- 1:35sorted with Postfully. Bevan, thank you for joining us
- 1:45on host planet Bite Size. You've got 5 guest screening
- 1:48tips to share, so take it away with tip #1.
- 1:52Indeed. Well, yeah, I'll just do a
- 1:53little run up for a start. Guest screening.
- 1:54It's absolutely crucial for protecting your property,
- 1:57ensuring the safety of your guests and minimising your
- 2:00liability. I think it's super important to
- 2:03mention that straight out the gate, really easy to do on host
- 2:05flee. We've got several integrations
- 2:07with people like True V Safely Auto Host on the integrations
- 2:10page who all offer these kind of services.
- 2:12But yeah, I thought all I'd do is give you sort of reasons for
- 2:15guests screening. Probably the best rather than
- 2:17tips is probably a better description.
- 2:19Number one, protect your property and your neighbour's
- 2:22property. I think people forget that one
- 2:25actually. You're always about protecting
- 2:26your property, but it's also about the people around your
- 2:28property as well. It prevents things like damage
- 2:31and theft if you're screening guests before they arrive.
- 2:34Helps identify guests who might be prone to causing a bit of
- 2:36damage or stealing something in worst cases, reducing things
- 2:41like noise complaints and disruptions for your neighbors.
- 2:44You know, the last thing you want to do is be at loggerheads
- 2:46with your neighbors. If you're running a rental
- 2:47property and someone's next door, by vetting those guests,
- 2:50you can identify those that might be a bit more volatile or
- 2:52noisy and also a really important thing that people
- 2:56might miss it. It would ensure you comply with
- 2:58local regulations as well. If you're vetting your guests
- 3:01and making sure they're not the kind of people who are going to
- 3:03be making noise and causing disturbance, you're not going to
- 3:06be going against local regulations in the area.
- 3:09Excellent point. Yeah, I mean, it's so important
- 3:12to be a good neighbor, especially if you're in a
- 3:15residential area, because if you're on bad terms with your
- 3:19neighbor, they might report you to the council, they might
- 3:21complain about you, they might just be a real pain in the you
- 3:25know what? So, So yeah, get on good terms
- 3:27with your neighbors. And that starts, like you say,
- 3:29with making sure that your guests have been vetted and
- 3:32they're going to be good guests and treat the property and the
- 3:34neighbors properties with a lot of respect.
- 3:37OK then, Bevan, so reason #2. Reason #2 would be it ensures
- 3:42safety of your guests and a positive experience.
- 3:45You know if you can identify potentially dangerous guests
- 3:48from screening them. Screening can help identify
- 3:51people with a history of criminal behaviour or behaviours
- 3:53that could pose a risk to guests at the property.
- 3:55If you've got a property with multiple units in one area, then
- 3:58you're protecting your other guests that are staying with you
- 4:00at the same time. And it also builds a trust and
- 4:03rapport with the guests who are checking in.
- 4:05If they know you're verifying guests, making sure they're, you
- 4:09know, bona fide, legit kind of people who are going to behave
- 4:12themselves, It gives the people who are also checking at the
- 4:14same time that kind of comfort level as well.
- 4:17So it's not just a wedding out the bad eggs if you like, but
- 4:21it's also making the good eggs feel better, if you know what I
- 4:23mean, if that makes sense. Yeah, it makes perfect sense.
- 4:26And we, we've heard this a few times from the guest screening
- 4:28platforms is that you might think it's a barrier to ask
- 4:32people for guest screening or ask people for an ID or
- 4:35something like that. But, but yeah, often times
- 4:37they're, they're impressed and they take you seriously as as a
- 4:41property manager. And of course that's, that's,
- 4:42that's important. OK, then reason #3.
- 4:47The big one, minimising liability and financial risk I
- 4:49would say is the big reason. As I said before, screening can
- 4:53help prevent situations where someone damages the property and
- 4:55they refuse to pay for repairs. Proper guest screening gives you
- 4:59that risk level of each guest and it gives you the warning
- 5:02signs. You know, you're going to limit
- 5:04people who are going to have parties who have damaged things
- 5:06or cause costly incidents, Reduce the amount of cleaning
- 5:10costs you might have afterwards as well.
- 5:12You know, I had a terrible story from a customer the day was
- 5:14telling me that, you know, he doesn't sadly doesn't have guest
- 5:17screening and someone had a huge party at one of his properties
- 5:19and the amount of money he had to pay to get it cleaned
- 5:22afterwards was just a nightmare. So it's that kind of thing
- 5:25you're you're minimising your own personal financial risk as
- 5:28well as sort of the hassle to your neighbors we were talking
- 5:30about before. You know, the big top line is it
- 5:32could cost you a lot of money. Also stop things like
- 5:36chargebacks and fraud as well. If there's some with a history
- 5:38of fraud and that flagged up, that's the kind of thing if
- 5:41you're, you know, merchant to record and you're collecting the
- 5:42payments, that could flag that up as well.
- 5:45And a lot of a lot of insurance companies also, you know, if
- 5:48you, if you've got guest protection, you might get a
- 5:50better deal from them based on the fact that you're screening
- 5:52your guests before they arrive. Yeah, really good point.
- 5:57And I think often the guest screening platforms, they get
- 6:00their new customers after they've been through a disaster.
- 6:04So this is a way of avoiding the disaster.
- 6:07You know, go for the guest screening at first.
- 6:10All right then, Bevan, So reason #4.
- 6:14And this is kind of I did only got 5 reasons, so I bundled a
- 6:16few together. You enhance your reputation,
- 6:18your reviews, and you can scale your business all in one.
- 6:20So consistent screening sort of helps maintain a positive
- 6:24reputation, like we were saying before, of your business.
- 6:26People see you as a professional, people see you as
- 6:29doing the business correctly. You're going to possibly attract
- 6:32a high quality of guest as well, which then is the kind of guest
- 6:35who will probably leave a review again, which works for your
- 6:38business. And instead of wasting money on
- 6:40repairs and your cleaning fees and all the things that could
- 6:42come with a bad guest, you could put your hard earned revenue
- 6:44into growing your business properly.
- 6:46I think that's, you know, it's a bit of a chicken growth, chicken
- 6:49and egg situation if you like growing from there.
- 6:51But gross skiing allows you to sort of maximise your profit
- 6:53margin because you're not spending that money on mending
- 6:56damage. You know you're spending in a
- 6:58sensible way, and you can focus on building your business
- 7:00instead. 100% OK, so we've got protect the property and your
- 7:05neighbors properties, the safety of guests and also providing a
- 7:10positive experience, minimising risk, of course, enhancing your
- 7:14reputation as a property manager and potentially helping you to
- 7:17scale your business too. So just tell us a little bit
- 7:20more about host Fully and how you work potentially with some
- 7:24of the guest screening platforms and where people can find more
- 7:27information. We can find more information
- 7:29about Hostfly at hostfly.com. Obviously, we're a property
- 7:33management platform. We've got online guidebooks,
- 7:35Hostfly devices for now for smart devices.
- 7:37We have integrations with several guest screening
- 7:40platforms. Maybe if you have software head
- 7:43through the auto host safely. There's three I can name off
- 7:46software head now. I've got a bit blank after that,
- 7:48but there is plenty on there and we do work very closely with
- 7:52them and the actual guest screening sort of score pops up
- 7:55in the pipeline of Hostfly, which makes it super easy.
- 7:58If you've got an inquiry coming in, you can see immediately
- 8:00whether you want to accept that inquiry or not, which is gold in
- 8:04some places. That's fantastic.
- 8:05But yeah, hostly.com and come and find out what we're all
- 8:08about. Fantastic.
- 8:10Yeah. And if you, if you use a
- 8:11platform like hostfully then and you want to have the guest
- 8:14screening as well, do you, do you kind of take up out the
- 8:17subscription maybe with somebody like True V and then that's just
- 8:20integrated within within host fully and it's just kind of
- 8:23there on your dashboard? Absolutely, yeah.
- 8:25There's a integrations page and hostfully and you just connect
- 8:28your trivia account from there and it feeds into hostly for
- 8:31you. Absolutely yes.
- 8:32I love that you've got the the score there with each guest that
- 8:34comes through. You know, basically this is good
- 8:37news. The the score is good.
- 8:38It's it's green, it's it's all fine.
- 8:40Green is always good, absolutely.
- 8:42Yeah, fantastic. 5 great tips there.
- 8:44Bevan, thank you very much. There are some special host
