- Broker Greg: Welcome to the September 2026 Real Estate Update here on the USA House Partners Podcast. I'm broker Greg, and we start out with a brief overview of the national market where inventory's up, prices are stabilizing, and buyers are finally getting breathing room. Here's where the national numbers stand heading into the fall. The September 2026 market offers buyers more choice, more time, and more negotiating leverage than at any point in the past several years. But Conditions vary sharply by location and price point. Of the more than nine hundred markets tracked by homes dot com Two-thirds of them posted year over year price gains in July, while roughly one-third saw prices fall. Affordability is slowly improving, price growth has cooled, income growth has outpaced price increases in many markets, and the typical buyer's monthly payment is running about 1.9% below last year's. Sellers in many markets are adjusting by pricing homes competitively up front rather than cutting prices after listing, which means correctly priced homes are. Still moving. Mortgage rates remain in the mid to upper 6% range. And NAR chief economist Lawrence Young described sales as remarkably stable and noted that the market would be thriving if average rates return near 6%, which means that's the basic issue of 2026. Demand is still there, but monthly payment levels are above the comfort level of many buyers. National bottom line, the market is moving toward balance but has not tipped uniformly in the buyer's favor. In some metros, inventory is deep and sellers negotiating hard. In others, supplies tight and well-priced homes still draw multiple offers within days. Location and price point vary determine everything as it always does in real estate. The local picture tells a more nuanced story than the national headlines. Bowling Green sits in the interesting middle ground. Not a hot seller's market, but not. Soft enough to worry about it either. Here's where the local numbers stand here. Bowling green is a steady mid-price market where correct pricing and smart positioning separate the sellers who win from the ones who wait and chase. The gap between the median list price of almost $320,000 and the average home value of almost $297,000 tells an important story. Sellers in bowling green are still pricing optimistically. That means homes that hit the market correctly priced or that can have verified cash offers as a documented floor have a clear competitive advantage over listings that set and eventually reduce. The March twenty twenty six median sold price of three hundred and eight thousand dollars with homes closing in median of about forty-five days describes a healthy dynamic market. Buyers can still find value and sellers who position well can capitalize on the area's continued growth, which is driven by manufacturing expansion, Western Kentucky University, and ongoing regional migration from higher cost metros. Both Bowling Green growth drivers to watch are continued and industrial investment in the Warren County Corridor, Western Kentucky University enrollment and staff housing demand, and in migration from Louisville, Nashville, and other higher cost markets. Local bottom line: neither chaotic nor stagnant. Bowling Green is a market where the fundamentals are sound, demand is steady and the sellers who bring the right strategy to the table, verified cash offers, smart pricing, and documented buyer competition, consistently walk away ahead of those who list and hope. As we out and goes into our week, I'd like to remember the words of Proverbs chapter 3, verses 33 and 34. The Lord blesses the home of the righteous with the wise inheriting honor and the humble receiving favor. Take care and we'll see you next week.
