Transcript
- 0:00Speaker 1: Now, in all the news that has taken place over
- 0:02Speaker 1: the last couple of days, you may have missed the
- 0:04Speaker 1: fact that the government have made an announcement saying that
- 0:06Speaker 1: they're investigating key land parcels to support further population growth.
- 0:10Speaker 1: So over the next five years, fifteen million dollars is
- 0:13Speaker 1: going to be invested in planning works for population and
- 0:17Speaker 1: industry growth. So it includes they say, making more than
- 0:20Speaker 1: five thousand new residential lots available for the creation of
- 0:24Speaker 1: new suburbs and have gone on to say to make
- 0:27Speaker 1: sure that they have positive growth which keeps up with demand.
- 0:30Speaker 1: The Northern Territory Planning Commission has through two stages of
- 0:33Speaker 1: community and stakeholder consultation that the Minister for Infrastructure, Planning
- 0:38Speaker 1: and Logistics is now considering whether to include this subregional
- 0:42Speaker 1: plan in the NT planning scheme and they're seeking public comment.
- 0:47Speaker 1: Now joining me on the line to talk a little
- 0:49Speaker 1: bit more about this and the final consultation which is
- 0:53Speaker 1: underway on this new subregional land Juice plan. The udia's
- 0:57Speaker 1: Katrina Tatum. Good morning to you, Katrina.
- 1:01Speaker 2: Hi Katie, how are you?
- 1:02Speaker 1: Yeah, really well, thank you so much for your time
- 1:04Speaker 1: this morning. Katrina, what does this new subregional land Juice
- 1:09Speaker 1: Plan mean for everyday territorians From your perspective.
- 1:14Speaker 2: It's a good question. Essentially, there's not going to be
- 1:18Speaker 2: much that changes on the ground in the short term.
- 1:22Speaker 2: This Subregional Land Use Plan is a very high level
- 1:25Speaker 2: strategic document that sets out I guess future intended development.
- 1:32Speaker 2: So it actually sits underneath the duw And Regional Land
- 1:35Speaker 2: Use Plan and then there's got six sub regions that
- 1:40Speaker 2: see under it. So this is solidifying the sort of
- 1:44Speaker 2: the Palmerstan surrounding area for that sub region.
- 1:48Speaker 1: And obviously this kind of work and this sort of
- 1:50Speaker 1: planning does need to happen. I'm assuming that we've you know,
- 1:54Speaker 1: we've got to have a good plan in place as
- 1:56Speaker 1: to where we're going to expand to next when it
- 1:58Speaker 1: comes to those housing developed months.
- 2:01Speaker 2: Yeah, absolutely, a strong strategic framework equates to clear development
- 2:06Speaker 2: patterns and expectations, and it allows us to really plan
- 2:10Speaker 2: for the future pipeline of particularly housing, but also all
- 2:14Speaker 2: the industries that support housing, things like hospital, schools, public
- 2:20Speaker 2: open space, everything. So this is the high level document.
- 2:23Speaker 1: That will start to set out all of that and
- 2:26Speaker 1: these areas that they're looking at. So I know that
- 2:29Speaker 1: you know, like you've said, obviously they are looking at
- 2:31Speaker 1: that consultation, but the areas that they are looking at,
- 2:35Speaker 1: and the third of a three stage process, it is
- 2:38Speaker 1: going to include the wider area including Greater eleven Mile,
- 2:42Speaker 1: Greater Halts, Virginia Southwest, Archer and Mitchell West. These are
- 2:47Speaker 1: all areas that we've sort of had earmarked for some time,
- 2:51Speaker 1: aren't they that you know, to expand into. Yeah.
- 2:55Speaker 2: Absolutely, they're all covered under as I said, the regional
- 3:00Speaker 2: plane that sits above. A lot of them, including Colts
- 3:03Speaker 2: and Kwandi, are actually covered in an existing subregional land
- 3:06Speaker 2: Youth plan, which is the Litchfield one. So essentially this
- 3:11Speaker 2: is taking it out of the Litchfield Subregional Plan and
- 3:15Speaker 2: creating a purpose made Holps to Elizabeth River Subregional Plan,
- 3:20Speaker 2: which for all intents and purposes, is a Parmesan subregional
- 3:23Speaker 2: land youth plant. So it's nothing new. It's definitely been
- 3:28Speaker 2: planned for a while. I mean the Litchfield Subregional Land
- 3:33Speaker 2: youthe Plan was done back in twenty fifteen, twenty sixteen,
- 3:36Speaker 2: so no real surprises. That has been planned for a while.
- 3:40Speaker 1: And how far off are we from some of these
- 3:42Speaker 1: different areas you know, really being developed.
- 3:47Speaker 2: Well, look, these are long term documents. The term near
- 3:53Speaker 2: term in some of these documents does mean within ten years,
- 3:56Speaker 2: so they are quite long term timeframes. But having said that,
- 4:01Speaker 2: it is imperative that we are able to bring land
- 4:04Speaker 2: on quickly or as quickly as possible, because it is
- 4:07Speaker 2: a long process to bring that land to market. So
- 4:10Speaker 2: we're very keen to work with MTG to make sure
- 4:13Speaker 2: that we can can bring that land to market when
- 4:15Speaker 2: it's needed, but also make sure that we don't flood
- 4:19Speaker 2: the market the opposite of what we want.
- 4:21Speaker 1: Yeah, I suppose that's something that always comes up in
- 4:24Speaker 1: this discussion, doesn't it. You know, you want to make
- 4:26Speaker 1: sure that it's happening in such a way that as
- 4:28Speaker 1: the population grows, there is land available, but you don't
- 4:32Speaker 1: want it to be flooding the market so that those
- 4:34Speaker 1: who have already got homes feel as though they're undervalued.
- 4:38Speaker 3: Absolutely, absolutely, we need to make sure that land, the
- 4:40Speaker 3: leaves and development is facilitated at the right time, and
- 4:44Speaker 3: plans like this subregional land you is planned to assist
- 4:47Speaker 3: uff in doing that.
- 4:49Speaker 1: Well, Katrina, we always appreciate your time and you know,
- 4:52Speaker 1: making it sort of easy for us all to understand
- 4:55Speaker 1: as well. When you talk about some of these infrastructure
- 4:58Speaker 1: and planning announcements, for a few of us we're thinking,
- 5:01Speaker 1: hang on a second, when is all this going to
- 5:03Speaker 1: happen and what does it mean? So we appreciate you
- 5:05Speaker 1: having a chat with us this morning.
- 5:08Speaker 2: Not a problem at all. Thanks so much, Katie.
- 5:10Speaker 1: Thank you.
