre or something, you know, so it's
- 10:16Speaker 2: just not a tiny little row house, right and that
- 10:19Speaker 2: way you're notified immediately when it comes in the market
- 10:21Speaker 2: and you'll they're one of the first people through the door.
- 10:23Speaker 1: Do these houses seasonally? Is there more action going on
- 10:28Speaker 1: as far as sales and transactions? Depending on the time
- 10:30Speaker 1: of year, I.
- 10:31Speaker 2: Would say yeah, especially especially in the lake, people tend
- 10:34Speaker 2: to wait for the spring or summer. However, there are
- 10:38Speaker 2: some people that want to sell their house but enjoy
- 10:40Speaker 2: that one last summer, so we will get some in
- 10:42Speaker 2: the fall. If people have, you know, accenuating circumstances where
- 10:46Speaker 2: they just you know, need to move over the winter,
- 10:48Speaker 2: they will list it over the winter. But yeah, definitely
- 10:51Speaker 2: shows the best, you know, yeah, when the waters.
- 10:54Speaker 1: Yeah, I think it's some folks that maybe snowbirds that
- 10:57Speaker 1: maybe you know, they they leave town for the winter anyway,
- 10:59Speaker 1: so why not list while we're already away and probably
- 11:02Speaker 1: makes things a little bit easier as far as staging.
- 11:04Speaker 1: Other things that we were talking to about the importance
- 11:07Speaker 1: working with a great agent. If you haven't had a
- 11:08Speaker 1: chance to check out Wisconsin Buyeragent dot com. Great day
- 11:12Speaker 1: to do that. Wisconsin Buyer Agent gets know some great
- 11:15Speaker 1: agents at Rockrealty. And of course while you're there, you
- 11:18Speaker 1: can set up interviews and other things that website Wisconsin
- 11:20Speaker 1: Buyer Agent dot com. We'll talk a little bit about
- 11:24Speaker 1: some of the up and coming lake areas. We'll also
- 11:26Speaker 1: talk about some of those great lifestyle perks of living
- 11:28Speaker 1: on the water. We'll get those details next as Ask
- 11:30Speaker 1: the Experts with Rockrealty continues right here on thirteen ten
- 11:34Speaker 1: wib A eight forty eight thirteen ten wib and Ask
- 11:37Speaker 1: the Experts with Rockrealty hanging out with Matt Heyman of Rockrealty.
- 11:41Speaker 1: You can learn more about Matt and the team all online.
- 11:43Speaker 1: Also a great data prouse houses, whether they're lakehouses, you're
- 11:46Speaker 1: looking for something in the city, looking for something in
- 11:48Speaker 1: the suburbs. It's looking because it's fun to do. Head
- 11:50Speaker 1: on over to the website Rock Wisconsin dot com. That's
- 11:53Speaker 1: r ock Wisconsin dot com. That's Rock Wisconsin dot com.
- 11:57Speaker 1: Talking this morning with Matt about some of the benefits
- 12:00Speaker 1: of living on the waterfront. And we've got some great
- 12:05Speaker 1: lakes here in Dane County some really really cool perks
- 12:08Speaker 1: and some really really cool things that come along with that,
- 12:11Speaker 1: And let's talk about some of those, some of those
- 12:13Speaker 1: lifestyle perks, Matt. I mean, for most of us, you're
- 12:16Speaker 1: taking if you're taking a vacation on the weekend, you're
- 12:19Speaker 1: heading to somewhere that's got these exact same amenities. You
- 12:23Speaker 1: can actually live in one of those houses and not
- 12:26Speaker 1: have to Monday through Friday could even be your vacation, right, Yeah, absolutely,
- 12:29Speaker 1: and you know people with families, I mean that's a
- 12:32Speaker 1: big draw to you know, coming out of COVID. Everybody's
- 12:35Speaker 1: looking for pools at their own place or being on
- 12:38Speaker 1: the lake, right and that allows you to do things
- 12:40Speaker 1: like kayaking, paddle bornering, fishing, ice skating in the winter. Yeah,
- 12:45Speaker 1: it's not something i'd do. I have bruises.
- 12:49Speaker 2: You know, you've got the views obviously, especially and some
- 12:52Speaker 2: of the lakes that allow you to see the capital.
- 12:55Speaker 2: But yeah, there's different things like lake events as well
- 12:58Speaker 2: that you get to participate in.
- 12:59Speaker 1: You mentioned the view of the capital. Is that is
- 13:01Speaker 1: there like a premium, like let's say you have that property,
- 13:04Speaker 1: because I know there's obviously some little outlets and other
- 13:06Speaker 1: things where maybe the property doesn't face the capital. I've
- 13:09Speaker 1: got to guess if you have like a property with
- 13:12Speaker 1: like a really nice view of the Capitol and the downtown,
- 13:14Speaker 1: might be a little bit of a premium, slight premium
- 13:17Speaker 1: for sure.
- 13:17Speaker 2: Yeah, you know it's something that is you know, it's
- 13:20Speaker 2: a neat thing to happen. Yes, yeah, you've got the
- 13:23Speaker 2: lake and the Capitol. So it's not just the lake view.
- 13:26Speaker 1: I think too as I drive here on fish Hatchery
- 13:28Speaker 1: Road or there's a slight hill over here and if
- 13:30Speaker 1: you kind of notice, you can just barely see the Capitol.
- 13:33Speaker 1: And I think it's no coincidence that whoever built these
- 13:35Speaker 1: office buildings over here kind of built them that way
- 13:37Speaker 1: so they all face. Sure that capitol. What a really
- 13:39Speaker 1: cool thing there are and there is you know, nothing
- 13:43Speaker 1: beats having lakefront property. There are some things though that
- 13:46Speaker 1: you got to remember, is if you are in the
- 13:49Speaker 1: in the market for a shore property, there are some
- 13:53Speaker 1: things to think about, like different types of insurance and
- 13:55Speaker 1: zoning and those kinds of things are definitely things you've
- 13:57Speaker 1: got to be aware are part of come with the territory.
- 14:00Speaker 2: So to say, yeah, absolutely, and you know, the flood
- 14:03Speaker 2: insurance is a pretty big you know, negative I'd say
- 14:08Speaker 2: you're kind of yeah, beholden to the market of flood insurance, right,
- 14:13Speaker 2: but it is something that's not all like properties require,
- 14:17Speaker 2: but most do. There's shoreland zoning, which is designed to
- 14:22Speaker 2: protect the waterfront and also you know, protect things that
- 14:26Speaker 2: are flowing into the water, protect the trees and the
- 14:31Speaker 2: landscaping around the waterfront to have it looking good for everybody,
- 14:35Speaker 2: so you don't have just one person in there just
- 14:38Speaker 2: tearing everything down, right, So, yeah.
- 14:40Speaker 1: Is that something to As you work with your agent,
- 14:43Speaker 1: they can kind of help you at least understand for folks, say,
- 14:45Speaker 1: I think of being a first time home buyer is
- 14:47Speaker 1: one thing. I think also being a first time home
- 14:49Speaker 1: buyer with shore front property, having the right agent that
- 14:52Speaker 1: can kind of help guide you similarly to again is
- 14:55Speaker 1: almost like a first time buyer. That's got to be
- 14:57Speaker 1: a great relationship, an important one to establish there.
- 15:00Speaker 2: Yeah, I mean, if nothing else to point you to
- 15:01Speaker 2: where the information is right. So there's a lot of
- 15:05Speaker 2: rules when it comes to shortland zoning, and being able
- 15:08Speaker 2: to know that ahead of time is important so you
- 15:10Speaker 2: don't go in there thinking you'll be able to do
- 15:11Speaker 2: something when you can't you know. One of the other
- 15:14Speaker 2: things would be.
- 15:16Speaker 1: Boat houses.
- 15:17Speaker 2: Oh, it's not not always allowed to just build a.
- 15:20Speaker 1: New boat house.
- 15:21Speaker 2: Sometimes, you know, the local municipalities or you know, state
- 15:25Speaker 2: that the boat house, if it's there, you can remodel it,
- 15:27Speaker 2: but you can't build new. So it's you know, things
- 15:29Speaker 2: like that that you really want to, really want to
- 15:32Speaker 2: know about and have an agent help you out.
- 15:33Speaker 1: With investigate that stuff. For sure. We've been talking a
- 15:36Speaker 1: lot too, and I think obviously with because they're so
- 15:39Speaker 1: visible in such high profile. Lake Mindona and Lake Monona
- 15:42Speaker 1: are obviously very, very attractive, but there are areas. We
- 15:47Speaker 1: started this conversation talking about the other two areas, two
- 15:50Speaker 1: big lakes here in town, Keiganza and Wabisa. And there
- 15:53Speaker 1: are some benefits, many benefits to all lakes, but those
- 15:56Speaker 1: two in particular, as we talk about Dan County, there
- 15:59Speaker 1: are some benefits as far as them being kind of
- 16:01Speaker 1: up and coming spaces, aren't there.
- 16:03Speaker 2: Yeah, definitely, I'd say Lake Kagans and Lake Wabisa there,
- 16:06Speaker 2: you know, they offer a bit of affordability and quieter settings,
- 16:10Speaker 2: I mean as affordable as lake front can be. Yeah, yes,
- 16:14Speaker 2: but yeah, I think that, you know, once people realize
- 16:17Speaker 2: I was helping a buyer a number of years back,
- 16:19Speaker 2: they were they were looking for kind of a larger
- 16:21Speaker 2: house right in kind of Madison Proper. And then when
- 16:24Speaker 2: I kind of sent them a listing, I said, hey,
- 16:27Speaker 2: you know, for the same price, you could actually be
- 16:30Speaker 2: down here on Kaganza in this house that's that that
- 16:33Speaker 2: just got listed. And they ended up on the lake
- 16:35Speaker 2: and they weren't even looking there, and that's because it's affordable.
- 16:38Speaker 2: But you know, it's always going to have that value
- 16:40Speaker 2: by being on the lake.
- 16:42Speaker 1: Is there also opportunities and I think specifically as you
- 16:44Speaker 1: talk Keigans and wabisa Airbnb type properties, I know that
- 16:48Speaker 1: there are some some really really beautiful new homes on
- 16:51Speaker 1: both those lakes, but there's also some, you know, some
- 16:54Speaker 1: of those smaller, more traditional homes out there that maybe
- 16:57Speaker 1: somebody is looking to say, hey, you know, we'd love
- 16:59Speaker 1: to have our own little little piece of lake front
- 17:02Speaker 1: and shore front, but maybe we'll live there when we retire.
- 17:07Speaker 1: In the meantime, we could probably make a good a
- 17:10Speaker 1: good living airbnbing that that property. Is that something that
- 17:14Speaker 1: folks may be looking at some of these some of
- 17:15Speaker 1: these properties and lakes.
- 17:16Speaker 2: Yeah, it can definitely at least you know, cover some costs. Sure,
- 17:19Speaker 2: but I would say that it depends on the municipality
- 17:22Speaker 2: sometimes even like what area of the lake right. It's interesting,
- 17:25Speaker 2: you know because I mean, like you would know Koshkonog's
- 17:27Speaker 2: got what four or five different municipalities, yes, right, So
- 17:31Speaker 2: it all depends what the local rules are. Sometimes it's
- 17:34Speaker 2: going to require you to rent the home for a
- 17:37Speaker 2: full year. Sometimes you can just do it for you know,
- 17:40Speaker 2: half half a year to kind of cover some costs.
- 17:42Speaker 1: I remember a few years ago I saw listing for
- 17:44Speaker 1: a home. Literally it was a dead end street that
- 17:47Speaker 1: the dead end street went right into the parking lot
- 17:48Speaker 1: of Lambo, and I thought, would that be perfect for
- 17:51Speaker 1: an airba because it was next to nothing. And then
- 17:53Speaker 1: you do a little digging and you're like, oh, there's
- 17:54Speaker 1: a reason why somebody hasn't snatched us up. As they say, no,
- 17:58Speaker 1: Airbnb is right next to land. You want to you
- 18:01Speaker 1: want to talk to their agent about those those type
- 18:03Speaker 1: of things. And uh and Matt, as we kind of
- 18:05Speaker 1: break this down just a little bit more, there are
- 18:07Speaker 1: some obviously it's a very special thing to have that
- 18:10Speaker 1: that property on the lake. There are some responsibilities that
- 18:13Speaker 1: come with it and some understanding as well about about
- 18:16Speaker 1: what you're buying because you're really not just buying into
- 18:19Speaker 1: that that lot, you're buying into part of that lake community.
- 18:22Speaker 1: Just real quick and we don't have to go through
- 18:23Speaker 1: I know there's a lot of really really in depth
- 18:26Speaker 1: things about really exciting, really exciting stuff. Yeah, but it
- 18:30Speaker 1: is something that that folks that are that are looking
- 18:33Speaker 1: to buy uh, lake front property, really want to understand
- 18:36Speaker 1: that that there is you know, there is something special
- 18:40Speaker 1: in that in that ownership, isn't there.
- 18:42Speaker 2: Yeah, there absolutely is, and uh you know it's something
- 18:45Speaker 2: that you know, people tend to hold on for a
- 18:47Speaker 2: long time. Yeah, right, because they figure they can hand
- 18:50Speaker 2: it down to their kids, want their families, right or
- 18:54Speaker 2: at least have them visit in the summer. So you know,
- 18:56Speaker 2: we have a lot of you know, people to come
- 18:58Speaker 2: up just to purchase these second homes. You get a
- 19:01Speaker 2: smaller property, just to have the experience of the weekends.
- 19:04Speaker 1: And they also turn into I know some of our
- 19:06Speaker 1: financial shows people are listening right now, going don't forget
- 19:09Speaker 1: to remind them about trust. These are definitely type of
- 19:11Speaker 1: homes that you want to establish a nice trust for
- 19:13Speaker 1: the kids and grand gates opportunity for us. Yes, exactly exactly,
- 19:18Speaker 1: speaking of a house that would just be perfect to
- 19:20Speaker 1: hand down for generations. This is a beautiful, beautiful house
- 19:23Speaker 1: right on Edgewater Street in Portage up in Columbia County,
- 19:27Speaker 1: you know, right across from the river. Mentioned some of
- 19:30Speaker 1: the new stuff as well. I don't know if we
- 19:31Speaker 1: mentioned the basement even speaking of new things, it's got
- 19:34Speaker 1: a refit, it's got a finished basement and that could
- 19:37Speaker 1: actually you know, it's got its own kind of living
- 19:39Speaker 1: quarters down there as well. Am I understanding that correctly?
- 19:41Speaker 2: Yeah, I mean it's got a it's actually got a
- 19:43Speaker 2: kitchen and renovated full bathroom, so it's got a rental
- 19:47Speaker 2: potential down there. I mean, what an affordable house for
- 19:49Speaker 2: essentially having waterfront, Yeah, and talking about to mean three
- 19:52Speaker 2: hundred and ten thousand dollars, three bedroom, two and a
- 19:54Speaker 2: half bath and just a short drive. I mean, why
- 19:57Speaker 2: why go all the way up north and you can
- 19:59Speaker 2: just own this way yeah away.
- 20:02Speaker 1: Or so it is it is. And the other thing
- 20:03Speaker 1: too that I noticed about and just kind of looking
- 20:06Speaker 1: at the photos of this of this home, very well
- 20:09Speaker 1: maintained like every part of it, and and and and
- 20:12Speaker 1: that's it. Sometimes you can kind of judge like the
- 20:15Speaker 1: overall quality of a home just by the way it's
- 20:17Speaker 1: been been cared for. And you can tell just from
- 20:20Speaker 1: the outside pictures, like the structure itself, you can tell
- 20:25Speaker 1: that that they've done very good upkeep. But even things
- 20:28Speaker 1: like the shrubs and and and like the front front
- 20:30Speaker 1: entry way, you can tell the current owners have definitely
- 20:34Speaker 1: taken very good care of this this home over the years.
- 20:37Speaker 1: And you talk about curb appeal to beautiful, beautiful, agree.
- 20:39Speaker 2: And inside it's beautiful as well. Yeah, as some would say,
- 20:43Speaker 2: cute as a button, it's.
- 20:45Speaker 1: A and it's it's good space twenty twenty seven square feet,
- 20:49Speaker 1: three bedrooms, two and a half bath right at three
- 20:51Speaker 1: twenty four West Edgewater Street. If you want to take
- 20:54Speaker 1: a look to a showing, Taylor would love to show
