- 0:00Speaker 1: Eight thirty five thirteen ten wib A and ask the experts.
- 0:04Speaker 1: Hanging out this morning in studio with mister Matt Heidman.
- 0:07Speaker 1: Of course. Matt comes to us from Rockrealty Online Rock
- 0:10Speaker 1: Wisconsin dot com. That's ro ock Wisconsin dot com. A
- 0:15Speaker 1: great website to peruse. I know a lot of folks
- 0:18Speaker 1: have Thursday Friday off looking for something to maybe an
- 0:21Speaker 1: escape from family and other things. Just kind of wander
- 0:24Speaker 1: off to your own space and head on over to
- 0:26Speaker 1: the website rock Wisconsin dot com. That's Rock rock Wisconsin
- 0:29Speaker 1: dot com. Speaking of escaping to your own space, Matt,
- 0:33Speaker 1: how nice would it be to find a bigger home
- 0:35Speaker 1: for next year so you don't have to be so
- 0:37Speaker 1: close to the in laws? Nothing against the in laws,
- 0:39Speaker 1: We love the in laws. A little extra space always helps,
- 0:41Speaker 1: right and never go wrong.
- 0:43Speaker 2: I think I think Thanksgiving can help determine whether or
- 0:46Speaker 2: not you need a bigger home pretty fast.
- 0:48Speaker 1: Yes again, yes it can. As we talk with that
- 0:51Speaker 1: match the website Rock Wisconsin dot com. Dolphl number six
- 0:54Speaker 1: so eight six seven three fifty four hundred. That's six
- 0:56Speaker 1: seven three fifty four hundred. Are are you guys hosting
- 0:59Speaker 1: this year? Or are you track or a mixture of both.
- 1:01Speaker 2: Yeah, we'll be we'll be hosting. So we've gotten the
- 1:05Speaker 2: first of well probably three to four, maybe seven trips
- 1:08Speaker 2: to the grocery store already in and uh, we're just
- 1:13Speaker 2: nailing down the last items there.
- 1:15Speaker 1: I was, I was getting ready to come into the
- 1:17Speaker 1: office this morning, and I noticed, of course, we've got
- 1:21Speaker 1: some family coming in from out of town, and I
- 1:23Speaker 1: noticed the dinner rolls and they were in like a
- 1:25Speaker 1: variety of different packages. And I'm like, did she what
- 1:29Speaker 1: is going on here? And part of me is like,
- 1:31Speaker 1: maybe she's done several trips or maybe running to the
- 1:34Speaker 1: grocery store the most recent time there wasn't one of
- 1:38Speaker 1: one particular one. Yeah, or she's hijacking a food pantry.
- 1:42Speaker 1: I just don't know where she's getting. She wants options
- 1:44Speaker 1: for the guests, right, that's right, you got a you
- 1:47Speaker 1: got a favorite. I got a favorite Thanksgiving dish aside
- 1:50Speaker 1: from the turkey.
- 1:51Speaker 2: Ah, well, my mom always made this really good stuffing.
- 1:54Speaker 2: There's kind of a homemade stuffing, not to you know,
- 1:56Speaker 2: stovetoppers or anything, but so yeah, look looking forward to that.
- 2:00Speaker 2: It's a little gooeer than normal, but yeah, it just
- 2:03Speaker 2: makes it taste, he goes well with like the turkey
- 2:05Speaker 2: and stuff.
- 2:05Speaker 1: So fantastic, And he said, got hosting. And then you're
- 2:08Speaker 1: gonna do a little traveling as well.
- 2:09Speaker 2: Yeah, heading down to Dubuque and visiting family down there.
- 2:13Speaker 2: So well, that should be exciting trip.
- 2:16Speaker 1: That should be safe travels. And we've got is mentioned.
- 2:19Speaker 1: We've got a lot of really important stuff to talk
- 2:21Speaker 1: about on the program today. Of course, we're gonna look
- 2:24Speaker 1: to some recent numbers when it comes to where the
- 2:26Speaker 1: market stands here in southern Wisconsin. Dane Rock Jefferson, the
- 2:31Speaker 1: county is kind of what we've seen and what the
- 2:33Speaker 1: numbers are showing us when it comes to UH to
- 2:35Speaker 1: home sales. But first, of course, this week No Exception
- 2:38Speaker 1: featured listing a fantastic property. As a matter of fact,
- 2:41Speaker 1: you might have a taker here in the building. I
- 2:43Speaker 1: think Katie may be calling later this morning. Chad's listing
- 2:48Speaker 1: A listing a fantastic house in the heart of downtown
- 2:51Speaker 1: and one of the most vibrant, arguably the most vibrant
- 2:55Speaker 1: and amazing neighborhoods on Willie Street. Let's talk about this.
- 2:58Speaker 2: Yes, a colectic neighborhood. Yeah, and yeah, just nothing boring
- 3:04Speaker 2: down there, a lot of a lot of style, a
- 3:05Speaker 2: lot of character. It is at thirteen fifty six Williamson Street,
- 3:11Speaker 2: Unit one. That's it's a condo, so storefront on the
- 3:17Speaker 2: on the main floor, and then you've got the condo
- 3:20Speaker 2: there above. It's a two bedroom, one bath, twelve hundred
- 3:25Speaker 2: eighty square feet, you know, remodeled it looks like in
- 3:29Speaker 2: two thousand and four. But some of the things I
- 3:32Speaker 2: like about this it's really open concept, like the the island,
- 3:36Speaker 2: a lot of a cook prep area, cooking area, it's
- 3:40Speaker 2: got to one of those standalone hood fans that really
- 3:43Speaker 2: look nice. Lots of windows, just a really nice place.
- 3:46Speaker 2: I don't know, I know that when you look through it.
- 3:48Speaker 2: There's a few things that jumped out to you.
- 3:51Speaker 1: It's the building itself that it's in is it's got
- 3:54Speaker 1: that look of like you could easily see the history
- 3:58Speaker 1: there's it's whoever took the time to take care of
- 4:01Speaker 1: it over the years has done. To me, it's just
- 4:03Speaker 1: an amazing job keeping that building looking just absolutely yeah. Yeah,
- 4:08Speaker 1: and you think of the Willy Street you mentioned kind
- 4:09Speaker 1: of how eclectic it is there is I know for
- 4:13Speaker 1: a lot of people, I think there's actually, and you
- 4:14Speaker 1: would know. I'm telling you this you're in. This is
- 4:17Speaker 1: your world. But there's like a walkability score for real estate,
- 4:21Speaker 1: isn't there? And I've got to guess Willy Street is.
- 4:23Speaker 2: Oh, it's a fair I mean you can get everything
- 4:25Speaker 2: from groceries on different co ops and stuff to just
- 4:30Speaker 2: any restaurant you can imagine. So I know I head
- 4:34Speaker 2: to Willy Street occasionally just to hit the restaurants from Stoughton.
- 4:37Speaker 1: So you mentioned the co op. You won't ever have
- 4:39Speaker 1: to take that left turn into the co op and
- 4:40Speaker 1: be that first go the worst everybody nothing worse than
- 4:46Speaker 1: somebody try to make that left into the co op.
- 4:48Speaker 1: As we talked this morning with Matt Heyman, beautiful home again.
- 4:50Speaker 1: That's right a condo right at thirteen fifty six Williamson Street.
- 4:55Speaker 1: It's unit one. You can learn more by calling Chad
- 4:57Speaker 1: if you're looking to do a viewing or you're interested
- 5:00Speaker 1: in learning more about the property. Chad Bowers is the
- 5:02Speaker 1: listing agent on that hisself. When number six oh eight
- 5:05Speaker 1: two seven nine fifty nine eighty five, that's six oh
- 5:08Speaker 1: eight two seven nine fifty nine eighty five. We'll talk
- 5:12Speaker 1: a little bit more about this beautiful property again right
- 5:14Speaker 1: on Willie Street. You talk about being part of just
- 5:17Speaker 1: that's as about as Madison as you're going to get.
- 5:19Speaker 1: And some folks love and I can see why people
- 5:23Speaker 1: love being part of you know, historic neighborhoods and being
- 5:27Speaker 1: part of that, you know, deeply ingrained in the history
- 5:29Speaker 1: and culture of a community. It's not for everybody. Some
- 5:31Speaker 1: folks say, you know what, I want to move out
- 5:33Speaker 1: to some of the out And one of the things
- 5:34Speaker 1: I love about this area is you could be like
- 5:36Speaker 1: in the Asmiss and the heart and the hustle and
- 5:38Speaker 1: the bustle and all that stuff. And then you get
- 5:40Speaker 1: in your car and you drive twenty minutes in any
- 5:42Speaker 1: direction and you are in farmland or you're in the
- 5:45Speaker 1: you know a nice.
- 5:46Speaker 2: Yes, And I've said that when describing areas. Yeah, you
- 5:49Speaker 2: can be like in a downtown city area, you can
- 5:51Speaker 2: be suburbs, or you can be in the cornfield. All
- 5:53Speaker 2: within twenty or twenty five minutes.
- 5:55Speaker 1: How fantastic is and it's such a great, great opportunity
- 5:58Speaker 1: for folks and kind of going through some of these
- 6:00Speaker 1: numbers then across the county and throughout the area, whether
- 6:02Speaker 1: it's city, rural, suburban things are still it's it's pretty amazing.
- 6:09Speaker 1: Housing is home ownership is what a great what a
- 6:14Speaker 1: great opportunity for people, isn't it.
- 6:16Speaker 2: Yeah? Absolutely, I think that, you know, the market is
- 6:19Speaker 2: slowly shifting, right, It's not dramatic, but we are seeing
- 6:23Speaker 2: some changes. So with the October numbers, those the numbers
- 6:27Speaker 2: that bringing in today. Some of the stats here would
- 6:31Speaker 2: be the number of new listings. So for potential home buyers,
- 6:35Speaker 2: this is this is a good stat we've got. You know,
- 6:38Speaker 2: in twenty twenty three October numbers, we're looking like in
- 6:41Speaker 2: Dane County for four hundred and eleven new listings and
- 6:45Speaker 2: in twenty twenty four there were five hundred and eight.
- 6:48Speaker 2: That's almost a twenty five percent increase in the number
- 6:51Speaker 2: of new listings. So that's that's good news for potential buyers.
- 6:53Speaker 2: That was always the issue over the last few years.
- 6:56Speaker 1: Hey, you mentioned some of the some of the more
- 6:58Speaker 1: opportunity out there as folks are looking. And an increase
- 7:02Speaker 1: in Rock and Jefferson as well. Not quite as dramatic,
- 7:05Speaker 1: although Jefferson on nearly twenty percent increase as well in
- 7:09Speaker 1: new listings. But what a you know, talk about options
- 7:12Speaker 1: and opportunities, they're definitely out there. What about offers overall,
- 7:16Speaker 1: and that's always that's always an interesting, interesting aspect of
- 7:19Speaker 1: this is folks making offers and accepted offers. What are
- 7:23Speaker 1: we seeing kind of through the numbers there.
- 7:25Speaker 2: Yeah, so with accepted offers, there's also been an increase
- 7:29Speaker 2: and that's that's something that's been an issue the past
- 7:33Speaker 2: few years, is just the total number of transactions had
- 7:36Speaker 2: gone down quite a bit and so there's just fewer
- 7:40Speaker 2: there wasn't as much liquidity in the market. So you know,
- 7:43Speaker 2: I would say it's looking like, on average between the
- 7:46Speaker 2: three counties that we're tracking in this report, it's looking
- 7:49Speaker 2: at about five percent increase in number of accepted offers,
- 7:52Speaker 2: So buyers are getting out there, they're getting it's more
- 7:56Speaker 2: likely that they're they're getting their house, and that does
- 7:58Speaker 2: correlate to sold homes to it's maybe a little higher.
- 8:02Speaker 2: There's a few more sold homes, which means that they
- 8:05Speaker 2: probably had accepted offers in UH September, right, But yeah,
- 8:10Speaker 2: we're seeing an increase in both of those numbers.
- 8:12Speaker 1: And when I look at the accepted offers numbers, specifically
- 8:15Speaker 1: Jefferson County that has become and it's for good reason.
- 8:20Speaker 1: It's a it's a we talk about you know, there's
- 8:22Speaker 1: historic parts of jeff all of Jefferson County. There's there's
- 8:25Speaker 1: great history, but like there's like really cool downtownsh nice
- 8:29Speaker 1: little communities. And I'm noticing a pretty substantial uptick in
- 8:33Speaker 1: a number of accepted offers in Jefferson. And I've got
- 8:36Speaker 1: a guess that's for a lot of people taking note
- 8:38Speaker 1: and saying, you know what, we want the you know,
- 8:40Speaker 1: we want the convenience of Madison, but we want to
- 8:42Speaker 1: be able to pull back a little bit. You know
- 8:45Speaker 1: what I'm saying, Jefferson looks like it looks like a
- 8:48Speaker 1: pretty hot market for that.
- 8:49Speaker 2: Yeah. When I'm when I'm looking at the numbers, what
- 8:51Speaker 2: it's kind of leading me to believe is, you know,
- 8:53Speaker 2: for you know, three to four years now, Rock County
- 8:56Speaker 2: has been one of the hottest counties in the entire country.
- 8:59Speaker 2: I think that people were heading out of Dane County
- 9:02Speaker 2: down to Rock County finding affordability, but that also increased
- 9:07Speaker 2: the prices significantly. We were having huge double digit increases
- 9:10Speaker 2: for quite some time. And I think that people are
- 9:12Speaker 2: starting to discover Jefferson County a bit more. I think
- 9:15Speaker 2: they're starting to head out that way to find some
- 9:18Speaker 2: affordability outside of Dane County.
- 9:19Speaker 1: People like Rock County.
- 9:22Speaker 2: Hey, like we said, it's got a little bit of
- 9:24Speaker 2: everything for you.
- 9:25Speaker 1: Does as somebody who did just that. I fell in
- 9:27Speaker 1: love with with that, and it's it's a great We
- 9:30Speaker 1: talk about these, you know, these different home listings in
- 9:33Speaker 1: different areas and kind of looking at some of the numbers.
- 9:35Speaker 1: As Matt pointed out, there is definitely something for everybody,
- 9:39Speaker 1: and it's a really a good day to start that conversation.
- 9:42Speaker 1: Of course, you can learn more online the website Rock
- 9:44Speaker 1: Wisconsin dot com. That's Rock roc k Wisconsin dot com.
- 9:49Speaker 1: Del phone number six oh eight six seven three fifty
- 9:51Speaker 1: four hundred, that's six oh eight six seven three fifty
- 9:54Speaker 1: four hundred. Do you have a smartphone? Of course, you
- 9:56Speaker 1: got a smartphone. Do you have the app? You should
- 9:57Speaker 1: get the app MLS dot rocks. That's MLS dot rocks,

- 10:06Speaker 1: it's so much fun to peruse, even if you're not
- 10:08Speaker 1: looking to buy or sell. It's always just an enjoyable
- 10:11Speaker 1: time to check out what's out there and get some
- 10:13Speaker 1: ideas and who knows, maybe it'll beak your interesting. You
- 10:16Speaker 1: know what, maybe next Thanksgiving we'll be spending it at
- 10:18Speaker 1: a beautiful new home for our family and just a
- 10:20Speaker 1: perfect get together again. More information online Rock Wisconsin dot com.
- 10:24Speaker 1: That's Rock r O c K Wisconsin dot com. Also, Matt,
- 10:28Speaker 1: we talked about the number of homes, the accepted offers,
- 10:30Speaker 1: sold homes, the prices of homes. It's again I mentioned earlier,
- 10:36Speaker 1: It's a good time to be in that market, isn't it.
- 10:39Speaker 2: Yeah, Yeah, I mean, what's what's surprising is, you know,
- 10:44Speaker 2: even though we have so many new listings and you know,
- 10:48Speaker 2: we've got yeah, and we'll talk about average days on
- 10:51Speaker 2: the market, home sitting a bit longer, we're still seeing
- 10:55Speaker 2: a pretty decent increase in home price regardless. And so
- 11:00Speaker 2: you're looking at twenty twenty three. In Dane County, the
- 11:03Speaker 2: median price of a single family home in October was
- 11:08Speaker 2: four hundred and twenty thousand, and in twenty twenty four
- 11:11Speaker 2: it was up to four fifty five two twenty five,
- 11:14Speaker 2: So it was over an eight percent change. Rock County
- 11:18Speaker 2: had over a three percent change to two hundred sixty
- 11:21Speaker 2: two thousand. Jefferson County almost almost ten percent up to
- 11:26Speaker 2: three hundred and fifty thousand in October. The three county
- 11:30Speaker 2: averager is sitting around seven point five percent average.
- 11:34Speaker 1: Nice, and that's you're talking earlier about. You know some
- 11:37Speaker 1: of these some of these hidden gems in Jefferson and
- 11:39Speaker 1: Rock County. Start to see some of those numbers as well.
- 11:42Speaker 1: There are some huge opportunities out there for folks that
- 11:45Speaker 1: are looking to look into to start maybe a first
- 11:49Speaker 1: time home buy or look to have that little little
- 11:52Speaker 1: getaway home that's out in the country. Definitely check that out.
- 11:54Speaker 1: We'll continue our conversation Matt, and we will get into
- 11:57Speaker 1: some of the average days on market what that means
- 11:59Speaker 1: if you're looking you buy, looking to sell. We'll get
- 12:01Speaker 1: those numbers for Matt. We will do that in just
- 12:02Speaker 1: a moment. If you haven't been to the website yet,
- 12:04Speaker 1: get on over there right away Rock Wisconsin dot Com.
- 12:07Speaker 1: That's r O c K Wisconsin dot Com. TELF number
- 12:11Speaker 1: six O eight six seven three fifty four hundred. That's
- 12:13Speaker 1: six seven three fifty four hundred. More of asked the
- 12:15Speaker 1: experts with Rockrealty and Matt Heyman next here on thirteen
- 12:18Speaker 1: ten wib A eight fifty thirteen ten Wi b A
- 12:23Speaker 1: and ask the experts hanging out with Matt Heyman of
- 12:25Speaker 1: Rockrealty the website Rock Wisconsin dot com. That's our Ock
- 12:30Speaker 1: Wisconsin dot com TELF number six oh eight six seven
- 12:32Speaker 1: three fifty four hundred. That's six seven three fifty four hundred.
- 12:36Speaker 1: Looking at the markets, where things are headed, where they
- 12:39Speaker 1: stand when it comes to the real estate market, and
- 12:42Speaker 1: uh and Matt, I look at the average days on market.
- 12:45Speaker 1: It may be getting longer, but it's not very long.
- 12:47Speaker 1: Houses aren't out there all that long, are they reading?
- 12:51Speaker 1: We're not.
- 12:51Speaker 2: We're not talking a couple months or anything. But yeah,
- 12:54Speaker 2: the average is ticking up. You know, in twenty twenty three,
- 12:58Speaker 2: we had averaged on the market right around let's say,
- 13:01Speaker 2: twenty to twenty five days for the you know, the
- 13:04Speaker 2: three counties we've been discussing, and now they're about six
- 13:09Speaker 2: to seven days longer. Right, So in Dane County you're
- 13:12Speaker 2: looking at thirty three days. I average on the market
- 13:16Speaker 2: Rock thirty days, but Jefferson only twenty three days. Yeah,
- 13:20Speaker 2: it's it's been it's been a little bit of a relief,
- 13:23Speaker 2: right We've got a little more balance in the market.
- 13:26Speaker 2: Buyers can go in and maybe think about their decision
- 13:29Speaker 2: for a night, maybe two days, you know, whereas before
- 13:32Speaker 2: you're rushing in you're trying to get your offer in.
- 13:35Speaker 2: There's many cases now that you know, buyers can submit
- 13:39Speaker 2: an offer and may not they may not even be
- 13:40Speaker 2: competing with other offers. So, you know, I'm just hoping that,
- 13:45Speaker 2: you know, if there's any potential buyers out there, they
- 13:47Speaker 2: know that this is just such a perfect time to
- 13:49Speaker 2: get out there and get a good.
- 13:50Speaker 1: Deal and inventories and looking good across whether it's urban rural,
- 13:55Speaker 1: it's it's all all okay.
- 13:57Speaker 2: Exactly, it's you know, it's it's still a sell market, however,
- 14:02Speaker 2: you know, it's it's about as close to a buyer's
- 14:05Speaker 2: market as it's been in you know, ten years.
- 14:07Speaker 1: Wow, And that's really really good news for folks. And
- 14:10Speaker 1: as we kind of break down some of these numbers,
- 14:13Speaker 1: Matt and I think surprise. I mean, as when you
- 14:15Speaker 1: look at when you get these numbers, anything in there
- 14:17Speaker 1: that kind of grabbed you like, oh, that's that is
- 14:19Speaker 1: definitely something that that I wasn't expecting her since you're
- 14:22Speaker 1: in this stage.
- 14:23Speaker 2: Yeah, you know, I would say that I am surprised that,
- 14:25Speaker 2: you know, we're still up so much year over year
- 14:28Speaker 2: in prices. I thought they might have balanced out. I think,
- 14:31Speaker 2: you know, there is a balancing going on, and you know,
- 14:34Speaker 2: when we're looking at a full twelve months ago, then
- 14:37Speaker 2: you know, maybe it's just you know, a little wider
- 14:41Speaker 2: spread than if we were just looking the last six months.
- 14:44Speaker 2: Things like that. So, you know, I think that prices,
- 14:47Speaker 2: I've seen a lot of price reductions in listings lately.
- 14:51Speaker 2: I'm seeing, you know, if you're a buyer that is
- 14:55Speaker 2: not afraid to do a little bit of sweat equity.
- 14:58Speaker 2: I mean some of the simplest things, just like having
- 15:01Speaker 2: to replace flooring in a kitchen or scaring off buyers
- 15:04Speaker 2: so or not, you know, they aren't making offers on
- 15:07Speaker 2: listings right. So I think there's opportunities out there for
- 15:10Speaker 2: buyers that can can put in a little even if
- 15:14Speaker 2: they're not got to do the work themselves. I mean,
- 15:15Speaker 2: call home depot, haven't replaced the floor all of a sudden,
- 15:18Speaker 2: you have a brand new looking kitchen, and you didn't
- 15:20Speaker 2: have to compete with any other buyers, and you've got
- 15:22Speaker 2: a great deal on it. Right. So if buyers can
- 15:24Speaker 2: just look past that maybe use some of these apps
- 15:26Speaker 2: then show them what it to look like. There's some
- 15:29Speaker 2: big opportunities out there.
- 15:30Speaker 1: Is there is that something too as you work with
- 15:32Speaker 1: a buyer's agent to can maybe have that conversation to say,
- 15:35Speaker 1: you know, we I'm not necessarily you know, I'm not
- 15:39Speaker 1: a professional contractor, but I've got I've got some skills
- 15:42Speaker 1: and maybe include some some houses that may need a
- 15:45Speaker 1: little TLC in our in our search. I mean, that's
- 15:47Speaker 1: got to be working with an agent, a good question
- 15:50Speaker 1: or a good conversation we having as well.
- 15:51Speaker 2: And that's why it's so good to actually sign a
- 15:54Speaker 2: contractor a buyer agent, because then they're working for you, right,
- 15:57Speaker 2: and then then they're making suggestions that they're opened up, right.
- 16:00Speaker 2: They don't have to like watch what they say, right,
- 16:03Speaker 2: because it's it's obvious they're working for you, you know,
- 16:05Speaker 2: and they're doing the best for you, right, and so
- 16:07Speaker 2: they can make recommendations that hey, in general, you know
- 16:11Speaker 2: from what I've seen recently, you're looking at ten to
- 16:14Speaker 2: twelve thousand for all this flooring on the first floor
- 16:16Speaker 2: or something like that. Just to just talk about what
- 16:19Speaker 2: their recent experiences and things, and you know, you can
- 16:21Speaker 2: adjust your price according land what you're making an offer on,
- 16:24Speaker 2: and you know, find yourself in a in a lower
- 16:28Speaker 2: mortgage payment and all you have to do is swap
- 16:31Speaker 2: out some flooring and you've got an amazing house.
- 16:33Speaker 1: Talk this morning with Matt Heytman of Rock Realty Online
- 16:36Speaker 1: Rock Wisconsin dot com. That's Rock r c K Wisconsin
- 16:40Speaker 1: dot com. TELF number six oh eight six seven three
- 16:42Speaker 1: fifty four hundred. That's six oh eight six seven three
- 16:45Speaker 1: fifty four hundred. Talk about a featured listing on Willie Street.
- 16:47Speaker 1: We'll get to that in just a moment. But you
- 16:48Speaker 1: mentioned lower mortgage payments. What about rates right now? Our
- 16:52Speaker 1: interest rates, I feel like they're in they're in a
- 16:56Speaker 1: good spot too. Is as we kind of break down
- 16:58Speaker 1: some of those those lending numbers. That's got to be
- 17:01Speaker 1: encouraging also.
- 17:02Speaker 2: Yeah, I mean in general, they're they're you know, lower
- 17:05Speaker 2: than a year ago. Right. There's been a recent kind
- 17:07Speaker 2: of uptick, you know. I think people once they heard
- 17:11Speaker 2: the FED was lower rates, thought that the rates would
- 17:13Speaker 2: drop quite a bit more and they haven't. And I
- 17:16Speaker 2: think that might be some of the reason that we
- 17:17Speaker 2: have better inventory out there, and we also have you know,
- 17:21Speaker 2: homes sitting on the market longer is because people are
- 17:24Speaker 2: are waiting for the five in front of their interest
- 17:27Speaker 2: rate and it may not come as soon as they think.
- 17:30Speaker 2: And so you know, if people can get off the
- 17:33Speaker 2: fence a bit and purchase now and then just refinance
- 17:36Speaker 2: if the rates do drop down into the fives, then
- 17:38Speaker 2: you know, that's that's the best way to do it,
- 17:40Speaker 2: so you don't you don't owe as much on your
- 17:42Speaker 2: mortgage when you get a when you get a good
- 17:44Speaker 2: deal on a home.
- 17:44Speaker 1: Do we see do we see people looking at adjustable
- 17:46Speaker 1: rate mortgages right now with that with that kind of
- 17:49Speaker 1: that prospect of lower rates to come.
- 17:51Speaker 2: I mean, it's you know, it's an attractive option. I
- 17:54Speaker 2: think that you know, you're probably getting maybe a half
- 17:58Speaker 2: point better, you know, if you if you do an
- 18:00Speaker 2: arm and as what they call them, an adjustable rate mortgage,
- 18:04Speaker 2: and it's it's something that won't be fixed for the
- 18:07Speaker 2: full thirty years, but if you you know, have a
- 18:10Speaker 2: good feeling that the rates are going to come down
- 18:12Speaker 2: after the fact, then it's a smart move. I did
- 18:14Speaker 2: it on my first house.
- 18:15Speaker 1: So and it's interesting when you mentioned the difference between
- 18:19Speaker 1: a fixed and an adjustable in they are. It seems
- 18:21Speaker 1: like that that's narrowing a bit or am I just
- 18:24Speaker 1: misunderstanding that it used to be And maybe I'm off
- 18:27Speaker 1: on that, but used.
- 18:27Speaker 2: To be like the it feels like it was a
- 18:29Speaker 2: bigger spread before. And I don't I don't know, but
- 18:31Speaker 2: I thought that the other day as well. But and
- 18:34Speaker 2: obviously the shorter the arm, the shorter length of time
- 18:38Speaker 2: that it's fixed, the actually better the rate, right because
- 18:42Speaker 2: it's less risk for the bank to have to hold
- 18:45Speaker 2: it for longer at that lower interest rate.
- 18:47Speaker 1: And we were talking earlier about you know, working with
- 18:49Speaker 1: a buyer's agent and obviously working with a good lender
- 18:51Speaker 1: that those go hand in hand, don't they?
- 18:53Speaker 2: Yeah, absolutely, And we've got some you know, a great
- 18:56Speaker 2: lender had them on before and west Cain with to Caine,
- 19:00Speaker 2: and you know we can get get you in touch
- 19:02Speaker 2: with him and find the best best option for you
- 19:04Speaker 2: with a with financing.
- 19:05Speaker 1: Great data. Start that conversation, pick up phone, give me
