- 0:00SPEAKER_00: Caribbean citizenship and European Golden Visas get the spotlight in investment migration.
- 0:06SPEAKER_00: But eight African countries quietly offer residency at entry points the rest of the world cannot match.
- 0:12SPEAKER_00: Plus, with unique benefits like block access, passports that open up Schengen, and some of the world's highest ROIs.
- 0:19SPEAKER_00: By the end of this video, you'll get two questions answered.
- 0:22SPEAKER_00: Why invest in Africa and where?
- 0:25SPEAKER_00: Let's start with the case for looking at Africa.
- 0:28SPEAKER_00: Three reasons, and none of them show up in the brochures.
- 0:31SPEAKER_00: First, pricing.
- 0:32SPEAKER_00: The cheapest legal long stay permit starts from€50,000.
- 0:37SPEAKER_00: Compare that to Europe, where most golden visas now start from€250,000 and climb above€500,000 for top-tier jurisdictions.
- 0:46SPEAKER_00: Or the Caribbean, where citizenship by investment begins around€250,000 with all due diligence and agent fees.
- 0:55SPEAKER_00: Africa enters the fold at roughly a third of other regional averages without the queue.
- 1:01SPEAKER_00: Second, block access.
- 1:02SPEAKER_00: Cape Verde and Nigeria both belong to ECOAS, the supranational settlement block that grants its citizens free movement, residence and establishment rights across all 15 member states.
- 1:15SPEAKER_00: One African citizenship carried through to naturalization opens up a regional footprint of roughly 400 million people across West Africa.
- 1:23SPEAKER_00: Cape Verde adds a second layer of settlement rights through the community of Portuguese language countries, which offers residency arrangements with Portugal and Brazil once the passport is in hand.
- 1:35SPEAKER_00: That's a Caribbean-priced residency with a potential European endgame if you play it right.
- 1:41SPEAKER_00: Third, diversification.
- 1:43SPEAKER_00: The Mauritian passport grants visa-free access to the Schengen area, the United Kingdom, and much of the Commonwealth.
- 1:51SPEAKER_00: The Seychellois passport covers 156 destinations.
- 1:56SPEAKER_00: For most Western investors, this may not be a Plan A document.
- 2:00SPEAKER_00: But for those with a weak first travel document, maybe it is.
- 2:04SPEAKER_00: Either way, this play represents a geographic, geopolitical, and financial diversification.
- 2:10SPEAKER_00: Exactly the kind of thinking IMI Sovereigns was built for.
- 2:14SPEAKER_00: Our new community connects investors and entrepreneurs on the same mission, with direct access to migration experts and research tools the public doesn't see.
- 2:24SPEAKER_00: Links in the description if you're interested.
- 2:26SPEAKER_00: So, which programs actually deliver on the case?
- 2:31SPEAKER_00: Let's walk through all eight.
- 2:33SPEAKER_00: Egypt has the continent's lowest point of entry:$50,000 for a one-year permit through real estate or a bank deposit with a state-owned bank, scaling to$100,000 for three years and$200,000 for five, no physical presence required to maintain residency.
- 2:51SPEAKER_00: But there's a structural caveat most agents don't spell out.
- 2:55SPEAKER_00: The program confers no path to permanent residency or citizenship.
- 3:00SPEAKER_00: Permits renew indefinitely as long as the investment is held, which is useful, but the investor is a visitor forever.
- 3:07SPEAKER_00: It suits someone who wants access to and legal standing in Egypt at the lowest possible price, not someone looking to naturalise.
- 3:14SPEAKER_00: Egypt runs a separate direct citizenship by investment program starting at$250,000, which you can find more about on its program page on our website.
- 3:25SPEAKER_00: For investors who want a PR track at a low entry price, the next option on the continent is less than twice the cost.
- 3:32SPEAKER_00: That something is a Cape Verde green card.
- 3:35SPEAKER_00: 80,000 euros for a property purchase in lower GDP municipalities,€120,000 in wealthier areas, and immediate permanent residency on approval.
- 3:46SPEAKER_00: Processing takes about a month.
- 3:48SPEAKER_00: Citizenship then becomes available after five years of habitual residency.
- 3:52SPEAKER_00: At under 90,000 euros, most investors assume this is a budget option with budget-level benefits.
- 3:58SPEAKER_00: But that assumption misreads the program.
- 4:01SPEAKER_00: Later on, a Portuguese-derived legal framework, personal income tax exemptions for retirees on foreign source income, and visa-free access to 68 destinations on the passport itself.
- 4:13SPEAKER_00: This is where a five-figure property purchase buys a combination no other program on the continent offers.
- 4:19SPEAKER_00: From Cape Verde's passive property route, the next program up the ladder shifts from a property purchase to an operating business.
- 4:27SPEAKER_00: And that program is Zambia's investor permit, which requires$150,000 contributed to an existing business, or$250,000 into a new one.
- 4:39SPEAKER_00: Permanent residency becomes available after three years of tax residency and citizenship after 10.
- 4:45SPEAKER_00: Two things complicate Zambia's case though.
- 4:48SPEAKER_00: It does not belong to a freedom of movement bloc comparable to ECOAS or the East African community.
- 4:55SPEAKER_00: So the regional reach of the eventual passport is narrow, and the documentation is serious.
- 5:01SPEAKER_00: Bank statements, Zambia Revenue Authority filings, certificates of incorporation, plus an investment license from the Zambia Development Agency.
- 5:10SPEAKER_00: This is not a passive purchase like Cape Verde's program requires.
- 5:14SPEAKER_00: Zambia fits an investor with a concrete Zambian business thesis.
- 5:18SPEAKER_00: As a Plan B buy alone, it's harder to justify.
- 5:21SPEAKER_00: For investors whose thesis does not lean on block access, the next program up the ladder delivers exactly that.
- 5:28SPEAKER_00: Welcome to Nigeria.
- 5:30SPEAKER_00: Under the 2020 visa policy, tiered investor residence visas start at$250,000 for a small-scale enterprise, scaling through$500,000,$1 million,$10 million, and up to$100 million for oil, gas, and power sector capital.
- 5:48SPEAKER_00: Capital has to enter Nigeria and be held in country.
- 5:52SPEAKER_00: Applicants must provide a business plan.
- 5:54SPEAKER_00: The sticker price looks reasonable at the entry tier, but the timeline is where Nigeria gets expensive.
- 5:59SPEAKER_00: Naturalization requires 15 years of continuous lawful residence under general Nigerian law, that is a long horizon by any investment migration standard.
- 6:10SPEAKER_00: But the end game could be meaningful.
- 6:13SPEAKER_00: Nigeria is a founding member of ECOAS, so the eventual citizenship unlocks the same 15-state settlement footprint that Cape Verde's passport does, except anchored in the largest and still growing economy on the continent.
- 6:27SPEAKER_00: If 15 years feels too long, an Indian Island nation offers a shorter path to a stronger passport.
- 6:34SPEAKER_00: That path runs through Mauritius.
- 6:36SPEAKER_00: The permanent residence permit grants residency for a$375,000 investment in an approved real estate project.
- 6:45SPEAKER_00: Across frameworks like the Integrative Resort Scheme, the Smart City Scheme, and the Property Development Scheme.
- 6:51SPEAKER_00: The initial permit runs 10 years, extendable to 20.
- 6:55SPEAKER_00: Government fees are modest and processing is clean.
- 6:58SPEAKER_00: The Mauritian permit is one of the cleanest PRs on the continent.
- 7:02SPEAKER_00: The question is what happens next?
- 7:04SPEAKER_00: On paper, naturalization becomes available after six years of continuous residency, five for Commonwealth citizens, with a two-year fast track for those committing at least$500,000.
- 7:16SPEAKER_00: But in practice, Mauritius rarely grants naturalization to investor pathway applicants.
- 7:21SPEAKER_00: Treat the passport upside as aspirational, not bankable.
- 7:25SPEAKER_00: What is bankable though is the PR.
- 7:28SPEAKER_00: Full residence rights, a real estate anchor in a stable offshore financial centre, and a base that gives you optionality across the Commonwealth ecosystem.
- 7:37SPEAKER_00: For investors wanting a clean PR with real estate underneath it, this is the strongest offer on the continent at this price tier.
- 7:45SPEAKER_00: By the way, if you're curious about real estate investment options globally that automatically qualify you for residency or citizenship in that country, check out IMI Real Estate.
- 7:55SPEAKER_00: The next option up the ladder trades clean execution for a different kind of bet.
- 8:00SPEAKER_00: That bet is on Rwanda, immediate permanent residency through two routes: a$500,000 luxury property purchase or a$1 million investment in a registered project across sectors like energy, manufacturing, tourism, ICT, health, education, and agro processing.
- 8:20SPEAKER_00: Spouses and children are included, and naturalization is available after five years.
- 8:25SPEAKER_00: For an investor whose priority is mobility, there's a ceiling here.
- 8:29SPEAKER_00: Rwanda's passport currently grants visa-free access to 73 destinations, well below what Mauritius and Seychelles deliver at comparable or higher capital commitments.
- 8:40SPEAKER_00: The government has floated a standalone citizenship by investment program several times over the past decades, without a formal launch, so the investor visa is the only capital-based route available.
- 8:52SPEAKER_00: Rwanda fits an investment whose thesis is East Africa, not a passport upgrade.
- 8:57SPEAKER_00: Worth sticking around for the last two programs on the list.
- 9:00SPEAKER_00: They're the most expensive on the continent, but likely the most beneficial.
- 9:18SPEAKER_00: A one-time government fee of around$6,500 is paid on approval.
- 9:24SPEAKER_00: Holders receive full residence rights with no work or business restrictions.
- 9:29SPEAKER_00: The only physical presence requirement is entering the country at least once every three years.
- 9:34SPEAKER_00: And critically, no part of the net worth needs to move into South Africa, which appeals to investors wary of tying up capital in a volatile currency governed by an unpredictable political class.
- 9:46SPEAKER_00: On paper, this is one of the best value propositions in the entire set.
- 9:51SPEAKER_00: The trouble shows up once the file is submitted.
- 9:54SPEAKER_00: Applications routinely stall in Department of Home Affairs backlogs for 12 to 48 months.
- 9:59SPEAKER_00: Several immigration law firms have documented applications sitting without adjudication for three or more years without recourse.
- 10:07SPEAKER_00: Official timelines and actual outcomes diverge by a wide margin.
- 10:11SPEAKER_00: So reach out to your IMI professional and get an accurate estimate.
- 10:15SPEAKER_00: For investors who can absorb that waiting period, the eventual passport delivers visa-free access to roughly 100 destinations, and naturalization becomes available after five years of PR.
- 10:27SPEAKER_00: For everyone else, it's a patience test.
- 10:30SPEAKER_00: And finally, the continent's most expensive option.
- 10:34SPEAKER_00: The Seychelles Permanent Residence Program, which requires a$1 million business investment.
- 10:39SPEAKER_00: On the sticker, it is the most expensive program on the continent.
- 10:44SPEAKER_00: But the sticker is not the whole bill.
- 10:46SPEAKER_00: The applicant must have already lived in Seychelles for at least five years on a gainful occupation permit or dependent permit, and demonstrate at least five years of business affiliation beyond the PR application is even eligible.
- 11:00SPEAKER_00: Citizenship then follows roughly five years after PR.
- 11:03SPEAKER_00: Total time frame from initial arrival?
- 11:06SPEAKER_00: About 11 years.
- 11:07SPEAKER_00: What you are investing in at the end of that period is a passport with visa-free access to 156 destinations.
- 11:15SPEAKER_00: Arguably the strongest travel document in Africa.
- 11:18SPEAKER_00: That is the draw, but the pricing combined with the residency precondition is steep for what is ultimately a mid-tier passport.
- 11:26SPEAKER_00: IMI's prior analysis describes Seychelles as a tier two citizenship, priced as though it were on the top shelf.
- 11:33SPEAKER_00: Investors chasing a 156 destinations passport typically find cheaper and faster routes in the Caribbean, South America, or through select European programs.
- 11:44SPEAKER_00: Now, two more programs sit in the pipeline and are worth tracking.
- 11:48SPEAKER_00: Mozambique announced a tiered investor visa in November 2025, with five-year permits proposed at$500,000 and 10-year permits at$5 million or more.
- 12:00SPEAKER_00: Namibia has a desert visa program under Cabinet Review, contingent on passage of a pending migration control bill.
- 12:08SPEAKER_00: Neither is formally launched, and both would reshape the continent's offering if they do.
