- Ben: Good morning and welcome to your short-term rental bulletin. So tomorrow I'm at Scale España. It's the last big short-term rental conference in Europe with enough runway to actually do something before the new regulation on the 20th of May. So in 23 days time from now the EU regulation takes effect. Every short-term rental in the European Union needs a registration number. Platforms have to verify them, share the booking data monthly and listings don't comply. Miss the deadline in Spain or France and your listings get suspended with fines up to 60,000 euros. There are only two major short-term rental conferences left in Europe before the deadline and both are in Spain. Scala España in Madrid tomorrow and the day after amid Vitoria summit in Malaga on the 13th and 14th of May. Six days out. Scala España is the one that gives you time to actually do something with what you hear. And it's happening in the country already enforcing the Numero de Registro Único, Spain's unique rental registration number, and has been mandatory since July last year. Airbnb was fined 64 million euros in December and 65,000 listings were pulled. If you want to know what enforcement actually looks like before it lands across the rest of Europe, Spain is the room you want to be in. And I'll be there both days. Find me if you're going. I'll be posting about what's said on the ground, not the press release version. Thank you for watching. I'll see you tomorrow, hopefully in person.
